Vancouver’s housing market. Indeed, the average detached home here now costs in excess of $1.5 million, as per the latest figures reported by the Real Estate Board of Greater Vancouver. Every time the monthly market reports and sales statistics land on my desk, I ask myself: how can anyone afford to buy a home? Perhaps the better question is, what’s your definition of “home.” New forms of high-density housing – such as condos, stacked and backto-back townhomes, and what the Canadian Home Builders’ Association identifies as “missing middle” housing – offers an affordable solution to the unaffordable detached dilemma. Pre-construction sales take that affordability a step further. Oftentimes, builders will offer incentives to buy early in the marketing cycle, like pre-construction pricing to help kick-start sales and get the shovels in the ground. Aside from that initial break on the bottom line, the buyer also builds equity on their pre-construction home, simply by virtue of patience. From the time you buy your unit to the time you get the keys, which can take a year or two, you’ll have earned a good chuck of equity on your initial investment. When all is said and done, Canadian real estate has historically been a sound financial investment. Ask your parents how much they paid for their home 30 years ago, and compare that to what it’s worth today. How’s that for incentive?

cover story
Hutton Modern living for young families THIS IS IT. One of your final opportunities to purchase a brand new
townhome in Langley’s inviting Yorkson neighbourhood. Introducing Hutton, a boutique collection of just 36 townhomes located in a lush, green setting directly adjacent to Ellens Park. “This is such a great area — very quiet, almost no traffic, and yet you’re just minutes from all the urban amenities you could want,” says Shae Challier, sales manager. “And because you’ve also got ALR land to the south, it feels like you’re living right in a park. Plus many homes have views all the way to the Gulf Islands.”
City-savvy design From the street, Hutton presents the charm of traditional Georgian Craftsman architecture with gently sloped roof, fenced yards and big windows. 16 YPNEXTHOME.CA
Inside, Hutton is all about contemporary style and convenience — open-concept floor plans, gas cooktops and centre islands in the kitchen, and a frameless glass shower in the ensuites. “These homes are designed with today’s active families in mind, but they’re so spacious that downsizers love them as well,” Shae says.
Close to what counts “There is a huge demand for homes in this part of Yorkson because of all the amenities nearby — but there’s very little supply, so people are excited by this opportunity,” Shae says. Rapidly she lists off just a few of the attractions that are wowing buyers: the Willowbrook Mall, Costco, the Langley Events Centre, schools at all levels including Kwantlen University less than a five-minute drive away, plus easy access to transit and the freeway into Vancouver. “With so much nearby,
there’s no need for a freestanding amenity building — meaning that your strata fees will stay low.”
Neighbourhood developer “Sunmark Development has been building environmentally friendly, high quality homes in Langley and Surrey for over 25 years, so they understand the needs of today’s local homebuyers and families,” Shae says. “They believe it’s important to be part of the communities where they build and that thoughtful design should still be affordable — and it shows.” Hutton offers a total of only 36 spacious three-, four- and five-bedroom townhomes priced from the mid$500,000s. The grand opening takes place on June 24 at 21150 – 76A Avenue in Langley. For more information visit huttontownhomes.com or call 604.881.7882.

Housing starts slow in Vancouver, up in Kelowna, Abbotsford-Mission
MORE TRENDING ONLINE ypnexthome.ca/news
HOUSING STARTS ACROSS CANADA was were up in May compared to April 2017, with
construction kicking off on 214,621 units, according to Canada Mortgage and Housing Corp. (CMHC). This trend measure is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts. “Row and apartment units led the upward move, while construction has slowed for pricier single- and semi-detached houses,” says Bob Dugan, CMHC’s chief economist. Housing starts in BC trended higher in May with gains in Kelowna, AbbotsfordMission and other urban areas, off-setting a slower pace in Vancouver and Victoria. Low inventory in both the resale and new home market is fueling new construction with single-detached and multi-family starts leading the way. Despite a slight downward move in May, overall housing starts for Vancouver are on track to exceed 25,000 new homes this year, nearing the record 27,914 starts set in 2016. The decline from April was almost evenly split between a slowdown in starts of apartment condos and rental apartments. CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of Canada’s housing market. In some situations analyzing only 18 YPNEXTHOME.CA
SAAR data can be misleading, as they are largely driven by the multi-unit segment of the market which can vary significantly from month to month. The standalone monthly SAAR of housing starts for all areas in Canada was 194,663 units in May, down from 213,498 units in April. The SAAR of urban starts fell by 10.2 per cent in May to 178,518 units. Multiple urban starts decreased by 10.8 per cent to 118,694 units in May and single-detached urban starts decreased by 8.9 per cent, to 59,824 units. Rural starts were estimated at a seasonally adjusted annual rate of 16,145 units.

