Big considerations What are the critical things to consider when choosing a location? There are so many personal variables it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds. If you own a car and want to use public transportation whenever possible to save on parking and gas costs, a mass-transit location may be a better option for

you. If you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot has many health benefits and gives you a chance to meet your neighbours and discover new places too. Make a list of your priorities first, and then take the time to assess each location for its merits and weigh your options. Let us know what those priorities are. We’d love to hear from you!

Summer brings hot weather... and an even hotter market?

Well summer’s almost here, and the forecast is sizzling. Unsurprisingly, so is the real estate market. Normally people take the summer off to go on vacation and laze around beaches or swimming pools, but all indications suggest that this summer, like last, people’s recreational activities will include camping out on a sidewalk to be first in line to scoop up a beautiful new pre-sale condo or townhome in one of Metro Vancouver’s exciting new developments. As I often point out, the summertime can be a great time to look for a new

home for many reasons. This year, one of those reasons is the great opportunity to buy into one of the sought-after new highrises and townhome developments springing up very close to new Skytrain and transit hubs all over the Lower Mainland. First in line means first choice for the home, the floorplan and the view you want the most. While others spend the summer flopped on a beach towel with a trashy novel, those with the foresight to get in on the action first just might have the last laugh — if not the tan lines.

CAN YOU HEAR IT? That buzz of excitement emanating from the Guildford neighbourhood? Well listen up, because if you’re looking for a new home in this popular part of Surrey, here is an opportunity you won’t want to miss. Introducing GUILDHOUSE, a one-of-a-kind, master planned community by MOSAIC Homes. “This is our most exciting and important new project for 2016,” says MOSAIC’s Geoff Duyker. “We’ve always believed in Guildford’s potential, and the sheer size of this property is going to allow us to create some truly iconic, urban design here.” Best of all, he adds, with virtually no new apartment opportunities in this area for a long time, GUILDHOUSE is perfectly positioned to fill this void

in the marketplace with new style and a great lifestyle.

European Design Arrives After spending weeks abroad studying some of the world’s greatest cities, Geoff is thrilled to announce GUILDHOUSE will be a fresh, engaging marriage between the sleek look of contemporary interior design and traditional, old world architectural principles that incorporate lush central courtyards where people come to mingle and relax. “These public spaces will feature massive trees and shrubs that are up-lit at night,

plenty of benches and walking paths, lavish landscaping and a freestanding clubhouse.” Inside, GUILDHOUSE will offer a diverse range of floorplans that Geoff says have never been seen in Metro Vancouver. “We’ll have everything from three-bedroom Georgian rowhomes and two-bedroom apartments to one-bedroom suites including a large number of super-efficient one-bed, one-bath plans priced below $200,000 — meaning these are going to be a great option for young, first-time buyers.” He stresses first-time homes aren’t a studio suite in disguise either. “They have real bedrooms, real kitchens and lots of natural light so you can afford to live well.” Naturally, every GUILDHOUSE home will have the same, painstaking attention to the smallest details that’s long been a MOSAIC tradition. But for this community, they’ve taken it up another notch. While he’s not revealing too many details yet, Geoff does give a few hints: herringbone patterned flooring, matte black fixtures, 10-foot ceilings, and a 21st Century twist to the always popular

This is our most exciting and important new project for 2016. – Geoff Duyker Shaker cabinetry. “It’s going to be very eclectic and contemporary but with a clear reference to historical beauty — easy to look at, easy to love.”

Building a Neighbourhood “Guildford is already evolving into an amazing community, and GUILDHOUSE will continue that evolution,” Geoff says. “It’s one of those rare opportunities to help reshape the future of an entire neighbourhood and a great opportunity for our homeowners. I believe any time you’re first into an area that’s still somewhat undervalued, it’s a chance for buyers to realize an above average return on their investment — even in today’s white-hot market.” There’s also GUILDHOUSE’s proximity to local amenities. The extensively renovated Guildford Town Centre is right next door for when you need some serious retail therapy, it’s less than a five-

minute drive to access the Port Mann Bridge and Highway #1, light rapid transit (LRT) is coming with a direct connection to the SkyTrain to Vancouver, and there are well defined cycle routes just outside your front door. When you’re ready to work up a sweat, GUILDHOUSE is a short walk from the new Guildford Recreation Centre with indoor track and extensive programing. Or how about teeing off at one of the several golf courses nearby. And don’t forget to explore the Green Timbers Urban Forest — still one of the Metro Vancouver’s hidden gems. The GUILDHOUSE Home Store opens late June across the street from Guildford Town Centre in Surrey. Where we’ve come since 2010 Looking back at how the past six years have changed our real estate landscape New Home Market YTD Comparison By Scott Brown

MORE ADVICE ONLINE ypnexthome.ca/news/advice

DURING THE PROCESS of creating Fifth

Avenue Real Estate Marketing’s Fifth Dimension report on the first quarter of 2016, we had an opportunity to review and reflect on the first several editions back in 2010. It was a useful exercise. At that time, the luxury market was emerging in downtown Vancouver and the pricing gap compared to other desirable core communities throughout the world was just beginning to close. Affordability was still an issue back then, yet prices remained relatively stable throughout that first year. We projected it would become a problem, and we pondered the potential problem of the impact of a 20 – 40 per cent jump in values in select markets. We certainly didn’t foresee the price escalation we have recently seen occurring in more suburban areas. Back then, there were concerns about inventory, too much inventory. Today there are also very valid concerns about inventory: that is, not enough inventory. This is driving up prices and restricting affordability. One statistic we actively track is called the “Active Sales Range”. This refers to the price per square foot range that 75 per cent of recent sales occurred within. Since that time, the Active Sales Range for high profile markets has increased as follows: Vancouver Downtown – from 22 YPNEXTHOME.CA

