Five things every condo investor should watch out for

THE FIRST STEP in buying a new condo is to sign the purchase agreement and hand over your cheques. Ensuring that you have a good contract with favourable terms up front can be the one thing that makes or breaks your investment in the long term. Here are five things that every condo investor should watch for in their contract.

1. Capped closing costs If you don’t have caps in place for things like development levies and utility hook-ups, your closing costs could theoretically be in the tens of thousands (not including land transfer taxes and legal fees). The number one thing you want to make sure your contract includes is a cap on these costs.

There is always a concern over rising development charges for condos and you don’t want any surprises. Speak with your lawyer about caps when you have your contract reviewed. Development and utility caps are the maximum amount these charges will be at closing — could be less but will not be more.

2. “Nickel and dime” charges Most contracts are pretty standard with respect to fees and closing costs, but some developers do try to sneak in charges for all sorts of things related to the purchase; $100 here, $50 there... they can be creative! A good lawyer will probably point out some of them to you and recommend you ask them to be 22 YPNEXTHOME.CA

waived. It’s up to the builder’s discretion on what they will waive and what they will not.

3. Renting during occupancy Most contracts by way of their standard wording forbid the renting of your unit during the occupancy period, however, most developers will grant you permission to rent during the occupancy period if you request this in your contract. Make sure you do request this clause if you are buying for investment.

4. HST rebate Something you probably won’t find in your agreement is any talk of HST implications if you are buying for investment. The agreement assumes you are buying to live in the unit and therefore all HST is already included in the purchase price. However, if you are planning on renting out the unit, you might have to pay a portion of the HST

on final closing and then apply to the government to receive the money back in the form of an HST rebate. Consult a qualified lawyer and understand the implications on your cash flow.

5. Assignment clauses An assignment clause allows you to sell prior to final closing, usually under some conditions set by the builder and often there is a fee associated with executing the assignment. Hopefully you intend on closing on your unit and holding it for the long term, however, it is always wise to have a back-up plan in case your plans change in the years between purchasing and completion of your unit, so make sure you are able to sell by assignment.

Here are some things to look for when researching unfamiliar areas: » Master-planned communities For many, living in a brand new masterplanned community literally means a new beginning. Usually, you and your neighbours are all moving in at the same time and there is a shared excitement as you create a new community together. River District in Vancouver is a great example of this. Once an industrial section of Vancouver, River District is now home to hundreds of new homeowners, shops, amenities and public parks. » Convenience & Walkability How important is a convenient location to you? Are you going to have to drive to every destination or can you easily walk to the grocery store, medical offices, restaurants, schools and parks?

A young single person with a dog might want a dog park or bike trails within walking distance, plus an active nightlife scene close by. Retired couples and families with children will appreciate a nearby community centre and library. No one neighbourhood will be able to offer everything, but just make sure the amenities most important to you are convenient.

These are just some of the things to think about when looking for a new neighbourhoood. The most important piece of advice is to simply spend time in each neighbourhood over a couple of weekends. Get out of your car, sit at a café or do your weekly grocery shopping and chat to the locals. You’ll quickly have a good feel for if is this is a neighbourhood you’ll want to call home.

South Asians, Italians, Scandinavians and Coast Salish are well represented.

Planes, Trains & Automobiles While you’ll see plenty of kids biking around in good weather, it’s mostly on sidewalks and paths: this is not the safest, nor the friendliest, place for cycle transportation. Cars rule the road, and Highway 91A looms nearby. Public transit is good, with the 410 bus providing a convenient passage to 22nd Ave Skytrain Station nearby.

The Good, the Bad & the Rest A couple of things in the minus column: some rundown houses and buildings, a few homely patches of overgrown empty land, and a bit too much traffic noise in some places. Overall, though, this is a great neighbourhood, friendly, civic-minded and with strongly bonded citizens. The spirit of inclusiveness and community is very winning.

Real Estate Market The Real Estate Weekly site, circa 2015, lists prices at above the provincial average but below that of many neighbouring areas. The real estate balloon continues to grow, but here the prices are a little more reasonable than in the more trendy parts of the Lower Mainland. Houses go from around $500, 000 up to just over a million, with condos and townhouses usually up for grabs at half that.

Rentals are few and far between.

First-time buyers left out of Budget 2016

FIRST-TIME HOMEBUYERS — particularly those in expensive markets such as Vancouver — thought they had a powerful friend in Prime Minister Justin Trudeau.

