Vacancy rates are exceptionally low these days in many markets, and with house prices rising and steady population growth, there are many people in the market looking to rent in a prime neighbourhood in a great building.

Renters Guide is a great source for helping you find the perfect place to call home – so sharpen your pencil get ready to source the many listings and property management companies in this issue.

As with any major monthly expense, it is important to do your homework before you venture out to shop the market. Know what you need and what you want. Know the answers to the following questions beforehand: • What monthly payments would I be comfortable with?

• How long do I plan on leasing for?

• What locations will I consider?

• Does the rental property cover my needs in terms of parking, transit and other key considerations?

Once you have determined this check list, be sure to shop around and compare apples with apples. The more you see, the quicker you’ll be able to determine the place that suits you best.

o you ever wonder how people lived without the Internet?

I’m old enough to have grown up with the Dewey Decimal System instead of Google, with snail mail instead of email and with a typewriter and white-out. Maybe it’s because I appreciate how much my life has changed since I got my first email address in ‘95 that I’m so enamoured with technology.

I love the new Renters Guide app for iPhone – I find it extraordinary that you can define such specific search parameters, including your lifestyle and lifecycle, and have a program give you results that are filtered so that you only have to look through apartments that are perfect for you. I love the new website, RentersGuide.ca, that gives me seemingly endless articles and info on rental living across Canada.

It’s amazing how we adapt to technology, but some things will never be replaced.

For me, nothing will ever replace the comfort of sitting down with a magazine in hand, flipping through the pages, tearing out items that appeal to me, folding a corner over for later, having it all digital means it’s never out of reach, wherever I need it. The different channels complement each other perfectly.

SometimeS a crappy way of relating can really muck up the money. Whether you’re planning a walk down the aisle or you’ve already been hitched for eons, there are some common mistakes couples make that can throw a wrench into their Moneyworks.

1. Keeping secrets. I’m truly amazed at the number of people who hide stuff from their partners. They go shopping, bring home a bag of stuff, and rip off the tags – because, of course, their partners are morons and won’t recognize a new outfit when they see it. One woman shoved her new purchases in the laundry hamper first TheRentersGuide.ca thing. Another kept her new purchases in the trunk of her car until she could slide ‘em into the house. Many people lie about what they’ve paid for an item because if it’s a good enough deal they can slip it past their buddy. And then there are all the folks who hook up only to find their partner is a financial disaster.

If you can’t be open about what you’re buying, that should tell

you something. If you think your partner is going to object to your spending, hey, listen up! And if you’re planning to mate and you haven’t sat down to talk about your money, you’re a fool, plain and simple.

Communication is Job One in the survival of any relationship, and if you can’t bare your financial soul to your partner, if you can’t trust that person to tell you the truth, you should not be getting married.

2. Not having a budget. It isn’t going to come as a surprise to you that I think every couple should have a budget. Whenever you combine two lives, two ways of looking at things, two spending profiles into one, you need to have a plan to ensure both bodies are on the same page about where the money should be going.

Having come up with a budget you both agree to, it’s easy to decide what to buy and when. finances A budget can be a relationship-saver when one of you is a spender and the other is a saver, since by having a plan you can address both your needs. It’s particularly important when you are both spenders heading to the brink of bankruptcy. Knowing where you stand financially means you can make informed decision about your spending without a huge debt hangover.

3. Putting One Guy in Charge. It’s not unusual for one person to assume the nitty-gritty of daily finances. It often falls to one partner to pay the bills, check the insurance coverage, decide on how to invest the retirement savings, figure out how much to put away for education savings, negotiate with lenders, pay the taxes… the list is virtually endless.

Often it’s because one partner is more inclined toward these tasks. The problem is that when one person is excluded, or totally abdicates responsibility, it means the other can mess things up with no monitoring or grow resentful at always having to do the detail. It’s important for each partner to not only to feel involved in the big financial decisions but also understand the day-to-day details.

Taking turns managing the chequebook, and having regular conversations so that both of you are clear about what’s going on, means you’re both in the know and working to the same ends. It also means that one person doesn’t have to deal with all the crap, while the other merrily laughs off the stress and frustration with, “You’re managing the money, so this is your problem to deal with.”

(Yes, there are dopes who say this.)

One of the ways some couples deal with the ‘Money Of My Own’ issue is to allot each partner a weekly or monthly allowance that can be used for anything that body desires. Since the allowance is part of the budget, the plan stays in place while the individuals have some personal freedom when it comes to how they’ll spend their personal money.

4. Denying the Debt. Regardless of who has the debt, the impact on the family unit will be significant. If you can’t be debt free when you get hooked up, the very least you should have is a plan for how you’ll get that debt paid off.