Neighbourhood Profile | WILLOWBROOK
WILLOWBROOK By Maria Rantanen
LARGE SUBURBAN HOMES are the staple of Willowbrook, a primarily residential neighbourhood on the western side of the Township of Langley. Willowbrook is characterized by cul-de-sacs and short, dead-end streets lined with large suburban homes. Much of the area north of 68th Avenue has been built up over the past 10 years, with some chunks still under construction. South of 68th Avenue you’ll find more established streets with single-family homes from the ’70s and ’80s.
The vibe Willowbrook is an attractive place for families, with large homes are spacious yards – something that is starting to be 20 YPNEXTHOME.CA
a luxury in the Lower Mainland. Not long ago, Willowbrook was largely rural with homes on acreages. There are still a few of these around but they are slowly being enclosed by new single-family home developments. Meet the neighbours Being located a bit farther out from the city, Langley hasn’t traditionally been a destination for immigrants making their home in Canada. The large majority of the population of the Township of Langley, 83 per cent, speak English as their first language, according to Statistics Canada figures from 2011. Korean, German and Punjabi are the next most common languages.
In the area There is no shortage of shopping options in the area, as many Langley residents and those from neighbouring communities make Willowbrook Shopping Centre a destination for all their shopping needs. Parks and schools are also evenly distributed throughout the area, as are recreational facilities including the civic centre with municipal services as well as recreational and library services. Dollars & Sense Willowbrook is a shopping mecca for anyone who considers themselves a mall rat. Willowbrook Town Centre has
Hot Spots R.C. Garnett Park This neighbourhood park is where teams come to play, be it lacrosse, baseball or soccer. But locals just looking for some down time and green space can also use the park for walking or picnics.
Quick Facts
Real Estate Market
- Average home price: $$$$$$
The price of a single-family home in Willowbrook is comparable to other suburban neighbourhoods in the Lower Mainland, but there are still some affordable townhomes in the area. Condo complexes are also being built in the neighbourhood for those looking to get into the market at a lower price point.

a conglomeration of all the standard big-box retail stores as well a plethora of smaller boutiques, but not catering to the high-end shopper. Other shopping plazas with restaurants, fast food and otherwise, line the streets in the southeast corner of Willowbrook. Planes, Trains & Automobiles The Willowbrook neighbourhood is bisected by 200th Street, a very busy thoroughfare that connects it north to Highway One and south to Fraser Highway and Highway 10. Most people travel by car in Langley but the 501 bus connects the Willowbrook area to the
Surrey Central SkyTrain. Other buses link up to Guildford and Maple Ridge. The Good, the Bad & the Rest Willowbrook can be considered the quintessential car-dependent suburban neighbourhood and most single-family homes in the area have two or more cars parked in their driveways. While the extensive trail network is conducive to walking and cycling, accessing day-today services by foot can be a challenge. But denser housing is rapidly being built close to key shopping and recreation areas, primarily on the east side of 200th Street.