Leading up to the election last fall, one of Trudeau’s campaign promises was to modernize the federal Home Buyers’ Plan. The plan as it stands now allows first-time buyers to withdraw up to $25,000 from their RRSP to put toward a down payment on a home.

They then have up to 15 years to repay the funds.

In 2009, then Prime Minister Stephen Harper raised the withdrawal limit to $25,000 from $20,000. In his own 2015 re-election campaign, Harper was proposing to increase it further, to $35,000.

Trudeau had proposed to bring the HBP up to 2016 standards to allow Canadians impacted by sudden and significant life changes to buy a house without tax penalty. He said this would ease the burden on Canadians facing job relocation, the death of a spouse, marital breakdown or a decision to accommodate an elderly family member.

However, in his inaugural budget — Budget 2016 tabled on March 22 — here’s what Trudeau’s first financial plan included for first-time homebuyers: absolutely nothing. No update or revision to the HBP was to be found.

Through other measures, however, it is clear Trudeau is keeping an eye on the housing market, which is increasingly important given economic and affordability challenges in some areas.

Whether you’re a first-time buyer or an existing homeowner looking for your next home, there may be other initiatives in the future to help you realize your homebuying plans.

Is ‘excellent builder reputation’ on your condo shopping list of must-haves?

WE HAVE SOME OF the finest builders in Canada creating condominium communities right here in British Columbia. In fact, our condos are among the most coveted in the world because of their outstanding architecture, amazing amenities, and luxurious standard features and finishes. If you are shopping for a new condo, you will find a tremendous selection available in enviable locations.

As you make your must-have list to help you narrow down your choices, remember to include builder reputation among your criteria.

One thing to look at is longevity. If a builder has survived and thrived through economic cycles, it is a good sign that the company is in it for the long run.

Many have been in business for 30 and even 40 years, a fact that carries a lot of confidence for buyers. Of course, some of the newer builders are providing excellent condominiums as well. Keep in mind that these newer companies have to uphold stringent standards to compete in the marketplace. In addition, some of the newer companies are led by principals who have years of experience in condo development. One thing they all have in common is the requirement to adhere to the BC Building Code, which is more advanced than ever before and is continually updated and upgraded.

a builder that will provide you with excellent service before, during and after your move-in date. The point is to do your homework. Nowadays, that task is easier than ever, with the internet at your fingertips. You can check service reliability by visiting the CMHC website (cmhc.com). Word of mouth is also a powerful tool when it comes to finding out about builders. If you know someone who has purchased from the builders you are considering, ask them how they were treated and how they like the finished product. Another step you can take is to drive by communities these builders have completed. Ask yourself whether the buildings fit in well architecturally with their surroundings, are nicely landscaped and are conveniently located close to amenities.

Read whatever literature you can find, including builder profiles and histories.

These are often found on their websites, in their brochures and on panels on their sales office walls. Ask the sales representatives about the builders as well. They will have information on hand about the companies’ experience and track record for service. Sales reps are essentially the voice of the builder, and they should be eager to answer all of your questions to help you make

an informed decision. A wise builder understands that a happy purchaser is an educated one.

Remember that a condominium suite is likely one of the largest financial investments you will make in your lifetime. You certainly want the most value for what you can afford, and if you are like most people, location tops your list of priorities. Look at your potential purchases from all angles, including who you will entrust to build your new home. A builder’s past can affect your residential future.

It may be tempting to buy a condo suite without shopping around, but in the long run, careful, well-thoughtout decisions work best. Be rational in your approach and avoid getting swept away in the sales office until you have done your homework. A little research ahead of time can go a long way toward achieving peace of mind. Select the location, building, floorplan, features — and builder —that are right for you.

RESIDENTIAL PROPERTY SALES in the region totalled 5,173 in March 2016, an increase of 27.4 per cent from the 4,060 sales recorded in March 2015 and an increase of 24 per cent compared to February 2016 when 4,172 homes sold.

Last month’s sales were 56 per cent above the 10-year sales average for the month.

“March was the highest selling month the REBGV has ever recorded,” Dan Morrison, REBGV president said. “Today’s demand is broad based. Home buyers are active in neighbourhoods across our region.”

New listings for detached, attached and apartment properties in Metro Vancouver totalled 6,278 in March 2016.

