If you haven’t had the pleasure of an afternoon walk through Vancouver’s lovely and verdant West End recently, it should definitely be on your summer to-do list.

Purchased in 1862 for $550, The West End has been shaped by city planners from the very beginning. From the original elegant mansions and Victorian family homes, to the sturdy three-storey, wood-framed apartment buildings to the residential condos and towers of the 1960s and 1970s, there are examples of every era of Vancouver’s history preserved here, along with lush gardens, parks and pretty tree-lined streets.

The West End has been in a static period of development for a couple of decades now, but the current city planning team has realized that as Vancouver grows and evolves, so must the West End. How this is to be accomplished is the source of much debate.

Is an inclusive, sustainable, responsible and practical plan for the West End possible? Certainly not everyone is going to agree on the way forward, but we can only hope that there’s a way to provide more homes for residents while preserving the historic, cultural and openhearted community values that make this such a special place.

2016 Mid-Year Market Review

market taking a down turn recently, let’s take a look at what has happened so far in Greater Vancouver as we reach the yearly half way mark. Although many predicted the market would soften in 2016 that has not been the case. Since the start of 2016, sales activity and prices have increased significantly, staying strong and continuing to set a new precedent.

Global and Domestic Trends: The global economy continues to positively affect local real estate markets in Vancouver. The weaker Canadian dollar has made the high price of real estate still relatively affordable in foreign currency compared to other world-class cities. Despite many pressures on the Canadian economy, BC continues to be a safe place for foreign and domestic money. Historically low interest rates have also positively stimulated sales in British Columbia helping many first-time home buyers and investors take part in the housing market. This increased demand coupled with the limited supply has caused our market to be one of the most talked about investment opportunities in the world leading to price escalation.

Demographic and Population Trends: British Columbia’s population increased substantially over 2015 with the instability of the oil and gas sector in Alberta as people looked west for job opportunities.

With inter-provincial and international migration into BC expected to continue to rise year after year, stronger demand will only become more prevalent across

Metro Vancouver and in other areas around British Columbia. Specifically, by 2025, it is expected that Metro Vancouver’s total population will rise by 400,000 people to 2.9 million residents.

Supply and Demand: Vancouver continues to be in great demand as a place to live and invest in

with all the positive externalities affecting the real estate market. The geographic orientation of Vancouver and the limited amount of land coupled with tight city regulations is restricting the supply of homes. Housing starts are minimal at this time driving up local prices and it is anticipated that this sellers’ market will continue throughout the rest of 2016. As single-family home demand remains extremely high, apartments and townhome continue to be a more viable option, increasing demand and putting pressure on prices. This demand has impacted municipalities throughout the lower mainland, not just Metro Vancouver, and is expected to continue.

Although the market has started to normalize with fewer sales in the month of June down slightly from the peak in March, prices have still increased slightly due to this limited supply.

Notable statistics from the Real Estate Board of Greater Vancouver from the month of June 2016: » Sales-to-listings ratio was at 56.3%.

If this ratio is above 20%, prices experience upward pressure » Sales were 28.1% above the 10-year average for the highest selling June on record » Benchmark Price for single detached home in Vancouver West: $3,547,300 (up 36.7% from last June) » Benchmark Price for apartment in Vancouver West: $696,200 (up 31.8% from last June) » Benchmark Price for townhouse in Vancouver West: $1,092,900 (up 35.6% from last June) In summary, we continue to see an extremely strong real estate market in the lower mainland throughout all

regions. Prices have been driven up across all markets and will continue although the rate of the increase should ease which is good news for the market.

“The best place to live” therefore will continue to be one of the safest and most desired places in the world to invest in.

