It’s April, spring is here and Earth Day is coming up, so let’s continue our conversation about all things Green. Energy efficiency, sustainability and outdoor-inspired designs continue to be priorities for new homes, according to award-winning builders who struck gold at the CHBA National Awards for Housing Excellence (see page 34). Do you know someone who has a plant in their home? Botanicals are in! Plants have been making their way into homes (by invitation) for a while now, purifying our air and beautifying our homes, so it’s only natural (get it?) that we design them into our kitchenware and home decor, too (page 32). And while the weather’s been known to be unpredictable (climate change? All the more reason to talk Green), spring will eventually bring sunny days that will tempt us outside for relaxation and fun. Speaking of games, see how many of these Earth-friendly phrases you can find in this issue: solar panels, natural wood elements, rainwater collection barrels, exterior deck, outdoor lifestyle, one-minute stroll, garden. No wonder we’re known for our love of nature in BC! There’s another thing that comes to mind when we think “green” – money. We talked to personal finance educator Kelley Keehn to acquire some practical, easy-to-use tips to help you manage your money (page 42) – and maybe even make it fun. You can also learn about how to be strata-savvy (page 26) to help make the best investment for you. Nicely enough, saving our planet can often mean saving money. No need to buy into an already converted space – Sarah Gallop Design Inc (SGDI) and New Vision Projects offer up advice on how you can incorporate industrial elements into your home with their Ovation finalist project, “Industrial Funk.” • TRY STEEL AND PLAY WITH YOUR LIGHTING. Stick to simple steel
accessories and furnishings to give your home an understated industrial touch. Search for a big pendant light and place it over a dining area or in an entryway or hallway. Brandon Smith, cofounder of New Vision Projects, explains, “Given the theme of the project, it was decided that we would use a steel beam instead of a wooden beam. A number of coats of stain were applied on site to give it the colour and style we were looking to achieve.” The cleaner the lines, the closer you are to the industrial look. “Details like the steel light fixtures helped bring this look to life,” adds Sarah Gallop, owner of SGDI. • EXPOSED BRICK. Consider adding bricks or brick veneer. If you’re not up for a focal wall, try limiting this material to a kitchen backsplash, fireplace surround or entryway. “We used a porcelain tile that is made to look like brick without having the thickness of an authentic brick,” Gallop says. “We decided to use a charcoal-
coloured window trim on the brick walls to provide depth to the wall.” • REPURPOSED FURNISHINGS.
Gears, mechanical devices, tile and hardware are just a few of the elements that make for creative furnishing opportunities. Try tipping an old gear over on its side and top it with a piece of glass for an impromptu side table or put a collection of old tools out on display. “We used pipe and plank shelving made from customdesigned re-purposed pipe. The family had quite a few pieces that they wanted to display and using the open shelves highlighted those items in an eclectic way,” says Gallop. During the hunt for your perfect home, one of the most crucial items to consider is strata and understanding how it will affect both your finances and day-to-day living. When you buy a condo or townhome, you’re investing in a strata corporation and the shared interests and liabilities of all the owners and occupants of that community. To protect yourself from any surprises down the road, one of the most important things you can do is to look into the details of the home’s specific strata agreement. PLAN FOR THE FUTURE
When joining a strata, one of the most vital things to understand is the two separate funds your strata fees are contributing to. In BC, every strata corporation must maintain two funds: an Operating Fund and a Contingency Reserve Fund (CRF). The Operating Fund manages regular up-keep costs that occur frequently during the year, such as building insurance, property manager fees, amenity upkeep and garbage collection. In some stratas, this may even include your utility payments. By contrast, the CRF is saved to pay for larger expenses in the future like necessary lobby upgrades, a new roof or emergency repairs. Understanding how your strata handles their CRF will give you a greater amount of security in your new investment.
