Winnipeg’s rental rates

on the rise

Winnipeg’s rental rates have increased once again.

According to the recent Rental Market Survey conducted by Canada Mortgage and Housing Corp., rental rates for purpose-built private apartments was up 3.7 per cent in 2014.

Average monthly rent: The average monthly rent for apartment units, regardless of bedroom type, has increased year over year. Monthly rent for a two-bedroom apartment in new and existing structures in the Winnipeg CMA was $1,016 in October 2014, up 4.2 per cent from October 2013. Apartment buildings with three or more bedrooms had an average monthly rent of $1,191, an increase of 4.5 per cent. Bachelor apartments saw the most significant increase, with the average monthly rent being $586, a 4.6-per-cent jump from 2013. Average monthly rent for one-bedroom unit increased 3.5 per cent to $782 – the least considerable year-over-year increase.

Key factors contributing to Winnipeg’s rising rent: The increase in rental rates is largely attributed to the fact that new rental constructions are exempt from the provincial rent control regulations for a period of 20 years. Additionally, a large number of old buildings that have undergone renovations now qualify for an exemption for a period of five years, which allows property managers and landlords to cover the costs of

such renovations over this period of time.

Another notable factor is the rising number of immigrants settling in Winnipeg. In the first half of 2014, 6,257 people immigrated to Manitoba – an increase of 38 per cent when compared to the first half of 2013.

A large portion of these migrants opt to live in Winnipeg, and enter the rental market, which contributes to the strong demand for rental accommodations.

What area is most affordable?

Although rent increased in both the core areas and suburban areas in Winnipeg, rent is still relatively cheap in a number of neighbourhoods. If you’re hoping to live in the core, Lord Selkirk and Midland are your cheapest options. Rent for a two-bedroom apartment in these areas are $674 and $822 respectively, both of which fall below Winnipeg’s average rent for a two-bedroom unit. If you’re looking to live in a two-bedroom apartment in the suburbs, Transcona and East Kildonan have a monthly rent of $824 and $950 respectively – the lowest average monthly rent in Winnipeg’s suburban areas. West Kildonan follows closely behind, with an average monthly rent of $987, making it another affordable RentersGuide.ca option for renters.
