Tackling affordability is a job for both industry and government

Everyone’s talking about affordability these days, specifically, the lack of it. In Vancouver the dialogue is particularly heated, as investigative reports about empty homes, speculation and shadow flipping stack up besides studies showing that average first-time buyers now need to save 23 years for a downpayment, and renters are being squeezed out entirely

by Airbnb short-term rentals.

In the last few weeks we’ve finally had some response from civic and provincial governments. Mayor Gregor Robertson, who has been trying to tackle this issue with the province for some time to no avail, has announced an Empty Home tax

aimed speculators who drive up prices, and even Premier Clark has announced the end of real estate’s self-regulation, in order to curb unethical shadow flipping.

A new regulatory body will be created.

There’s a place for developers to step in as well. When the Expo lands were being developed, land was set aside for non-market co-op buildings as part of the “density for amenity” planning.

The city could use a lot more of this. All residents benefit from a diverse, vibrant community of people of all income levels. It’s a goal both government and industry should work together to accomplish.

I can’t wait to get more details.

Still, it’s Oak + Park’s many small details I find most fascinating. Above each front

door is a precast concrete slab imprinted with an abstract interpretation of a leaf.

Directly above that, an ornamental metal grill in the same leaf pattern can be backlit that will surely introduce a charming shadow play at night.

was the last time you saw a genuine doorknocker on a townhome?

Designed for Families Inside, these homes are going to be a celebration of active, urban living. “Our floorplans range from 1,300 to 1,600 square feet, all with three-bedrooms, den, and large storage room downstairs,” Yosh says pointing to a ‘dollhouse’ cross section on one of the monitors. “You’ve also got two ground-level patios and underground parking beside a door that takes you directly into your home.” Now that’s intelligent design.

Being a confirmed barbeque fanatic, I’m also delighted to see most homes have not just one, but two ground-level patios.

As I’m scrolling through some renderings on one of the showroom’s three wall mount monitors, an image of one with an enormous outdoor sofa grouping catches my eye. Wine and appies with some friends after work? You bet.

I’m just taking a closer look at the flat panel cabinetry and retractable, slim-profile hood fan in the kitchen rendering when Yosh hands me an iPad. “For this project we’re also debuting our 360-degree experience, so using the tablet of your choice, you feel like you’re actually standing in each room.” Sure enough, the device gives me a virtual tour so I get a sense of how beautifully the entire home functions as a place to live.

Parenting in High Style What is it like raising a family in downtown Vancouver?

culture seems to view high-rise raised kids as either super-elite Park Avenue types or poor people living in housing projects, with no one in between. But as prices for single-family homes escalate in North America, especially in Vancouver, many regular families are making the choice to trade the lawn and the commute for a shared amenity space and proximity to work and culture. Vancouver is considered a world leader in creating a family-friendly downtown, but are families actually living and moving there?

Downtown Vancouver really does have a reputation of being a particularly great place to raise kids. The “Vancouverism” model has been used by cities all over the world as a blueprint for policy and development plans that encourage vibrant downtown spaces that are welcoming to families. Vertical Living Kids is one research project that was conducted in Melbourne, Australia, to determine how children living in highrise housing explore the space around their homes, and to 24 YPNEXTHOME.CA

recommend better approaches to child-friendly environments for high-rise developments.

Looking at cities worldwide, Singapore and Vancouver were identified to have best practice policies that support children living in downtown high rise environments. They found, “In Vancouver, high-rise housing is regulated a by design guidelines with explicit consideration of the needs of children and families, including the proportion of affordable family units, informal surveillance of children’s play space, common open and indoor amenity spaces, private open space, and community services”.

Noted architecture professor and critic Trevor Boddy explains how these came about. “For nearly 30 years, Vancouver has used a form of social bonus zoning, in which extra density in housing developments is granted in return for such public amenities as cultural facilities, parks, schools, and social housing. After resisting it at first, our development industry likes the current system, one where density is traded for a better

public realm, because they find such investments increase the value of their projects”.

Boddy wrote in the Institute for Urban Design magazine, “In the 1991 Downtown Plan, the social bonus zoning system was codified, establishing the high-rise tower on townhouse base that is the architectural face of Vancouverism, along with the notion that developers, not taxpayers, would help pay for public amenities in new districts, raising the value of their constructions through a vibrant public realm”. So this civic input is what caused Vancouver’s characteristically densely populated, mixed-use downtown, which is supposedly a place for families to thrive. But do they thrive here? And why does it matter?

