Summer has officially come to an end. But, the cooler weather doesn’t necessarily mean a chilly housing market. In fact, early autumn is considered one of the busiest times of the year to move.

So, where did things stand towards the end of the summer? According to the Real Estate Board of Greater Vancouver, the detached market was balanced, and the benchmark price for this property type was a whopping $1.6 million in September. When it came to condos and townhomes, it was a sellers’ market and demand remained high.

Of course, it’s important to do your research and keep these trends in mind when searching for your new home. Factors such as high demand and low supply in certain market segments will impact the level of competition you face, as well as home prices.

But, it’s also important to avoid analysis paralysis.

They say that in real estate, timing is everything.

Unfortunately, however, it’s nearly impossible to time the market; it’s always in flux, with different factors coming into play on an ongoing basis (such as the prospect of another interest rate increase later this month).

The main thing to remember is this: Buy when you’re ready and what you can afford. Oh, and try to enjoy the process because there’s nothing quite like buying your own home. Who knows, maybe this will be the season you “fall” in love with one of the latest new home and condo opportunities available.

Located in Burnaby and bordered by Burrard Inlet to the north, Gaglardi Way to the south, North Road to the east, and Centennial Way to the west, this is the home of Simon Fraser University (SFU). It’s a bustling college town with all the amenities, recreation and relaxation spots you need. Student residences abound, as do newer, stylish private homes.

CENTS OVER SENSIBILITY CANADIANS WILLING TO EXCEED BUDGET TO BUY A HOME A new TD survey reveals Canadians are willing to put cents over sensibility when it comes to buying a home.

Environics Research Group conducted an online survey among 2,000 homeowners, non-homeowners, homebuyers and potential buyers from July 28 to August 7, 2017. Of those who responded, 60 per cent said they would be willing to exceed their budget, with 56 per cent saying they would go over their budget by up to $50,000.

“Emotions are playing too big of a role in the home-buying process and are tempting buyers to spend more than they can afford,” says Roy D’Souza, associate vice president, Real Estate Secured Lending at TD Canada Trust. “[The amount of] $50,000 might lose its sticker-shock compared to the overall price of a house, but it’s still a substantial amount of money that could be used to meet other financial needs. … Keeping your feelings in check is critical to making objective decisions that match your short- and long-term financial plans.”

The survey also shows that 57 per cent of homebuyers say they are confident about what they can afford, yet 97 per cent admit they wished they had factored in their other financial obligations when determining how much mortgage they could really afford, with 54 per cent stating property taxes and 33 per cent including overall lifestyle expenses.

“Owning a home is a lot more expensive than buyers expect,” says D’Souza. “Buyers who don’t account for these extra costs are potentially putting themselves under a lot of financial stress should their circumstances unexpectedly change.”

A helpful tool is a mortgage affordability calculator, whereby the potential buyer plugs in their financial information to help them understand how much home they can afford after monthly expenses, debt payments and savings are accounted for.

For those looking to buy a home, here are more tips from TD: • Build a buffer before you buy: As much as possible, consider and plan for the unexpected by maintaining a financial buffer of at least three to six months, to help offset the impact of unforeseeable rate changes.

Also, learn as much as possible about the best type of mortgage to suit your needs (for example, fixed versus variable interest rates) to ensure you’re making an informed decision that works best for you.

• Be honest about your lifestyle: Don’t confuse your budget with the mortgage you qualify for. Consider what your priorities are and get honest about what you can live with, what you can live without, and how your mortgage payments and ongoing home costs will impact your quality of life.

• Embrace a homeowner state of mind: From maintenance costs to various types of insurance needs, there are different expenses to factor in when determining how much you can afford. Test drive your mortgage by putting aside what you anticipate your mortgage payments and home owning costs will be each month to prove that your budget is sustainable.

SHOULD YOU GO FOR A LONG-TERM MORTGAGE?

With Bank of Canada’s recent interest rate hikes and the prospect of another one in October, some homeowners are wondering if they should get a long-term mortgage. Expected rate increases can push Government of Canada bond yields higher, and the rate on a fixed mortgage is partly related to the yield on these bonds.

The most common mortgage term is five years, but you can also find terms of six to 10 years. The longer term comes with a higher interest rate, but that’s the price you pay for added security. With some 10-year fixed mortgages having rates of less than four per cent, they look appealing if rates are expected to continue rising. However, there are a few things you should think about before locking in.

POTENTIAL PENALTIES

If you currently have a mortgage and want to switch to a longer term, you’ll trigger a prepayment penalty.

Lenders always include a clause in the mortgage contract that states how much you’ll have to pay if you decide to break your mortgage. Generally speaking, the penalty for fixed-rate mortgages is the greater of three months’ interest or the interest rate differential (IRD). why you should always speak to a mortgage agent about your options.

