When it comes to rentals, we all have questions — from wanting to know about different property management companies and the rules of renting, to leases, sublets and more. Your friends, family and industry professionals can offer anecdotal experiences and insights, but they are not legal experts and don’t always have the right answer.

However, someone does.

Each province has its own act governing rental and tenancy rules and laws. If you want real answers to your questions, you need to go right to the source: to the governing body.

Whether you’ve got a small issue or a very serious problem, it’s likely that you’re not the first person to experience it. In fact, whatever it is, it’s probably covered by your province’s act. If you think you have your own solution, think again. It may not be the legal route to solving your problem. For example – many people think they can withhold rent to get the landlord to fix something. In reality, if you withhold rent, you’re giving the landlord grounds to evict you. You’re never allowed to withhold rent unless you’ve got a ruling against your landlord through the board. The board can even rule for an abatement of rent – getting you a refund for some of your rent for the duration of the issue.

Court isn’t the only route. Most residential tenancy acts make it clear what your legal entitlements and remedies are. You can opt for mediation as an intermediary step. Often a quick call or search will help with the answers you need.

style to use throughout your home. Whether you like wicker or leather, brightly coloured or neutral, consider buying extras as you may not be able to find the same ones again later.

Anytime you have a vast open storage area (i.e. toy chest), think of creative ways to subdivide it to keep it organized. Break big areas into smaller ones by using containers of various sizes. You can reuse the packages that regular household items come in: tissue boxes, cheque boxes and baby-wipe containers. In addition, you can subdivide using drawer dividers, shelves and stacking trays.

If your collections are hidden away in a musty basement or forgotten in the corner of your

closet, they’re clutter. Collections have their place, but they need to be displayed in a way that reflects their meaning to you. Small items can be mounted and framed in shadow boxes, which can hang on the wall or sit on a table. Larger items stay dust-free when they’re displayed in a shelving unit with glass doors.

FIVE WAYS TO BRIGHTEN UP YOUR APARTMENT IN WINTER

JACKIE MARCHILDON For some, the winter months can be tough to get through — it’s dark and cold, and it’s easy to feel a little lethargic. If you’re especially susceptible to feeling down during Canada’s darker months, it can be particularly hard to live in an apartment that doesn’t get much light. Basement apartments are notorious for this.

If your rental unit has been feeling a little dark these days, here are a few tricks for brightening it up!

ADD LIGHTING

This is an obvious one on the list, but it’s still worth mentioning. Your unit likely feels dark because you don’t have enough natural light coming in from small windows, but it’s probably also because you’re lacking in artificial light too.

Oftentimes when renting, we don’t think about changing the light fixtures in our space, but it’s an easy change and something that can make a dramatic difference — especially in a basement. Look for fixtures that require more than one bulb for added lighting. Make sure none of your current bulbs are burnt out, and have fun with this.

New fixtures don’t just add light; they can also really spruce up a space. You can even accessorize by adding some new lamps or lanterns around your home.

ADD MIRRORS

Mirrors give the illusion that a space is bigger. Hanging them not only 18 RentersGuide.ca

helps make an area feel roomier, but because they reflect light, mirrors also essentially double the amount of light you have in your unit. They help with the stream of light in a space and, again, they provide a change in decor if you’re looking for something new.

DECLUTTER YOUR SPACE

Clutter darkens any space, so it’s especially important to keep things simple in a darker unit.

Clear your counters and don’t add unnecessary furniture. A cramped space feels dark. Clean countertops and closed storage space will keep your home looking clean and it will also make it feel lighter and brighter. Plus, decluttering generally helps us feel productive.

PAINT THE WALLS WHITE

Painting might not be something you want to take on right now, but if you feel like making a big impact, a fresh coat of white paint will easily brighten up your space —

especially if your walls are currently a dark colour.

CHANGE YOUR WINDOW COVERINGS

If you have heavy or dark drapes, curtains or blinds on your windows, consider switching them out for lighter fabrics like sheer cloth. Lightweight fabric will maximize the sunlight entering your space, and still give you the privacy you need in your home. Brightly coloured drapes can add a nice contrast to white walls too, or you can consider creating a fake window using translucent curtains over a light.

THE RIGHT RENTAL JENNIFER BRAUN When I first started looking for an apartment, I would jump any time someone told me they or a friend of a friend had a “rental” available.

