Why I rent I HAVE BEEN ASKED many times

whether I rent or own. The truth is, I’ve gone back and forth. I’ve been a renter and a property owner.

Over the years I’ve had my share of experiences on both sides. Owning can be a great opportunity, but it can also be stressful and hard on the budget. There’s always a surprise expense when you’re least expecting it. Renting offers flexibility and stressfree, maintenance-free living, but it can be hard to find the perfect place.

I really enjoy renting.

I have always preferred ‘allinclusive’ rentals. It doesn’t mean you don’t have the expense of utilities, it just means the expense is factored into the rent. The monthly expense is consistent instead of varying month by month, plus, I like the simplicity of one bill as opposed to tracking hydro, gas, water and trash removal.

But all-inclusive isn’t always better – or cheaper. I think that paying your own bills can be better on your budget, especially if you’re really good about conserving power and water.

I like renting because I’m not much into property maintenance.

In my first home the grass all died before I realized I hadn’t watered it (in months!). That may sound silly but I’m busy, and not a green thumb.

I thought the rain would just keep it healthy. Oh, how wrong I was. And every time I worked on that lawn, all I could think of was the water bill and what I could be doing with my time instead of mowing and raking.

I love decor projects. In my house, we exposed brick walls, painted rooms and renovated the kitchen. It was fun – but it was also very expensive. It all began when our fridge died. On the other hand, when I rented and our dryer died, the landlord told me to order a new one and give her the bill. It’s more fun getting new appliances when someone else is paying the bill.

THE NORTH END IS defined by

residents living around Main St. near the Red River on the east side to Brookside Blvd. on the west. It reaches from Jefferson Avenue and beyond to the Canadian Pacific Railway mainlines near Logan Ave. The style of life in Winnipeg’s North End is culturally diverse. The North End celebrates its Polish, Ukrainian and Jewish heritage with traditional butcher shops and bakeries while it makes way for new markets and ethnic foods.

The North End needs renewal, but

remains tenacious and young.

Largely residential, The North End has an industrial element and a lot of non-profit organizations and social services to uplift a once vibrant, culturally active area.

Residents are youthful – there are many moms and tots wandering by and several parks and play structures for them to meet. Not just a youthful population, seniors also thrive – especially along Leila Ave., as shopping, housing the hospital and more than a few services and businesses cater to this group.

Vehicles and bus traffic flow through the area. People congregate around stores and homes, but heavy trucks and train cars are more frequent near the CPR rail yard. Shuttles and taxis are common around the casino.

Parks are abundant, such as Kildonan Park, home to Rainbow Stage, and Weston Park. Charlie Krupp Stadium, the North Centennial Recreation and Leisure Facility and Burton Cummings Community Centre are also in the area. The Seven Oaks General Hospital is central to the north.

Winnipeg’s North End is embraced by those with roots in the community. It has a distinct old world flavour combined with young rebellion and new immigration.

Do your homework and avoid such situations.

Have a rental application form that’s appropriate for your province.

It will cover all the bases. Discuss how they feel about overnight visitors, smoking, pets, sharing household chores and other mutual responsibilities. Asking why they left their last place and how long they lived there is important.

The application should ask

for references from a current employer, a previous landlord and at least one previous roommate.

By providing contact info, the prospective roommate is giving you permission to contact them.

When calling an employer, state that you are verifying the potential roommate’s employment status and character, not doing an employment check. Ask previous landlords how long the person lived there, whether they paid their rent on time and why they left.

Past roommates can be revealing.
