RESIDENCE LIFE & HOUSING LEASE 2011-2012 Below is a copy of the Terms and Conditions of the Residence Life & Housing Lease. The signer agrees to the terms and conditions of this contract as stated herein. GENERAL TERMS AND CONDITIONS 1. Occupants of Residence Hall rooms must be full-time (12 credits) Emmanuel College (the “College”) students who have satisfied their financial obligations to the College and are actively pursuing their undergraduate academic degree. Occupants must vacate the premises within 48 hours of termination of full-time student status. 2. Housing and food service privileges are not transferable. Any duplication of College issued keys, accommodation of unauthorized guests, or sharing of food service privileges is prohibited and shall result in disciplinary action. 3. The Residence Life & Housing Lease remains in effect for the full academic year with the exception of break periods. Occupants may not move out of the Residence Halls after the first semester. Failure to check-in to the hall does not release an Occupant from this contract. 4. Residence Halls are available for occupancy according to dates published on the College calendar (the “calendar”). Occupancy ends at 10am on the day after the last day of finals in the spring semester in accordance with the calendar. 5. The Residence Halls will be closed during the Thanksgiving, winter, and spring breaks. 6. The College reserves the right to reassign Occupants [at any time] in order to make the most efficient use of available accommodations; provided, however, the College will provide any reassigned Occupant with 48 hours prior notice of reassignment. 7. The Office of Residence Life and Housing (the “ORLH”) reserves the right to require Occupants without roommates to relocate to consolidate space. This may be done with no less than 48 hours notice. 8. The College reserves the right to check Residence Hall rooms in order to assess and repair the physical facilities, and to maintain appropriate health and safety standards. 9. The College assumes no responsibility for loss of or damage to an Occupant’s personal property. 10. Room changes may be made during the specified room change period each semester in accordance with the calendar. Occupants may change rooms only after obtaining the required authorization from the Office of Residence Life and Housing. 11. Reservations for Residence Hall housing not claimed by 5 p.m. on the first day of class of each semester may be terminated by the College unless the Occupant provides 24-hour prior notice to the ORLH of her/his delayed arrival. 12. Failure of an Occupant or her/his guest to comply with Residence Hall regulations and policies may lead to imposition of financial penalties, probation, dismissal from the residence hall and/or College, and/or all other rights and remedies the College may have by law or statute, present or future. 13. Occupants are expected to obey all applicable laws and College regulations and to respect the rights, privileges, and property of other members of the College community and visitors to the campus.
