VANCOUVER’S HOUSING MARKET has certainly felt its fair share of house price pains. It has claimed its spot among the world’s most expensive housing markets, and certainly tops that list in Canada.

To curb price growth, policies were put into effect, including mortgage rule changes and a foreign buyers’ tax. These have had some impact, and only time will tell the full outcome. In the meantime, demand continues to outpace supply.

Something’s gotta give.

The solution, some say, involves re-thinking the definition of “home.”

Vancouver’s exceptional housing market has made it the logical subject to explore new housing types. Condos have long dominated the city skyline, and now, new forms of high-density lowrise are beginning to take shape at every turn. Stacked and back-to-back townhomes, and laneway houses have been well-received in Vancouver as a form of “gentle density,” says Bob de Wit, CEO of the Greater Vancouver Home Builders’ Association.

“Laneway homes in particular have been very popular in the City of Vancouver proper, and now are beginning to roll out to the surrounding suburbs as land prices continue to climb.”

Gentle densification, de Wit explains, provides family-friendly groundoriented housing to buyers who cannot afford that traditional single-detached home. By the way, according to the latest resale stats from the Real Estate Board of Greater Vancouver, the average single-detached house now costs $1,474,200.

“For most purchasers, I would think, the price and locational advantages outweigh the party-wall issues,” he adds.

So, what now? “A great next step will be when cities begin to stratify and/or change tenure arrangements so that homeowners can transfer ownership of laneway homes or carriage houses,” de Wit says. “That’ll open up wholly new opportunities for families to gain access to certain neighbourhoods.”

task, with development booming across Metro Vancouver. Along with deciding factors such as location and price, it makes sense to look beyond the unit and research the development itself. It’s easy to forget about some of the essentials, when you’re busy being wowed by the flashy sales centre.

Things to consider: • Age of the building: If you are not purchasing a new unit, make sure you know the age of the building, as there may be existing warranties. BC Housing’s 2-5-10 New Home Warranty is offered on all new buildings, and stays with the unit even if there is a transfer of ownership, within the warranty timeframes of 2-5-10 years. For details go to bchousing.org • Building amenities: Think about your lifestyle, not just today, but five or 10 years down the road. It can seem exciting to think you can pop downstairs to partake in a yoga class or share the views from a communal patio deck and barbecue, but you will be responsible for the upkeep through strata fees. Although they are a lifestyle bonus, be sure these extras are something worth paying for in your long-term plan.

Amenities and the connections to the community around the complex will give you a good idea if this will be the right community for you. Meanwhile, those who have already received their refund are probably planning on how to spend it. In general, it can be a real challenge to spend our money wisely – especially tax refunds, which may seem like free money. While it is tempting to spend it on something “fun,” every astute financial planner, adviser, broker or financial journalist will tell you that you should not aim at getting a large refund.

By definition, a tax return means you are giving the government an interestfree loan. If you want to get less in a refund, you should reduce the amount of money the government withholds from your pay cheque. To do so, you can increase the number of exemptions you claim. It’s usually smarter to save the extra money all year long and earn interest for yourself.

While it is very tempting to use your tax refund on things such as a vacation, put a down payment on a new car or a big screen TV, there are many other ways to generate future value and accelerate your progress to financial freedom. » Contribute to your RRSPs. you can use up to $25,000 of your RRSPs toward a down payment as a first time homebuyer. As long as you put back 1/15 of the funds that you withdraw back every year you will not pay taxes on that money. » Start saving for a down payment for an investment property. By choosing the right property, the rental revenue will cover your mortgage payments and your equity will increase month after month. » Make a lump sum payment on your mortgage. This is a great opportunity to pay down your mortgage fast by making a lump sum payment. By doing so you will reduce the amount you pay in interest as your payment will go directly towards the outstanding principal. While you mortgage payments will remain the same, you will be closer in paying off your mortgage faster.

» Invest in your personal or professional development. Take a course or attend a conference that will help advance your career or yourself. You will always be your best investment. » Do a home renovation. “We’d already sold our house and had only been considering another single-family home,” Bilkiz says with a twinkle in her eye. “It was our realtor who suggested we should at least look at townhouses. After all, if we were going to spend the same amount on a resale house in South Surrey, why not buy a brand new home here at Sync?”

That was on a Friday, the day that Sync’s presentation centre happened to be closed. But a peek through the window convinced the couple to return first thing Saturday morning. “When we walked in, I said to my husband ‘this is my home’.”

Ikhbal and Bilkiz made an offer on a three-bedroom unit that was ready for immediate occupancy. There was just one glitch – only minutes before, another buyer had signed a contract on the same home.

In an almost unbelievable turn of fate, at the same time one of the sought-after corner homes had become available.

Within an hour, that second property was sporting a bold, red “sold” sign.

Ikhbal and Bilkiz were officially the proud owners of a brand new, threelevel townhome. They moved in about a month later.

“This is such a nice neighbourhood and we’ve made so many friends in the year we’ve lived here,” Bilkiz smiles. “I believe that when you find a home you love, just buy it.”

But one thing’s undeniable: when Ikhbal and Bilkiz took their first serious look at Sync, everything came together in an instant.

“Both our sons had moved out, so it was just the two of us in a big house,” Bilkiz says. “Ikhbal’s nephew lives across the street from Sync, but we’d never really paid

KITSILANO, OR “KITS” as it’s known to Vancouverites, is situated in Vancouver’s West Side on the south of English Bay, sandwiched between Fairview and Point Grey hoods on the east and west. This prime location offers the best of the Vancouver lifestyle: excellent shopping and night life, as well all the water sports you can handle at.

Lifestyle: Kits is the place to be for the young and the young at heart: nearly half of

the population here falls into the 20 to 39 age range, but the next highest population demographic is the 40 to 64 group, who make up nearly a third of Kits residents.

Planes, trains and automobiles: TransLink is readily accessible in Kitsilano, and bike lanes abound. It’s easy to get to, from and around Kits by car, but parking can be difficult because of residential parking restrictions on most side streets.

An easy way to avoid this is to try one of the car shares currently available in Vancouver, since many of these offer designated parking spots.
