Continued From Page 2

Micro ber Spray Mop. e dual-sided micro ber pad o ers double the cleaning power, saving time and money. e removable and reusable micro ber pad is machine washable up to 50 times - reducing needless waste. e TripleGrip Micro ber absorbs and deep cleans, removing 99% of bacteria with only water.

e mop’s 360-degree swivel neck lets you reach into the toughest and tightest corners, and you can use it on wood, laminate, tile, vinyl, stone and linoleum oors, choosing your own cleaning solution for the re llable tank. When done cleaning, simply remove the mop head and toss in the laundry.

For carpeted oors and upholstered furniture, use a vacuum cleaner designed for pet hair. Make sure to frequently empty the canister or change the bag, as fur quickly clogs up any vacuum, making it less e ective.

3. Do a quick de-clutter

It’s easier to address chores like mopping and dusting a er clearing away miscellaneous items. Walk through target areas with trash/recycling bags rst, removing items that need to be discarded. en use a box or basket to collect things that belong in other rooms. Kids can help with this task, looking for items that belong in their rooms. Before you know it, your

surfaces will be clearer and ready for deep cleaning.

4. Start high

Start cleaning at the top — otherwise you could dislodge dust, pet hair and cobwebs to dirty your newly cleaned oors. For each room, tackle ceiling fans or light xtures before walls or windows. en clean horizontal surfaces like tables and shelves, saving oors for last.

Once you get to the oors, you’ll be ready to put your new Libman broom and mop to work to easily remove pet hair and other debris.

5. Set yourself up for success

To preserve your newly cleaned rooms and oors, consider adding high-quality mats for inside and outside entries, easyto-access waste bins or recycling containers and/or a basket system for items that need relocating. Planning ahead will make next season’s cleaning that much easier!

Pro tip: Designate an area for regular pet brushing (or visit a groomer), especially during shedding seasons. is can reduce the fur ending up all over your house, and will keep your pets looking and feeling great.

With a solid plan and e ective tools, spring cleaning can be a pleasure, and your whole family - including the fourlegged members - will enjoy the results even more. (BPT)

A Brief Rundown on Radon

Radon is a naturally occurring radioactive gas. e United States Environmental Protection Agency notes that radon disperses rapidly outdoors, which makes it a generally innocuous gas. However, radon can become trapped indoors, and it’s in those instances when the gas poses a potentially signi cant threat. How does radon get inside?

e EPA notes that radon can enter buildings through cracks and other holes in the foundation. When that occurs, radon can become trapped indoors. Why is radon a threat to human health?

When exposed to radon over time, people’s risk for lung cancer increases. In fact, the EPA reports that radon exposure is the second leading cause of lung cancer in the United States. According to the Government of Canada, radon gas breaks down and forms radioactive elements, which can then be inhaled into the lungs. e breakdown of radon continues in the lungs, where radioactive particles release small bursts of energy. at energy is absorbed by lung tissue, contributing to damage in the cells of the lungs that can increase cancer risk.

How do I know if I’m being exposed to radon inside?

Home radon test kits can be very e ective at determining

if radon is entering a home. ese tests are inexpensive, but individuals who want a second opinion also can hire a certi ed radon measurement rm to test their properties. If levels are determined to be high, contact a radon remediation expert to address the issue.

Can radon reenter my home?

E orts at radon mitigation are generally very e ective. However, mitigation systems can fail or stop working over time. So individuals concerned about recurrence can identify what caused the initial radon exposure, such as cracked foundations, and have those issues addressed. In addition, random testing for radon, even a er mitigation e orts have been completed, can be a cost-e ective and simple safety net.

Does radon exposure produce symptoms?

e American Cancer Society reports that possible symptoms of radon exposure include shortness of breath, a new or worsening cough, pain or tightness in the chest, hoarseness, or trouble swallowing. e lack of these symptoms should not be mistaken for evidence that a home has no radon problem, which is why periodic testing is necessary and potentially life-saving.

ough radon is naturally occurring, it can pose a signi cant threat when it enters a home. More information about radon is available at epa.gov.

So, You Want to Build a Retaining Wall: Six Things to Know Before You Start

When you want to enhance your outdoor living space, consider building with retaining wall units. Segmental retaining wall (SRW) units are the basic building blocks of landscaping, and you will save on design and labor costs when you do it yourself. Whether you want to level a slope, build a sitting wall or add a raised patio, it’s essential to get informed before starting your project.

plies. A landscaping supply store is a great place to get educated, purchase landscaping products and rent tools such as a compactor. A dedicated landscaping store can help you choose which wall system is best suited to your project, calculate the materials you will need and o er advice before, during and a er installation.

1. Check local rules. “Call 8-1-1 before you dig” is essential. Do-it-yourselfers also should check with their municipalities and homeowner’s associations for building codes, permits and/or property variance rules. Some municipalities require permits for walls up to four feet tall, although engineering might not be needed for that height with most SRW systems. A retaining wall taller than four feet might require geogrid for soil reinforcement and an approved design by a professional engineer. A landscaping supply store will know local permitting and can identify plans that might require an engineer.

2. Consider where you will buy sup-

“Do-it-yourself customers are the foundation of who we serve at Patio Town stores,” said David Johnson, who manages one of Patio Town’s three locations in St. Paul/Minneapolis. “We have a team that will listen to what customers are thinking of doing, and then o er solutions and options. ers decide a project is more than they want to do, we can refer them to our design-build division, Villa Landscapes.”

3. Learn about retaining wall systems. Some systems are easier to install, and some require specialty pieces for corners, curves and steps. e VERSA-LOK Standard retaining wall system is easy to install, and no special pieces are needed to build features. VERSA-LOK Standard is a solid unit that is renowned for ease of installation as there are no voids in the unit to ll. Splitting the unit allows you to create curves, corners, columns, multi-angled corners, freestanding walls and steps.