Willowbrook Shopping Centre You can shop till you drop at this shopping centre that features the Hudson’s Bay, Sears and SportChek as anchor stores, and hundreds of smaller ones to browse and buy. Willoughby Trail While some may consider the car the king in suburbia, there are extensive trails throughout Langley for walking and cycling, including the Willoughby Trail that runs through the Willowbrook neighbourhood. Willowbrook Recreation Centre The Township of Langley holds a wide variety of programs for any age at this recreation centre. There is also a weight room and dropin fitness programs, as well as a 60-person rec room for rent. Routley Park Gardening enthusiasts will love this neighbourhood park, which includes a community garden with plots that local residents can rent to grow food or flowers. The park also has a playground and trails. Willowbrook Lanes Willowbrook residents of all ages looking for some recreation can join a league at this bowling alley, or just drop in for a game. Willowbrook Lanes also hosts birthday parties. JUN 23 - JUL 7, 2017 | NEW HOME & CONDO GUIDE 21

VANCOUVER HOME SALES were down
year-over-year, but month-to-month comparissons show a marked increase in activity. The Real Estate Board of Greater Vancouver (REBGV) reports that sales fell to 4,364 units in May 2017, down 8.5 per cent from the 4,769 sales recorded at this same time last year – which set an all-time record. Month over month, May sales were up 22.8 per cent. Last month’s sales were 23.7 per cent above the 10-year sales average for May, the third-highest selling May on record. “Demand for condominiums and townhomes is driving today’s activity,” says Jill Oudil, REBGV president. “Firsttime buyers and people looking to downsize from their single-family homes are both competing for these two types of housing.” New listings for detached, attached and apartment properties in Metro Vancouver totalled 6,044 in May 2017. This represents a 3.9-per-cent decrease year over year, and a 23.2-per-cent increase compared to April 2017, when 4,907 homes were listed. The month-over-month increase in new listings was led by detached homes 22 YPNEXTHOME.CA
at 27.1 per cent, followed by apartments at 22.7 per cent and townhomes at 14.1 per cent. The total number of properties currently listed for sale on the MLS system in Metro Vancouver is 8,168, a 5.7-per-cent increase compared to May 2016 (7,726), and a 4.5-per-cent increase compared to April 2017 (7,813). “Homebuyers are beginning to have more selection to choose from in the detached market, but the number of condominiums for sale continues to decline,” says Oudil. The sales-to-active listings ratio across all residential categories is 53.4 per cent. By property type, the ratio is 31 per cent for detached homes, 76.1 per cent for townhomes, and 94.6 per cent for condominiums. Generally, analysts say that downward pressure on home prices occurs when the ratio dips below 12 per cent for a sustained period, while home prices experience upward pressure when it passes 20 per cent over several months. “While sales are inching closer to the record-breaking pace of 2016, the market itself looks different. Sales last year were driven by demand for single-
family homes. This year, it’s clear that townhomes and condominiums are leading the way,” says Oudil. The MLS Home Price Index composite benchmark price for all residential properties is $967,500. This is up 8.8 per cent over May 2016, and up 2.8 per cent compared to April 2017. Sales of detached properties in May 2017 reached 1,548, down 17 per cent from the 1,865 detached sales recorded in May 2016. The benchmark price for a detached property is $1,561,000. This represents a 3.1-per-cent increase over May 2016 and a 2.9-per-cent increase over April 2017. Condo sales reached 2,025 in May 2017, down 5.8 per cent from 2,150 sales in May 2016.The benchmark price is $571,300. This represents a 17.8-per-cent increase over May 2016 and a 3.1-percent increase compared to April 2017. Attached property sales in May 2017 totalled 791, an increase of 4.9 per cent compared to the 754 sales in May 2016. The benchmark price for an attached property is $715,400. This represents a 13.1-per-cent increase over May 2016 and a 1.9-per-cent increase compared to April 2017.

8PLANTS condo-friendly
green thumb optional! By Jackie Marchildon
We can’t all have a green thumb, and we don’t all have the outdoor space needed for a garden. These condofriendly plants will satisfy your urge to plant, and they will even survive after the summer season!
1 | Moth orchids (Phalaenopsis)
Although they can be hard to bring back to life, orchids are beautiful flowers that usually last about five or six months with minimal care. They only need a bit of water about once a week, so be careful not to over-water.
1
2 | The money tree (Pachira aquatica)
This plant comes in all shapes and sizes, and does not require too much direct sunlight. A money tree only needs water about once a week and if you’re lucky, it will bring you good fortune!
3 | The snake plant
(Sansevieria trifasciata)
3
This plant is also known as “mother-inlaw’s tongue” and requires minimal light, a little water, and will help purify the air in your condo.