There are a number of ways that cities benefit from families, and, it turns out, there are lots of benefits to raising children in the city as well.

Firstly, concentrating human activities in one place significantly reduces the impact we have on the environment.

Encouraging people to live downtown reduces pollution, lowers energy consumption and counteracts urban sprawl.

As families are less mobile than single professionals, they contribute to tight-knit, stable social environments and networks. Families are proven to be more likely to be involved in civic matters, and importantly, most of the things that benefit children also benefit the community as a whole: green space, parks, effective transit, pedestrian-friendly streetscapes, and so on.

Kids get increased exposure to diverse situations, cultures and a sense of place. They get to spend additional time with their parents, who spend less time commuting. Social integration, a variety of interesting settings, peer meeting places, cohesive community identity and green areas all make for an enriching environment for kids to grow up in.

Vancouver’s urban planning has created a vibrant and truly livable city, but because of the affordability crisis, a very limited group of people can experience the positive effects of this livability. One solution to this complicated issue could be voting for federal government to get back into the housing business by building affordable housing for families, such as co-ops.

Another potential solution lies within the current zoning “density for amenity” structure. Compelling developers to include more below-market rental or co-op family homes in each new project would go a long way to making sure families can actually afford to take advantage of what Vancouver has to offer.

“Once we see housing as a right, not just a commodity, then can we save the city from becoming a “resort city,” says realtor Aaron Jasper, who lived for years with his family in the West End, and who is a community activist and the former chair of the Vancouver Parks Board. “Young people and families living in co-op housing can actually save money, so that they can eventually buy into the market”.

Though previously happy living in an apartment with his partner and child, when baby number two came along the couple heeded the call of the backyard and decided to move out of downtown into a bungalow in East Van. “I guess our generation is a bit nostalgic for the suburban lifestyle”, he says. But he admits, “When we were downtown we were out and about a lot more.”

Adrian Crook has been getting a lot of attention with his blog 5Kids1Condo.com. Devoted to “urbanism, minimalism and technology,” Crook uses the platform to explain how he manages his life with five kids in a two-bedroom and den, 1,100 square foot high-rise condo. He features posts like “IKEA Hacking Your Way to Kid Stacking” and “How to Rent a Family-Friendly Condo.” He has an enviably organized, and surprisingly tidy home, and is a committed minimalist (except when it comes to procreation). Crook lives car-free and wouldn’t trade his apartment life for a house in the ‘burbs under any circumstances. Making it clear this is a choice about philosophy, not necessity, he explains, “Chances are, the way we’re living now is going to become the world they will be living in.” Trading enriching experiences for possessions is more sustainable, he says, and more fulfilling. “I want us to actually learn to live together and respect each others’ space.”

When asked, “When looking for the right condo for your family, what things should be high on your list of priorities?” Here’s his advice: Number one: a concrete building. “Kids do like to stomp around”. Marpole is an eclectic mix of residents that have come together to form a real community.

In the Area: The shopping in Marpole is along the Granville corridor, and although it is mostly smaller, independently owned shops, they are also some larger chains stores here. The lower mainland’s oldest community centre, Marpole Oakridge Community Centre, is located in this neighbourhood, too. There is also plenty of greenspace in Marpole: Winona Park has three three terraced fields for football, Ebisu Park boasts a climbing rock and Oak Park featuress basketball courts and water park.

Marpole MARPOLE IS A MOSTLY residential neighbourhood on the southern edge of the City of Vancouver. Its borders are Angus Drive to the west, 57th Avenue to the north, Ontario Street to the east and the Fraser to the south. It has seen much change over the years, largely due to the construction of the Oak Street Bridge and the Arthur Laing Bridge, leading to the southern suburbs via Highway 99 and Vancouver International Airport, respectively.

Vibe: Atmosphere, trends, lifestyle Marpole is a juxtaposition of contradictions: not only does the combination of young students and senior citizens contribute to this feeling, but there so does the pairing of quiet residential areas dotted with ample greenspace with the major arterials that run through the city. Plans to bridge the areas that feel somewhat cut off from each other due to being bisected by busy streets are in the works.

