fear of Friday the 13th. Whether it stems from The Last Supper in the Christian faith or from Viking lore, we’ll never know – but it’s among the most famous of the superstitions, enough so that a great number of buildings don’t offer a 13th floor.

seven? Would you ever live on the 13th floor? How superstitious are you, and how much would it affect your next apartment?

Numerology plays highly in real estate superstition, because it’s so integral – street names, street numbers, floor numbers and suite numbers.

So are you supersitious enough to include or exclude these numbers in your next apartment hunt?

4 Unlucky: Tetraphobia. In Chinese it sounds like the word for death so 4, and any number with a digit of 4 is to be avoided: 40, 444, 441. Numerous buildings exclude the fourth floor and some even a room number 4.

Vancouver had an increasing problem with developers wanting to omit the fourth floor, 14th floor and any other floor with the number 4 – even excluding suites with the number 4. According to Chief Building Officer Pat Ryan, as reported in the Vancouver Sun November 2015, it was becoming a safety issue, and the city issued a bulletin to developers that 1 0 YPNEXTHOME.CA

removing floors for cultural or superstitious reasons would have to stop, citing that, for example, it could pose a danger to firefighters in case of emergency, who would not be able to rely on finding an actual floor by numerical sequence if random numbers are arbitrarily missing in some buildings.

9 Unlucky: In Japanese, 9 sounds like the word for torture or suffering and is to be avoided.

13 Unlucky: Triskaidekaphobia or the fear of the number 13 has long been a superstition.

18 Lucky: In Hebrew, the same digits are used for letters and numbers, so every word can be read as a number. The Red River marks the west boundary and Seine River marks the east. Carriere Avenue is the northern boundary and Rural Municipality of Ritchot is the southern boundary.

Tips for hiring movers

WE ARE TALKING ABOUT entrusting

all of your worldly possessions to someone so they can get them from your old apartment to your new one. Do you know what you need? We do; here are our tips for hiring movers.

1. A good, detailed contract. A contract ensures and outlines all expectations. This is particularly true when you hire professional movers. You’re obviously the “who,” and your gorgeous new apartment is obviously the “why,” but we also need to know exactly “what,” “where,” and “when” in order to transport your items to your new place. There are usually a lot of details, and finding out about them on moving day is counterproductive. Think ahead.

2. Do your research. The first thing to do is find a reputable mover. Check online with the Better Business Bureau or the Canadian Association of Movers, and of course, ask friends and family members to refer companies they have used.

Select a company that has a tried-and-true track record.

When we meet customers to arrange their move, we need to know about everything they expect to take so we can prepare as accurate an estimate as possible. Ask us all of your questions before signing the contract: Insurance and liability, additional charges, any exemptions.

3. Tell us everything. If there’s an extra stop to drop something off, it’s extra time and will add to the cost – plus we need to pack the 1 8 YPNEXTHOME.CA

A contract protects you as much as the movers, but only if you read it, understand it and abide by it. item so it’s accessible. Let us know of an item that may be difficult to move – or any concerns you have. You don’t want to find out on moving day that there are extra charges or unmovable items.

4. Get an estimate. In many ways, estimating is a science. Computers help, but the results are only as good as the information we input.

Telling us on moving day that you forgot you want to take the shed in the backyard can hold things up for hours. It will also add to your costs.

And speaking of costs, we need to know well ahead of time if you want us to provide the service of packing. Deciding this two days before the move likely won’t work.

If you’ve been quoted only on

moving and not on packing, you’ll need a new contract that reflects the cost of packing. If you do the packing yourself, read the contract as to whether or how much your items are covered, should damages occur.

It is our responsibility as professional movers to ask the right questions, but until we develop ESP, we need to rely on you to explain what you need from us. A contract protects you as much as the movers, but only if you read it, understand it and abide by it.

The five emotional stages of renting

YOU COCOONED THROUGH the dead of winter and you spent way too much time indoors, which got you thinking about your living space.

Now that it’s spring you can’t wait to move. Whether you’re interested in renting a new place or finally getting a rental of your own, this adventure won’t come without a slew of emotions.

Your hormones are fine, you’re just about to experience the five emotional stages of renting: STAGE 1

You have finally decided to make the move to a new or first time rental. You are currently in a good stage of your life and you’re full of excitement. You may even be too excited because you’re already trying to erase from existence the memory of your soon-to-be ex neighbour.

STAGE 2

After your excitement phase however, it’s a steep fall into delusion. Excitement is currently fogging your good judgment and has you dreaming about all the possibilities that come with a new place. During this stage, you’re convinced that you’re finally going to find that perfect rental in the heart of the city that also fits your budget (you’re delusional).