This represents an increase of 5.2 per cent compared to the 5,968 units listed in March 2015 and an 8 per cent increase compared to February 2016 when 5,812 properties were listed.

The total number of properties currently listed for sale on the MLS® system in Metro Vancouver is 7,358, a 40.5 per cent decline compared to March 2015 (12,376) and a 0.8 per cent increase compared to February 2016 (7,299).

“Strong job and economic growth in our province, positive net migration and low interest rates are helping to drive this activity,” Morrison said.

The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $815,000. This represents a 23.2 per cent increase compared to March 2015.

Sales of detached properties in March 2016 reached 2,135, an increase of 24.8 per cent from the 1,711 detached sales recorded in March 2015. The benchmark price for detached properties increased 27.4 per cent from March 2015 to $1,342,500.

Sales of apartment properties reached 2,252 in March 2016, an increase of 38.4 per cent compared to the 1,627 sales in March 2015.The benchmark price of an apartment property increased 18.8 per cent from March 2015 to $462,800.

Attached property sales in March 2016 totalled 786, an increase of 8.9 per cent compared to the 722 sales in March 2015. The benchmark price of an attached unit increased 20.1 per cent from March 2015 to $589,100.

You’ve thought about your furniture and dreamed about colour schemes. You’ve been eying decor accessories and keeping tabs on the trends. But what about art?

How are you going to fill those big, fresh, new walls?

Moving into a new home is a great time to re-evaluate your art. Perhaps you’ve got a great mix of family portraits and old favourites — you may want to change frames or clean them up. Or do you need new art to fill those big, beautiful new walls?

Generally, people find buying art to be daunting, but it doesn’t have to be. People also assume it’s exorbitantly expensive — but again, it doesn’t have to be. Galleries, dealers and art shows make it easy to explore what you like and want to live with on your walls.

Art Interiors is a favourite Toronto gallery. Known for discovering and launching many great talents, it’s a perfect example of the gallery experience.

Things to know before you start shopping for your new home

THERE ARE MANY PEOPLE that get a sense of pride and freedom when they become homeowners which can’t be matched by renting. When you own your own home, you are not restricted by your landlord’s rules, and your mortgage payments are going towards building equity.

Buying a home is a big step. Here are some things to consider in advance. » How long you will live there. The transaction costs of buying a house that you have to take into consideration that include legal fees, appraisals (if required), inspection fees, moving expenses, etc. If you don’t plan to live in your new home for at least 3-5 years, you may not gain enough equity to make selling worthwhile. In that case, you are probably better off not buying in the first place. » How much house you need. Buying a cheaper, smaller house can end up costing you extra if you have to sell right away due to a growing family.

On the other hand, buying more house than you need incurs extra maintenance, energy and tax costs. » Enhance your credit rating. The higher your credit score, the lower your mortgage rate will be and the more you will qualify for. If needed, spend some time working on improving your credit. Check your credit report and correct any errors, don’t apply for any new credit, stay well below credit limits and pay your bills on time.

» Remember closing costs. While you are saving your down payment, save for closing costs too. Arthur Erickson’s swansong is rising to take its place in the Vancouver skyline, but is there any value left in the Trump Name?

“I’M ACTUALLY MUCH MORE LAID BACK THAN MOST PEOPLE THINK,” says

Donald Trump to CTV’s Tamara Taggart during one of his brief 2014 Vancouver visits while promoting the new Trump International Hotel and Tower. After this dubious assertion, The Donald explained that this easygoing nature is why he loves Vancouver, told Tamara she was a terrible reporter and then he fired her. (She did ask him to do the last thing.)

This light-hearted (in retrospect) banter was response to the question of whether or not the Trump brand of flashy, aggressive ultra-capitalism was a natural fit for the laid-back west coast vibe of 48 YPNEXTHOME.CA

Lululemonland. Lately, the ubiquitous orange businessman has raised the ire of everyone from Mayor Gregor Robertson to local journalists who are calling for Holborn Group to remove the Trump name from the building due to Trump’s racist and xenophobic ranting on the campaign trail.

For myriad contractual and legal reasons, this is probably not going to happen. Holborn has, however, taken baby steps to distance themselves from the man at the centre of the tempest.

