Get it in writing The saying “get it in writing” has never been more important in the case of the new-condo purchase, since such a document outlines everything your home will have in it, on it and around it.

Otherwise known as the Agreement of Purchase and Sale, the contract spells out the terms and conditions between you and your builder. Without it, if there is a misunderstanding or disagreement, it’s impossible to prove what was agreed upon.

Before you sign a contract, review it carefully with the builder. Ask questions.

Fully understand what it contains. Then take it to a real estate lawyer and have it reviewed. Once it is signed, it becomes a legal document and an agreed-upon contract, so seeking the services of an experienced real estate lawyer is an important step toward ensuring that your dream home becomes a reality.

There were two Urban Development Institute annual luncheons over the last month, one for the City of Vancouver and one for the Fraser Valley region, and the speakers at both had very similar things to say. Bob Rennie talked about the issue of affordability in Vancouver again and came to the conclusion that Vancouver isn’t very affordable for the average family. He suggested people looking for a home should move to the Fraser Valley, and unsurprisingly, at the Fraser Valley luncheon, speaker Scott Brown from Fifth

Avenue Real Estate Marketing also touted all the benefits of a life in the suburbs.

Municipaities and developers are heeding the call, building diverse and walkable communities all over the Valley that combine all the great things about city life with an affordable price tag. So go for a drive and explore all the amazing communities from Chilliwack to South Surrey, and while you’re at it pop into a few presentation centres — you will be well on your way to finding the home of your dreams.

Neighbourhood Profile | BRIDGEPORT

Bridgeport BOUNDED NORTH AND WEST by the Fraser River, east by Oak Street and south

by Cambie Road, this area is at the heart of Richmond in all its consumer-crazy nature. From car tires to congee, if you’re looking to buy it, Bridgeport is looking to sell it. This is a humming commercial zone.

Lifestyle This is a large grid in which residential development is folded into a system of strip malls, hotels and resorts, and large corporate outlets. Life here is very modern: there’s not much of a past, and the future is being built before your eyes, with towering cranes and vast construction areas dotting the space.

It’s not exactly pastoral, but if you don’t mind that you just might love it.

The Vibe Spread out but highly developed, the neighbourhood has room for quiet, tree-lined side streets and massive malls. It’s near YVR Airport, so you can see and hear jets land, although the noise is not intrusive. Prominent in the neighbourhood are a major casino resort and multiple stations of the Canada Line, Metro Vancouver’s latest rapid transit system.

Meet the Neighbours Richmond is home to one of Canada’s biggest Chinese populations, and this area is very multicultural. Immigrants from Hong Kong, Taiwan and Mainland China have brought with them rich cultural capital. You can see it on display at the Chinese malls Yaohan Centre and Aberdeen Centre, which offer Asian food, fashion, medicine and more.

In the Area There are several small parks in the neighbourhood, including Odlin Park, but not much else besides YVR Airport in the way of civic amenities. The Canada Line has two stops, Bridgeport and Aberdeen, providing easy access to Vancouver. One thing the area doesn’t want for is lodging accommodations: there is a plethora of hotels available to visitors.

Dollars $ Sense Rent in the area is cheap, but not too plentiful at the moment. Consumer goods are plentiful: everything you could possibly want to buy is available, at prices ranging from the exorbitant to the inexpensive. The cuisine options are numerous, especially when it comes to Chinese food, and the price range is about as wide as the standard of quality.

Planes, Trains & Automobiles Bus and rapid transit service is excellent, especially for travelling to and from Vancouver, as so many Richmond residents do. The area is not too friendly to bicyclists or walkers, with many roads lacking proper sidewalks or space for cycles. Car use is quite heavy, but so is use of public transit.

The Good, the Bad & the Rest The big plus here is ethnic: Metro Vancouver’s Chinese-speaking population thrives in the area, and with that comes great cultural bounty.

Karaoke, TCM, cuisine, and sundry forms of entertainment add riches to the neighbourhood, and speak to Canada’s strength as a multicultural nation.

The downside: aside from the above, Bridgeport, like much of Richmond, is a sterile, corporatized environment, with little in the way of natural beauty or visible past.

