EDITOR’S NOTE

RENTING AS YOUR FAMILY GROWS I’ve said this before, and I will repeat it here: I am a renter at heart. As I get older, I admit the actual moving process can be tedious, but the prospect of finding a new place to live still fills me with excitement.

There are people who prefer to stay in the same place for a long time, and I get that, especially when children are in the mix. But as children grow, their needs change and sometimes that means finding a new rental.

Really young children don’t need much space. Babies can sleep with mom and dad for a couple of years. But eventually they will require their own room and perhaps an outdoor space to play, like a balcony, patio or yard.

As the years pass, needs and wants may stretch to living near parks, schools, public transit and shopping. Finally, when the children become adults and find a place of their own, you may wish to downsize, and the hunt for a new apartment begins again.

Each move that you make to accommodate a new stage in life can give you the opportunity to decorate and get creative. It doesn’t have to be anything big or expensive; a new side table, window treatments, or something as simple as putting the furniture in a new configuration.

Do you Really need

RenteRs’ Insurance?

If your apartment building or rental home doesn’t require you to have proof of renters’ insurance, you might hum and haw about having to pay an extra monthly fee and decide it’s not necessary. I’m all for avoiding extra monthly payments – but that renters’ insurance policy might really help you out should you come across a series of unfortunate events.

Your landlord probably has property insurance on your building, but their policy doesn’t likely protect your personal belongings, any of the upgrades you’ve made to your unit, or cover you if someone hurts themselves in your home.

It will cover certain things, but disregard others. Know what’s what when it comes to your landlord’s insurance versus your own.

If a fIre burns down your buIldIng: Property insurance: Generally speaking, your landlord’s property insurance would pay for the demolition of the building (if necessary), as well as cover the expenses required to repair or rebuild it. This means it would pay to fix the structure itself, as well as any permanent fixtures – lights, built-in cabinetry, etc. Their insurance would not cover your personal belongings.

Versus Renters’ insurance: In most cases, renters’ insurance would cover all

of the contents in your unit in the case of a fire. Most policies would also cover your expenses if you needed a place to live while your home was out of commission.

If someone gets hurt In your home: Property insurance: Chances are,

if you organize a get-together and a party-goer slips on a spill and is hurt in your home, your landlord’s insurance would not be of any help if that person decided to sue you.

Versus Renters’ insurance: If you had liability coverage included in your renters’ insurance, it would protect you financially if you unintentionally caused bodily harm to someone in your home. It would also likely cover you if you accidentally caused damage to the property in which you lived.

If someone breaks In and steals your stuff: Property insurance: As you now

know, the landlord’s property insurance doesn’t extend to the contents of your unit, which means

that without renters’ insurance, you’d be on the hook for replacing everything in this situation.

Versus Renters’ insurance: In most cases, your renters’ insurance policy covers your possessions and personal property if your apartment gets broken into.

Whether you’re renting a basement apartment in a home, a unit in a midrise or one in a massive highrise, insurance is all the same – the property owner insures the structure and property, and the resident insures the contents.

Take a look around your place – how would you feel without everything in your home? Is it all worth paying a small monthly fee to protect?

Whether you are moving into or out of a new space, there are certain things to do to make things go as smoothly as possible.

Think of the following tips as ‘moving etiquette’.

• Let your neighbours at both ends know when to expect the movers to pull into your place.

Ensure the movers park and unload to avoid blocking anyone else’s driveway or trespassing on other property.

• If you are booking a residential move, try and select 9 or 10 a.m. for your truck to arrive since people who work 9-to-5 are not home. You are less likely to cause them any inconvenience.

• Book elevators in advance in the building you are leaving and the one you will be moving into so you have the benefit of arranging your time comfortably. Check to see if movers are restricted to using specific doors.

• Have your pets cared for elsewhere. Moving means doors will be open for long periods, and animals wandering about can be dangerous for them and for the movers.

• Most people wonder whether to tip movers. It is not compulsory,

so it is totally up to you.

• Most moving companies are good about removing packing materials, crates, boxes, etc., when they leave. If anything is left behind, collect it yourself and dispose of it.

• As items are moved out of rooms, sweep, mop and clean what you can. Some people hire cleaners before giving the key to the landlord or new owners.

I

love designing bedrooms. They come in all shapes and sizes, so a cookie-cutter approach doesn’t work, especially when the space is small or awkward. For this bedroom, I was met with a host of challenges. I had to come up with a unique sleeping arrangement and lots of storage for three little girls in one small room.

Fitting three girls into a small space certainly made sleeping a challenge. My only option was bunk beds. With tight space restrictions, I had to take it a step further and have custom beds created. To have them fit into this

small, square room, I had to get creative! First, I turned the hinges on the bedroom door so that it would open in the other direction.

Then I built in a wall, creating a pseudo hallway inside the room.

That wall was able to serve as a headboard, and I mounted the bed ladder right on the wall, making use of every square inch of space.

Because little girls have a lot of stuff, I embedded drawers on wheels under the bed and added an open shelving area for additional storage. We also tucked a window seat into the wall and surrounded it with storage, too.

I wanted to add texture and a modern twist by changing the closet doors to Masonite’s Melrose Safe ‘n Sound door, from Metrie (metrie.com). I went with their Safe ‘n Sound core option for the weight and feel of the door, and most importantly, to keep the noise down.

For room accessories, I looked to Wayfair.ca for some great finds. I added their geo-shaped wallpaper to create a feature wall.

I also used their stylish blackout blinds in all white; its soft, cascading design made the space seem larger and airy. I accented the room with light colours through a patterned rug and the polka-dot sheets – which keeps the room looking clean and fun at the same time.

I added hypoallergenic, dust mite control, fully washable pillows and bedding from my line called Alcorn Home (alcornhome.com). I cannot stress enough the importance of “washable” with little ones! Finally,

I added some pink velvet pillows (also washable), and a black and white throw blanket to balance off the wallpaper at the end of the bed.

The artwork is another source of colour and pattern. By enlarging and hanging cute family photos, it added personality and a sense of belonging for the kids. A full-length mirror at the end of the hall is functional and created a runway for playtime.

There was enough floor space for the girls to get out their dollhouses and other toys, and still have room for everyone to enjoy whatever they were doing at any time.

The biggest lesson to learn from this makeover is that sometimes you have to think outside of the box – literally! If I had stayed with the square room as it began, it wouldn’t have the wonderful personality and function it has now.