Lifestyle: This neighbourhood has a strong sense of history, particularly within its aging population. Archaeologists have found evidence that Marpole was inhabited as far back as 3500 B.C. This is also one of Vancouver’s oldest settlements, which was called “Eburne Station” in 1860.

The area received another boost when the Lulu railway and the BC Electric interurban train were built in 1908, increasing its accessibility to and from other areas of the Lower Mainland.

Meet the Neighbours: The 2011 census recorded Marpole’s population as 23,832 and the median age as 41.6. Because this neighbourhood is a high-traffic area, it’s less expensive than most areas of the city, and students and seniors are taking advantage of the prices here, as well as many new Canadians. There are also several seniors’ homes in the neighbourhood.

The area appeals to the “day trippers” and “night owls” who enjoy the proximity to not only the downtown core but

Dollars & Sense: Given its central location, Marpole is relatively inexpensive. There’s a real mix of retail stores and restaurants here, but finding some reasonably priced goods or food shouldn’t be too much of a challenge.

Planes, Trains & Automobiles: Marpole is very well served by public transit, since many of the buses that serve the Lower Mainland’s suburbs pass through here. Although there are major arteries leading out of Marpole, these tend to get congested at rush hour, so it might be best to take TransLink if you will be travelling at that time. Since it is also directly across from the Vancouver International Airport, it’s easy to catch a flight from here.

The Good, the Bad, the Rest: Here’s both the good and the bad about Marpole: Marpole is well served by major arteries and public transit.

Although this means it’s easy to get around from here, it also means that it’s a bit busy. What’s more, these major arterials have a somewhat divisive effect within the community. That, however, is one concern that city plans for this neighbourhood aim to address.

Will female-only courses fill the gap in the trades?

THE SKILLED TRADES INDUSTRY are

facing a major challenge: Aging baby boomers, who currently dominate the skilled trades workforce, are retiring and leaving the industry at a rate that is outpacing those entering it, resulting in “an imminent shortage of workers that will put profound stress on the system over the next two decades,” according to a report by Dawson Strategic.

In an effort to encourage women to join the trades and help fill this gap, secondary schools and colleges across Canada have started offering femaleonly courses to expose women to the trades, where they can learn, develop an interest, and excel in the area.

John Meinen, president of the Ontario Home Builder’s Association (OHBA), told New Condo Guide, “We are [going to be] so short of skilled trades in the next ten years because of the baby boomers that are retiring in the industry, and we don’t have the people to fill those spots. Now is the perfect time to drop the attitude that it’s a male-dominated industry, and start encouraging women, who are just as capable of doing the job, to consider a career in the skilled trades, which will increase our chances 100 per cent of getting more skilled people… Now we’re not just focusing on the male end of society, we’re focusing on everyone.”

The skilled trades industry has long been a male-dominated workforce, and these new opportunities arising in the curriculum may not only encourage women to at least try their hand at the skilled trades but will alter the very perception of the skilled trades being a male-only profession — or a ‘boys club,’ if you will.

Secondary schools and colleges across Canada have started offering female-only courses to expose women to the trades, where they can learn, develop an interest, and excel in the area. has spearheaded their female-only construction technology course. “This semester, which is our first [semester] running the course, we have a full class of 22 girls. Twenty-two is the cap for the construction class.” Translation: The female-only classes have been a huge success, and according to Paolino, much greater than the folks at Emily Carr anticipated. “The girls who enroll in this course want to be there and have a true interest in learning… They are finishing to the highest level of quality with precision and attention to detail,” says Paolino.

At first, I had ambivalent thoughts toward these courses. On the one hand, I thought it was great that these courses were encouraging young women to broaden their horizons when considering their potential career opportunities. And why shouldn’t they consider the trades?

You can have a very lucrative career if you’re good at it. But, on the other hand, I wondered if these classes were potentially misleading; why put them in an environment that doesn’t mirror the real workplace? Let’s face it: Women in the trades will have to work with men,

just like any other industry. We may be giving them the skills required, but are we actually preparing them for a career in the trades?

I asked this pointed question to both Paolino and Meinen, and their responses quickly put these concerns at bay.

“It’s more about giving them the opportunity to take this course if it interests them. The classroom setting in itself is pretty intimidating because of all the equipment. Once they are comfortable with the environment, there is that opportunity to take the course with boys,” says Paolino. “When the school had only offered co-ed classes, each class only attracted one or two female students,” explained Paolino, “When the course started and these girls noticed that they were outnumbered by the boys, many of them felt intimidated and they wanted to drop out of the course.

