EDITOR’S NOTE

FINDING YOUR WAY TO

HOMEOWNERSHIP

SONIA BELL EDITOR NextHome EMAIL: Sonia.Bell@nexthome.ca TWITTER: @soniabellyp

We all want to find the perfect home. How you define “perfect” is completely up to you and will vary based on your lifestyle, tastes and personal needs. For some, it would consist of a large kitchen or lot, and for others, the ideal home is one that is simply in your preferred neighbourhood. But regardless of what your dream home entails, you’ll always have to work within the confines of your budget. With high home prices in Vancouver, and the recent bump in mortgage rates, getting into the market is more challenging than ever. But, according to the latest figures from the Real Estate Board of Greater Vancouver, August sales were higher than average due to high demand for condos and townhomes. Translation: People are finding ways into homeownership by targeting lower-priced property types. Condos and townhomes are a great alternative and a welcome strategy, particularly for Millennials, as indicated by a recent Royal LePage survey. It might not be the expansive single-detached you’d hoped for, but it’s a first – or another – step into homebuying territory. And the hope is that you’ll build enough equity over time to continue to climb the property ladder, eventually checking off every item on your list of must-haves. We hope you enjoy this issue of NextHome, where you’ll learn more about new home and condo opportunities, how the new mortgage rates could impact you and the inside scoop on some of Vancouver’s hottest neighourhoods.

COVER STORY

THE PENINSULA SHAPED BY WATER This is it: the final collection of homes at The Peninsula is about to be released. Located in Aragon’s spectacular Port Royal master-planned community, this 22-storey building is surrounded on three sides by water and is the neighbourhood’s only highrise. It’s also a residence so outstanding, you truly need to see it for yourself. “People are now moving in and we’re constantly having residents tell us that buying a home here was the best decision they ever made,” says Ariana Haloulakos, sales manager. “You just can’t find waterfront homes of this caliber at this price anywhere else in Metro Vancouver. We’re attracting people from West Van, Coal Harbour, and South Surrey — all over the Lower Mainland.” MOVE-IN READY

With homes now ready for move-in, buyers have a rare 16  NextHome.ca  |  Burnaby / New Westminster

opportunity to experience their actual home before making a final decision. “Being able to walk through the actual suites and amenity spaces before they buy is important to end users who are the majority of The Peninsula’s buyers,” Haloulakos says. “You get to experience the amazing views and connection to the river, plus you can measure so you know exactly how your furniture and art will fit.” SPECTACULAR BY DESIGN

“In my lifetime, I have not come across a location as unique as The Peninsula,” says Lenny Moy, Aragon’s president. “I knew immediately that I wanted to design something iconic.” And The Peninsula delivers. Homes boast a level of finishing and intelligent design sure to wow the most

sophisticated purchaser. Kitchens are meticulously crafted to satisfy the most discerning chef: massive Gagganeau integrated fridge with motorized shelves for easy access, a wall oven that opens with a single touch of the button, and islands sure to be a hit when your friends and family want a place to chill out and relax while they watch your creations appear. Ensuites are also something special — almost 15 ft. long and encrusted with natural stone-style porcelain tiles. When you need to unwind at the end of a long day you can take your pick between a leisurely shower or a long soak by candlelight in the oversized soaker tub. FIVE STAR AMENITIES

The Peninsula’s amenities are above and beyond. The Waterfall Reception, a two-storey lobby with full-service concierge, cascading water feature, soaring central staircase and roaring gas fireplace set an immediate tone of grandeur inspired by the world’s greatest hotels. Relax in The Panorama Club lounge or take in

unobstructed water views from The Lookout deck with double-sided fireplace, built-in barbecue, and hot tub. Even keeping fit will become a delight at The Peninsula. The Body Fitness Studio provides state-of-the-art equipment followed by a relaxing steam in the Mind Health Spa. And here’s a truly prestigious extra — a private marina exclusively for Port Royal residents. UNIQUE OPPORTUNITY

The Peninsula presentation centre is open from noon to 5 p.m. daily except Fridays at 210 Salter St. in New Westminster. Homes ranging from 1,229 to 1,407 sq. ft. are priced from $859,900. Don’t miss this final opportunity because when you add up the views, the finishings and the Port Royal community, these spectacular homes won’t last long. NEIGHBOURHOOD PROFILE

NEW WESTMINSTER BY DIANE DUFLOT

The first capital of British Columbia, New Westminster is situated on the Burrard Peninsula and comprises the area from North of the Fraser River to Tenth Avenue and the width from Marine Drive to Brunette Avenue. Known affectionately as “The Royal City” thanks to Queen Victoria’s naming it after Westminster, the part of London that houses the buildings of Parliament. 18  NextHome.ca  |  Burnaby / New Westminster

THE VIBE

MEET THE NEIGHBOURS

There is a broad range of microneighbourhoods in New Westminster, and it truly offers something for everyone: from the heritage homes of Queen’s Park to the modern condos downtown. There is a lot of pride of place here, and it’s often said that people who move here never want to leave.