4. Mark o , measure and photograph the project area. In addition to giving details about your project to your landscaping supplier, you might need advice to determine soil conditions or stormwater requirements. For example, clay soil retains water so it may need amendment, or the wall might require drainage pipes based on soil and other factors. You can discuss the content of your soil with landscaping store sta , who can o er ideas on remediation if needed.

5. It is all about the base. e base

is the most important course. Retaining wall manufacturers and landscape suppliers can o er product-speci c details on how to excavate and prep the base. A er excavating a trench for the base, the subsoil should be compacted before a few inches of gravel is added and compacted. Make sure the area is level before starting the base course, which should be embedded half of the block’s height at a minimum. With solid units such as VERSA-LOK, there is no need for concrete footings as the base course serves as the foundation.

6. Finishing touches to consider. A er each unit is placed and leveled, ll and compact the gravel placed behind the wall. Finish o your wall with capstone units that can be secured with adhesive; be sure your adhesive has elastic properties as modular walls are exible so they can withstand freeze-thaw cycles. Another important point to consider is the weather! Bad weather can hinder your installation. With a little planning, know-how and a trusted landscaping store that shares advice throughout your project, you can build successfully with retaining wall units. (BPT)

The drip of a faucet, the bang of pipes and the visible signs of a leak under the sink are some notable indicators of plumbing problems. Other, potentially serious issues may not be so evident. How can homeowners tell if they have potential plumbing problems? e following are some sights and sounds that indicate it is time to call in a plumber.

Banging or clanking: Plumbers refer to these noises as water hammer. is is when a rush of water forces through the pipe and bumps into a closed valve, producing a metallic noise. Something is in the pipe that is restricting water ow. Over time, the ow of water meeting an obstacle could loosen pipe joints as the water tries to nd an easier workaround.

Pipe discoloration: If there is any sign of discoloration on pipes, particularly rust, it could be a symptom of a dripping sink or drain line that is slowly leaking. A slow leak can eventually turn into a big mess if le unattended.

Sewer smells: Pipes need traps and vents. Traps are designed to prevent sewer gas from entering the home, while vents channel sewer odor up to the roof. If there are sewer smells, it could mean a trap has dried out or a vent line is cracked, says Family Handyman.

Low water pressure: If you turn on the faucet and the water pressure is poor, it could be the result of a clog or a leak somewhere in the system.

Pipes that are improperly sized for a home

Pipes that are improperly sized for a home also can a ect pressure.

Sluggish drains: Clearing drains is perhaps the only plumbing problem that homeowners should address themselves. More o en than not, drains that fail to drain quickly have a blockage such as hair or other debris. If attempts to clear the drain do not work, it is best to bring in a professional plumber.

Shaking sounds: Water can cause occasional noises, but if the sounds are frequent, the pipes are not secured rmly enough. A plumber will need to tighten the mounting straps or even completely replace them.

Plumbing issues are nothing to take lightly, as small problems can quickly escalate and cause thousands of dollars in damage.

Nine Signs of Pest Infestation

Individuals want a home that is welcoming and comfortable. Unfortunately, many conditions that people nd appealing also appeal to pests. Pests may be more problematic at certain times of year, such as when weather is extreme and pests like rodents or even raccoons seek refuge in a home. During times of year when temperatures are mild, certain insects may begin to hatch or swarm, becoming problematic around the home.

Some signs of pests taking up residence may be readily apparent, while others may be less obvious. e following are nine signs of pest infestation in or around a home.

1. Droppings: Small droppings may indicate that pests are nearby. Droppings will vary depending on the insect or rodent. It’s good to familiarize yourself with the appearance of various droppings, from mice to termites to bed bugs.

will shed certain parts of their anatomy to grow larger. Roaches, bed bugs and beetles are some pests that might be scattering sheds or egg casings in a home. Termite wings are discarded once the swarmers choose a new location for the colony.

2. Footprints: Footprints are another sign of pest infestation. Footprints le in dirt around a home, or in dusty areas in the attic or basement, may show that pests are tracking in and out of the house.

3. Sawdust piles or trails: Sawdust could be indicative of termites or ants. Insects like carpenter bees also may burrow into areas of wood and leave sawdust behind.

4. Shed wings, skins and casings: Many insects molt and, during this process,

5. Foul odors: Musty or foul smells, particularly in hidden areas, may indicate pests are nesting nearby.

6. Unexplained noises: Scratching or scurrying in walls or oors o en indicates pests are present.

7. Bites: Waking up in the morning with welts or red areas on the skin might indicate the presence of bed bugs or other biting insects.

8. Presence of nests: ose who can see nests in corners or undisturbed areas of the home likely have pests present. Rodents o en use chewed cardboard, insulation, paper, and other scavenged items to create nests, according to exterminators.

9. Increased number of bene cial insects: An in ux of spiders and other predatory insects may indicate there are plenty of food sources in the home for them to feast on.

Pests can be problematic, but homeowners who recognize signs of infestation can take prompt action.

Five Steps to Get Your Yard Ready for Spring

As the weather begins to warm and days get longer, it’s important to begin preparing your yard for a healthy growing season. While factors like climate, soil type and grass type can all impact how your yard grows, there are a few steps you can take during the spring months to help your lawn thrive.

From dethatching and aerating to fertilizing and mowing, tackling these simple chores can help ensure your yard looks its best and is prepared to ght o seasonal weeds, disease and drought.

Tune Your Mower

Loosen the atch Layer

While it’s important to avoid working on your lawn until a er the nal freeze to avoid damaging the grass, raking your yard with a spring tine rake to loosen thatch - the layer of leaves, roots and dead grass that builds up between live grass and soil - before the rst mow is equally important. Be sure to rake when the soil is dry; if it’s too so or muddy, you may pull up healthy grass crowns.

Combat Compacted Soil

Before it’s time for the rst mowing of the season, inspect your mower and perform any routine maintenance necessary. at goes beyond sharpening, or replacing, the blade, and includes changing the oil, spark plugs and lter as well as lling with a fresh tank of gas.