Creating an environment where the girls felt comfortable was very important… I think the positive outweighs the negative in this scenario…” says Paolino.

And after giving it some careful consideration, I agree.

I think back to when I was a high school student — a teenager, selfconscious, and hyper-aware of the attitudes my peers had toward me.

Would I have taken a trades course full of boys, where I would likely be the only, or at best, one of two females in the course? Maybe. But if I did enroll, would I have excelled to my full potential, without being a bit insecure and feeling a tad out of place? Probably not. And this is exactly the point.

Meinen shared Paolino’s sentiment: “When you [have] a class with 10 men and one woman, oftentimes that one woman gets disengaged because it’s all men. I like the fact that there is 18 women in one class because they all have a common bond. It encourages women to get into skilled trades if they’re all in it together. I think there is a disengagement when you put one or two women in a class of 20 men… they [often end up leaving] to do something else.”

Meinen also discussed the importance of shaking off the stigma of women in the industry. “There are [many] jobs in this industry that are very lucrative and should be taken advantage of. And with the amount of people leaving the industry, it’s the perfect time to get involved… I know for a fact that women can do this job just as well as men can.

We tried for many years to get women in the skilled trades with the method of [co-ed classes] and I don’t think it was working. I think it’s great what schools like Emily Carr are doing — I condone it wholeheartedly.”

Even if the young women in these courses don’t decide to pursue a career in the trades, they’re still learning fundamental skills that will help them when they enter the rental or homeownership market. Paolino notes that, “Eventually they will own a home one day, and they will be confronted with the fact that they will need to work around the house as part of regular maintenance. Something as simple as putting up a picture on the wall can be very frustrating and difficult without some basic skills around using tools.”

PAYING YOUR MORTGAGE off the traditional way takes 25 to 30 years and costs about twice the purchase price of your home. Here are some effective ways to pay off your mortgage sooner, build equity faster and save thousands in interest.

When you are searching for a mortgage, you shouldn’t only base your decision on rate. It is important to search for the “best mortgage”. A mortgage that not only provides the best interest rate, but also the one with the best terms and conditions. By understanding mortgage terms and what they mean in dollars and sense, you can save the most money and choose the term that is best suited to your specific needs.

With a closed term mortgage, you can’t pay off your mortgage before the end of the term without having to pay a penalty.

The pre-payments without penalty clause is one of the conditions that can save you thousands of dollars over the life of your mortgage. This clause allows you to make payments on the principal of your loan, or increase the amount of your periodic payments (monthly, bi-monthly, etc.) without a penalty. If you can afford to pay a little extra, consider accelerated bi-weekly or weekly payments, these are equivalent to making one extra monthly payment per year which results in substantial savings.

Each lender has different programs for pre-payments, they usually vary from 40 YPNEXTHOME.CA

10% to 20%. For example, you can pay any amount within the approved percentage of the original value of your mortgage or increase your periodic payments once a year without paying a penalty.

Many people don’t take advantage of this clause because it is generally difficult to save the extra money to make additional payments.

Here is an easy way to take advantage of this benefit - “The Java Factor”. This is something that is very easy to follow and can save you thousands of dollars on paying down your mortgage.

Usually everyone buys a cup of jo (coffee) or two during their work day.

When you see the cost of a cup of coffee at Starbucks or any other establishment, you realize that maintaining this habit can be very costly.

Suppose that you spend at least $5 per day, 5 days a week in “coffee, donuts, chocolates, snacks, etc.”, this would amount to approximately $100 per month; if you apply them to your monthly mortgage payments, the savings can be considerable.

For example: In a $100,000 mortgage at a rate of 2.44 per cent and 25 years amortization, you would reduce the total payment of your mortgage by 4 years 10 months with savings of $8,383 in interest. For this calculation, we considered that the interest rate did not change during the life of the mortgage.

This calculation would vary case by case but depending whether you have a pre-payment clause with your mortgage or not, it is important to emphasize that by making a small sacrifice you can have significant long-term savings.

So remember “The Java Factor” next time you are thinking of stopping for a coffee on your way to work and take a cup of coffee brewed at home instead.