New Westminster is home to all types — singles, couples, empty-nesters — but young families are a rapidly growing group, and it’s no wonder why: from splash pads scattered throughout the neighbourhood, to the petting zoo at Queen’s Park, to Motoring Munchkins at the Arenex, New West has an abundance of amenities for tots.

PLANES, TRAINS AND AUTOMOBILES

A fairly small suburb, New West is highly walkable, and it’s easy to find what you need in each of its neighbourhoods. This city is also easily accessible by public transit. Adjacent to Surrey, Burnaby, and Coquitlam, commutes to these cities are fairly swift. A bridge-free commute downtown makes it predictable, if not super fast. REAL ESTATE

Home types in New Westminster are diverse. Older apartments are usually the cheapest option, but new condos are still relatively affordable in this city. Single-family homes vary in price, depending on which area of New West they’re in and

their size, of course. Queen’s Park and Glenbrooke North can be a bit pricey, but buying in Queensborough will give you more bang for your buck. THE GOOD, THE BAD & THE REST

Buildings here reflect the rich history of the former capital, and areas are becoming increasingly gentrified. Although some believe the hype that it’s only a matter of time before New Westminster is entirely revitalized, others are skeptical. One thing’s certain: some areas here are still a little sketchy, so do some research before moving here to determine whether or not you’ll be living in a ‘hood on an upward trajectory.

HOT SPOTS COMING HOME CAFE This sweet spot has a reputation for great coffee and for feeling like home away from home. Customers fetch their own simple drinks and place settings and servers bring the food and any specialty drinks.

BRICK & MORTAR LIVING This quaint shop offers hyper-local goods on sale, ranging from New West made jewelry to art. It’s a great place for a browse.

QUEEN’S PARK This sprawling park has plenty of activities for the whole family: tennis courts, an arena, the Arenex, a play ground, and both a spray park and a petting zoo from May to September.

THE QUAY From the River Market (which is home to terrific eats, a circus school, and even hosts music and baking lessons for tots) to a walk along the pier, New Westminster Quay has something for everybody.

PINK RIBBON BAKERY Delicious cupcake concoctions are on sale here on the daily. Need a cake for a special occasion? Sheila can sculpt pretty much anything anybody can dream out of cake, delicious cake.

+

STREET CORNER

“We moved to New Westminster a year and a half ago to start our family. We love the River Market and walks afterwards at the Quay and Pier Park.” – LAURA, PRODUCT MANAGER

“‘It’s a New West thing’ is a popular saying here. It derives from two people realizing through conversation that they know a third person through different channels.” – ROCKY, 40-YEAR RESIDENT

“It’s been my home since my first years. It’s been incredible to have my childhood librarian introduce my kids to books. There’s always a familiar face on a day’s stroll.”

+DID YOU KNOW? The site of “New Westminster” was chosen in 1859, partly for military reasons, as it was on a steep hill on the north side of a wide river and thus more easily defended source: tourismnewwestminster.com

ADVICE | CONDO SENSE

UNDERSTANDING AND PLANNING FOR MORTGAGE RATE CHANGES

CAMERON MCNEILL

The Bank of Canada recently increased the overnight rate by 0.25 percentage points to one per cent, and recently Ipsos Top Cities Index recognized Vancouver as the third most livable city in the world. While there is a tendency to panic when interest rates rise, know that economies are cyclical and that you’ll want to have a plan for this great city. WHAT CHANGES WITH FIXED RATE MORTGAGES?

Changes in the interest rates will not affect you until it’s time to renew and renegotiate your mortgage at the end of the term. Homeowners need to remember that they have been paying down their mortgage and have built up their home equity. “Before your mortgage maturity, try to determine where rates are going and review your financial and family situation and start to plan,” says Kevin Lutz, RBC regional manager, residential mortgages. He notes that there are options for various scenarios, from making higher payments to downsizing into a smaller mortgage. WHAT HAPPENS WITH VARIABLE RATE MORTGAGES?

