s you know, one of the biggest things to consider when renting is your choice of location. Unlike furniture, paint and being a good neighbour, it’s the one thing that you cannot change so it’s important to choose well.

What are the critical things to consider when choosing a location? There are so many personal variables it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds.

If you want to use public transportation to save on parking and gas costs, a well-connected mass transit location may be a better option for you.

If you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot has many health benefits and gives you a chance to meet your neighbours and discover new places.

Don’t let the cost of rent solely dictate your choice of location. Make a list of your priorities first, and then take the time to assess each location for its merits and weight your options.

stopped drinking coffee and switched to tea. Every time I tell someone this, they either say “I could never stop drinking coffee!” or “Isn’t tea so much nicer!” Either way, they feel very emphatically about their choice.

I find the same sort of emphatic responses from people when I discuss renting.

Banks and real estate agents keep telling people to buy. “A home carries like rent,” and “You’re wasting money by not investing,” they say. And many people are blindly listening. Of course they’re going to say that! Banks make money on mortgages, agents make money selling.

“I don’t want to buy” is replacing the notion of “I can’t afford to buy” because renting is a really beneficial arrangement. It’s just received a lot bad PR by people who know they won’t earn a red cent from your rent.

I have seen little evidence that a home can carry for as little as rent. Sure, your monthly mortgage payment may be in the same range, but home insurance is much more expensive than tenant insurance, and renters never pay maintenance fees, roof repairs, building upgrades property taxes, mortgage interest or assessed fees. I could go on with plumbing issues, eaves trough cleaning and appliance breakdowns. Renters may not build equity from their rent payment, but that payment does get them a worry-free experience where someone else is responsible for all of the upkeep and community expenses. Plus, with more expendable income, renters have money freed up that could go towards lifestyle purchases, from a trip to a car – or that money could be used for a non-real estate investment. Still a win.

It’s not so crazy for someone – like me – to switch from coffee to tea, and it’s becoming more common for people to switch from owning to renting. privacy. And make the landlord’s job easier by bringing your rental history and references, a letter from your current employer, and a cheque so you can leave a deposit in case you’re interested in the home.

If you will be viewing more than one apartment, write down the key features of each place so you can compare them later. CMHC’s Rental Unit Evaluation Worksheet can help you evaluate your options and make an informed decision.

When you rent a place, the landlord will usually ask you to sign a rental agreement, commonly known as a“lease.”Rental agreements vary from one province or territory to another, but they generally include the names of the landlord and tenant, the address of the property, the amount of the rent and what it includes, the date when the rent is due each month, the amount of any security or damage deposits, the term of the rental period, as well as things like who is responsible for maintaining the property, whether there are any restrictions on the tenant, and when and how the landlord can enter the premises.

Once you’ve signed your lease, it’s time to move in! Moving can be a hectic time. A planning checklist, such as CMHC’s Three Weeks to Moving Day, can help you keep track of all the details, and help make sure your move goes as smoothly as possible.

Before you move in, you and your landlord should inspect your new home together.

Use an Initial Inspection Worksheet to document everything you notice, so you won’t be held liable for any preexisting damage when you leave.

Once you’re living in your new home, make sure you and your landlord are clear on who is responsible for what, especially with issues such as emergency or regular repairs, rent increases, or how to handle any complaints that might arise.

In the event of an emergency (such as a leaking roof or broken furnace on a cold TheRentersGuide.ca winter day), try to contact your landlord or emergency contact at least twice, and give them a reasonable amount of time to respond. If you can’t reach your landlord

and have to authorize emergency repairs yourself, make sure to document and keep all paperwork related to the repair for later reimbursement.

If a problem arises that you can’t work out directly with your landlord, check with your provincial or territorial rental authority to find out if there are any tenant advocacy groups in your community. Do not withhold rent to pay for repairs, as this can be grounds to have you evicted.

When your lease expires, you may sign a new lease, or you might shift to a monthto-month lease. Depending on where you live, your landlord could also give notice that they will be increasing your rent. For more information on renewing a lease and rent increases, read the CMHC Provincial and Territorial Fact Sheet for your area.

Eventually, the time will come when you’re ready to end your tenancy and move out. When this time comes, you and your landlord will again inspect the property together, to see if any repairs

are needed above and beyond the usual “wear and tear.”Your landlord will also have to return any damage or security deposits you paid when you moved in, plus interest.

Remember: you may need your old landlord to give you a reference in the future, so do your best to leave under good terms. Give them the proper amount of notice in writing. Make any necessary repairs. Allow the landlord to show the home to potential new tenants. And leave the place in as good a condition as you found it, so the next tenants will be able to enjoy their new home as much as you did.

ORGANIZE ON A BUDGET Cost-effective tips to cut your clutter

PRICES KEEP GOING UP AND UP, SO WHEN YOU’RE cutting costs, why not cut clutter at the same time? You don’t need to spend your hard-earned money on expensive storage solutions – chances are, you may have the thrifty answers in your home already!

