But if a builder has come to your neighbourhood, it could put an extra bounce in your step. Developers conduct exhaustive research before choosing where to build, so if you can hear the sound of construction nearby, consider it the sound of success – it’s a sign that your neighbourhood is growing. It may be conveniently located along a transit route, near offices and job opportunities, close to parks and healthy greenspaces... and if not, thanks to such development, maybe it’s about to be. Another perk that comes with new builds: an opportunity to integrate new technologies and insights to help us create homes in a planet-friendly manner. Some developers are sourcing sustainable materials and equipping homes with smart technology to make them more energy efficient. And they’re not the only ones thinking Green – the Greenest City 2020 Action Plan shows Vancouver’s determination to become the Greenest city in the world by 2020. New builds can enable us to create comfortable, sustainable homes while minimizing the impact on our environment and preserving the natural greenspaces around us. Owning a brand-new home has a great deal of appeal; homebuyers have the option of customizing their home, which makes the property even more desirable! Looking at new developments across Metro Vancouver, it can feel like an overwhelming decision to choose where and which property to purchase. Take the time to learn as much as you can about a development before buying. First and foremost, it is recommended to have a real estate agent, lawyer and financial advisor representing you to help ensure that you ask all the right questions. QUESTIONS TO ASK INCLUDE:
• Who is the builder? Be sure to look at their track record and look at previous builds. • Are current homeowners happy with their homes? Check with residents in existing buildings for their feedback. • How often and when will I be allowed to tour the home once construction has started? • What are the standard features in the homes and what are the extras? The sales centres may have all the “bells and whistles”; confirm what your price point will include. • What amenities are offered? They will reflect the building’s owners. accompanies younger families. • Ask what the expected completion date will be and ensure you are financially prepared. You need to ensure that what you are signing up for today you will be able to afford tomorrow. Be sure to include a buffer for an extended completion date. This is very common with new building construction due to permit delays and current labour shortages. • Ask about STC ratings. An STC rating is a measure of a reduction in airborne sound transferring through walls, floors and ceilings. The higher the number, the less the sound is transferred. It was another record crowd in attendance at the 2018 annual Georgie Awards on March 12. This was the 26th time residential construction industry insiders and well-wishers gathered to celebrate the creme de la creme among BC’s builders, developers, renovators and marketers. Greenway at South Ridge Club garnered Adera two gold Georgies, as well as Multi-Family Home Builder of the Year. “Competition gets stiffer every year and that’s a good thing,” says Eric Andreasen, vice-president of marketing and sales. “Today’s consumers want more than just a roof over their heads. Things like sustainability, innovation and how a home functions all contribute to the purchase decision. It’s why at Adera we always focus on environmental design and how we can build communities, not just homes.” Derek Fenton, development manager with Zenterra, agrees. “You can’t keep building the same thing over and over. As a city dweller in a small space myself, I love the challenge of creating useful spaces in my clients’ homes. For this reason, I worked with digital influencer and radio personality Taylor Kaye. The first step was to clean out the space and declutter. When cleaning out an area, I always tell my clients it’s a great time to purge unwanted clothing, purses, shoes and accessories that are not useful to them anymore. My client for this project has a soft spot for Diabetes Canada (diabetes.ca), who also operate a reusable clothing and household goods donation program. I worked with them to have her gently used clothing picked up. For the items that were of a bit more value, she posted them on Kijiji (kijiji.ca) to help make a few extra bucks. After the paring down was complete, we had the space cleaned and painted to give it a fresh new look. The base of the closet system we were going to use was white, so I chose a dramatic colour to complement the lightness – Hale Navy by Benjamin Moore (benjaminmoore.com). Professional organizing company Tailored Living (tailoredliving.com) took inventory of my client’s clothes, shoes, belts and accessories. They discussed how the space would be used and how they could maximize the floor and vertical space. They were able to provide my client with more than 25 linear feet of hanging space that is organized based on clothing style (long hanging, medium hanging and doubled-up short hanging spaces) to maximize the vertical space. They also added shelving for shoes, purses and folded clothing. To add even more organization to the space, I chose a few key pieces from Neatfreak (neatfreak. com), which specializes in home organization. We used its Harmony Twill collection of small and large bin drawer organizers. These are great to help keep 40 NextHome.ca | Coquitlam / Port Coquitlam / Pitt Meadows / Maple Ridge
scarves, accessories and jewellery in place within the drawers. They even take care of the little details such as non-slip felt hangers, so clothing stays where it’s supposed to, and garment bags for when you have to travel and want to keep your clothing clean. We also used Neatfreak’s Everfresh laundry baskets that have a probiotic natural odour control. I love it when practical items have a dual purpose. To finish off the space, I had tons of fun shopping at Bouclair Home (bouclair.com) for the little yet important details that tie the space together. I picked up a huge mirror, drapes that matched perfectly, artwork and a few other accessories that make the room all that it is, at a great price. My client says she could not be more thrilled with her new organized closet space.