For homeowners with variable rate mortgages, the rate increase will be effective immediately. If a variable rate 32  NextHome.ca  |  Vancouver / Downtown Vancouver

is keeping you up at night, Lutz notes that you can convert to a fixed rate mortgage without penalty to provide peace of mind. Also, for those considering variable rates, make sure you have the flexibility to absorb rate increases based on a higher five-year fixed rate. An option for homeowners wanting to mitigate risk is to split their mortgage 50/50 between variable and fixed rate. LOCK-IN INTEREST RATES WITH A RESIDENTIAL MORTGAGE PRE-APPROVAL

Whether you’re buying a new, resale or pre-sale residential home, it is to your advantage to meet with a banking representative beforehand to determine your buying power and get pre-approved for a mortgage to ensure you receive the best possible interest rate. Getting pre-approved for a mortgage allows you to determine how much you qualify for while you shop for a home. The benefit of being pre-approved is that your interest rate is locked in for a specified amount of time, usually up to 120 days, protecting you against potential rate increases. For home seekers looking at presale projects, Lutz highly recommends getting firmly approved now if you make a home purchase because of

the changing banking regulations. He notes that there is no cost or obligation, and at banks such as RBC your approval will stand to closing. Pre-approvals can protect and arm a buyer as they look for a pre-sale home. Not only does it provide comfort knowing you’re pre-approved for the exact size of your mortgage and cost of a home, but it can also help a buyer’s bargaining power in this competitive marketplace against purchasers who are not pre-approved. Many banks currently have mobile residential mortgage specialists who will work around your schedule and meet you at your convenience. Take a few minutes to visit one of the banking websites to pre-qualify yourself for a mortgage. You can complete a quick calculation online to see the status of your credit rating and have an approval within a couple of minutes. To be comprised of two, 15-storey towers rising above an expansive podium, Cascade City’s contours and integration with the surrounding landscape make it something unique in the market. “We took the more typical long building form and bent it into a boomerang shape that allows the homes to be designed wide rather than narrow — meaning more windows and natural light,” explains Arno Matis, principal of Arno Matis 38  NextHome.ca  |  Richmond / North Delta / Tsawwassen

Architects. “A big part of the design was looking to the past to rediscover West Coast Modernism, then take those design principles and create an architectural style that’s totally new in Metro Vancouver. “The result is a building that fits the site without overwhelming the surrounding landscape. The smoothness of the form and the layering of the façades all visually connect Cascade City to the Fraser River just beyond.” Cascade City, Matis adds, will also offer large balconies that allow people who live here to look over the gardens from the privacy of their own home. “Having generous, private

Cascade City’s location, too, is something special. Ideally positioned within walking distance of some of Richmond’s finest shops — including T&T Market — restaurants, and cultural venues, it also boasts easy access to YVR Airport and the McArthurGlen outlet stores, schools at all levels, parks, and a diverse range of entertainment including the famous Gateway Theatre. Plus, you’re steps from the Richmond Dike Trail that’s great for cycling or strolling. The Cascade City presentation centre and display suites open this fall at the corner of Elmbridge Way and Gilbert Road in Richmond. BOUTIQUE LUXURY BOB DE WIT

The growing demand for boutique condos has created a new standard — luxury. Adding the element of luxury means addressing and appealing to the tastes and level of quality that homebuyers crave. I reached out to GVHBA Ovation Award-winning Member Vesta Properties for the latest features needed to marry boutique-style living with luxury. Vesta’s Lattice2, the final addition to the Milner Heights community in Langley, was meticulously designed to ensure homeowners have access to urban conveniences with the style and comfort of a close-knit 42  NextHome.ca  |  North Shore / Squamish

neighbourhood. This example of a luxe boutique condo offers buyers intimate living similar to building custom, single-family homes. When searching for the perfect boutique luxury home, some key features to consider include a view, level of comfort, location, and of course, the finishing touches.

inspired kitchen and modern innovations are a few examples of what to look for when seeking the ultimate comfort in a home. Open floorplans make homes bigger and brighter, and provide a space where you can cook dinner while keeping an eye on the kids! LOCATION

VIEW

Luxury condos, particularly penthouse suites, will often provide the best views in the building. Lattice2 has been built to maximize your views — enjoy a walk-out terrace, beautiful sunsets and dazzling views of Mount Baker and Milner Valley from the rooftop. COMFORT

Spa-inspired bathrooms, chef-

Location is a commitment; your neighbourhood won’t change, so you must consider schools, infrastructure and amenities. Finding the perfect location is a pivotal part of finding a home. Consider location based on convenience and the lifestyle you would like to lead. With access to schools, restaurants, transit, the freeway to Vancouver, as well as abundant parks and playgrounds, Lattice2 is an example of a great

location to raise a family, encompassing more than five kilometres of trails and walkways. INTERIOR FEATURES

It is the elegant details and exceptional design that tie a home together. Look for a host of modern and sophisticated features such as ceiling height, wall placement, colours and floorplan, which are needed to create an atmosphere of traditional luxury. When searching for that perfect home, keep in mind that luxury means extraordinary — you must search for a home with qualities that are timeless, such as stunning views, natural light, extreme comfort, convenient locations, and architectural uniqueness. Look for homes where every detail is chosen thoughtfully and placed resolutely with the homeowner in mind. Simply shrug at the ordinary and aim for something much higher — boutique luxury. Bob de Wit is the CEO of the Greater Vancouver Home Builders’ Association (GVHBA), representing the residential construction industry in the Greater Vancouver Area. The GVHBA established in 1974, is a not for profit society, with 1,000+ members, and is proudly affiliated with the provincial and national Canadian Home Builders’ Associations. BEST NEW RESTAURANTS TO TRY IN VANCOUVER THIS FALL BY MICHELLE HOPKINS

