ou’ve decided it’s time to rent a new space. Now you have another decision to make – choosing your property management company.

How can you check the reputation of the company or landlord you’re considering renting from? First, find out how long the company has been in business by asking the staff or visiting the company’s website to see what information they offer online.

Most property management companies have well-established business practices in place to ensure that the customer comes first. If possible, drive around existing communities managed by the company you’re considering and speak to some of the renters in the building. Many property management companies will be able to put you in touch with people who would be happy to provide a testimonial.

Get a feel for each company and the staff. You should be comfortable and courteous asking questions and in turn you should expect to be treated with consideration and respect. Think twice about any property management company that doesn’t willingly provide any information you respectfully request.

Putting the customer first and offering the best quality rental space for your money is a property management company’s ultimate goal. Once you find the perfect space, don’t hesitate in going for it and making it your own!

es, it’s cold. I think we can all admit it’s cold out there. I don’t care what the statistics say, I say it’s the coldest year I’ve ever expereinced. (But I say that every year.) So please, just indulge me and stop reminding me that I’m Canadian. I’ll take snowy walks, go ice skating, spend a day on the ski hills – but I will not say ‘eh’ and I will not accept how absolutely freezing cold it gets. Windchill just depresses me. For those of you who feel the same, picking the right home is a great way to offset the whining.

Part of the problem with winter is lack of sunlight. The days are too short and it’s difficult for some of us to contend with. Pick your apartment by exposure. If you’re a morning person, an eastern exposure will get you a sunrise and morning to mid-day sun. If you’re home all day perhaps a southern exposure will max out your sunlight quotient.

Opt for a community with underground parking. The less time out in the elements the better. It’s those days sitting in an ice-cold car, revving the engine with the defrost on high after battling with the ice scraper that leave you cold and miserable and Googling jobs in sunny climates.

Finally, try finding a resort-like community. Something with an indoor pool, whirlpool and sauna. The outdoor pool may be a spectacular summer bonus, but in the winter, being able to luxuriate without stepping outside may add the tropical twist that your winter-resenting heart desires.

Small SpaceS are more and more common,

and making these spaces work can be a challenge. With careful space planning and ingenious multi-functional products, you can have all the function and style in any square footage.

TIp #1: STarT WITH a condo-SIZed SoFa The sofa is often a great place to start when planning a small space, as it usually takes up the most mass, and it is also the easiest piece to purchase incorrectly. A sofa that is too large in a given space can feel cumbersome.

Conversely, a sofa that is too small can feel like dollhouse furniture. Luckily, many retailers make it easier to make the right choice by carrying apartment-sized, or condo-appropriate pieces, which are often smaller-scale translations of their most popular lines. And of course, many condo-sized sofas can also be purchased with a sofa bed option to give you the flexibility of creating a guest room in your small space.

TIp #2: USe clear FUrnITUre What’s great about furniture made out of glass or acrylic is that it doesn’t take up much visual space. A ghost chair or a waterfall table will give you an instant modern update and provide great function while keeping the space feeling light. Storage will always be an issue in small spaces, so anything that will serve a function and provide storage is a great addition. With the release of a latch, the art piece lowers to reveal a concealed leg and becomes a dining table for five. For people who don’t formally entertain often, or for those living in really limited space, this is a unique space-saving solution.

TIp #5: WorK WITH SmarT SToraGe SYSTemS Great interior storage is just as important as utilizing multi-functional storage. Drawer dividers, shelf dividers and small storage boxes are great tools to use to increase your storage space. The more levels you can create within a drawer, the more items can be stored and easily found.

I love using small stackable, acrylic storage compartments to divide my drawers. Style doesn’t stop at the exterior of a piece – allow your furniture to function at its best by investing in interior organization.

Here a re a few tips to help you avoid finding damaged items at your destination: 1. Consider purchasing boxes from your mover. The most common packing mistake we see is people getting free boxes at the grocery or liquor store and then putting too much weight in them. For example, using a large box to pack books and magazines may make it too heavy to lift, and the box might break during the move due to the weight.

Use this rule of thumb: the heavier the item, the smaller the box. Be choosy about your boxes; free boxes from a grocery store that have been used to ship produce could contain insect larvae that may transfer to your belongings.

2. Be realistic about the number of boxes you need. Depending on how long you have lived in your current location, you will most likely underestimate your boxes requirement.Often, we hear of renters who think 40 or 50 boxes will be enough, and then realize they need upwards of 80, two days before moving day.

