inding a new apartment to live doesn’t have to be a stressful experience. Given that there are so many options and professionals who are willing to help you, it’s important to give yourself enough time and make sure you’ve prepared enough beforehand before you jump in to anything.

The first step is to make up a checklist of must-haves as a way to keep track of the essentials. If you must have parking, put it down on paper.

This checklist will serve as a guide while you’re shopping and will help you better define which apartment works best for you.

Also on your list should be your cost considerations. Make sure you can afford to pay your rent comfortably every month so you’re not stressed out ever time it’s due. Be realistic and choose within the limits of what is affordable to you. Make sure your rent covers what you need it to, and if there are extras, find out what the other costs are so you can tally up the totals and compare.

It’s better to delay moving rather than making a hasty decision that leaves you anxiety-filled every time the rent comes due.

I don’t just keep an eye on the rental market, I love seeing what new condos are developing, where the style trends are going in finishes and features, what the resale home market is doing and what land is being sold and turned into brand new housing communities. I love seeing cities grow and towns sprawl.

Of all the reading about real estate that I do in a day, the one thing that annoys me like no other is the pressure to buy. “Get in the market” they say.

“Carries like rent” they promise. “Own your dream” they demand.

You actually are in the market. You rent some very real real estate. If it carries like rent, why do owners always talk about the surprise expenses – I don’t remember the last time I heard a renter reeling from sticker shock on a new roof or furnace. And is a house really your dream? Could the money you save – since renting generally uses less budget than owning – be better spent in other investments? And if you’re just getting into the market and have to buy a tiny starter far out of your preferred community just to get into the market in the first place, well, is that really the dream you hoped to own?

For some, owning is definitely a good option, but thinking it’s always the preferable option is a mistake. The bottom line is, don’t just believe the hype, go ahead and do the math for yourself. Dollar for dollar and square foot for square foot, see if your lofty apartment isn’t bigger, less expensive and betterlocated than the new home you can afford. Think long term. Are you tied to your job, location and space – or might you relocate? These factors determine what’s actually best for you, not just what trends dictate.

Completing this standard form will provide your landlord with some basic information about you: your current residence (or landlord);

your rental history – if you have one; your employment history and/ or references, personal references, credit references and banking information or a reference letter from your bank. “It’s also helpful to have a real pay stub to verify your employment,” says Annette Mincer of Direct Properties.

Most companies paint all the rooms in a standard neutral colour like an off white, which makes it easier to maintain as well as re-rent.

The key to any successful painting project is preparation: Move any furniture in the room away from the walls and cover the floors and all the remaining furniture with plastic or drop cloths. Next, remove any pictures, mirrors, window treatments and electrical light switch plates. Loosen the ceiling plates of hanging light fixtures and cover them as well. Use a mild soap and water solution to wash any surfaces that are soiled or may have an oily residue from hands or cooking.

Mask any surfaces not to be painted such as door handles with non-sticky painter’s tape. Clean the baseboards and tape them as well, overlapping the drop cloth. Spot prime any surface markings with a good primer to prevent the stains or marks from bleeding through the finish coat.

Sand any rough surfaces with fine sandpaper and remove any sanding dust with a vacuum and damp cloth. Examine wall, ceiling and trim surfaces for nail holes, cracks or other imperfections. Fill the holes with spackling compound and wipe the spatula over the area until smooth.

Priming is an important step that many amateur painters think they can forego. Priming helps improve adhesion of the final colour, block flaws and give the finished colour a uniform appearance and maximum sheen – in short, a professional look. The type of primer you’ll need depends on what was on the wall before you start, as well as the colour you want to put on the wall. Painting a lighter colour over a darker one requires a good priming. If you’re painting a dark or vibrant colour over white using a tinted primer can save you coats of paint. Check with your paint dealer to make sure you purchase the right type of primer for your room.

It is common to use a gloss or semi gloss for doors and trim, an eggshell or matte for the walls and the least reflective type of paint for the ceiling. Matte paints are more forgiving of flaws on the wall while the higher the gloss the easier it is to clean and wipe down.

perimeter where the wall and ceiling meet. If you’re not comfortable with this technique, tape the edge with painter’s tape to achieve a perfect line. Do one section of the ceiling at a time. Use a roller to fill in the interior of the ceiling. Pour paint into a tray and slowly roll the roller back and forth to remove excess paint. Roll the width of the ceiling rather than the length. An extension pole will help you reach the ceiling comfortably Using the same technique, paint the walls along the baseboard and around the door and window trim, one wall at a time. Use a two-inch sash brush to paint the window sash, then the rails. Be careful to avoid painting the sash tracks. Leave the sash open until the paint has fully dried, removing any paint from your window panes with a taped razor blade (be careful not to scratch the glass).

Fill in the walls will a roller, rolling the paint in a W pattern, and then spreading the paint to fill in. Roll from floor to ceiling to blend and finish each section.