$650 - $700 to $660 - $1,200 per square foot; Vancouver West – from $625 $675 to $650 - $905 per square foot; Richmond - from $525 - $575 to $550 - $615 per square foot and, Burnaby from $475 - $525 to $480 - $680 per square foot. At the outset of 2010, we projected that Vancouver Downtown pricing on average would exceed $1,000 per square foot, and here we are. What is even more noteworthy is the concurrent near doubling of annual absorptions from approximately 9,000 sales in 2010 to nearly 18,000 sales in 2015. Of course, we reported on the emerging — now sustained — influence of the growing Chinese community on the market especially with respect to pricing/values and absorptions in Vancouver Downtown, Vancouver West, Richmond and Burnaby. This important group is now influencing multi-family values in Surrey City Centre and is projected to exert the same influence on the South Surrey/White Rock condominium and townhome market that it has had on single family homes values in this seaside locale. In our very first editions we also began to “bang the Fraser Valley drum” based largely on our belief of a ripple effect occurring from escalated Vancouver values. We also projected that at

some point we would see vibrancy in outer markets such as Squamish and Abbotsford. This has transpired, and as a result, starting with this first edition in 2016 we will now be tracking and reporting on the Abbotsford market. According to a recent speech by Don Campbell of the Real Estate Investment Network (REIN) at a UDI Event, Abbotsford is now the best community to invest in throughout BC. Looking ahead into this year, due in part to delays with respect to approvals, up to 50 new multi-family projects could launch in the Second Quarter of 2016. The second quarter is also typically one of the most active quarters of each year. These launches could introduce up to 7,000 new units of needed supply. However, demand is expect to continue in a similar pattern to the First Quarter of 2016 so much of this product is likely to be absorbed. There has definitely been a “sea change” in the general tone of the concerns we were having from caution and concern about the depth of demand, to optimism and concerns about the lack of supply. Please download our whole report at fifthave.ca/looking-back-firstquarter-2016. For more of Scott Brown’s ongoing insights about housing market, check out fifthave.ca.

new home in the West Clayton neighbourhood’s first townhome community. Say hello to Mackenzie Modern Estates. But you’re going to have to hurry, because on opening weekend alone, eager buyers snapped up 65 per cent of these three- and four-bedroom homes. “West Clayton is such a great neighbourhood and it’s just going to get better,” says Tyra Sauriol, sales manager. “Schools, shopping and restaurants are all walking distance, there’s a library just down the road, a transit village is coming, plus you’ve got three golf courses and two major recreation centres nearby. And being the first development here means there’s a huge potential for your home’s value to appreciate.”

at heart — massive amounts of storage, and a large deck which is where you’d likely find me barbequing up a storm most evenings. But it’s the living-room’s feature wall I find most interesting and unique. I’d guess it’s six feet wide and made of a dramatic horizontal brick in contemporary grey/beige tones, there’s a lineal fireplace with lots of space above for a largescreen TV, and it’s elegantly framed by two banks of over-height windows. Very cool, very distinctive. Upstairs, I find a master suite with one of my favourite features — a cappuccino deck for morning coffee or an afternoon glass of chilled Chablis. “And yes, the wood organizers you see here and in all the closets are included,” Tyra says, anticipating my question. Seems like they’ve thought of everything.

Love Your Home Inside the display home there’s an immediate sense of space — lots of space. Tyra and I immediately agree the main floor’s combination of 10-foot ceiling and wide, square configuration over a side-by-side garage feels like a single-family house. The kitchen boasts a massive ledge that would be perfect for a herb garden — yes, I’m a foodie 24 YPNEXTHOME.CA

average income in North Surrey was about $51,000 in 2010. In the Area – key amenities Guildford is one of those areas in the Lower Mainland where families and older couples looking to downsize to townhomes and condos can still find relatively affordable housing—and to serve these residents, there are many schools, parks and shopping, with Guildford Town Centre at the heart of the community.

Guildford MANY PEOPLE THINK of shopping when they think of Guildford, as it is home to one of the region’s largest malls, but it is also a diverse, multicultural residential enclave in east Surrey. The northern boundary of Guildford runs along the Fraser River from about Surrey Road to its border with Langley at 196th Street. The southern boundary of Guildford runs a jagged line, first straight along 80 Avenue from 196 to 172 Street, north along 172 Street, west on 84 Avenue, north and west cutting through residential areas and joining with 168 Street, north to 88 Avenue, cutting through the greenbelt and connecting to 90 Avenue; it continues west along 90 to 164, then heads up 164 Street to 96 Street; the boundary continues along 96 Avenue to 148 Street, head north to 101 Avenue and then west to 144 Street. The western edge follows 144th Street from 101 Avenue and then cuts through Invergarry Park to the Fraser River.

Lifestyle Guildford, like much Surrey, is a familyfriendly neighbourhood, attracting new residents because of its many 26 YPNEXTHOME.CA

recreational and cultural facilities and its relatively affordable home prices. The area is undergoing a revitalization and there are new townhomes and condos under construction, many situated close to shops and other amenities.

Dollars & Sense Guildford Town Centre is a destination shopping mall in Surrey, and its 250 stores and restaurants cater to shoppers from the low end to the high end. Anchored by such giants as Wal-Mart, Sears and SportChek, the mall has expanded to several city blocks. But popping up in the neighbourhood and more unique businesses, like craft breweries.

The Vibe Sports fields, tennis courts, baseball diamonds, pools, parks and trails— Guildford offers so much for families, seniors and singles to keep busy and active. Guildford is the quintessential suburban neighbourhood, but the City of Surrey has invested in a plethora of recreational facilities to keep attracting new residents to the area.

Planes, Trains & Automobiles Like many Surrey neighbourhoods, cars dominate the roads, but the city has been working on a plan to bring light rail to Guildford and other communities. For those dependent on the automobile, the new South Perimeter Road, which skirts along the north side of Guildford, provides easy access from the Golden Ears Bridge in east Surrey to highways 1, 91, 99 and the Tsawwassen ferry terminal.

Meet the Neighbours Surrey is home to one of the largest Indo-Canadian populations in the Lower Mainland with more than 20 per cent speaking Punjabi as their first language. The largest Vaisakhi parade and celebration takes place in April in Surrey. Average incomes in North Surrey, including Guildford, reflect average incomes across the province; according to Statistics Canada, the

The Good, the Bad & the Rest Guildford still has a lot of older rental housing stock, and some areas are rundown and in need of some TLC and graffiti removal. But this large neighbourhood with extensive residential areas is home to many families, singles and seniors looking for affordable housing with a good mix of shopping and amenities as well as parks and public spaces.