Condos range from around $300,000 to $1 million, houses $500,000 to $2 million. The real action is in commercial properties, with a wild range of prices and many opportunities in a rapidly developing area.

K-Fever Karaoke East Asia’s biggest entertainment import is well represented here, with food, beverages and ballads to belt out to your heart’s content. Be warned, though: there is a bigger selection of Asian than of Western hits.

person, Bob Rennie has experienced more than his share of being vilified by the public. He’s often seen as the face of the development industry (despite not being a developer) in a city with a very limited amount of land, and a reputation as one of the most desirable, and expensive, places in the world to live. Rennie has been a vocal cheerleader for the city, writing open letters to the newspaper in favour of the 2010 Olympics, and was instrumental in creating the global demand for land and condominiums we’re seeing today.

He’s one of the most phenomenally successful and visible businesspeople the city has ever seen. But in this year’s highly-anticipated speech for the Urban Development Institute he made it clear – he’s pretty much over talking about real estate. In fact, he announced that this would be his last speech; despite the over 1,000 enthusiastic listeners gathered at the Hotel Vancouver to hear what he had to say.

Last year at the 2015 UDI luncheon, Rennie spoke extensively about the issue of affordability in the city and the 19 factors he believes contribute to the crisis of affordability we’re experiencing.

He bravely said what everyone else was thinking: without an adequate supply of housing types, prices will continue to go up, and in order to create this supply we will have to sacrifice singlefamily neighbourhoods. Rennie himself lives in a condo, preferring to spend his considerable wealth on philanthropic causes and his contemporary art gallery, so he is walking the walk when he’s talking about the benefits of densification.

If last year’s speech was controversial for being blunt about how we need to change our housing expectations to live in the city, this year’s speech was surprising for another reason; the insinuation that Vancouver was inevitably going to get too expensive for middle-class people and they should just be resigned to moving out into the suburbs. It seems a bit defeatist compared to his statements only a year ago, though it was good news for the many companies creating housing in the Fraser Valley. He mentioned the Millennials’ increasing penchant for working from home, the acceptance of densification around suburban transit centres, and the fact that in cities like New York the population doubles every work day with commuters from the ‘burbs. It did seem a bit odd that in one year we’re supposed to go from “densification is the answer” to “urban sprawl is inevitable so we better get used to it.”

He seems visibly weary of talking about the huge market demand for condos which he helped to create. He also passed on really discussing the issue of foreign ownership, saying that it only affects the single-family home market. But if single-family homes need to go by the wayside to make room for more density, all the foreign speculation is just driving up the prices so that developers cannot even afford to assemble the land, and if they can, the prices are so high that the middle-class consumer cannot even afford the multi-family units created (see the Cambie Corridor).

Being the “condo king” (a title he hates) is clearly not where his heart is anymore – and it has been several years since he has really been at the helm of Rennie Marketing Systems. What he does obviously feel passion about is the Rennie Gallery, where his collection of contemporary art is considered one of the most carefully curated in North America. He’s also on the acquisitions board of the Tate London and various other galleries. His focus is on art that explores difference, race, exploitation and social justice issues — issues that are often the result of the financial inequity we’re experiencing right now in the world, and ironically, our housing market. Certainly his considerable talent and energy will enliven the important conversations around these topics, and the contemporary art world in general, in the future.

most of what you have is critical. Investing in closet organizers in the bedroom that provide shelves, both short and long, hanging as well as drawers and shoe storage will be invaluable.

You will be happy you took the time to do this as you move in and create a new life and new routines. Leaving a closet undone will simply waste space in the end.

Another area to make sure you maximize space is in the front

There are great accessories that can be added within kitchen cabinets and under sinks for better organization and easier access hall closet. Being Canadian means we have a lot of different seasonal coats and footwear and this needs to go somewhere!

Think about adding shelves, drawers and hooks to this closet as well. Make sure the doors to the closet are swing doors if possible and not sliders, as sliders can make closet access difficult.

Another place to create useful organization is the linen closet. Be sure to update this space with lots of shelving prior to using it. A tip that will help maximize your storage within your linen closet is to tightly fold each sheet set and then place them inside the corresponding pillowcase. This will help you stay organized, allow you to see all of the linen sets and will keep everything together.

