Millennials are entering the market at a slower pace than the generation preceding them, according to a recent study by Statistics Canada. Of course, there are multiple contributing factors, such as the rent vs. buy dilemma and opting to live with parents longer. The cost of housing, however, is undoubtedly the greatest influence. This is especially true in Vancouver, which now out-ranks notoriously pricey cities such as Manhattan and San Fransisco, according to Points2 Homes. To put it simply, it all boils down to supply and demand – high demand has persisted in Metro Vancouver, while supply of resale homes has plummeted. The result: upward pressure on home prices. Is this the new normal in Vancouver? The good news is that 2018 may provide some muchneeded relief. According to the British Columbia Real Estate Association, multi-family home completions are expected to rise 50 per cent next year (approximately 6,000 units will enter the market through the third quarter of 2018). What does this all mean? Well, more supply for starters, which could slow the pace of home price growth in the region. Multi-family developments – the more affordable(ish) housing type – are often a starting point for Millennials trying to enter the market. And it looks like they’ll have more options come the new year.

The Bank of Canada has already raised interest rates this year. And there’s speculation that as the economy heats up, we can expect further rate hikes, sooner rather than later, and lenders will pass the full cost of those hikes on to borrowers. BMO Bank of Montreal projects the key lending rate will rise to two per cent by the end of 2018. Here are some tips to help you beat the cost of higher mortgage payments: GO FIXED
A variable rate is lower, but the spread between rates on variable and fixed mortgages has already shrunk since the Bank of Canada rate hikes. Although the rate on a fixed mortgage is higher, it offers peace of mind if you’re concerned that interest rates are rising. If you’re renewing your mortgage, it might be wise to consider a switch to a five-year fixed rate. Borrowers with variable-rate mortgages are already feeling the impact, with more of their payments going to cover interest. Anyone searching for a home should get a mortgage pre-approval, which guarantees the current fixed rates for up to 120 days. PAY OFF YOUR MORTGAGE AS QUICKLY AS YOU CAN
Go for the five-year fixed term and plan to pay off your mortgage sooner by making a concerted effort to make extra payments whenever you can. 20 NextHome.ca | North Shore / Squamish
Most mortgages come with annual prepayment options of between 10 and 20 per cent on the anniversary of the mortgage or throughout the year. If you’re diligent with your prepayments, you can shorten your 25-year amortization schedule by a number of years. The prepayment privileges come with a cost, but it’s often worth paying off your mortgage early. Any time you get some extra money, such as a tax refund or bonus, kick it into your mortgage. This prepayment goes directly towards paying down the principal of your mortgage. Even minimum prepayments as little as $100 can add up pretty quickly. Make bi-weekly payments instead of monthly. Instead of making 12 payments a year, paying your mortgage every two weeks comes to a total of 26 payments each year instead of 12. This means you make one extra monthly payment a year, allowing you to pay off your mortgage ahead of schedule.

When in doubt, see an expert who knows more than you do. A mortgage agent can be of great assistance in evaluating the options that can lower your monthly payments. Financing rules and strategies can change at anytime. A mortgage broker can save you a lot of money by keeping you informed and helping you understand your options While many bankers should be looking out for your best interest, they work for the bank, not for you. PARK GRAND PRESENTATION CENTRE WOWS WITH VIRTUAL REALITY Grand Lake Developments and Nu Stream Marketing Inc. recently launched two new presentation centres with Virtual Reality (VR), Augmented Reality (AR) and more from Stambol Studios. Prospective buyers who visit one of the Burnaby or Vancouver presentation centres will discover the Park Grand townhome development in detail through a striking VR tour. Equipment is on site at both centres to enable visitors to tour homes that look and feel real – before construction even begins. Starting at the ground floor, the virtual tour takes users through the open concept living room and bright kitchen, up artful stairs and through a

MORTGAGE PROFESSIONALS MEET WITH MPS ON MORTGAGE RULES Members of Mortgage Professionals Canada met with more than 50 Members of Parliament and senior government officials recently to discuss housing affordability, availability and accessibility as well as the negative impacts recent mortgage rule changes are having and will continue to have on Canadian consumers. Association members include mortgage brokers, mortgage lenders, mortgage insurers and industry service providers, representing more than 11,500 individuals and 1,000 businesses across Canada. “We are concerned that the cumulative impact of recent mortgage changes are slowing housing market activity, decreasing competition and increasing costs 34 NextHome.ca | Surrey / Langley / Abbotsford / Mission
for consumers,” says Paul Taylor, president and CEO of Mortgage Professionals Canada. “That said, we have been encouraged that Members of Parliament are listening to our concerns, and we continue to inform them of the positive role mortgage brokers play in the market.” The group acknowledged the initial objective of the changes was to cool down certain markets and there are signs that this is being achieved, at least in the Greater Toronto Area and to a lesser extent the Greater Vancouver Area. However, they say there is evidence of reductions in housing activity, both sales and housing starts, in areas of the country that were already moderate, flat or even declining.
The Canada Mortgage and Housing Corp.’s insured volumes fell 34 per cent in the first six months of 2017, a number that indicates a reduction in home purchases by young Canadians from middle- and low-income families, and firsttime homebuyers. Association representatives say they are concerned that the combination of the changes and the speed with which they have been cumulatively implemented have created some adverse effects that could cause a potentially significant decline in housing activity nationally. This will be accelerated by the recent Office of the Superintendent of Financial Institution’s decision to add a stress test to all uninsured mortgages.

THE NEW MORTGAGE STRESS TEST CAMERON MCNEILL
In mid-October, the Office of the Superintendent of Financial Institutions (OSFI) released new guidelines for the mortgage industry. The new rules indicate that uninsured buyers, those with a 20 per cent or more down payment, will have to qualify at 2 per cent higher than their contractual mortgage rate. Previously this stress test applied only to mortgages with less than a 20 per cent down payment. On a contractual mortgage rate of 3.29 per cent, for example, the borrower must now qualify for 5.2 per cent. As a result, some buyers’ purchasing power could be reduced by up to 20 per cent. For example, if your original budget was $500,000, you are now qualified for a home price of $400,000. Many pre-sale buyers were extremely worried about the recent announcement and according to a study by the Canadian Home Builders Association, nearly 11 per cent of purchasers would not be able to obtain a mortgage upon completion of their units at these new stress test rates. Fortunately, purchasers who have been pre-approved from a federally regulated institution to buy a pre-sale home prior to Jan. 1, 2018 will be grandfathered in under the mortgage rules in place at the time of signing their contract. We anticipate a very busy year-end for November and
December, as entry-level home purchasers lock in their contracts with the current mortgage regulations. The new regulations are a safeguard to ensure a stable housing market and mitigate the housing crisis that took place in the U.S. back in 2008. Canada has one of the highest debtto-income ratios of G7 countries, so the changes will encourage buyers to reevaluate their budget and purchase homes they can meet the mortgage payments for even if interest rates increase in the near future. Other changes also include prohibiting co-lending arrangements that are designed to circumvent tighter lending requirements. This means that parents co-signing their child’s mortgages will not be as relaxed as in the past.

After this new regulation was announced, buyers may feel the urgency to purchase homes within the next few months, especially firsttime homebuyers. Marpole is a mostly residential neighbourhood on the southern edge of the City of Vancouver. Its borders are Angus Drive to the west, 57th Avenue to the north, Ontario Street to the east and the Fraser to the south. It has seen much change over the years, largely due to the construction of the Oak Street Bridge and the Arthur Laing Bridge, leading to the southern suburbs via Hwy. 99 and Vancouver International Airport, respectively.