CONSIDER A BLEND AND EXTEND MORTGAGE

To get around the prepayment penalty, you could instead opt for a blend and extend mortgage. This option is usually included with mortgages and can be appealing with rates rising. Here’s how it works: Let’s say you have two years remaining on the term of your mortgage with a fixed rate of two per cent. You could convert that mortgage into a new loan with a blended interest rate. The rate would be set somewhere between your old rate and what’s currently available.

Currently, the rate on a five-year fixed mortgage is around 2.65 per cent, so that means you could potentially get a new rate around 2.3 per cent on a new five-year mortgage.

You essentially agree to pay more immediately and for longer to avoid potentially higher rates when you need to renew your mortgage. The trade-off may be worth it since you’re avoiding any prepayment penalties with a blend and extend mortgage.

THINGS COULD CHANGE

With the economy doing well, some economists believe additional rate hikes are on the horizon. Things may be pointing in that direction, but they’re just predictions. There’s no way of knowing for sure what will happen with the economy and how

the Bank of Canada will react.

Without accurate information available, it’s difficult to forecast anything. In other words, there’s no way of telling if getting a long-term mortgage is worth it, since interest rates could go up, go down or remain flat in the future.

Instead of worrying about what ifs, you can use a mortgage affordability calculator to estimate what your payments will be if rates rise. As long as you build in a bit of a buffer, rising rates won’t affect you much since it’ll still fit within your budget.

THE BOTTOM LINE

A 10-year mortgage will give you peace of mind, but it’s impossible to say if you’ll save money in the long run. Traditionally, homeowners who have gone with variable-rate mortgages have paid less compared to fixed-rate mortgage holders.

HOMEBUYER DEMAND DIFFERS BASED ON HOUSING TYPE

Apartment and townhome activity is outpacing the detached home market across Metro Vancouver. This activity helped push total residential sales above the historical average in September. The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in the region totaled 2,821 in September 2017, a 25.2-per-cent increase from September 2016, and a 7.3-per-cent decrease compared to August 2017.

August sales were 13.1 per cent above the 10-year September sales average.

“Our detached homes market is balanced today, while apartment and townhome sales remain in sellers’ market territory,” says Jill Oudil, REBGV president. “If you’re looking to enter the market, as either a buyer or seller, it’s important to understand these trends and use this information to set realistic expectations.”

There were 5,375 detached, attached and apartment properties newly listed for sale on the Multiple Listing Service (MLS) in Metro Vancouver in September 2017. This represents a 12-per-cent increase from September 2016 and a 26.6-per-cent 44 NextHome.ca | North Shore / Squamish

increase compared to August 2017.

There are currently 9,466 homes listed for sale, up 1.2 per cent from September 2016, and 7.5 per cent from August 2017.

“Detached homes made up 30 per cent of all sales in September and represented 62 per cent of all the homes listed for sale on MLS,” says Oudil. “This dynamic has slowed the pace of upward pressure that we’ve seen on detached home prices in our market over the last few years.”

For all property types, the salesto-active listings ratio for September 2017 is 29.8 per cent. By property type, the ratio is 14.6 per cent for detached homes, 42.3 per cent for townhomes, and 60.4 per cent for apartments.

Generally, analysts say that downward pressure on home prices occurs when the ratio dips below the 12-per-cent mark for a sustained period. Home prices often experience upward pressure when it surpasses 20 per cent over several months.

The MLS Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $1,037,300, a 10.9-per-cent increase from

September 2016 and a 0.7-per-cent increase compared to August 2017.

Sales of detached properties in September 2017 reached 852, a 27.9-per-cent increase from September 2016, and a decrease of 33 per cent from September 2015.

The benchmark price for detached properties is $1,617,300, representing a 2.9-per-cent increase from September 2016 and a 0.1-per-cent increase compared to August 2017.

Sales of apartment properties reached 1,451 in September 2017, a 19.1-per-cent increase compared to September 2016, and a 5.1-per-cent decrease from September 2015. The benchmark price of an apartment property is $635,800. This represents a 21.7-per-cent increase from September 2016 and a 1.4-per-cent increase compared to August 2017.

Attached property sales in September 2017 totaled 518, a 40.4-per-cent increase compared to September 2016, and a 4.8-per-cent decrease from September 2015. The benchmark price of an attached home is $786,600, a 14.5-per-cent increase from September 2016 and a 1.1-percent increase from August 2017.

When you think about decorating your home, you probably think first about wall colour, furniture and accessories.

What goes on the floor is probably the last thing you consider, but it’s an important surface and one that can tie all the decorative elements together.