4 | The spider plant
(Chlorophytum comosum)
A staple in what seemed like every household in the '90s, the spider plant is very adaptable. With indirect sunlight and water, it’ll spread as far as you let it.
5
5 | Bamboo
(Bambusoideae)
Just like the money tree, bamboo is another "lucky" plant that comes in all sizes and thrives in low light.
6
6 | The peace lily (Spathiphyllum)
Any flower that blooms in low light works for me. In small spaces it can be difficult to give flowers the light they need but the peace lily produces flowers without needing much.
7 | The ZZ plant
(Zamioculcas Zamiifolia)
7
The perfect greenery for that person who literally kills every plant, the ZZ plant can survive in low light with little water.
8
8 | Geraniums (Pelargonium)
Geraniums do well in Canada. They can live on the balcony during the summer and be brought inside for the winter. They do need a little more sunlight than the rest on this list, so be sure to place them somewhere bright (both inside and out).

Advice | NEWS & VIEWS
Go ahead, make your move By Lydia McNutt
MOVING IS A BITTER-SWEET milestone
that can stir up a storm of emotions. For me, among the excitement and anticipation was frustration. I’ll admit that I haven’t changed homes very many times in my life. I can count my moves on one hand – the most recent one involving a new town, a toddler, two cats, a dog and the kitchen sink. After going through the process of packing, clearing and cleaning a whole house worth of stuff – or “junk,” as my husband affectionately calls it – I can honestly say that moving has officially earned top spot on my list of “mosthated-things-to-do.” Don’t get me wrong. I love the idea of a new home, a fresh start and a clean slate. It’s the physical move that doesn’t agree with me. The fact that we opted for a doit-yourself move didn’t help matters. Further complicating things, my home sale and purchase closed on the same day. Between running to my lawyer’s office, renting vans – yes, plural – packing up the last of our stuff, moving out and moving in, it was a hectic day to say the least. Sure, a do-it-yourself move gives you some control – of your stuff, your timing and the costs. That is, unless you’ve made some errors in judgment, in which case, all that goes out the window. You’ve “eyeballed” your house and its contents, and you’ve chosen a truck that should be big enough. But half32 YPNEXTHOME.CA
MORE ADVICE ONLINE ypnexthome.ca/news/advice
way through loading it, you realize you’ve only packed a quarter of your belongings. Change of plans. Now your options include renting a second truck, making 20 trips to Mom and Dad’s place with your compact car filled to the brim, or getting rid of a lot of stuff. It’s not a decision you want to make at the last minute. That’s when it hits you – you’re not prepared. In this scenario, a professional moving company is worth every penny. Many movers offer services far beyond just loading boxes and driving them across town. Movers can help you plan your whole move, pack, and even unpack your items. They will assess the size of truck you’ll need, the amount of packing materials and what type, and they know how to handle awkward and heavy pieces that might otherwise leave you scratching your head. Professional movers know to expect the unexpected, ensuring you’re not stuck at crunch time. When you’re shopping for a moving company, don’t expect to find one at the last minute – especially if you’re moving during the summertime, as many Canadians also are. Do your research and hire a reputable company well in
advance, to ensure their availability. The Canadian Association of Movers offers some tips when shopping for a moving company: » Find reputable movers through the Canadian Association of Movers. » Check with the Better Business Bureau (BBB), and/or your provincial government’s consumer protection agency. » Ask three movers for estimates in writing. » Get the terms and conditions of your move in writing. » Ensure you know how your goods will be protected for loss or damage. The next time I move – which won’t be for a very, very long time – I will seriously consider hiring a professional mover to literally shoulder some of the burden.

Top list
VANCOUVER BUCKET LIST: Top 10 things to do this summer by Megan Jones FROM SLIDING DOWN a 1,000-ft. slip-and-slide to taking in a sunset and snorkeling in Howe Sound, these 10 activities are must-do’s for the summer season in Vancouver. Complete them before the end of August for bragging rights – and memories that will last a lifetime.