HOME LOAN PROGRAM CANCELLATION LEAVES FIRST-TIME BUYERS WANTING by MARISA BARATTA
Prospective homebuyers won’t have HOME to look forward to anymore; the provincial government has announced it is cancelling the BC Home Owner Mortgage and Equity Partnership program due to a low participation rate, and will be using some of the leftover funds to support the new HousingHub. When the Province launched HOME on Jan. 16, 2017, the intention was to make housing more affordable by providing eligible first-time homebuyers with a loan to put towards their down payment. These loans are interestand payment-free for the first five years. HOME was expected to provide 42,000 loans over three years; in reality, fewer than 3,000 loans were approved by Jan. 31, 2018. “Unfortunately, the economics of the HOME program just didn’t work because of the fees involved with homebuyers’ access to the program,” Bob de Wit, CEO of the Greater Vancouver Home Builders’ Association (GVHBA), told NextHome. “For example, a homebuyer taking a $15,000 second mortgage would need to pay in excess of $1,000 of fees and charges, not to mention having to deal with an onerous (bureaucratic) process.” Despite HOME’s low participation rate, the need to make housing more affordable still exists. The question is: will the HousingHub be the answer? This new initiative aims to make purchasing or renting a home more affordable for middleincome British Columbians in
select communities by forming public-private partnerships to create affordable homes, and by launching a program to help prospective buyers become homeowners and build equity. “It is unfortunate that more households did not take advantage of the program, as saving for a down payment continues to be a major hurdle for most first-time buyers,” says Cameron McNeill, executive director of MLA Canada, a comprehensive real estate service provider. “This being said, [HOME] did not address the issue of supply in our market, which is the main driver of increased prices, and instead increased purchaser debt.” He adds that HousingHub’s plan to partner with developers is a “step in the right direction.” Similar to HOME, one of the HousingHub’s mandates is to “establish a new affordable ownerpurchased housing program” and to collaborate with the provincial government to clear or reduce unnecessary barriers.
“A better understanding is needed about the type of assistance it will provide for home purchases and building equity, and who can qualify,” says McNeill. “The success of the program will lie within the execution and each municipality’s ability to truly use the program to fasttrack developments and work with developers both public and private. [...] We are excited about the conversation and ideally a program that can be implemented for residents to take advantage of.” While the HousingHub sounds promising, de Wit says it won’t address the needs that were being met by HOME. “The two programs have very different foci. Whereas the HOME program was targeted at families wanting to purchase a home, the HousingHub is (mostly) all about bringing together social housing advocates with funders, developers and builders for the construction of new social housing,” says de Wit. “They are apples and oranges.” MAR 30 - APR 13, 2018 41

Getting there Travelling to the Okanagan is a seamless road trip from most central and southern parts of British Columbia. Most visitors choose to drive via the TransCanada Highway and 97C to Kelowna, or the picturesque Crowsnest Highway that runs through Princeton and Keremeos, up to Penticton. Their three flagship beers can be sampled in their quaint, bright tasting room. Take a hike The rolling hills of the Okanagan may offer a perfect home for grapes to soak up the sun, but they also make for a stunning workout backdrop. From Kelowna
Eat from the earth The region grows far more than just grapes, as anyone who has eaten a fresh Okanagan peach can attest. Farmers’ markets can be found in multiple cities and towns throughout the region. Penticton Farmers’ Market is particularly worth a visit, taking over the main street for joyful, family-friendly fun, while Kelowna’s market includes a wide variety of artisan and cultural products in addition to dinner supplies. Enjoy spa time Relaxing with a spa treatment is the perfect reprieve from hot days and busy schedules. DESIGNER LISA CANNING OVERCAME A SERIOUS DESIGN DILEMMA TO CREATE A SUPER ORGANIZED, MULTI-PURPOSE SPACE THAT LOOKS GREAT AND FITS EVERYTHING Not enough storage is a common complaint among homeowners. Can you relate? When it came to working with my clients on redesigning and organizing their laundry room, they let me in on a little secret. Their home has no garage, basement or outdoor shed. So, this “laundry room” has to store off-season clothing, sports equipment, paint cans, and random odds and ends. Plus, it has to function as a space to wash, sort and fold clothing. Talk about creating a multi-purpose room! With the help of strategic storage products, I was able to create a customized space to fit all their needs. Here are five ways I accomplished the organized design.