You are effectively buying a contract with the hope that one day this contract will become a piece of real estate that is worth more than the price you are paying for it today. A lot can happen in those three to five years while your condo is being built. Here are two tips to help ensure your investment is a successful one. » 1 | Always buy below market value Your goal should always be to buy something that will increase in value, 26 YPNEXTHOME.CA

and the best way to do that is to buy something that is priced below the current market value of a similar resale property. For example, if a one-bedroom across the street in a brand new completed building sells at $300,000, and you can buy a similar one-bedroom in a pre-construction condo at $285,000, then you are well insulated from any market fluctuations over the next few years and you are positioned to have a property that is worth more when completed than when you bought it before pre-construction start. » 2 | Always buy cash-flow positive Investing in real estate is not a get rich quick scheme, but it is how most of the world’s wealthiest people have earned their fortunes. The best real estate investors always buy for the long term.

I always encourage my clients to take the long-view approach when buying pre-construction and to plan on renting

their unit out for at least one year (preferably more) after the completion of the building. Flipping before project completion (assignment) is a highly risky strategy and should be considered only as a back-up plan.

With this in mind, you should only buy a pre-construction condo that will provide you with positive or break-even cash flow with the standard 20 to 25 per cent down payment. If at the current valuation and given current market rates for rents, you cannot reasonably expect to cover all your expenses, then stay away!

If you do your home work before buying by following these two tips you will be in great shape for years to come.

As a full time student at the University of B.C., 32-year-old Lyndsay couldn’t have asked for a better community in which to raise her four-year-old son.

The young mom wanted to live somewhere safe, near parks and more importantly close enough to her home to avoid long commutes after a long day in class. Lyndsay found that and so much more at UTown@UBC.

“I love living here because it feels like living in a small town within a city,” says the busy student. “There is so much greenery with so many parks; you get the best of both worlds, being surrounded by forest but being only minutes from downtown. The couple also likes the fact that they are walking distance to the Wesbrook Village where they can get groceries, pick up prescriptions, get their bikes fixed and even sign up for piano lessons.

For resident Chris Mahoney, proprietor of the local trendy watering hole, Mahony & Sons Public House, living close to his work is icing on the cake. The father of three says simply “it’s gorgeous here.”

“It’s safe, close to downtown and there are lots of parks and athletic facilities we can use as a family,” adds Mahoney.

His favourite hangouts are the Beaty Biodiversity Museum and the Chan Centre for the Performing Arts, where he and his wife have season’s tickets. “I feel like we are in a selfcontained neighbourhood where everything you ever want is right here.”

With the opening of 1,200 new student and resident units, the population making UBC home is expected to surpass the 19,000-mark – roughly half the target set by the university. It is home to students, staff, faculty and other residents.

In addition, the Vancouver School Board expanded the new University Hill Secondary, dubbed U-Hill, to a new, larger building in Westbrook. (Since 1995 U-Hill has ranked as the Number 1 public high school in the province and the only one to receive a 10.0 mark from the Fraser Institute). As well, a new elementary school opens this September – effectively tripling its K-8 and doubling the high school spaces on campus.

What’s the best rate I can get?

Your credit score plays a big part in the interest rate for which you will qualify, as the riskier you appear as a borrower, the higher your rate will be. Rate is definitely not the most important aspect of a mortgage, however, as many rockbottom rates often come from no frills mortgage products. In other words, even if you qualify for the lowest rate, you often have to give up other things such as pre-payments, portability privileges and at times the highest penalties if you pay off your mortgage earlier. That why it is critical that you focus on the best mortgage with the best terms and rates. If not, it can end up costing you thousands more in the long run.

What’s the maximum mortgage amount for which I can qualify?

To determine the amount for which you will qualify, there are two calculations you will need to complete. The first is your Gross Debt Service (GDS) ratio. GDS looks at your proposed new housing costs (mortgage payments, taxes, heating costs and strata/condo fees, if applicable). Generally speaking, this amount should be no more than 35 per cent – 39 per cent of your gross monthly income. For example, if your gross monthly income is $4,000, you should not be spending more than $1,560 in monthly housing expenses. Second, you will need to calculate your Total Debt Service (TDS) ratio. The TDS ratio 34 YPNEXTHOME.CA

measures your total debt obligations (including housing costs, loans, car payments and credit card bills). Generally speaking, your TDS ratio should be no more than 42 per cent – 44 per cent of your gross monthly income. The GDS and TDS will depend on your credit.

