Reputations count You’ve agreed that a new condo is the way to go and you’re making headway, but you still have another big decision to make — choosing your builder.

It pays to check the reputation of the builder/developer before you sign on the dotted line. You can start by finding out how long the company has been in business by asking the sales representative or visiting the company’s website. Find out if previous purchasers are happy with their homes.

Visit an existing community built by the

company and talk to anyone you run into during your tour.

Naturally, you should spend some time visiting several different sales offices. Get a feel for each company and the staff employed there. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.”

When you do find the right home and the right company, making that big decision will be a whole lot easier and more enjoyable.

Downsizing is something that naturally occurs to everyone at some point.

People think, “Once the kids are gone we won’t need all this space,” or the garden has become a bit of a burden, or there’s simply too much to clean. Many people want an excuse to get rid of a lot of the stuff they’ve hung onto for years.

There’s also lots of great financial

reasons to move to a smaller place.

You can take advantage of the equity you’ve been spending years building up by selling and making a (tax-free!) profit when you buy a smaller, less expensive place. Utilities are also much reduced when living in a multi-family residence.

South Newton TOUGH NEWTON HAS GAINED an undeserved rep as a rough place over the past few years, South Newton, between King George Boulevard and 152nd Street and south of 64th Avenue to 56th, is a quieter part of the neighbourhood that exemplifies both Surrey’s fast-growing population and its cultural diversity.

Planes, Trains and Automobiles You could get around by transit if you wanted to, with buses along King George, 152nd Street and 64th and 60th avenues. There are bike lanes, but few use them and the going is hilly. Surrey is still the land of the car, and South Newton is near the crossroads for major routes such as 56th Avenue (Highway 10) and highways 99 and 91 north and south.

Hot Spots The Good, Bad & the Rest The bad news is that you might have to endure those Surrey jokes from friends in Vancouver. The good news is that South Newton is an affordable place to raise a family and a convenient base for adventures almost anywhere in the region. You’ll not only witness the incredible pace of change and growth here but also bond with plenty of others who are also moving in.

THE NEVER-ENDING conversation around the hot Vancouver real estate market makes it difficult for one not to be tempted to participate. The increasing home prices continue to add fuel to the fire for many surrounding markets in the Metro Vancouver area piquing the interest of many who may not be your well-seasoned investor. Whether downsizing or simply getting into the market, often people ask — where’s the safest place to buy?

Historically, we’ve been drawn to established markets and neighbourhoods such as Downtown Vancouver or Vancouver West. These neighbourhoods feel safe but when housing prices increase 30 per cent, it creates a barrier to entry and they may no longer be viable options.

WHEN YOU HIRE A DESIGNER the

space they create for you is, of course, custom. But the elements in that room — are they a carefully curated collection that will work in your space or are they custom made, just for you?

New Condo Guide caught up with celebrity designer Yanic Simard, principal of the award-winning boutique firm Toronto Interior Design Group (tidg.ca), to ask him about custom pieces, and he’s given us some amazing insight into creating the best custom essentials for your home.

New Condo Guide: Why custom?

Yanic Simard: My idea of comfort is living in a space that feels right — a personal retreat where you end up at the end of the day, and it just feels good. Going custom is the best way to achieve that.

NCG: Custom can be costly. Are there cost-effective ways to get custom looks?

YS: Upholstery. Custom upholstering an entire piece of furniture, such as an armchair or a sofa, can quickly add up.

But focusing on something simple, like the seats of dining chairs, can be a small investment with a big payoff.

This approach also gives you the opportunity to create a lot of looks that you are unlikely to find in a store, such as matching your drapery to a chair back for a statement that says “custom,” loud and clear. This also provides an opportunity to use a small amount of 42 YPNEXTHOME.CA

high-end fabric for accents and apply a plainer and more durable material to high-impact areas, such as the seat, for the best of both worlds (and a balanced budget).

NCG: Are there areas where you more strongly recommend going the custom route?

YS: Drapery. As with upholstery, custom draperies can require investing in materials and labour. However, a custom drapery treatment is by far the best way to achieve an elegant look, especially for windows of an unusual size or walls that

do not perfectly suit a pre-made panel.