Proper storage is essential to keeping a space clutter-free, and a family from feeling overwhelmed by stuff. I designed the millwork 36-in. deep to give the family lots of space for large, bulky storage. To make sure these large cavities remain practical, I used a series of large, easyview bins by home organization company NeatFreak (neatfreak. com) to keep things that require more frequent access such as towels and cleaning supplies in plain sight.

Don’t forget you can customize the most important aspect of your laundry room: your washer and dryer. I selected a stackable washer and dryer by Whirlpool (whirlpool. ca) to maximize all available space. The front load machines offer a multitude of settings that allow the family to wash and dry everything from well-worn sports gear to delicate dance costumes. With the choice of three finishes, I went with white as a bold contrast against the blue cabinetry.
Also installed was a triple sorter with ironing board laundry system also by NeatFreak, which allows the family to create an additional surface area for laundry sorting, folding and ironing.
Custom floating shelves were created out of the same laminate used on the countertop (belangerlaminates.com) to provide additional storage and decorative display. Architectural details were created using MDF tongueand-groove by Metrie (metrie.com) to create a shiplap look. I like using shiplap as it provides a subtle texture to a room.
To keep the space looking fresh and appealing, I went with bold coloured cabinets in Bermuda Blue by Benjamin Moore (benjaminmoore.com) and chose a vibrant rug from HomeSense (homesense.ca) to complement the paint colour. For a pop of shine, I used bronze accents on the hardware (shaynefoxhardware. com) and the faucet (deltafaucet.ca).

With presale condos on the rise, many developers are making a significant investment in the presentation centre experience to ensure people receive the information they need to make a buying decision. While you may not be able to physically walk through your future space, being savvy about your needs and scouting a floorplan will help. Trends in floorplans can vary, with each new development catering to different homebuyers. During your search, you may find developments in trendy areas such as Mount Pleasant featuring smaller units to attract first-time buyers. Floorplans in these developments are often open concepts – with the purchasers not wanting to pay for extra square footage in dead corners where their money could be used elsewhere. For those entering the housing market or families moving up, efficient floorplans are key to ensuring every square inch of footage is used. In neighbourhoods such as Kerrisdale, which attracts a high number of downsizers, efforts are taken to make the floorplan reflect their former dwelling. If you are downsizing but anxious about living in a smaller space, there are options that offer amenities like private storage units, private garages and large outdoor spaces.
An example of an efficient floorplan for a two-bedroom condo with two bathrooms and flex space at North Vancouver’s new Creston development.
Study the floorplan and conduct a “walkthrough” with the on-site sales representative to help interpret the home’s design, functionality and flow. Things to consider include entry closet by the front door, strategically placed storage, easy access to washer and dryer, positioning of pantry and kitchen appliances, bedroom placement and patio locale. Ask about the ceiling height and orientation of the desired unit; do you prefer morning or afternoon sun, or perhaps no direct sun exposure. After aligning your preferred neighbourhood with a floorplan that works for you and your family, review the building’s floor plate. This main plan will show the location of the unit in relation to others on the floor. Be sure to inquire about the location of elevators, stairs, garbage and recycling room, parking, bike and
storage facilities and amenities. Buying a new home sight unseen can be a little unnerving, which makes it important to work with the project’s sales representative and your realtor to ask the right questions and understand the floorplan. This will go a long way towards helping you find a space you feel truly comfortable in.