Keep in mind that these numbers are prescribed maximums and that you should strive for lower ratios for a more affordable lifestyle. Before falling in love with a potential new home, you may want to get pre-qualified by a Mortgage Expert. This will help you stay within your price range and spend your time looking at homes you can reasonably afford.

How much money do I need for a down payment?

The minimum down payment required

is five per cent of the purchase price of the home when you are an employee and at least ten per cent down payment when you are self-employed. This is with properties that are priced less than $1 million. Properties over this price you will require at least 20 per cent down payment.

What happens if I don’t have the full down payment amount?

There are programs available that enable you to use other forms of down payment, such as from your RRSPs, or a gift from a parent, child or siblings.

Also, you can borrow the down payment from a line of credit, loan or credit cards.

However, in order to qualify you still have to be within the TDS ratios as mentioned above.

The answer to this question depends on your personal risk tolerance. If, for instance, you are a first-time homebuyer and/or you have a set budget that you can comfortably spend on your mortgage, it’s smart to lock into a fixed

Racking up a large amount and then paying it off in monthly installments can hurt your credit score. If there is a balance at the end of the month, this affects your score. » 3. Check credit limits. If your lender is slower at reporting monthly transactions, this can have a significant impact on how other lenders view your file. » 4. Keep old cards. Older credit is better credit. If you stop using older credit cards, the issuers may stop updating your accounts. Use these cards

periodically and then pay them off. » 5. Don’t let mistakes build up.

Always dispute any mistakes or situations that may harm your score.

If, for instance, a cell phone bill is incorrect and the company will not amend it, you can dispute this by making the credit bureau aware of the situation.

How much will I have to pay for closing costs?

As a general rule of thumb, it’s recommended that you put aside at least 1.5 per cent of the purchase price (in addition to the down payment) strictly to cover closing costs. You must have this amount but it doesn’t mean you are going to spend it. The following are some of the closing costs: » Legal costs » Property tax adjustments » Strata/condo fee adjustments » Cost to register property in land title office, etc.

How much will my mortgage payments be?

Monthly mortgage payments vary based on several factors, including: the size of your mortgage; whether you’re paying mortgage default insurance; your mortgage amortization; your interest rate; and your frequency of making mortgage payments.

12 steps to financial organization

1. Gather all your paperwork.

Create a file folder for each of the following: » Chequing accounts » Savings accounts » Retirement accounts » Investment accounts » Credit card accounts » Loans » Personal lines of credit » Mortgage » Insurance: life, disability, health, critical illness, home, car » Tax returns » Estate: wills and powers of attorney 2. Welcome to 21st century banking If you don’t already have it, set up telephone or internet banking for your accounts.

3. Reduce fees by setting up a buffer If you can afford it, transfer $1,000 float to your chequing account (pretend it isn’t there) and use that to minimize your banking costs.

5. Create a monthly bill summary List your bills in the date order they need to be paid to prevent you from missing a bill. If you have bills that are paid automatically from your account, write an “A” beside these bills and remember to deduct them from your spending journal at bill payment time each month.

4. Save automatically Create an auto-debit from your chequing account to a savings account that will not be touched. Most people won’t put money into a savings account on a regular basis, opting to wait for a tax-refund or bonus before setting aside some money for the future. Establish an automatic savings deposit every month and your nest egg will accumulate faster than you think.

6. Set up your “in-baskets” Create an in-basket containing two folders for your bills. Label the first folder “1-15” and the other “16-31.” When a bill comes in, look at the due date and file the bill in the appropriate folder.

Recycle all the marketing materials in the envelope. Create a second inbasket with three folders labelled “bank statements,” “bills paid” and “tax receipts.”

7. Make a date with your money On the 12th and 28th of each month, set aside the time in your schedule — you’ll need about 30 minutes — to pay your bills.

