COMMUNITY THE HEART OF EVERY HOME We are so fortunate to have the word “home” in the English language. It really captures that sense of comfort, security and belonging, that connection we feel deep in our soul when we find a place that holds special meaning to us. Many people are searching for their next home (hence all the advice in these pages!), but what we might not think about as often are the those who are searching for shelter and a safe place to live. Only one letter separates “homelessness” from “hopelessness,” and a wonderful group here in BC is providing constant outreach to help make sure that’s as close as those two words get. I am honoured to share with you the story of MaryAnne Connor and NightShift Street Ministries (page 24), a volunteerrun organization that reaches out to our fellow citizens living on the street or in extreme poverty. These volunteers are people from community groups, churches and companies, including many of our local home builders. This group spreads kindness, love and hope in a multitude of manners, all in an effort to continuously provide support to those who are struggling. Acting from a place of compassion, these volunteers help remind us that we can all find purpose and spread kindness in our community.

Not everyone has a place to call home. After a cold winter’s night in 2004, MaryAnne Connor asked a local pastor to offer the church as a refuge for the homeless – and he handed her the keys. Now, Connor is the founder and president of NightShift Street Ministries, a volunteerbased organization offering counselling, drop-in programs, referral services, shelter and “consistent loving contact.” by MARISA BARATTA

real estate sales and marketing, I wondered if people in the homebuilding industry might be interested in helping people without homes. I could not have foreseen the amazing love and support that has poured in from the local home building industry! In 2013, we started our Home Builders Care (HBC) program to celebrate and encourage the support of the building community. HBC provides ways for companies to get involved at a level of commitment that suits them. In our first year, Lloyd Hughes of Park Ridge Homes helped us navigate and meet strict city bylaws to serve our outreach meals while his son Brad, also from Park Ridge Homes, provided space for us to outfit our food trailer. Park Ridge Homes

Our first-ever matching pledge donation of $100,000 came from Vesta Properties’ Kent Sillars, who served as a board member for years, and continues to support the ministry. Other generous sponsors and donors include Tim Bontkes of Infinity Properties, Jeff Bontkes (also a board member) of Benchmark Homes, and Justin Bontkes of Caliber Projects. Clay Construction and Centra Windows (whose founder and CEO John Tilstra is also a board member) have gathered employee teams to come out and lead our outreaches a few times a month. These teams purchase, cook and serve the meals to our friends on the street – with kindness and compassion. The Greater Vancouver Home Builders’ Association has adopted us as one of their official charities, and they also partner with us to co-host our Builders’ Breakfast Forum a few times a year. One of the most popular ways for our HBC members to get involved is by having our professional food truck, “Taste

of Heaven,” come and feed their crews, teams and guests with its signature gourmet sausages in a bun. Ranjit and Jas Rai of Raicon have been enthusiastic supporters of Taste of Heaven (along with being generous sponsors of our fundraising events). This is not only fun (and delicious) for crews and staff – it also raises awareness and funds for our ministry. Other companies who have had the food truck out include Country Lumber, Infinity Properties, Momentum Real Estate Group, Lanstone Homes (another faithful sponsor!), Caliber Projects, Exclusive Floors, Duradek, Vesta Properties and more! Our homebuilding friends have become vital to the continuing outreach and operations of our ministry. Gathering employees to serve those in need is a great way to instill unity, compassion and teamwork among staff. REVISED RULES FOR PRE-SALE DISCLOSURE

On June 15, the Real Estate Council of British Columbia revised existing disclosure requirements with the intention of enhancing consumer transparency in the real estate industry. These rules exist to ensure that consumers are well-equipped to make informed decisions and also ensure that real estate professionals act with integrity. These policies provide guidelines for how agents should interact with consumers purchasing a resale home, but also have adjusted timing of protocols for consumers purchasing pre-sale homes. There are a few varying scenarios of how these changes will affect your visit to a project’s presentation centre. VISITING A PRESENTATION CENTRE... WITHOUT YOUR REALTOR

If you visit a presentation centre without your realtor present, the sales person will provide you with disclosure early on in your interaction. They will walk you through a real estate council form entitled Disclosure of Representation in Trading Services, which explains how the project’s sales team works on behalf of the developer, and confirms you are being represented by your realtor. After this step is complete, the sales team will then be able to provide you with the best possible service to ensure you receive

project details to help you find a home that best suits your needs. WITHOUT REPRESENTATION

If you visit a presentation centre and have decided to not use a realtor, the sales team will be required to explain two forms to you – the Disclosure of Representation in Trading Services and also the Disclosure of Risks to Unrepresented Parties, which outlines the liabilities of being unrepresented in a real estate transaction. Then the project representative will be able to gather information about your home preferences, such as budget and preferred floorplan, and proceed with showing guests the display home and building features. PRIVACY When dealing with a balcony in the city, privacy is always an issue. I created a modern free-standing privacy fence with one-by-six-ft. wood planks bought from Lowe’s (lowes.ca). I installed the boards horizontally to save on wood but also to create a more urban, modern look, which is a continuation from inside the home. An oversized umbrella not only provides shade and comfort but also blocks the view from the neighbours above.