Work in small sections so that the paint doesn’t begin to dry before you can fill in the section. Let the first coat dry and then check to see if you need a second coat. Let the walls dry for 24 hours before painting the trim. Apply painter’s tape to the edge of the wall to ensure a clean job. If you make a mistake you can remove the wet paint with a damp rag before it has time to dry.

Once you’ve finished painting, you’ll need to clean up, and dispose of any leftover paint. Clean brushes with solvent, squeezing out as much paint and solvent as possible. Rinse the brushes in solvent, then wash in soapy water. Rinse and let dry. Wrap and store in heavy paper. Disassemble the roller and submerge in solvent.

When most of the paint has been removed, wash with soap and rinse thoroughly. (If you have used latex paint, substitute soapy water for solvent). You may want to save a small amount of paint for touch-ups. Close the can, mark with masking tape and store under your kitchen sink or in your storage locker. Used paint never gets discarded in the trash or poured down the drain, ensure you dispose of it properly.

here was a time when the only thing a Registered Retirement Savings Plan (RRSP) was used for was saving for retirement. The advisor-mantras,“Never touch this money” and “An RRSP is a long-term investment” echoed through the pages of the popular press. And, for as long as RRSPs were just for retirement, investing the assets accumulated were a simple exercise in balancing your willingness to take some risk against the kind of return you expected to earn.

But RRSPs aren’t just for retirement anymore. The government allows you to use your RRSP as a savings plan for a down payment on a home. It allows you to use your RRSP to finance your on-going education. And those who wish to raise a family or go on sabbatical have long employed the RRSP as an income-averaging tool.

It’s even used as an emergency fund by those who have suddenly found themselves unemployed. It would be fair to say that the RRSP has become Canadians’ favourite savings account.

The problem with an RRSP being all things to all people is that its wider scope, its greater flexibility, its move from a hands-off-don’t-ever-touchthe-money retirement plan to a youcan-use-it-whenever-you-can-justifyit savings account is that the process of identifying your investment strategy has become more complex.

Most people say they don’t have enough money to maximize their RRSP and set aside a non-registered emergency fund, which at least in part, explains the overlap between retirement savings and other types of savings that often takes place within an RRSP. One of the first questions you have to ask yourself when you’re trying to choose investments for your RRSP is, “When am I going to use this money?”

If you’re using a portion of your RRSP savings as your emergency fund, then you’ll need to keep that portion of the RRSP assets fairly liquid so you can get at the money if an emergency arises.

And if you’re going to tap your RRSP within the next year or three to buy a home, that money isn’t destined for long-term investment.You’ve got a short- to medium-term investment horizon and must choose investments that suit. So you’ll have to forgo equities in favour of a more conservative investment portfolio. Since you don’t have the time to wait out the bumps in the road that are part of the equityinvestment experience, you’ll have to settle for less return.

use your RRSP dollars is especially TheRentersGuide.ca TheRentersGuide.ca important when those dollars are being contributed to a spousal plan or the contributing spouse could

find money withdrawn from that plan taxed in his or her hands. That’s because the rules for withdrawals from a spousal RRSP state that if money is taken from a spousal plan within three calendar years of a contribution to ANY spousal RRSP, that money could be taxable in the hands of the original contributor. And that of course would completely defeat the incomeaveraging strategy the couple had set out to use.

Make spousal contributions by the end of the calendar year, as opposed to the first 60 days of the new year since spousal contributions are measured on a calendar year basis.

If you delay your contribution until January, you’ll end up extending the withdrawal period by another calendar year.

If you’ve recently lost your job, you may be thinking of using your RRSP as a source of income while you search for another. That can be a good plan, particularly where you received a severance that is eligible for rollover to an RRSP. Keep a portion of any severance you’ve rolled to your RRSP fairly liquid until your probation period (at a new job) is over. Did you get laid off late in the year? Try to hold off taking withdrawals from your RRSP until the new year if you think you may be in a lower tax bracket.

Most advisors agree you should rollover as much of your severance as you’re eligible to. For those people who have more severance than rollover room, this would be the time to catch up all that carry-forward room.

Perhaps the toughest part about using your RRSP for myriad purposes is keeping track of which of your RRSP dollars are for what. Here, consolidation may work against you. Instead, consider opening up a separate RRSP for each of your purposes and file your statements based on what you’re trying to accomplish. So all those Bank of Montreal statements would go in your “Home Ownership RRSP”, while your TD Canada Trust statements would go to your “Retirement RRSP.”Separate accounts will not only help you stay focused on the purpose for which you

are saving, it will allow you to keep your time horizon in perspective.

As you get closer to your objective for that plan your investment horizon changes and so, too, should your asset mix. If you’re planning to return to school seven years down the road, you might remix your portfolio at the fiveyear, three-year, and one-year marks.

