Affordability fixes in the news

As if there wasn’t enough going on in the world this summer, Premier Christy Clark announced last week that the province will finally be addressing affordability concerns in Metro Vancouver. This comes by way of implementing a 15 per cent additional land transfer tax on foreign national real estate purchasers who do not have permanent resident status. On a $2 million house in Vancouver, that amounts to $300,000 in additional taxes.

At the same press conference, it was announced that the City of Vancouver and other municipalities will now also have the ability to impose an “empty house tax” on investment homes in order to encourage people to add these homes to the rental pool in Vancouver, which is severely lacking. Most people seem to agree that these are steps forward, but we’ll have to wait and see if these policies positively affect affordability.

Village for fish’n’chips or to check out the Tall Ships Festival. And here’s a bonus: your neighbour to the west is the Richmond Olympic Oval. That’s right, the state-of-the-art Olympic legacy where you’ll find classes in everything from yoga and first aid training to speed skating and martial arts. Mind you, there’s plenty to keep you fit and entertained at home too. “We’ve really focused on amenities people are going to use and enjoy every day,” says Deren Akinci, project manager with Rennie Marketing Systems. Rapidly he lists off just some of the features

“RPPII will be the first Richmond residence to offer a music room with piano and full digital recording studio.” – Deren Akinci that are turning heads: fitness centre, double-height gym with half basketball court, business centre, fully-equipped car wash area with both wet and dry bays, plus a private podium-level urban garden with dining area, barbeque pit and kids’ play area. “RPPII will also be the first Richmond residence to offer a music room with piano and full digital recording studio,” Deren says. Really… a place to record and mix your music right at home. How cool is that.

Great Style, Amazing Value Inside, RPPII is all about no-compromise, sophistication. “The look is extremely modern with finishes like integrated cabinetry, family-sized kitchens with pantry, and hardwood laminate flooring in all main living areas,” Deren notes. “And the kitchen backsplash is going to be something totally new — a glass slab with LED lighting that you can change colour to suit your mood.” Then there’s RPPII’s technology. Stateof-the-art NEST technology is standard in every home — programmable interior controls that actually learn and adapt to your personal schedules. Creating different ambiances is a snap with

four, individual “dimming zones” that allow customized lighting throughout. “Buyers can also choose an option that will give them the ability to control all this technology through their favourite mobile devise.” And if you’re thinking all this comes at a high cost, here’s some good news: one-bedrooms start at $399,900, two-bedrooms at $516,900. “This is a great opportunity for people to live in a dynamic, lively neighbourhood that’s adjacent to the river and only minutes from the eclectic offerings of downtown Richmond,” Deren says. “Plus you can hop on the Canada Line and be at the airport in about five minutes or downtown Vancouver in just over 15. It just doesn’t get any better than this.” RPPII by Intracorp will be located at 5440 Hollybridge Way in Richmond and offers floor plans ranging from one-bedroom to three-bedroom plus a limited number of two-level townhomes. Advice | CONDO SENSE

Presale Real Estate 101 By Cameron McNeill

MORE ADVICE ONLINE ypnexthome.ca/news/advice

IN METRO VANCOUVER, buying presale is an excellent option for those in the market for a home. Presale allows you to purchase a home prior to it being move-in ready, usually before construction has begun. Typically, presale offers you the ability to choose from various layout options, in a colour scheme that suits your tastes and upgrades specific to your needs. There is much to love about purchasing a brand new home through presale, however there are some things to consider before you choose to go this route:

» Developers usually require a 20 per cent down payment over the course of the construction period. This payment schedule is usually spread out over a period to one–two years, allowing you additional time to save for your deposit. Your mortgage payments don’t begin until your home is movein ready. In a rising market, you also get to lock in today’s price even though you don’t start your mortgage payments for another couple of years. » Often you will be buying your home before construction starts, so be prepared to stay in your current home anywhere from one–three years while you wait for your brandnew home to be ready. Buying presale is not as simple as walking into a presentation centre and selecting the home you want. Here are some presale best practices to follow: 24 YPNEXTHOME.CA

» Stay informed on what new developments are coming to market in your desired neighbourhoods. You’re already on the right track reading this magazine! You can also stay up-to-date by frequently checking presale websites such as ours at www. macmarketingsolutions.com/projects. » Furthermore, ALWAYS fill in the website registration forms for any new home communities that interest you. As a registrant, you will receive information sooner and typically you will be notified when sales begin prior to general presentation centre open hours. » Once you are registered, a sales associate will contact you. Provide them with as much information as possible as this helps them find you the right home for your circumstances.

» When selecting a realtor, find out whether they have experience working in presale. They will be able to assist you better in understanding the process and likely have great relationships for an exceptional experience. Especially in a hot market such as Metro Vancouver’s, finding a home that fits your needs as well as your budget is hard work. But if you’re armed with the right knowledge, presale could be the best route to go.

