How to find the best builders You’ve agreed that a new condo is the way to go, but you still have another big decision to make — choosing a builder. It pays to check the reputation of the builder/developer before you sign. Start by finding out how long the company has been in business. Ask a sales representative or visit the company’s website. Next, find out if previous purchasers are happy. Drive around an existing community built by the company and talk to anyone you run into during your tour.

Visit several sales offices and model suites, and get a feel for each company and the staff. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.” Think twice about any development where the salespeople push you to make a decision, or where they are not happy to provide you with the information. When you do find the right home and the right home builder, making that big decision will be a whole lot easier and more enjoyable.

We are really fortunate to have an abundance of excellent learning facilities in Metro Vancouver — everything from Universities and colleges, Montessori, French immersion and special schools for learning disabilities, to fine arts, technology and sports programs. If you’re looking for a new home, picking an area where there are lots of good schools to choose from may be a priority for you. The neighbourhood profiles on ypnexthome.ca can tell you exactly what schools are in the catchment of the home you’re looking

at, and what schools are nearby. You can also find out all about nearby parks, community centres, local hot spots and anything else you may be interested in. So your kids may be all registered for school, but you also may have something else to register for. With a provincial election year coming up, no matter where you live right now, make sure you are registered to vote. If you’re not sure if you’re registered at your correct address make sure to find out by visiting elections.bc.ca. Happy home hunting!

THIS IS IT. Your final opportunity to be part of

Record Breaking Success

Station Square, Western Canada’s largest, transitoriented master planned community and one of Metro Vancouver’s fastest selling condominium residences in history. In short, this is a community like no other. And if you’re one of the people who knows that a vibrant city life should also be a showcase of sustainability and convenience, you don’t want to miss out on the soon to be released grand finale. Station Square’s fourth tower, 6080 McKay, is almost ready to begin sales this fall and the buzz of excitement just keeps getting stronger as people wait eagerly for this grand reveal of new homes.

Brought to you by Anthem Properties and Beedie Living, Station Square’s success has been trendsetting — a testament to the fact that transit-oriented communities are in major demand. “The first phase sold 250 homes in just 30 days, and phase two followed suit when buyers snapped up 650 homes in 60 days,” says Elva Kim, Anthem’s vice president of sales and marketing. “And with over 15,000 registrants, we’re anticipating the momentum of sales of our third and final phase will be just as strong.”

City to Be Proud Of

Elevated Living

Recently named Canada’s Best Run City by McLean’s Magazine, Burnaby’s focus on smart growth communities was a natural fit with Anthem and Beedie Living’s vision for Station Square. “By locating homes, jobs, and amenities all within access to various modes of sustainable transportation, we maximized land use — everything is integrated into the very fabric of this community,” Elva explains. “When you walk along Silver Drive, the high street that runs through the middle of Station Square, there’s a sense of energy and vitality. Shops and restaurants spill out onto the sidewalks, there’s public art and plenty of outdoor seating that naturally encourages people to engage with one another. Plus you have direct access to one of Metro Vancouver’s largest SkyTrain stations. This kind of smart growth is healthier for the environment, the economy, and the people who live here.” And here’s another bonus: because Station Square is nearing completion rather than just beginning construction, it means people can experience the benefits of life here much sooner than other master planned neighbourhoods in Burnaby.

Like its predecessors, the 41-storey 6080 McKay tower will focus on elevating urban living to a whole new level of sophistication — Bosch appliances, sumptuous ensuites with under cabinet LED lighting, air conditioning, and private balconies large enough for al fresco dining with friends. Plus there will luxurious, hotel-inspired features, like a 24-hour concierge, a meticulously appointed entertainment pavilion, and a lavish rooftop deck with lawns and seasonal gardens — a quiet oasis in the heart of the city. “Because this site is on a high point in Burnaby, many of these homes will also have unobstructed views of the North Shore Mountains, Mount Baker, and even the Burrard Inlet,” Elva says. The toughest decision for most people will be deciding which view they want to wake up to. Station Square is located at McKay Avenue and Kingsway directly adjacent to Metropolis Mall and Crystal Mall. The presentation centre re-opens this fall. for the Grand Finale. Be sure you register now so you’re among the first to receive more information: visit stationsquare.ca or call 604.438.1113 to get your name on the list. Neighbourhood Profile | METROTOWN