PHOTO COURTESY OF BOTANIST. PHOTO BY IAN LANTERMAN

Vancouver is easily one of North America’s best foodie cities. With passionate chefs espousing a farm-to-table philosophy – sourcing seafood from our waters and meats from our valleys – it is no wonder that culinary masters from across the globe are attracted to our shores. As a tribute to the talented chefs who have opened new restaurants recently, we offer you a list of some of the hottest places to try this fall. H2 ROTISSERIE & BAR

H2 Rotisserie & Bar in the Westin Bayshore hotel opened in May 2017 and is already proving to be a popular spot. Keeping the fire going is award-winning executive chef Kamal Silva, who cut his culinary chops at some of the most iconic Fairmont hotels. H2 offers upscale comfort food in one of the most spectacular poolside locations in Coal Harbour, adjacent to Stanley Park and overlooking the ocean and North Shore Mountains. It’s clear what the specialty is here: whole or half rotisserie chickens, served with any number of potato sides or panko-crusted onion rings. ST. LAWRENCE

Now that acclaimed restaurateur JC Poirier – the coowner of Pourhouse, Pizzeria Farina, Joe Pizza and Ask For Luigi – has opened St. Lawrence in historic Japantown, there is no need to leave Vancouver for some classic French cuisine with Quebec-inspired dishes. Reviewers are already raving about the smoked bison tongue, venison tourtière and duck ballotine. BOTANIST

After a sweeping renovation, ORU, the restaurant inside the Fairmont Pacific Rim hotel, reopened as Botanist earlier this year. Botanist is certainly a looker with its limestone, whitewashed woods, and plants indigenous to our province. But it’s the cuisine, rooted in deep farm-tofork connections, that’s keeping both locals and hungry tourists wanting more. Executive chef Hector Laguna turns out impossibly delicious dishes, including root vegetable salad, herb-crusted lamb saddle and house-made fougasse bread. We aren’t surprised that Botanist was 44  NextHome.ca  |  North Shore / Squamish

recently nominated for Best New Restaurant in Canada by Air Canada’s enRoute magazine. CHICKPEA

Fellow Israelis and business partners Rotem Tal and Itamar Shani share a passion for their native country’s Mediterranean diet, which is reflected in Chickpea’s vegan menu. Their restaurant began as a food truck and now also offers a brick and mortar location on Main Street. Expect bold, colourful images on the walls and vibrant menus featuring healthy, tasty fare. Try the chickpea fries, the warm and nutty falafels, the addictive organic hummus dip and the flawlessly fried sabich. SEN PAD THAI

One of Vancouver’s leading culinary chefs, Angus An, has done it again. Granville Island’s Sen Pad Thai is An’s fifth in a line of restaurants that have garnered him high praise. Inspired by bustling street food stalls in Chanthaburi, Sen Pad Thai honours the ubiquitous noodle dish of Thailand. Having spent a lot of time with his grandparents in Thailand, An became passionate about the Land of Smiles’ uniquely wonderful noodle bowls. You can slurp your way through any number of the delicious pad Thais, snacks and sides (the papaya salad is to-die-for) or the daily curry with rice. From YP.ca. ADVICE | MIND OVER MORTGAGE

FALL HOME HUNT 7 STEPS TO GET YOU STARTED

ALISA ARAGON

There are many people who get a sense of pride and freedom when they become homeowners which can’t be matched by renting. When you own your own home, you are not restricted by your landlord’s rules, and your mortgage payments are going toward building equity. Buying a home is a big step. Here are some things to consider in advance. 1. How long will you live there? The transaction costs of buying a home include legal fees, appraisals (if required), inspection fees, moving expenses, etc. If you don’t plan to live in your new home for at least three to five years, you may not gain enough equity to make selling worthwhile. In that case, you are probably better off not buying in the first place. 2. How much home do you need? Buying a cheaper, smaller home can end up costing you extra if you have to sell right away due to a growing family. On the other hand, buying more home than you need incurs extra maintenance, energy and tax costs. 3. How’s your credit rating? The higher your credit score, the lower your mortgage rate will be and the more you will qualify for. If needed, spend some time working on improving your credit. Check your 48  NextHome.ca  |  Surrey / Langley / Abbotsford

credit report and correct any errors, don’t apply for any new credit, stay well below credit limits and pay your bills on time.

6. Get pre-approved for a mortgage. This is really the first step in the buying process, and tells you exactly how much you can spend before you start looking for your new home.

4. Don’t forget about closing costs. Your lender will require you to have at least 1.5 per cent of the purchase price for closing costs.