If your soil has become compacted - likely the e ect of heavy foot tra cand is too dense for water, air and other nutrients to reach the roots of your grass, aerating can help break it up and reduce thatch. A core, or plug, aerator can introduce tiny holes into your soil

by removing plugs of grass and soil, which lets nutrients more easily reach the roots. An added bonus, the plugs can decompose on top of your grass, supplying more nutrients.

Fill in Bare Spots

If your lawn is looking sparse, overseeding, which involves spreading grass seed over your existing lawn, can help ll in bare spots. Be sure to choose the right type of seed for your climate and soil type to ensure proper growth. Applying a slow-release nitrogen fertilizer at the same time can provide additional nutrients that are im-

portant for promoting healthy growth.

Start Seasonal Mowing

When the ground is dry enough and your grass is long enough to require cutting, begin seasonal mowing. Be sure to use proper techniques, including varying your mowing direction each time to avoid creating patterns or ruts, and avoid cutting grass too low, which can make the lawn more susceptible to weeds and drought stress. In general, never remove more than one-third of the grass blade at a time.

Seven Ways to Reduce Home Energy Costs

When building your budget, utility bills - especially the electric bill - are likely one of your largest monthly expenditures. One of the biggest culprits: home heating and cooling, which account for more than half of the average American household’s annual energy consumption, according to estimates from the Energy Information Administration.

In fact, 83% of homeowners are concerned about the impact of energy bills on their household budgets, according to a survey conducted by Mitsubishi Electric Trane HVAC US (METUS), with 54% saying it cost “somewhat more” or “much more” to heat their homes this winter compared to last year.

To help dial down your energy costs, consider these tips from the heating and cooling experts at METUS.

Adjust the Temperature

While you’re sleeping or away from home, adjust your thermostat up 5-10 F in the summer or down 5-10 F in the winter, which can help lower annual heating and cooling costs if done consistently. A smart thermostat can monitor your energy use and behaviors then automatically adjust to make your home more energy e cient.

Look for Incentives and Rebates

Quali ed homeowners may be eligible to save money on quali ed home energy

improvement projects. e In ation Reduction Act of 2022 (IRA) o ers tax credits and rebates, including a credit of 30% (up to $2,000) for qualifying heat pump installation, an energy-e cient option to replace fossil fuel-burning furnaces. Other incentives under the IRA include osetting costs of electrical panel upgrades and rebates for homes with energy usage reductions of 20% or more.

Switch to a Heat Pump

Among survey respondents, 54% ranked government incentives like the IRA as one of the top reasons they would consider installing a heat pump to replace a traditional air conditioner. Options like Mitsubishi Electric’s all-climate heat pumps use two units - an exterior heat pump, which replaces your existing air conditioning condenser, and an interior unit installed on your furnace - to deliver cost-e ective, eco-e cient, year-round heating and cooling. ese smart systems not only improve air conditioning eciency on hot days, but also determine the best source of heat (gas or electricity) on cold days, so your HVAC system is always running at peak e ciency and comfort.

maintenance of your heating and cooling system is imperative. Keeping outdoor units free of debris and changing air lters are tasks most homeowners can handle on their own but bringing in a professional - usually in the spring and fall - can help ensure your HVAC system and all its components, including electrical and ductwork, are functioning properly.

Improve Your Insulation

Poorly insulated attics, walls, ceilings, oors and crawl spaces can lead to energy waste and increase costs by requiring more energy to heat or cool your home. Because air can escape through these spaces when your HVAC system pushes air through your home, adding insulation can help reduce losses and keep your home more comfortable.

Use Appliances During Non-Peak Hours

Rather than using your oven, stove or clothes dryer from noon-6 p.m., peak time for many electricity providers, consider doing so in the morning or later at night. Using these appliances outside of the peak timeframe, when conventional heating and cooling systems are o en running full bore, can help lower energy costs. Some utilities may also o er plans that incentivize limiting energy use during peak hours.

By eliminating problematic hot and cold spots in your home, this system ensures personalized comfort tailored to individual zones and optimizes energy usage by directing it only to the areas requiring heating or cooling. By e ciently managing temperature in di erent zones, you can experience improved energy e ciency, resulting in a more sustainable and economical solution for heating and cooling.(Family Features & Mitsubishi Electric)

Gone Viral

‘Miniclover’ is a top trending grass alternative for yards across America

If you’re looking to renovate your yard, there’s a sustainable, drought-tolerant alternative to high-maintenance, water-guzzling grass that also reduces your environmental footprint.

“Clover lawns” went viral on social media last fall and became the most searched home improvement trend on Google in 2023. If you search #cloverlawns on Tik Tok, viewed more than 150 million times, you’ll be bombarded with photos and videos of u y, lush, green, gorgeous lawns grown with Miniclover seeds.

“’Miniclover’ (Trifolium repens) is about 1/3-1/2 the size of white Dutch clover, only grows 4-6 inches and produces a thick, carpet-like look that blends well with turf,” said Troy Hake, president and owner of Outsidepride.com, o ering drought-tolerant grasses, clovers, wildower seeds and more. “It’s less expensive than grass seed and a natural solution for self-sustaining, low-maintenance lawns that look beautiful and help eliminate the need for fertilizers, herbicides, pesticides and weekly mowing. We sold out of it for the past two years, even with a twofold increase in production. You can’t go wrong with it.”