Hot Spots Green Timbers Urban Forest Thanks to the residents of Surrey, a forest in the centre of the city, just on the southern edge of Guildford, was saved from development. touched in more than a year, then it probably won’t be again. Set aside a couple of empty boxes for donations or items to sell. Use sturdy boxes with dividers for packing breakables. Make sure cardboard boxes are structurally sound. Dish-pack boxes with adjustable inserts that form individual cells are a great option for fragile items. Think Green. Survey local recycling options to find the most convenient solution for recyclables. Organize recyclables by category: plastic, glass, aluminum, paper, cardboard, etc. Earth911.com can help you find recycling drop-off locations for different materials and products. Care for hazardous materials. Be conscientious about the materials being disposed. Toxic items such as paint, batteries, house cleaning products, automobile oils, pesticides and fertilizers are dangerous to transport and should not be thrown away with nontoxic garbage. These items should be taken to specialized depots. Pack it up if it’s not in use. Box up those things at the back of your closet that you’re keeping, but don’t use regularly — like fall and winter equipment and clothing, mementos and fine china. If you start packing in the spring you’ll be ready for that summer move.

How to create

THE PERFECT ENTRANCE to your new home By Jane Lockhart

THE FRONT ENTRANCE of your home

is the first chance you have to really convey your personality through design to your houseguests. Use this opportunity to create a space that speaks to your guests, while making them feel comfortable and invited.

De-clutter! The first step to enhancing your entrance is to remove all clutter. For me, clutter is my arch nemesis! Take this opportunity to remove everything from the area. Remove all shoes, shoe racks, benches, tables, umbrella holders, magazine racks and wall mounted hooks. This is not to say they won’t be re-introduced to the area, but when starting over in a new area of your home, it is important to start with a fresh palette.

Hide the shoes Once the area is free of clutter, determine what your needs are for this space. If you are lucky, you will have a front hall closet that you will be able to outfit with built-ins or closet accessories so it will meet all of your needs. There are several closet kits making storing shoes, umbrellas, hats and mitts easy, effective and out of sight. For your seasonal accessories, remove these out of the area completely until they are needed for the season. A great option is to fill a space bag with your seasonal ware and then store it in another area of your home.

Multi-purpose furniture If you are living in a smaller space or without large front door closets don’t 30 YPNEXTHOME.CA

lose hope! There are so many products on the market that will hold everything and keep it all out of sight. Whatever you buy, make sure it has a lot of hidden storage. There are front door benches that either open up to baskets for storage, or have baskets underneath; these are perfect as they also provide a place to sit when putting on shoes. If there is not enough room for a bench, you can also install a hanging shelf with hooks and hidden baskets. These are great as they provide a lot of storage without taking up any floor space.

Add colour

Arouse the senses

Once you have brought back what you need to the area, it is time to add colour and accessories! No matter what the style of you home, it should start at the front door and continue through, creating unity. Add pops of your accent colour throughout your front entrance in the form of candles, a throw pillow on the bench, and art on the walls. Choose something that will speak to your visitors, as this is the first impression they will have of your home.

Scent is the strongest sense tied to memory, and when someone enters your home, it is the perfect time to arouse their senses. Add a soft and welcoming scent through candles or oils at or near the front entrance. Next, add textiles in a variety of textures, starting with a carpet at the entrance. Lastly, marvel their sight with the beauty of your new space. No matter what you choose, follow these simple rules and the front entrance of your new space will leave your guests wanting more!

The Estates at Southwood Exclusively South Surrey YOU KNOW THE MANTRA. When it

comes to real estate, it’s all about location, location, location. And when it comes to the final release of homes in The Estates at Southwood, you really are going to experience the best. “First of all, there are only 10 homes and every lot has a sunny, southfacing backyard — a feature our buyers tell us is a huge benefit,” says Ryan MacDonald, sales manager. “You’re also only a short walk to the still expanding shopping and restaurants at the Morgan Crossing district, but because The Estates at Southwood is tucked away in quiet pocket of residential development, it feels like you’re away from all the hustle and bustle of the city.” Families, he adds, love being just two blocks from the recently opened Grandview Heights Aquatics Centre and close to the prestigious Southridge Private School. Oh, and did you know it’s just a short drive to the sands 34 YPNEXTHOME.CA

Defining Style Inside, The Estates at Southwood homes are designed to satisfy the most fastidious buyer: vaulted great rooms, open kitchens plus spacious dining room, hardwood flooring throughout main living areas and big, bright windows. There’s space too — between 3,600 and 3,800 square feet so you can live life large. There’s even a finished basement so you can start enjoying your entire home from the day you move in. “The South Surrey market is an active, highly desirable one and previous phases at The Estates at Southwood have all sold out rapidly,” Ryan says. “Plus once these homes are finished, there won’t be any more construction — everything will be finished and you’ll be moving into a complete neighbourhood in a great area.”

The LUXE

LOOK

By Yanic Simard

WE KNOW THE LOOK OF LUXURY when

Powerful Palettes

we see it, but how do you create it? The art of luxe design is not simply a matter of spending money. It’s about spending the time to create spaces with depth, sophistication, and a certain considered air. Here’s my professional opinion on how to add a sense of luxury to your home’s interior, to bring that designer appeal out of your personal investment — whether starting a full overhaul or perfecting an already beautiful home.

» One of the most subtle yet powerful ways to communicate a sense of luxury is through the use of an expertly assembled neutral colour palette. When done wrong, the look can read drab, but when created correctly the scheme reveals new depths upon every viewing. The key is to combine multiple shades, textures and tones to achieve a calm but complex look — subtle contrasts accent each other’s finest qualities. » Review your space and consider what subtle tones are the strongest. For example, if you have a warm-hued floor, add some touches of cool metals or icy-grey leather to play against it. Look for places to add white, cream, beige, taupe, grey, “greige” (grey-beige), tan, brown, gold, bronze and tiny touches of black, while mixing soft and hard textures for full variety. By sticking to neutrals you’ll be sure to coordinate, as long as you reapply warm and cool tones throughout the room.

36 YPNEXTHOME.CA

Luxe Look: Sheep-fur pillows always add a rich textural statement, or try a small splash of an animal-inspired pattern.

“The key is to combine multiple shades, textures and tones to achieve a calm but complex look – subtle contrasts accent each other’s finest qualities”

Areas of Interest: » I often encourage clients to run one flooring material throughout a space, applying a single hardwood to the living, dining, bedroom and even kitchen areas, making a clean, continuous statement. However, this doesn’t mean you should avoid carpeting altogether, but actually the opposite: layering a large area rug over your hardwood creates the most sophisticated statement. » Size a rug to leave about one to two ft. of floor exposed at each side, making sure the carpet tucks under your seating. Enough wood will show around the borders of the room to reveal its presence, while giving you a soft surface to nestle into and an opportunity to add a new colourful or elegantly textural statement. Luxe Look: Cream carpeting layered over deep espresso walnut.