Quick tips on organizing your home Use what you have. Organizing doesn’t have to cost a fortune; just get creative. Before rushing out to buy bins and baskets, look around your home for containers you can re-purpose. Here are some ideas: » Egg cartons or ice cube trays can be used to organize earring sets, cuff links or hair accessories. » Empty plastic baby-wipe containers can be used to store crayons, first aid or sewing supplies, and they stack easily on a shelf. » Empty baby food jars can be used to keep touch-up paint, spare buttons, or screws and nails. » A mug holder can be re-purposed into a scarf or baseball cap holder. » Empty tissue boxes can hold plastic grocery bags or, with the top cut off, packets of gravy and instant soup. » The large clear plastic container that you can buy prewashed salad in is perfect for storing special occasion shoes, keeping them visible yet dust-free.

Next to Christmas, summer is the busiest season for clothing retailers. Before you go shopping, eliminate the clothes you don’t wear to make room for new items. Use the “one in – one out” rule: for every item you bring home, let go of one. Quick tips on organizing your home office Want to reduce the amount of paper piling up in your office, and save trees and money as well? Pull the paper out of your printer and store it in a file folder across the room. Although this may seem counter-productive, you will actually be saving time in the long run. By making it less convenient to print, you will begin to print more consciously and less often. As a result, you’ll have fewer papers to pile, sort through and file later, and you’ll spend less money on print cartridges and paper.

Quick tips on organizing your life Why buy when you can rent or borrow? The next time you need something, rather than automatically driving to the store to purchase it, take a moment to consider a lessexpensive, clutter-free alternative. Try a rental store, a library, or ask friends/family to borrow the item you need.

That way, you don’t have to store it forever. Acquiring and clinging is a habit that can be broken!

What’s typically covered by tenant insurance?

This type of insurance protects you from damage, like fire, theft, certain water damage and vandalism. If your apartment is seriously damaged as a result of an insured loss, tenant insurance would also typically cover your additional living expenses while it’s being repaired.

Tenant insurance also provides liability coverage if someone gets hurt because of your negligence, like slipping and falling on a wet floor in your apartment for example.

How much coverage do you need?

The total cost of tenant’s insurance will depend largely on the value of your contents.

Most renters tend to underestimate what it would cost to replace their belongings. It’s smart to take an inventory, including photos, which only takes a few minutes and will make things a lot easier if you experience a loss. Start by walking from room to room and itemize all the contents, including your closets and cupboards. You might think they’re not worth that much until you have to replace them. Keep in mind however that coverage for some insured items may be subject to exclusions or maximum limits. Read your policy carefully to determine your exact coverage.

Everyone wants to use the “magic” jars.

No matter where I go, people tell me they’re living on the jars and lovin’ it.

Wow! Something so simple, eh?

Since I put up the website the most questions I’ve had have been about the jars: how much to put in them, how often to refill them, and lots more.

There’s no formula for how much goes in each jar. It really does depend on each individual budget. But you can figure this out for yourself by going to Gail’s Guide to Building a Budget and following the instructions, and the link to Gail’s Interactive Budget Worksheet.

This worksheet will show you what should go into the jars. It’s a bit of trial-and-error to find the right mix, but keep at the budget until you balance and you’ll have a really good road map to move forward. You can find these tools on my website gailvazoxlade.com.

The jars aren’t actually the “magic” in making money work; the budget is. The real magic is the fact that people seem to want to use the jars – people hate to budget – and I think it’s because it’s so tangible. You decide how much to put in the jars, you put the money in, you live on it, you can see when the dough’s running out so you have to stop spending, and you get a real kick out of having money left in the jars.

But when I checked in with them the following week on how the jars were going, they were very happy – and they had money left!

That’s the part that really blows my mind. I cut the budgets of people I work with by 50 per cent, 70 per cent as much as 90 per cent – what, you didn’t see that show? – and they still manage to have money left at the end of the month.

Whazzup with that?

That’s the beauty – often overlooked – of a budget… it’s your road map so you get to say how much you’re spending in each category. If driving a new car isn’t important to you, you can cut back on your transportation costs and beef up your grocery bill, entertainment, debt repayment or savings. The important thing is that the bottom line balance… you can’t spend more money than you make. If you can’t balance, then maybe you have to find a way to make more money.

I was working with a couple who had to figure out how much went into the jars as their first challenge. They loved it. Not at first, though.

When I asked why things were going so well, she said she felt empowered being able to figure out the budget and adjust it as their circumstances change. You got it babe!

As for how often you put money into the jars, again that’s a personal choice. When

I worked with my first couple, we put it in monthly. When I followed up on them Tasia says she’s still using the jars, but they switched to putting the money in weekly. People find it easier to work with the shorter time frames.

Managing your money isn’t rocket science. And it isn’t magic. It’s discipline.

You have to be determined to live on what you make, passionate about getting your consumer debt (credit cards, lines of credit) paid off in three years or less, and convince that it is important to have some money set aside for the future.

If you’ve never had a budget that worked before, try it. You may like it. And it may be the first step to eliminating that sinking feeling in your stomach every time you think about your bank account.