Wondering why grass gets a bad rap? e truth is climate change is looming and

has further altered the natural pattern of droughts, making them more frequent, longer and more severe. Grass lawns, however, are not sustainable; they’re the most maintenance-intense part of yards, requiring regular fertilization, mowing and heavy irrigation to look good. Nationwide, landscape irrigation is estimated at almost 1/3 of all residential water use, totaling nearly 9 billion gallons per day. Plus, gas-powered lawn and gardening equipment release more than 30 mil-

carbon emissions, according

Protection Agency’s National Emissions Inventory. In some regions, there’s continuous, strict regulations on watering lawns or bans on the use of drinking water for irrigating grass. As concerns about climate change and water scarcity intensify, some homeowners are looking for landscaping solutions that minimize water usage and reduce environmental impact. A standout in this regard, Miniclover requires signicantly less water than traditional grass to thrive. It’s drought-tolerant and has longer, deeper roots than grass, reaching into the soil for needed moisture, requiring minimal watering, staying greener longer and showing more resiliency during peri-

ods of drought or water restrictions.

It takes nitrogen from the air, “ xing” it in the soil and eliminating the need for fertilizer or nitrogen plant food because it does the work for you, keeping grass green and growing while adding natural nitrogen to surrounding soil.

Some homeowners are already tearing up grass and completely replacing it with Miniclover; others are overseeding existing grass, reaping the many bene ts of clover while maintaining a lawn-like look without committing to a complete lawn replacement. Both options are more sustainable and environmentally friendly than grass lawns.

With hectic lifestyles the norm, many homeowners want landscaping solutions

that require minimal upkeep. While grass lawns require constant mowing, watering and fertilizing, perhaps it’s time to grow something other than traditional turf. Miniclover’s slow growth habits mean less time behind the mower while its dense growth pattern, evenly dispersed via stolons (stems that grow horizontally along the ground), crowds out weeds and controls erosion.

No need for herbicides; they’ll kill it. Grubs won’t eat it and bugs won’t lay eggs in it. It stands up to compacted soil, plus it’s immune to “dog patches.” It lls in bare spots fast and tolerates wet conditions. Mow as little as you like - the more it’s cut, the smaller the leaf size - or simply let it grow close to the ground, like grass. It

blooms only once in summer with small, delicate owers, which provide bees with nectar or, if preferred, mowing prevents blooming. It withstands foot tra c, making it ideal for pathways and play areas and its tolerance for shade makes it suitable for areas with limited sunlight.

For homeowners looking to reclaim weekends and minimize time and e ort spent on lawn care, Miniclover seems like a dream. It lives up to its hype, o ering the winning combination of environmental sustainability, very low maintenance, drought tolerance, aesthetic appeal and cost e ciency that bene ts not only homeowners’ properties, but planet Earth as well. Three Tips for First-Time Home Buyers

Real estate has garnered considerable attention since 2020, and for good reason.

ough speculators and real estate professionals may point to a number of variables that have a ected the market for homes in recent years, the pandemic certainly was among those factors. Real estate prices and mortgage interest rates increased signi cantly during the pandemic and have remained well above prepandemic levels ever since.

e spike in home prices and interest rates has had a signi cant impact on young home buyers, some of whom feel as though their dream of home ownership may never be realized. And data from the National Association of Realtors indicates the median age of home buyers is now signi cantly higher than it was two decades ago. In 2023, the median age of buyers was 49, which marked an increase of 10 years compared to the average buyer age 20 years ago.

the market as they look to purchase their rst home.

1. Expect to move quickly. Inventory remains very low, which means buyers are in heated competition for the few homes that are on the market. In late 2023, NAR data indicated the rate of home sales were the lowest they had been in 13 years, so buyers will likely need to move quickly and make an o er if they see a home they like, as chances are the property won’t be on the market too long before it’s sold. In fact, the NAR noted that homes spent an average of just 23 days on the market in October 2023.

First-time home buyers may face a more challenging real estate market than they would have encountered just a half decade ago. e following three tips can help such buyers successfully navigate

2. Apply for mortgage preapproval. e competitive nature of the market for buyers means it’s in their best interests to arrange nancing prior to beginning their home search. A mortgage preapproval can be a competitive advantage, as it indicates to sellers that buyers won’t be denied a mortgage or lack nancing a er making an o er. e nancial experts at NerdWallet note that buyers will be asked to provide details about their employment, income, debt, and nancial accounts when applying for mortgage preapproval. 3. Set a realistic budget and expect to o er over asking price. A nancial planner and/or real estate professional can help rst-time buyers determine how much they should be spending on a home. In the current market, buyers should know that they will likely need to pay more than asking price for a home. For example, the NAR reports that 28 percent of homes sold for above list price in October 2023. With that in mind, rst-time buyers may do well to look for homes that are under budget in anticipation of o ering more than list

price a er seeing a property.

A Rundown of Three Popular Flooring Materials

Even though it’s underfoot, ooring can set the tone for how a room or even an entire home is viewed.

Perhaps that’s one reason why ooring generates such strong opinions when homeowners look to refurbish or replace their oors.

Homeowners now have more choices than ever when considering new ooring for their homes. e following rundown of three popular ooring options can help homeowners as they try to decide which material best suits their homes.

Hardwood oors might once have been a relatively straightforward option, but homeowners may now choose between solid wood ooring and engineered wood ooring. According to e Home Depot, engineered wood ooring provides the look of solid wood ooring without the high maintenance of such oors. Engineered wood is manmade and created with the use of wood strands, particles, bers or veneers of wood that are forged together with adhesives. Each engineered wood ooring plank is composed of several layers of plywood or berboard with a solid wood veneer on top, which is how it can provide the look of solid wood ooring. Solid wood ooring planks are made from a single piece of hardwood. Each type of ooring has its pros and cons, and homeowners who prefer hardwood oors are urged to speak with a ooring professional about the features that make these options

unique from one another.

