Being reasonable I ONCE HAD A NEIGHBOUR STORM

He wanted the music turned down and he “never wanted to be interrupted again!”

First of all, nobody should ever walk into your apartment unannounced. Lock your door. It prevents theft as well as unpleasant encounters.

Second of all, there are rules about what you are allowed to do in the comfort of your own home – and I’d done nothing wrong. On a Saturday afternoon I was playing music and it wasn’t his right to expect total silence.

After exchanging words, resulting in telling him to leave or I’d have to call the landlord and the police, he left.

An hour later, he returned, politely knocking and asking if we could discuss the issue. He was sorry for coming in uninvited, and realized he was invading my space. He had been annoyed with my music for hours while he tried to sleep – it wasn’t the first occasion I’d interrupted his sleep, he informed me. Although he was irate, he had come to realize I would have had no knowledge of this issue.

We talked. It turned out my new neighbour worked the night shift.

He needed to sleep during daytime hours. While I was within my rights listening to music at a reasonable level, it greatly affected his unusual schedule.

We could have gone on – me being well within my rights, him being miserable and angry – but instead we brainstormed a solution.

He saw the layout of my home and decided to move his bedroom so that it didn’t share a wall with my den. I, in turn, moved my stereo and speakers so that they were along an exterior wall.

Problem solved, happy neighbours.

You can’t choose neighbours, and you can’t always have your demands met. But with communication and a little bit of consideration, there’s often a solution that makes everyone happy.

Managing the neighbours

you’ve experience your share of interesting neighbours. There are neighbours that turn into lifelong friends, neighbours you keep as acquaintances and dog walkers, and then there are the bad neighbours you tell stories about to your friends. The loud neighbour, the nosey neighbour, the barking neighbour, the “I’m a jerk for no reason” neighbour — they all have a special spot in your story repertoire.

The loud neighbour Before accusing someone of being a loud neighbour, you need to take a few things into account.

If you live in a basement of an old building, your upstairs neighbour is probably going to seem loud.

There is a difference though, in regular routine noise that unfortunately echoes through

old buildings, from the recklessly loud and annoying schedule an actual loud neighbour insists on keeping. If you have a neighbour that consistently plays music at full volume past 11 pm, or that is just generally excessively loud at all hours, it can be unpleasant for everyone. So, how to deal with it?

The passive-aggressive way: Leave an unsigned note on their door or on the front door of the building for all residents to see in an attempt to embarrass them into submission.

Like it or not, living with a bad neighbour is almost like a rite of passage in the renting world, and we all have to learn how to deal with it.

The nosey neighbour When I think of a nosey neighbour, I picture the old lady that used to live next door to me, who never seemed to approve of male guests coming over. In reality, she was nothing in comparison to a legitimate nosey neighbour — a neighbour who is constantly prying into other tenants’ lives, seemingly trying to catch them doing something wrong, like painting their walls without asking the landlord. If it’s truly bothersome, you need to find a way to deal with it.

The passive-aggressive way: Make up some worrisome gossip about another tenant to send the nosey neighbour scurrying in fear to get them off your back.

The right way: You can talk to your neighbour and let them know you’re a private person and don’t always want to share everything with them — nicely. Or you can be kind and still chat with them, but avoid divulging too much information.

The right way: Go chat with them. Sometimes people genuinely don’t realize how clearly others can hear their music (and singing). Asking someone nicely to turn in early occasionally is far more likely to result in a compromise than leaving a note or banging on the ceiling.

The barking neighbour If you’re annoyed with a dog barking in your building, try to remember that a little barking is normal for dogs, especially in busy buildings. If the barking is excessive — and happening at all hours — then it’s a different story. You might be worried the dog is upset or alone too often.

But you really don’t know, so again, you can go about this one of two ways.

The passive-aggressive way: Leave an unsigned note on the door for the owner telling them you’re going to call animal control.

The right way: Knock on your neighbour’s door and chat with them about their dog’s barking. It’s likely they don’t know that their dog barks when they aren’t home and they’d appreciate hearing your concern over a threat.