COME HOME TO RICHMOND’S BRIGHTEST NEW RIVERFRONT COMMUNITY AT THE OVAL VILLAGE

LB GI

Neighbourhood Profile | OVAL VILLAGE

Resort-style living in the emerging

Oval Village By Michelle Hopkins

IMAGINE FOR A MOMENT: sweeping views of the river, mountains and Gulf Islands, miles of dyke paths to walk or cycle along, anchored by new parks and a bustling streetscape with great shopping and dining! That image will become reality once the Oval Village is completed. The Oval Village is still in its infancy and when it’s fully developed it will be a work/live/play walkable community on the leading edge of sustainable living. A short drive from Vancouver, this new, often dubbed prestigious, masterplanned community shares its postal code with the award-winning Richmond Oval and UBC Boathouse. After the 26 YPNEXTHOME.CA

2010 Winter Olympics, the City unveiled its plan for the new Oval Village. Once completed, it will be a neighbourhood designed to incorporate residential, commercial and recreational areas, creating that a live, work and play environment that is defining masterplanned communities in the Lower Mainland today. It will be a high-density development (15,000 residents) that emphasizes that walkability and connectivity, incorporates environmentally-friendly elements and provides diverse housing options and architecture. Housing in this exclusive enclave consists primarily of upscale residences with dramatic waterfront and

mountain views and state-of-the-art, luxurious amenities, which equals very expensive real estate. Cressey, Onni, Intracorp, all have high-end mixed-use projects on the go. Aspac’s River Green is the largest by far and its residences go for high six figures to impressive sevenfigure riverside condos and penthouses. Having said that, there will be affordable housing available, but how much is yet to be seen. Approximately 875 residences, condos, penthouses and townhomes, are already built in Oval Village and their owners are by and large the upwardly mobile 40+ who can afford the hefty price tags. You aren’t going to find struggling artists or

students living here unless mom and dad are helping them out financially! In addition, the focus of the Village’s open space will be an expanded park on the City’s dike (due next year), and several works of art by renowned local artists. Besides contributions to creating parkland, all of the developers have helped to build new roads, sidewalks, bicycle paths, creating a “finer grain” of public streets to accommodate the increased number of vehicles, pedestrians and cyclists. For those with a passion for shopping, River Road will emerge as a new shopping High Street for the Village, with wide sidewalks for coffee shops and other stores, public art, street furniture, trees and pedestrians. Located on the banks of the Fraser River, this newest Richmond neighbourhood is beginning to enjoy a burgeoning residential community. As a waterfront community in the making, the plan for Oval Village is to grow into a unique enclave of natural attractions, with 5.5 kilometres of shoreline dyke trails just outside residents’ doors and at least three new parks, as well as unequaled sporting activities and cultural experiences unlike any other community in the city thanks to the award-winning Richmond Olympic Oval. Although accessing the Oval Village is easy by car, it really is being designed to be a walkable community. However, it is very close to the Vancouver International Airport and to the city’s centre. The nearest SkyTrain Station, Lansdowne Station, is a short drive away, yet there is public transit available. The best way to get around is by foot, bicycle, roller blades - you name it … strap on some runners and head out! At its core, the Oval Village embodies the concept of healthy urban living. One would think that being so close to the No. 2 Road Bridge and on the pathway to YVR it would be noisy here. Surprisingly it’s not; you feel like you’ve just entered into a cocoon of serenity! Maybe it’s the energizing power on the waterfront!

Advice | FUNDAMENTALLY SPEAKING

Buying your first home? Four tips to help guide your decision

By Wayne Karl

MORE ADVICE ONLINE ypnexthome.ca/news/advice

WHEN YOU’RE BUYING your first home, you are sure to be filled with many important questions. How much can you afford? How much will it all cost? Where do you really want to live, and can you afford the area? And, finally, what type of home do you want? The answers are very individual: it really depends on your situation — from the amount of your down payment to where you work to whether you have kids to other personal circumstances. For your enjoyment while you live in your home, as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect your property’s appeal, and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your house has when you go to sell, the more it will be attractive to a greater number of people. While experts suggest you take a long-term view when buying a home, it’s also important to not look too far down the road. Let’s be honest, your first home may not be your dream home, and your needs and desires are sure to change throughout the various stages of homeownership. So, while the answers to the above questions are specific to circumstances, there are also some common guidelines you can follow. 30 YPNEXTHOME.CA

1 | How much can you afford? Experts agree it is never a good idea to make yourself house-poor, and it is a very common mistake, particularly of first-time buyers, to buy more home than you can really afford. Meeting with a mortgage broker or your banker will help determine your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment. Experts also suggest you “stresstest” your plan to see how well you could cope with higher mortgage payments brought on by rising interest rates.

options include mass transit or only driving. Indeed, proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or a small town.

2 | How much will it really cost? Another common homebuyer mistake is not being prepared for all the closing costs involved: lawyer fees, land transfer taxes, utilities, insurance, home inspection and appraisal fees and insurance. All of these costs add up, and ultimately should factor into your overall home-shopping budget.

So many questions, so many choices. The good news is, home builders today are in sync with customer preferences for location and amenities, and with market realities with regard to pricing and needs for energy efficiency, so your options for new-home products have never been better.

3 | Where do you want to live? This question is becoming more important for a number of reasons, though influenced primarily by where you work, how much of a commute you want and whether your transportation

Wayne Karl is an award-winning writer and editor with experience in real estate and business. In Fundamentally Speaking, Wayne explores the basics you need to examine when buying property. He can be reached at wayne.karl@ypnexthome.ca or follow him on Twitter at twitter.com/WayneKarl.