Then I discovered just how vast the term “rental” really is. Turns out a “rental” can actually be a room, a basement, a loft to share with eight other people, a pull-out couch in the living room and even a fully furnished apartment with a cat to watch (I’m allergic to cats).

No, rentals aren’t always as traditional as you would expect them to be. Instead, they come in different shapes and sizes. It’s up to you to weigh the pros and the cons.

Here’s some help: STUDIO APARTMENTS

Pros: Aside from the fact that a small space means less to clean, what could possibly be the advantage to living in a small space?

Cheap rent! Studio apartments are often inexpensive compared to other rentals on the market. What’s more, minimal square footage ultimately means lower electricity and heating bills. Don’t doubt the cool-factor of this type of rental either. Renters always have a way of turning this basic single room apartment into their own.

Cons: Your Ikea shopping game has to be really strong to pull off living in a studio apartment. If you’re lucky, the three to four pieces of furniture that you’ll be able to fit in it will have to be double-duty and even triple-duty decor to ensure a well organized and functional space.

You’ll basically be living in your kitchen, bathroom, bedroom and

very compact living room all at the same time. Good luck!

LOFTS

Pros: When you tell someone you live in a loft, you automatically hit sophisticated, cool status. Basically if you are not cool, this is the easiest way to appear interesting really fast.

Most loft apartments have high ceilings and offer a very interesting and flexible layout that is popular with the artist and the I’m-way-toocool-for-it types.

Cons: The open concept layout of a loft style apartment is not ideal if you plan on living with roommates or children. Though the area is much larger than a studio apartment, privacy may be an issue. Screaming children and bad roommates will be impossible to escape. You have been warned!

BASEMENT APARTMENTS

Pros: Are you happily anti-social?

Then a basement apartment is for you! Seriously, basement apartments happen to be very private. Often they come with a private entrance and you get easy access to the outdoors without having to travel through corridors and potentially meet neighbours – or just anyone at all.

Cons: Good luck getting any kind of natural light into your basement

apartment. What’s more, despite being virtually underground, basement apartments can be quite noisy. Be wary of your upstairs neighbours and any appliances like a furnace, a shared laundry room or a water heater, which are often found downstairs.

CONDOS

Pros: Condo living is a way of life. At least, that’s what any current condo occupant would say. It’s all about enjoying the small things like a great location in the city, awesome shared amenities and not having to worry about outside work and maintenance.

Cons: All those good amenities and perfect location that condo renters love to brag about, also come with a price – I’m talking about a lot of hard earned cash! Condo rent is at the top of the price list – and you still have other bills to take care of.

Now it’s time for the hard part.

1. CONSTRUCTION NOISE. If you

are moving into an area that has properties under construction, or scheduled construction, be prepared to experience longterm noise.

2. BUSES. Find out where the local public transit routes are and their schedules.

Being close to a hospital may have its advantages, but weigh this advantage with the disadvantage of hearing sirens several times a day.

7. TRAINS. This includes long distance, subway and streetcars.

8. PLANES. Is your new home on a flight path to a major airport? Find out the flight schedule. Late-night noise may become a factor.

Chef, author and TV personality Laura Calder’s new book The Inviting Life, is an inspirational guide to homemaking and hosting in the millennium. Recently, I caught up with her to discuss everything from budget-hosting tips to her favourite kitchen items.

Why were you inspired to write The Inviting Life and not another cookbook?

Food has always been about the context for me. In my cookbooks, you’ll find a lot of looping in and around the recipes in search of the greater value of good eating, its civilizing effects, and so on. I’d reached a point where I wanted to get the recipes out of my way so I could explore those broader areas more deeply and articulate my philosophy.

What does The Inviting Life mean to you?

It’s about the value of making a welcome home for ourselves and others, of seeing home not just as a place where we lock ourselves away, but as a place we can open up and use for the greater good.

You like the idea of approaching decorating the same way French women dress, “effortless, unselfconscious with individual flair.” How can homeowners find their home style?

Do you have a fail-safe recipe?

Being sensitive to what truly lights us up on the inside is important - and can save us a lot of money.

When we choose the things that delight us every time, we build an environment around ourselves that’s a true reflection of who we are. The other thing is not to copy. Take ideas and inspiration, of course, but we should always make things our own in the end.