This mild statement is it: “Holborn is a Vancouver-based private real estate development company that owns Trump

Vancouver. When Trump Vancouver opens in 2016, we will create as many as 300 jobs. Holborn, a company that has contributed immensely to the growth of Vancouver, is not in any way involved in US politics. As such, we would not comment on Mr Trump’s personal or political agenda, nor any political issues, local or foreign. Our efforts remain focused on the construction of what will soon be the finest luxury property in Vancouver and beyond.”

Joo Kim Tiah, CEO of Holborn Group, has a personal reason for wanting a connection with Trump. “I really connected with Donald Jr.,” the 37-year-

old says, “we met at school and both have very successful, demanding fathers with high expectations of us. I knew we would work with each other very well to make sure this project is a spectacular success.”

Originally slated to be a posh Chinese members-only club, Holborn bought the land and and slated it for RitzCarlton Hotel. This plan failed in 2009 due to “global economic turmoil.” The lot, in one of the prime blocks in the downtown core, sat empty for three years. But Holborn had gotten the late Arthur Erickson to design an iconic twisting tower for the Ritz-Carlton project and they weren’t about to abandon the architect’s final tower design in the city he loved.

But Joo Kim and Holborn can’t catch a break with what should be a flagship property. Donald Trump himself threatens

more “global economic turmoil” if he’s elected, and will particularly disrupt current US trade with China and Saudi Arabia – two of the major markets for luxury real estate and hotel rooms in Vancouver.

After the residential portion of the building is sold, the Trump Organization is going to be running the hotel side of things. The 147-room hotel will include an exclusive lobby champagne lounge, Ivanka’s Mar-a-Lago luxury spa, a high-end Chinese restaurant and Vancouver’s first pool bar and nightclub, which, according to press releases, “will entertain the most coveted V.I.P. parties and draw celebrated DJs from across the globe, creating the most glamorous entertainment centre in Vancouver.”

But is anyone still interested? The Trump brand has always carried a waft of

trying-too-hard-to-be-posh bordering on tacky, even before you throw in the recent racism, misogyny, lowbrow mudflinging shenanigans surrounding the man and the name.

While many Vancouver architecture and city planning critics like the building, most people agree that the Trump name has become a massive liability. In the end though, it’s all on the shoulders of Joo Kim, a humble son with a load of ambition and a strong desire to make his mark on Vancouver. His love for this city seems legitimate, his luck so far with real estate has been very bad. And it may be getting worse. Time will tell if the name Trump starts to have a negative instead of positive value, and we just might see Holborn cut its losses and change the branding. Hopefully they won’t go for “Putin’s Palace”.

Still, one of the most challenging aspects of interior decor is working on a tight budget. This list gives you five stress-free ways to save a few bucks while making sure your humble abode looks as glamorous as you’d like it to.

1. Recycle and repurpose If you’re decorating on a budget come redecorating season, being able to repurpose unwanted household items can save you hundreds of dollars. Sort through your old books, records or even concert ticket stub collection — you’ll be surprised by how hidden gems you’ll find.

TIP: Recycled items (or pieces of them) can be repurposed to make eyecatching collages, posters or shelf space holders. Use your imagination and create new decor items from your old forgotten ones!

2. Go “house diving” Similar to dumpster diving, “house diving,” sees you sifting through dusty attics and long forgotten basements of friends or family, looking for on-trend, decor gems. You never know, a friend’s disregarded matchbook collection may just be your new mantelpiece.

TIP: If your parents are getting older, you may be sitting on a vintage decor gold mine!

3. Use dollar store items to emphasize style, not substance This tip has to do with thinking more about visual appeal than price tags.

Inexpensive materials like brightly coloured or finely textured papers can add that extra bit of detail. Sharpies are great for creating ornate custom designs and inexpensive decorative candles add a little colour to any space.

TIP: The Dollar Store or Dollarama — no matter what title these stores go by in your neighbourhood — carry inexpensive crafting items like bright Bristol boards and acrylic paints to help add a sweet touch to your pad.

4. Don’t underestimate the power of paint You’d be amazed at how an incredibly unstylish space can be transformed by a simple coat of paint. Fresh, bright and on-trend paints can take your rooms from outlandish to elegant overnight.

TIP: If you’re a allergy sufferer, have young children or are just an all around health-conscious consumer, you’ll

be happy to know you have many organic paint options. Companies like Homestead House and Green Planet Paints offer solvent-free, organic painting solutions.