In small spaces, try to stay away from adding too many different coloured decor items. Keeping a simple colour palette can give the illusion of a larger area. For this space, I added a touch of pink with the indooroutdoor pillows from my Alcorn Home collection (alcornhome.com).

For this patio space, I took inspiration from California and transformed it into an LA-style getaway but in the middle of Toronto! Do you have a small patio that could use a little TLC? GREENERY Adding planters of different heights to any balcony helps keep the space interesting. Choose low-maintenance plants so you aren’t fussing with them all summer long. I mixed faux and real greenery for easy care.

A bar cart not only looks great in a space, it’s also a must for those summer parties. This one from HomeSense blends in so well with the rest of the decor.

Size matters, especially in a small space. When it came to selecting seating, I chose a small, grey-tan profile L-shaped sofa from HomeSense (homesense.ca) with a lower back (so that it didn’t close in the space). Side chairs and floor pillows also provide extra seating for guests.

THE COTTAGE LIFE?

A recent survey of ReMax brokers and agents found that in 91 per cent of popular Canadian recreational property markets examined, retirees were the key factor driving activity. This includes established recreational regions such as Comox Valley. This is in stark contrast to last year’s findings, when retirees were a dominant driving force in only 55 per cent of markets examined. DESIRED LIFESTYLE

The survey found that in British Columbia, Ontario and Atlantic Canada, more retirees and soon-tobe retirees are purchasing recreational properties outside of urban centres for use as retirement homes, increasingly blurring the line between recreational and residential properties. “Last year, we found that Baby Boomers and retirees were increasingly selling their homes in urban centres like Toronto and Vancouver,” says Elton Ash, regional executive vice-president, ReMax of Western Canada. “It’s clear that many put the equity they received from those sales into the purchase of a recreational property with the intention to retire in comfort and away from the city.” Many of these individuals are engaging in more active forms of retirement, choosing to maintain physical fitness and emotional fulfillment by pursuing passion projects and leading lifestyles that involve farming, hiking and maintaining vineyards. RECREATIONAL PROPERTIES CONSIDERED AN INVESTMENT

In a separate survey conducted by Leger, six in 10 Canadians (58 per cent) enjoy recreational properties as places where they can relax and spend time with friends and family. However, the majority of Canadians (84 per cent) do not actually own recreational properties. “Many Canadians want to live out the ‘Canadian Dream’ and spend time at the cottage or cabin,” says Christopher Alexander, executive vice-president and regional director, ReMax Integra OntarioAtlantic Canada Region. “Many are choosing to rent recreational properties, often by pooling resources with friends and family, which speaks to recreational properties still being in high demand.” In fact, one in three Canadians (33 per cent) say that they own or would want to own a recreational property for investment purposes. TOP FACTORS WHEN CHOOSING A PROPERTY

The survey also found that other than affordable purchase price, Canadians who own or would consider owning a recreational property named waterfront access (55 per cent), reasonable maintenance costs (54 per cent) and proximity to town (43 per cent) as the most important factors when purchasing. NEGOTIATING YOUR MORTGAGE CAN HELP YOU SAVE BIG

How are your negotiating skills? Do you enjoy a little bartering when you’re on vacation but recoil at the thought of trying to get a deal from your banker? If you’re in the market for a new home or your existing mortgage is up for renewal, paying attention to the interest rate can cost or save you thousands of dollars. According to a survey by Manulife, nearly two thirds of Canadians didn’t negotiate their mortgage when they renewed it. And you’re even less likely to ask if you’re a new buyer because there’s so much emotion tied up in the purchase. WHO CAN YOU TURN TO?

Considering the recent mortgage qualification changes, it’s more important than ever to seek the advice of a professional before you make a financing decision for your property. “Mortgage brokers are specialists in home financing,” says Paul Tayor, president and CEO, Mortgage Professions Canada. “Brokers scan the marketplace, looking for the product that is the best fit for your personal situation. The lowest interest rates are generally available through a mortgage broker; however, the best fit is not always the lowest rate. The last time my wife and I negotiated a mortgage, we utilized an excellent broker and they were able to get a rate that the banks could not offer.” HOW MUCH OF A DIFFERENCE CAN ASKING MAKE?

