SPRING IS A GOOD TIME TO WALK THE NEIGHBOURHOODS Spring! It’s finally here. No matter that it’s still chilly outside. The days are brighter and longer, and will soon warm up, making it perfect for walking through different neighbourhoods to see where you’d like to live. This is probably one of the best ways to find a rental that suits your needs and lifestyle. Yes, budget is important, but so is feeling comfortable in the neighbourhood you choose. Walking through a variety of areas allows you to compare the housing and amenities, broadening your choices.

Are there a lot of apartment buildings, condos or houses?

Are they older construction or newly built? This will give you an idea of how rentable the area is, as well as an approximate idea of price. What about amenities? If you like to cook, you may want a few food shops nearby, and if you don’t cook very much, then a restaurant-dense neighbourhood may be more your style. If you have a dog, an area with some parks may suit you and if you commute to work, being close to public transit is a must.

You can also check out the neighbourhood profiles in each issue of Renters Guide. They give you a snapshot of a neighbourhood, including hot spots, location and area amenities so you can narrow down your search. In this issue, we profile East Kildonan (pg. 12).

It dismantles easily for quick storage!

YOU WILL NEED THE FOLLOWING MATERIALS AND TOOLS BEFORE YOU START: • Three plates (small, medium and large) in your style of choice • Handle hardware. I sourced mine from Ebay • Safety glasses *because accidents can happen, it’s best to be safe!

• Power drill

• 1/4-inch ceramic drill bit • 1/4-inch diamond drill bit • Sharpie marker • Ruler • Gorilla or Duct tape • Piece of wood

STEP ONE: On the front of the plate, find the centre by using a ruler to measure and mark a dot.

STEP TWO: Turn the plate over and put a piece of reinforced tape like Gorilla or Duct tape in the centre, on the back of the plate. Smooth out any air bubbles.

The tape helps to keep the plate from splintering once the drilling starts.

STEP THREE: Turn the plate face up. Place a piece of wood under the plate to avoid damaging your tabletop. Put safety glasses on! Drill a pilot hole using the 1/4-inch ceramic drill bit in the centre marking. Use a good amount of pressure while drilling this pilot hole, so the drill bit doesn’t slip. A pilot hole does not go all the way through the plate. Make a strong indent without going all the way through; this will help the next drill bit grip easily to the plate.

STEP FOUR: Sprinkle a little water on the plate (to avoid burning out your drill), attach the 1/4-inch diamond grit drill bit and drill hole all the way through the plate. Depending on the quality of the plate, this could take 15 seconds or a few minutes.

Be patient, don’t rush this process.

STEP FIVE: Once the holes are drilled, assemble the plates using hardware.

DESIGNER JO ALCORN CREATES A STREAMLINED OFFICE WITH MASCULINE TOUCHES

During my design career, I have worked on many office spaces, but this particular project was very exciting for me because my client wanted a streamlined design with masculine details.

The space was in dire need of a transformation because it was used to store the “unwanted,” you know, the stuff you accumulate in life but just can’t throw away.

Here is how I tackled the project.

First things first - I wanted to set the tone of the room by creating a dramatic wall treatment. I used MDF shiplap

by Metrie (metrie.com), which covered almost all the walls in the office. I installed baseboards from the Pretty Simple Collection to finish off the room, and all the trim was painted with Benjamin Moore’s Decorator’s White - CC20 (benjaminmoore.com).

The only wall that I didn’t add shiplap to was the back wall; here I installed a stunning, open bookshelf. I made this wall really stand out by painting a dark colour behind it in Benjamin Moore’s Wolf Gray - 2127-40.

Next, it was time to choose the furniture, and I aimed to keep things custom and masculine. I worked with Harkel Office (harkeloffice.com) and its new West Elm Workspace line, produced exclusively with Inscape. I was able to completely customize everything. From choosing among many different patterns for the chair and sofa upholstery, to the finish on the bookshelves, I was able to find exactly what would work for my client.

In today’s busy and everchanging world, it’s a must to have a TV in an office. For this space, I chose a Sharp 55-in 1080p HD TV by Roku (roku.com). It has a great remote control, but it also has a mobile app, so you can control everything from your

smartphone, and even cast music, photos and videos to the big screen.

While the design of any space is important, an office has to be equipped for function. In this office, I installed the new Velop Whole Home Wi-Fi system (Linksys.com). This system blankets an entire home or office with Wi-Fi, no matter the size and shape. I also love the look of the system, as it can be easily incorporated into the decor.

I love to include personalized artwork into offices. I chose to get all the artwork in this space from Posterjack, Canada’s photo art experts (posterjack.ca). I uploaded gorgeous personal photos from the client’s recent vacations and fun memories from their cottage.

Of course, you can see my love of dogs also shines through in this space with photos of their family pooch. I used a myriad of Posterjack’s different options, like its canvas minis, lacquer frames, woodstand prints, acrylic blocks, and more. It allowed me to create a great diversity of photo art in this space.

I then swapped out a small ceiling light for a stunning, artistic piece from Harkel office. It has a dimmer option, so my client can adjust, depending on the natural light coming in from the large windows behind the desk.

