s you know, one of the biggest things to consider when renting is your choice of location. Unlike furniture, paint and being a good neighbour, it’s the one thing that you cannot change so it’s important to choose well. What are the critical things to consider when choosing a location? There are so many personal variables it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds. If you want to use public transportation to save on parking and gas costs, a well-connected mass transit location may be a better option for you. If you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot has many health benefits and gives you a chance to meet your neighbours and discover new places. Don’t let the cost of rent solely dictate your choice of location. Make a list of your priorities first, and then take the time to assess each location for its merits and weight your options.

stopped drinking coffee and switched to tea. Every time I tell someone this, they either say “I could never stop drinking coffee!” or “Isn’t tea so much nicer!” Either way, they feel very emphatically about their choice.

I find the same sort of emphatic responses from people when I discuss renting.

Banks and real estate agents keep telling people to buy. “A home carries like rent,” and “You’re wasting money by not investing,” they say. And many people are blindly listening. Of course they’re going to say that! Banks make money on mortgages, agents make money selling. “I don’t want to buy” is replacing the notion of “I can’t afford to buy” because renting is a really beneficial arrangement. It’s just received a lot bad PR by people who know they won’t earn a red cent from your rent. I have seen little evidence that a home can carry for as little as rent. Sure, your monthly mortgage payment may be in the same range, but home insurance is much more expensive than tenant insurance, and renters never pay maintenance fees, roof repairs, building upgrades property taxes, mortgage interest or assessed fees. I could go on with plumbing issues, eaves trough cleaning and appliance breakdowns. Renters may not build equity from their rent payment, but that payment does get them a worry-free experience where someone else is responsible for all of the upkeep and community expenses. Plus, with more expendable income, renters have money freed up that could go towards lifestyle purchases, from a trip to a car – or that money could be used for a non-real estate investment. Still a win. It’s not so crazy for someone – like me – to switch from coffee to tea, and it’s becoming more common for people to switch from owning to renting. 1. Microwave: Mix together 2 Tbsp. of lemon juice and 2 cups of water in a microwave safe bowl. Microwave on HIGH for one to two minutes. Allow bowl to cool down, then use mixture to wipe down the inside walls of the microwave. 2. Oven: Mixture together 2 Tbsp. of liquid dish soap and 2 Tbsp. of lemon juice with 1 quart of warm water. Apply the mixture to the inside of the oven. Return after one hour and scrub with a sponge. Rinse well. 3. Fridge: Quart a lemon and place in small bowl. Sprinkle a dash of table salt and 2 tsp. of baking soda onto lemons. Place uncovered dish in the middle of refrigerator and let sit for three to five days.

Choosing the right landlord Six tips from an industry insider By Sheryl Erenberg

T

here are a lot of choices out there. Here are six tips from Marketing Consultant Sheryl Erenberg:

1 How attractive is the exterior of the building?: We call this “curb appeal” in the industry. Are the grounds kept? Are the hedges trimmed? Is the grass cut and are the flower beds planted? Is the building sign visible and up to date? If the property looks neglected, the chances are good that tenants will be too! 2 Finding the person who does rentals: It shouldn’t be an obstacle course or an episode of CSI to get from the parking lot to the person who rents apartments. We call this “The Golden Path” to the product. The “path” should be clean, welllit and have plenty of signs along the way. Ideally, a sign above the enterphone panel should tell you who to call. 3 First impressions are important: Are you made to feel welcome when you arrive? How hard is the person representing the building trying to assist