Whether you use a broker or do the negotiating yourself, you

could save big bucks over the life of your mortgage. Let’s use a simple calculation of a $400,000 mortgage with a 25year amortization and a five-year fixed rate at 3.74 per cent (versus 3.24, both paid monthly). Getting just a half percentage point reduction could save you nearly $40,000 over the life of your mortgage. However, switching from monthly payments to accelerated weekly payments and making extra payments towards your mortgage principal can burn years off your mortgage, too. RATE HIKES LOOM WHICH PATH FOR YOUR MORTGAGE?

The Bank of Canada stood pat in its benchmark for the overnight rate in late May, opting to hold it at 1.25 per cent – but hinted that future rate increases are in the offing. So, what does that mean for homebuyers who are currently grappling with whether to choose fixed or variable rates? (The Bank of Canada’s overnight rate is one of the major factors banks use when setting their own prime rates, which are tied to variable rates.) First, let’s take a look at what is guiding the Bank of Canada when it comes to deciding the future of its overnight rate. “The Bank of Canada assessed the housing industry as ‘soft’ as a result of the B-20 stress test and increasing interest rates,” says James Laird, president of CanWise Financial. “The Bank expects housing activity to pick up; however, if it doesn’t, housing will be a strong moderating factor in delaying future interest rate hikes. It is apparent that the Bank of Canada has some concern about activity in the housing market, and they’re going to keep a close eye on the stabilization of the market as they determine future interest rate policy.” However, the Bank of Canada has indicated it believes housing market activity will pick up and continue to be a main economic driver, hinting there will be at least 44  NextHome.ca  |  South Surrey / White Rock

And how will it impact a homebuyer’s decision when choosing between fixed or variable rate mortgages? The truth is that, even with two potential rate hikes to come, variable rates may continue to be the more affordable option. Of course, every person’s situation is different, so it’s best to chat with a mortgage broker when choosing

AyA means ‘DESIGN’ in Japanese!

AyA Kitchens used one cabinet door style and colour throughout the room to tie together the kitchen and the desk/pantry/bar area. Using one countertop design and carrying it up on the backsplash made the space flow and gave it an open feel. Countertop height cabinets were chosen for the desk area, equipped with a stool. This allows the space to double as a bar or serving area for when the homeowner entertains. One side of the desk has storage for files and the other contains a large pull-out for liquor. The addition of glass cabinets above the bar area, with mirrored backs, lighting and glass shelves, adds to the bar feel while still being pretty and simple for an area that functions as a desk on most days. Tall cabinets flank either side of the desk to make it feel more like a builtin unit, while also doubling as pantry storage for the kitchen. A small appliance garage is tucked in the corner beside the fridge, offering a great spot to store your coffee maker, blender or kettle. Plus, it blends right in with the rest of the space.

Simply put, Vancouver is a scenic jewel. Visit these local lookouts for panoramic views of the skyline and stunning natural landscapes.

Urban lookouts Get a whole new perspective from the Vancouver Lookout at the top of the historic Harbour Centre building. A 40-second elevator ride brings you 168 metres above the downtown core up to the panoramic viewing deck with sweeping 360-degree views; on a clear day you’ll even catch a glimpse of Vancouver Island and snow-capped Mount Baker in the distance. Tickets are valid all day, so you can check out the view during the day and return at night to watch the sunset. The highest point in the city, Queen Elizabeth Park puts you 152 metres above sea level and

offers inviting views of Vancouver’s downtown core and the North Shore Mountains. The sprawling urban park is home to a network of manicured gardens and various lookout points. Make it a feast for all the senses at Seasons in the Park, where you can take in the scenery while noshing on fine west coast fare. Free and accessible, Vancouver’s many bridges offer some of the city’s best views. Soak up the sunset over English Bay from the Burrard Bridge or head to Stanley Park for a trek across the Lions Gate Bridge (be sure to wear walking shoes). You may work up an appetite, so pop into Prospect

Scenic hikes Known as the peak of Vancouver, Grouse Mountain is just a 30-minute drive from downtown. You can earn your view by climbing the 2,830 punishing steps up the 2.9-kilometre Grouse Grind trail or hop aboard the Skyride and take the gondola up the mountainside in just eight minutes. Either way, you’ll be rewarded with views of the city centre, the Gulf Islands, the Pacific Ocean and snow-capped peaks in the distance. Popular among weekend warriors, families and Instagram stars, Lighthouse Park in West Vancouver is home to numerous trails for hikers of all ages and abilities. Take the Arbutus Trail to Eagle Point on the east side of the park to see stunning views of the Burrard Inlet with the Lions Gate Bridge and Vancouver in the distance. Those who want a quickand-easy photo-op can stroll from the parking lot along Beacon Lane to the Lighthouse Viewpoint, which offers pretty coastal views and picnic tables.