Always pay your bills in one place that is equipped with your bill paying system, spending journal, envelopes, stamps, pens, pencils, a calculator, tape, a stapler and return address labels and recycling bin.

When you pay a bill, write the cheque or transaction number, amount paid, and the date you paid it on the bill.

Put the paid bill in your “bills paid” file.

Deduct the amount you’ve spent from your spending journal. If a bill has not been paid in full (tax bills are paid over several months, for example) put it back in your bills folder so you don’t forget it.

8. Reconcile your bank statements When your bank statements come in, put them in your in-box folder. Make a date when all your statements are in (it’ll depend on when you receive them) to: » Review your statements to make sure there are no mistakes. » Reconcile your spending register; clearly mark the cheques that have been returned to you and highlight the ones in your spending register that haven’t yet cleared the bank.

A cheque that is taking a long time clearing the bank can lull you into thinking you have more money than you do. Go back at least a month to

make sure all previous cheques have cleared. » Talk about anything unusual.

9. File Once a quarter, file all your paperwork to keep your system current.

10. Talk Have dinner with your business partner and talk about the bumps, your goals and how you’re doing.

ANNUALLY

11. Re-vamp your budget Review your budget using last year’s

credit card statements and bank statements to see what you actually spent. If you spent more on a particular category, make sure you know why, or look for ways to cut back.

12. Clean up Go through your files at the end of each year and throw out bills and receipts no longer needed for auditing/ budgeting purposes.

Good reasons why you should not co-sign

PEOPLE HAVE GOOD HEARTS. And people often feel they should do something to help friends and family when the going gets tough. Hey, I’m all for offering help when it’s needed. But you should consider any financial help you offer as a gift, since loans often cause huge problems when it comes to repayment time. Here’s a letter I received recently:

Gail, I need some help. I don’t know what to do. My sister-in-law and brother-in-law are constantly in a mess financially. They have young kids, and both my husband and I love those children. We don’t want to see them lose their home. But I also am very afraid of how our help could hurt us. My sister-in-law has asked us to co-sign a consolidation loan to help them out of the mess they have made. She’s a rampant shopper. He can’t manage to make his business work. My husband wants to do it, but I’m afraid that if we do this it might get in the way when we go to buy a home next year. Am I just being selfish?

D, you are not being selfish. Wanting to stay solvent so you can make your own dreams come true is not a selfish act. It’s a sensible act. And while your heart may go out to your family, particularly the kids, who is to say that another loan is actually going to solve the problem? What have your sisterin-law and brother-in-law done to demonstrate they’re serious about their debt problems? If their solution is simply to get a consolidation loan, that’s not enough.

Here are more reasons why you should think twice about co-signing for their consolidation loan: People who need a co-signer can’t qualify on their own because the lender believes they will default. I have heard of the odd positive co-signing experience like a young adult with no credit history

whose parents sign on because they know their kid is a stand-up person who would sooner die than stick them with debt. But I’ve heard five times as many negative stories: parents who have been stuck with their children’s irresponsible behaviour; family who watch as the primary signer goes bankrupt leaving them holding the loan. If a body can’t qualify for a loan on its own merits, you have to wonder if you’re actually doing that body a favour by adding more weight to their debt load.

Co-signed debt is 100 per cent your debt. A lot of people don’t seem to realize this, I’m not sure why since it is clearly stated in all the loan paperwork.

But here it is in black and white: If the primary borrower drops dead or defaults on the loan, you are 100 per cent responsible for repaying any loans you may have co-signed. It doesn’t matter

that you didn’t get the money. It doesn’t matter that the primary borrower swore you were off the hook. The reason you’re co-signing is to guarantee repayment, and if the lender can’t get blood from one stone, it’ll come looking for your stones.

Co-signed debt is factored into calculations that determine whether you’ll get approved for any kind of borrowing, including a mortgage. That’s right. Since you’re on the hook for that $27,000 loan you co-signed for, that’s $27,000 less you can borrow for your own purposes. Again, people seem not to realize that there is a limit to how much lenders will let you take on.