Metrotown LOCATED IN THE CITY OF BURNABY,

Metrotown is bounded on the west by Boundary Road (including Central Park, Metro Vancouver’s second largest park), on the south by Imperial Street, on the east by Royal Oak Avenue and on the north by several local streets (Thurston, Bond, Grange and Dover streets). This neighbourhood is home to the Metro’s largest, and Canada’s second largerst, shopping mall, the Metropolis at Metrotown, as well as Crystal Mall, Orchard Park and Station Square. Lifestyle Metrotown is a shopoholic’s fantasy. Some of the best—and biggest—malls are located in this area. With Central Park in its borders, it’s also for those who enjoy all the best of the outdoors that the Lower Mainland has to offer. Because of the population density here 22 YPNEXTHOME.CA

and the easy access to public transit, it’s also a great place for those who are civic minded with an eye to the future. Vibe You can shop ‘til you drop in Metrotown, and when you get up, you can go for a run—or other fun in the sun—in Central Park. The mixed pursuits of consumerism and outdoorsiness, combined with a leaning toward high-density development, that give Metrotown its “neighbourhood of the future” vibe. Meet the Neighbours Due to its proximity to great shopping and great public transit, this area is particularly popular with small families, students and young professionals, who can easily get to and from work downtown on the Skytrain, pick up anything they need (BFF’s birthday

present, bottle of wine, dinner…) at one of the malls in the area, go for a run in Central Park, and then call it a night in their cosy quarters. In the Area Malls, malls, malls. As well as Metropolis at Metrotown, this neighbourhood is home to Old Orchard Shopping Centre and Crystal Mall. On top of this, the area has sprawling Central Park, as well as many smaller parks, including Kinnee Park, Maywood Park and Old Orchard Park. There are two elementary schoools within Metrotown’s boders: Marlborough and Maywood Community. The neighbourhood is served by Moscrop Secondary School and Burnaby South Secondary School. Dollars & Sense There’s really something in this area to

Hot Spots cater to every taste and budget. In the hot beverage department, for example, there’s a Teavana, a David’s Tea, several Starbucks, a Blenz, a Take 5, a BG Urban Café, a Tim Horton’s, a McCafe. Honestly, if you can’t find a cup o’ joe you like here, maybe you’re being too picky? Planes, Trains & Automobiles Home to the first SkyTrain line in the mid-1980s, this neighbourhood is a transit hub and is well served by Patterson and Metrotown stations, as well as Royal Oak Station, which sits just beyond its outer limits. There is

also frequent bus service throughout the area. The Kingsway is the major thouroughfare leading people to and from other area of the Lower mainland. The Good, the Bad, the Rest If you live an active lifestyle and like being very close to a slew of amenities, then Metrotown just may be the neighbourhood for you. If, however, you don’t like hustle and bustle and the atmosphere of a commercial centre, steer clear of an area that is dominated by a colossal shopping mall, despite it’s proximity to an equally gigantic park.

Street Corner “The infrastruture in Metrotown is second to none, as are the views. Modello is located on such a high grade that there are fantastic 360 degree views of Art walk. – Karen, dancer “I love my condo, and I feel that with all the amenities, including transit, close by, I got it for a steal.” – Jordan, massage therapist “I love being so close to such a great park. I’m a very active person, so I run in Central Park almost daily, and sometimes meet friends there to play tennis.” – Mariana, optician

Advice | INVESTOR INSIGHTS

Should I invest in a new condo this year? By Andrew la Fleur

MORE ADVICE ONLINE ypnexthome.ca/news/advice

YOU HAVE SOME MONEY saved up and

it’s not doing any good in the bank. Investing in a condo has always been something you’ve thought about, and now you are finally ready to take action. Good! Now the question that keeps coming up in your head is, “Should I invest in a condo this year?” The question behind the question is, “Will I be better off if I wait?” Waiting for the stars to align or trying to “time the market” is a fool’s game. Instead, you should first decide you are going to invest in a new condo, then make a plan, then go out and do it. You absolutely should invest in a new condo this year but there are a few things you need to know: Everything that you’ve heard is wrong. The first thing you need to know is that everything you’ve heard about the condo market is wrong. It seems everyone has an opinion on the real estate market and whether or not there is a condo bubble in Vancouver. We hear the so-called experts chiming in just about every week from New York or who-knowswhere telling us that our market is 25 or 50 or 2,000 per cent overvalued and that it’s all going to crash. Every party you go to, every family gathering, the topic of real estate seems to come up and everyone has their own opinion and reason why you shouldn’t invest in a new condo. 24 YPNEXTHOME.CA

The problem with all these opinions is the source: they are all people who have never invested in the condo market. They have no skin in the game! Asking someone who has never invested in the condo market if you should invest is like asking a vegetarian if you should eat a hamburger! You know what the answer is going to be. So, put aside all the opinions and advice that you’ve come across and do your own research. Talk to people who are investing in the market right now and figure out what makes sense to you, then act! Good opportunities are always available. Whether the market is going up, down, sideways, it doesn’t matter because there are great investment opportunities in every market. So many people believe the lie that there are only good opportunities when the market is red hot, or you should only buy if the market is severely depressed. Seasoned condo investors know this is not how the market works and they always evaluate every opportunity on its own individual merits.