4 | What type of home do you want? Once you have determined your options for cost and location, you can then assess what types of homes are available in your price range and desired neighbourhood: single-family detached, semi-detached, townhome, duplex or condo?

Advice | DESIGNER ADVICE

Creating a space in your home for your home business By Kathryn Kusyszyn

MORE ADVICE ONLINE ypnexthome.ca/news/advice

YOU’RE TAKING the plunge into

entrepreneurship. Now you need to make a myriad of decisions, starting with where in your home to set up your workspace. The right space can make all the difference to the success of your venture. Here are some considerations for effectiveness and productivity. First off is the actual location. How much space is required and the type of space available will dictate where to set up shop. Depending on your space, a den, spare bedroom or sunroom can easily suit this purpose. When a full room isn’t available, consider converting a large foyer. At the very least, and if it’s all your home can handle, designate a corner of one room as work-only space. Ensure everyone knows this is a work-only area and off limits. A physical demarcation will assist with organization as well as support clear boundaries. Make a list of the needs and desires for the type of work you’re going to perform. You may prefer a space that offers such features as privacy, quiet, optimal ventilation, natural light, bright colours, artwork and an inspiring view. Choose the elements that are crucial for you to be at your best. Fulfill the needs first; the majority of desires will follow. Let’s assume you need a desk, a phone and a computer. These require power, an Internet connection and lighting. Note the outlets and electricity available. Ensure there is enough power to handle a computer, printer, desk lighting and whatever else you need 36 YPNEXTHOME.CA

all at once. Beware of creating tripping hazards with extension cords and power bars. If you will be seeing clients or colleagues in your space, there are other considerations. Clear entry ways and preferably a direct route to the workspace rather than through living space are ideal. Ask friends and colleagues for their impressions and how you can make it more welcoming. You may even have building amenities such as a business centre or meeting room — a perfect way to keep clients out of your

personal space. Find out from the condo board if this kind of use is permitted. Just as important to create is the mental space. Entering a workspace that meets your needs and is designated as such allows the mind to focus. When it’s both functional and pleasurable to be in your work space, your work will flow.

What does green really mean Understanding the jargon of energy efficiency

By Bob de Wit

MORE ADVICE ONLINE ypnexthome.ca/news/advice

GOING GREEN CAN BE a baffling experience with all the new terminology that gets tossed around. But what does it really mean? To start with, if a house is considered “green” it doesn’t necessarily mean it doesn’t have a “carbon footprint,” just that it is an improvement upon the current state of the art. As technology improves and building codes progress to higher standards, all houses get greener as they utilize resource-efficient, environmentally friendly, construction practices and products. So for those of you who want to get really green and seek out a builder or renovator to help you make it happen, the following definitions should give you a better understanding of four of the most common energy-efficient home terminologies:

» Energy-efficient home: A home that consumes less energy than older, comparable homes, without compromising service to homeowners and occupants. Energy efficiency is achieved by incorporating innovative technology into new construction or renovation such as improved thermal envelopes, solar-oriented construction, low-e windows and efficient appliances. Note that energy efficiency and energy conservation are different in that conservation efforts reduce or eliminate services to save energy. 38 YPNEXTHOME.CA

» (Net) Zero energy home: a home in which energy production and consumption are equal. Energy production, perhaps most commonly addressed through home solar panel installation, must be equal to the family’s needs. To help achieve net zero energy, the home should be designed using a holistic, whole-house approach that strives for efficiency and reduces energy consumption without sacrificing service or comfort. To see examples of zero energy homes, check out GVHBA member Vanglo Sustainable Construction Group at vanglo.ca » (Net) Zero energy-ready home (n): a home that is outfitted with the necessary structural, technological support to install energy producing technologies. Net zero energy-ready homes are appropriate for home owners who plan to install energy producing technology in the future but do not have the means or goal to do so at the present time; however, when it comes time to install such technology, the home just needs to be plugged in to harness the produced energy. » (Net) Positive energy home (n.): a home that produces a surplus of energy

that isn’t needed for the operation of the home. These are homes that can receive credit for the excess energy returned to the grid that is produced by the energy technologies and saved by energy-efficiency measures. A high profile example of a home like this has been built in North Vancouver by GVHBA member Naikoon Construction naikooncontracting.com/midori-uchi/ . Getting past the words, going green means saving money. It’s the ultimate in doing good for the environment while doing well for ourselves. At GVHBA we’re committed to recognizing those builders who are leading the charge toward sustainable home construction. Housing market and industry adjusting to foreign buyers By Wayne Karl

CANADIANS CONCERNED about the influx of foreign buyers in our real estate might want to do one thing — get used to it. If recent statistics from Royal LePage are any indication, the interest is only going to increase. In the realty firm’s recent study of the luxury home market, for example, 66 of agents say foreign buyer activity has increased significantly over the past decade, and 60 per cent anticipate the growth to quicken this year. China is cited as the primary international region 42 YPNEXTHOME.CA

generating these purchases in Canada. “While the impact of foreign buying on Canada’s overall residential real estate market is small, we see it growing in importance in the luxury market,” says Phil Soper, president and chief executive officer, Royal LePage. “Canada’s stable political and financial systems, along with a tradition of cultural tolerance and openness to immigration and diversity, make our country an ideal destination for wealthy international purchasers looking to invest in real property. Recently, a lower Canadian dollar has made this

proposition even more attractive.” Such activity, and the resulting contribution to rising home prices in certain markets, has some observers wondering if measures need to be taken to curb foreign ownership, or at least gain a better understanding of it. Prime Minister Justin Trudeau promised the latter in Budget 2016, pledging to gather information to develop a fuller understanding of foreign buyers and their intentions. To date, it’s been largely anecdotal evidence cited by various parties.

