When I was 26 and freshly out of university. I wanted to explore Canada before deciding where to plant my roots. Traveling across the country was an amazing adventure.

I saw a lot and learned a lot. It opened my eyes to the difference between living in a big city versus a small town. It highlighted regional differences and made me love living in Canada even more.

Five mistakes RENTERS MAKE

IT DOESN’T MATTER IF you’re a first time renter or a lifetime renter, the stress of hunting for the perfect home can cause anyone to slip up and make a rookie mistake. Don’t get caught up in the pressure or the glamour of what seems like the perfect home.

Do your homework and watch out for these five common mistakes renters make:

dig as deep as you can and ask all the right questions. Sure closet space is great, but some of your rentals most important features cannot be seen with the naked eye. Some important questions you need to ask are about the building’s policy, leasing terms, maintenance, superintendent’s availability, roommate policies and more.

Apartment Inspection When apartment hunting, you need to do more than just find the perfect home layout within your budget. Of course that’s important, but a thorough home inspection includes much more. Inspect every inch of the apartment, test out utilities and appliances, and document any damages that you can spot before you move in. You wouldn’t want any unpleasant surprises (hello broken toilet) on moving day.

Read That Contract You have come to a decision and you have big plans for your new home. Don’t let your high hopes blind you from reading your lease agreement thoroughly! Once you sign that lease, you have agreed to all of its terms and conditions. You will want to pay close attention to any specific provisions regarding fees, payment and your property conditions. There’s no such thing as “I didn’t know” once you have signed on the dotted line. That lease – it’s a legal contract.

Location, Location, Location The perfect home is dependent on many factors, but don’t think those factors are strictly limited to your soon to be property. Real estate is all about location. Take the time to get to know the neighbourhood of your future home and ask yourself; does it fit your lifestyle, is it safe, is it convenient for work or school.

Visit the area at different times and talk with current renters to get their opinions. A great building is all fine and dandy until you can’t sleep before 3 a.m. on a Tuesday because of noise issues.

Not Asking Enough Questions Your rental property may seem perfect at first glance. I mean, I thought a closet this big was just an urban myth! But you need to

You might be in love with the place’s features, but don’t sign if you are not satisfied with the price or conditions. There are other rentals out there. Find the one that suits your needs. It may require more time and effort, but in the long run it will be worth it.

Furniture fails The pitfalls of apartment furniture

CHANCES ARE, AT SOME POINT in your renting life, your place was filled with hand-me-down furniture. Some of it you probably loved, some of it you probably hated. Antique stuff from grandma’s place will always be cool — I’ve got a retro chair we picked up from my boyfriend’s grandparents. However, there are hand-me-down pieces, like sofas, that tend to be less convenient to hold onto as you become a more established apartment dweller.

If you live in a condo, small apartment or genuinely odd-shaped space, apartment- or condo-sized furniture is your best bet. The upside to this kind of furniture is that it was designed with small spaces in mind — think CB2 or EQ3. These days, you can always find suitable furniture options…but they tend to bring with them a few pitfalls.

Size vs. comfort vs. style Sometimes finding the appropriate furniture set for your tiny apartment means compromising on comfort.

That’s not to say that you can’t find comfy sets that will fit in your unit, it just means that you’ll need to give a little to get a little. For instance, if you want something with big, cozy cushions, you might decide to go with a big love seat and chair, instead of a full sofa. If a matching sofa set is important, searching for a sleeker, smaller sofa and chair might be best — but sometimes that means losing the comfort of big cushions, or the overall choice in style. When comes down to it, you might even think that apartment-sized furniture is just too

small. Having said all that, there are some great options out there, but that brings me to our next pitfall...

Affordable options are limited If you’re trying to buy small-space furniture on a budget, it can get tricky.

My doorway is very small and my apartment itself isn’t big to begin with, so we couldn’t bring home anything longer than 75 inches when we were looking for a new sofa. A quick search will tell you that the average small sofa is still more than 80 inches long. Stores that create custom-sized furniture are great for avoiding that comfort vs. size compromise, but they tend to be pricey. I managed to buy the smallest, most affordable (and nicest) sofa and chair for $1,200 during a sale (and the first movers originally refused to move the furniture in because they were convinced the sofa would not fit). I like our sofa and chair, but we really only had a few options in that price range when it came down to style, colour and comfort.

You will need to buy a new set if you give up apartment life This won’t apply to everyone, because a lot of people living in apartments enjoy it and don’t plan to move any time soon, but some might eventually move into a larger unit, home or building. When that happens, the perfectly sized furniture you bought for your small space won’t work as well as it did in your apartment. And then begins the fun but frustrating — and expensive — search for furniture all over again.

NOBODY PRETENDS THAT moving is a walk in the park – but it needn’t be an out-and-out nightmare either. As moving day approaches, don’t wait to be overwhelmed with a flood of jobs that should have been tended to weeks before.

Here, you’ll find a step-by-step guide to easing some of the panic associated with the big day: 8 weeks to go » Get estimates from several different moving companies and book a mover. If you decide to contract the mover to take care of your packing, arrange to have this done one or two days before the moving date.

» If you’re doing the job yourself, book a truck. Self-movers should consult the truck rental company as to the truck size required to accommodate your belongings. » If you’re moving to a new town, make a phone call to the local Chamber of Commerce for information about schools, amenities, taxes, etc. » Take a good look at the floor plan of your new home and visualize your furniture arrangement. Decide which furniture you want to hang on to, and which, if any, should be set free. » Properly dispose of anything you will be unable to move – ie, food in the freezer; flammable painting and cleaning supplies.

If you’re moving from a condo, re-familiarize yourself with the contents of your locker.