Perhaps it’s because lenders have been so lax with this particular rule that folks think credit is unlimited. Well, the credit bucket is not bottomless. Taking on the responsibility of co-signing could mean your ability to borrow for your own goals is thwarted.

So how do you say no to family or friends who see you as financially stable and a good resource for solving their problems? Try this…

Tonya, both Paul and I would love to help, but right now we’re just not in a position to do so financially. We would be happy to sit down with you and Tony to talk about ways you could clean up the financial mess you’re in. And we’d be happy to help in other ways, like taking the kids when you guys are working extra hard to get that debt paid off. But we can’t co-sign right now. What else can we do to help you?

If Tonya and Tony stomp out in a huff because all they want is your signature, you can count your blessings. It would only be a matter of time before that cosigned loan came between you anyway.

At least now you’re not also on the hook financially.

SOURCING A “GREEN” PRODUCT for a small purchase like a rug might not seem like a big deal, but we spend about 90 per cent of our time indoors.

The materials and chemical treatments that go into making many consumer products affect our indoor air quality.

When it comes to floor coverings, kids are especially at risk because that’s where they spend a lot of time.

Choose carpets or rugs made from natural fibres like wool. Avoid chemical treatments. Carpets, for example, are sometimes treated with formaldehyde, something Health Canada suggests you reduce or eliminate from home use as much as possible. You probably don’t realize that formaldehyde is also found in air fresheners, nail polish, bed sheets, kitchen cabinets, furniture — you get the idea. Because it emits fumes, most of the cancer research on formaldehyde focuses on risks from inhalation.

Avoid Stainmaster. It’s a perfluorochemical or PFC, widely-used as a water, grease, and stain repellent in carpets and clothes. PFCs pollute our water, are persistent in the environment, and can remain in the human body for years.

You can also look for a Greenguard certified rug. The Greenguard Environmental Institute certifies products and materials that have low chemical emissions. There are fifteen categories to choose from, such as building materials, furniture, and paint. best features of a condominium space is often the spectacular vistas from multiple floor-to-ceiling windows.

However, when nighttime comes (or when you don’t want anyone to have a view in from outside), how do you dress your windows while still keeping that sleek, condo-chic appeal? There are actually numerous options for filtering, obscuring or exposing the outside world, working with windows of any size. Here are some tips to finding the style that suits your views.

» Timelessly elegant, condo drapery generally works best when kept simple. If possible, drape full walls to keep the lines seamless (even if there are areas of solid wall that don’t technically need covering), using a simple straight pleat on a straight track or rod. Mount the track at the ceiling, and go for an invisible hospital-style track rather than a decorative rod to let the fabric — or the view — speak for itself. » Clean white sheers are a great option for filtering light (and the view inside) without completely erasing the windows. Many spaces use just sheers, although a more opaque layer can be added over top on a separate track to give you coverage options. Keep in mind that your building will likely have regulations concerning what treatments can face outdoors. A sheer lining layer can help keep your windows “white to the street.” » To keep a modern and open look, use a material in a hue that blends into your wall colour. For a more lively accent that feels sleek and contemporary, try colour-

blocking. This can be easily achieved by adding a band of contrasting material to the bottom of ready-made curtains (if you’re a skilled sewer) or made by a seamstress. Ask a fabric supplier if they have solid-colour offcuts to find this small accent of fabric for a minimal investment.