Light Up the Dark » Embracing wood or stone finishes on vertical surfaces adds visual texture and a sense of intimacy to a space, but can absorb a great deal of light and leave an area feeling heavy. Layering light is always important, but be sure to add extra sources around your dark cabinetry, wardrobes or other weighty elements. Ensure as many lights as possible are controlled by a dimmer to allow you to adjust the atmosphere to suit your mood. » A dropped ceiling panel over an island provides space for a plenitude of new pot lights, while subtly defining a zone within an open plan. Diversity of light sources avoids harsh shadows for a

rich glow, so consider adding soft new lights to every room.

textural fabric behind an upholstered headboard for a doubly luxe bedroom setting (with extra sound dampening).

Luxe Look: Use at least three light sources in every space. Consider adding tea light holders in warm metallics to add a golden glow.

Luxe Look: Use simple unpleated drapery in a textural linen to create soft elegant waves of material.

Hidden Depths

Tantalizing Tile

» A full wall of floor-to-ceiling drapery is a powerful designer trick in more ways than one: it creates a rich textural backdrop that speaks of bespoke craftsmanship, but also erases any imbalances or asymmetry in the placement of windows, bulkheads, or other awkward architectural features, for a seamless look. » Draping an entire wall with no break (on a hidden track in the ceiling if possible) puts the focus on the beautiful material, and anything else you choose to layer in front of it. Don’t be afraid to apply a

» The must-have bathroom statement of the design era is an oversized tile wall, applying a richly grained stone floor to ceiling for the ultimate spa-like atmosphere you can enjoy every day. » Pairing this treatment with a minimal glass shower enclosure and sparkling neutral fixtures (in white, dark woods, and nickel) lets the natural patterning take all the well-deserved attention. Add a cut-crystal vessel sink as the jewel of this treasure chest. Luxe Look: Try Roberto Cavalli tile installed vertically on a simple offset.

Elegant Form: Exceptional Location “I was amazed the first time I saw Zirkon — and it was only at the framing stage,” Andrea says. “They just feel so inviting — spacious and open. You can tell how much thought Hayer Properties has put into the design. Things like big backyards and decks for outdoor entertaining, huge gourmet kitchens, and ensuites with his’n’hers sinks make such a difference in how a home lives.” Families, she adds, are thrilled with Zirkon’s location close to some of the 38 YPNEXTHOME.CA

The newly opened Grandview Aquatics Centre is just down the street, the beaches at White Rock and Crescent Beach are less than a 10-minute drive, and the Semiahmoo Trail is just one of the many hiking and biking options available nearby.

celebration when Adera threw open the doors to their long-anticipated wellness centre and amenity building at South Ridge Club. Visitors were soon engaged in animated conversation around the lap pool or in the Fireside Lounge, a few spontaneous games of billiards broke out, and appreciative sighs came from the state-of-the-art theatre room as people paused to enjoy a range of video offerings. The caterers put both the community-style chef’s kitchen and 40 YPNEXTHOME.CA

outdoor barbeque kitchen through a solid workout. “It’s tough to find a 6,500-square-foot clubhouse for a community of just 210 homes,” says Eric Andreasen, Adera’s vice president of marketing and sales. He grins. “I wish I had access to a gym, fitness centre and exercise equipment like this when I go home — especially if I don’t have yard maintenance to worry about. And even with over 250 guests, the clubhouse has such an easy, sociable flow.”

“We purposely waited until the clubhouse was complete before we revealed Greenway, our second phase of homes,” Eric says. “Greenway offers larger, wider suites than Willsbrook, and we’ve definitely taken the finishing quality to a new level. Plus the private rooftop lanais are some of the largest we’ve ever built — which is great because the North Shore Mountain views are amazing. Many also have a covered area so they truly become four-season, outdoor living and entertaining spaces.” Need a final enticement? Let’s talk bottom line. “It’s virtually impossible to find a brand new, single-family home in this area for under $1 million — which puts them out of range for a lot of people,” Eric says. “At Greenway, you can have a townhouse with up to 2,000 square feet plus 375 square feet of outdoor space starting in the high $600,000s. So it’s great for young families and downsizers alike.” South Ridge Club’s presentation centre and three display homes are open noon to 5 p.m. daily at 1 – 15918 Mountain View Drive (one block south of 160th Street and 32nd Avenue). Coming up with

MASCULINE DECOR IDEAS By Jackie Marchildon

A MALE FRIEND OF MINE recently moved into a new place and my cousin Brittany (who is also his girlfriend) has been trying to convince him to decorate. He complains that most home decor is geared too much towards women. So, to help him (and presumably many others) out, I enlisted the help of Toronto designer Yanic Simard to explain ways to decorate a space in a “masculine” way.

What suggestions can you offer for men looking for home decor ideas? I often suggest starting with one item, such as a mid-century piece like a

42 YPNEXTHOME.CA

striking and refined black leather Corbusier bench (very masculine), and building from there…adding layers of different materials, textures and colour tones. Ideas for how to pull together a room completely can also be found on popular home design sites like houzz. com. I write professional design idea books for them every week filled with easy-to-follow, take-home tips that everyone can apply. Also my very own design firm, Toronto Interior Design Group, has an excellent website including a portfolio filled with great photos that you can look to for ideas. Having said that, just because you

want your space to feel like a man lives there doesn’t mean it can’t have some feminine touches. My team and I are currently working on a condo space for a polished gentleman, and we’ve incorporated items like sheer drapery (that has a grey geometric pattern), a cobalt blue velvet sofa, and hints of gold and crystal, which are definitely more womanly on their own. He loves it. The space needs to be balanced and can’t fall too much on the masculine side of the scale or it will feel heavy and overbearing. When you’re designing a room for a man, what are some key elements you tend to include? Mid-century pieces are a must in manly spaces. I mentioned an example above, and I always use them in the spaces I design as I strongly feel every home needs at least one to anchor the look — masculine driven or not. However, there are many styles in this era that tend to fall toward the more masculine side, made of sleek and cool materials (often characteristics utilized in a more manly space) like the glass and metal Platner coffee table. It is very versatile and can be used with almost any sofa and decor direction, which is the same for most quality mid-century pieces. And the beauty of them is that they’re timeless, so they’ll work for you at any age. Look to Design Within Reach (dwr.com) for great options. What colours do you use? Colours found in a more masculine decor scheme usually include greys, blacks and browns with plenty of textures such as grainy wood, chunky wool, and slick stainless steel.