Have a system and follow it. In order to be a successful condo investor, you need to have a system and a plan in place that you follow. If you are a seasoned condo investor and you have been doing this for a long time already, you likely have your systems in place and you keep following them because they have made you a lot of money. If you don’t have a system or a plan, or you don’t know where to start, don’t try to re-invent the wheel! Instead, contact a realtor who is a specialist in the pre-construction condo market, someone who works with investors every day and can help you figure out the best spots to invest in the market and how to make the most money over the long term. When you follow the path already laid out by those who have come before you, everything becomes easy.

Kings Crossing One Corner. Three Towers. Endless Convenience. OKAY, I’LL ADMIT I WAS ALREADY EXPECTING the Kings Crossing

presentation centre in Burnaby would be worthy of descriptors like awesome or fantastic. This is, after all, a new masterplanned community by Cressey. But when I got my first glimpse of the scale model, the first words that came to mind were simply “Oh Wow!” The architecture is, in a word, dazzling — a blend of curves and irregular angles accented by geometric art glass in rich oranges, greens and blues. No wonder Jason Turcotte, Cressey’s vice president of development says the shimmering office midrise and three residential 26 YPNEXTHOME.CA

highrises will be the cornerstone of transformation in this evolving neighbourhood.

Expect the Exceptional Inside the two displays homes, I discover all the luxurious finishes and intelligent design that Cressey builds their reputation on — extensive use of quartz, wide-plank flooring, over-height ceilings, private outdoor balconies and terraces. Today, sales manager Catherine Thaker also has a surprise to show me that she knows will resonate with the “foodie” side of my personality. Always one of my favourite rooms, at Kings Crossing the

famous CresseyKitchen™ has taken on a whole new identity. “Now you can choose from the Classic or our brand new Feature CresseyKitchen™,” she explains. Both occupy the same amount of space. Both feature the floor-to-ceiling pantry walls and the clever storage options that I love, but the feel is different. Most intriguing for me is the dramatic backsplash and chimney hood fan in the new configuration. Mind you, the Classic’s chef’s wall with its integrated wall oven and microwave have always been a personal favourite. Hmmm. If only every tough choice yielded such grand results.

Soar Above the City Catherine’s final piece of good news is that the penthouse homes have just been released. These penthouses feature exclusive finishing specs including limestone or marble in bathrooms, a built-in wine fridge, 10-foot six-inch ceilings and massive outdoor terraces — some well over 1,000 square feet — which will be a perfect vantage point for enjoying the breathtaking views or simply admiring the sunset. Life is good. The Kings Crossing presentation centre and two display homes are open noon to 5 p.m. daily except Fridays at 7350 Kingsway in Burnaby. For more information visit KINGSCROSSINGbyCRESSEY.com or call 604.553.3033.

VIEWS WORTH SHARING

Where should you move in Burnaby? Burnaby has a bounty of great residential neighbourhoods By Stephanie MacDonald

Station Square, Metrotown

WE’VE ALREADY SPECULATED THAT BURNABY is going to take over from Vancouver as the cool place to live in the Lower Mainland. But Burnaby is a big place, and has many different areas, and it is organized much differently than its neighbours Vancouver and Coquitlam. Unlike Vancouver’s East/West/ Downtown divide, Burnaby has four main centres: Metrotown and Edmonds in the south, and Brentwood and Lougheed Town Centre in the North. All are connected by the Skytrain to Vancouver City Centre as well as Surrey and New Westminster. All of Burnaby is civically very well managed, and there are beautiful parks, lakes and green spaces everywhere. So where do you want to set down your roots in this large and diverse place? Well, it depends on what your priorities are.

large Metrotown Centre and Metropolis Mall right in the middle. Because of all the commercial and shopping activity nearby, Metrotown is great for younger people and singles who like to be close to the action. It’s not exactly beautiful or tranquil, but it is beside Central Park, and it is on a ridge, so there are some great views to be had from upper floors, and there are all the amenities at your front door. It takes 25 minutes on the Skytrain to get downtown, and the average price of a one-bedroom condo is around $730 per square foot. BlueSky Metrotown (Bosa) Station Square (Anthem and Beedie) Sussex (Townline) Imperial (Amacon)