7. Use a real estate agent. This professional can help focus your search, find the right home, save time and protect your interests. There’s no cost to the buyer to use their services.

5. What can you afford? Talk to a mortgage expert to analyze your financial situation before you start shopping. You’ll get an idea on what you can afford. To test how comfortable those payments will be, start saving that amount every month (less what you are paying now in rent). Not only will that simulate ownership, it also helps you save for a down payment!

PROPERTY PROFILE

HARVEST AT BOSE FARM LIVE. GROW. PLAY. Imagine life in a new townhome with sweeping views over farmland and valleys — a place where you’re close to every urban amenity while still enjoying fresh air in a natural country setting. Now say “hello” to Harvest at Bose Farm. Award-winning Platinum Group of Companies presents its latest release of homes in this popular, low-density community. Even better, some of these homes will be available for occupancy this fall. “Visitors are amazed when they discover the breathtaking views from our hilltop location,” says Sales Manager Arietta Fischlin. “People tell us all the time that they love the easy access to shopping, dining, urban centres and the walking trails through the 18-acre Bose Forest that’s right next door. There’s also a bus stop nearby, making it easy for residents to get around. And... there’s no vinyl siding here!” CELEBRATE GREAT DESIGN

fibre siding, ledgestone accents and inviting front entries with fun front door colours. Open floorplans are designed with entertaining and socializing in mind. Kitchens feature extra-large islands finished with quartz waterfall detail on two ends, KitchenAid appliances, and a high-powered, pop-up fan that tucks invisibly into the counter beside the five-burner gas cooktop — until a single touch of a button allows it to slide silently into place. It all adds up to a chef’s dream! Living rooms are spacious with plenty of over-sized windows allowing the sun to shine in. In the living room, a striking feature wall of imported Italian porcelain tile and featuring an über-modern, linear fireplace creates an ideal setting for relaxing with friends and family. Finally, to complete the sense of luxury, there’s a master bedroom with a vaulted ceiling, walk-in closet and spa-inspired ensuite. The presentation centre and display homes are open 1 to 5 p.m. daily except Fridays, at 16488 – 64th Ave. in Cloverdale.

PEAK MILLENNIALS CHANGING CANADIAN REAL ESTATE High home values in Canada’s largest urban markets and job uncertainty in other regions mean new strategies and different priorities for ‘Peak Millennials,” according to the Royal LePage Peak Millennial Survey. This new term was coined to describe the largest cohort of the Millennial demographic (aged 25 to 30) and the impact of their potential purchasing power.

“Whether they choose to buy or rent, peak millennials will inevitably shape the housing market due to their sheer volume,” says Phil Soper, president and CEO, Royal LePage. Although the desire to own a home is strong among Peak Millennials, the challenges they face on the path to home ownership are numerous. Here are some highlights from the survey:

LIVE WITH PARENTS According to the survey, 53 per cent of Peak Millennial purchasers across Canada are willing to spend up to $350,000 for a home. But what can Peak Millennials expect to get with this price tag, and where will they get the best bang for their buck?

TAXES ARE CANADIANS’ LARGEST HOUSEHOLD EXPENSE Despite high housing costs across the country, the average Canadian family spent more on taxes in 2016 than housing, food and clothing combined, finds a new study by the Fraser Institute, an independent, non-partisan Canadian public policy think-tank. “Many Canadians may think housing is their biggest household expense, but in fact the average Canadian family spent more on taxes last year than on life’s basic necessities — including housing,” says Charles Lammam, director of fiscal studies at the Fraser Institute and coauthor of the Canadian Consumer Tax Index, which tracked the total tax bill of the average Canadian family from 1961 to 2016. Last year, the average Canadian family earned $83,105 and paid $35,283 in total taxes compared to $31,069 on housing (including rent and mortgage payments), food and clothing combined. In fact, the average Canadian family paid nearly twice as much of their income in taxes (42.5 per cent) as they did for housing (22.1 per cent). The basic necessities of life, which include food, clothing and housing, amounted to just 37.4 per cent of income — still less than the percentage of income going to taxes. This represents a marked shift since 1961, when the average Canadian family spent much less on taxes (33.5 per cent) than on food, clothing and housing (56.5 per cent). The total tax bill reflects both visible and hidden taxes that families pay to the federal, provincial and local governments including income, payroll, sales, property, carbon, health, fuel and alcohol taxes and more. Since 1961, the average Canadian family’s total tax bill has increased by a staggering 2,006 per cent, dwarfing increases in annual housing costs (1,527 per cent), clothing (677 per cent), and food (639 per cent). Even after accounting for inflation, the tax bill has still increased 157.6 per cent over this period. “Taxes help fund important public services that Canadians rely on, but the issue is the amount of taxes governments take compared to what Canadians get in return,” says Lammam. “With more than 42 per cent of their income going to taxes, Canadians might ask whether they’re getting good value for their tax dollars.” 56  NextHome.ca  |  Surrey / Langley / Abbotsford