What kind of room accessories would you suggest? Wall decor — which should be a good balance between your personal taste and “man trophies” if you will — things that will make you feel good. Maybe it’s framed black and white photographs of places you’ve been in your travels, or shadow boxes filled with memorabilia from a favourite sporting event or childhood memory. Are there any common mistakes men make when trying to make their space ‘manly’? They overdo it. I see so many men start a theme and take it way too far. It’s okay to include some themed items in your abode, maybe you’re into cars or are an airplane fanatic, but the room doesn’t need to scream it as it comes to a point where it’s overwhelming and can get uncomfortable. Just because you have 10 car models doesn’t mean

they all need to be on display. Swap one or two in and out each season, which will limit clutter while also creating interest, giving your guests something new to look at every time they come over. What general suggestions do you have for a man who has recently moved and who wants to spruce up his home with simple, masculine decor? Take baby steps! Manly baby steps. Don’t think it all has to be developed at once because it doesn’t. Interior design is a creative process and shouldn’t be rushed, so starting small is the smart way to go. It’s all about slowly and continually adding and adjusting until it’s just right — and it very well may never be finished — which I can relate to. Your space can grow with you. In my own home I’m constantly moving things around, taking out items, bringing new ones in… that’s the beauty of design.

Advice | MONEY MATTERS

Staying home with the kids By Gail Vaz-Oxlade

MORE ADVICE ONLINE ypnexthome.ca/news/advice

ONE OF THE BIG QUESTIONS new moms

and dads grapple with is whether they should go back to work or not. Many parents find that they really want to stay home and raise their kids. Just as it makes no sense to go into pregnancy with your eyes closed, clueless as to how you’ll cope financially, the same holds true for making the decision to stay home with the kids or to go back to work. It shouldn’t be a guess. It should be based on the black and red of your situation. Here are some things you’ll need to add into the equation:

Taxes A lot of the income you will make will be eaten up by taxes. If you’re returning to an existing job, you need only look at an old pay stub or last year’s tax return. If you’re looking for a new job, you’ll need to figure how just how much tax you’ll pay. Child care The next biggie is paying someone to do at least part of the job you’d be doing if you stayed home. You can hire a nanny, pay for out-of-home childcare or, if you’re really lucky, rope your parents into being all things to your kids while you’re off in the mines. There’s a cost to it all, and you’ve got to figure out what that cost will be for your family.

Transportation You’ll have to be able to get to and from work. If you live further than walking distance to where 46 YPNEXTHOME.CA

There are people who find ways to work a full week in three days, so they’re home four days with baby. There are couples who work off-shift, so one or the other parent is home with the kids. There are tons of ways to have the life you want.

you work, it could be as inexpensive as public transportation, or as expensive as a plane ride. If you’re driving, you’ll have to not only figure out the cost of gas, but the additional wear and tear on the car, resulting in higher maintenance costs. Don’t forget the additional trips to and from your childcare provider.

Clothes If you have to maintain a professional appearance at work, what’s it going to cost to keep you shod? If you’re carrying a lot of baby weight, are you going to need a whole new work wardrobe? Dry cleaning If you’re wearing a power suit to work, it’ll have to be cleaned once in a while. Food While it may be your (best) intention to take your lunch to work, you should also budget for the occasional lunch out, the occasional coffee with co-workers, the occasional birthday celebration. That stuff happens. If you pretend it doesn’t, it’ll bite you in the budget.

Gifts Speaking of birthdays, let’s not forget the presents you’ll be chipping in on, or the charitable donations you may be expected to make as part of belonging to that work community. Housekeeping If you’re both back to work full time with a new baby to look after, you may need to hire someone to do the vacuuming. Even if it’s twice a month, it’s an expense for which you need to budget. Lost wages If you’re both working, someone’s going to have to take time off if baby gets sick. Will one or the other get docked if you have to take the occasional day off to stay home with a sick child? That’s the money. But there’s another equation you have to think about… the happiness equation.

If you’re both working, someone’s going to have to take time off if baby gets sick. Will one or the other get docked if you have to take the occasional day off to stay home with a sick child? If you love the work you do, that’ll go in the pro column. If you’re doing a job just for the money, your motivation to leave your baby will be very low. If you’ve worked out the money thing, and it tells you to go back but you hate your job, you hate your boss, you hate your commute, it may be time to think about making money some other way. There are lots of people who change careers, develop new skills (while off with baby in that first year), or upgrade their

skills. There are people who find ways to work a full week in three days, so they’re home four days with baby. There are couples who work off-shift, so one or the other parent is home with the kids. There are tons of ways to have the life you want. But you have to think about it. You have to plan. Advice | MORTGAGE ADVICE

Five ways to boost your down payment By Alyssa Richard

MORE ADVICE ONLINE ypnexthome.ca/news/advice

WITH THE AVERAGE PRICE of a home

in Canada now costing more than $500,000, many young people need all the help they can get when it comes to coming up with the down payment for their first home. If you’ve just started saving and are looking for ways to give your down payment fund a boost, the five tips below will help you save more money faster to afford the home of your dreams and leave you with a smaller mortgage. 1. Make a tax-free withdrawal from your RRSP If you’re a first-time homebuyer, you can make a tax-free withdrawal of up to $25,000 tax free from your RRSP under the Home Buyers’ Plan (HBP). This means a couple purchasing their first house together can each withdraw up to $25,000 from their RRSPs, for a total of $50,000 towards a down payment on their first home. The money must be paid back over a period of 15 years beginning in the second year after you made a withdrawal. 2. Use your tax refund If things such as unused tuition credits, moving expenses or RRSP contributions will net you an income tax refund when you file your taxes, resist the temptation to spend it! Instead, save it as part of your down payment fund. Your income tax refund is one of the easiest ways to quickly boost the balance of your down payment without putting any strain on your everyday budget. 54 YPNEXTHOME.CA