5 weeks to go » Talk to your mover about costs, insurance, loading delivery and claims procedures. Ask your accountant about taxdeductible moving expenses, and be sure to retain any pertinent records. » Obtain copies of your family’s records from doctors, dentists, lawyers, accountants, etc. » Transfer your children’s school records. » Fill out a change of address form at the post office.

Inform creditors, magazine subscriptions, etc., of your new address.

4 weeks to go » Arrange storage if needed. » If your furniture, curtains or carpets need fixing, now is the time to have the work done. » If you don’t want it, unload it at a garage sale: less to move, cash to gain.

» Talk to your veterinarian about the best way to move your pet. » Cancel delivery services and newspaper subscriptions.

1 week to go » Have medical prescriptions transferred to a pharmacy in your new neighbourhood. » If necessary, book a baby-sitter for moving day. » Return library books, videos and items long ago borrowed from neighbours.

2 days to go If you’ve hired movers to pack for you, they should be doing so now.

Set aside a suitcase with the clothing and toiletries you’ll need along the way, or upon arrival in your new home.

Pack a survival kit for your first day, including: » scissors and utility knife » coffee cups, paper plates and » paper towels » tea kettle, instant coffee, tea and water/soft drinks » pens and paper » garbage bags » soap and towel Valuables and important papers should be carefully secured. Bring these with you instead of packing them in the truck.

Defrost your refrigerator and freezer.

Be prepared to pay the movers on delivery day.

Moving Day » Pick up the truck early, if you’re moving yourself. » Make a list of every item loaded onto the truck. » Provide the mover with a phone number through which you can be reached. » Be available by phone to answer questions and direct the mover as needed. » Read the bill of lading before signing. » Put aside in a safe place until the transaction is seen through to the very end, including any settling of claims. » Ensure water and appliances are turned off in your old house. » Do a final inspection of your old basement, attic and garage. » Lock all doors and windows.

Upon Arrival » As the truck is unloaded, check off each item on your list.

Rental Scams How do they work?

RENTAL SCAMS ARE AN ONGOING problem. Many rely on victimizing people at a disadvantage - new Canadians not familiar with rental rules and laws, first-time renters and generally those people who are trusting and/or unfamiliar with how scams are perpetrated. But rental scams are becoming more sophisticated, don’t think it can’t happen to you.

How are rental scams perpetrated?

Knowing the different types of rental scams – and the warning signs – can help you steer clear of falling victim.

1. You can’t see the apartment: This one is easy to spot, but it can be hard to manage if you are trying to secure an apartment in a location you are not yet in, but will be moving to shortly. It seems like a hassle to move to a new city and spend one to two months in temporary accommodations while trying to find an apartment, but demanding money for a place, sight unseen, is a very common scam. know the apartment you viewed online is real - or even available?

Are those actual pictures or are they pictures the scammer took of another apartment or stock photography? If out of town, find someone in town to visit for you.

You can do a search of the address to see if there are any listings on it.

You might even try a reverse phone look-up on a directory website. Just type in the address and call the number of the resident that’s there.

They’d be the current tenant. They can tell you if the person you’re dealing with is legit or not, and if they’re actually vacating for the date you’ve been given for moving in.

And if you’re in the same city and a landlord makes excuses why they absolutely cannot show you the apartment – run! That’s one of the biggest red flags of all. Even if renovating, they should have access.

2. Cash or wire transfer: You’ve never met the person but they like you and are willing to rent you an

apartment on the spot. They ask for cash or a wire transfer. That’s very suspicious. Without going through a bank there is no paper trail. Once the money is in their hands there is no way to follow it - and with cash, there’s no way to even prove you handed it over. Don’t think a receipt will help, especially hand written.

E-transfers, cheques and credit cards all leave a trail. Scammers don’t want a trail because they want to disappear with your money. Don’t give them the ability!

3. Informality: While there are still landlords and property managers that “Dig your vibe and have a gut feeling about you,” most landlords and property managers want a little more certainty about you as a tenant.

They want a lease, some contact info, a rental application, references and a credit check. With such a low vacancy rate at the moment, any landlord eager to get to your wallet without the business formalities is truly a big red flag.

4. Too good to be true: Scammers often prey on people’s wants and needs. If something is too good to be true, it probably is.

You should be aware of the price range and going rates for the areas you’re searching. If you find something that is well below market value, ask yourself why. What other possible reason could someone have for giving you - a complete stranger - a break in market rent? Too nice, too big, too new for what the price is? Question it. This is the biggest warning sign in avoiding a scam.

5. The con: You go over to the apartment for rent and there is someone waiting there, as promised, to show your around. They seem nice, the place is reasonable and you want

In this con, the current tenant, who may be posing as a landlord, is the scammer, taking deposits from everyone that comes to see the apartment. They’re likely behind on rent and planning to take off. They may even provide you keys or offer to sell you furnishings.

Scammers know how to make people trust them. They aren’t making this up as they go - they’ve planned for this. They often make up identities, create their own email, Facebook page, LinkedIn profile, even print business cards. Con artists and scammers know how to prey on people by working their emotions.

Don’t trust someone because they are nice. Don’t think someone is going to do you a favour “because

they like you.” Don’t give in to pressure tactics - they will often push for a quick decision because they’ve got lots of interested people for this great deal if you don’t take it. If there is so much interest, then they don’t need to pressure you.

When in doubt, keep your money in your wallet. Make calls to the property management company to confirm the location and price of a vacancy. Use the corporate website number, not the number in the ad when confirming. Visit the property.

Leave a paper trail. Ask to see ID. If you do experience a rental scam, make sure you involve the police as quickly as you can. The more vigilance there is, the harder it will be for scammers to find their next victim.