Laminate ooring is another engineered ooring product. But unlike engineered wood ooring, laminate ooring does not utilize real wood and many people can recognize that the moment they step on a laminate oor. Flooring is such a vital and heavily tra cked component of a home that it’s typically best to leave installation to a quali ed professional. However, homeowners who prefer the DIY route should know that laminate ooring is viewed as among the easiest types of ooring for DIYers to install.

e experts at Good Housekeeping report that vinyl ooring is the fastest-growing category of ooring. e Home Depot notes that vinyl ooring is made from plastic and usually consists of acrylic, PVC and similar polymers. Luxury vinyl tile is thick and durable, and it’s o en noted for its likeness to solid wood. Vinyl tile also is considered a versatile ooring option, as e Home Depot notes it can be purchased in planks, sheets or tiles. e Home Depot advises homeowners to consider the thickness range when mulling their vinyl ooring options. ickness ranges between four and 40 millimeters, and a thicker layer is more resistant to water, scratches and stains.

Homeowners will be confronted with a variety of options when considering a ooring project for their homes. e right option for a given home may come down to a host of factors, including cost, look and durability.

Give Your Living Room a New Vibe

An “out with the old, in with the new” mentality can extend to people’s visions for their homes. A home in need of repair or renovation can serve as a catalyst to take inventory of personal style and help make interior spaces reflect one’s unique vibe.

A living room can grow stale over time and often serves as a catch-call for clothing, blankets, gadgets, and other items. Upon recognizing a living room has seen better days, individuals may decide it’s time to give the space a new vibe. That transformation can start with these strategies.

Organize first

Clutter frequently is the culprit behind a living room that may not give off the vibe individuals desire. As families grow and people add belongings, space may be at a premium. Less is more has never been a more important concept. Remove extraneous items before purchasing new furniture or transitioning to a new design. You may even want to remove everything and start from scratch before reintroducing desirable elements to the space.

Seek the assistance of professionals

Some people are adept at decorating and designing spaces. But just as you wouldn’t perform your own medical procedures, you should leave jobs like interior design and renovations to the professionals. Hiring a professional interior designer and contractors can really bring a living room together in ways homeowners may have never imagined. These pros can build off of your ideas

and truly create a space that may be worthy of a magazine spread.

Promote wellness

You may want to consider adding natural materials in the design to promote well-being. Eco-friendly furnishings, raw fibers and organic textures will create an environment from sustainable choices. Plenty of plants also can create a welcoming environment that helps you surround yourself with positive energy and the items you love.

Light it up

One of the easiest ways to transform a room’s vibe is to utilize lighting. Change draperies to allow more natural light to shine in. Consider additional windows or skylights if yours is a particularly dark home. If you desire to create a more vivid or cozy ambiance, use a combination of accent, task and supplemental lighting in the space so there are no dim corners.

Create an industrial or urban vibe

Industrial-chic design celebrates the bones of a building. It’s what makes city lofts so appealing, with their exposed beams and brick. Even those who live in suburbia or out in the country can give a living room this look with subtle nods to the style. still wise for homeowners to learn the potential warning signs that something is amiss with their home electrical systems.

Flickering lights: Flickering lights are more than a mere nuisance. Bulbs sometimes icker because they become loose, which can be remedied by turning the xture o , waiting for the bulb to cool down to the touch and then tightening it. However, if the bulb was already tight when it was ickering, then the ESFI warns this could be a sign of an overloaded circuit. e tech experts at CNET advise homeowners to contact a certi ed electrician if they suspect their home electrical circuit is overloaded.

Frequently tripped circuits: In a

day and age when people rely so heavily on electronic devices like routers, desktop computers, tablets, smartphones, and more, a tripped circuit that cuts power to a home can be a major nuisance. But frequently tripped circuits indicate the presence of an electrical problem that’s greater than a suddenly shut down computer or disconnected router. Tripping is actually a safety net that shuts down the electrical current of a home in order to let homeowners know something is wrong with their electrical system. Frequently tripped circuits should be brought to the attention of a licensed electrician, who can identify what’s causing the system to

alert homeowners something is amiss.

Warm or discolored wall plates: It may not be common practice to touch wall plates, but the ESFI notes this can be a good way to determine if a home is having electrical issues. Discoloration on the wall plates should be enough to draw homeowners’ attention. Some wall plates may even appear to be melting. Each of these issues could be a byproduct of various problems, including damaged wiring. A certi ed electrician can determine what’s behind warm and/or discolored wall plates.

Burning odor emanating from outlets: e unpleasantness of this warning

sign of electrical problems is enough to compel an immediate investigation. Homeowners who detect a burning odor in their homes but aren’t sure where it’s coming from are urged to inspect their wall outlets. If the odor seems to be coming from an outlet, it could be due to various factors, including exposed wiring, poorly installed wiring, damaged wiring, or a foreign object in the outlet. Contact an electrician immediately if you detect a burning odor coming from an outlet.

Electrical issues in a home pose a serious safety risk. Homeowners should learn the warning signs of such issues and report their presence to a licensed electrician immediately.

Vibrant, green lawns can draw attention to any landscape. Many homeowners toil for hours each week to ensure their lawns are pristine, or invest in lawn care services to help maintain a yard if they do not have the time to do so themselves. While many treatments can be applied to lawns to help them thrive, animal waste is not among them. Pet owners who aspire to have beautiful lawns will

have to take a few extra steps to ensure lawns can persevere despite the presence of furry companions.

capably handle pet tra c. If replacing the entire lawn is not possible, consider reseeding or addressing the areas that pets frequent.

Strengthen the root system

It may be tempting to cut the lawn short, particularly if dogs or cats like to nibble on longer blades of grass. But that approach could be doing the lawn a disservice. According to e Home Depot, letting the lawn grow to at least three inches will help keep moisture in the soil and prevent evaporation. at moisture will strengthen the roots, creating a healthier lawn for pets and people.

Create pet paths

Various materials can be used in these high-tra c areas to minimize the sights and signs of pet tra c. Mulch or crushed stone can establish these pet highways and look like intended features.

Set boundaries

Pet urine contains high levels of nitrogen, which can burn grass and turn it brown. It’s not possible to water down urine or pick up solid waste immediately every time a pet goes outdoors, so designate a pet-friendly spot for potty time. Use fencing or a dog run to separate this area and help mitigate “land mines” all over the lawn. Fencing also can keep

pets out of vegetable gardens and away from potentially toxic plants.