“As with all buyers, it is important for agents to spend the time to properly understand the needs of their international clients in order to help them find the right home and community”

“Some have suggested special taxes be levied on foreign buyers,” Soper told New Home Guide. “As we debate tougher regulations or new taxes, it is important that we take into consideration the longer-term implications of public policy changes. Will the new regulations be effective in slow markets as well as the rapidly expanding markets we are experiencing today? Are there broader implications, such as the reduction in business investment if certain people are discouraged from buying homes? Are new taxes or regulations fundamentally fair? For example, all homeowners pay

property taxes today, regardless if they use municipality or school services. Is it fair to levy new taxes in addition to these property taxes?” Some sources expected such action might come July 13 when the Bank of Canada released its latest interest rate announcement and Monetary Policy Report. For realtors, the trend is more than just an influx of foreign buyers flush with cash to gobble up Canadian homes. It also requires new approaches to how they do business. “As with all buyers, it is important to

spend the time to properly understand the needs of international clients in order to help them find the right home and community,” Cailey Heaps Estrin, sales representative with Royal LePage in Toronto, told New Home Guide. “Providing good service often requires hiring specialized staff such as translators, attending multicultural shows and events – including those based in other countries – and producing targeted sales and marketing materials geared towards the particular needs of foreign buyers.” It isn’t just Canada that is wrestling with an increase in foreign ownership. In the U.S., Chinese direct investment real estate has grown dramatically since 2010, according to a report by Asia Society and Rosen Consulting Group (RCG) titled Breaking Ground: Chinese Investment in U.S. Real Estate. Chinese buyers spent at least $93 billion on residential real estate between 2010 and 2015. Spending rose at an annual rate of 20 per cent and provided important demand in many local markets hit by the housing crisis. California accounted for 35 per cent of Chinese home purchases in 2015, followed by Washington state with eight per cent and New York at seven per cent. “Policymakers, business leaders and the general public in the United States still do not have a comprehensive understanding of the patterns and implications of Chinese investment in the United States,” the report says. “This report paints a clearer picture of what these investments mean for this country.” AUG 5-19, 2016  |  NEW HOME & CONDO GUIDE  43

Advice | MOVING ADVICE

Aim for a safe, secure move By Chuck Resnick

MORE ADVICE ONLINE ypnexthome.ca/news/advice

MOVING CAN BE ONE of the most stressful events in life, so why should that be any different for your dog?

Here are 10 tips on how to move with your dog: 1. Under no circumstances should you place your dog in the back of a moving truck. Even safely tucked in a well-ventilated pet carrier, the truck is almost always hot (even in winter) and, of course, the doors are closed. 2. Your dog will most likely want to play with the movers and everyone else, so take him/her to a kennel, dog spa or have a friend or relative dog-sit at their home, before the movers arrive. Those will be the best places for your furry friend; then you can devote your total attention to your moving activities. 3. If your dog must be with you during your move, keep your loved one outside or out of the movers’ way. Dogs crave the attention of strangers and can create obstacles which will impede the move. 4. Have treats on hand for moving day to keep the dog quiet. It’s also a good way to get your dog to listen and obey. And, it’s a great idea to have water and nutritious human treats for your movers as well. 5. Pack a separate box of your dog’s favourite toys. Once at your new condo your dog may be frightened of the new surroundings, so having familiar playthings ready will reduce stress levels. 44 YPNEXTHOME.CA

“If your dog must be with you during your move, keep your loved one outside or out of the movers’ way. Dogs crave the attention of strangers and can create obstacles which will impede the move” 6. Don’t forget that your dog will be excited on moving day and will need plenty of water. Exercise is the best way to get your dog ready, more relaxed and calm for when the movers arrive. Depending on your dog’s age and size, draining his/her energy level may not be easy, so plan frequent walks. I know that a 30-minute walk barely makes a dent in my dog’s energy level. 7. Make sure you let your pet out for bathroom breaks. Nothing will ruin your moving day experience more than a “surprise” from your dog inside your new abode. 8. If your dog will be around during the move, let your movers know ahead of time. You’d be surprised how many people are afraid of dogs, whether

large or small, and some people suffer from allergies. 9. After the move you will be busy unpacking, but don’t ignore your dog. Take regular and long walks if you can to explore your new neighbourhood together, or even take short breaks from unpacking to play. Time together will help your dog be better behaved during this change in everyone’s environment. 10. Have fun – moving into new digs is a time to celebrate. Have the movers take a picture of you, your family and your dog in your new condo. What a perfect reminder of the day you just shared. Inspiration | DESIGN SECRETS

THE NEW LIVING ROOM By Jane Lockhart

ONCE UPON A TIME A HOUSE had one living room and it was inside the home. That’s when your choice of outdoor furnishings included a wooden picnic table, scratchy, plastic woven slatted folding chairs, back-breaking cast iron or heat-absorbing metal seats. Today with advances in technology and a continuing desire to spend more time enjoying the outdoors, every backyard, balcony or patio has the 46 YPNEXTHOME.CA

potential to be transformed — with options such as full-sized sectionals to petite bistro sets, it’s the new living room.