3. Start packing early and be completely packed when the movers arrive.

Sometimes we arrive at a customer’s home and they’re not packed. There’s nothing more frustrating than trying to move a customer’s belongings while they are attempting to shove items into boxes and we get in each others’ way.

This also interferes with the optimal loading of the moving truck. We have a loading system where the first things we place in the truck are light items such as chairs, lampshades, cushions, etc; we place these items in the ‘attic’ (the area over the cab) of the truck. We can get lots of light items up there and they stay secure.

TheRentersGuide.ca Next, we create a ‘box wall’ stacked to the ceiling to hold the items in the attic in place. We then stand plastic

wrapped mattresses against the box wall and secure everything with tie-off straps to keep belongings from getting jostled during the move. If you’re not completely packed and ready on moving day, we can’t create that box wall early on and, this decreases the capacity of the items that can be moved at one time. It also eats up precious time and, therefore, money!

4. Think ahead. Begin packing items you don’t use daily. As you pack your boxes move them to the front of your apartment and stack them along a wall near the front door. Having them by the door, organized and ready to go, instead of having movers go back and forth to each room can shave 10 to 20 seconds off the time for each box. Saving 20 seconds per box can save lots of time and money.

5. Consider having your moving company pack for you. We are skilled, have more experience and have standard-size small, medium and large boxes that are designed to fit into our trucks to create a perfect box wall for optimum efficiency and safety.

So, when it comes to moving, forethought goes a long way. Because your belongings mean a lot to you, take extra care when packing so that they arrive at your destination safely.

ll painting projects begin the same way – with a trip to the hardware store or home centre to gather supplies. Before you head out, treat this shopping trip like you would one to the grocery store – by making a list of the items you need.

Since you’re going to need much more than paint and a paintbrush, take the guesswork out of supply shopping with this helpful shopping list.

• Paint – find a shade that’s perfect for your personality and style by bringing home a few samples. Paint different sections of the wall and live with them for a few days to determine which one is the right colour for your room.

• Roller cover – choose roller cover appropriate for the job. For drywall or plaster, use covers designed for smooth to semi-smooth surfaces. Different types of paint (latex or oil) also need different rollers.

• Painter’s tape – helps to keep clean lines as you cut in or paint trim. Use a high-quality tape that’s trusted by the pros like a brand called Painter’s Mate Green tape. It will help you attain professional painting precision without the professional contractor price.

• Brush – available in various sizes, brushes help to cut in walls and paint trim; angled options perform better for detailed work. Don’t skimp on the brush; a quality brush applies paint smoothly and evenly.

eaceful, harmonious apartment living is all about treating others with respect and consideration.

When you act with sensitivity to your neighbours, it’s amazing how others will respond. The following are 10 etiquette tips that make for good neighbours.

Keep the noise down. Apartment walls are notoriously thin, and at the best of times, sharing walls is bound to mean hearing your neighbours, so try to consider whether your neighbours really want to hear your activities. Keep in mind that people have different sleeping schedules. Neighbours could be working at night and sleeping when you are awake!

Likewise, 10pm is not the appropriate time to vacuum or hang pictures. Avoid loud noise at all times, but particularly late at night and early in the morning, especially arguing, playing music or watching the television at excessive volumes. If you like it loud, consider getting a pair of headphones for your home entertainment. High heels on the floors, bouncing a ball and other repetitive noises will affect the neighbour below, whose ceiling is attached to your floor. The click-clacking of shoes can become quite an irritant.

Clothing is not optional! Remember to dress appropriately with at least a shirt and sandals when taking out trash, recycling, doing laundry or getting something from your car.

Respect and maintain common areas as if they were an extension of your own home. Tidy up after yourself in the laundry room. After using the barbecue or party room, take out all trash and leave as you found it.

Check up on your laundry regularly. Don’t leave it sitting in the washer or dryer after it has finished, it annoys other people who are waiting to use the machine. Invest in a drying rack and dry delicate items inside, not on your balcony.

Be aware of your neighbours but also respect their right to privacy. This means not making their business – like when they enter and leave the building, where they are going – or who they are with – your business. While some communities are friendly and open, try to avoid the gossip mill.

When cooking, open your window so that it doesn’t smell up the entire floor. Your dinner may smell appetizing to you – but not everyone needs to know what’s on the menu. And when several apartments on the same floor share their dinner aromas it can be an unappetizing sensory overload. There is nothing worse than emerging from the elevator to a pungent-smelling hall.