Avoid chemical lawn treatments

When pets use the yard and rest on the lawn, you’ll need to eliminate products that can be harmful to them. Choose all-natural fertilizers and weed and pest preventatives. Look for alternatives

If maintaining a lawn with pets seems like an uphill battle, consider swapping out your landscape with a variety of materials. Scale back on grass, and incorporate groundcover, hardscape materials like pea gravel, or extend the patio. Arti cial turf also is an option,

brown

as it won’t brown and wither. Some turf products can even be quickly and thoroughly cleaned with water. It can take some trial and error for pet parents to protect their lawns from the e ects of having furry friends playing in the yard.

The adage “there’s a lid for every pot” suggests that, even in relation to the real estate market, there’s bound to be a buyer for every home on the market. Price is a signi cant variable in the minds of potential buyers, but there are additional factors that can a ect the impression people get of a given home.

Certain home features can tip the scales in favor of sellers. In fact, various renovations can help sell homes more readily. And these renovations need not cost a fortune. Putting a home on the market can be stressful, but these renovations may help it sell fast.

A fresh coat of paint: Although painting is relatively inexpensive and a job that some do-it-yourselfers can tackle, it’s not a task relished by many. Painting is messy, it takes time, and requires moving furniture. In fact, prepping a room for painting o en is the toughest component of any painting job. But fresh coats of paint can create a strong rst impression. Choose a neutral color and get painting. Jennie Norris, chairwoman for the International Association of Home Staging Professionals, says gray is a “safe” color that has been trending in recent years.

Minor bathroom remodel: Remove dated wall coverings, replace

xtures, consider re-glazing or replacing an old tub, and swap old shower doors for fast xes in a bathroom. If there’s more room in the budget, replacing a tub, tile surround, oor, toilet, sink, vanity, and xtures can cost roughly $10,500, says HGTV. You’ll recoup an average of $10,700 at resale, making a minor bathroom remodel a potentially worthy investment.

Redone kitchen: e kitchen tends to be the hub of a home. is room gets the most usage and attention of any space, and it’s a great place to focus your remodeling attention. e National Association of the Remodeling Industry estimates that homeowners can recover up to 52 percent of the cost of a kitchen upgrade upon selling a home. Buyers want a functional and updated kitchen. Trending features include drawerstyle microwaves and dishwashers, commercial ranges, hidden outlets, and even wine refrigerators.

Updated heating and cooling system: Better Homes and Gardens reports that homeowners may be able to recoup 85 percent of the cost of new HVAC systems when they sell their homes. Heating, cooling and ventilation components are vital to maintain. You don’t want buyers to be taken aback by an older system, and many millennial buyers are not willing to overlook old mechanical systems.

For those beginning the process of home buying, there are many factors to consider. Keep these ideas in mind as you conduct your search - whether it’s online or at a series of open houses.

Consider Future Needs

Because life is always evolving, it’s important to move into a home that has enough space for your family’s anticipated changes. While

features and space are always prime considerations, don’t forget to, look into the area schools, day care options, parks and other kidfriendly amenities if you plan to grow your family in your next home.

Look for Flexible Spaces

Seek homes that o er rooms with multiple functions. For example, an o ce area may be suitable for a small child’s room, or a sunroom

may be converted to a laundry area down the road. Un nished basements are also blank canvases that can be customized to meet your family’s wants and needs.

Get to Know the Area

e purchase of a home goes well beyond the property line. Be sure to examine the neighborhood in which the house is situated. From the condition of the neighbors’ houses to highway access and the proximity of necessities like grocery stores and gas stations, be sure to

take every factor into account to help ensure you’re selecting the right location. (Family Features, photo courtesy of Unsplash)

Tricks to Find the Right Home

If home is where the heart is, then the kitchen is where that heart spends most of its time. Kitchens are where family and friends tend to congregate during holiday celebrations, and many a homework assignment has been completed at a kitchen island while parents prepare dinner.

e popularity of kitchens is re ected in the attention these rooms get from renovation-minded homeowners. Data from the National Association of Home Builders indicates kitchens are the most popular room to remodel. Upgrading kitchen storage is a popular renovation project, and it’s also one that has practical appeal. Adding more storage in the kitchen gives the room a more organized feel, which can make preparing meals more enjoyable and create space when hosting and guests inevitably congregate around an island. With those bene ts in mind, would-be organizers can consider these strategies to create more storage space in the kitchen.

Take stock of the spice rack. Creating more storage space does not necessarily

have to involve tools like screwdrivers, hammers and nails. Spice racks can easily become overcrowded as amateur cooks expand their culinary repertoire. A crowded spice rack inevitably spills out onto the surrounding countertop.

Take stock of the spice rack and discard any spices or seasonings you haven’t used in a while. is can create a more organized look and free up extra counter space.

Make a digital cookbook. If your go-to recipes are lling a binder or two, those binders are almost certainly taking up precious storage space. Scan printed recipes and covert your physical recipe collection into a digital cookbook you store on a tablet.

Install roll-out shelving in the pantry. Roll-out shelving puts the entire pantry to use. Without such shelving, items are destined to be relegated to that nether region known as the back of the pantry. Some items never emerge from this area, as cooks forget they’re there and then purchase duplicates, which inevitably contributes to stor-

age issues. Roll-out shelving ensures all items in the pantry can be found and greatly reduces the likelihood that cooks will have lots of duplicate items taking up precious kitchen space. Remove single-use gadgets from the kitchen. Much like spices and season-

ings vital to the preparation of specialty meals have a tendency to be used just once, kitchen gadgets that lack versatility have a way of gathering dust and taking up storage space. Whether it’s a popcorn maker, a seldom-used but space-needy wok or another gadget that’s used infrequently, if at all, store single-use gadgets in the garage or another area of the house where they won’t get in the way or contribute to a less-than-organized look in the room. A handful of simple strategies can help anyone create more storage space in the kitchen.