Materially speaking Like indoor furnishings, much of what you select depends on your taste and budget but durability, scale, maintenance and storage are also important factors to consider.

With advancements, most outdoor furniture is now made to last. Materials such as rustproof aluminum offer a lightweight option especially if you need to move dining chairs in and out at the table. Aluminum can also take a lot of weight and is mid-priced in all the options. Durable, stainless steel is the heavier, stronger option. It can withstand extreme temperatures, (although it can get hot without cushions) but it can also rust if not properly coated. Steel is probably the most expensive of all the materials and can be difficult to move but will look beautiful in a contemporary setting. Synthetic resin wicker is a longerlasting, synthetic weave wrapped over an aluminum frame. “Wicker” refers to the weave pattern not the material used and is much more durable than traditional rattan. It will resist moisture

and foam and some are treated to resist stains and mildew. For optimum performance from fading and wear, store the cushions in a deck container or indoors during rainy weather or when you’re not using them. Most can be cleaned with soap and water.

Undercover fun Canopies, arbors, umbrellas, gazebos and awnings can provide shade and some protection in the summer months. From wood and steel to canvas and sail cloth, the materials used determine whether it’s a seasonal shelter or a permanent one. Whether you’re trying to evoke a bit of Tuscany in your outdoor dining room, a sleek Miami lounge or a chic Bohemian oasis, treating yourself to a vacation in your backyard is easier than ever.

Release your muse Although you may prefer a calm neutral setting, don’t be afraid to let your fun, summer muse out by considering bright colours and vivid patterns for your cushions. From nautical to tropical, beach motif to florals and stripes, with the outdoors as the backdrop anything goes.

Homework first

and shouldn’t crack or fade especially if it’s High Density Polyethylene (HDPE) as opposed to PVC wickers. Teak is the best wood option for outdoor furniture. Teak produces its own natural oil and with care can last for years outside. It’s strong, not as heavy as steel but not as light as the synthetic or aluminum options. Some people prefer to let it age naturally to a silvery patina however it can absorb moisture, inviting mould, mildew and rot if you’re not careful.

Take a seat for a test drive With all options always test-drive the pieces for comfort and ease of movement. Well-made pieces will have caps covering nuts, bolts and screws to protect them from moisture, which can lead to rust. Also look out for sharp unfinished edges that can catch and ruin clothing. The cushions are just as important as the frames when it comes to durability. Make sure the fabric is water-resistant. Most are filled with some form of polyester fibre

Before you shop, be sure to measure the space you want to furnish. That balcony or long porch may be best suited for a cozy love seat and a couple of scaled down armchairs rather than a bulky sectional. If you have a large space consider making outdoor “rooms” by separating dining from lounging, etc.

Embrace it! Outdoor summer living should be embraced to the fullest because before long we’ll be wondering where we’re going to store the furnishings off-season. Shed? Garage? Basement? Plan ahead and know before you buy. But try not to dwell on that part, after all you want to feel like the living is easy for as long as possible.

Make your condo unique By Jennylyn Pringle

CONDO LIVING, for the most part, is

small-space living. Take the time to really think about your space, your needs and how you live so you can make sure that your furniture and accessories work for you. Smart planning is the key to smallspace living, and having pieces that are multifunctional is essential. Measure, measure, measure. Make sure your furniture fits not only in the space but through doorways, stairwells, hallways and in the elevator. Smallerscale furniture is a fantastic option for small spaces and nowadays many stores cater to condo living with fabulous style. Upcycling isn’t just a trend, it’s quite practical when looking for something “new.” Look for pieces in vintage and antique shops, or even your parents’ basement, as the scale of older furniture is generally smaller and ideal for condo living. Don’t think of vintage pieces as a downgrade — older furniture is often much more solidly constructed and is made out of quality materials you just can’t find at affordable prices today. As a bonus, your furniture will be unique and something you won’t see in the condo above or below you. If your vintage pieces are looking a bit outdated, refreshing them with Fusion Mineral Paint is a great way to alter the character of your piece. You can make something old fashioned look modern and create a burst of colour to accent your space, or you can take something average and add layers of paint, antiquing and distressing it to make it look like a rare antique find. 50 YPNEXTHOME.CA

Condo living does not often afford the luxury of prepping and painting your furniture outside. When working in smaller spaces, you want to minimize your exposure to harsh chemicals. Fortunately, Fusion is a zero volatile organic compound (VOC) paint and offers exceptional adhesion requiring minimal prep, meaning that it is safe to use inside without dealing with harsh chemicals or smells. Choose a paint palette for your space that includes walls, furniture and fabric. If you’re trying to unite a bunch of mix and match pieces, consider a monochromatic colour scheme. Opt for several shades of white and cream or even greys for a subtle, sophisticated and elegant effect. Painting can often be intimidating, but can be as simple as a one-step process using a paint with a built-in top coat. This chair was outdated, upholstered and dark looking. We lightened it up with a coat of Fusion paint using the colour Champlain, a perfect off-white with just a hint of yellow and grey. A neutral fabric replaced the floral

pattern and gave this outdated chair a completely new look, perfectly modern vintage chic. Try painting some interesting lamps you find at a bargain store. The paint will give something mass produced a more unique artisanal quality as lighting in condos tends to be boring and standard. Paint is a great way to transform a condo kitchen too — if you’re downsizing, say from a historic home to a modern ‘box in the sky’ condo, you may miss some of the homey touches you’re leaving behind. Why not paint and glaze the dark outdated cabinets in your kitchen to create a farmhouse feel or something coastal or French country instead? It will really make the kitchen feel like the heart of the home and help your condo stand out from the rest! As the president of Homestead House Paint Co., Jennylyn Pringle is the visionary and creator of the Fusion brand. Her parents (Scott and Loree) bought the little paint company in 1989 and enlisted Jennylyn from the age of five to pitch in. Homestead uses only high quality ingredients in the manufacturing process.