The disagreeable neighbour Ah, the worst neighbour of them all. They are loud when you don’t want to be, call the landlord when you do want to be, and they don’t hold the elevator when you’re struggling to run in with multiple bags of groceries. If they have a dog, the dog is always barking. If they don’t have a dog, they are always complaining about yours.

All around, they are the jerk of your community. How do we go about living with this kind of neighbour?

The passive-aggressive way: There are many options here.

Call the cops when they are loud, make up gossip, leave them notes, be mean to them.

The right way: Be the bigger person and ignore their quirks. If something big comes up (bigger than them just not holding the elevator), go talk to them, or talk to your landlord about options that might work for everyone.

Remember — sometimes we just happen to catch someone on a really bad day. They might not be so bad all the time.

Ten things every renter should do

YOU’RE A RENTER AND you

appreciate the lifestyle. Ask any homeowner who has received an unexpected roof repair bill, or had to call a plumber, or had to move to accept a job offer, and you’ll appreciate it even more – especially the “all inclusive” renters. Have you heard the news about hydro prices these days?

Or do you enjoy your luxury of not having to pay attention to that issue.

1. Understand your lease

You signed it and you’re bound by it. Whenever you’re about to sign a contract – and yes, your lease is a legally binding contract – read it and make sure you understand it. If there is anything you don’t agree with, ask. If there is any wrong info, have it corrected.

Leases can be negotiated and changed before signing. Once it’s signed, those are the rules.

2. Know your rights

Each province and territory has its own set of rental rules.

There will be a landlord and tenant board or government office that enforces them.

Know how to access the rules – and understand the basics. If anything in your lease contradicts the law, the rental law overrules. If you have issues during your tenancy, this is a great place to start. Find out what your rights are and how to resolve them. You’ll also need to know how your deposits work

You need tenant’s insurance to cover your personal belongings. and how to give proper notice. If you do it wrong you might be on the hook for a lot of money you weren’t expecting to spend.

3. Rental insurance

A lot of renters are under the misinformed impression that the landlord has you covered.

The landlord has insurance, but it’s coverage for the building – literally the structure, mechanicals and common areas. You need tenant’s insurance to cover your personal belongings.

Imagine if you had to replace everything you own at once.

Clothes, furniture, electronics, kitchenware – everything.

Imagine a pipe bursts and destroys everything in its path.

Now consider, it’s not just property loss or damage, if there is a fire and you’re displaced, your insurance will help cover that, too. If a visitor has an accident in your premises, insurance foots the lawsuit.

Rental insurance isn’t expensive.

Many leases stipulate you must have it. Even if it’s not mandatory, it’s not a good idea to skip it.

4. Spare key

While you don’t want to give anyone who doesn’t live there access to your building, there’s only a certain number of times you can go to the super and ask to be let in.

Many buildings actually have rules prohibiting that. Have a spare key and either leave it with a trusted

friend, or find a secure spot for it – like your office desk or gym locker.

5. Check your credit

If you’re thinking about moving – now or in the future – keep an eye on your credit. You’re going to have a bit of trouble moving with bad credit since most landlords do a credit check as part of the application process.

If you pay bills late, try to break the habit. See what’s on your credit report and try working to repair it. Plus, sometimes mistakes get made. You don’t want a mistake to cost you a rental opportunity – or any opportunity for that matter!

If you’re lucky enough to have a balcony, make sure you enjoy it. It’s not for bike storage and boxes, it’s for a couple of chairs, maybe even a little table. If you have a terrace you may even want a bistro set and some gardening pots. Don’t overlook the enjoyment of having somewhere to sit and enjoy a coffee outside.

In-suite laundry is becoming more common, especially in upscale, renovated and new buildings. But if you don’t have it in your suite, make sure you’re laundry-room ready. Get a bundle buggy or laundry cart to store your soap, and make transporting loads to and from the laundry room much easier. (Bundle buggies are great for taking stuff to and from the car, too). Keep a stock of supplies and get into the habit of reloading your card or replenishing your stash of quarters after each laundry day.

That way you’re not scrounging and scrambling if you need to do an emergency load or want a last-minute outfit.