Challenge yourself to the Grouse Grind This grueling hike extends up the face of Grouse Mountain for about three kilometres. Known (and perhaps feared) as “Mother Nature’s Stairmaster” you’ll climb 2,830 stairs to get the top, where stunning views of the city and a scenic ride down on the gondola are ideal rewards. Already checked the Grind off your list? Time yourself and try for a new personal best. Discover a new swimming hole Mystery Lake on Mount Seymour has a secluded swimming hole only accessible by foot, which makes it the perfect spot to dip into. Hit up a new restaurant Most locals are super excited about Bells & Whistles on Fraser Street, due to open this summer. Headed up by restaurateurs Josh Pape and James Iranzad – the pair behind Wildebeest and other hip spots – Bells & Whistles is a unique twist on a sports bar, a place where fans can watch their favourite teams in a refined, yet relaxed setting. Slide the City Ever wondered what it’s like to speed down Lower Lonsdale on a slip-and-slide? Find out August 12 and 13, during North Vancouver’s Fun City Festival. Slide the City is a highlight of this free summer festival each year, offering kids and families the chance to slip down a 1,000-ft. slide in the sunshine. When you’re done, check out the festival’s food and performers before heading back for another round. Experience a breathtaking sunset Head to Stanley Park around 9 p.m. this July or August and get ready to view the most spectacular sunset of your life. Vancouverites are known for posting epic sunset photos on Instagram – and Stanley Park offers the best vistas from which to snap a pic. From Third Beach to English Bay, there’s a beach for every blanket – and with plenty of food trucks around, it means you won’t get hungry as you wait for that spray of pink and yellow. Dine in the sky New to Vancouver for 2017, Dinner in the Sky is a Belgian-based company offering unique culinary experiences around the world – and 150-ft. off the ground. Taking place from July 1 to 31 in Vancouver, “sky chefs” will cook spectacular meals for guests strapped safely into comfortable 40 YPNEXTHOME.CA
seats around a communal table. Between looking down at the city below and watching culinary art unfold, you’ll have plenty to feast your eyes on during this spectacular experience. Watch a play outdoors Theatre Under the Stars returns to Stanley Park this summer for another season of heartwarming musicals. The roster of 2017 shows include Mary Poppins: The Broadway Musical and The Drowsy Chaperone: A Musical Within a Comedy. About one hour before each showtime, make sure to stock up on delicious snacks from The Garden Café, where you’ll find anything from grilled salmon to popcorn and crackerjacks. Celebrate Canadian creativity There’s no better year to discover all the cool, wacky and inspiring things Canadians have created than during the country’s 150th anniversary of confederation. Until August, Science World is hosting Made In Canada: Inspiring Creativity and Innovation for Canada 150. Learn about robots and electric cars, bobsleds and Canadian tunes. Get your hands dirty with plenty of hands-on exhibitions! Jump into the water In beautiful Lions Bay, tall cliffs are thrilling to jump from, but also very safe – which makes them fun for all ages. This is the perfect locale: it’s warmer than most other cliff-jumping spots and the flat rocks are ideal for sunbathing. Ask around and go with a friend who’s already been, as this oasis can be tricky to get to – and those in the know prefer to keep it that way! Discover an underwater world Twenty minutes from downtown Vancouver, Howe Sound is home to a diverse and colourful ecosystem of underwater life. Get up close and personal with sea cucumbers, sparkling coral reefs and bright yellow rockfish while on tour with Sea Dragon Charters. Operating out of Horseshoe Bay, this charter service offers guided snorkeling tours of Howe Sound for beginners and intermediates alike. Not sure where to start? Try out the item that seems easiest to you first, such as exploring a new restaurant or taking in a sunset, and work up from there – Grouse Grind, anyone? With the support of your summer crew behind you, you’re bound to complete your summer bucket list this season. This content was originally published on YP.ca. Advice | GVHBA REPORT
FASHION & FUNCTION
By Bob de Wit
The design and durability of a home is essential to a family’s everyday activities, and nowhere is this more evident than in the kitchen. There are many elements of a kitchen to consider, such as appliances, cabinets and fixtures, however one of the most important features that play a role in dictating the mood and overall feel of the kitchen are the surfaces. The open-plan Great Room concept continues to lead the trend in new homes today, with the kitchen island as a main focal point of the space. Kitchen countertops determine how the kitchen’s design will be perceived, and there are endless possibilities to finding a countertop that reflects personal expression while providing the required functions. I reached out to GVHBA member Caesarstone Canada to gain product insight. From a design perspective, there are numerous surfaces and countertops boasting a wide variety of colours, styles, designs and textures to choose from. Caesarstone unveiled five new colours to its Classico and Supernatural collections this past spring. Rugged Concrete 4033, accentuated by its unique imperfections and dark grey tones, emulates an industrial feel. Montblanc 5043 is characterized by a harmonious light grey base infused with 42 YPNEXTHOME.CA
rich warm lines that vary in width, reflecting the unique qualities of natural stone. White Attica 5143 is a trendy combination of deep, dramatic black veins juxtaposed against a vivid white background. Turbine Grey 6313 captures the nuances of genuine granite. Moorland Fog 6046 offers softer hues, embellished with light and dark veining. The design elegantly reflects the special depth of genuine granite and is versatile enough for both light-filled spaces and more traditional homes.