METROTOWN has a lot of Asian-owned and focused shops and services, and a lot of great Asian (and other) dining options. It is very urban, with many strip malls and of course, the very

diverse neighbourhoods in Canada, and most importantly, it is affordable. (Especially compared to the rest of Vancouver and Burnaby.) It’s up and coming, right now filled with low-rises and single family homes, but these will soon be making way for more density in the form of new townhome and condo communities. It is 35 minutes to downtown by Skytrain, and prices are around $600 per square foot. King’s Crossing (Cressey) Southgate City (Ledingham McAllister) BRENTWOOD is all abuzz with construction at the moment, but if you can stand a little noise and traffic interruption for

the next couple of years, you will find yourself surrounded by one of the most vibrant and well-designed master-planned transit-oriented communities Canada has ever had. And if you buy pre-sale you can wait out all the hub bub and take possession when it’s brand-new. With the redevelopment of Brentwood Town Centre by Shape Properties, and another huge master-planned community right on the other side of Lougheed Highway by Concord Pacific aimed at creating a “second Yaletown,” this area will become a walkable, ultramodern shopper’s paradise. New schools, parks, community centres and public amenities are also all part of the plan, and Onni is redeveloping the corner of Lougheed and Gilmore into an office/residential complex with even more retail. It takes 22 minutes to get downtown on the Skytrain (you have to transfer at Broadway Station). Homes average around $750 per square foot, and there are a lot of different options available at the moment. The Amazing Brentwood (Shape Properties) Escala (Ledingham McAllister) Gilmore Station (Onni) Concord Brentwood (Concord Pacific) Milano (Solterra) The Dawson (Amacon) Fulton House (Polygon) LOUGHEED TOWN CENTRE is right on the southeastern border of Burnaby, and as it is next to Coquitlam this area is also known as “Burquitlam”. This area was formerly known for an undistinguished mall, similar to Brentwood Town Centre, also owned by Shape Properties, and also slated for a dramatic redevelopment. Lougheed is the beginning of the new Evergreen Line going to Coquitlam, and it is also very close to SFU, making it a great choice for students and instructors, not to mention as an investment opportunity. Many new buildings are springing up along the new Skytrain stations, yet the area retains a natural and green appeal, with ravines and large green spaces. It’s about 40 minutes from downtown on Skytrain and homes are going for about $620 per square foot in some places. Keep your eye out on this area, there’s a lot going on here and a lot more to be announced soon. Advice | MIND OVER MORTGAGE

The mortgage doctor is in Is it time for you to have a financial check-up?

By Alisa Aragon

MORE ADVICE ONLINE ypnexthome.ca/news/advice

AS LIFE GETS BUSY and our lives

change, we sometimes forget to ensure that our financial plan changes with our lives. For that reason, it is important to do a financial check-up. The following are some key factors to think about. » Credit - It is important to use your credit wisely to ensure you have options available when you need them, and to check your credit on a regular basis. So check it at least once a year with Equifax or TransUnion. This will help you know where you are with your credit score and if to confirm that it hasn’t been compromised due to fraud. It is critical to make your payments on time to maintain a good credit score and it is also helpful when you keep your account balances below 75 per cent of the maximum limit. Doing this it will help you keep your credit score higher. By paying the accounts with the highest interest first will help you reduce paying more interest. Some people believe that it is better not to use credit at all, however, if you don’t have any credit accounts reporting to the credit bureaus, there is no way financial institutions would know how responsible you are with your credit obligations and it can be a challenge obtaining credit cards or loans in the future. 38 YPNEXTHOME.CA

» Mortgage - A mortgage is one of the largest loans most people will ever have. For that reason, it is important to ensure that you have the best mortgage and that you have a regular check-up. By choosing the best mortgage with the most favourable terms and rates it can help you achieve huge savings. With today’s historically low rates, it makes no sense to be making high monthly payments on high-interest credit cards and personal loans. You can save a considerable amount of money and increase your monthly cash flow by refinancing your mortgage. Depending on your situation, you could

even maintain your current amortization period and still have similar monthly payments or better yet lower your mortgage payments and eliminate all your other credit card and loan payments. It is worth exploring the options. Recent calculations with current rates of 2.89 per cent to 2.99 per cent compared to the current rates (lower than 2.50 per cent) in most cases, have most people favouring refinancing into the new rates for a new five-year term. The benefits work out to be more savings than the penalty amount. Of course this may be different depending on length of term

monthly budget. Working with your Financial Advisor will assist you with recommendations as to how you can maximize your RRSP’s. Contributing to your RRSP will give you a tax break at the end of each year and you can use your tax refunds money to put towards paying down your mortgage or put it towards something that you want such as a vacation. And when you save, you won’t feel guilty about spending money.

and amount left in your mortgage. » Savings - It is always a good idea to pay yourself first. Most people, pay their bills first and whatever they have left they save. The reality is that almost never happens. You must make it a priority to pay yourself first. When you are saving 10 per cent of everything you make, you will be surprised how quickly your money accumulates. If saving 10 per cent becomes a bit of a challenge at first, maybe start with saving five per cent just to get into the habit. A simple way to start saving is by setting up an automatic transfer from

your pay cheque to a savings account when you get paid. This way you save money and you don’t even realize that it came out of your daily account. Tax free savings account (TFSA) is another great way to get a higher interest on your savings instead of just using a regular bank account. If your TFSA is managed property you can get a good return on your investment and money earned is tax-free and can be withdrawn at anytime. » Retirement - Saving is part of your retirement plan. If possible, make RRSP contributions as part of your