7. Super building super

You’ve asked for your door to be unlocked, your toilet to be plunged, your sticky lock to be fixed. Your superintendent is the key to a smooth experience. You may never need them or you may run on a string of bad luck and need then plenty. Get to know

Rental living is knows for lack of storage. Older buildings seem to have more of it, while newer buildings tend to have smaller suite sizes and less storage space. There are plenty of ways to maximize on storage – proper shelving, multifunctional furniture with storage in it, organizers for drawers and cupboards. It’s best to survey your storage and maximize it when you first move in. Real storage solutions for small space living do exist and will benefit your lifestyle and comfort.

10. Take pictures or make a video

Hopefully you’ll never need it, but if you do and tragedy strikes, a video of your home or a good set of pictures will make it easier to create that itemized list of possessions for the insurance company. Open your cupboards, your closets and your drawers. A bunch of quick pictures on your smartphone or a video walkthrough of your suite will help you tally everything if anything ever goes wrong.

And that!” I’ll admit, when I moved into my first apartment I got excited and, despite budget restraints (zero budget), I went a little crazy with what I considered investments.

Here are four ridiculous items I wish someone warned me not to buy.

Sound System: Besides the fact I would actually like to be on good terms with my neighbours, a sound system is just not at all necessary for my tiny apartment.

iPhone speakers reaches from the kitchen to my bathroom just fine.

King Size Bed: About two-thirds of the furniture I assembled from IKEA seemed a lot smaller online than in my actual rental. Now my bedroom looks like it could belong to Shrek.

Decorative Pillows: How many pillows can you fit onto one sofa? The answer is a lot! The pillows look great. The only thing

is I’m constantly looking for space to place all these pillows when it comes time to sit on the only couch in my apartment.

If you haven’t guessed yet - it happens a lot.

Lounge Chair: Summertime is so short. You better believe I invested in a state-of-the-art lounge chair to make the most of my balcony.

The only thing is, the lounge chair is now the only thing that fits on my balcony. Any suggestions on where to store a lounge chair now that it’s not summer?

Now, I wonder how much I can sell these items on Kijiji for...

Five ways to make moving a cleaner, Greener process

WE NEED TO THINK of the environment with every activity even moving day can be cleaner and Greener, and it doesn’t take much effort.

Waste caused by the moving process not only stems from packing supplies, but also from the waste accumulated over many years within a home. Both can be extremely taxing on the environment if not properly managed. Here are some suggestions on how to make your move a cleaner, Greener process:

1 Plan ahead. Waiting until the last minute to prepare for a move will make any environmental concerns an afterthought. Start early so you have the extra time to sort through recyclable items – in your apartment and in storage – for delivery to recycling depots prior to moving day. Typically your storage contains the highest concentration of recyclable waste, so start the sorting process there first. Consider holding a garage sale or donating gently used but no longer wanted items to a charity rather than have them end up in a landfill site.

2 Research. Survey local recycling options to find the most convenient solution for recyclables. Many cities offer curbside pick-up or “sort and drop” depots. Visit earth911.com for a list of local organizations that can dispose of all types of recyclable materials.

3 Organize. Prepare recyclables by organizing into categories: plastic, glass, aluminum, paper, cardboard. Look up the requirements of the local recycler to see if there are any additional steps needed to prepare recyclables beforehand.

4 Care for hazardous material.

As you clean in preparation to move, be conscientious about the kinds of materials being packed to move with you and which items are to be disposed. Toxic items, such as paint, batteries, house cleaning products, automobile oils, pesticides and fertilizers are dangerous and cannot be transported in the back of a commercial moving truck. Also consider these items cannot be thrown-out with your regular

garbage. Look up the specialized recycling depots for toxic products in your city.

5 Reuse. Do not throw away used moving boxes when the move is complete. A well-made corrugated box is great for storage or may be reused for a future move or passed on to someone else who is moving. Contact local schools or charity organizations, such as women’s shelters, scout troops, and food banks to ask if they need boxes to redistribute donated items. Donating gently used boxes not only reduces waste, but can be a big help in support of a good cause.