How can everyone get into the “home-cooking habit” and build a cooking repertoire?

As a chef, what is your ideal kitchen look and layout?

I need a clean kitchen, but otherwise, I’ve learned to be fairly flexible because I’ve moved around a lot. I dislike sterility in kitchens, preferring them to feel like rooms, which is why I like a lot of things in view, rather than hidden away in cupboards baskets of onions, pots hanging on hooks, that sort of thing. I think I also prefer kitchens that aren’t too, too big. Otherwise, it’s like jogging around a track just trying to make a cake. A galley kitchen or basic U-shape have always worked best for me.

When it comes to whipping up your fabulous fare, what are your essential kitchen items?

A microplane grater is something I don’t know how I ever lived without. It’s in my hands several times a day, for everything from citrus zests to Parmesan to nutmeg to garlic. I’m also very keen on my Korean mortar and pestle. It’s unlike any other I’ve tried. The inside has sharp ridges that will turn things like peanuts into butter in a matter of seconds.

I got mine in Korea, and I cannot fathom why they’re not for sale here on every corner.

Tarragon chicken is fast, elegant and loved by basically everybody.

That and some green beans with toasted almonds, and dinner is done.

We all learn by doing, and so the main thing is to do it. Force yourself to buy raw ingredients rather than ready-made things, and it will get you started. My husband’s daughter used to come over here, open the fridge, and say, “There’s nothing to eat!” Twenty minutes later there’d be a frittata and a salad on the table, and she’d be saying, “Where’d this come from?” Now, when she sees nothing but ingredients, she’s more likely to recognize the possibilities in them.

What are your best budgethosting tips?

People should be generous according to their means and not stress about trying to match, dollar to dollar (what the Jones’ might have done). If you’re going to make something cheap and cheerful, you can always manage expectations by announcing the fact right at the invitation: “Come for a bowl of chili on Friday!” or “Pancake breakfast Sunday at 10!” Picnics are a great way to bring people together, too, without having to blow the account. It’s potluck with a bit of romance: everyone contributes, and you can eat on blankets on the lawn (or even on the floor, if you’re indoors). BYOB, of course.

How can hosts get out of the kitchen and mingle more with guests?

Unless you have a brigade of staff, there’s one way, and that’s by having things ready in advance with only minimal last-minute touches required.

If you could host a dinner party and invite three special guests (past or present), who would they be and why?

Madame de Staël is an historical figure I’ve always admired.

She was an 18th-century Frenchwoman of letters who ran a celebrated salon in Paris and was one of Napoleon’s arch-rivals.

Carla Bruni (the singersongwriter and wife of the former French president Nicholas Sarkozy) because she’s one of the best examples of a woman who lives life on her own terms.

Carolina Herrera, the fashion designer, because she is the epitome of elegance.

How to tame the jungle inside your refrigerator?

Karen Mordechai, food photographer, founder of Sunday Suppers, and cookbook author, has six smart answers.

3. Practice first in, first out. Adopted from grocers and other retailers, the FIFO approach ensures that what needs to be used first, such as milk that will soon expire, is stocked up front.

1. Buy in smaller quantities and avoid overcrowding.

“I’ve learned over the years to purchase food in a more thoughtful manner,” says Mordechai.

“Sometimes that means shopping more frequently, but I’m okay with that. I love having a refrigerator that feels approachable and inspiring.”

4. Commit to a once-a-week fridge cleanup and clearout. “I find this very therapeutic,” says Mordechai. “It always inspires a kitchen-sink meal or two, such as a frittata, a soup, and a big salad.”

2. Establish distinct storage zones. To avoid a free-forall, store like with like to introduce predictability and order. In most fridges, the bottom shelf is the coldest zone, making it ideal for meat; beverages do well on the top shelf; vinegar-based condiments belong in the door compartments and leftovers should be clustered at eye level.

5. Use enamel, ceramic and glass containers. Unlike plastic, they can go directly from fridge to oven to table. Label containers with washi tape to keep track of contents and dates.

6. Store produce in reusable cloth and mesh bags.

Use your fridge properly: The high-humidity drawer is for greens, herbs, and strawberries. Oranges, apples, stone fruits, avocados, and other ethylene producers go in the low-humidity drawer.