Shopping for and ultimately purchasing a home can feel like a day at an amusement park. Much like a ride on a roller coaster, buying a home can be both exciting and a little scary, and those peaks and valleys have been even more profound in recent years, when the real estate market has been as tough as ever to navigate due to low inventory and high prices.

ough the real estate market has changed signi cantly in recent years, some conventional home buying wisdom still holds true. e

importance of mortgage preapproval is one such notion, and it’s even likely that being preapproved for a mortgage before making an o er on a home is more significant now than it was as recently as half a decade ago.

What is mortgage preapproval?

Mortgage preapproval essentially conrms to sellers and sellers’ agents that a given buyer has quali ed for a mortgage they can use to purchase a property. In a competitive real estate market like the current one, mortgage preapproval can

set buyers apart from the competition, increasing the likelihood that their o ers will be accepted over ones submitted by buyers who have not been preapproved. What is prequali cation?

Some buyers may hear the term “prequali cation” and assume it’s the same thing as preapproval. However, the lending experts at LendingTree report there is a notable distinction between the two terms. Prequali cation is less formal and based on a casual conversation with a lender that may or may not involve details about a buyer’s credit history, income, monthly expenditures, and other pertinent nancial information. Preapproval is a formal examination of a buyer’s nances and nancial history that is conducted a er

documentation such as W-2s and bank statements are provided. A lender also will conduct a credit inquiry through three major credit bureaus during the preapproval process. How do I get mortgage preapproval?

Mortgage preapproval is a simple process and it’s a service o ered by most mortgage lenders. A simple phone call or email to a lender can get the process started, and it does not take long for a lender to decide if an applicant quali es for pre-

cess (and potential-

approval. However, insu cient documentation or misleading information can slow down the preapproval process (and potentially cause a lender to deny an application), so prospective home buyers are encouraged to provide ample and honest documentation of their nances. Does mortgage preapproval expire?

It can take buyers a long time to buy a home in a competitive market with low inventory. So it’s important that prospec-

tive buyers recognize mortgage preapproval has a shelf life of around 60 to 90 days. e preapproval letter a lender provides will indicate an expiration date for the preapproval. If that date comes and goes without buyers purchasing a home, they will have to reapply for preapproval. Must I borrow from the lender who preapproved me?

Buyers also should know that a mortgage preapproval does not bind them to the lender who preapproved them. Buyers can still shop around for a mortage once they make an o er on a home.

Mortgage preapproval is a vital part of the home buying process and can be especially useful in a competitive real estate market.

The Basics of Home Inspections

The process of buying a home involves a number of variables that present at various times throughout buyers’ search for a home. For instance, real estate professionals typically advise buyers to receive a mortgage preapproval prior to beginning their search for a new home. Once such preliminary measures have been taken care of, buyers can then search for a home and ultimately make an o er.

dated by lenders, even if they’re paid for by buyers. Estimates from HomeAdvisor indicate home inspections cost between $279 and $400 on average, but that cost is well worth the peace of mind of knowing you won’t unknowingly be buying a money pit.

One of the more critical steps buyers can take when making an o er is insisting that the o er is contingent upon a home inspection. Home inspections o er a measure of protection that can save buyers from investing in properties that may look nice to the naked eye, but feature a host of costly problems beneath the surface. Individuals new to home buying may not know what to expect of the inspection process. In such instances, the following rundown can shed light on home inspections.

Recognize inspection may be mandatory. ough it’s not always the case, home inspections may be required by mortgage lenders. Lenders want to ensure borrowers can repay their loans, which might prove di cult if a home is in need of considerable repairs. at’s why home inspections tend to be man-

You choose your own inspector. Buyers will choose their own home inspector, so it can pay dividends to start asking people you trust for recommendations even before you begin searching for a new home. Realtors also may recommend inspectors they’ve worked with in the past. e International Association of Certi ed Home Inspectors® (nachi.org) also can help buyers nd a home inspector.

You can, and should, attend a home inspection. It’s wise for buyers to attend a home inspection. Doing so allows them to see potential issues rsthand. Some seasoned home inspectors even prefer

clients to attend an inspection so they can point out issues as they go through the house and answer questions directly rather than later on over the phone or via text or email. ough inspectors typically will answer questions o -site, it’s easier for both buyer and inspector to discuss issues in person on the day of the inspection. And for buyers, this can be a great way to become more informed about the home inspection process.

Expect to spend a good deal of time at the inspection, and not necessarily with the sellers present. e National Association of Realtors indicates inspections can take as long as three hours, so this

won’t be an in-and-out excursion. Buyers don’t want to rush the process, so block out ample time on your schedule to attend the inspection. In addition, sellers typically are not home during an inspection, though it can happen. Buyers who don’t want sellers present can request that they are not on the premises while the inspection takes place. ere may not be anything to compel sellers to be o -site, but it can’t hurt to ask.

Home inspections are a vital component of the home buying process. It’s imperative that buyers take inspections seriously so they can feel con dent they are not investing in a awed property.

How

to Recognize

When it’s Time to Replace Your Windows

Windows are a major component of a home. Window installation professionals will tell homeowners that the average life span of residential windows is between 15 and 30 years. Most well-maintained products can last 20 years, so homeowners who have windows approaching that age may want to schedule a window assessment and possible replacement. Replacing windows is a job that requires advanced skill, and this is not a do-it-yourself project. ere are many quali ed professional window installation companies that will work with homeowners to measure, order and install windows that will t with the style of a home and local weather, all while providing features the homeowner desires.

For those wondering when to replace windows, Pella and Renewal by Andersen, two of the premiere window manufacturers, offer these guidelines.