What do renters really want? Five things condo investors should look for

By Andrew la Fleur

YOUR INVESTMENT CONDO is only useful to you if you can find tenants to rent it out and put cash back in your pocket. Shopping for a condo from the perspective of a landlord is different than shopping as a homebuyer. Yes, you have to like it. But more importantly, renters have to want it. With an eye toward what will draw the most quality tenants, here are my top five most “rentable” qualities to look for:

1. Convenient location Renters today more than anything are 54 YPNEXTHOME.CA

concerned about having a location that is convenient to work, shopping and public transit. Buy near these three, and you will have a winner. 2. Affordable price Following location, the thing that renters look at most closely is cost. The lower the price, the more potential tenants you’ll attract. Keep in mind that most renters aren’t looking for spare rooms and fancy finishes. Buy small and buy cheap. 3. Extensive amenities While some renters prefer a smaller building with little or no amenities, most would choose a building with plenty of amenities over one without. Topping the list? A good gym.

4. Flexible floorplan Floorplans that allow for different uses of the space — for example a den that could double as a second bedroom or a home office — will open up your unit to a larger pool of potential renters. 5. Window coverings This seems like a small thing, but it is something that is very important to tenants. Invest in a good set of window coverings and your unit will be more attractive to tenants and will rent out faster.

Advice | QUEEN OF GREEN

Plastic is not fantastic Lowering your exposure to BPA in your home Lindsay Coulter

MORE ADVICE ONLINE

3.

ypnexthome.ca/news/advice

BISPHENOL A is getting a lot of attention,

with good reason. Health Canada recently reported that 95 per cent of Canadians have measurable levels of BPA in their blood or urine, with the highest levels found in children. Potential health effects from BPA exposure include breast and prostate cancer, attention deficit hyperactivity disorder and a wide range of developmental problems. That’s why BPA was added to Canada’s toxic substances list in 2012 and banned from baby bottles. But that’s not enough! We need to take collective action to create a healthy, BPA-free environment. Cut your BPA exposure now In the meantime, reduce your exposure immediately: 58 YPNEXTHOME.CA

4.

5.

6.

7.

8. 9.

Trade in kitchen plastic — dishes, containers and appliances — for glass, stainless steel or porcelain. Choose safer plastics #2, #4 and #5 — #3 and #7 often contain BPA. Swap out plastic wrap — Parchment paper, glass jars, beeswax cotton wraps or recycled aluminum foil are better options. Keep plastic out of the freezer, microwave and dishwasher. BPA and phthalates leach from plastics at a higher rate in hot or cold temperatures. Enjoy BPA-free coffee and tea at home. Use a glass French-press, stainless steel electric percolator or glass kettle to avoid piping hot water against plastic pieces. Bring your own mug. Disposable paper cups are often lined with plastic — and they’re wasteful! Can the canned goods. Many are lined with BPA. Even “BPA-free” cans may contain BPS (another estrogen mimic) or PET film (which may contain DEHA). Skip aluminum soda cans — also lined with BPA! Breastfeed (or use powdered baby

formula). BPA transfers through breast milk, so protecting you also protects baby. More BPA leaches into liquid than powdered formula. 10. Request “no receipt”. Thermal paper (receipts, event and cinema tickets, airline tickets) contain BPA. It transfers to your fingers and, when recycled, can leach into new paper products (like toilet paper). 11. Play it safe. Wood and cloth toys are excellent, toxin-free alternatives to plastics. 12. Talk to your dentist. Dental sealants and composites can contain BPA. BPA is readily eliminated from our bodies. So while we push for a regulatory framework that protects our health and environment, these changes will go a long way towards reducing your exposure right away. Spend vs. Save

Just bought a new home and on a tight budget? Don’t fret! With expert advice from interior stylist Paul Semkuley, we show you where to spend and save your precious pennies for each room in your house. By Sara Duck

64 YPNEXTHOME.CA

Paul Semkuley An interior stylist, Paul Semkuley is the Principal of Re:Source Lifestyles – he combines his love of art, fashion and design to offer a unique styling and design firm. Visit resourcelifestyles.com

BEDROOM SPEND Mattress & Box Spring Approx $1,500 - $3,000

Although it is the least glamourous item to buy for the bedroom, it is the most important. A good mattress will make all the difference in getting your beauty sleep each night. “The mattress should last you at least 10 years,” says interior stylist Paul Semkuley. “Especially when you purchase it with the coordinating box spring – as it absorbs up to 50 per cent of the body’s impact.” Semkuley also suggests getting comfy and cosy in store by laying on it like you would normally sleep, to see if the mattress is a right fit. Whether you prefer a mattress that is firm, made of organic material or one that comes with a pillow top for extra comfort, buy the best one you can afford.