Store unused items in bins that fit under a bed, or purchase a new bed with built-in drawers that tuck under the mattress.

This is a big area, so make sure it is efficiently used – particularly in a condo! This is a good place to store out-ofseason items, as they will be out of sight and mind until they are needed.

If you have the height and budget, build upward! Create a wall unit that goes to the ceiling so you not only elevate the visual height, you take advantage of this extra storage space.

In the area, you can store items such as CDs, DVDs, books and photo albums. These items can take up lots of space if not stored efficiently, so make sure to buy storage solutions specifically created for these items.

If your home is being built brand new, request additional outlets in easy-to-access places to cut down on the clutter of power cords. Consider adding extra receptacles under the cabinets in kitchens to maximize counter space, and a few extra in the bed and bathroom, so that you have enough space for chargers, your hair dryer and shaver.

And never forget, there are great accessories that can be added within kitchen cabinets and under sinks for better organization and easier access.

Good organization may take a little more time and money in the beginning, but it will definitely be worth the effort in the end.

The real costs of buying a new home

WHEN YOU’RE PURCHASING a brand new condo, it’s important to know that there are additional costs to consider in addition to the price of the home.

While the table below specifically addresses pre-sale condos, you should also be aware that resale properties incur additional costs such as Home Inspection Fees, Certificate of Location, Appraisal Fees, Land Registration Fees, and Pre-paid Property Taxes.

Down Payment The down payment is the part of the home price that does not come from the mortgage loan. The down payment comes from your own money. Typically in BC you can buy your home with a minimum down payment starting at five per cent, if you have mortgage loan insurance from CMHC. Deposit The deposit is paid when you make an Offer to Purchase to show that you are a serious buyer. The deposit will form part of your down payment with the remainder owing at time of closing the deal.

Property Insurance The mortgage lender requires you to have property insurance because your home is security for the mortgage.

Property insurance covers the cost of replacing your home and its contents in case of loss.

Mortgage Loan Insurance Premium If you make less than a 20 per cent down payment, you have a high-ratio mortgage. With a high-ratio mortgage your lender will need mortgage loan insurance. Mortgage loan insurance lets you buy a home with a minimum down payment starting at five per cent.

Legal Fees Legal fees and related costs must be paid on closing day. The minimum cost is $500 (plus GST/HST).

Title Insurance Your lender, lawyer, or notary may suggest that you get title insurance. This will cover loss caused by defects of title to the property.

I RECENTLY HAD THE PLEASURE of designing my own relaxing

Miami retreat! With the mercury soon going south in Canada, you too can reap the rewards of some South Beach style with a neutral tone-on-tone interior. Here are some ideas for a total overhaul or a quick refreshing update.

1 | Picture perfect palette Sometimes the best colour scheme is no colour at all! To capture the South Beach spirit and keep this space feeling open and fresh, I used a white-on-white palette based around Benjamin Moore’s #OC-65 Chantilly Lace, and then added pops of other neutrals for variety.

2 | Lively lodgings Speaking of cool tones, it’s important to add some warmth into a white-on-white space if you don’t want it to feel too chilly.

buy? Whether you’re a first-time buyer, moving up to a larger home or downsizing to a smaller one, the answer to this question is a very individual one. It short, it really depends on your situation – everything from the amount of your down payment to where you work to whether you have kids to other personal circumstances.

Of course, most of us would love a large house on an expansive property on a quiet cul-de-sac in the best neighbourhood. But that’s not always possible.

For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect the your property’s appeal, and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your house has when you go to sell, the more it will be attractive to a greater number of people.

While experts suggest you take a longterm view when buying a home, it’s also important to not look too far down the road.

Let’s be honest, your first home may not be your dream home, and your needs and desires are bound to change throughout the various stages of home ownership.