This is why custom drapery is generally considered worth the investment.

In many cases it is possible to extend a ready-made panel instead of starting from scratch. In much less time than it takes to make a panel from scratch, a seamstress (or skilled DIYer) can cut the bottom of a packaged curtain and attach a panel of a second fabric, creating a perfect-length, colour-block statement without the full price tag.

NCG: Do you recommend customizing pieces of furniture?

YS: Creating a custom piece of furniture for a client is many designers’ dream, but it can sound more like a nightmare for homeowners. The cost, time, imagination and decisions required can make choosing a custom piece seem overwhelming compared to simply dropping by a store and walking away with a new find.

NCG: Are there any design issues that are more easily overcome with custom options, where you tend to prefer custom?

YS: Mirrors for the bathroom. Custom inset mirrors solve a lot of issues in bathroom design. They expand a space visually, and they also replace a large area of tile, allowing a seamless, fully tiled look without requiring as much material to be purchased. When you use a mirror wall to wall or floor to ceiling — and skip the frame cost — you’ll save even more while getting a perfectly polished look.

It’s a good idea especially in a compact bathroom, letting you splurge on a smaller amount of must-have stone and doubling the look of it.

NCG: What are some of the current trends in customization?

YS: There’s a big trend to upcycle, so if what you have is in good condition, customizing the finish is becoming a popular option. Beautiful, colourful cabinetry can be rare, especially in

In fact, you’re more likely to find a dated or drab shade if you’re living in an older home. If the existing units are in good condition, having the fronts sprayed with a new finish can be very reasonable in price compared to a full replacement.

The same can be said for salvaged vanities. Whether your look is eclectic, traditional, modern or rustic, a salvaged furniture piece used as a vanity can make for an excellent twist in any bathroom. A simple coat of paint (or just a sealant to keep worn-in character as is), a few cuts and a basic block vessel sink can transform nearly any furniture piece into a bathroom vanity.

You can also try adding a solid slab to create a more traditional countertop, or take an inexpensive cabinet frame and replace just the doors to achieve a unique look while still providing plenty of closed storage.

NCG: Are there any customizations that are particularly influenced by the client?

YS: Art — this is definitely one element that needs to speak to the client on another level. In a Miami condo space I recently designed, I wanted to bring a sense of South Beach artistic flair without letting it swallow the budget. I found high-resolution images created by a local artist online and had them printed directly onto acrylic. If you want to customize art for yourself, ask a local printer what materials they can print on, and try something fun, like canvas, cloth, parchment, plastic or even wood.

The result will be unique art pieces with a true artistic story, but without the artauction price.

And of course, there are also many good reasons to buy a one-of-a-kind original piece of art from your local gallery.

Sometimes just a little change goes a beautifully long way.

Should young buyers be looking at a move to Alberta?

The upside to a down economy is increased affordability BETWEEN TANKING OIL prices and giant

wildfires, Alberta has had a bad couple of years – to say the least. Unemployment is up and consumer confidence is down, but for people who are still working and have been waiting to get into the real estate market, this could be a great time to do it. Many research institutions such as the Conference Board of Canada and the Alberta Government Treasury Board are predicting a modest improvement in Albertan prospects in 2017.

There are a few factors that could assist improving Alberta’s economy, one being the massive construction effort that will be needed to rebuild Fort McMurray “As displaced residents return to their Fort McMurray homes and as oil production resumes,” says the Conference Board of Canada June report, “rebuilding will get under way, and we expect to see only a small negative impact on the economy for 2016 as a whole but a positive and bigger impact in 2017.”

Other factors contributing to modest growth may be the foreign investors wishing to avoid the Lower Mainland’s new 15 per cent tax, and the predicted gentle rise in the value of oil worldwide (up from $45 a barrel to $59 by spring 2017 according to the Economy Forecast Agency).

Ted Greenhough is a Calgary realtor who believes the time is indeed right for younger people to get into buying their first home. “The Calgary Real Estate market always runs in cycles. Prices go up, then down, then up again. With the current slow economy and with prices relatively low, it could be a golden opportunity for first-time buyers to get into the market before prices start surging upwards again. very good opportunities right now, but you still need to be careful. The guidance of an experienced and skilled realtor is imperative in any market.”