My favourite part of any design project is the finishing touches! I had so much fun shopping at HomeSense (homesense.ca) where my budget went a long way. I was able to find a wide-assortment of masculine accessories such as bookends, globes, greenery and more.

Finally, I topped it off with the perfect cushions and curtains that were made for this space.

DEBT RELIEF HERE ARE SOME THINGS YOU NEED TO KEEP IN MIND.

Sometimes it feels like you’re in an impossible situation. You’ve tried getting a consolidation loan, but with the tight money markets and your crappy credit history, no one wants to be your lender.

So you look at the ads for credit counselling, debt consolidation and debt relief companies and think, “Maybe this is the answer.”

With any debt management plan, you make your payment to the company you’re dealing with, and they distribute most of that money to your creditors. (Yes, they all get their pound of flesh, so you are paying for this service, even if it doesn’t feel like it.) So you only have to make one payment.

For their fee, these organizations lower your interest costs and eliminate fees, so more of your payment goes to your balance. But if you’re dealing with lenders who

won’t compromise, your debtmanagement plan won’t work as well if your creditors roll over.

You should research the company with which you’re going to deal very carefully since these organizations range in quality. We’re talking about fixing a problem here, not making a bigger problem. You need to be absolutely sure this is going to work in your favour (when all the costs are counted) before you proceed. Get it in writing.

Understand all the terms and conditions. And don’t take, “If we

can’t help you, we won’t charge you” as a guarantee. That just means they’ll leave you high and dry if their negotiation fails.

Often when you enroll in a debt settlement plan, you will be told to make no payments to your unsecured creditors. This will have two outcomes: (1) you’ll save the money you would have been making in payments to establish a debt settlement pool, and (2) your creditors will watch your account go into huge arrears, making them more willing to negotiate a settlement. After several months, your debt management company will contact creditors and attempt to negotiate a favourable lump sum settlement that will be paid out of your debt settlement pool.

Know that if you take this route, your credit history will be shot. If you already have a crappy credit history, this may not be a problem for you. But if you’re in the least bit concerned about keeping your credit score shiny, this isn’t the way to go.

While each organization is different, the plans they come up with are pretty much all the same since lenders don’t give preferential treatment to any one company. Your debt management advisor determines how much it will take to pay your creditors off in three to five years. The main benefits are that the interest clock is slowed down (or in some cases stopped completely) and that collectors stop calling. And you usually have the option of paying more when you have extra money so you can get back into the black even more quickly.

One of the big drawbacks of using a debt counselling or debt management company is that they don’t come with any serious advice, so people often fulfill their commitment and then go right back out and rack up their debt again. You need to work with a company that does a full

assessment of your financial picture. If the company only deals with the debt, you’re at risk for being a repeat offender.

If you’re working with someone who is knowledgeable and compassionate, the process can be smooth. If your advisor sees you as just one more customer, if she is judgmental, if he is pushy, you need to find another counsellor.

You shouldn’t think that debt management is the easy way out.

You still have lots of work to do.

But if you’re getting the right kind of guidance, it can be easier. Be careful however. The last thing you want to have happen is that you get to the end of the process only to find it isn’t the end: that there are fees and interest rates that have accumulated throughout the process and you’re still on the hook. Yup, it’s happened.

Debt management is not right for everyone. I’ve seen people enter into the process and then accept credit and start charging again. Dopes. If you’re not committed to living without credit, don’t even bother getting started.

You’re often required to commit to living without credit until you’re debt free, and if you break this rule, there can be dire consequences.

Also keep in mind that this kind of service works best for those with unsecured debt, like a credit card or unsecured line of credit. If you owe taxes, child support, or on anything for which someone else is signed, this won’t work.

Perhaps the biggest surprise for most people is the fact that consolidation, credit counselling and debt management may not be bankruptcy, but they are often treated as such by future lenders. Your credit history will take a hit that lasts as long (or longer, in some cases) than bankruptcy. Anything that says, “He couldn’t manage his bills” is a red flag for lenders.

I’M NOT A BIG FAN OF ANY OF THESE SERVICES. I BELIEVE:

1. If you can’t keep a roof over

your head and food in your belly, and pay off your debt in three years or less, you need to go and see a bankruptcy trustee. You are exactly the person bankruptcy was meant to help, and if you just can’t make it work, bankruptcy may be your only option.

2. If you can make your payments, then you need to call and negotiate with your creditors, come up with a plan and follow through. Taking personal responsibility is the only way to make sure you never make the same mistakes again. And if you don’t have the wherewithal to make this better, it’s only a matter of time before you’re back in the hole. It’s your money. Now it’s time to take control of it.

However, taking a few painless steps can make the move to the new “home-away-from-home” go more smoothly.

Buying reusable supplies such as high-quality containers is good for parents’ wallets and for the environment. Most corrugated cardboard boxes can be easily folded and stored during the school year. Plastic storage bins with lids are also a good option. The containers parents buy this year can be reused and recycled throughout the student’s university career.

DON’T OVER-PACK BOXES

Go through the new student’s belongings before packing. Reduce the amount of items to move to start the school year clutter-free.

USE THE RIGHT SUPPLIES

USE ORIGINAL PACKAGING FOR LARGE ELECTRONICS