It is however important to consider more than just the look and colour of the countertop of your new home. Caesarstone recommends evaluating product benefits, maintenance, and the material’s durability and warranty. Caesarstone’s engineered stone products are comprised of 93 per cent natural quartz. Their products display the beauty of the natural stone, yet are much more uniform, making it easier for installers to hide seams. Non-porous, and stain-, scratch-, and heat-resistant properties make Caesarstone highly competitive to granite and marble, and its diverse, durable, and practical attributes make it the ideal choice for care-free countertops with a life-time warranty. As the heart of your home, be sure the kitchen you choose offers surfaces with the inspiration you desire and the durability your family deserves. The pros and cons of an Airbnb investment property By Sonia Bell
HOME-SHARING sites such as Airbnb,
VRBO and HomeAway have emerged as popular options for investors and homeowners who wish to rent out their units on a short-term basis. While these sites are viable options for renters, they are becoming increasingly contentious. Some argue that short-term rental sites put more pressure on cities such as Vancouver, as much-needed rental housing is coming off the market in favour of a short-term rental strategy. Concerns around safety have also been called into question, and hoteliers argue that Airbnb rentals function as quasi-hotels, but aren’t upheld to the same rules and regulations. The legalities surrounding short-term rentals are complex, and cities are making efforts to examine their implications and how to regulate them. YP NextHome caught up with Kelly Hewitt, a former Airbnb host and founder of 201 Management, a company that manages Airbnb properties on behalf of hosts, to get the scoop on short-term rental properties. Do the benefits of having a short-term rental investment property outweigh the costs and risks? Here’s the list of pros and cons. You be the judge! 44 YPNEXTHOME.CA
The pros:
The cons:
• Flexibility: Short-term rentals allow owners to inhabit their space as needed. • More lucrative: According to Hewitt, “You can double traditional rent…. I was making $4,000 a month on my condo and it was almost guaranteed that I’d always have someone in there.” • Reviews: Hosts can gauge the credibility of guests based on their online reviews. • Host Guarantee: Airbnb’s Host Guarantee provides protection for up to $1,000,000 in damage. • Less wear and tear: “Airbnb is much easier on your apartment. The guests are usually tourists or business people who generally just sleep there,” says Hewitt. • No renters’ rights: “You don’t need to worry about renters’ rights,” says Hewitt. “If you don’t like the person staying in your unit, you can kick them out easily, without having to go through an eviction process.”
• Changing regulations: “Nothing is set in stone and you don’t know how the regulations on short-term rentals will change,” says Hewitt. • Time consuming: Using Airbnb is more time-consuming than having a full-time renter. According to Hewitt, Airbnb hosts “are often on call 24/7.” • High tenant turnover: The average stay in Vancouver, for example, is 5.5 nights, according to Airbnb. Therefore, units must be cleaned and prepped for new guests often. • Costs: You must budget for cleaning costs. And at tax time, hosts must report their short-term rental income. • Airbnb rentals can get shut down: “Things can go wrong with an Airbnb property and it’s easy to get shut down – especially in a condo. One of my guests had a party and we had to shut down our Airbnb. We had to get a regular tenant after that,” says Hewitt.