The Alberta Government Treasury Board and Finance Report says despite weak demand and rising inventories, home prices have been resilient. “The New Housing Price Index has remained relatively unchanged for the last nine months to May and the Alberta average resale home price has declined five per cent from the November 2014 peak to June 2016. By comparison, between July 2007 and March 2009, the average resale price fell by 12.5 per cent. The price stability is partly a reflection of the balanced housing market leading into the current recession. Price levels in Alberta have remained relatively subdued compared to sharply rising prices in Toronto and Vancouver”.

Some industry insiders also don’t see foreign investment putting new

pressure on Alberta real estate, but that’s a good thing. “Port and waterfront cities have always appealed to foreign investors,” explains Sherilynn Milsom, an investor in Edmonton. “Prices can soar in such cities even when the economic fundamentals don’t seem to support higher values. I don’t think foreign investors will ever look at a prairie city in the same way they view a port city. This suits me fine because I don’t want to be in competition with a sea of cash-rich buyers”.

So with the economy slowly turning around, now is a good time to get into the market, if you are employed.

If you still need a little help gathering the necessary down payment, Calgary has an excellent program that could be very helpful. Attainable Homes Calgary Corporation (AHCC), is “a nonprofit social enterprise and wholly owned subsidiary of The City of Calgary that delivers well-appointed, entry-level homes for Calgarians who have been caught in the city’s growing housing affordability gap”.

The Attainable Home Ownership Program connects builders, developers, lenders, lawyers and others to bring down the upfront costs of ownership so qualifying Calgarians can buy their very own home with a $2,000 down payment. Buyers through this program also “pay it forward” to help another family in the future. When buyers decide to refinance or sell your home on the market, a share of the appreciation goes back into the program to fund more developments that will help even more people get a foot on the property ladder.

SPROUTING IS THE EASIEST way to grow fresh greens year-round, even in Earth’s coldest corners. No weeding. No skill required. And almost no space needed!

Fresh sprouts are a potent source of antioxidants, rich in essential fatty acids, full of fiber and protein, and packed with vitamins. And they’re delicious! (If you’ve only tried store-bought alfalfa in square plastic containers, you might have doubts. Three days, a handful of seeds and a wide-mouthed mason jar will change your mind.)

Craving some spice? Try radish sprouts.

Want crisp, juicy and sweet? Go for pea shoots. There’s a nearly unlimited selection of legumes, seeds and grains suitable for sprouting.

Inexpensive countertop sprouters are available from garden suppliers like West Coast Seeds. I prefer the simplicity of a glass, wide-mouth mason jar.

You’ll need: » Glass, wide-mouth mason jar » Mesh screen or cheesecloth to cover jar opening » Sprouting seeds; although almost any unsplit seed will sprout, avoid pathogens (e.g. E.coli), by purchasing sprouting seeds, which have been cleaned to minimize risk How to sprout seeds 1. Place two tablespoons of unbroken seeds in the jar. Rinse and drain them.

2. Fill the jar with water two to three 50 YPNEXTHOME.CA

inches above the seeds. Soak for eight hours. Drain.

3. Rinse soaked seeds well. Cover the jar opening with mesh or cheesecloth and secure well. An elastic band does the trick, but I love the screen & lid system pictured here. (Lucky for you — I’m giving one away!) Invert the covered jar into a bowl, tilted at a 45-degree angle to allow continuous draining and air circulation.

4. Rinse, drain and invert the jar two to three times each day. Keep it out of direct sunlight, e.g. cover with a towel.

5. Harvest grains and legumes after one to two days, when the “tail” is 1/8-inch long. Rinse well and serve.

6. Un-hulled seeds, like alfalfa, clover, radish and mung beans, need indirect sunlight for an additional couple of days (take the towel off) and are

ready when leaves are deep green.

Submerge these varieties in a bowl of water till hulls rise. Skim hulls, drain and enjoy.

Store fresh sprouts in a glass container with a clean rag to absorb moisture.

They’ll keep five to seven days, refrigerated.

Finding fresh, local greens through winter can be a challenge. Sprouts are a simple, tasty solution.