1

2

SAVE

Pssst!

3

4

TIP Don’t try to save money by using an old foundation or box spring with your new mattress. A mattress paired with its new box spring work together for all around better support, and keeps the mattress in shape longer. FACT A study conducted in the U.S., Canada, Mexico, UK, Germany and Japan found that a comfortable sleep surface and cosy sheets and bedding were rated the most important romantic elements in all six countries.

BATHROOM

1

SPEND Vanity & Countertop Approx $2,500 - $4,000

You may think this is an odd pick to invest your money in, but the vanity is a key item for the bathroom. Don’t forget you will be using the vanity every day, multiple times, opening and closing doors and exposing it to moisture. “The most important need of the vanity must be function,” says Semkuley. “Spending more on cabinetry that is made of solid wood will last much longer in a “wet” environment, than those made of a pressed wood compound.”

2

SAVE

Pssst! TIP Buy a vanity that is proportioned to your space. You may have room for a big vanity but little room for anything else. FACT In 1890, the Scott Paper Company manufactured toilet paper on a roll, much as we know it today.

KITCHEN

1

SPEND Free-Standing Range Approx $2,000 - $5,000

Appliance shopping can be daunting – especially when you are deciding on a big purchase such as a free-standing range (hot plate on top, oven underneath). But this important appliance will make your cooking life easier if you spend a little more on a quality piece that is tailored to your needs. “Having a gourmet range will make a huge statement in your kitchen. It will definitely add value to your home while you live there and especially if you plan to sell your home,” says Semkuley.

SAVE 2

Pssst! TIP There are plenty of options out there when it comes to your range, such as gas, electric and induction. Determine which type of fuel you will use based on what you have available and your personal cooking preference. FACT A study conducted by Visa Canada suggests 60 per cent of Canadians eat out once or more a week.

LIVING ROOM SPEND Sofa Approx $3,500 - $5,000

The living room is the main hub of any home. It’s where you will do most of your entertaining and it’s the place you will go to snuggle and watch movies together. It’s important then, that you invest in a sofa that not only looks good, but is comfortable, durable and functional for your space. Paying a little extra now, means a sofa that will last through the years. “When you have great bones in a sofa, you can always reupholster it, knowing that you will have the comfort that you have enjoyed for so many years,” says Semkuley.

1

SAVE

Pssst! 2

TIP When sofa shopping, look for a sturdy frame, one that does not wobble or creak but sits squarely on the floor. Also, pay attention to fabric detail – you want a fabric that will wear well for every day use.

Move over paint,

WALLPAPER is here to stay By Jane Lockhart | Photography by John Heineman | Courtesy of Sorbara Group of Companies

FOR THOSE OF YOU WHO lived as adults

through the 1980s, you may view wallpaper as a thing of the past. But, if you are buying a new home, or are faced with the challenge of decorating a new space, wallpaper may be front of mind. Wallpaper is coming back, but not in the way you may think. It has been reinvented and has become trendier than ever. As we said goodbye to balloon curtains, high hair and neon colours, we thought wallpaper was on that list as well. It turns out, wallpaper manufacturers very savvy marketers, and their efforts are reflected in today’s interior design. Wallpaper has moved past chicken boarders in the kitchen, large and bold floral patterns, or entire rooms covered in the same look. We are seeing wallpaper used in new and exciting ways. There is now textured paintable wallpaper, wallpaper for focal walls, or fun designs that can be used in small spaces. The powder room is the best place to have fun and experiment with colour,

texture and new designs. It is a place where you can shut the door and walk away, but your guests will love your efforts. One of our favourite powder rooms was done in all-black wallpaper with trendy light and bathroom fixtures. Because powder rooms are on the smaller side, going with a dramatic colour or pattern is not too overwhelming. Creating a focal wall is another area when we use wallpaper a lot. Again, we are seeing things in wallpaper we have never seen before. There are large shapes and patterns that can be applied to the wall individually. Also, the focal wall doesn’t have to be a full wall, it can be a section or maybe it is a design that carries over slightly to the adjacent wall. Anther trend in wallpaper is the introduction of metallics. Gold has been huge for the last couple of seasons and this has also been evident in wallpaper. There are endless examples from neutral wallpaper peppered with gold geometric shapes to black wallpaper with large gold fans. And, since wallpaper is no longer themed, these can be used in just about any room in the house! Faced with the task of decorating a completely new space, sometimes it pays off to take risks and think outside of the box. Using wallpaper lets you do both. Not only have there been

advancements in the wallpaper patterns, but also in the product itself. Most companies have pre-pasted wallpaper that lasts longer and is more durable. A nice added bonus is the grid on the back that a lot of companies as using. This allows the homeowner to ensure straight cuts when lining up to an edge or matching the pattern on the next sheet. If you are unsure of your abilities, you can always hire a professional to hang it as well. However you decide to decorate your new space, just make sure it is something that you love and that speaks to you, after all, you have to live in it.