If buying resale, ensure that the existing CRF has a good amount of equity already built – not just a few thousand dollars. A low CRF should be a red flag, indicating that the strata may not be properly prepared for future unexpected repairs. Checking monthly strata meeting minutes prior to purchasing can warn you of any underlying problems. LOWER ISN’T ALWAYS BETTER
Strata fees in Metro Vancouver can vary greatly depending on location, building size, amenities and utilities. While low strata fees may seem attractive, keep in mind that low fees are not always in your best interest. Namely, if strata fees are purposely being kept low and there is no plan in place to help grow your CRF, be prepared to save on your own in case a large upgrade of the building is needed (sometimes suddenly). Reasonable strata fees may help curb this by keeping the CRF healthy and by splitting the cost of large repairs between residents. FINDING YOUR PERFECT FIT

may be a better fit for you than others. It’s wise to do the work to understand the stipulations your particular strata has in place. Before purchasing, always ensure you’ve read the bylaws of a strata, which might include limiting or prohibiting rentals, may have pre-established minimum age restrictions for occupancy, or may require pets to be preapproved and registered with the strata council. Be aware of the details so you can protect yourself from surprise payments and restrictions and ensure that, as a homeowner, you are getting the best value from your new investment.

The West was clearly this year’s best at the 2018 Canadian Home Builders’ Association (CHBA) National Awards for Housing Excellence. The 75th annual celebration of the best new homes, new communities, home renovations and residential marketing across Canada took place in Victoria on March 23, and eight BC companies – seven of them from the Lower Mainland – struck gold in 12 of the 40 categories while eight Alberta builders snagged another 15 awards, including both the Design Excellence Award and Marketing Excellence Award. Eric Andreasen, Adera’s vice-president of sales and marketing, took the stage three times in the five Attached Homes categories – twice for Prodigy at UBC and once for Greenway at South Ridge Club in South Surrey. “It’s part of our corporate culture and philosophy to push the boundaries on innovative, sustainable design. Recognition like this confirms that all our hard work is paying off – and that’s a big win for our customers and our employees as well as the company,” he says. Striking gold twice, including best Attached Homes – Lowrise under 1,500 sq. ft., Zenterra was one of two BC companies to garner double national golds. client’s focus was to build a home that works with the existing natural landscape so it feels like it’s always been there,” says Cory Saran, principal. “Inside, every aspect was designed to enhance family activities and individual passions. For example, there’s an ‘attic’ library where the family can read or play board games, a multi-generational kitchen with two islands – one for cooking, one for conversation – an indoor pool that opens directly onto the patio’s fire pit area, and a boardwalk-style lounge with retro bar and state-ofthe-art home theatre.” In the Detached Homes – Custom under 2,500 sq. ft. category, it was Surf’s Up by first-time entrant Roadhouse Homes that took home the gold. Featuring a complex interweaving of modern concrete and steel with natural wood elements, the design inspiration for this Westside Vancouver residence came from the clients’ passion for surfing. “The family spend a lot of time in Tofino and wanted to bring that surfing culture into their home,” says Dale Roadhouse, principal, noting the authentic surfboard suspended in the interior stairwell, which functions as a huge light shaft pulling natural light from upper floor clerestory windows down onto the main floor. “There are also solar panels and rainwater collection barrels that harvest rain for irrigation and gray-water use that meet the clients’ criteria of an energy-efficient home.” In the renovation categories, Urban Farmhouse by Surrey-based My House Design/Build Team won for Outdoor Living and Whole House $500,001 to $1 million while North Vancouver’s Marino General Contracting took home gold for best Whole House over $1 million. NextHome: There are so many financial tools out there. For those who’d like to manage their money better, where should they start? KELLEY KEEHN: Great question! We have a