I WAS SUPER SAD TO FIND my favourite 100 per cent cashmere sweater — a $20 consignment score — full of tiny holes last fall. I also had mould growing on my clothes. (Yuck.) I’d been storing outof-season garments in an open basket at the top of my bedroom closet. I’ve known to avoid toxic mothballs — made of naphthalene or paradichlorobenzene, both carcinogenic — for years. If you smell them, you’re inhaling pesticide.

And because mothballs look like candy, children and pets are at risk of eating them. Save yourself a call to a poison control centre or a trip to the vet — get rid of any mothballs today.

Then try these less toxic ways to prevent moth and mould damage on stored clothing:

Tip 1: Put clothes away clean Wash and dry your out-of-season wardrobe or outgrown kids clothes before you store them. Mould can grow on organic material (food stains) or moisture (sweat).

Tip 2: Cedar is a natural insecticide Purchase cedar blocks, balls or chips for your closets and drawers from your local hardware or housewares store. Read labels carefully — some “cedar” products contain toxic chemicals.

Tip 3: Reuse silica gel packs You know those packets that come with vitamins or seaweed snacks? Battle moisture adding them to drawers and sealed clothing storage bins or bags.

Critters like moths and silverfish thrive in moist environments. So does mould.

Tip 4: Use clean containers Don’t forget to store your clean clothes in clean, dry, reusable/recyclable bins!

Tip 5: Repel moths with essential oils Add a few drops of citronella and lavender essential oils to cloth strips and place them inside cupboards and

drawers. (This can also combat silverfish, flies and moths.)

Oh, and is there anything better than freshpicked basil for the perfect pesto sauce, sage to enhance the flavour of turkey dressing, mint to go into a refreshing summer drink, or oregano to take an Italian meal from good to spectacular?

And let’s talk aesthetics! Nowadays, nurseries carry a kaleidoscope of pots and containers in styles from traditional to contemporary, made from a variety of materials. And the containers are just the beginning — choose from trellises, flower boxes, decorative fencing, water features and a multitude of other ‘eye candy’ that can transform your personal outdoor space into a glorious extension of your living area. Perhaps you dream of an English garden? Cluster annuals of varying colours in ornate planters and intersperse them with greenery. Maybe you prefer a modern minimalist look? The condo gardening trend has expanded to include rooftop oases with barbecue and dining areas. Some even include full-size trees to create a true backyard effect for residents. Of course, these amenities also feature incredible views of the city and/or lake. Rooftop gardens offer a natural retreat and add to the greenery of Toronto’s urban landscape. They can even help reduce air pollution. Rooftop gardens have a cooling effect on the building during the summer, and they can help to insulate it during the winter months. Green roofs are also beneficial for stormwater runoff.

Taking the concept even further, some condominium communities include actual garden spaces where owners can grow flowers, vegetables and fruit in larger plots. You can’t eat more locally than that!

elements that enhance the green aspects of condominiums. It all contributes to reducing the buildings’ carbon footprint, and creating a more convenient and comfortable lifestyle for suite owners.

Remember that the food items we grow at home are fresher and healthier, and our efforts help to reduce the natural resources used by having to transport food over long distances.

The point is that highrise condominium residents can still feel an intimate connection with nature through gardening. It is wonderful to plant something in soil and watch it grow. I always say that condo amenities are extensions of your living space.

Decades ago, who would have thought that someday these would include areas for planting and harvesting? Today’s possibilities are endless. By all means, if you live in a condo or will be moving into one, consider furnishing your balcony or terrace with more than a table and chairs. CREA May Report: Canadian home sales drop in May following April’s record ACCORDING TO STATISTICS RELEASED

Sales activity dropped in May from the previous month in about 70 per cent of all markets, led by those in British Columbia and Ontario where the number of homes listed for sale has fallen to multi-year or all-time lows.

“National sales activity is still strong, even after coming off the record levels of the past couple of months,” said CREA President Cliff Iverson. “But, there are housing markets where sales continue to reflect a cautious mood among homebuyers and uncertainty about the local economy,” he added. “All real estate is local, and realtors remain your best source for information about sales and listings where you live or might like to in the future.”

Actual (not seasonally adjusted) sales activity was up 9.6 per cent year-overyear in May 2016 and stood 15.1 per cent above the 10-year average for the month of May. The number of newly listed homes fell by 3.2 per cent in May 2016 compared to April. New supply was down in about two-thirds of all local markets, led by the Fraser Valley, Victoria, Edmonton, Montreal and Quebec City.

