This headline might have had you thinking deep philosophical thoughts. And while I’m not referring to the meaning of life itself, the concept of exploring the meaning of things – think real estate – is very relevant to your search for a new home. There is so much talk around affordability and new taxes, supply and demand, but it’s not always clear what this boils down to for homebuyers. If you’re looking at the headlines and thinking, “But what does this all mean?” you’re not alone. So, let’s decipher this together. First off, exciting news: New rules came into effect June 15 to protect homebuyers and sellers. You can read more about these rules designed to help you on page 44. On page 30, we provide clarity on the pre-sales market to help you make the best decision for you. And if you’ve been toying with the idea of owning income property, know that CIBC’s recent poll concludes it’s worth it (tips on page 24). Recreational property could also become a source of income, or perhaps a place to enjoy now or in the future; you can explore this possibility on page 28. Also tricky: Moving contracts. They’re meant to protect all parties involved, including you, so it’s worth really understanding what you’re signing. Seek contract clarity on page 36 to help ensure a smooth move. INCOME PROPERTY WORTH THE HEADACHE
Being a landlord is not for everyone, but according to a new CIBC poll of Canadian homeowners, those who are landlords can benefit financially. Respondents who own a separate rental property say they earn on average $2,189 per month – 50 per cent more than their monthly costs. Further, those who earn income by renting out space in their home say they reduce their housing costs by as much as 70 per cent. The online surveys, conducted in two parts, questioned randomly chosen Canadian adults as well as Canadian adults who own at least one property and use at least a portion of it for rental income.

The survey finds that the majority (80 per cent) of homeowners agree that renting out space in their home makes financial sense but value their time and privacy too much to pursue it. Further, 30 per cent of landlords say their top concern is dealing with unexpected costs for maintenance and repairs. WORTH THE HEADACHE
Despite this, more than half of landlords (52 per cent) believe it’s “worth the headache.” Of those who own a separate rental property, half say their top reason to invest is to generate passive income now (22 per cent) or in retirement (28 per cent). 1. Be clear about your income expectations – you’ll have to pay tax on rental income, and expect to spend one to two months of rental income on property maintenance and repairs. 2. HOW THE NEW TAX MAY AFFECT
RECREATIONAL PROPERTIES Thinking of buying or selling a recreational property in BC? According to a cross-Canada survey of Royal LePage’s recreational property specialists, the national market in this segment is primed for healthy single-digit growth in 2018 – but in British Columbia, property values are expected to dip slightly. THE SPECULATION TAX EFFECT
This is primarily a result of the new BC government’s speculation tax, which will take many out-of-province buyers out of the impacted markets, respondents say. This could mean an increase in supply, for those who are looking to buy, and a less competitive market now for those who are looking to sell. The aggregate price of a recreational property in British Columbia is forecast to decline 2.8 per cent year-over-year by the end of September 2018, even though high residential prices are motivating many purchasers to cash in on their primary residences and move to more rural pastures. STILL AN ATTRACTIVE OPTION
Despite the slight decline in value, recreational properties remain an attractive option for prospective buyers; purchasers are flocking to lakes and mountain
tops with an eye towards retirement or a secondary home to raise children. According to the survey, 59.0 per cent of respondents state that Generation Xers (36 to 51 years old) are the preeminent purchasers of recreational properties in Canada. And two-thirds of respondents (68.5 per cent) have witnessed a growing trend in Baby Boomers and prospective retirees purchasing recreational properties with the intention of using them as their primary residence, with many agreeing that sales activity attributed to this cohort will rise throughout the remainder of the year (43 per cent). “As Canada’s generational shift continues, prospective recreational property purchasers are coming from both the Baby Boomers and Gen-Xers,” says Soper. “The market is being driven both by those in search of the retirement home of their dreams, and as a place to introduce children to the wonder of the world’s largest and most pristine collection of wilderness areas. Not only do these families view recreational property as a good investment due to its relative affordability and history of steady appreciation in value, but also as a means to start the next exciting chapter of their life.”

If you are in the market for a condo or townhome, understanding the current presale market is the easiest way to gain total understanding of the landscape and equip yourself with the information you need to make the best buying decision possible. With sales currently picking up from where they landed in May, and many projects being released in June – particularly in the Fraser Valley – it’s winding up to be an interesting summer. In May, 1,560 homes were released across Greater Vancouver and the Fraser Valley – almost double that of April – and more than 70 per cent of those units sold within that same month, with six of the 16 projects reporting a 90+ per cent sales rate. Compare this to April, when 43 per cent of the month’s pre-sales were sold. Our market data shows the first quarter of 2018 experienced a slowdown of pre-sale transactions amidst market uncertainties and government intervention. As the housing market shifts, Suzana Goncalves, chief advisory officer of MLA Canada, notes that certain regions are still performing well and experiencing growth. The success of these pre-sale projects can be attributed to attractive price points, strong developer reputation, buyer incentives and community offerings.