ONE OF THE BIGGEST CLUTTER PROBLEMS I see is overflowing bookshelves. Not only is it an eyesore, but it’s awfully impractical for finding or putting away your books. MAKE A HABIT OF GOING THROUGH YOUR BELONGINGS and discarding the things you don’t use anymore. The Skytrain plan is expected to be announced this fall, and will probably not be completed for a decade, depending on the province and federal funding coming through. That hasn’t stopped property speculators from driving up the prices though, and when property is held by non-developers who just want a quick return on their investment, development can actually be hindered, since they are not going to sell until they can get significantly more than the already-inflated price they paid.

The old MEC site is being developed now by Reliant properties into rental housing, and it would appear that new rental buildings will be common along the corridor; according to developers, this is what the market needs at the moment. It appears that not only will the Skytrain bring a much-needed transit boost across the Westside, the development potential of Broadway is huge and will add much needed rental housing, revitalized retail and added vibrancy to this undervalued part of the city.

season is upon us, and that means more time in the kitchen preparing lunches and dinners, and less time for you to put your feet up or get other errands done.

Here are some helpful tips to handle the stress of autumn. » What’s for dinner? Avoid the stress and expense of last-minute dinner decisions with a little advanced planning.

Ask your family to list their favourite meals and create a revolving two-week dinner menu (with a grocery list to match). Post it on the fridge so whoever comes home first can start preparing it.

Double the amount you make and freeze it for quick meals on the busiest nights. » Make school lunches easy. Designate one shelf in the pantry for school snacks only. Transfer foods to airtight containers – you’ll save space because they stack well, and the food will keep longer. Pack lunches the night before and refrigerate.

Assign an area in the fridge for school lunches and drinks. With smaller children, encourage independence by storing their foods low enough for the little ones to reach. » Involve the kids. You don’t have to do everything yourself. Teach your kids how to do age-appropriate tasks and give them a weekly chore list. You will be helping them to develop important life skills. After you show them how to do each task, post a step-by-step checklist for them to follow when they do it on their own (use pictures for kids who 58 YPNEXTHOME.CA

are too young to read). This will allow them to work independently and gain confidence in their newly acquired skills. » Clean as you go. Keep wipes handy for quick bathroom and kitchen spot-cleaning. » How’s your “to do” list working out for you? Rather than one long list, create several short ones based on the category of the task, i.e. errands, home, calls, computer, etc.

Keep your lists together in a small notebook that’s portable and always easily accessible. » Now, where was I? If you get interrupted while working on something important, use a notebook or a sticky note to jot down where you left off.

When you return to the task, you won’t

waste as much time figuring out where to resume. » Multi-tasking reduces productivity.

Contrary to popular belief, multitasking may actually lower productivity.

Switching back and forth from one task to another costs time and leads to frustration and feelings of overwhelm.

As a result, stress increases and there is a greater chance of errors. Although simple tasks can be done at the same time, like watching TV and folding laundry, important, complex activities require our undivided attention. » Two-timing tasks. Double up your simple activities and you’ll be able to do more in less time. Rather than chatting with a friend at the coffee shop, meet at the gym and work out together instead.

Read the morning paper while running on the treadmill.

Condo registration a milestone for suite owners

IF YOU ARE SHOPPING for a condominium suite for the first time and you have owned a lowrise home in the past, you should take time to find out how condo ownership differs. One example is when you receive title and can move in. In a lowrise scenario, those both happen on closing day — when you officially own your home. With a condominium, you can move in before you receive the title to your suite.

In order to be considered a condominium, the building has to be complete, and it must pass the approval processes required to register it with the Land Registry Office. At that point, the title to your suite can be transferred to you.

This may happen at different times for you and your new neighbours, depending on what floor your suite is located. In a highrise, the lower floors are usually finished well in advance of the upper levels, and the approval process starts as soon as the first suite is occupied. Once the interior is complete, residents of the upper floors can move in as well.