PROACTIVELY MONITOR YOUR CREDIT WITH NEW SERVICE Credit Karma, the largest provider of free credit scores and credit reports in Canada, has launched a credit monitoring service to proactively track Canadians’ credit reports for free. Now Canadians can stay on top of their credit and react to any suspicious activity easily and quickly. Credit Karma will monitor its members’ TransUnion credit reports on a rolling, daily basis, searching for significant changes on a credit report including: • New credit inquiries, and whether a new account is opened • A creditor reports a delinquency • The status of an account has changed • New personal information such as

a name, address or employer has been added • Or, if a consumer statement, bankruptcy or legal item has been reported. “Credit monitoring can help people find possibly fraudulent activity and information that may be out of date or

incorrect, and work to resolve these issues before they make it difficult to get credit you need,” says Credit Karma Founder and CEO Kenneth Lin. Credit Karma pulls in information from a credit report – account overviews, payment history, credit inquiries and legal items like judgments or consumer proposals – and builds a level of user-friendly personalization on top of these records, which can help Canadians identify items that may require their attention. Credit reports are created and maintained by credit bureaus and contain data that lenders and other financial institutions can use when determining approval for credit cards, loans or lines of credit and their interest rates.

CANADIANS WANT MORE COMMUNITY GREENSPACES A recent survey by TD Bank Group’s GreenSights Report says 95 per cent of Canadians want to be near greenspaces, but most feel what’s in their neighbourhood is below par. The survey is part of the TD Common Ground Project, an initiative focused on revitalizing more than 150 community greenspaces across Canada in recognition of the country’s 150th year. OTHER FINDINGS:

• Room for improvement. Sixty per cent said they visit their community greenspace once a week or more, and 77 per cent said there is room for improvement. Common enhancements suggested include: more public picnic areas, natural playgrounds and solar lighting. • A place to escape. The top three 58  NextHome.ca  |  Surrey / Langley / Abbotsford

activities listed to do in greenspaces were: relax on their own (43 per cent); connecting with nature (42 per cent); and relaxing with family and friends (41 per cent). • Values and trade-offs. Eighteen per cent placed a high priority on living near greenspace when looking for a place to live, closely behind “proximity to good schools,” (23 per cent) and “easy access to public

transit” (19 per cent). Forty per cent said preserving greenspaces should come at the expense of commercial development, followed by housing development (24 per cent) and parking (20 per cent). • Sustainability. Regardless of age, 94 per cent said natural sustainable playground equipment would be important for their local community greenspace.

For more than 40 years, IKEA has inspired Canadians. With the launch of its latest catalogue for 2018, we explore what makes this iconic brand as relevant now as it was when it opened its first store here in 1976

1

3

Can you think back to your first IKEA purchase? Maybe it was a BILLY bookcase for your dorm room or a POÄNG armchair for the den. For me, it was a set of black leather KRAMFORS sofas. My husband and I felt like our newlywed pad was complete with our cool new Scandi decor. Can you relate? Whatever your first IKEA product was, it likely wasn’t your last. For many of us, IKEA products are as comforting as a Tim’s double-double and honey cruller. But, how exactly has Scandinavian design been able to

become a signature in Canadian homes? The answer lies at the core of the company’s mission – to create simple products people love. “It doesn’t matter if your style preference is modern or traditional, our products are streamlined and simplistic in design, which lends for easy integration into any home,” says Kathy Davey, head of interior design, IKEA Canada. When you really break it down, isn’t it the simplistic nature of IKEA that keeps drawing us back to shop? The uncluttered displays in the showroom, steady price points, DIY-approach, peace of mind warranty and uncomplicated food offerings all help to make IKEA an easy and favoured shopping destination for Canadians. Along with its unequivocal design principles, IKEA prides itself on extensive market research to keep relevant in today’s market. For Davey and her team, it’s all about the “home visit.” She will travel to homes across the country, spending two to three hours at a time talking with the homeowners. The mission is to

DESIGNER Q&A WITH KATHY DAVEY NH: If you could redesign a celebrity’s home, who would you choose and why? KD: The Brady Bunch living room! I would love to transform their space from 1969 into 2018! They are a large blended family that live in a modern home that has some great features to start with. There are so many activities going on under one roof that the space would need to be truly multi-functional to reflect their busy lifestyle. With the two main trends of today influencing life at home in the living room – urbanization and technology – there could be endless possibilities to design a living room that works for everyone. The sofas would be arranged in different zones in the middle of the room which leaves space on the walls for personalization and self-expression. The living room would be the hub for the family’s social playground and celebrations, and smart devices will enable a liquid life, so there is no need to anchor activities around a TV or computer. The sofa is still the soul of the living room – which would speak to comfort and relaxation. This would be a hard-working room and the heart of their everyday life at home. It would be bold, brave and beautiful, mixing modern and traditional styles breaking the conventional approach to the living room.