Advice | CONDO SENSE
Rise of the townhome By Cameron McNeill
LOOK AROUND AND YOU’LL NOTICE
that markets surrounding Vancouver are experiencing a surge in demand for townhomes, for many great reasons – particularly affordability over their singlefamily counterparts. » Spacious with efficient floor plans Developers and their architectural firms are building townhomes with efficient layouts that usually start around 1,150 sq. ft. and go up from there. These homes are ideal for split-level and larger-format floor plans, with some select access to an attached private garage. Other home design features may include storage space for a pantry, walk-in closets and a dedicated laundry room. Townhomes also allow for great outdoor space, such as a ground-floor patio, balcony or beautiful semi-private rooftop deck. » Low-maintenance exterior space When buying into a multi-family dwelling, homeowners will be part of a strata. Unlike a single-family home, you are not responsible for most yard maintenance and other exterior home repairs and upkeep. Your monthly strata fee will cover general maintenance such as landscaping, power washing, garbage and recycling, among other items. 50 YPNEXTHOME.CA
Listraor’s luxury Oak Street townhome collection, Aston, will complete later this year, offering homeowners spacious, four-level living with elegant and vibrant interiors
» Shorter construction period Depending on the project size, townhomes normally take 12 to 18 months to build. While this may seem like a long time, move-in can come sooner for owners compared to condominium developments, which have an average construction period of two to three years. The construction period allows you time to complete your deposit structure and plan for your upcoming move.
Vancouver. It is interesting to note that the top three municipalities with the highest number of market townhomes since 2012 is Langley/Cloverdale, followed by South Surrey/White Rock and Central Surrey/North Delta. Unfortunately, townhomes are currently under-supplied but if you’re in the market for a townhome, look out for a wave of new projects coming to North Vancouver, Langley, Richmond and Surrey.
» Steadier market than single-family homes We know that buying a home is an investment. Currently, resale townhomes are averaging less than 15 days on the market this year, and any new projects being released continue to sell quickly.

Advice | MIND OVER MORTGAGE
Alternative options for your down payment By Alisa Aragon
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WITH INTEREST RATES STILL sitting near historically low levels, and nowhere left to go but up, now is an ideal time for first-time homebuyers to get their foot in the door. The main reason many renters feel they can’t afford to purchase a home has to do with saving for a down payment, which can be a real challenge. If you are a first-time homebuyer just starting out and trying to get a foothold in real estate, even saving the minimum five-per-cent amount may seem daunting. But there are many solutions available today that can help first-time buyers with their down payments.
» Under the federal Home Buyers’ Plan, first-time homebuyers can withdraw up to $25,000 from their RRSPs for a down payment – tax- and interestfree. And if there’s a couple making a home purchase together, they can withdraw up to $25,000 each from their RRSPs. » Buyers can get a gifted down payment (not a loan that must be repaid) from a parent, sibling or child. The lender will require a gift letter and show the money has been deposited into the buyer’s account prior to completion. » There are specialized products from Canada’s leading mortgage insurers that help put down payments within 52 YPNEXTHOME.CA
reach. Instead of insisting on traditional sources, these mortgage loans allow for more flexibility. Acceptable down payment sources include personal loans, lines of credit, credit cards and lender cash-back incentives. Of course, if the down payment is borrowed, those payments must be included in the Total Debt Service (TDS) calculations. And the buyer is not allowed to use builder incentives or builder loans to cover the down payment. Also, a relatively clean credit record is required. Making an informed decision: There is an endless amount of information available to prospective homebuyers, via the Internet, friends, family members and anyone willing to voice their opinion on a given subject. What you need is education and coaching, as opposed to being bombarded with more information. That is why it’s important to speak to a professional mortgage expert who can manage the life of your mortgage with a strategy. This will help put your mind at ease, because many first-time buyers are overwhelmed by the financing and buying processes, and often don’t know what it really costs to buy a home. By taking advantage of these innovative new mortgage products, you may be pleasantly surprised by how manageable it is to start building equity in your own property (as opposed to helping pay someone else’s mortgage each month) and achieve home ownership much earlier than would otherwise be possible.