You might not be able to afford the home of your dreams right off the bat, but once you’re in the market, it’s easier to move up.

specific to circumstances, there are also some common guidelines you can follow. » How much can you afford? Experts agree it is never a good idea to make yourself house-poor, and it is a very common mistake, particularly of firsttime buyers, to buy more home than you can really afford. Meeting with a mortgage broker or your banker will help determine your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment. Once you have determined your options for cost and location, you can then assess what types of homes are available in your price range and desired neighbourhood: Single-family detached, semi-detached, townhome or duplex?

Some many questions, so many choices. The good news is, home builders today are in sync with customer preferences for location and amenities, and with market realities with regard to pricing and needs for energy efficiency, so your options for new-home product have never been better.

EACH SUMMER, countless Canadians find

themselves sporting the first sunburn of the year with a smattering of mosquito bites for good measure. It’s a truly Canadian experience, but if you follow these tips, you can prevent undue harm and suffering: Choose paraben-free sunscreens Many of us have made the mistake of staying out in the sun too long. We underestimate the dangers, lose track of time or don’t use sunscreen properly.

Too much sun can be dangerous, so cover up.

Choose a sunscreen without parabens.

Widely used in cosmetics as a synthetic preservative, these are easily absorbed by skin and are suspected of interfering with hormone function.

The U.S. Environmental Working Group (EWG) tested sunscreens and found that most are filled with chemicals hazardous to your health and dangerous to the environment, and many do a poor job of protecting your skin from damaging UV rays. Choose safer brands listed in EWG’s 2011 Sunscreen Guide.

Too late, already burned?

If you do get burned, consider these non-toxic DIY remedies for quick relief.

My favourite recipe is an After Sun 50 YPNEXTHOME.CA

Soother Tea; just steep black tea with a handful of mint and apply to skin with a facecloth. The tannic acid in the tea draws heat out of the burn and restores the skin’s acid balance. Mint herb also has a cooling effect.

Create a mosquito-unfriendly home Think about all the non-toxic things you can do to keep mosquitoes away.

Chemical and synthetic ingredients in bug sprays often don’t break down in the environment so they linger and can cause harm to plants and animals, other than mosquitoes. » Remove standing water (mosquito breeding grounds) — refresh bird baths, » Fill, cover or remove backyard items that collect water — empty planters, kids’ toys, wheelbarrows, etc. » Keep your rain gutters clean to help rainwater flow freely. » Repair screens on doors and windows. » Keep grass to about three inches and trim shrubs. » Attract mosquito eating chickadees, house wrens, bluebirds, swallows, and martins with birdhouses or bird baths.

» Go fragrance-free. Mosquitoes love scents in soaps, lotions, shampoos, perfumes and laundry detergent. » Cover up with long sleeves, long pants and socks. » Wear light-coloured, loose-fitting, long-sleeved shirts, long pants and socks. Tuck your kid’s pants into their socks for extra protection. » Take a bug net or bug shirt camping. It will keep you sane. » Try herbal repellents with essential oils of citronella, cedar, eucalyptus, lemongrass or peppermint. They can be safe for use on children (but not on babes under two).

Avoid using DEET DEET is a registered pesticide. It comes with warnings to avoid eyes, mouth, ears, cuts and irritated skin for a reason.

It’s also a suspected neurotoxin and respiratory toxin. DEET can damage synthetics — plastics, rayon — as well as furniture finishes, leather, and paint. So, why put it on your skin? And never rinse DEET off in oceans, lakes or rivers.

REBGV May Report: Sellers’ market continues into the summer

RESIDENTIAL PROPERTY SALES on the

region’s Multiple Listing Service (MLS) totalled 4,769 in May 2016, an increase of 17.6 per cent from the 4,056 sales recorded in May 2015 and a decrease of 0.3 per cent compared to April 2016 when 4,781 homes sold.

Last month’s sales were 35.3 per cent above the 10-year sales average for the month and rank as the highest sales total on record for May. “Home sellers are becoming more active in recent months, although that activity is being outpaced by home buyer demand today,” Dan Morrison, REBGV president said.

New listings for detached, attached and apartment properties in Metro Vancouver totalled 6,289 in May 2016.

This represents an increase of 11.5 per cent compared to the 5,641 units listed in May 2015 and a 2.6 per cent increase compared to April 2016 when 6,127 properties were listed.