leave no stone unturned – going through every door and drawer (if the homeowners allow it!) to get to the bottom of what they love and loathe about each space, and their future dreams for their home. “We could visit model homes or homes without the owners there, but that doesn’t mean anything to us,” says Davey. “We want to talk to people and find out who they are, how they live and what they want.” From coast to coast, Davey and her team will conduct 250 home visits in Canada this year. The end result is detailed, on-the-ground research to help better design stores and products tailored to different provinces, cities and customers. “It’s all about meeting the needs of our customers as soon as they walk into their local IKEA,” says Davey. Besides addressing the needs of its customers in-store, IKEA releases an inspiring catalogue each year (online and in print, delivered to your door) with a specific theme. This year, it’s “Make Room for Life” – the brand hopes to encourage people to make room in life for the things they love, with the help of smart furnishing solutions. “Encouraging people to embrace the fluidity of their homes through their unconventional spaces and multi-purpose furnishings, is our goal,” says Davey. “We want people to realize that the living room has space for both their needs and their dreams.” With this type of customer driven dedication that IKEA continues to deliver, it’s no doubt that Canadians will happily continue shopping (and consuming Swedish meatballs) for another 40 years.

RICHMOND INDUSTRIAL CENTRE TO BOOST THE ECONOMY

IMPACT AT A GLANCE

572 Montrose Property Holdings Ltd.’s newest industrial project, Richmond Industrial Centre – the newest and largest industrial park in Metro Vancouver – is expected to have a significant economic impact on the city of Richmond. Richmond has seen a boom in industrial growth over the last five years in the commercial and industrial sectors, such as IKEA’s newly announced distribution centre.

The City of Richmond’s Economic Development Manager, Neonila Lilova, says the Richmond Industrial Centre will generate substantial new business and job opportunities in the city’s core industries, enabling the movement of goods globally. She says it will also provide much-needed industrial space to meet the growing demand in a constrained regional industrial land market and attract international players to the region.

PROPERTY PROFILE

VIRIDIAN NATURAL LUXURY BY SUSAN M BOYCE Okay, I confess I have a soft spot in my heart for South Surrey’s Nicomekl River. It’s one of those magical places I remember from childhood even though it still remains somewhat a hidden gem. So, when Rob Grimm, one of the founders of Portrait Homes, invites me for a tour of Viridian — a new collection of townhomes coming soon to South Surrey — I’m all in. We drive round a bend in the road, and my jaw drops. There are views and then there are views like this… the Nicomekl and ALR farmlands spreading out in front of me with the North Shore Mountains shimmering in the distance. “It’s unbelievable, isn’t it?” Rob says. “And because the site is so steeply sloped, we were able to terrace the homes so you’ll never lose your view. Sure, it’s tough to do, but the results are going to be spectacular.” LIVE LIFE WELL

With construction well underway, I can already see these Portrait homes 68  NextHome.ca  |  South Surrey / White Rock

are going to be just as amazing as the views. Decks and balconies are huge — most as large as 12 by 20 ft. — and Rob assures me that, yes, they come with outdoor barbecue outlets and an outdoor fireplace. I’m already imagining cozying down with my significant other and a steaming rum toddy on a crisp, autumn evening. “Many of the plans are masteron-the-main, so they appeal to downsizers,” Rob says. “But the size and open configuration make them ideal for growing families too. Plus, we’ve included so many features that are typically upgrades as standards here at Viridian.” Rapidly he lists just a few: pullout shelving in pantry walls, pre-sealed quartz countertops, wide-plank laminate flooring that looks so real I practically have to get on my hands and knees to check, and Samsung appliances ranked one of the top two appliances by Consumer Reports. And just in case I needed any further enticement, Rob adds there’s even an optional wine cellar. Life is good.

PROPERTY PROFILE

SOUTHSIDE DIFFERENT BY DESIGN Sept. 9 was an exciting day at Southside in South Surrey, as more than 100 enthusiastic groups of people arrived to experience the unveiling of this collection of 50 premium, single-family homes from Miracon. A well-respected, local builder with deep roots in the neighbourhood, Miracon was named Single-Family Builder of the Year by the Greater Vancouver Home Builders’ Association, and the company’s dedication to its craft can be seen in this latest project. Like every Miracon home, 72  NextHome.ca  |  South Surrey / White Rock

Southside homes are not only stylish and sophisticated but also include practical elements homeowners often don’t fully appreciate until they realize how well these homes live. For example, Jas Rai, Miracon’s inhouse designer, spent hours ensuring every lighting fixture and pot light is perfectly positioned to provide sufficient light for the task at hand. And in the master bedroom you’ll find dual closets and a glamorous ensuite with the marble-inspired tiling and frameless-glass shower you would usually only see in a custom home.