MOVING DAY TIME YOUR MOVE TO MINIMIZE STRESS KIMBERLY LEUNG

Moving can be a real chore.

Between apartment searching, paperwork, giving notice and booking movers, you’re probably finding yourself impatient to get it all over with. As excited as you might be to get out of your current place, it’s a good idea to build in a few days of overlap between your old and new lease. Having extra time to clean, pack and tie up loose ends before turning in your keys can help cut down on moving day stress.

But if your old lease ends right when your new lease starts, things can get a little tricky. Generally, you’re required to be moved out of your unit on the last day of your lease, and you can take possession of a new unit on the first day of your lease.

“It’s not ideal to schedule your move on the exact closing date of your lease,” says Nicole McNeely, 42 RentersGuide.ca

marketing manager at Park Property Management. If you’re timing your moves very closely together, make sure to talk to both your old and new landlords. In some cases, they may have some flexibility to add a couple of extra days on your lease or let you move in early, so you and your boxes won’t have to resort to couchsurfing at your great-aunt’s house.

Also, If there’s currently a tenant living in the unit you’re slated to move into, it wouldn’t hurt to confirm with your new landlord that they’ll be gone by the time you’re planning on moving in, to avoid any unwelcome surprises.

In the event you find yourself having to move out and in on the same day, it’s important to be organized. McNeely suggests getting in touch with the superintendent to book an elevator, if needed, and coordinating with your moving company to ensure your belongings can go straight from your unit into the truck. This way, you’re not wasting time waiting for the movers to show up, or paying

extra for your movers to wait around until the elevator opens up.

Being organized also includes being fully packed and ready to go on the day of the move.

McNeely estimates that it can take two people at least three days to pack a three-bedroom home, so it’s important to give yourself enough time. You may also want to arrange for your mail to be forwarded to your new address, so you don’t miss the delivery of any important items.

Even though moving may never be your idea of fun, keeping these things in mind can help make the process headache-free.

UNHAPPINESS & THE FEAR OF NOT FITTING IN GAIL VAZ-OXLADE

If it’s such common sense to only spend what you can afford, then why do so many people spend money they don’t have – use credit, in other words – to buy things they want?

Think about it for a minute? Why did you whip out your credit card and pay for that restaurant meal, pair of new shoes, or groceries?

Why did you buy that big-screen TV on a buy-now-pay-later program? Why did you use your line of credit to pay off your credit card? Be honest. Why? People want to maintain lifestyles they can’t afford.

Whether it is the social pressure to conform, our own sense of entitlement, or a disregard for the potential risk we place ourselves in when we use credit to buy STUFF, we’re delusional.

There are actually people out there who believe that using credit is “normal”, that it’s what they should be doing. After all, their parents did it, their brother’s doing it, so is their best friend.

In fact, most of the people they know are doing it.

It’s as if people are afraid to just be. They have to drive the right car, go on an annual cruise, have new leather furniture, watch a highdefinition, big-screen television, eat out three or four times a week, drink the best Scotch, or consume store-bought coffee every day.

And they’re willing to exchange

hours, days, months, years of peace of mind for the momentary high that comes with the new acquisition. Whazzup with that?

Social pressure to conform isn’t in your imagination. It’s real. But if you submit, if you’re willing to live a life of smoke and mirrors, if you want it ALL right NOW, then you need to accept that you’re creating a miserable life for yourself. It’s only a matter of time before the piper comes a’knocking.

One way to gain some perspective is to ask yourself what it is you really want in life. If you only had six months left on this sweet earth, what would you want to be doing? Would you be shopping for new furniture? Would the kind of car you drive really make a difference? How about the handbag you’re carrying?

I often talk to my daughter, Alex, about how important it is to live a worthwhile life: A life that brings challenge and love, that allows you to share, to laugh, and to be happy.

So, what are the things that make your life worthwhile? And

what are you doing to put more of the things that make you happy into your life?

If you love your life (as opposed to your stuff), relish the time you spend working, look forward to seeing the people you share your space with, and feel as if you’re making a difference, I don’t think the kind of car you drive, whether you have a big-screen TV, or how often you eat in a fancy restaurant will mean much. If you can focus on creating the life you want, taking small steps to achieve your goals and finding a way to laugh while you’re doing it, I’m willing to bet you won’t even miss your credit cards.