3. Trim expensive luxuries from your budget Cutting your daily coffee from your budget will probably only save you a few hundred dollars per year, which won’t go far if you’re planning to buy a home anytime soon. However, if you’re spending more than $100 a month on expensive cable packages or pricey gym memberships, axing these from your budget and redirecting the cash to your down payment fund will give it a noticeable boost. You don’t have to give up everything to become a homeowner but you should prioritize this goal over non-necessities you won’t really miss. 4. Find a side hustle to fund your goals One of the easiest ways to really ramp up your savings for a down payment is to dedicate an income stream to achieving the goal. If you can find parttime work outside the regular hours of your job or freelancing you can fit in your own schedule, you can use all the extra income you earn towards saving for a house. You might be reluctant to put a few more hours in at a second job if you’re already working full-time, but if working evenings and weekends will

make your home ownership dreams come true, it’s a worthy sacrifice. 5. Borrow from the Bank of Mom and Dad Your parents raised you, took care of you when you were sick, and prepared you for life. While you may feel bad about asking for a handout, many young Canadians expect financial support when buying a home. In fact, a 2015 BMO survey finds that 42 per cent of first-time buyers actually expect their parents or relatives to help pay for their first home. And 40 per cent of first-time buyers say they wouldn’t be able to afford a home without financial help from family. For many young people, the down payment for their first home will be the largest sum of money they’ve ever had to save up, so it’s no surprise they find the task daunting. However, with commitment and a plan, you’ll be able to save up the down payment you need in order to afford the home you want. Alyssa Richard is the founder and CEO of ratehub.ca, a mortgage rate comparison site that aims to empower Canadians to make smart financial decisions.

Condo Views

Look High & Look Low: Fabulous new amenities spaces everywhere you go By Stephanie MacDonald

Cressey’s MThree

Concord Pacific’s The Arc

ONE OF THE DOWNSIDES of living in a multi-family development is supposedly the loss of recreational space. For a lot of people, this brings to mind the suburban rec room: a dimly lit paradise with foosball, a TV, pool table, beer fridge, antiquated stationary bike, plaid couch and pervasive smell of teenage boys and stale beer. Maybe you were lucky and had a pool outside, though swimming required dodging water beetles, dead leaves and the neighbour’s kid doing a cannonball off the garage roof. Nostalgic as these places may be, no one is nostalgic for the sad facilities of townhome and condo complexes of days gone by, with their lonely treadmills and mouldy steam rooms tucked away in the basement. The good news is that these memories 58 YPNEXTHOME.CA

are nothing compared to the incredible new amenity spaces to be found in multi-family projects all over Metro Vancouver in places high and low, and the bonus is, you get to connect and build community with your neighbours as well. Look skyward for the newest trend in condo amenities, because they are elevating residents’ lifestyles in more ways than one. Concord Pacific’s The Arc will connect the two separate buildings with a “Sky Club”, featuring Canada’s most expensive amenities space to date, including a glass swimming pool suspended 200 feet above the ground. Other features of this space include a day lounging space with heated stone loungers, a stunning entertainment space and world-class fitness centre.

River Green Max by ASPAC

Another amazing amenities space in the sky can be found a bit farther afield, in Coquitlam. MThree by Cressey is Coquitlam’s tallest tower, and perched at the top is The Summit Club, which boasts two full-sized kitchens, state-ofthe-art fitness studios, a games room, music studio and dining spaces. The eye-catching and innovative wall-to-wall glass amenity space has incredible panoramic views from the ocean to the mountains to the United States, and has been called by residents the “Jewel Box in the Sky”. If you’re looking for true hotel amenities, that’s easy — just buy into a hotel! The Fairmont Vancouver, Vancouver Trump Tower and The Residences at the Hotel Georgia all share their five-star guest experience with residents. Bonus: you can order

room service, and can take your stilettos off on the elevator ride home from the nightclub downstairs. Closer to the earth doesn’t necessarily mean less exciting, especially when it comes to specialized amenity buildings and spaces. Ledingham McAllister’s new Escala in Burnaby boasts an indoor pool surrounded by outdoor water features, a fireside lounge, fitness centre, movie theatre and games room, all set into lush landscaped grounds that will make you forget you’re a mere 15 minutes away from downtown. ASPAC’s River Green in Richmond also has an amenity building, which includes a huge indoor swimming pool and gym, tucked into lush landscaping with an abundance of ponds and waterfalls, featuring spectacular river views. Adera’s South Ridge Club

Aragon’s The Peninsula Marina

Aragon’s Peninsula in Port Royal is building a private marina, along with a host of other high-end amenities. The South Ridge community by Adera may take the cake for its 6,500 square foot family-friendly South Ridge Club in South Surrey. The Clubhouse features an astounding list of included amenities for all the residents to enjoy, including movie theatre with state of the art A/V equipment, 800 square foot heated outdoor pool, hot tub, outdoor showers, and change rooms, private stylish multi-purpose residents’ lounge with billiards table, kitchen, and banquet ready dining area - alongside the outdoor gourmet kitchen

60 YPNEXTHOME.CA

and dining area, as well as a Fully equipped fitness centre and yoga space, and a 1,300 square foot multi-purpose gymnasium, perfect for playing basketball, badminton or floor hockey. Spaces like these are at the forefront of the trend towards building multi-family amenity spaces that are truly an extension of residents’ homes, with space large enough for community activities, giving momentum for the movement towards creating engaged and active attached-home communities. And if you’re still feeling nostalgic, you could even encourage your strata to buy a foosball table.

Oak + Park New Marpole Landmark Location

WHO SAYS A GOOD THING CAN’T GET BETTER?

Marpole, Vancouver

Clearly not the folks at Alabaster Homes. Hot on the heels of the rapid sell-outs of Osler Residences and the successful launch of Shaughnessy Residences, Alabaster is poised to unveil a new flagship community in the heart of Marpole. Introducing Oak + Park, a dazzling collection of just 40 townhomes that blends classically inspired elements like white brick façades with wrought iron details to create a distinctive, timeless interpretation of West Coast style.

“Marpole is Vancouver’s next prestige neighbourhood — a central, Westside location

66 YPNEXTHOME.CA

with a quiet, residential feel,” says Yosh Kasahara, director of sales and marketing at Alabaster Homes. Families, he notes, are particularly delighted to know Oak + Park is within the catchment areas for two of Vancouver’s top-ranked schools: David Lord Elementary and Sir Winston Churchill Secondary. “Churchill Secondary is ranked as one of Canada’s top International Baccalaureate Schools and was a big draw for buyers at our last two projects. Parents want to give their children the best opportunities — this is one way they can.”

“Marpole is Vancouver’s next prestige neighbourhood — a central, Westside location with a quiet, residential feel.” – Yosh Kasahara

Then there’s Oak + Park’s proximity to a diverse array of amenities to enhance your lifestyle. Barely a block away at West 59th Avenue and Oak Street there’s the Oakridge Marpole Community Centre and Oak Park where you’ll find grass playing fields, tennis courts, a baseball diamond and walking trails. When you’re ready for some serious retail therapy, check out Oakridge Town Centre or hop the Canada Line to downtown Vancouver or the retail mecca in Richmond Centre. And that’s not even counting the burgeoning new amenities at Cambie and Marine Drive — amenities that include a T&T Grocery, Pink Elephant Thai, Steve Nash Fitness World and private liquor store. Good thing there’s

also a Cineplex movie theatre where you can relax after all that shopping. And for the frequent traveller, you’ll love the easy access to YVR Airport and the freeway south to the US border.