Once you have a slush fund you can each spend as you wish without questions or recriminations, you can then agree that on purchases above a certain amount you’ll consult with each other before buying.

Never sign for each other’s debt. When you do, you assume responsibilities that may choke you to death. If your buddy needs help pay off the debt, you can do that without putting your name on the paperwork.

6. Failing to plan for emergencies. While no one likes to think about bad things happening, the fact is that bad things do happen to good people. If you don’t have a stash of cash at the ready to deal with whatever life throws at you, you won’t have the means to cope. One of the big upsides of joining up is that you’re able to act as a safety net for each other through life’s storms. But that doesn’t happen magically. And often couples over-estimate their partner’s ability to take over the entire financial burden should one partner lose a job, someone become ill, or suffer some other disaster. It takes a plan.

And part of that plan includes creating a pretty hefty emergency fund. Another part includes reducing your risks in whatever ways possible. Every couple should have enough money available to cover six months’ worth of living expenses. And each partner should make it a priority to get adequate insurance coverage.

“But he won’t be able to get a car if I don’t help him,” I’ve heard.

Then he shouldn’t have a car.“But she’ll pay an outrageous amount of interest.”Then she shouldn’t take the loan.“We’re partners in everything.” Maybe that’s how you feel now, but how will you feel when (s)he doesn’t pull her/his weight on the debt repayment, and you’re on the hook for his or her past self-indulgence?

As for blowing your brains out on a big wedding when you’re walking around with a ton of debt, give your heads a shake!

Wedding mania, exotic honeymoons, and a houseful of brand new furniture is wonderful, providing you have the money to pay for it.

Going into debt for massive self-indulgence is down right dopey.

5. Sweating the small stuff. If you’re going to spend your relationship getting your britches in a knot over every little thing, you’re going to be miserable – for a long time. Or you’re going to get divorced.

You have to figure out which battles are worth fighting, and when negotiation makes more sense.

If the small stuff adds up to big problems it’s usually because you

How insurance works

While it may seem complex, insurance is really quite simple: The payments (or premiums) of the many pay for the losses of a few. Your premiums go into a large pool, if you will, at your insurance company. The claims of the few are paid from that pool. Because there are more people contributing to the pool than there are making claims, there is always enough to pay the claims – even large single claims like when someone is permanently disabled as a result of a car collision, or many smaller claims like those resulting from a natural disaster. (The 1998 ice storm that hit parts of ontario, Quebec and New Brunswick resulted in an estimated 700,000 claims for damage totalling $1.4 billion.) However, large disasters (such as the ice storm) do come close to emptying the pool.

Insurance for Insurance companIes Even when the pool comes close to emptying, there is another pool from which insurance companies can draw to pay claims.

Some of your premiums are used by your insurance company to buy reinsurance – insurance for insurance companies.

Sometimes losses are so big – like those resulting from an earthquake – that there is no way that an insurance company can cover the costs. Reinsurance is an extra layer of protection against large losses.

A common misconception is that a policyholder who has never made a claim should pay less, little or nothing for insurance. While it is true that past claims history is important, a more reliable indicator of how likely a person or business is to make a claim is the statistical group to which he/she/it belongs.

Industry earnIngs Insurance companies generally do not make money on the premiums gathered from policyholders. In 2005, insurance companies paid more than $21 billion in claims while taking in $35 billion in premiums.

The difference between the premiums and claims, in this case $14 billion, is used by the companies to pay salaries and taxes ($6.2 billion in 2005), and to cover the overhead costs (such as electricity bills) of running a business. It is also used to pay the administrative costs of settling a claim.

Insurance pays for … Insurance pays for only those types of losses described in your contract. It is very important that you read your policy and/or talk to your insurance representative about what you are covered for and what you’re not. Insurance will not pay for every problem that you may encounter, nor is it a maintenance contract.

Insurance is generally intended – and priced accordingly – to help policyholders cope with the financial consequences of unpredictable events that are “sudden and accidental.” If, for example, you live on a floodplain by a river, flooding of your property in the spring is not sudden or accidental; it is inevitable and, therefore, uninsurable.

The Insurance Bureau of Canada offers information for consumers to help make them aware of their insurance needs and assist them in understanding the types of insurance available. They are the national industry association representing Canada’s private home, car and business insurers. Its member companies represent 90 per cent of the property and casualty (P&C) insurance market in Canada.

But what if a renter accidentally damages their apartment, or if they are robbed and have to replace their possessions on a tight budget? Renter’s insurance is a wise investment, but according to a poll by TD Insurance, 47 per cent of Canadian tenants under 35 do not have renter’s insurance.

But consider the cost of replacing your laptop or smartphone if you were robbed. Before moving out, it’s important to understand the basics of renter’s insurance and ensure you have the right coverage in place to protect yourself.”