Shades + Shutters » In-window shades are another popular option for condo windows, as they give a simple architectural look when pulled closed and can virtually disappear when open. Like drapery, these can be layered (with darker shades or lighter drapery) to allow for light-filtering sheers during the day and opaque screens at night. » For an architectural approach with a masculine edge, look to inspirations like the Germain family of hotels: their sleek interior shutters are finished in the same wood that dresses the built-in wardrobes and desks for a very clean and consistent (but rich and warm) look. » Shutters also look beautiful layered under sheer drapery or behind rolldown shades, for a transitional mix of hard and soft, a detail I appreciated at Le Germain Montreal. For an all-inone option, try a product like Benjamin Moore’s Pirouette shades, which use shutter-like opaque panels bonded to an outer layer of sheer shades. » When choosing shutters, stick to quality wood, metal or durable synthetic options — inexpensive shades can quickly become dented or nicked, showing wear and tear early. » During my recent stay at the stunning Modern Honolulu, Hawaii, I loved the louvered door treatments on the balcony doors. Echo your shutters on the doors to create the feeling of a tropical getaway even when they’re shut (and even if you’re far from the water).

Glass treatments » For a more temporary solution at a lower investment, or in spaces where a wide open view will never be desirable (such as in washrooms or where facing a neighbouring tower), consider press-on window film. When applied per the manufacturer’s instructions, these “frosting” panels can give a clean and neat look to smaller windows while permanently filtering the view — at least until you choose to peel them off! » For large windows, consider using panels to create a pattern rather than trying to perfectly connect the edges — the seams will likely show. Leaving a band of open window at eye level will give you a peak outside without really allowing a view in. » Similarly, there are now multiple options on the market for glass frosting sprays that create a removable coating rather than permanently etching the surface.

They may take more effort to scrape off in the future but they can fill any-sized area you tape off.

Inventive Options: » In the lobby of the Shangri-La Hotel Vancouver I noted their use of a large folding screen to carve out a more private space without completely obscuring the window behind. Some light can still filter in this way without giving much for prying eyes to look at. Try using a traditionally detailed screen (especially an antique) with modern furnishings for an eclectic mood. » If you don’t need total privacy but just don’t want to feel like you’re living in a fishbowl, a few tall plants will make a lush backdrop to a seating group or low media unit, giving your space an extra sense of life while breaking up the sightline. » In a client’s bathroom, I added a screen on a swing-out arm to cover a small window. You could also use a framed art piece or a mirror. » Don’t be afraid to back furniture against a window! A large bookcase style media unit, with space for the television, books, art and storage boxes will create a focal point for a seating group, and avoid glare and reflections on the TV that might occur if it were placed opposite the window instead.

We grow proportionally to the space available to us. The more room we have, the more things we seem to accumulate. While easier to manage when living in a detached home, those of us residing in smaller condos and apartments need to be a bit more creative when it comes to storage management. 550 square feet of living space is the norm in new build, onebedroom residences, and significantly less than that when we start talking about studios. With that in mind, it’s no surprise that a major chunk of the urban population nowadays is begging for functional storage alternatives for their homes. Fortunately, there are numerous designers and retailers out there who have begun tackling the issue of space limitations, offering innovative, designsavvy solutions to “fishbowl” living.

Headboard storage is one of those ideas that each of us wishes we had come up with ourselves! The idea itself is simple, elegant, and very logical. A little bit of

height and an extra 10 to 14 inches of bed length, and we now have room for decorative pillows, extra sheets and blankets and most importantly, no extra weight on precious closet space.

Lounge and den space is another biggie for any of us living in a smaller condo. These tend to be rooms which support the least built-in storage, leaving it up to the buyer or renter to select furnishings to make up for such deficiencies. Coffee tables seem to be a logical solution, but for the longest time it has been a question of how this could be done in a stylish and efficient way.

You know – the “wow factor” created with clutter free kitchens, open living spaces - minimalistic living. Everything feels so organized, clutter-free and calm.

Life must be easier living like this! Or is it?

It is one thing to create a minimalistic environment, however maintaining a clutter-free home on a day to day basis is another story. Busy lives, active families, hobbies and pets — how do people keep it all so clean and organized?

A good designer will want to work with you to create a home that not only reflects your personal style but also functions to support your lifestyle.

Knowing your household inventory and how you live are two important steps in planning any home renovation. » First: embracing a minimalism approach comes with the responsibility of de-cluttering. Yes, it will be your responsibility. You will need to take stock and clear your home of things no longer in use or deemed necessary. Not an easy step but an important one. Trust me.