The total number of properties currently listed for sale on the MLS system in Metro Vancouver is 7,726, a

37.3 per cent decline compared to May 2015 (12,336) and a 2.3 per cent increase compared to April 2016 (7,550).

“Economic and job growth in Metro Vancouver is out-performing most regions in the country. This is helping to underpin today’s activity,” Morrison said. The sales-toactive listings ratio for May 2016 is 61.7 per cent. This is indicative of a seller’s market.

Generally, analysts say that downward pressure on home prices occurs when the ratio dips below the 12 per cent mark, while home prices often experience upward pressure when it reaches the 20 to 22 per cent range in a particular community for a sustained period of time.

The MLS Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $889,100. This represents a 29.7 per cent increase compared to May 2015.

Sales of detached properties in May 2016 reached 1,865, an increase of 8.2 per cent from the 1,723 detached sales recorded in May 2015. The benchmark price for detached properties increased 36.9 per cent from May 2015 to $1,513,800.

Sales of apartment properties reached 2,150 in May 2016, an increase of 34.4 per cent compared to the 1,600 sales in May 2015. The benchmark price of an apartment property increased 22.3 per cent from May 2015 to $485,000.

Attached property sales in May 2016 totalled 754, an increase of 2.9 per cent compared to the 733 sales in May 2015. The benchmark price of an attached unit increased 24.9 per cent from May 2015 to $632,400.

1 | Moth orchids (Phalaenopsis) Although they can be hard to bring back to life, orchids are beautiful flowers that usually last about five or six months with minimal care. They only need a bit of water about once a week, so be careful not to overwater.

WHEN I WAS STARTING out in real estate,

it was pretty common – almost expected – for retirees to sell the family house and move to a picturesque little town for some peace and quiet. Maybe they would winterize their cottage and move in year-round, or maybe they’d join the ranks of snowbirds who headed south each winter. But the prevailing idea was that, after decades of working hard and raising a family, retirees were ready to get away from it all.

It never fails to amaze me how quickly times change. In recent years, the trend has begun to swing the other way. More and more often, I’m seeing retired clients who are ready to sell their suburban or rural homes and purchase something right at the heart of the city.

What’s the appeal of an urban retirement?

Well, there are the usual suspects: arts and entertainment, restaurants and shopping, social groups and recreation, all right at your doorstep. For baby boomers who have spent huge portions of their lives driving to and from work, ditching the car and hopping on public transit feels like freedom.

Yet another big draw for some retirees is that the city brings them closer to children and grandchildren. For those who are widowed or divorced, the city often offers greater possibilities for making connections with others. The simple truth is that where some people 66 YPNEXTHOME.CA

find comfort in quiet surroundings, others find isolation.

Finally, some are attracted to downtown locations for the most practical of reasons: you can’t beat the big city for health care. Even if they’re fit as fiddles, today’s retirees are taking the long-term view.

Many boomers still embrace the classic ideal of the fishing boat, a heap of novels and gorgeous lake-side sunsets.

But many others are suited to cottage life for just a few weeks a year. These clients tell me that they finally have the time and energy to pursue all the interests

that have been on the back burner for so many years – whether it’s seeking out live jazz, exploring world cuisine or joining a racquetball club. And no place offers them more than the vibrant, ever-changing city.

LOOKING TO PURCHASE A NEW HOME?

Depending on the type of home you’re buying, it’s a good idea to understand the mandatory warranty coverage required by the Homeowner Protection Office (HPO).

The provincial government set in place the 2-5-10 New Home Warranty Program in 1999 to enhance consumer protection on new home purchases. But, 68 YPNEXTHOME.CA

there are some key differences when purchasing a condo as compared to a single-family home.

If your new home is included in a strata plan, the home warranty insurance will provide coverage for your unit, plus separate coverage for the common property. For this reason, it’s important for unit owners to take the time to gain an understanding of the difference between the common property and what is unique to the individual unit being purchased.

It is important to note, the first ownership date within a strata building will commence the starting date of the warranty for the strata corporation’s common property. In the case where there is more than one building, the first owner or occupancy of each building will

set the start date for the 2-5-10 coverage of each building’s common property.