The national sales-to-new listings ratio edged up to 64.8 per cent in May 2016 – the ratio’s tightest reading since October

2009. A sales-to-new listings ratio between 40 and 60 per cent is generally consistent with balanced housing market conditions, with readings below and above this range indicating buyers’ and sellers’ markets respectively.

The ratio was above 60 per cent in about half of all local housing markets in May, virtually all of which are located in British Columbia, in addition to housing markets in and around Toronto and across Southwestern Ontario.

The number of months of inventory is another important measure of the balance between housing supply and demand. It represents the number of months it would take to completely liquidate current inventories at the current rate of sales activity.

on a national basis at the end of May 2016, which is unchanged from April’s reading and the lowest level in more than six years. Months of inventory have been trending lower since early 2015, reflecting increasingly tighter housing markets in B.C. and Ontario. It currently sits at or below two months in a growing number of local markets in British Columbia, the GTA and environs and in Southwestern Ontario.

The Aggregate Composite MLS HPI rose by 12.5 per cent on a year-overyear basis in May 2016, the biggest gain since February 2007.

For the fourth consecutive month, year-over-year price growth accelerated for all Benchmark property types tracked by the index.

continued to post the biggest year-overyear gain (+14.7 per cent), followed by one storey single family homes (+12.7 per cent), townhouse/row units (+11.6 per cent ), and apartment units (+8.6 per cent ).

While 9 of the 11 markets tracked by the MLS HPI posted year-over-year price gains in May, price growth among housing markets continues to vary widely.

Greater Vancouver (+29.7 per cent) and the Fraser Valley (+31.7 per cent) posted the largest gains, followed

by Greater Toronto (+15.0 per cent ), Victoria (+13.9 per cent ), and Vancouver Island (+9.5 per cent ). By contrast, prices fell by -3.9 per cent and -2.3 per cent in Calgary and Saskatoon respectively.

further into positive territory in Regina (+3.4 per cent) and strengthened further in Ottawa (+1.3 per cent) and Greater Montreal (+1.9 per cent). Home prices in Greater Moncton recorded their tenth consecutive year-over-year gain, rising 8.2 per cent from where they stood one year earlier.

The MLS Home Price Index (MLS HPI) provides a better gauge of price trends than is possible using averages because average price is prone to being distorted by changes in the mix of sales activity.

The national average price continues to be pulled upward by sales activity in Greater Vancouver and Greater Toronto, which remain two of Canada’s tightest, most active and expensive housing markets. The actual (not seasonally adjusted) national average price for homes sold in May 2016 was $509,460, up 13.2 per cent on a yearover-year basis.

If these two housing markets are excluded from calculations, the average price is a more modest $375,532 and the year-over-year gain is trimmed to 9.1 per cent.

Even then, this reflects a tug of war between strong average price gains in housing markets around the GTA and in British Columbia versus flat or declining average prices elsewhere in Canada. The average price for Canada net of sales in British Columbia and Ontario in May 2016 was down 0.7 per cent year-overyear to $310,007.

All figures in this release except price measures are seasonally adjusted unless otherwise noted. Removing normal seasonal variations enables meaningful analysis of monthly changes and fundamental trends.

Planning for millennials at home

By Olivia Bowden YOUR SON in his mid-20s is living at home to save on the high rental rates in the city. Or your daughter is so straddled with student debt that even with her job, she needs to live at home while she pays off loans.

“It’s a much more common occurrence these days that adult children are at home later or need financial support, including to buy their own home,” says Jason Heath, managing director at Objective Financial Partners Inc. in Toronto. More people need to be better prepared for the costs associated with children living at home for a longer period of time.

Forty-two per cent of adults 20 to 29 were living with parents in 2011, up from 27 per cent in 1981. Half of Ontarians in their 20s live at home, according to Statistics Canada’s 2011 National Household Survey.

The StatCan survey also found more than half of those living with parents attended school in the previous nine months, and more than two-thirds were employed.

good jobs still may not be able to afford housing in hot markets such as Toronto and Vancouver, says Heath. Understanding this and saving for some financial assistance could be a viable option.

“To what extent (parents) actually do help out may be based on ability to save as well as personal choices. Not every parent who can afford to pay for a child’s post-secondary education chooses to do so,” he says.