Kitchens, naturally, are designed for people who love to cook and entertain: a state-of-the-art JennAir appliance package, generouslysized island with views connecting you to the great room and adjacent dining area, storage everywhere it can possibly fit, and even the unanticipated bonus of a roughed-in under-cabinet crumb sweeper. On cooler evenings, cozy up in front of your gas fireplace, resplendent in Italian porcelain-slab tile, for a romantic evening with your significant other. There’s plenty of outdoor space too – this is, after all, the neighbourhood that boasts the most annual hours of sunshine anywhere in the Lower Mainland. QUALITY TO DEPEND ON

And make no mistake, Southside homes aren’t just beautiful, they’re

built with above-and-beyond, cutting-edge construction techniques – something that’s attracting savvy downsizers and move-up buyers who understand and value superior quality. For instance, engineered hardwood flooring that’s both nailed and glued, a hot-water recirculating system for less strain on the environment and lower operating costs, driveways reinforced with rebar to guard against cracking, and fully-finished garages that are insulated, drywalled and painted. And here’s a bonus: An optional, lower-level legal suite means you can choose to have a mortgage helper or create a place where grandparents or boomerang children can have their own private space. CONNECTED NEIGHBOURHOOD

Perched on a south-facing slope with peek-a-boo views of the Pacific Ocean and Semiahmoo Bay, Southside’s architecture combines

the best of contemporary and classic styling – a timeless elegance that feels fresh, sophisticated, and inviting. For sheer convenience, Southside’s location is tough to beat. You’re within walking distance to Morgan Crossing, Grandview Corners or the Grandview Heights Aquatic Centre and close to schools at all levels including the sought-after Southridge Private School. When you want to tee-off, three championship golf courses are just minutes away, and who can forget the fine dining and famous Promenade at White Rock nearby. The Southside presentation centre and display home are open from noon to 5 p.m. daily except Fridays at 16488 – 22nd Ave. in South Surrey. Priced from $1.18 million (net GST included). Plans range from 2,418 to 3,600 sq. ft. including finished basement. For more information, visit miracon.ca or call 604.372.3638. SEPT 29 - OCT 13, 2017  73

5 ORGANIZING MYTHS THAT CAN KEEP YOU STUCK IN A MESS to measure first. Bringing home the wrong containers adds more clutter.

HELLEN BUTTIGIEG

It’s time to dispel some organizing myths that may be getting in your way of a more organized life. I’ve focused on the five most common beliefs about organizing, so you can get clear on what works and what doesn’t. Once we bust the myths, you’ll be on your way to organizing yourself like a pro. 1. Containers will always get you organized. False. Contrary to what the ads want you to believe, containers alone are not the answer to your organizing dilemmas. In fact, they can become part of the problem. Let’s take Nancy for example. She purchased several large plastic containers to organize all of her craft supplies and memorabilia. But she still couldn’t find what she was looking for when she needed it. Nancy mistakenly thought all she needed to get herself organized was a few containers. But what she really needed was to learn a bit about organizing. Before you spend money on containers or other organizing products, do some preliminary work and planning. The first thing I recommend is doing the purge. Only when you know exactly what it is you need to store, how much of it, and where the most suitable location is to store it, should you go out and purchase containers. And don’t forget 78  NextHome.ca

2. Multi-tasking is always productive. False. Although useful in some situations, multi-tasking can cause you to lose your focus and make costly and time-consuming mistakes. When working on important tasks, multi-tasking is probably not a good idea. Some things require your undivided attention. Multi-tasking distracts us from being in the present moment, which can drain our energy and leave us feeling exhausted and unfulfilled. Next time you are participating in an activity, be with that activity rather than thinking about all the things you should be doing instead. 3. Being messy automatically means you are disorganized. False. Organizing is not about how it looks, it’s about how it works. Visual, creative types need to have things out where they can see them, because out-of-sight is out-of-mind for them. This may cause their spaces to appear disorganized to others, but they probably know exactly where everything is. The flip side of this though is that visual types lose focus when there is too much to look at, so they need to find products that will allow them to contain their stuff to keep down the visual clutter. For example, a literature sorter allows them to contain their papers while still keeping them within view. 4. You have to toss everything to get organized. False. I often hear people say to me, “There’s no

way I could get organized because I am too sentimental. I don’t want to get rid of everything.” Although you shouldn’t keep things you don’t like or will never use, there’s always a way to either display or store the things that matter. For example, shadow boxes or display cases allow you to protect as well as showcase the possessions that truly mean something to you. 5. If you write it on a to-do list, it will get done. False. I had a client who was so proud of her to-do list. It was prioritized, colour-coded and categorized, yet she was frustrated and overwhelmed at how many things on the list were not getting done. To get anything accomplished you have to actually schedule time to do the things on your list. Simply putting a task on a list is not a commitment. Blocking time on your calendar to do it is.