» Insurance - It is critical to make sure that you have the adequate insurance in protecting yourself and your family in the event of a crisis or an emergency. It is always a good idea to review all your insurance coverage at least once a year to make sure you are fully covered to include your home, health, life and long term disability insurance. Critical illness insurance offers protection should you get one of the approved conditions, and is often paid in a lump sum amount once you have survived the specific waiting period. This insurance will give you the assurance that the costs of a serious medical condition are covered as well as having your living expenses covered. Surprisingly, on average, people change their mortgage every 38 – 42 months. Therefore, it is best if you have independent mortgage insurance coverage, compared to taking the insurance coverage offered by the financial institutions or lenders that have your mortgage Therefore, when you move your mortgage to a new lender you won’t have to re-apply for the same coverage at an older age with higher premiums. It is best to talk to a Mortgage Expert and your Financial Advisor to ensure you have the proper financial check up to help you achieve your short and long term goals. Alisa Aragon is a Mortgage Expert who develops short & long term strategies that are customized for each client. Her strategies include the best mortgage with the most favourable terms and rates to suit your needs. How to choose...

FURNITURE FOR YOUR NEW HOME THAT FITS

By Jane Lockhart

Much has been written in general terms about the importance of buying the right furniture for your home. But it’s my mission to provide the best, practical advice about shopping for the right-sized furniture so everything fits and functions properly. Basically, I’m going to divulge the design information you usually only get when you pay for it. Listen up. Although style selection can be challenging, when it comes to sofas, there are really only a few sofa styles. Some have fitted backs, while others are pillowed. Some have curved or rounded arms and yet other sofas have square arms. So select your style based on how you will be using the sofa. …continued on next page

SEPT 2 - 16, 2016  |  NEW HOME & CONDO GUIDE  41

It’s all about the arms

Sofa or loveseat?

If you plan to entertain a lot and need a room to feel more open or casual go for a lower arm that’s the full depth of the sofa and square in shape. This won’t block natural light and it is the most comfortable arm for guests to use. If you plan to lie down a lot on the sofa (watching TV), use a rounded arm that is also a bit lower so it’s easier to rest a pillow against the arm for ultimate comfort. For formal entertaining which often happens in the living room a sofa with a higher arm keeps guests more upright and more forward facing. It’s harder to lean over and chat with someone else when the arm is higher so this styles works best when it’s set directly across from another sofa or set of chairs to keep conversation straight ahead, and back and forth.

The love seat, or two-seater, was popular decades ago when everyone “bought the set” and everything coordinated perfectly but today we tend not to decorate this way. Generally, we advise most customers to look for a full-sized sofa combined with a pair of chairs. This combo allows seating for the most number of guests during a large gathering. Whereas loveseats tend to be “oversized and underused” single chairs, with only one person using it at a time. It can also be too close for comfort for two people to share, especially if they don’t know each other well. The standard sofa has morphed into the sofa-chaise combo. Smaller than a sectional, it fits into a room generally the same way that a full three-seater sofa does making it a very versatile piece. The sofa-chaise has one end of a

regular sized sofa extended beyond a regular seat depth. It is usually about 56- to 60-in. long and acts as an ottoman, so one less piece of furniture is required. This also works as an additional seat for casual entertaining, guests will often perch on the end of the chaise as they would an ottoman.

Standard sizes of furniture A typical sofa ranges in size from 84 to 88 in. Any longer than this range would be considered oversized by today’s standards. In the 1980s, sofas were up to 96 in. long, but with people living in smaller spaces in general, oversized furniture is not only less popular it’s also less useful. Condo sized sofas are about 72 in. long although some can be as small as 68 or as long as 76 in. The key to measuring for your sofa is not just the

“The key to measuring for your sofa is not just the sofa size itself but also the furniture that needs to go on either side of it.“ sofa size itself but also the furniture that needs to go on either side of it. Remember that you will need at least 24 in. or two ft. on either side of a sofa for a side table. Although a sofa size may seem small initially, by time you add other pieces around it will look right.