Parents should consider creative methods to aid their adult children financially, such as paid chores, Heath says. Or for someone who owns a corporation, one option could be to add a child as a shareholder and pay them tax-free dividends.

“There are no rules of thumb. But from experience, I can say that a safety net may not necessarily be that motivational,” he says.

Toronto real estate agent Mark Savel says he knows what living with parents is like, having spent a portion of his 20s living at home.

There are positive aspects, as relationships can be strengthened. “(It)

came in handy for them when heavy chores needed to be done. For me, these years brought us closer together,” he says.

An agent at Sage Real Estate, Savel says planning in advance for adult children to be at home is key.

“Start with a basic budget to account for increased costs in food and utilities.

Be realistic about the situation,” he says.

“Have a plan in place to not only facilitate them while staying at home, but also to save for the eventual move-out.”

Savel bought a pre-construction property in his mid-20s, using a line of credit for the down payment and skipping nights out to save for mortgage payments.

“My parents trained me from the time I was receiving an allowance to always save a portion of my pay,” he says.

Like Heath, Savel has seen parents pursue innovative methods to help their kids enter the market.

“I’ve seen some parents purchase commercial properties with rental units above in anticipation of their children taking the upper floor,” Savel says.

Parents building a smaller house on their own property, so their married children in their 30s can take the original house, are some of the more far-out methods that investment advisor Sophie Salcito has seen.

The Royal Bank’s latest quarterly report on housing affordability found Vancouver to be the least attainable market in the country, with rates set to worsen.

For a millennial couple between the ages of 25 and 34, buying a home at market price in the city will result in no discretionary income and $2,745 a year in debt, according to a recent report by credit union Vancity. Even buying a home in Toronto would result in some discretionary income, however minimal — $3,379.

As a result, finding new ways to speed up homeownership — such as handing over property pre-retirement – could become more common.

“That’s a way to effect a property transfer, they’re doing something earlier rather than later,” says Salcito, an advisor for Vancity.

In the effort towards owning substantial property, a client of Salcito’s engaged in a full on property switch — the parents moved into the condo of their thirty-something daughter and son-in-law, and they opted to take the parents’ pricey West Vancouver home.

Sixty-one per cent of Vancouver millennials aged 18 to 24 currently lived with parents, and 23 per cent of those aged 25 to 35 were still living at home, according to a May Vancity report.

Most millennials surveyed said they had considered leaving Metro Vancouver, but admitted they still planned to be living in the area in five years.

Some parents have withdrawn large amounts money to help their kids with a down payment, but that’s not always advisable, says Salcito.

“When the parents are thinking things through about setting boundaries, they should also consider their own needs as well, and try not to feel guilty,” she says.

Downsizing sale: Getting the biggest buck for your bang

IF YOU’RE GEARING UP for a move

down into a smaller home, then you know the downsizing process can be overwhelming — especially if you’ve lived in a large house for many years.

Clearing household clutter and deciding the fate of used furniture, artwork and other items can be a challenge. You want to maximize the value of your stuff by holding a contents sale, but how do you ensure you’re getting the biggest buck for your bang?

“You’ll be surprised as to what people will actually buy. One person’s trash is another person’s treasure. Others will try to sell the items on their own, while others will hire a firm to assist with the process,” says Laura Convery, manager of senior services at Transition Squad, a turnkey company specializing in helping seniors downsize their homes, from organizing, cleaning and clearing the home, to contents sales, online auctions and Transition Squad’s consignment store.

If you’re considering holding a contents sale to help lighten your load, Convery offers these five steps to downsizing success.

Downsizing stuff, maximizing profit: 1. Think like a buyer. Be sure to set up your downsizing sale accordingly.

Building Happy Cities Transformation through Urban Design

increase happiness in the cities we live in. And make no mistake, his is not some vaguely defined self-help project, it’s a long-term undertaking based on solid, scientific research.

As principal and founder of the Vancouver-based company Happy City as well as author of a book by the same name, Montgomery travels the globe investigating what transforms a city from simply being a place to live into a great place to celebrate life. His findings are a surprise to many: when properly planned and designed, urban densification can actually make people, happier, healthier and more sane.

Social Connections Throughout history, it’s been well documented that having a strong social network of family and friends is healthgiving. However, Montgomery’s research shows that even superficial contact with other human beings — talking to the person behind you in the bank line-up or waiting beside you at the crosswalk — increases happiness and health.