A busy family with large dogs may benefit from a full walk-in laundry/mudroom with wash tub, whereas an adult-only couple may appreciate using similar space to accommodate a small built-in washer/ dryer with a larger storeroom for excess entertaining furniture and supplies.

When speaking with your designer/ renovator, remember to include these “hard-working” rooms – the storage room, mudroom, laundry room, pantry, even the garage. These rooms, often

overlooked in the planning stage for budgetary reasons, are essential in maintaining a minimalistic home.

Walk around your home to determine where the clutter hot spots are, then remove the clutter (toss it in a box or laundry basket for now) and put something beautiful in its place, like a vase or a sculpture. If it’s the dining room table, set it as if you were having a dinner party. This will deter you from using it as a drop zone.

Keep your pantry De-cluttered Most people can’t resist buying items when they go on sale. But when it comes to food, buying too much and neglecting to use it before the expiry date will cost you more in the long run. It’s easy to forget what you have on hand when things build up. Whether you keep your food in the kitchen cupboards or are lucky enough to have a large pantry, keeping these areas streamlined and organized will save you time, money and frustration. Before going grocery shopping, take inventory of everything you have and plan the meals for the upcoming week with an eye toward incorporating these items. Once you’ve used up the excess, get in the habit of planning your weekly meals in advance.

Although it may be difficult to let go of things that no longer serve you, the payoff is well worth it: you’ll have more free time in your day and be more relaxed in your home. » Feeling stuck If you find yourself backsliding when it comes to maintaining your organizing systems, don’t berate yourself, as this will sap your energy and prevent you from doing anything about it. Rather than dwelling on what went wrong, focus instead on what needs to be done. Just say “oops” and move on to taking action.

A capital gain must be included in your personal tax return (if you own it personally) and is taxed on 50 per cent of the gains at your personal tax rate. A capital loss occurs when the cost is greater than your proceeds. The capital losses should be included on your personal return and applied against capital gains in that year. Any excess losses can be carried back three years, or carried forward indefinitely to reduce capital gains.

In calculating the capital gain/loss, determining the adjusted cost of the property is an essential factor. The adjusted cost must include not just the purchase price but also other costs incurred that had to be capitalized. As well, the proceeds of disposition are all the cost, including the selling price and adjustments pertaining to the sale of the investment.

In addition to the capital gains/losses, you may have a recapture of income.

This occurs when you are taking Capital Cost allowance (depreciation) on the building, in any of the years that it was owned by you. The balance in this account is called the “undepreciated portion.�

A recapture of income occurs when the lesser of the proceeds and the cost of the property is higher than the Undepreciated Capital Cost (UCC).

The recapture of income is taxed in its entirety at your personal tax rate.

Alternatively, a terminal loss occurs when

the lesser of the proceeds and the cost of the property is less than the UCC. This terminal loss can be applied in the current year to reduce other income (such as salaries or business income).

Any unused amounts can be carried back three years or carried forward.

Good record keeping is essential to calculate the correct gains or losses.

REBGV June Report: Home buyers continue to compete for homes listed for sale across the Metro Vancouver housing market.

RESIDENTIAL PROPERTY SALES in the

region totalled 4,400 in June 2016, an increase of 0.6 per cent from the 4,375 sales recorded in June 2015 and a decrease of 7.7 per cent compared to May 2016 when 4,769 homes sold.

Last month’s sales were 28.1 per cent above the 10-year sales average for the month and rank as the highest selling June on record. “While we’re starting to see more properties coming onto the market in recent months, the imbalance between supply and demand continues to influence market conditions,” Dan Morrison REBGV president said.

New listings for detached, attached and apartment properties in Metro Vancouver totalled 5,875 in June 2016.