5. Digital DIY Chances are you’re already using this tip.

When it comes to gathering information on inexpensive yet stylish decor options, you need only harness the power of your index fingers and a search engine to stumble upon hundreds of great DIY blogs. YouTube offers excellent visual resources when it comes to repurposing old items into new and improved decor objects.

Is the lowest rate always best?

WHILE AT RATEHUB.CA we’re in the

business of comparing mortgage rates, we know there’s more to consider than simply how the interest rate will affect your mortgage payment. Throughout the year, big banks and even smaller lenders will offer incredible promotional rates to bring in new clients, but many of those offers come with serious restrictions and penalties.

Before you jump at the chance to snag the lowest rate, read the fine print in your agreement to see if your new mortgage product comes with any of the following:

Low prepayment privileges Most products give mortgage holders the option to increase their monthly mortgage payment amount once per year and/or make lump-sum payments throughout the year. While many lenders offer 20 per cent/20 per cent prepayment privileges (meaning you could increase your payment by 20 per cent each year and/or make a lump-sum payment of 20 per cent of your original mortgage), some promotional rates only offer 10 per cent/10 per cent.

If your goal is to become mortgage debt-free fast, this may not be the right product for you.

Collateral charge If the lowest rate ends up being for a collateral mortgage, you’ll want to carefully consider how taking one on could affect your finances in the future. Collateral mortgages are readvanceable mortgage products that allow you to borrow money from your home at anytime, without having to refinance (and pay the legal fees to do so). Sounds great, right?

Unfortunately, they also lock you into staying with that particular lender, even when your mortgage comes up for renewal. To get out of a collateral mortgage, you would need to hire a real estate lawyer (and pay legal fees).

Of course, if your mortgage product comes with the lowest rate on the market and has few restrictions, you should jump at the chance to get it! But if you have any concerns about what’s included in the mortgage agreement, don’t be scared to shop around and find the right mortgage for you — even if it doesn’t come with the absolute lowest rate.

Closed mortgage While most mortgages in Canada are closed, some mortgage products’ restrictions are tougher than others.

For example, the 1.99 per cent fixed-rate mortgage product one lender offered recently didn’t allow borrowers to prepay, negotiate or refinance their mortgage throughout the three-year term. The only way to break your mortgage in that agreement was to sell your home.

Again, if you are someone who wants to pay down your mortgage debt fast or may need to borrow from your home in the future, this may not be the best product for you.

With a move, it’s all in the timing

2 weeks to 1 week in advance… » Make a “survival closet” of items you will need to clean the place once furniture is moved (broom, dustpan, cleansers), and even snacks that you can grab quickly during the process. » Either start packing or make sure your mover begins. Label boxes as you pack with both the contents and which room each will go into at your new digs. Write the destination room on the top and sides of each box. » Schedule disconnects for utilities and phone, but make sure you still have the use of your phone line on moving day.

At the same time, arrange for hook-ups at the other end. » Cancel newspapers, cable TV, security system monitoring and any companies you use for services such as cleaning and lawn maintenance. » Mail out change-of-address cards.

TIMING IS EVERYTHING, and when it comes to ensuring a successful move, that statement rings true.

Even if it’s not “everything,” using some careful planning and forethought helps “everything” happen efficiently. The point is, as soon as you decide to move, start your thinking process, explore your options and take action.

First, are you going to move yourself, or will you hire movers? It’s best to book the truck or the moving company at least a month ahead, and preferably more. Keep in mind that because of more cooperative weather, late spring, early summer and early fall are the most popular times of the year for moves. If you wait too long to book, you may have trouble getting someone during those seasons. Keep in mind, June 30 is the busiest moving day of the year!

Next, are you going to pack or take advantage of professional packing services? If you are thinking DIY, start collecting/buying boxes and packing material. Remember that professional movers usually sell standard-size boxes that are sturdy and easy to stack, as well as paper that can protect your items without leaving newsprint behind.

Last, but not least, what do you want/ need to move? Now is the time to purge all of those unnecessary items that have been at the back of your closets for months, and often years. The less “stuff” you move, the easier and less expensive it will be.

It seems like a good time to introduce this new column, as we just celebrated David Sukuki’s 80th birthday, and it’s also time to open the windows and let in the fresh air and get down to spring cleaning. Look forward to many tips and tricks here about sustainable and environmentally safe ways to keep your home both clean and green. For starters, here’s a great green guide to removing every type of stain, from the gross (blood, urine) to the merely unsightly (rust, mildew).