So how to build urban environments that foster greater opportunities for sociability? One of Montgomery’s favourite possibilities is to re-imagine apartment lobbies as communal greenhouses.

“I love this idea. It gets people talking to each other, it’s interesting to look at both from the inside and outside, and being exposed to nature is good for us.

The happy city, the green city and the low-carbon city are the same place, and everyone can help build it.

He’s also a fan of spreading a series of smaller amenities like gyms and lounge areas over multiple floors, rather than clumping them together in a single massive space on one level. He reasons that in this design, residents would more frequently run into the same neighbours and would thus be more likely to strike up a conversation. “At a subconscious level, if you think it’s unlikely you’ll ever see someone again, you often simply don’t make the effort.”

With townhomes increasingly considered the new single-family — complete with white picket fence — Montgomery’s team also took a look at how backyards and sociability intersect.

Turns out the magic number for socialization is 10.6 feet. “It’s a ‘soft zone’ that allows you to chat spontaneously with people passing by without feeling obligated to invite them in or talk if you don’t feel like it.”

Eclectic Delight People are also happier on jumbled up

street like Main — places where you’ll find coffee shops and micro-breweries rubbing shoulders with artists’ studio and boutique fashion shops — than they are on a street where sidewalk and buildings connect with a solid edge.

The reason: solid edges tend to make people walk faster and engage with their surroundings or other people less.

Conversely, a street where eateries spill out onto patios, where bay windows are filled with changing retail displays, and where you’re suddenly engulfed in the natural perfumes of a florist’s wares encourage interaction. “You might pause to look and then catch someone’s eye who’s just done the same thing.

Who knows, you might even have a flirtation while you’re both looking in the window,” Montgomery says with a distinctly mischievous grin.

As an example, he points to the difference between the sterile expanse of glass wall outside Whole Foods on Cambie at 7th in Vancouver and The Rise’s vibrant, lively ambiance just across the street. “Grosvenor, the company that developed The Rise, is a hero. When Home Depot approached them about leasing a large retail space, Grosvenor said ‘sure, but you’ll have to be on the second floor so there can be small retail and services at ground level’.”

Two Wheelin’ It Not surprisingly, Montgomery is a huge advocate of urban design trends which provide more alternatives to private vehicles — and the bicycle is right at the top of his alternative list. “People who are able to commute to work by bicycle report a much greater degree

of happiness than any other form of transportation,” he says.

An award-winning author, urbanist and leader of transformative experiments, research and conversations about wellbeing in cities, Charles Montgomery examines the intersection between urban design and the emerging science of happiness. He counts the Guggenheim Museum, Futurewise, and Laboratorio para la Ciudad among his many global collaborations.

His core belief is summed up at thehappycity.com: “The lifeshaping power of urban design isn’t always obvious. But design has huge consequences for people, the economy and the planet. Ontario embarked on the first Ontario Home Builders’ Association (OHBA) International Housing and Study Tour to Iceland recently. Sponsored by the EnerQuality Corp., the two-day, jampacked tour took members on an exploration of the country’s geothermal energy system, where they got an upclose look at how the country is utilizing 74 YPNEXTHOME.CA

The first day started off with a guided walking tour through the city of Reykjavík, where participants learned the history of the city and country and how the geothermal energy industry put them on the map as a leader in emission-free energy production. In fact, they have such an abundance of energy that the

government is able to heat the sidewalks in Reykjavík in the winter and heat parts of the Arctic Ocean in the summer so that residents can swim.

Delegates later were taken to a lowand midrise housing project, as well as the first highrise in Reykjavík, to see how the geothermal energy systems work.

heats and provides energy for these housing units. The hot water travels 32 km through above-ground pipes from the plants that store and distribute the resource and maintains a temperature of 81 C, providing ample heating and energy for the units.

The second day of the housing tour began at the Hellisheiði power plant, the largest geothermal plant in Iceland,

where delegates were able to see how this intricate and innovative system harnesses hot water and energy from the volcanoes. From there, participants were treated to lunch at one of Iceland’s tomato greenhouses powered by its own Geysir, providing heating and energy 356 days a year. Tour guests later toured the famous Golden Circle where they experienced the exceptional beauty that Iceland has to offer.

The tour provided invaluable insight into how renewable resources can be utilized, and delegates gained inspiration for the future of smaller, locally-based applications for renewable energy in Canada.