This represents an increase of 1.2 per cent compared to the 5,803 units listed in June 2015 and a 6.6 per cent decrease compared to May 2016 when 6,289 properties were listed. “Since March, we’ve seen more homes listed for sale in our market than in any other four-month period this decade,” Morrison said.

The total number of properties currently listed for sale on the MLS system in Metro Vancouver is 7,812, a 35.9 per cent decline compared to June 2015 (12,181) and a 1.1 per cent increase compared to May 2016 (7,726). The sales-to-active listings ratio for June 2016 is 56.3 per cent. While clearly indicative of a seller’s market, this is the lowest this measure has been since February.

Generally, analysts say that downward pressure on home prices occurs when the ratio dips below the 12 per cent mark, while home prices often experience upward pressure when it reaches the 20 to 22 per cent range in a particular community for a sustained period of time. The MLS Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $917,800. This represents a 32.1 per cent increase compared to June 2015.

Sales of detached properties in June 2016 reached 1,562, a decrease of 18.6 per cent from the 1,920 detached sales recorded in June 2015. The benchmark price for detached properties increased 38.7 per cent from June 2015 to $1,561,500. Sales of apartment properties reached 2,108 in June 2016, an increase of 18.8 per cent compared to the 1,774 sales in June 2015. The benchmark price of an apartment property increased 25.3 per cent from June 2015 to $501,100.

Attached property sales in June 2016 totalled 730, an increase of 7.2 per cent compared to the 681 sales in June 2015. The benchmark price of an attached unit increased 28.1 per cent from June 2015 to $656,900.

Eliminate clutter before moving into a condo

WHEN YOU MAKE the decision to buy a condo suite, the last thing you want to do is clutter it unnecessary “stuff.” You know, the boxes of items you never use but have avoided getting rid of because you might need them someday, or because they hold sentimental value, or you only purchased because they were on sale. At Baker Real Estate Inc., we often hear from condominium purchasers who are moving from large family homes that they don’t know what to do with all of their belongings. And the larger the home, the more things they have amassed.

The good news is that buying into a new condominium usually means you have quite a bit of time to organize and sort possessions before you move in.

First, you need to measure up and figure out which furniture items you own and wish to keep that will actually fit into your new space. You receive dimensions from your builder, and when you go for your Pre-Delivery Inspection, you can measure again to be sure. Then begin the purging process.

Even for condo buyers who are keen to de-clutter and simplify their belongings, however, the task may seem overwhelming. One approach is the garage/yard sale – one of the oldest forms of recycling. Put the money you make toward closing costs or buying new items that fit with your convenient condo lifestyle. You may sell a large dining room set, for example, and 76 YPNEXTHOME.CA

purchase one of the modern coffee tables with a swing-up top that can serve as a dining table.

There are several other ways to declutter, of course. People often give away possessions to their family and friends, which is another way to recycle.

Heirlooms and cherished items can be welcome additions in the homes of those who mean a lot to you. Whether they are antiques, appliances, toys or household accessories, wouldn’t it be lovely to know that someone you love will be using and appreciating these items? Your cast-offs can also be donated to charity shops, which is also a great way to pass things along. And of course, there is the trash can for items that are beyond salvage – and who doesn’t have a few of those hanging around?

I also know of many people who have hired a home organizer. Contrary to what you may think, an organizer will not try to force you to throw out items you really want to keep. In reality, these professionals have an eye for organization – for sorting piles and closets of things into categories, then

guiding you through a process that helps you gradually weed out items. This is a wonderful time to designate heirlooms to go to family members without feeling rushed. The beds and dressers that you will not need in your new condo could solve a problem for an acquaintance with growing children.

Remember the Internet? You can give items away on usedvancouver.com – the deal is that the first person who responds who is willing to come and pick up the item gets it free. And there are other sites where you can sell things online. Ask your home organizer for suggestions.

And remember that a neat, tidy, uncluttered house will sell more quickly than one that is packed full. One of the first things home stagers do is suggest de-cluttering. Move into your gorgeous new condo with enough stuff to keep you happy yet allow the design, features and finishes to shine.