Explaining the new foreign national tax in BC By Jordan Lavin

MORE ADVICE ONLINE ypnexthome.ca/news/advice

THE GOVERNMENT of British Columbia is taking action to slow the flow of foreign money into Vancouver’s real estate market by adding a 15 per cent tax on homes purchased by foreign nationals who do not have permanent resident status. The new rules announced earlier today will apply to properties purchased in Metro Vancouver after August 2nd. The 15 per cent tax will apply only to foreign nationals and will be charged over and above the existing B.C. land transfer tax. In the City of Vancouver a Canadian citizen currently stands to pay $18,524 in land transfer tax on the average home price of $1,026,207 – roughly 1.8 per cent. Under the new rules, a nonCanadian would pay an additional 15 per cent tax of $153,931, for a total tax of $172,455. According to the B.C. government, the move is necessary to make owning a home more affordable for the middle class and to keep rents within reach for those who can’t afford (or don’t want) to buy. According to B.C.’s Finance Minister Mike de Jong, foreign nationals spent over $1-billion on real estate in the province in just over a month between June 10th and July 14th. Taking away a large portion of that capital will, in theory, reduce competition for locals who just need a place to live. Foreign investment has been blamed by many for the run-up in Vancouver real estate prices over the last several years, but 74 YPNEXTHOME.CA

the extent of its impact has been unclear. Land use restrictions and low mortgage rates could also be helping keep prices high in Vancouver and in Canada’s other runaway housing market, Toronto. Of all the government intervention in the housing market in recent years, this move is by far the most severe. Until now policy changes at the federal level have taken baby steps toward cooling the housing market, mostly by limiting amortization rates and increasing minimum down payments. Ottawa has also been taking steps to shift more of the risks associated with mortgage lending away from the public and onto the banks. What’s not yet known is how the rules will be enforced or what proof of citizenship will be required. People with landed immigrant or permanent resident status will also be waiting to see how the legislation will affect their prospects of homeownership. Another unintended consequence of the added tax could be a run up in property values in other markets across Canada as foreign investors look for less costly options. In B.C., Victoria and

Kelowna have already felt the halo effect from the hot Vancouver market, and the properties that make up the urban sprawl of Ontario’s Greater Toronto and Hamilton Area (GTHA) could suddenly become a lot more popular. Still, many Vancouver residents who have watched property values skyrocket will be eager to see the results of the new tax. With the new rules set to come into effect in a matter of days, it won’t be long until we see whether this latest government intervention will finally bring Vancouver’s housing market back under control. The Real Estate Board of Greater Vancouver is not particularly happy with the swiftness of the announcement. They released a statement saying, “Housing affordability concerns all of us who live in the region. Implementing a new real estate tax, however, with just eight days’ notice and no consultation with the professionals who serve home buyers and sellers every day needlessly injects uncertainty into the market. “Government has had a long time to take action on the affordability issue, yet they decide to bring this new tax in over a long weekend, with no notice, and no time to prepare. It would have been prudent to seek consultation from the people most knowledgeable about the impact. “To minimize short-term volatility in the market, we’re calling on government to exempt real estate transactions that are in the process of closing from this new tax.”

Advice | MIND OVER MORTGAGE

Is less more when it comes to mortgages? By Alisa Aragon

MORE ADVICE ONLINE ypnexthome.ca/news/advice

WHILE NO-FRILLS MORTGAGE products typically offer a lower interest rate when compared with many other available products, the lower rate is really their only perk. This type of product will only be ideal for you if you have no plans to take advantage of benefits that will help you pay off your mortgage faster – such as pre-payment privileges, including lumpsum payments. No-Frills products also won’t let you take your mortgage with you if you purchase another property before your mortgage term is up. Portability is an important option that could save you money over the long term if the home of your dreams is within your reach before your mortgage term is up and rates have risen, which they have a tendency to do over a five-year period. It’s understandable why these products may seem appealing. After all, during tougher economic times, who has the extra cash to put down a huge lump-sum payment? And who needs a portable mortgage if they are not planning on moving until the market picks up? But it’s important to remember that a lot can change over the course of five years – or whatever term you choose for your mortgage. You could get transferred, find a bigger house, have babies, change careers, separate from your spouse, etc. Five years is a long time to be anchored to something. Many people won’t sign a cell phone 76 YPNEXTHOME.CA

contract for longer than two years that they can’t get out of, so why would they then sign a mortgage for five years that they can’t get out of? You can still obtain great mortgage savings without giving up the perks of traditional mortgages. For starters, many lenders are willing to offer significant discounts if you opt for a “quick close,” which means that you complete the transaction within a determined period offered by the lender (usually within 30 or 45 days). There are other ways in which to save more money. For instance, by switching to weekly or bi-weekly mortgage payments, by obtaining a variable-rate mortgage and increasing your payments to match those of the current five-year fixed rate. By implementing some of these tips you will be far ahead of the savings from a No-Frills mortgage interest rate. No-Frills products represent a great example of why interest rates are not the

only important factor to consider when deciding whether to opt for a particular mortgage product. Much like buying a car, you get what you pay for. If you don’t want a car with air conditioning, a stereo, a cup holder, and so on, then you can get the cheapest car going… but you will likely regret it later. That’s why it is essential to discuss the full details surrounding the small print behind the low rates. It’s also important to take into account your longer-term goals and ensure your mortgage meets your unique needs now and into the future. As Mortgage Experts, we will help you find that balance by finding the best mortgage for you.