Di culty opening and closing windows. A window that does not operate as it should can aggravate homeowners. If windows are sticking shut or cannot be securely closed, it’s probably time for something new. ere’s apparent window damage. Accidents happen, and if a rock is kicked up from a lawnmower and cracks a window or if spring baseball practice has gone awry with an errant throw, windows may require replacement.

Dra s in the window are common. If heating and cooling systems are working overtime, dra y, poorly insulated windows could be to blame. Various agencies can perform energy e ciency tests in a home. Windows that are determined to be the weak spots should be replaced.

Dated windows are present in the home. Older windows may pose safety hazards, especially those in older homes. A larger window may be needed to comply with re safety codes allowing for window egress.

Dated windows also may simply look “old” and compromise the aesthetics of a home.

Outdoor noises are noticed quite readily. Newer windows can help reduce noise transmission. So those leaf blowers, airplanes, barking dogs, and kids playing basketball up the street won’t disturb homeowners as they try to enjoy some peace and quiet indoors.

Fading indoors is noted. Windows that do not feature low-emissivity (Low-E) glass coatings will not block UV rays. ose rays can cause fading to wood oors and furniture or pretty much anything the sunlight touches. Replacing existing windows with Low-E coating alternatives can safeguard belongings and improve window e ciency.

Window replacement may be necessary when existing windows are showing signs of aging or damage.

Garage Storage Solutions

Who doesn’t have a space at home that serves as a catchall for items that seemingly have no other home? For many, this storage wasteland where items go to be forgotten tends to be the garage. Before long, clutter can overwhelm the space and create an eyesore. Garage clutter also makes the space less functional by making it harder to park a vehicle or store equipment.

Organizing a garage takes work, but the end result can improve the appearance, free up space, make work more efficient, and make it easier to find and use tools more readily. Here are some ways to get started on organizing your garage.

Start with cleaning and culling

One of the first steps when organizing a garage is to thoroughly analyze what is needed and what can be removed from the garage. If items belong elsewhere, such as in a shed or the basement, move these items first. Discard damaged or broken items. Next, move on to tools or gear that hasn’t been used in some time. Will you use it again? If the item has been collecting dust for years, you likely already know the answer to that question.

Pile all items in the driveway so you have a clean slate with which to start. Measure the room to figure out the dimensions so you’ll know how much wall space is available for storage.

Free up floor space

The ultimate goal of a garage storage renovation is to make floor space available, according to Stacey Schweiger of Sunshine

Organizing. Lifting items off the floor makes access easier, and protects items should there be a flood or leaks.

A combination of wall shelves, overhead shelves, cabinets, and wall hooks can help homeowners create more floor area. Organization becomes easier when everything has a designated space where it can be easily returned to.

Consider weight

When investing in shelving and racks, remember that many of the items stored in garages tend to be heavy. It’s important to ensure that shelves and hooks are heavy-duty and able to withstand the weight of pressure put on them. Verify the maximum weight so that racks will not buckle or tip over and cause issues.

Utilize overhead space

Overhead storage can be reserved for items that aren’t used frequently, such as seasonal decorations or luggage.

Out of sight

Some items should be stored out of sight and beyond the reach of children and pets. Cabinets and containers can be used and locked to secure materials, such as fertilizers, paints, solvents, and other chemicals.

Additional ideas

Magnets, pegboards, organization bins and systems, and similar products can be used to corral small or errant items like hand tools, fasteners and more.

Garage organization will take some planning and time, but the end result can be well worth the effort.

Ready for Your Best Lawn Ever?

Three Expert Spring Lawn Care Tips

Spring is just around the corner! As you make your list of spring cleaning chores, don’t forget to add lawn care to the to-do list.

“The key to a healthy, robust lawn is preparation. Don’t wait until the weather warms up! Early spring is a great time to revive and revitalize your lawn so you can enjoy it the rest of the year,” says Matthew Koch, Ph.D., director of biotechnology, genetics, lawn fertilizer, and grass seed at The ScottsMiracle-Gro Company.

To help fellow lawn-owners, Dr. Koch and Scotts, a leader in lawn care, offer the following three expert lawn care tips to grow lush and healthy natural turfgrass throughout the season and beyond.

1. Feed and seed

After a long, sleepy winter, your lawn needs some help waking up. Dr. Koch recommends feeding your lawn, so it knows it’s time to grow. Try a feed like Scotts Turf Builder Triple Action Built For Seeding. The formula prevents dandelion and crabgrass for up to 6 weeks without harming new grass, jumpstarts grass development, and feeds to protect against heat and drought.

Once your lawn is fed, it’s time to seed! Look for small areas of grass that aren’t growing and patch them with Scotts EZ Seed Patch & Repair Sun and Shade. The grass seed easily fills in bare spots on your lawn, even in tough conditions, including full sun, dense shade, high-traffic areas and on slopes. With a little

TLC, your lawn will flourish in no time!

2. Prevent disease

As the spring months continue on, increased humidity and moisture create the perfect conditions for lawn disease to thrive. Look for brown or yellow patches, brown or black spots on the grass blades (leaf spots), white dust (powdery mildew) and red or pink webbing (red thread).

Even if you don’t see signs of disease, Dr. Koch emphasizes the importance of taking steps to prevent disease before it takes hold, and mid to late spring is the ideal time to take preventative measures. Scotts Turf Builder Healthy Plus Lawn Food is the first ever 2-in-1 fungicide and fertilizer that uses broad-spectrum and systemic fungicides to help prevent and control 27 types of lawn diseases. Best of all, the fertilizer helps your lawn grow thicker and greener by strengthening each blade of grass down to the roots.

3. Mow high

As your lawn comes in, don’t cut it too short. When the grass grows tall enough, begin mowing at the highest setting. Mowing high allows grass to grow strong roots and thick blades, providing shade that can prevent weed growth.

Early lawn care will set up your grass for success this spring and beyond. Follow these three simple tips, and your grass will flourish so you can enjoy the stunning landscape around your home ahead of summertime festivities. (BPT)