I would say the process typically takes up to six months, although sometimes it can be quicker. First, the municipal council has to approve it, then the regional planning department, and after that, the Minister of Consumer and Commercial Affairs. They are all looking at how the building upholds the elements stipulated in the draft plan and 64 YPNEXTHOME.CA

Condominium Declaration. This system of checks and balances exists to protect condominium purchasers. Only after all of the involved parties are satisfied can condo registration be completed.

So, what does that mean to your condo ownership? It means that until the condo is registered, even if you have moved in, technically you do not own your suite outright. You are in a situation referred to as “interim occupancy.”

This term refers to the time between the occupancy date you were given after roof-topping occurred and when the condo is registered, and when you officially receive title to your suite.

During interim occupancy, the vendor still owns your suite.

During this time, you pay a fee to the developer until the condo is officially registered. Developers use a formula to determine these fees. They go by the interest portion of the balance owing on the purchase price (usually payable on the registration date), based on a one-year mortgage rate of the Bank of Canada, plus the estimated maintenance fees for the suite, plus its portion of the estimated real estate taxes. The fee you pay is not considered rent, and it is not money you can apply to your mortgage.

The builder/developer receives the

money once title is transferred and you take out your mortgage.

You have to take into consideration other interim closing costs besides your monthly occupancy fees, such as the funds that will bring all deposits to the required percentage of the purchase price. There are usually adjustments as well, plus enrollment of your suite with Tarion Warranty Corporation.

Even though you do not yet own your suite outright, you do need to have homeowners’ insurance in place. You will also have to arrange for utility hookups, just as if you do own the home.

Keep in mind that both your new home and appliance warranties begin on occupancy.

What’s in it for you is the opportunity to move in before registration. It is important to understand condominium ownership and all its parameters. Be sure to ask for clarification if anything confuses you — informed purchasers are the best and happiest owners.

Summertime real estate drama Look into the numbers and disregard the hype and you’ll still find a balanced market

ONCE AGAIN, this year our family

sojourned to Ontario’s cottage country to enjoy the summer heat. Little did I know, (or apparently anyone else in our vital industry), a new tax would be introduced smack dab in the middle of our vacation. The result was another onslaught of local and national doom and gloom news and opinion stories on the real estate market in Metro Vancouver. I am surprised Donald Trump didn’t wade in with his opinion. While taking a break from the market chatter one warm summer evening, I happened to watch X-Men with my youngest son.

In one scene Dr. Charles Xavier, the champion of mutant causes worldwide, is hooked up to a machine that is extremely dangerous. Those without well-trained, disciplined minds put themselves at great risk when attempting to use it. Users who are unprepared for the sheer enormity of this increased psychic input can be quickly and easily overwhelmed, resulting in insanity, coma, permanent brain damage or even death.

I think this describes how many feel in reaction to the plethora of news about our real estate market in the past weeks.

I am troubled by the extent to which certain opinions are given an amplified voice over other views. I prefer more balanced and/or “bias aware” or “bias declared” (read: stated self-interest) accounts of what is happening. What 66 YPNEXTHOME.CA

happened to the good old days when we would hear “The views and opinions of the following individuals may not be those of this station”? Frankly, I think many news outlets should re-brand themselves as “news and opinion” sources. I fear consumers may be misled to believe what is presented as “authoritative” when it is actually more “perspective” in nature. Of course, I am self-interested in our market. That does

not exclude me from having a view. It simply means I need to be aware of my biases as do our readers. So with that in mind, here is a perspective. First off, I do not have an issue with the aim of the tax. I do question the rollout process and timing. The introduction of the tax seemed like déjà vu. HST, anyone?

I understand the intention to curtail the appreciation of single family home values in the Metro Area. As I understand

the situation, the aim was basically to tax the affluent from abroad who can afford to sustain buying at ever increasing prices and who are believed to have been the root cause of the accelerated appreciation in values. In my experiences working internationally, I have discovered similar policies. However, these tended to be national policies. For instance, Australia has a national policy prohibiting foreign buyers from purchasing re-sale

homes. This is their attempt to curtail inflation and promote home ownership for locals. However, new developments were intentionally exempt. Why did they do this? In my opinion, this was done to a) encourage foreign investment and b) promote the development of needed new multifamily housing and rental stock.

