hen it comes to rental accommodations, it’s important to be as diligent as possible to make sure you have a good experience from start to finish.

If possible, speak to current tenants and ask about their experience. If you’re shown a model, ask to view the actual suite where you’ll be living so you can check out the view and get a sense of exactly what you’re getting beforehand so there are no surprises. While you’re renting, know your rights. Tenants are not responsible for normal wear and tear on the premises during the tenancy. The landlord is responsible for general upkeep, including wear and tear. You should be asked to fill out an Inspection Worksheet when you move in, which the landlord will sign. This is an important document to keep on hand for moving day. Consider taking photographs if there are damaged areas, or bring a video camera if you have one and tape the inspection. A little diligence now ensures peace of mind for later.

ou’ve got the reno bug. I know, it sounds like fun. A new bathroom vanity, hand-scraped exotic hardwood flooring. But you can’t. You rent. You’re stuck reading all of these great décor magazines with no way to express your inner interior decorator!

I’ve got two things to say:

1) You’ll never truly appreciate how lucky you are that you don’t have to live through a renovation. It’s hard to believe, but the experience of dirt, dust and disruption really does take away from the enjoyment of the final outcome. 2) Think outside the big beige box. Sure, you may not be able to rip up floors – but there are reams of products out there that will do the trick. Floating floors: they click together and are temporary – if you move you can even take them with you to your new home and reconfigure them there! Or go with a rug or hallway runner. Since they’re not permanent you can be more daring, go with colour, pattern or texture that can easily be changed as something new in your décor mag strikes a chord. You can’t tear out that bathroom vanity, but you can spend that extra money in changing up the hardware and on really amazing accessories. If you need more storage, find a chrome trolley, or brass bar cart – the ones on casters are totally on trend. They offer great storage capacity and can be adapted for use in the office, bedroom or kitchen when you want to change things up. Sometimes it’s just easier to move when there’s a lot you want to change about your space. With Renters Guide in hand you’ll find that perfect place. it’s your favourite time of year. It’s time for spring cleaning, which means it’s time to clear the clutter and get organized! Bedroom organizing is often last on the list because it’s a room that not many people see, but it should really be a priority because having this room under control will make your life a whole lot easier. And I’ll admit it – usually I’m the one who procrastinates until I have no choice but to do it! There are so many hiding spots and creative storage ideas for those items that don’t have a “home.”

Under the bed What’s under your bed? If your bed doesn’t have fixed drawers already, make your own “closet on wheels” by attaching casters to wooden boxes. Paint them or stain them to match the colour of your bed to make them disappear into the furniture. electronics drawer Dedicate one drawer in one of your night stands to charge your cell phone, MP3 player, headset and the like. Cut a small hole in the back of the bedside table to feed wires of the chargers through, and be sure there is an outlet close by. Close the drawer and the mess is gone! Jewelry & accessory storage There are many beautiful jewelry boxes and holders that look great on a dresser, if you’ve got the room. If you consider yourself crafty, try making your own!

diy Project All you need is an old cabinet door and some kitchen cabinetry hardware: knobs, pulls and hooks. Mount the assorted hardware to the cabinet door as you please and voilà! When the seasons change, do the switch! it’s all an illUsion Taking five minutes out of every day to complete simple tasks in the bedroom like making the beds, keeping drawers and doors shut, and neatly folding linens and clothes. This will make your bedroom appear to be a lot more organized and a lot less cluttered.

THE MOVING PROCESS BY SHLOMO SHARON

A FEW YEARS AGO, A SON OF ONE OF MY FRIENDS ATTENDED A UNIVERSITY OUT OF TOWN. HE RENTED AN APARTMENT AND ENTERED INTO A ONE YEAR LEASE. He then decided, near the end of the lease, to move. He advised the management company on his intentions, as it was required, that he would not be renewing his lease. He was notified prior to leaving that a physical inspection of the premises would be conducted. 22 renters guide MAY 09 - JUn. 06, 2014

On the day of the inspection, which was done in his presence, he was advised that there was damage to the floors and that he would be charged over $500. He protested, only to receive a notice from the management company to this effect. He told his parents that the damage was there when he moved into the unit. When the parents contacted me to find out what can be done, my first question to them was whether an inspection of the unit was conducted when he moved in, and if it was, did he receive a copy of the inspection report, and if he ever notified the management company in writing of the damage at that time? The answer to all these questions was no inspection, no written report and no written or verbal notification. This was the breakdown of rule number one, which is: When renting a unit it is imperative to inspect the unit before you move in. This must be done, regardless if you rent a unit in a rental building or if you rent a unit in a condominium from an investor. Management companies will have a move in inspection report form, which details all the components of the unit. It includes the status of the walls, painted or not, holes in the walls, the location of the holes; the status of the floors, regardless of whether it is a wooden floor or is carpeted; the windows and any window coverings; the bathroom and all the components in it, from the condition of the sink, to the condition of the bathtub; the kitchen and all the components there including the faucet, the sink, all the appliances, and of course if applicable, washer and dryer. When this inspection takes place, all these items should be reviewed, and any complete or partial deficiency should

be noted on this inspection report. If you feel that you are not knowledgeable enough, ask a friend who is familiar with this, to come with you. Please do not forget that this inspection will be used as the benchmark when you vacate the apartment down the line. When the inspection is completed, take the time to review the move-in report carefully to ensure that any deficiencies that were noted are recorded. Make sure that you sign on every page, and a copy should be retained in your possession. This will help both you and the management company to avoid any misunderstandings later on. It is important also to remember that if a certain deficiency was overlooked during the inspection, and was noted immediately thereafter, you should bring it immediately to the attention of the management company, and in writing. Now you are ready to move in. Please remember to notify the management company of the date and time of the move, so that the appropriate arrangements can be made by them. In the case of a highrise building, you will need to secure the elevator so you will need to estimate the length of time that the move will take. Do not forget to consult with your moving company, in order to avoid any misunderstandings. Also, find out if there is a designated area to access the building for the move. You should also be prepared to pay a move-in deposit, which will be applied to damages that may occur during the move. It is common that a moving company is insured, and in that case, any damage to the property would be covered by them. However, if you move in on your own, you must remember to take all necessary precautions as you will be personally responsible for any damages. The management company should put up padding to protect the elevator cab. It is your duty to ensure that it is done as any damages to the

elevator cab can be very costly. You should always remember to ask for your deposit back once your move is completed. Once you are in your unit, and hopefully enjoying it, you should take care of it as if it was your own home, as it will be your responsibility for any damages that may occur in the unit during your tenancy. When the time comes for you to move out, you should notify the management company in writing, within the prescribed timelines, of your intention to move. Please do not forget to request that a move-out inspection be completed, even though the management company will initiate it in any event. You should coordinate the date and time for the inspection. You should have with you a copy of your move-in inspection report so that any deficiencies which were noted then will not be held against you. Here again, once the inspection is completed, remember to ask for a copy of the report, and ensure that it is signed both you and the management company. Once again, when you move out remember the same steps that were taken when you moved in will apply. It is your responsibility to ensure that both you and the management company are in agreement of the status of the unit at time of move-in and move-out. This will ensure a smooth transition at the beginning and end of your tenancy.