Finally, while the money in your RRSP is your money and you get to decide how to spend it, it’s important not to sacrifice your long-term goals for short-term ones. It’s easy to get focused on a single objective to the exclusion of all others. But to be balanced, you need to be taking a look at what you want your savings to do for you long-term, as well as short- and medium-term. So, if you’re saving for a home, instead of putting this year’s total RRSP contribution into your“Home Ownership RRSP,” consider dividing it equally between home ownership and retirement. Yes, it will take a little longer to get into your dream home. But when you do, you won’t be behind the eight ball in terms of retirement planning.

e all know how essential it is to install smoke alarms in our homes, and to replace them every 10 years whether they are battery powered or hardwired. But one lingering question remains: What type of alarm should be installed in which location? With answers to this, industry leader Kidde Canada gets rid of the guesswork with its new line of ‘worry-free’ alarms. Each one is colour-coded to suggest where best to install it, and has features that match.

Targeted areas are hallways, near kitchens, in bedrooms, and in general living areas.

“Installing or replacing smoke alarms shouldn’t be confusing,” says Carol Heller, a home safety expert for the company. “We make it simple to find the right alarm for each room in your home by identifying the recommended TheRentersGuide.ca location right on the package.”

Preheat the oven to 325°F. Grease a 10-inch cake pan. To make the topping, melt 4 tablespoons of butter in a small saucepan.

Add the brown sugar and simmer over medium heat, stirring for five minutes, then swirl in the salt. Remove the saucepan from the heat and pour the mixture into the cake pan, spreading with a spatula to distribute evenly. Make circles of overlapping apple slices on top of the brown sugar. Chop any remaining slices and place them in the gaps.

For the batter, blend 1/2 cup butter and 1/2 cup sugar in a standing mixer set on medium-low, then increase the speed to high and cream until the batter becomes light and fluffy.

In a medium bowl, whisk together the egg, molasses, honey, buttermilk and vanilla. In a separate bowl, sift together the flour, baking soda, salt, ginger, cinnamon and nutmeg. Alternate adding the egg mixture and the flour mixture to the creamed buttersugar mixture, then pour the batter into the cake pan.

Serve warm or at room temperature with very softly whipped Calvados Whipped Cream, made by whisking the cream with the syrup and Calvados in an electric mixer until cream holds soft peaks.

Sadly, aside from leaving our family totally unprepared for our demise, and unprotected financially, there’s another consequence to hating the very idea of life insurance. It means we’re just as likely to do it badly as to do it well.

Here are eight common mistakes we make either when we’re buying our insurance, or in keeping it working well for us.

1. We let the premiums make the decision for us. If you start from the premise that you can only afford to pay ‘X’ amount of dollars, and let that decide how much insurance you buy, then you’re going about it all wrong.

You must first figure out how much insurance you need and then choose the type of insurance that will give you the level of coverage you’re looking for.

2. We think of insurance as an investment. Well, it’s not. It’s risk mitigation. It’s just in case. It’s a necessary part of a sound financial plan. While certain types of insurance do build up money over time – products like whole or universal life insurance – that’s not the first reason for buying insurance. Insurance is about taking care of the “what ifs.”

So the amount it will pay out to help your family cope should be your primary consideration, not the potential return on investment.

3. We buy term because it’s the only game in town. The “term vs. permanent insurance” debate rages on. Term insurance, for which you pay only for the death benefit, may be the best fit for many people. However, other types of policies, such as universal life or second-to-die policies, may be a better choice in certain situations.

Choose the insurance that’s right for you. Don’t pick something just because you’ve heard it’s what everyone should buy.

4. We confuse illustrations with

Life insurance illustrations are designed to show how much cash value a policy will build

over time. And a lot of insurance representatives got their wrists slapped because many of those illustrations implied consumers could count on their policies to be self-funding within a specific – often too short – period of time. But if you haven’t yet heard the news, illustrations are only projections of what may happen. They are not guarantees. The company’s rates of return may decline and earnings may not be sufficient to cover the premiums in the future. So don’t count your chickens.

5. We don’t check back to make sure we’re still well insured. At least every year or two, re-examine your policies to be sure they are still doing the job.

If you got married, divorced, had a baby, or had a big jump in income, the amount of coverage may no longer be adequate. Or you might need to add a second, different type of policy, to meet new needs. You don’t have to buy from the same insurance company. Shop around.

6. We forget to change beneficiaries.

Oyyy! I hear this one all the time.

People, if you get a divorce, remarry, have a new baby, or if your partner dies, you need to review your insurance to make sure you’re not leaving a stash of cash to nobody – or worse, someone you hate! Imagine seeing the death benefits from a policy on your recently deceased

spouse go to that person’s former spouse instead of you. Heads up. This is a far more common mistake than it should be when you consider the consequences.

7. We needlessly replace a policy.

Sometimes it is appropriate to drop one type of life insurance policy and replace it with another, especially if your life circumstances have changed.

But be careful about dropping a policy just to get a“better-performing”policy or for a cheaper premium. The flip side of this is people who automatically renew their term coverage, even when the reason for having insurance has grown up and left home.

8. We name our estate as beneficiary of our insurance. Insurance benefits are free of income tax to beneficiaries, but they face probate if the benefits become part of the insured’s estate. So make sure you’ve named a person (or people) as beneficiary – and not your estate – on your policies.