you? Encourage you to rent? If they are distracted or unpleasant would you want to live there? Trust your instincts. 4 Watch and listen to how the staff interact with one another: Do they appear to be working as a team? Listen to the radio chatter if you have the chance. Is the conversation between employees pleasant? Professional? A lot can be learned about the landlord by who they choose to represent them and how they train/motivate their employees. 5 Yes, you can predict the future!: If, while they are with you, the staff come in contact with an existing tenant, listen carefully to their tone of voice, their willingness to assist that customer and watch their body language. Do they know tenants by name when they meet them in the building? How effectively do they handle complaints? This could be you next month or next year! 6 The lobby test: After your visit, sit in the lobby and do an informal survey by asking passing/waiting tenants how long they’ve lived at the property and whether they would recommend it. Thankfully, no one was injured in a Toronto-area fire several years ago that was caused by a faulty power surge protector bar in a highrise building on Graydon Hall Drive. Because of the design of the building, the fire was contained to the apartment where it started and did not spread. “The staff was fantastic and everyone in the building evacuated quickly,” said Property Manager Barb Petelski. But the tenant in whose apartment it broke out, lost everything – all of her furniture, clothing, and other possessions. Not only that, due to the extensive smoke and the water used to extinguish the fire, both the apartment immediately above and the apartment below were left completely uninhabitable. And for the residents and victims, it was a terrible tragedy that might have been averted had the tenant been insured. As a result of the fire, three families were displaced for up to five months and a fourth family was significantly inconvenienced while extensive repairs were made. Had the tenant been insured, the landlord would not have had to pay for the damages. Instead, those funds that could have been used for needed repairs, maintenance or capital improvements to the building. “Ironically,” said Petelski,“the tenants above the damaged apartment had insurance, and were immediately moved into a vacant apartment in the building. Their insurance company sent in a team of cleaners, who thoroughly cleaned everything – their furniture, towels, and bedding – and moved everything into their new apartment.”These tenants didn’t have to do anything, or pay for any of this. TheRentersGuide.ca Most people are unaware that their landlord’s insurance does not cover loss or damage to the personal property of

tenants, no matter how the damage occurs, including in a fire. Landlords have relatively few legal obligations to compensate tenants for damage to, including loss of their personal possessions. Likewise, if you are forced to vacate your apartment due to a fire or other circumstances, the landlord is not required to compensate you for alternative accommodation while repairs are being made. It’s unfortunate that people’s circumstances are often so tight that they try to avoid paying the cost of the premiums. In reality, renter’s insurance is much less expensive than you might imagine. Rental insurance can be as economical as a couple hundred dollars per year (premiums are slightly higher for basement apartments or rented homes.) Many leases require that tenants carry both liability as well as contents insurance. You can find further information about tenants’ insurance or purchase coverage from a variety of sources. You might want to start with the agent who handles your car insurance and ask him or her to provide you with a price. Many insurance companies are happy to set up a tenants package for a customer – most provide multi-policy discounts if you have property and auto coverage together. If you have been living at home and this is your first apartment, you could approach your parents’ insurance broker. You can try calling one of the major insurance companies directly and speak to an agent. Call centres or website companies that sell insurance directly are called “direct writers,” and are another potential source of information. You can also see if your school/alma mater, company, bank or any other associations for which you are a member offer a group rate. The

group buy is often used to leverage members preferred rates. Unfortunately, many tenants take the policy in order to satisfy the landlord and cancel afterwards. Don’t make this mistake. While it’s unlikely that you’ll ever need, it the peace of mind it provides is well worth the small price you’ll pay. Given this reality, isn’t it best to protect yourself and your family from what could be a significant expense and catastrophe?