RESALE FORECAST: SALES EXPECTED TO IMPROVE IN BC HOUSING MARKET TRENDS continue to
diverge considerably among regions along four general themes: BC, the Greater Golden Horseshoe, oil- and natural resource-dependent provinces, and everywhere else. This is according to the latest resale forecast by the Canadian Real Estate Association (CREA). In BC, activity is showing early signs of recovery from last year’s correction in some areas, suggesting home-buying sentiment may be starting to improve. In Ontario, housing market sentiment has similarly cooled following provincial policy changes in April 2017. Trends for the province are softening, with home sales and price growth in the Greater Golden Horseshoe region slowing. Sales activity is still running at lower levels in the natural resource-intensive provinces of Alberta, Saskatchewan, and Newfoundland and Labrador, and supply remains elevated. This has resulted in somewhat softer price trends in the two western provinces, and more pronounced price declines in Newfoundland and Labrador. Even so, activity in Alberta has firmed up compared to the low reached in early 2016, and the balance between supply and demand in the province has been tightening. By comparison, the balance between supply and demand in Saskatchewan and Newfoundland is increasingly favouring buyers. To varying degrees, housing markets in Manitoba, Northern and Eastern Ontario, Quebec, New Brunswick, Nova Scotia and Prince Edward Island had a breakout year in 2016, with rising sales drawing down previously elevated levels of supply. So far this year, more balanced market conditions have remained in all of these regions. 62 YPNEXTHOME.CA
Access to financing and affordability for potential homebuyers has been reduced by tighter federal regulations announced late last year, together with recent increases in mortgage default insurance premiums and changes to Ontario’s housing policies. With little more than a month having passed since the provincial changes were announced and implemented, the combined impact of policy changes on homebuyer and seller sentiment, sales, listings, and the balance between the two pose potential up-side and down-side forecast risks.
CREA has made an upward revision to the sales forecast for British Columbia, offsetting a downward revision in sales in Ontario Nationally, sales activity is forecast to decline by 1.5 per cent to 527,400 units in 2017. This is little changed compared to CREA’s previous forecast at the national level, with an upward revision to the sales forecast for BC offsetting a downward revision to Ontario’s. Sales in BC are still forecast to decline in 2017 compared to the all-time record in 2016, down by nine per cent. Newfoundland & Labrador is also forecast to see a sizeable decline in sales in 2017 (-11.7 per cent), continuing a softening trend stretching back 10 years. Smaller declines are forecast for Saskatchewan (-4.4 per cent), Ontario (-2.1 per cent) and
Prince Edward Island (-5.3 per cent). Alberta is forecast to have the largest increase in activity in 2017 (+10.2 per cent); however, this would still leave sales in the province below its 10-year average. Elsewhere, sales activity is forecast this year to be little changed from last year’s levels in Manitoba (+0.3 per cent) and Nova Scotia (-0.4 per cent), while activity in Quebec and New Brunswick is projected to increase modestly (+3.6 and +1.9 per cent, respectively). The national average price is forecast
to rise by 7.4 per cent to $526,000 in 2017. Ontario is forecast to post the only large average price gain in 2017 (+16 per cent), which would nonetheless represent a moderation from where it is currently for the year-to-date. Only Newfoundland and Labrador (-5.4 per cent) and Saskatchewan (-1.6 per cent) are forecast to see average price declines in 2017, in line with historically elevated supply in those two provinces. Average price gains are forecast to be around the two- to three-per-cent range in most other provinces in 2017.
In 2018, sales are forecasted at 523,200 units, a decline of 0.8 per cent compared to the 2017 forecast. Most of the annual decline is expected to result from fewer sales in BC and Ontario following expected interest rate increases later in the year. The national average resale home price is forecast to rise by 1.8 per cent to $535,400 in 2018, with an expected gain of about five per cent in Ontario balancing a decline of almost four per cent in BC. The forecast increase in Ontario reflects an expected
calming of home-buying sentiment and modest rebound in sales in the Greater Golden Horseshoe region. The expected decline in average price for BC is also in part compositional, with Vancouver sales as a share of provincial activity likely to decline as mortgage interest rates rise. Saskatchewan and Newfoundland and Labrador are projected to see small average price declines in 2018, with home price increases elsewhere forecast to more or less track overall consumer price inflation in 2018.