Chairs tend to be in the same size category, from at the smallest at 30 to 36 in. wide, and about 32 to 36 in. in depth. Any smaller and the chair is either a dining chair or it wont be comfortable for really hunkering in to read or watch TV. For tight spaces consider an armless chair, but

remember this chair style may not work for long term sitting, most people prefer an arm to lean into. Size really does matter when selecting furniture. For more information, visit janelockhartinteriordesign.com

Advice | CONDO SENSE

Peace of mind when the unexpected arises Insuring your new condo

By Cameron McNeill

MORE ADVICE ONLINE ypnexthome.ca/news/advice

BUYING A NEW HOME might be the biggest purchase you’ll ever make, and for those who choose to purchase a new condominium or a townhome, you’ll need insurance that covers personal property and liability so that your investment is protected. Although the strata corporation for your new home will have insurance (and you share this insurance with the other homeowners in building), it only covers items that are part of the building itself, like common areas, parking garages, gyms, swimming pools and the like. What about your personal belongings, or if you cause damage to your neighbour’s property or if someone is injured while visiting your home? These things are not covered by the strata corporation’s insurance — it is your responsibility to make sure you are covered by your own personal condo insurance policy.

What’s covered with condo insurance? Many essential items are covered when you purchase condo insurance, such as unit improvements and upgrades, personal property inside your home and storage locker, third-party liability, and additional living expenses during a repair period if your condo is unfit to live in. Unit improvements and upgrades This portion of your insurance will cover you if something goes awry while 46 YPNEXTHOME.CA

improving your unit or performing minor alterations to your home, like adding millwork, or painting the walls to personalize your new space. Personal property The contents inside your home must be insured under your personal insurance. Your personal items will be protected against water damage and other types of loss, like theft. Items could include electronics, clothing, household goods, paintings, and furniture. Third-party liability If you forget to turn off the faucet in your kitchen sink, and it causes water damage to a neighbour’s unit below you, they have the option of suing you for damages. This part of your coverage will protect you from that, as well liability against a visitor being injured while inside your home.

Additional living expenses Imagine if your home suffered damage so bad that you weren’t allowed inside, let alone allowed to live in it? The out-of-pocket expenses for temporary accommodations could be immense! This portion of the condo insurance could cover your hotel costs and living expenses. As you can see, your own condo insurance covers a wide range of items that are crucial to your personal liability, and for the liability of your new home. Speak to your neighbourhood property insurance for the right coverage that will protect your assets and give you peaceof-mind for your new home. Twenty-plus years and still going strong Through market ups and downs the New Home & Condo Guide has been there By Stephanie MacDonald

IN 1993 THE NEW CONDO Guide came into existence, and began providing comprehensive coverage of all the new home options available in Metro Vancouver. Looking back on the magazines from those first few years, your first thought may well be, “Wow, graphic design sure has come a long way since then.” If you look at the masthead though, you would recognize a few names that have endured; our sales reps Dave Bird and Brenda Everitt (just recently retired) have been here since the beginning. There are also the respected builders and developers who have graced our pages from the start: Adera, Concert, Concord Pacific, Cressey, Bosa, Amacon, Onni, Intergulf, Woodbridge and many others whose beautiful and enduring communities have graced our pages over the years, and continue to do so. Between 1997 and 2000, you’ll even find my name on there, when I started out my publishing career as a graphic designer at this very place. Twenty-three years later, we are still going strong, though there have been many changes throughout the years. Yes, graphic design has advanced, and so has printing technology. We’ve gone from black and white newsprint to full colour gloss, architect paintings and cheesy stock photos have been replaced by renderings indistinguishable from photographs, and the whole shebang is now available online as well as on the street. As persons of a certain age will recall, there was a dark time in the late 1990’s when we had to put out a special edition 48 YPNEXTHOME.CA

MORE TRENDING ONLINE ypnexthome.ca/news

featuring the New Home Warranty, due to the “Leaky Condo Crisis”. The word “condo” had become tainted. As a result, “Rain Screen”, a brand-new technology at the time, became integral to all new homes, and building codes were augmented to become the strictest in the country. New home warranties were improved to be even more protective, and strata regulations were amended to require more adequate contingency funds. The crisis effected much positive change on the building industry that has lasted until today. But, to avoid the bad “C” word during this time, the Condo Guide became the Townhome & New Home Guide. In 2002, the name changed to the New Home Buyer’s Guide, and in 2012, the magazine was split into the New Condo Guide and the New Home Guide, and at the beginning of this year, the magazines were merged back into a single issue, the New Home & Condo Guide.