Minor sets the record straight for renters by debunking the five most common renter’s insurance myths: Myth #1: If something happens, it will be covered by the landlord’s policy Nearly one-third of Canadian renters under 35 (32 per cent) incorrectly believe they are covered under their landlord’s insurance policy. But Minor says your landlord’s insurance likely only covers the building you live in and not your personal possessions or your liability for accidents.

“If the pizza delivery person slipped on ice outside your apartment building, the negligence would likely lie with the landlord who is responsible for salting the sidewalk,” he says. “However, if they slipped inside your apartment because you didn’t clean up a puddle, you may be liable for their medical bills, lost wages and damages for pain and suffering out of your own pocket.”

Myth #2: My roommate has insurance, so I should be covered too since we live together “Generally, renter’s insurance does not cover your roommate and instead only covers your own personal belongings,” says Minor. But if you’re considering purchasing joint insurance with your roommate, Minor warns there are a few things you should consider first: “Renters should discuss with their roommates how they will pay for the policy and also have a clear understanding of what each roommate’s valuables are worth,” he says. “One roommate’s valuables may hold less value than the other TheRentersGuide.ca roommate - in this case, will the two roommates pay the same contribution

to the policy? Something else to think about is who will control the policy, making changes and submitting claims.

Knowing each roommate’s role will ensure there are no uncomfortable situations.”

Myth #3: The chances of something actually happening are so small it’s not worth the cost “I’ve heard a number of stories about renters who decide to forgo renter’s insurance simply because they don’t think they are at risk, so are willing to take their chances,” says Minor. “But accidents can happen to anyone, anytime, anywhere, and the financial impact can be significant.” Minor says there are a number of common incidences and simple mistakes that are generally covered under renter’s insurance, including: If there is a break-in at your home If you you accidentally cause damage to your neighbour’s property or your landlord’s property

cAnAdA’s rentAl vAcAncy rAte remains unchanged According to the spring rentAl MArket survey 1 releAsed recently by cAnAdA MortgAge And housing corporAtion (cMhc), the average vacancy rate for primary purpose-built apartments in Canada’s 35 major centres2 was 2.7 per cent in April 2014, unchanged from April 2013.

“The stability of the national vacancy rate is due to supply and demand factors,” said Bruno Duhamel, manager of Economic and Housing Analysis.“Demand for rental housing continues to be supported by population gains from net migration and stable employment levels for young workers aged 20 to 24”.

The results of CMHC’s spring survey also revealed that major centres with the lowest vacancy rates in April 2014 were Edmonton and Calgary (1.4 per cent each) and Kelowna (1.5 per cent). The major centres with the highest vacancy rates were Moncton (10.7 per cent), Saint John (10.0 per cent), and Charlottetown (8.7 per cent).

The Canadian average two-bedroom rent in new and existing structures was $930 in April 2014. With respect to the census metropolitan areas, the highest average monthly rents for two-bedroom apartments were in Vancouver ($1,274), Calgary ($1,267), and Toronto TheRentersGuide.ca ($1,241).

The lowest average monthly rents for two-bedroom apartments were in Saguenay ($562), Trois-Rivières ($571) and Sherbrooke ($594).

Mass transit, highway construction and other infrastructure are key considerations when planning a move.

EVER NOTICE RENTAL COMMUNITIES BOAST THEY ARE “just minutes from shopping, schools and all the amenities!” and that “Everything you need is right at your doorstep!”?

This is not just marketing gimmickry at work. These factors really matter, as such attractions are critical in determining appeal to renters – for lifestyle and comfort while living there. However, one of those factors carries a little more weight than the others: proximity to infrastructure.

The federal and provincial governments have been spending billions on infrastructure improvements over the last few years to upgrade highways, transit systems, airports and other services such as health care. For rental developments, this means more and better access.

It’s no exaggeration to say the infrastructure developments have allowed new communities to literally sprout up along the way.

Numerous studies throughout North America and elsewhere show that proximity to mass transit and highways has the most significant impact on property values, since it improves residents’ accessibility to a city’s central business district and other areas with employment opportunities.

The greatest benefit, according to Cutting Edge Research Inc., a Vancouverbased real estate consultancy that examines housing trends across the country, is for properties located within 500 metres of stations along new transit lines.

“Distance is now measured in minutes, not kilometres,” says Don Campbell, president of Cutting Edge, summarizing a principle that renters anywhere in Canada can follow: as people increasingly factor commuting times into their renting decisions, proximity to transportation is a top determining factor for convenience.

Prospective renters, then, while you’re out there shopping for your new home, take a look around and see how close you are to the nearest highway, subway or light rail transit. Then follow the tracks to those housing projects and communities and your new home.