It is also important to know for all building types, the insurance stays with the property, not the homeowner; so if the property were to be sold within the 2-5-10 period, the new owner will continue to receive any remaining coverage.

Home warranty insurance on new home and strata includes a minimum of two years on labour and materials, five years on the building envelope, including water penetration, and ten years on structure. There are some slight differences when purchasing within a strata in relation to the two years on labour and materials.

The two-year labour and materials coverage is broken down as follows:

Regardless of what you may have heard, home warranty insurance is limited to the correction of defects as set out in the policy and in the Homeowner Protection Act and Regulations.

Any defect in materials and labour is covered for 12 months on detached homes and on non-common property in strata units. This is extended to 15 months on common property of strata buildings due to potential for higher traffic, and wear and tear.

Defects in materials and labour related to the delivery and distribution systems, such as electrical, plumbing, heating ventilation or air conditioning, is covered for 24 months for all buildings.

The amount of financial coverage provided differs between strata and single family homes. Single family homes are covered to the lesser of the first owner’s purchase price or $200,000, whereas strata homes are covered to the lesser of the first owner’s purchase price or $100,000; and the strata corporation is covered for common property to the lesser $100,000 times the number of dwelling units in the building, or $2.5 million per building.

Regardless of what you may have

heard, home warranty insurance is limited to the correction of defects as set out in the policy and in the Homeowner Protection Act and Regulations. A good place to get a better understanding of what is covered is the Residential Construction Performance Guide. Set out in easy to access sections, the guide breaks down what is covered by 15 performance guidelines – flooring, roofing etc.

A pre-delivery inspection (PDI) walk-through should be performed by the builder and owner to inspect the property together prior to purchase. It is a good idea to take photos.

It is the builder who is responsible for being insured and building to code. In the case of a discrepancy, the owner should reach out to the builder. Where no advancement is made towards a resolution, the homeowner or builder can contact the insurance provider. It is always a good idea to reach out to your builder first, as the insurance company

will always allow the builder the option and time to resolve the situation. If the builder cannot, or is unable to resolve the issue, only then will the insurer step in.

The HPO has a list of insurance providers, and licensed builders. Be sure to do your due diligence and check before you buy. The DPI walk-through is also key. Sync Made for Your Life ALRIGHT, IT’S TRUE: I love surprises.

So when I arrive at Sync in Surrey’s emerging Uplands neighbourhood, I can’t suppress a smile because even from the street, I can see this collection of two- and three-bedroom townhomes is going to be full of surprises.

The architecture has a charming, almost whimsical style — steeply gabled rooflines, covered front stoops, and my favourite, red front doors. It’s like West Coast contemporary meets English country garden. No wonder over 60 percent of these homes have sold in just a few months.

in the world? Do you have your furbabies in doggy daycare, take them to the dog spa and plan vacations around Fido-friendly accommodations and activities? Well you’re certainly not alone, and if that’s the case then you will certainly want to take Fluffy into consideration when planning your next move.

Vancouver is an outdoorsy place, full of parks and beaches that are dogfriendly, but where you may want to set down roots will depend on what kind of canine-lifestyle you live. If you have a large, active breed you’re probably not going to need the same type of environment as those with a pursesized pup.

For big bouncy Bruno the rescue dog, the North Shore is definitely the most desirable place to be. There are an abundance of hikes, trails, beaches and parks and the whole place is infused with a very dog-centric culture. IF IT’S SUCH COMMON SENSE to only spend what you can afford, why do so many people spend money they don’t have – use credit, in other words – to buy things they want?

Think about it for a minute? Why did you whip out your credit card and pay for that meal in a restaurant, pair of new shoes, or groceries? Why did you buy that big screen TV on a buy-now-paylater program? Why did you use your line of credit to pay off your credit card? Be honest. Why? People want to maintain lifestyles they can’t afford. Whether it is the social pressure to conform, our own sense of entitlement, or a disregard for the potential risk we place ourselves in when we use credit to buy stuff, we’re delusional.

There are actually people out there who believe that using credit is “normal,” that it’s what they should be doing. After all, their parents did it, their brother’s doing it, so is their best friend. In fact, most of the people they know are doing it.