aren’t just for kids For a long time, Bold colours seemed too juvenile to use in abundance, too boisterous to let loose in a sophisticated setting. Now, designers say, they are the essential ingredient in even the most timid colour schemes. Bold and bright colours are not just for kids. Here are the strategies for grown-ups: Ease out of neutral. If you are not accustomed to having them around, your psyche may need to ease into bold colours. Build up your colour tolerance by introducing them into your neutral space one wall or colour block at a time. Take their temperature. Deco Candy’s bright hues look beautiful with neutrals, as do all bold colours. Just be sure to put warm ones (red, orange, or yellow-based colours) with warm neutrals, and put cool ones (blues, greens, and violets) with cool neutrals. If you are not sure what you have, use a grey like Turtle Dove (511-4) as the main colour for wall and trim. It goes with everything. It will still work if you exchange your bold accent for another or decide to expand your accent colour to more of the room. Grey is easy to get along with. Get rid of white. Colour is softened by reducing dark-light contrasts. White trim interrupts a colour scheme. In 2013, you can earn at least $11,038 federally before you begin paying income tax. 2. I worked on contract this summer. How do I report the income? You are considered self-employed for tax purposes so you will need to complete a T2125 Form as part of your personal tax return. You will be able to report your business income as well as reasonable expenses you incurred to earn your income. Remember, you have to pay both the employer and employee portions of the Canada Pension Plan (CPP). However, you can claim a non-refundable tax credit for the employee portion and a deduction for the employer portion. 3. I started university in the fall. How much will my refund be? In order to receive a tax refund, you have to have paid income tax during the year. If you didn’t work during the year, your tuition credits cannot create a refund on their own. However, you can carry the credits forward to use in future years when you are earning more income. 4. When can I file my 2013 return? The Canada Revenue Agency begins accepting returns electronically starting February 10, 2014 when the Netfile system opens. We always recommend that you wait until all your slips and receipts arrive before you file your return. 5. My father gave me $6,000 to help with bills. Do I need to report it on my tax return? Gifts are not taxable and do not need to be reported on your tax return. However, if you deposit the gift into a savings account or investment, the income earned by the money would be reported on your tax return. 6. If I moved from one province to another in December, which province do I file in? Your province of residence is determined on December 31 of the tax year. So, for example, if you are living in Saskatchewan at the end of the year, you need to file a SK return. 7. I have been living with my boyfriend since July TheRentersGuide.ca 2013? Do I file as common-law? You are not considered common-law for tax purposes until you have lived together for 12 continuous months.

But if you have children, you are considered common-law as soon as you begin living together. Your marital status is determined on December 31 of the tax year. Unless you have sold the stock and realized the loss or the stock is no longer listed, you cannot claim a stock value drop. If you have sold your stock, you need to report your capital loss on a Schedule 3. Capital losses can only be used to reduce capital gains. 10. I was born in the U.S. but I became a Canadian citizen 20 years ago. Do I need to file a U.S. tax return? How to prepare

M

oving your worldly possessions involves a lot of organization, and if there’s one thing professional movers understand, it’s to expect the unexpected. In fact, that’s a major reason why many people choose to hand over the task of moving to companies that do this every day. Some do-it-yourself moves go well; others end up unnecessarily stressful because those completing the work don’t anticipate potential glitches. Checklists are great, but every single move is different – and nothing beats experience for transferring household goods quickly, safely and efficiently.

For example, if you move in the winter and it’s a snowy, slushy day, how do you protect the floors from water/salt damage at both ends? What about getting large items around hard-to-maneuver corners without marking walls? What if someone gets hurt? Do you know how to pack delicate items like lamp shades and glassware to eliminate shifting and potential breakage during a long haul? What if the truck breaks down or gets into an accident halfway to your new home? Professional movers have resources to draw upon to anticipate and handle any number of unexpected happenings. Cream together butter, peanut butter and sugars in a stand mixer until light and fluffy. Then add the eggs and mix until combined. In a separate bowl, sift together flour, baking powder, baking soda, and salt. Gradually stir into the batter to blend. Wrap dough in plastic wrap and refrigerate until chilled, about two to four hours. Preheat the oven to 375°F. Shape the dough into 1-inch balls and place about 2-inches apart on a parchment lined baking sheet. Using the tines of a fork, flatten the balls by making criss-cross marks on top. Bake until golden brown, about 10 to 12 minutes or until the bottoms are light brown. Transfer to a wire rack and let cool completely. To store, layer the cookies between layers of waxed paper in an airtight container, and cover. Store at room temperature for up to three days or freeze for up to three months. Good luck with that! These disappeared in three days.