SUCCESSFUL MOVE: READ AND UNDERSTAND YOUR CONTRACT

There’s an old rule in business: What is not in writing was never said. Although some agreements may need just a handshake, others that involve a multitude of variables require a contract so that all parties understand what is expected of them. This is particularly true when you hire professional movers. You’re obviously the “who,” but we also need to know exactly “what,” “where” and “when” in order to transport your items to your new place. Within those general categories, there can be many details, and finding out about them on moving day is counterproductive. Think ahead. The first thing to do is find a reputable mover. You can check online with the Better Business Bureau or the Canadian Association of Movers, and of course, get recommendations from friends and family members. Select a company that has a triedand-true track record. Then ask questions, and remember that the movers should be asking you a lot of questions as well to determine exactly what the move will entail. When we meet customers to arrange their move, we need to know about everything they expect to take so we can prepare as accurate an estimate as possible. 36 NextHome.ca | Vancouver / Downtown Vancouver
In many ways, estimating is a science. Computers help, but the results are only as good as the information we input. Telling us on moving day that you forgot you want to take the shed in the backyard can hold things up for hours. It will also add to your costs. And speaking of costs, we need to know well ahead of time if you want us to provide the service of packing. Deciding this two days before the move likely won’t work. In addition, if we have quoted only on moving and not on packing, a new contract will have to be drawn up with a higher price. If you do the packing yourself, read the contract as to whether or how much your items are covered, should damages occur. We also have to know whether you have anything other than point A to point B in mind for moving day. If you forgot to tell us that your dining room set has to be dropped off somewhere else first, it’s like the meter running in
a taxicab. You will pay more for unexpected side trips. Plus, unless we know in advance, we may pack the dining set in an awkward place for unloading partway to your destination. Again, this will cost you time and money – two things that are precious commodities on moving day. It is our responsibility as professional movers to ask the right questions, but until we develop ESP, we need to rely on you to explain what you need from us. A contract protects you as much as the movers, but only if you read it, understand it and abide by it. NEW RULES PROTECT HOMEBUYERS AND SELLERS
New rules approved by the Superintendent of Real Estate (OSRE) to enhance consumer protection in the real estate industry came into effect June 15, 2018. The rules will be enforced by the Real Estate Council of BC and they will ensure that consumers have better information to make informed decisions, and that real estate professionals act with undivided loyalty to serve their clients’ best interests. “These changes have been designed to reinforce a real estate agent’s duties and obligations to their clients and to ensure that agents are always acting in their client’s best interests,” says Micheal Noseworthy, British Columbia’s Superintendent of Real Estate. “We want to make sure that the advice consumers receive is solely for their benefit and that consumers have confidence that their agent is undoubtedly on their side.” OVERVIEW OF CHANGES
• Real estate professionals are banned from practicing dual agency (representing both sides of the same deal – for example, a buyer and seller, two buyers or a landlord and tenant). • An exemption to the ban has been established for remote locations underserved by real estate professionals, where it is not feasible for parties to be represented by separate real estate agents. • Real estate professionals are required to give consumers more information about the services they can expect, the 44 NextHome.ca | North Shore / Squamish

When it comes to a backyard, bigger isn’t always better. Small outdoor spaces can be just as enjoyable for entertaining as spacious ones. And smaller yards mean much less maintenance too! From choosing a community with the right outdoor experience to incorporating vertical gardens and miniature storage, here are a few beautiful and space-savvy ideas to turn an outdoor space into a cosy retreat with big style. Backyard RETREAT
A glimpse at interior stylist Jaclyn Harper’s backyard makeover hen I decided to tackle my backyard, I felt overwhelmed. There was so much to do! Can you relate? After much deliberation, I chose to put in a new concrete patio, creating a clean slate for the backyard. This really was the jumping-off point for the entire design. It was my vision to have three different zones (dining, lounging and food prep), and concrete served as a great way to separate the spaces. Once I had decided on the dimensions of the new concrete areas, I needed to measure the spaces for furniture. I had fallen in love with an eight-ft. reclaimed teak table, but it was too big for my side yard. That didn’t stop me! Last minute, I decided to increase the area of the concrete patio to accommodate the table. I just couldn’t live without it. When choosing the sectional for the lounge area, I knew I needed something that would be durable and weather-proof but comfortable as well. The South Beach three-piece aluminum outdoor sectional seating set from Home Depot

LOUNGING
(homedepot.ca) was a perfect choice. It has an aluminum frame, so it’s lightweight and rustproof, and is completely covered in Sunbrella fabric so it’s UV resistant and weatherproof, too. Once the furniture was in place, it was time to accessorize. This is the most important step if you want your outdoor living space to feel like an extension of your indoors. My biggest tip? Use lots of pillows and tons of throw blankets (check out bouclair.com for a great selection). This not only looks cosy and comfortable but makes for an extremely inviting area. Anyone can put patio furniture in their backyard, but accessories can help completely personalize the space. For lighting, I used stringed lights and low-lying lanterns to create an intimate outdoor feel (cost effective as well). Plus, they look pretty. And last but not least, incorporating splashes of colour here and there (I chose a sapphire blue Weber barbecue and lots of greenery) can bring a backyard to life. I’m thrilled with my backyard retreat, and I hope it can inspire your own makeover.