More supply, whether funded by foreign investment or not, typically has a positive influence on inflationary

conditions. So I am left asking myself a number of questions: “What other ideas were considered and why were they shelved?”, “What level of transparency can we expect with respect to how another source of tax revenue will be utilized?” and “Why were new developments not exempt?”. I am also wondering what kind of message this is sending to the foreign investors we are seeking on a provincial and national level, especially when we apply this tax retroactively on pre-sale transactions, many of which transpired one to three years ago but have yet to be completed and closed.

Now, for the positive news. The first half of 2016 represents possibly the greatest half year total ever. 12,968 new multi-family homes were sold from January 1 to June 30, 2016. This represents more sales volume than annual figures posted in every year from 2010 – 2012. This figure is approximately 64 per cent higher than the figure posted in 2014 and 53 per cent higher than the previous half year record established last year. Supply levels are also very low and demand remains present.

Accordingly, we project an annual sales figure for 2016 of 18,000+ units sold and a probable breach of the 20,000 units sold mark. It is worth mentioning that an overwhelming number of these sales are not recorded in MLS data and are not reported publicly. They are, however, tracked by independent research agencies such as Urban Analytics and the Canadian Mortgage and Housing Corporation (CMHC).

I FOUND IT! AFTER SEARCHING FOR SEVERAL WEEKS, I just signed the lease on a corner condo unit with magnificent water views.

Now the fun begins. For the past eleven years, I’ve been helping my clients make the transition to smaller spaces, and it’s time for me to practice what I preach. Any move is stressful, but when you’re shrinking your real estate, there are even greater challenges. Here are a few tips to ensure you love your new place.

Choosing Your Unit To set yourself up for success, you’ll want to be clear on two things: a. How you want to spend your time. Figure out what kind of space (rooms and storage) you need to support your activities. b. How you want the space to feel. Do you prefer minimalist or densely packed, neutral or colourful, traditional or modern?

Articulate your vision or simply collect images that reflect what you’re aiming for.

Along with your preferences for location, light and privacy, these become your ideal space specs that will guide your future choices.

Planning the space When you’ve locked in a unit that meets your needs, you’ll want to develop a ‘space plan’ to help you fit in your must-haves. Try to obtain the floorplan which serves as a first pass planning tool.

It may not be 100 per cent accurate, so be sure to take your own room measurements as well. Don’t forget to measure ceiling heights as they often vary even within a condo unit.

Next, grab graph paper, a pencil and ruler, and draw out each room. If you want to do this digitally and in 3D, try roomsketcher.com. Note which way doors open, window positions and mechanisms, the location of electrical and cable outlets, light switches and any vents.

Measure your existing furniture pieces. Draw them to scale and cut the pieces out so you can test placing them in different

ways. It’s much easier to move paper around than a heavy bookcase! Be sure to consider light, heat sources and power supply as you place furniture. You’ll want to maintain 30 inches for high traffic paths and allow 36 inches space for dining or office chairs to be moved comfortably.

You’ll often find that a piece that worked in one space simply doesn’t fit in your new space. Don’t be afraid to repurpose furniture in a different way, especially if you love it.

If there are gaps, then it’s time to source new pieces. Keep maximum measurements for furniture and storage pieces firmly in mind. Use your choices about how you want the space to feel and any overarching theme to guide your purchases.

What’s in a new-home warranty?

WHAT’S IN YOUR new-home warranty?

Ideally, that’s a question you’ll never have to answer for real — at least not the hard way, be it filing a complaint or, worse, proceeding to a claim settlement.

But, life is sometimes not fair, and despite the best intentions of home builders, things do go wrong. To put it nicely — stuff happens.

According to most insurers, nearly every new home built has some form of defect. Such is life when you’re building outside, dealing with the elements and working with natural materials.

In most cases, issues get resolved, and builders large and small are getting better at responding to customer concerns.

Still, there are unscrupulous — or worse, illegal — builders that try to circumvent everything from relatively minor registration fees to taxes, all under the guise of “saving you money.”

But when there’s a problem or issue that needs to be resolved, good luck.

That’s why it’s important to ensure your new home builder is registered with The New Home Warranty — to provide the peace of mind that a reliable company is backing the warranty, as well as to learn what parts of your new home are covered, for how long, and what the steps and procedures are.