Fresh Interiors Occupy Design has provided these homes with a distinctly modern yet livably warm interior design. Quartz countertops, premium stainless steel appliances, and wide-plank hardwood floors give the homes a look that will impress even the most design-savvy buyers.

Trusted Reputation Alabaster Homes is a Vancouver-based partnership with over 25 years of

experience building townhomes, apartments, and single-family homes throughout Metro Vancouver. “We are committed to bringing thoughtful design, quality construction, and outstanding customer service to our buyers,” Yosh says. “An Alabaster Home is one you can count to give you comfort and enjoyment for generations.” Oak + Park’s presentation center opens soon by appointment only. Be sure to register now because this extremely limited opportunity won’t last long. For more information visit alabasterhomes.ca/oak-and-park or call 604.558.5851. Advice | MIND OVER MORTGAGE

Conventional or Collateral: Do you know how your mortgage gets registered?

By Alisa Aragon

MORE ADVICE ONLINE ypnexthome.ca/news/advice

WHETHER YOU ARE looking at buying a house or shopping around at your mortgage renewal time, it is important to read the fine print on the mortgage approval and know how it is registered. Remember to ask questions and if you don’t understand something, make sure that it is explained so you are comfortable throughout the entire process. Don’t just sign the documents and move on. Before you sign on any mortgage offering, make sure you get advice from a Mortgage Expert who truly understands the complexity of mortgages. Most people focus on getting the lowest interest rate but forget to focus on the overall mortgage; one that provides not only a great interest rate but favorable terms and options. By asking questions you will ensure that you

68 YPNEXTHOME.CA

are making the right choice and have less chance of paying unnecessary costs down the road. One of the important questions you need to ask is about the mortgage registration. Is it registered as a collateral charge or a conventional (standard) charge? Some lenders register all their mortgages collateral, while others will give you the option only after you ask, but most lenders register their mortgages conventional. With a conventional mortgage, the amount you are borrowing (property value minus down payment) is the amount that’s registered. But with a collateral mortgage, the amount that’s registered is 125-150% of the property value, and the lender has both a promissory note and

a lien registered against the property for the total registered amount. For example, if your mortgage amount is $400,000, the lender will register $400,000 plus up to another $200,000 even though the borrower didn’t receive all of those mortgage funds. Collateral mortgages have been around for a while and are used when you have a home equity line of credit (HELOC or secured line of credit) which allows the balance of the loan to float up or down depending on the use by the borrower, but they are newer when it comes to mortgage products only. Bank such as Bank of Montreal, CIBC and most credit unions such as Vancity register their mortgages collateral while TD Canada Trust and Tangerine (ING Direct) switched to collateral mortgages in 2010.

Before you sign on any mortgage offering, make sure you get advice from a Mortgage Expert who truly understands the complexity of mortgages. Most people focus on getting the lowest interest rate but forget to focus on the overall mortgage that provides not only a great interest rate but favorable terms and options.

The advantage of a collateral mortgage is easy access to credit. Since the mortgage is already registered for a larger amount than you need to buy the house, you can access additional funds in the future without any extra steps or legal fees. This is only beneficial if you are putting more than 20% down payment and as long as you maintain 20% equity in your home, as you can only borrow up to 80% of your property’s value as per the government regulations. If you are buying a home with less than 20% down payment it won’t make sense to have your mortgage registered collateral, as you won’t be able to refinance until you have at least 20% equity in your home. There are also several downsides of collateral mortgages:

» Free transfers or switches to a new lender when your term is up aren’t usually available. Most other lenders don’t like the fine print and restrictions of collateral mortgages and won’t accept them unless you are refinancing, which costs you legal and possible appraisal fees. » You could end up paying a higher interest rate at renewal. If your collateral mortgage makes it difficult to switch lenders at renewal, you don’t have the ability to shop around for the best rate. That could end up costing you more on your mortgage rate. If your goal is to pay off your mortgage faster, a conventional charge mortgage will suit you better. It will give you the option to move the existing balance to

another lender at renewal time, without having to incur any legal and appraisal cost. It is important to leave your options open. Obviously, it’s very important for you to know up front whether you are getting into a collateral mortgage or a conventional mortgage. Unfortunately, many people don’t realize they have a collateral mortgage until it comes time to renew and they don’t have the flexibility they need. By understanding the difference you can make sure you get the mortgage that best fits your long term goals. As professional Mortgage Experts, we ensure that we find our clients the best mortgage and explain every detail of the mortgage approval so they are informed and happy with the decisions they make.

Advice | CONDO SENSE

Sealing the Deal How to secure the home you want in a busy market

By Cameron McNeill

MORE ADVICE ONLINE ypnexthome.ca/news/advice

IT SEEMS THESE DAYS everyone knows

someone who has lost out on a home, got outbid, or didn’t act quickly enough. When the market is this active, how do you secure the home you want? Here are a few tips: Universal Tips Get Pre-approved: Knowing your budget is critical so it’s important to get preapproved and arrange your finances ahead of time. Talk to your bank or a mortgage broker and work with them to understand deposit, monthly payments and just how much you can afford. Use a realtor: Find a realtor who specializes in the kind of home purchase you’re looking for whether presale or resale. In presale they can assist you in getting information as soon as it is available so that you can narrow down your search and get in early to purchase. In resale they may have a successful track record in multiple offer situations. Their relationships and ability to navigate the waters could be the difference between getting that home or not. Act quickly: In a busy market there is no time to waste. Act quickly and make a strong offer. You don’t want to lose out simply because someone beat you to the punch. Presale Tips The key to presale in an active market is to show the sale teams that you’re serious about buying. First, register

online for the project. Fill out all the information on the registration form including email and phone number to allow the sales representatives to contact you. Many people think they have time to react but if you don’t let the sales representative know exactly what you’re looking for and your budget they won’t be able to help you. The benefit of buying presale is that unlike resale, you won’t be caught in a multiple offer situation so once you narrow down your search, you can select your home and write your offer confident it is yours! Resale Tips If you have to compete against multiple offers, you need to put your best offer on paper the first time. With mortgage

pre-approval you should know exactly the highest amount you are able to pay. The best offers are also subject-free: with preapproval you shouldn’t need a financing subject; for peace of mind to remove the inspection subject, consider bringing your home inspector with you to the open house. Being flexible with closing dates can also give you an advantage. If the sellers can move out when it suits them best, that might be enough to tip the scales in favour of your offer. The Parade of Renovated and Custom Homes is back! Get inspired by this collection of spectacular dream homes and plan for your next reno or new build by Dawn Sondergaard