Be cognizant of, and promptly report any crimes or suspicious persons in the building. Be aware of your surroundings, you and your neighbours should be looking out for ear other. It’s your duty to report any signs of domestic disputes, child abuse, or suspicious persons in the building.

This is not just a matter of etiquette, but of community safety.

Be proactive by maintaining secure practices like locking your apartment door and not letting strangers access your building.

Ensure that your pet is a good neighbour, too. To prevent accidents, walk your pet regularly, and make sure TheRentersGuide.ca he or she isn’t howling all day or barking all night. The balcony shouldn’t be the doggy bathroom, and any accidents out there should be cleaned promptly

Be a model citizen in the parking lot. Keep the music down and drive slowly and carefully, anticipating seniors and children. Likewise, stick to your own parking space and make sure your guests do the same. Even if you know your neighbour works during the day, stay out of their assigned spot. They may have to come home for a quick break.

Waiting for a ride? Honking is just plain rude. Ask your carpool driver to give you a quick ring or text.

Better yet, be waiting in front of the building and be prepared.

Etiquette is just a set of guidelines for acting in accordance with the needs of others. If you treat your neighbours with respect and courtesy, you’ll help to foster a harmonious apartment community that you too will enjoy.

Take a test before you paint

aint is the best way to bring new life and style into your home, but sometimes finding the perfect colour can be a challenge. It can be overwhelming to go into a paint store and see an array of paint chips in a sea of colours – even if you think you know the colour you want. We’ve all had that experience where we’ve seen the “perfect” colour in a magazine or on television, only to get it home and find it looks different in our space. Often, landing on the right colour is all about the lighting. “The trick is to bring home a few tester cans in various shades of the same colour to see how it looks in your space,” says blogger Jennifer Flores of Rambling Renovators.“The paint may look great in the store, but in your own home with the mix of natural and electric light the colour may be completely different.” Flores cites PARA Paints’ various shades of white from the bright white of Coconut Sugar (PF60) to the warmer White Chocolate (PF27) to cool, crisp Princess Cut (PF57) as each bringing a different energy to a room. Wall paint will also look different when it’s wet and will often dry to a lighter shade so having a test patch that dries completely is the best way to be sure.

There is so much buildup aT The end of The

year that it can almost feel like a race to the finish line.

Then January 1st arrives, the social calendar calms down and the cocooning begins as you prepare to ride out the rest of the winter. Before you jump right back to everything you were doing before the holidays, take some time to look around and decide what needs to change. Not that you have to go making grand resolutions for the new year – unless that’s your thing – but look at it as an opportunity to free yourself of things that weren’t working for you.

Try new methods that may improve your life in little, noticeable ways.

Get clear on the year ahead If setting New Year’s resolutions is not your thing, there’s another way of defining what you’d like your life to look like – create a vision board. Get some magazines, glue and a poster board TheRentersGuide.ca and start cutting and pasting images that you feel drawn to or that represent something you’d like to be or have in your life. End procrastination by knowing your payoff Ever wonder how to motivate yourself to tackle that daunting task you’ve been putting off? Rather than dwelling on the chore itself, turn your attention to how you will benefit once the job is done. If you can come up with two or three compelling ways your life will be better as a result of completing what you’ve been procrastinating on, you will find the inspiration to take action.

Make your ‘someday’ a reality How many times have you wistfully said, “Someday, I’d like to…” It’s interesting how we often procrastinate on doing the things we most want to do. We continue to put it off because something more pressing always seems to come up. But life is short, and habitually putting off doing those meaningful things that bring us joy can literally suck the life right out of us. One thing that I personally find very effective is to catch myself when I say I’d like to do something, and immediately pull out my calendar and schedule it in, even if it’s not for another month or two… or even six. The trick is to allow enough time to prepare for the event in advance and, once the date approaches, treat it as you would any other appointment you’ve booked with someone important – keep it.

Make decisions fearlessly Clutter often represents unmade decisions. Many people struggle with indecision because of the fear of making a mistake (especially perfectionists). It may seem easier to avoid making the decision, but by doing so, you are deciding to procrastinate and stay stuck. Whenever possible, make decisions as you go along, before they accumulate. Although there’s no guarantee you will make the right decision, you will be taking the option that appears to be the right thing to do at the time. Avoid berating yourself if the outcome is less than you had hoped, and besides, there’s usually some recourse. See it as a great learning experience and move on. One effective decision-making technique is to ask: “What’s the worse thing that can happen if I make the wrong decision?” and “Can I live with that consequence?”

This usually puts the decision into perspective and helps you make it confidently.