Because stuff does, indeed, happen.

Typical examples include the following, a top 10 list of first-year claims: » Paint: inadequate application or coverage » Doors: improperly installed or finished 76 YPNEXTHOME.CA

» Floors: Damaged, cracked or installed with gaps » Drywall: Blemishes on walls, ceilings or corners » Stairs/steps: Inadequately built » Water/moisture: Moisture inside the home » Concrete: Cracking » Baseboards: Improperly installed » Trims: Improperly installed or finished » Cabinets/vanities: Improperly installed or finished You can understand how prevalent such “defects” would be in new homes, and how action is required in many cases. Nine times out of 10, for homes backed by a new home warranty, they’re resolved without issue.

More drastic is another example involving 23 homes by one builder in one development in Ontario, thankfully, backed by a Tarion warranty: » After the homes were built, the water table shifted, causing differential soil settlements » The problems arose three to five years after construction » 23 homes were monitored and repaired over a period of five years » 10 homes required major repairs — causing the homeowners to be relocated to hotels for an average of 38 days

The cost to Tarion to rectify the matter? More than $5 million.

The cost to homeowners? Zero.

The benefit of having the peace of mind of a new home warranty?

Priceless.

Think that would happen if your home was built by an unregistered or illegal developer?

More and more builders are improving their customer service. And it’s not just the large companies.

“The advantage of using a small builder might be that you often get to know the principal,” says Tarion president Howard Bogach. “But large builders are closing the gap.

“The large builders that do well are the ones that behave like small builders.”

And with real estate and new home prices rising, homebuyers, understandably, expect more.

So, what’s in a new-home warranty?

In short, your builder is not just building your home, it’s building a relationship.

Unit recently published a ranking of the “World’s most liveable cities” and Vancouver ranked third behind Melbourne and Vienna, and Toronto was fourth. According to the Knight Frank Prime Global Cities Index, Melbourne residential house prices are up 11 per cent annually (fifth highest ranking), while Vancouver prices were the strongest globally, jumping 36 per cent year over year. Toronto prices were up 13 per cent over Q2-2015, ranking fourth on the Knight Frank list. It should be no surprise that the most livable cities are the ones experiencing the highest house price growth.

In June, I took a course entitled Global Real Estate Trends at MIT in Boston, and we discussed the factors that can lead to high house prices. A couple of the examples were: natural boundaries like water or country borders, and man-made boundaries such as urban containment areas, environmental protection of farmland, or tight planning regulations, which are particularly relevant to Vancouver. Housing supply is restricted by the ocean, the mountains and the Burnaby and Richmond borders.

My first job after university was tracking the housing market in Dallas, Texas. I was shocked at how low house prices were. In 2001, I could have bought a brand new single-detached house for $60,000. Housing was so inexpensive because housing could expand in all 78 YPNEXTHOME.CA

directions (due to no major boundaries), which Toronto cannot.

Based on my international work experience, executive education, and my employment, I have taken a strong interest in housing prices in other markets. Let me tell you, there are a lot of people in Vancouver, London, Melbourne and Auckland that are angry about property values. Although many Vancouverites like to complain about condominiums, they provide an affordable alternative to the milliondollar homes that are out of reach for the average household.

With new discussions and announcements about large-scale new public parks, new bicycle infrastructure, new Skytrain stations, and an improved waterfront, Metro Vancouver is making a commitment to making city and condo living just as comfortable and welcoming as a single-detached home.

A look around the globe will tell you that high house price appreciation may take a few years off every once in a while, but it is trending upwards across the major international cities in the long

run. If you have the financial resources, feel comfortable with your career and employment but are still on the fence, I suggest you seriously take a look at buying a home in 2016. Purchasing a pre-construction condominium can provide you with the opportunity to take advantage of house price gains without the burden of a mortgage — just be prepared to wait two to three years to take possession of your unit.

The Vancouver and Toronto are internationally-recognized as two of the best places to live in the world. I’m not saying you have to like it, but you need to accept the fact that house prices are going to be high on average. Condos can be a fantastic alternative to get access to one of the world’s premier cities. Happy condo hunting.