During all this time, the real estate environment has had its ups and downs, and up, up, ups. With today’s scorching market it’s hard to remember a time in 2006 when Bosa was offering amazing incentives to buyers, including a year of one weekend a month in a suite at Whistler, with a SUV rental and lift passes. Plus, those one-bedrooms they were selling at The Mondrian were only $153,000 — the same unit now sells for $575,000. One thing that hasn’t changed is our commitment to bringing our readers the best catalogue of new homes on the market. We also keep you up to date on industry and finance news and offer pertinent advice for all home seekers. With all this working for us, you can look forward to hearing another interesting New Home & Condo Guide update in the next 20-plus years (minus the whole leaky-condo drama). Until then, happy home hunting!

in Alberta’s police-reported crime contributed to the national increase. On a positive note, however, the CSI is still 31 per cent lower when compared to ten years ago in 2005. This rise in the CSI is largely attributed to more incidences of fraud, breaking and entering, robbery, and homicide. Alberta experienced the largest increase, while other provinces including British Columbia, Ontario and Saskatchewan also experienced small increases. Overall, eight out of 13 provinces and territories reported an increase in the CSI by the end of last year. Out of the 33 census metropolitan areas (CMAs), 20 reported an increase in CSI. Moncton had a 20-per-cent increase in CSI, Victoria and Edmonton both experienced a 16-percent increase, and Abbotsford-Mission had a 14-per-cent increase. Calgary was up 29 per cent — the largest yearover-year increase. This jump was largely attributed to an increase of breaking and entering, theft under $5,000 and motor vehicle theft. These types of crime were also responsible for the uptick in New Brunswick, Saskatchewan and the Northwest Territories. Saskatoon and Regina had the highest increase in CSIs, a trend that has sustained itself since 2010, with a 112.5 and 107.6 CSI respectively. These cities also experienced an increase in traditional crime rate, which looks at the volume of police-reported crime relative to the population size, and led to a national increase of three per cent. The highest increases were found in Calgary, with a 25-per-cent increase, and Moncton, experiencing a 21-percent increase. However, similar to the CSI, crime rates have also been on a downward trend since the early 90s. In light of all these increases, what cities came out on top? The chart shows the top ten safest cities based on CSI. Interestingly, the safest cities all reside in Ontario and Quebec. SEPT 2 - 16, 2016  |  NEW HOME & CONDO GUIDE  53

Reducing or eliminating debt is Canadians’ top financial priority: BMO STUDY

CANADIANS’ SINGLE-MOST important financial priority is to reduce or eliminate debt, according to a new BMO Wealth Management report. The Personal Balance Sheet examined how Canadians adapt financially as they move through different life stages – balancing saving, investing, borrowing and spending to reach their financial goals. The report found almost one-third (30 per cent) of Canadians said their single-most important financial priority is to reduce or eliminate debt. According to Statistics 62 YPNEXTHOME.CA

“Financial needs and goals are always changing as people move from one life stage to the next, so it’s important to have the flexibility to adapt your financial strategy accordingly”

Canada, the debt-to-disposable income ratio was 165.3 per cent for the first three months of 2016. This is the amount Canadians owe for every aftertax dollar they earn, that is – $1.65 for every dollar earned.

“If you experience a financial setback, a financial professional can help you re-establish control over your finances by re-orienting your strategy”

The BMO report found Canadians’ other financial priorities include:

» Effective investing and tax efficiency, 24 per cent » Saving more, 23 per cent » Budgeting, 14 per cent » Spending on personal needs or goals, four per cent Priorities shifted depending on the age of respondents. While the most important priority for Boomers (ages 35 to 54) is to reduce or eliminate debt (34 per cent), the number one priority for Millennials (ages 18 to 34) is saving more (26 per cent). Canadians aged 55 and over prioritize effective investing and tax efficiency (29 per cent). “Financial needs and goals are always changing as people move from one life stage to the next, so it’s important to have the flexibility to adapt your financial strategy accordingly,” says Chris Buttigieg, senior manager, Wealth Planning Strategy, BMO Wealth Management. “It’s a good idea to reevaluate your financial plan on a regular basis to ensure your saving, investing, borrowing and spending are in balance as priorities shift over time.” Conquering financial fears

The report also found that almost one third of Canadians (29 per cent) are concerned they will not be able to save enough to reach their financial goals. Millennials are more likely to have this concern (35 per cent) than Boomers (29 per cent).

» Failed business ventures (23 per cent) » Divorce or separation (18 per cent) » Financial loss on a property sale (13 per cent) “These types of financial losses weigh on people’s minds and may make them more tentative, fearful or hesitant to prepare for the future,” says Buttigieg. “If you experience a financial setback, a financial professional can help you re-establish control over your finances by re-orienting your strategy. This can include introducing plans to reduce, consolidate or eliminate specific debts, or recommending different approaches to saving and investing to help you refocus your financial goals.” FINANCIAL PLANNING TIPS FOR CANADIANS AT VARIOUS LIFE STAGES:

New Grads: Putting a plan in place to Canadians reported the following events had made it difficult for them to save or invest to achieve their financial goals:

» Stock market losses (36 per cent)

achieve future goals, such as saving for a down payment for a home or reducing outstanding student debt, is most important. By establishing a budget that focuses on saving

and reducing borrowed amounts as opposed to spending on current wants, it may be possible to achieve these goals more quickly. Parents: When gifts are given to children on birthdays and holidays, parents may wish to use this tradition as an opportunity to teach children about the importance of balancing between spending on current wants and the desire for future needs. Parents should also consider life, creditor, critical illness and disability insurance to protect their families in the event the unexpected occurs. Retirees: Reducing expenses and having a consistent cash flow or income stream in retirement is important to help make accumulated savings last. This is a good time to consider scaling back on financial support paid to younger family members. If one’s goal in retirement is to travel, financial plans should be built with this expectation in mind – including the cost of travel medical insurance. RUSTIC CHIC INSPIRED BY SUMMER By Jo Alcorn

WHEN SUMMER ARRIVES, everyone’s thoughts turn to a great outdoor retreat. But as summer winds down and the weather cools, why not enjoy that lovely, summery rustic style indoors? Here are some sure-fire tips on how to create an easy, breezy outdoor feel right in your own home. When you can’t always enjoy the great outdoors why not bring some of it inside? Get creative! Tree branches or beautiful stones are budget friendly and look beautiful on display. Sometimes it’s all about creating a cozy nature-inspired space inside that really sets the tone. Try creating a cozy quiet escape where you can put your feet up and relax with a good read. This year, change up some of your artwork to be nature 70 YPNEXTHOME.CA

inspired. Posterjack.ca is my go to for great photo options. At the click of a mouse, I can have an entire nature-inspired feature wall created. Best of all, they deliver to your doorstep so you can spend more time enjoying a summer siesta. I love the light and breezy look of white seating contrasted with greenery to really capture that rustic feel. Grab a Mason jar or large vase, add some greenery and you’ve brought the outdoor feel right into your home.

Fresh flowers are a staple in any nature-inspired decor. I bring fresh flowers into my home weekly, all year round. It’s a great way to bring the outdoors inside. There is nothing like a cold drink on a hot summer day. A bar cart is a great idea but if you don’t have space for one, you can still set up a nice bar area on your counter. Add some faux greenery and you’ve got your own little sipping station. Nothing says summer like a picnic table. I love how many people can fit around it and it really brings me back to summer time as a kid.

Get creative! Tree branches or beautiful stones are budget friendly and look beautiful on display.

Adding some durable, comfy and fashionable pillows to your space is sure to brighten it up. Try a few from my new Jo Alcorn Pillow collection, available on Etsy.

Advice | QUEEN OF GREEN

Go for low VOCs in your bedroom Choosing a mattress that will give you a good night sleep and good air quality

Lindsay Coulter

MORE ADVICE ONLINE ypnexthome.ca/news/advice

FART JOKES ASIDE (for now), nighttime gas in the bedroom is not cool. Especially volatile organic compounds (VOCs) off-gassing from polyurethane foam! Here’s how to avoid nightmares about VOCs, fire retardants, antibacterial protection (some made with nanosilver particles) and stain-resistant finishes.

Dust mites and fire resistance Conventional mattresses tackle these with chemical treatments and toxic compounds, but wool naturally repels dust mites and natural latex foam is fireresistant. Remember PBDEs — they are synthetic chemicals added as fire retardants. They’re not produced in Canada, but imported by manufacturers and in consumer products (e.g., televisions, furniture and carpets). Mattresses made in Canada generally do not contain these flame retardants, but it’s always good to ask. Also avoid additives used to repel stains and water. Although natural fibres are better — wool, organic cotton, hemp and natural rubber — you’ll need a separate savings account. Petroleum-based contents are what make regular mattresses affordable (i.e., cheap). Note: Natural rubber is natural latex but latex/rubber can also be synthetic!

Short on (wallet) green? Choose a mattress protector made from wool or organic cotton to create a barrier between you and that polyurethane foam mattress! And prioritize a natural crib mattress for babies (see a few options below). Some eco-friendlier mattresses Essentia (made in Montreal) with natural rubber or latex and a 20-year warranty! » Queen: $1,790-$2,779 » Crib: $399-$579 Majestic Sit & Sleep made in Canada from 100 per cent certified organic Dunlop latex (with three per cent unnatural binding agent), wool and organic cotton. » Queen: $1,449-$2,949 » Crib: $369

Obasan made from natural rubber, organic wool and organic cotton — and can be customized. » Queen: $3,299 » Crib: $389 Organic Lifestyle uses wool, natural rubber (made in Canada) and innerspring with organic cotton (from the USA). » Queen: $1799-$2279 » Crib: $349-425 Shepherd’s Dream made from wool. » Queen: $1,565 » Crib: $530 As David Suzuki’s Queen of Green, Lindsay Coulter courageously leads and inspires others to live more gently on the Earth.