It’s as if people are afraid to just be.

They have to drive the right car, go on an annual cruise, have new leather furniture, watch a high-definition, big-screen television, eat out three or four times a week, drink the best Scotch, or consume store-bought coffee every day. And they’re willing to exchange hours, days, months, years of peace of mind for the momentary high that comes with the new acquisition. Whazzup with that?

your imagination. It’s real. But if you submit, if you’re willing to live a life of smoke and mirrors, if you want it all right now, then you need to accept that you’re creating a miserable life for yourself. It’s only a matter of time before the piper comes a’knocking.

One way to gain some perspective is to ask yourself (and your partner) what it is you really want in life. If you only had six months left on this sweet earth, what would you want to be doing? Would you be shopping for new furniture? Would the kind of car you drive really make a difference? How about the handbag you’re carrying?

I often talk to my daughter, Alex, about how important it is to live a worthwhile life: A life that brings challenge and love, that allows you to share, to laugh, and to be happy.

So, what are the things that make your life worthwhile? And what are you doing to put more of the things that make you happy into your life?

Want a great book to read on happiness? Read The Happiness Hypothesis: Finding Modern Truth in Ancient Wisdom by Jonathan Haidt, associate professor of Psychology University of Virginia. Terrific book. Lots

of great ideas on what makes us happy and what you can do to be happier.

If you love your life (as opposed to your stuff), relish the time you spend working, look forward to seeing the people you share your space with, and feel as if you’re making a difference, I don’t think the kind of car you drive, whether you have a big-screen TV, or how often you eat in a fancy restaurant will mean much. If you can focus on creating the life you want, taking small steps to achieve your goals and finding a way to laugh while you’re doing it, I’m willing to bet you won’t even miss your credit cards.

As Jonathan Haidt’s website (happinesshypothesis.com) says, “Happiness is not the shallow state of feeling pleased and chipper all the time. Happiness is the state of a human being that has achieved cross-level coherence within herself, and between herself and the people, challenges, and institutions around her. Happiness comes from between.”

Top 5 mistakes people make when choosing paint colour and how to avoid them: 1 | Choosing a paint colour out of context. Contrary to popular belief, taping a small swatch to a wall won’t help you choose the right colour for your room. Instead, examine paint chips against furniture, rugs, accessories, countertops and other items in the room, making sure to test the colours in direct, indirect and artificial light at all times of day.

2 | Playing it safe with neutrals. Neutral paint colours tend to be a popular choice, yet there are times when a more saturated colour may bring out the best in a room. A good way to introduce some colour to your walls is to apply the “new neutrals” – whites, beiges or greys that are infused with a small amount of colour such as lilac, sage or blue. Take a neutral room up a notch by painting an accent wall a deeper shade of the wall colour or a more vibrant, coordinating colour.

3 | Going with the same old, same old.

Just like an out-of-date hairstyle, it’s easy to get comfortable in your room’s décor. Take a step back, examine your space and ask: What year is this room stuck in? If the answer dates back at least a decade, it might be time for a change.

4 | Fear of using more than one colour.

There’s no reason to use only one paint colour on the walls of a room. In fact, using two or even three shades can turn a room from ordinary to extraordinary.

A good rule of thumb is to use a base colour in about two-thirds of the room and introduce other colours in smaller quantities. To achieve an elegant, relaxing feel, try a monochromatic colour scheme, with one main colour supported by others from the same colour family. For a harmonious effect, combine colours located beside each other on the colour wheel. To create a dynamic look, choose complementary colours found directly across from one another on the wheel.

5 | Failing to consider a room’s function.

Yellow, red and orange, as well as soft grey, violet, blue and green, are known to be more conducive to appetite-building, entertaining and conversation, making them good choices for the kitchen and any mainfloor living space. Golden yellows and warm apricots tend to flatter any skin tone in a bathroom.

“A change of wall colour is the best and most economical decorating tool out there,” Tustin-Fuchs says. “If your room is stuck in the 1990s, you can bring it forward to 2015 just by swapping out pastel peach and moss green for a more modern palette such as turquoise blue with lime green accents. With paint, the possibilities are endless.”