START WITH A NEUTRAL

Whether you prefer wood flooring, wall-to-wall broadloom or tile throughout your rooms, it will provide a great neutral background for an area rug. Add one on top of almost any surface (with care) to provide another layer of colour, texture, comfort and style. It can tie a room together or separate out different zones in one space.

RIGHT SIZE

Usually, I’m a fair and reasonable person who likes to work with people and their design ideas, but there is one thing that makes me put my foot down – area carpets that are too small. This is one design feature where bigger is always better. A puny area carpet makes a whole room look small, especially if it’s not connected to any furnishings. Don’t settle for a four-by-six-ft. rug when you need eight-by-10-ft. or bigger.

All the furniture should be on top of the carpet, with room to spare.

Local building centres offer area carpets, but in limited sizes and styles.

Consider visiting a local carpet retailer or specialty store where you can see and feel the choices, ask questions and select the right size.

CALM YOUR SPACE DOWN

If your room already has lots of pattern and you want to add a calming element underfoot, consider broadloom. It’s generally a long run of one pattern, texture and colour created on a broad loom in wide widths and used for wall-to-wall applications. But because of its versatility, such as choice of colours, textures and patterns, it can be custom-cut to fit your space and the edges bound to prevent fraying. The binding can also be custom selected to go with your personal decor.

ADD AN ARTISTIC TOUCH

When you want to make a statement with your area carpet, the choices are virtually endless. Today, you can go into many carpet stores and work with a textile specialist to have a oneof-a-kind piece made especially for your space.

As design technology advances, so do your choices, especially with area carpets. Along with a vast array of beautiful floor coverings, companies like Weavers Art (weaversart.com) carry lines that are like fine art on your floor.

QUALITY MATTERS

With area carpets, you will always get what you pay for. Man-made synthetic carpets such as polyester, nylon and olefin (also called 54 NextHome.ca | Surrey / Langley / Abbotsford

polypropylene) are less expensive but may only last up to five years.

Although the colours will last, the fibres may not feel as soft to the touch, will show wear quickly and may not hold up well to foot traffic.

Natural fibres such as hand-knotted wool and silk from the east set the standard for carpets throughout the centuries. The search for new, renewable fibres continues, as companies such as Elte (elte.com) recently introduced organic, natural fibres such as banana and bamboo silk into their carpet collections.

Wool can seem like an expensive choice, but it is practical because it’s a renewable, natural resource, it’s environmentally friendly, absorbs sound, is water repellent and retains its appearance for years. Companies

such as Speers Road Broadloom (speersroadbroadloom.com) have developed a hardwearing wool carpet that is offered at a terrific value.

Whether it’s a long-term investment, an artistic statement or a warm and cosy solution underfoot, choose wisely.

A well-designed kitchen will give you enjoyment and an efficient working space for years to come.

One of the most important steps to having the perfect kitchen is starting with a great design. Designs by Katerina and Sylvie – the designers behind Project Mint Developments’ Pender Duplex, which won Best New Kitchen at the 2017 Ovation Awards – offer some useful advice to help you create a kitchen that works as hard as you do!

Sylvie and Katerina recommend beginning with your budget as well as an analysis of your wants versus needs, so you know where to spend your money and what compromises you might have to make. Next, talk with a professional designer in the early stages of planning to get a clear sense of the full scope of the work involved. You will then be in a good position to make informed decisions and choices.

Here are some of the key design features to consider when planning your kitchen: • The working area: Consider the basic kitchen work triangle; the distance between the stove top, fridge and sink. Do you have enough counter space for preparation, specifically next to appliances? By making a kitchen both accessible and functional, cooking will become a seamless task.

• Include ample storage: The number of accessories and organizational tools at your fingertips is endless. Be sure to utilize every square foot and capitalize on new innovations to make room for all your food, flatware and any kitchen gadgets you may want. SAVING FOR A DOWN PAYMENT HOW MUCH DO YOU NEED TO SACRIFICE? Prospective homebuyers will often have to make some lifestyle changes in order to save enough funds for a down payment. But, how much do you really need to sacrifice? Ratehub.ca, a financial product comparison website, conducted a study to see how everyday luxuries impact Millennials’ savings.

The methodology: The average cost of a home in Canada was $472,247 in August 2017, according to the Canadian Real Estate Association (CREA). Mortgage Broker CanWise Financial found that Canadian homebuyers put down an average down payment of 10 per cent. Using these figures, ratehub.ca calculated that Canadian homebuyers will need to save $47,225 for a down payment.

So, what do you have to give up?

Millennials love the finer things in life, but the costs of these luxuries add up. For example, a specialty beverage at Starbucks costs an average of $4; takeout meals cost approximately $15; Every Uber ride you take will amount to about $16.40; brunch costs approximately $25; and nights out will set you back $65.