STAGE 3

No need to panic because stage three of your renting adventure is going to bring you right back down to earth into a sea of disbelief. This stage is likely to hit you right after your first day of apartment hunting – and will be the hardest. Just tough it out. After you eat a whole jar of Nutella and rummage through the Renters Guide App, it will just be a matter of time before you’re out of this emotional saga.

STAGE 4

Once you exit your stage three rut, you will find yourself filled with anticipation. You have a good feeling about the next rentals you’re going to visit and you’re feeling positive about finally finding the right one.

STAGE 5

Finally! Breath in and breath out, you

have found the one! Despite some nausea, this final stage is filled with relief, as well as some remnants from stage 1 (and not so surprisingly, another jar of Nutella).

Now take some time to relax and tap yourself on the shoulder because you have officially gone through all 5 emotional stages of renting. Wasn’t it all worth it?

Utilities included... or are they?

WHEN I FIRST STARTED RENTING, I used to look for prices that included utilities because I didn’t want to deal with setting up hydro and paying another bill. Ten years later, I still do the same thing because I don’t want to worry about running my air conditioning in the summer. (I know that’s not a great thing to admit, but I’m going to assume that I’m not the only person that does that.)

I’ve heard of landlords adding conditions to lease agreements when it comes to allinclusive rent — for instance, prohibiting space heaters in the winter and/or excessive air conditioning in the summer.

Perhaps you’ve read before that certain clauses in leases are essentially meaningless and in some ways, that is true (in Ontario a “no pets” clause in a lease is void), but it is also true that landlords generally have the right to include restrictions.

Landlord and tenant boards often suggest settling disputes before they escalate and I would suggest the same — but it’s important to know your rights when it comes to utilities and rental legislation.

Ontario As I’ve admitted, I am a little more careless about my AC than I would be if I were paying the hydro bill — which is why it’s noteworthy that landlords can apply to increase rent by more than the set guideline if utility charges become excessive.

In Ontario, there is no legislation that specifically addresses stipulations around allinclusive utilities. A landlord could file against you if you ignored a clause in your lease, but there could also be a case against the landlord should you prove your point. For example, if the unit genuinely needed an appliance like a dehumidifier, it would be hard for the landlord to challenge you, even if the lease stated dehumidifiers were prohibited (according to the Landlord and Tenant Board).

Manitoba According to the Residential Tenancies Branch, a tenant could challenge whether or not a lease condition was reasonable — and something like a space heater ban would likely not be considered reasonable if the case was brought to court.

Landlords in Manitoba are only permitted to increase rent once every 12 months and so they cannot do so randomly to cover extra utilities. If your rent is less than $1,455, landlords are restricted to the rent increase guideline.

Alberta Landlords can include any restriction when writing a lease and if you sign the agreement, you’re bound by it, according to Edmonton’s Landlord and Tenant Advisory Board. Having said that, the legislation doesn’t address utility restrictions and if you weren’t violating any laws as a tenant, it would likely be hard for a landlord to terminate your lease based on a claim about utility usage. You could still be challenged in court for violating your lease.

Landlords in Alberta can only increase rent every 12 months and the province has no limit on that increase — but they can’t just up the rent whenever they so choose.

There are ways around the 12-month increase.

If you signed a six-month lease and your landlord then asked you to sign another with a new stipulation regarding the utilities (like having to pay a percentage of the bills), the landlord would still be within their rights as they would not be increasing rent, but rather having you sign a new contract.

British Columbia As with the other provinces, the utilities specifications fall into a grey zone in B.C. According to the Residential Tenancy Branch, landlords could follow through with legal action as with any lease violation should you ignore their terms.

Landlords in B.C. can only increase rent once a year by the standard allowable rent increase. They can, however, complete an application to request an additional rent increase which would look at the reasons they might have for demanding it (i.e. excessive utility costs).

You know your rights, so let’s just agree — if you don’t need the space heater, don’t run it. If you’re wearing a sweater in the summer, turn down the air conditioning. Wasting energy doesn’t help anyone, and if renters expect landlords to be reasonable, tenants can be too.

WE’V ALL HEARD OF HOME STAGERS who will stage homes for resale to

make them look their best. But staging tips and tricks will work in your home to help you make the most out of your space. Enlist some of the same strategies that stagers use, to help make your home look its best from the start. I call it, “staging your home to stay.”

Cut the clutter before it begins Any home stager will tell you that clutter can visually suffocate a space, but the benefit of moving into a new apartment is that you have the opportunity to wrangle the clutter before it begins. It’s so easy to stash excess items in closets, cupboards and drawers, but if you edit from the beginning, you’ll be able to consciously control clutter in the future. And let’s face it, unconscious clutter in our homes can cause subconscious clutter in our brains, so starting with a well-organized space will create a harmonious home.

Keep colours neutral… not boring Apartments often offer neutral paint palettes throughout, and although many renters’ initial instincts are to personalize the space with colour, consider working with the original hues.
