hat’s on your wish list when searching for a home to lease? I did an informal survey with a small group of past and present renters to see what people look for, and the results are in. In the top spot – without a doubt – are actually two key items that go hand-in-hand: clean and quiet. A building with reliable security system was also near the top of the list in many cases, as was a property manager that responded quickly to issues, and a laundry room that was readily available and fully functional. New appliances and new paint were also in demand and in one case, a home that offered lots of natural light was a request. While your “Top 10” list may read differently, make sure you do in fact have a list handy so that you can compare apples with apples when shopping for a space to lease. It’s important for property managers to know what you’re looking for when you’re shopping so that they can help you find what you’re looking for or can offer alternatives if they have access to other locations. The more locations you have to compare, the better the chances of finding just the right one that tops your list.

But not just parents and students, summer is just an ideal time to move for everyone. Apartment balconies have more to offer – buildings onsite pools seem just too appealing, and with less chance of rain and no chance of snow, a smooth move is much more likely for summer moves. Depending on the circumstances, some families find it useful to seek support from a third party, like a financial advisor or social worker.” 2. Pay yourself first Tracy says it is vital to prioritize retirement savings in peak earning years, so parents should refer to their financial plan before lending a hand to their children. “Millennials have decades left in the workforce to earn money, but Boomers likely do not,” said Tracy. “If parents can’t support themselves in retirement, then they risk shifting the financial strain onto their children instead.” To make saving simpler, set up regular preauthorized transfers of a set amount into an RSP, and ideally, a TFSA for emergencies. Saving automatically can help parents resist the temptation to splurge on their children instead of saving for the future.” 3. Budget and plan for generosity Fifty-four percent of parents estimate that even though their adult children are not attending school, they provide between $100 and $300 each month in financial support. Be a role model and teach financial literacy Tracy and Direnfeld agree that teaching children about money from a very young age can help prevent a cycle of dependency. But, for parents who feel the strain of supporting adult children today, they recommend firm but measured action. “Parents should gradually shift their role from financial aid to financial coach, and help their kids establish a plan to get their expenses under control and pay down debts,” said Tracy. Direnfeld adds that grown children need to understand independence means owning their own consequences, and he says parents should let their children learn this lesson through experience

rather than making a decision to support them out of guilt.“Being a role model is only as good as the example you set; let your children see that you hold them accountable for their own decisions,” said Direnfeld. ummer sun is upon us again. If only we could capture some of it to warm us in January! Or deflect winter’s wrath to cool us down in July (we certainly have enough cold air here to air condition the entire country!) Until then, try these tips for surviving the summer without air conditioning. During the day, close your blinds and curtains to block the sun. For even better protection, get aluminized blinds. Open windows during the evening or on cloudy days and use fans to create a crossbreeze, circulating cooler air throughout the rooms. As soon as the sun hits the building the next morning, close all windows again and keep windows closed throughout the day until it is cooler outside than it is inside. Use fans: Personally, I have a strong preference for ceiling fans, but other people claim that all they do is push warm air down from the ceiling. You may need to get your landlord’s permission before installing one. Place fans strategically throughout your apartment. Get the best fans you can afford – the kind that osscilate are the most effective, though the new bladeless fans are very effective and offer a great safety feature. Turn it off: Turn off all electrical heat TheRentersGuide.ca sources, including electronics. Avoid using your stove when it’s hot. Cook at night if you must, and then reheat your food in the microwave, use an outdoor grill or just eat cold food. Incandescent lights create heat – switch to compact fluorescents wherever TheRentersGuide.ca possible.

Sweat it out: Water vapour produced by sweating actually takes heat away from your body if it is exposed to air and allowed to evaporate. Put your sweaty self in the path of a cool breeze or fan. Try a water misting fan. These portable, battery-operated devices mist and fan you simultaneously, giving you an instant cooling sensation. Dress or undress for the heat: There are different strategies here. Wearing light colours and natural fabrics may be more comfortable than wearing artificial fibres. Many cultures wear light clothing covering a person from head to toe. This may be effective outdoors, but at home, feel free to walk around in a bathing suit or even less (make sure the drapes are drawn)! Eat spicy food: Spicy food increases perspiration which cools the body down as it evaporates. It can also cause an endorphin rush that might make you forget about the heat. Spend time out: Get out of your apartment for as much of the day as you can. Take a blanket and a book and head for the nearest park or shady spot. Take a walk around the mall, or spend some time in the library. Go ahead and get wet!: Many buildings have swimming pools, if yours doesn’t, find the nearest one – try the local community centre. Alternatively, take a cool shower or fill up your bathtub with cool water and get in. You can get in and out several times during the day when necessary. I used to live in Florida and recall taking three showers a day at times. You can just soak your feet or splash cold water on your face if you like.

Keep well hydrated: Drink as much water and other sugar free fluids as you can. Iced herbal tea is wonderfully refreshing. Dress wet: This is fun – soak a tee shirt in the sink, wring it out, put it on and sit or stand in front of a fan, re-wetting the tee shirt as it dries. Make sure not to soak it in cold water-it can be colder than you think. You want to get cool without freezing. The newer, synthetic shirts will ensure “no wet tee-shirt” look. Get a spray bottle and mist yourself with water throughout the day. This can be quite effective, especially if you are in front of a fan. Or use wet washcloths and place them on your wrists and behind your neck. We can acclimatize ourselves somewhat to warmer temperatures, but if you find the heat too uncomfortable, consider purchasing an air conditioner for the season. Be sure to check with your landlord to make sure the wiring in your apartment will support a widow unit, and if the windows aren’t appropriate for this type of unit, a portable air conditioner may cost a little more but may be worth it to beat the heatwave.