wonderful website at the Financial Planning Standards Council (FPSC) – financialplanningforcanadians.ca. FPSC are the folks who certify financial planners on behalf of Canadians. There are nearly 100 articles and dozens of videos on a plethora of personal finance topics. We also have a tool to find a Certified Financial Planner anywhere in Canada at findyourplanner.ca. The Financial Consumer Agency of Canada also has some wonderful budgeting tools and calculators. See also getsmarteraboutmoney.ca and the investor tools on the Canadian Securities Administrators’ website. NH: On your website, you include helpful links to budgeting resources from your books. How might budgeting help someone save for a new home or pay off their mortgage faster? KK: Budgeting is so important but it’s not actually very easy for most people. It’s like a diet – if you feel deprived, you’re unlikely to stick to it for the long term. What I find works best is what I call my 30-Day Anti-Budget. It’s simple, fun and you can involve the whole family. All you need to do is track your spending for 30 days, then figure out your largest spending categories. Are they where you thought your money was going? Would you like to continue that way? It’s not about judgment or sacrifice – it’s about choice and awareness. You can have the chocolate cake and glass of wine, just not every night. If you multiply your 30-day spending by 12, you get an even clearer picture of where your money is going. And you might discover you could get that down payment saved sooner, contribute to your RRSP or even take a vacation if you just make some daily adjustments. NH: Financial literacy isn’t always – or often – taught in schools. As housing costs continue to rise, what can Millennials do to educate themselves in the realm of financial literacy and personal finance? KK: You’re right. We’re not taught and parents don’t always know how to teach their children, either. If someone was going to take up golf or start to watch hockey, it would behoove them to know that there are 18 holes in a game of golf, that a bogey is a bad thing, that there are three periods in hockey and that a hat trick is cool! The same can be said for Millennials looking to build their financial foundation – simply start with the basics. Get up five minutes earlier each
day and Google basic financial concepts so you ease into your financial literacy. Consider reading the business section of a newspaper each week, subscribe to a money magazine or start a Facebook money group to talk about all things finance. NH: Savings instruments come in so many shapes and forms (regular, TFSAs, RRSPs, GICs). Which factors should Millennials, homeowners and prospective homebuyers consider in regards to where to grow their savings? KK: This is why it’s important to sit down with their banker or Certified Financial Planner. A TFSA might be great for one person, but maybe for an older Millennial who has a great salary, putting their money into an RRSP and using the tax refund to save for their down payment and taking a homebuyers’ plan loan from themselves later could make sense. It may seem simple, but you want to understand the long-term benefits and drawbacks of each of these options. NH: A significant amount of banking is done online now. What are a few simple things homeowners and prospective homebuyers can do to protect themselves and improve cyber security? KK: Make sure you have all of your devices up to date, consider getting new ones if they’re older than three years old (because patches aren’t being made as completely), never log onto financial or access personal accounts when using public Wi-Fi, check your credit report often, and put credit and debit alerts on your accounts so you know in real time if a purchase is fraudulent or not. I wrote an entire book on the subject, so if you’d like to learn more check out Protecting You and Your Money: A Guide to Avoiding Identity Theft and Fraud. NH: There’s a lot of talk in Toronto and Vancouver about how difficult it is for today’s Millennials to afford a home, say neighbourhoods where they grew up. What advice would you give to Millennials looking to save up for a new home in their future? KK: It’s a different world and if homeownership is super important to you, you have to be flexible and creative. It might not be possible to live in that area. Or can you get creative and buy with several friends? Some people are doing this, but you have to make sure your legal agreement is rock solid. What about income properties and garage suites, or living outside of your ideal city? Will you hate the commute in a few years, could you and your spouse save big bucks if you bought close to work and could you both ditch your cars? You really need to try on all scenarios. Good cooks care about the way staples are stored in the kitchen. Karen Mordechai, food photographer, founder of Sunday Suppers, and cookbook author, has six smart suggestions. Buy in smaller quantities and avoid overcrowding. “I’ve learned over the years to purchase food in a more thoughtful manner,” says Mordechai. “Sometimes that means shopping more frequently, but I’m okay with that. I love having a refrigerator that feels approachable and inspiring.” Establish distinct storage zones. To avoid a free-for-all, store like with like to introduce predictability and order. In most fridges, the bottom shelf is the coldest zone, making it ideal for meat; beverages do well on the top shelf; vinegar-based condiments (such as ketchup and mustard) belong in the door compartments, which are less chilly. Leftovers, meanwhile, should be clustered at eye level where they’re sure to be noticed. Practice first in, first out. Adopted from grocers and other retailers, the FIFO approach ensures that what needs to be used first, such as milk that will soon expire, is stocked up front.