PRESENTED BY THE GREATER VANCOUVER Home Builders’

Association, the GVHBA’s Parade of Renovated and Custom Homes, recently relaunched to include custom homes, will showcase an exclusive collection of 16 professionally renovated and custom-built homes in Metro Vancouver on Sunday, June 12, from 10 a.m. to 4 p.m. A unique opportunity to view the latest custom home and renovation design trends and the science behind building, this annual one day event offers consumers both inspiration and education with glimpses into award-winning projects. “We felt including custom homes better reflected Vancouver’s current housing market and the work of our members,” said Bob de Wit, CEO, GVHBA. “Whereas a few years ago renovators were commonly quoting on smaller scale projects, today, homeowners sitting on new found real estate wealth are looking at complete home renovations, and custom built homes.” 76 YPNEXTHOME.CA

Some parade highlights include a steel and glass staircase connecting 6,000 square feet over three levels of a stunning whole home renovation; a 20-foot Eclipse and Tilt-and-Slide door bringing outdoor living into the kitchen; an artisaninspired designer’s home in New Westminster, and a 900 square foot two-bedroom and den laneway home, plus a Built Green custom home, both in Vancouver. Also included on the Parade are four projects in progress, providing a unique opportunity to look past the designer wow factors and into the science behind the building. “Renovation and custom home building is as much a science today as it is about craftsmanship and design,” said de Wit. “All the comfort we have come to expect from our homes is supported by building science. I encourage anyone considering a home renovation or custom home build to take this opportunity to meet the builders and see first-hand what goes

into a project. Our Parade is as educational as it is inspirational, and I am confident consumers will be just as wowed by what is behind the walls as the state-of-the-art design finishing.” Projects in progress include a 7,000 square foot custom home with indoor lap pool, and fully self-contained in-law suite; a 6,000 square foot whole home renovation just at the beginning of the finishing stages, with dugout basement for a home theater, wine cellar; and bar; a Tuscan-style custom villa featuring organic wood and stone, massive exposed beams and high ceilings, arched doorways and vintage cellars; plus a certified Built Green and EnerGuide singlefamily home. Bring the family and join the parade. The first-hand advice you’ll get from the on-site renovation, build and design experts is not readily found on the internet. Admission is by passport, available at each home for $10

per person. Children 17 and under are free. Passports can be purchased at any home, and then used for entry to the remaining homes. A portion of the proceeds from passport sales will help fund the purchase of tools, building materials and safety gear for a carpentry training program offered by Guildford Park and Frank Hurt secondary schools in Surrey. Viewing time is limited to six hours so make sure to plan your personal parade. Before heading out, go to www.gvhba.org for Parade map, photos and location details. IT’S OFFICIAL. On opening day response was enthusiastic as savvy homebuyers fell in love with Falcon House. And no wonder, because this new community situated adjacent to Morse Creek is raising the bar on style, space, and sophisticated lifestyle in Maple Ridge.

Live Life Large “We listened when people told us they wanted larger suites and four-season outdoor spaces,” says Nicole Buckle, sales manager at Falcon Homes. One glance at the floorplans is all it takes to see that Falcon House succeeds on both counts. Homes range from a welcoming 631-square-foot, one bedroom to an astonishing 2,014-square-foot two-bedroom and den plan that also incorporates a full laundry room with space for folding, hanging, shelves, and storage. Some homes even boast the convenience of multiple ensuites. Ceilings soar from a minimum of nine

feet to as high as 12 on the top floor “Having this much natural light really enhances the sense of space and comfort,” Nicole says. Ready to talk about outdoor living? Check out Falcon House’s private patios and balconies, because these are meticulously designed to provide year round pleasure. “Most decks are around 200 square feet — which is already much larger than what you’ll typically find in an apartment — but some are as big as 800 square feet,” Nicole explains. “Imagine having dinner or entertaining on your deck and looking out at the green space or Golden Ears in the background.” Falcon House offers just 40 apartment residences located adjacent to Morse Creek at 12367 – 224th Street in Maple Ridge — just a couple of blocks from the ever more diverse amenities of downtown. Easy access to transit, cycle routes, and Abernathy Way taking you directly to the Golden Ears Bridge. Presentation centre now open noon to 5 p.m. daily at Brown and 224th Street. Advice | QUEEN OF GREEN

Sometimes it takes more than good fences Sometimes it takes tact and compromise to be a good neighbour

Lindsay Coulter

MORE ADVICE ONLINE ypnexthome.ca/news/advice

How neighbourly are you? Before you approach neighbours about the leaves they don’t rake, their scented dryer sheets, second-hand smoke wafting into your bedroom window or the car abandoned in their yard, you might want to ask yourself these questions: 1 | Are you coming from a place of judgment? 2 | Are you prepared for the outcome? Are you prepared to change? (They might say something you don’t want to hear.) 3 | Is the issue important enough to risk the relationship and potentially create conflict? Five things to consider before your next neighbourly encounter: 1 | Establish a relationship first 2 | Recognize their intention 3 | Deal with the person (not the behavior) 4 | As yourself, “Is there anything I can do?” 5 | Consider that maybe it’s not worth talking about For example, I have a dog named Kitty. She poops. And on occasion I’ve 84 YPNEXTHOME.CA

been preoccupied in the dog park and missed the big event. This often leads to someone yelling “Hey! Your dog just $#*! over there! Pay attention!” Except for one time when someone calmly said, “Do you need a bag?” To me, the “how can I help?” attitude made all the difference. Now I try to incorporate it into all my neighbourly encounters, because nobody needs to be $#*! on about $#*!.

How have you successfully dealt with neighbourly dilemmas? Let me know on Twitter @queenofgreen. As David Suzuki’s Queen of Green, Lindsay Coulter courageously leads and inspires others to live more gently on the Earth. She answers fan and follower questions, offers DIY recipes and tips without judgment and guilt, and regularly appears as a “green” expert in the media — she’s even been on Dr. Oz.