Commercial stain-removing products are often hazardous to humans, wildlife, and the environment. Product labeling can be deceptive; ingredients

often include a combination of chemicals and solvents that are nervedamaging neurotoxins (e.g. benzene, toluene, xylene), carcinogenic (e.g. formaldehyde), severe skin and eye irritants, or may have adverse reproductive effects. Consider switching to stain removers made from plant oils or the home remedy solutions in the tables below.

Stain Tips 1. Speed is of the essence; deal with stains as soon as possible to avoid setting.

2. Heat sets stains, never use warm/hot water or the dryer until the stain is definitely gone. Wash clothing in cold water only.

3. Rubbing a stain can destroy the fabric—blot instead.

Why condos are for the 50-plus crowd

THINK NEW CONDOS are only for young first-time homebuyers or investors? Well, think again. A 2012 Canada Mortgage and Housing Corp. (CMHC) study revealed in its 2006 census housing survey that while 17 per cent of condominium owners in Canada were under the age of 35, a whopping 30 per cent were 65 or older.

This news is not really surprising considering many in this demographic have downsized from a large home to take advantage of the maintenance-free living of condo life. But why wait until 65? With so many new projects from which to choose, now is a great time for anyone entering their fifth decade to consider purchasing a condo. Whether you now own a large home or you are a dedicated renter, here are five reasons why a new condo could be for you:

1. Easier to clean: Many of the units available in new builds are small and compact, between 500 and 600 sq. ft. A smaller space is a snap to clean.

2. Accessibility: This doesn’t just mean elevators. It also means new projects are located in choice neighbourhoods close to transportation, shopping and entertainment. You can have everything you need, right outside your front door.

3. No maintenance: And that’s a blessing. Who wants a lawn to mow or a driveway to shovel?

4. Amenities: Nothing says convenience like a swimming pool, gym, doorman and party room at your disposal. And depending on your budget, the sky’s the limit on how many amenities are in your condo — all of which are available to you regardless of the size of your unit.

IF YOU’RE GOING TO TACKLE spring cleaning this month, the experts at Molly Maid can help get you started with these top 12 spring cleaning tips. With just a bit of care, attention and elbow grease, your home can shed the winter grime and sparkle for sunny days ahead.

1. Spring cleaning tip #1: Simplify your cleaning products Limit spring cleaning products to a quality window/glass cleaner, allpurpose cleaner, tile/grout cleaner and a toilet bowl cleaner.

2. Spring cleaning tip #2: The Molly Maid system Clean each room from the top to the bottom starting on the left and moving right. This really is the quickest and most efficient way to thoroughly spring clean your home.

3. Spring cleaning tip #3: Dust first, vacuum second Any bits of dust or dirt that fall to the floor as you’re dusting will be picked up by the vacuum cleaner.

4. Spring cleaning tip #4: Dust with a damp, clean microfiber cloth Hold the cloth by a corner and lightly mist with clean water from a spray bottle.

The cloth should be just damp enough to pick up dust without leaving moisture streaks on the furniture surface.

5. Spring cleaning tip #5: Pet hair Remove it from upholstery with a damp microfibre cloth or rubber glove.

and stick to microfibre cloths, which dry quickly when hung up and help prevent the spread of germs.

6. Spring cleaning tip #6: Damp mop First sweep or vacuum floors to collect crumbs and dirt. Then start washing the floor in the farthest corner of the room and work your way towards the door. Use a damp cloth on the end of a mop handle to reach the narrow space between appliances.

7. Spring cleaning tip #7: Microwave spatters Fill a cup with water and microwave on high for a few minutes. The steam will loosen any baked on food so you can easily wipe it clean. Before wiping the microwave, remember to be extra careful when removing the cup of water as it will be hot.

8. Spring cleaning tip #8: Dish cloths and sponges These are germ incubators, if you don’t clean them you’re just spreading the bacteria around. Wash dish cloths regularly, and microwave damp sponges on high for several minutes to kill bacteria. Even better, toss the sponge

Use a toothbrush for hard-to-reach areas in the bathroom and kitchen (for example, around the soap holder, taps and drain).

10. Spring cleaning tip #10: Streaks on the balcony door Streaks are tricky to eliminate. When spring cleaning, wipe the interior side of the glass horizontally and the exterior side vertically. This way, it will be easy to determine if the streaks are on the inside or outside.