Commit to a once-a-week fridge cleanup and clear-out. “I find this very therapeutic,” says Mordechai. “It always inspires a kitchen-sink meal or two, such as a frittata, a soup and a big salad.” Use enamel, ceramic and glass containers. Unlike plastic, they can go directly from fridge to oven to table (and your food doesn’t have to mingle with things like BPA and phthalates). Label containers with washi tape to keep track of contents and dates.

Store produce in reusable cloth and mesh bags (instead of plastic). And use your fridge properly: The high-humidity drawer is for things that wilt, such as greens, herbs and strawberries. Oranges, apples, stone fruits, avocados and other ethylene producers go in the low-humidity drawer.

DESIGNER JO ALCORN CREATES A STREAMLINED OFFICE WITH MASCULINE TOUCHES 62 NextHome.ca | South Surrey / White Rock
During my design career, I have worked on many office spaces, but this particular project was very exciting for me because my client wanted a streamlined design with masculine details. The space was in dire need of a transformation because it was used to store the “unwanted.” You know, the stuff you accumulate in life but just can’t throw away. Here is how I tackled the project. First things first – I wanted to set the tone of the room by creating a dramatic wall treatment. I used MDF shiplap by Metrie (metrie.com), which covered almost all the walls in the office. I installed baseboards from the Pretty Simple Collection to finish off the room, and all the trim was painted with Benjamin Moore’s Decorator’s White – CC-20 (benjaminmoore.com). The only wall that I didn’t add shiplap to was the back wall; here I installed a stunning, open bookshelf. I made this wall really stand out by painting a dark colour behind it in Benjamin Moore’s Wolf Gray – 2127-40. Next, it was time to choose the furniture, and I aimed to keep things custom and masculine. I worked with Harkel Office (harkeloffice.com) and its new West Elm Workspace line, produced exclusively with Inscape. I was able to completely customize everything. From choosing among many different patterns for the chair and sofa upholstery, to the finish on the bookshelves, I was able to find exactly what would work for my client. In today’s busy and ever-changing world, it’s a must to have a TV in an office. For this space, I chose a Sharp 55-in. 1080p HD TV by Roku (roku. com). It has a great remote control but it also has a mobile app so you can control everything from your
smartphone, and even cast music, photos and videos to the big screen. While the design of any space is important, an office has to be equipped for function. In this office, I installed the new Velop Whole Home Wi-Fi system (linksys.com). This system blankets an entire home or office with Wi-Fi, no matter the size and shape. I also love the look of the system, as it can be easily incorporated into the decor. I love to include personalized artwork in offices. I chose to get all the artwork in this space from Posterjack, Canada’s photo art experts (posterjack.ca). I uploaded gorgeous personal photos from the client’s recent vacations and fun memories from their cottage. Of course, you can see my love of dogs also shines through in this space with photos of their family pooch. I used a myriad of Posterjack’s different options, like its canvas minis, lacquer frames, woodstand prints, acrylic blocks, and more. It allowed me to create a great diversity of photo art in this space. I then swapped out a small ceiling light for a stunning, artistic piece from Harkel Office. It has a dimmer option so my client can adjust depending on the natural light coming in from the large windows behind the desk. My favourite part of any design project is the finishing touches! I had so much fun shopping at HomeSense (homesense.ca), where my budget went a long way. I was able to find a wide assortment of masculine accessories such as bookends, globes, greenery and more. Finally, I topped it off with the perfect cushions and curtains that were made for this space.
