Editors’ Notes
“Yes” to new development IF YOU’RE LUCKY ENOUGH to own a small slice of Vancouver’s pricey property pie, you may also be among those opposed to new development in their cosy little neighbourhood. You like it just the way it is, right? When asked to chime in on the NIMBY (not in my back yard) argument against new infill development, Bob de Wit, CEO of the Greater Vancouver Home Builders Association, told YP NextHome, “Metro Vancouver is experiencing the normal growing pains felt by a city increasing in population by an average rate of 30,000 new residents per year. People are reacting to changes in density, but more often, it is the fear of the unknown, not understanding the vision of a growing municipality, and the benefits new development can often bring to a community.” Here’s why NIMBYism is a losing battle:
LYDIA MCNUTT Senior Editor Yellow Pages NextHome Email: Lydia.McNutt@ypnexthome.ca Twitter: @LydiasTweets
1. The average Joe can’t afford to buy a home. A “low supply, high demand” scenario has created serious competition that many homebuyers simply can’t contend with. 2. People who can’t afford to buy homes in Vancouver area will buy elsewhere. I love the famous quote from the movie Field of Dreams: “If you build it, they will come.” Well, if Vancouver isn’t building it, then they – potential residents, visitors and businesses – will go elsewhere. 3. If you’re not moving forward, you’re falling behind. New development creates new housing opportunities and job prospects, but it also keeps old neighbourhoods fresh, forward-thinking and ultimately, in high demand. Think about it: an old neighbourhood with an aging population will not support new growth. 4. Everyone reaps the rewards of new housing communities. Benefits include affordable housing opportunities, as well as new businesses, services, schools, community centres and hospitals. More homes – and more homeowners – also means more property tax collected by the City, and used to maintain and repair the infrastructure that all Vancouver residents use. There’s some food for thought, and perhaps a few pretty good reasons to say “yes” to development in your backyard.

IT’S A GOOD NEWS STORY FOR YOUNG FAMILIES and savvy
downsizers searching for a home in Westside Vancouver. Yukon Residences, located a block east of Cambie on West 59th Avenue, is now selling, and the response is already enthusiastic. This collection of 32 homes features the warmth and charm of Victorian-inspired architecture with Juliet balconies, ornamental flower boxes, rich red brick and black metal detailing, plus an attention to contemporary
interior features that’s sure to wow the most discerning homebuyer. Best of all, the property fronts directly onto Winona Park, so when you call Yukon Residences “home,” you’ll be waking up in one of Vancouver’s most tranquil, lush neighbourhoods. “There simply aren’t many examples of Victorian architecture in Vancouver, so this is a unique approach,” says project architect Jim Bussey of Formwerks Architectural. “The cadence and the rhythm you’ll see here gives the streetscape a tremendous amount of variety and creates a sense of individuality for each suite.” Translation: this prestigious address is going be incredibly beautiful and intelligently designed.
“Yukon Residences will be like no other project in the city” — Yosh Kasahara, Alabaster Homes
Victorian-inspired architecture gives the homes presence opposite Winona Park
Homes to delight “Yukon Residences is our fourth project in the Marpole neighbourhood,” says Yosh Kasahara, director of sales and marketing at Alabaster Homes, adding that the company now has more than 100 homes under development in Vancouver, making it one of the largest townhome developers in the city. “We’ve taken all the special features and details that people told us they loved in previous projects — things like private garages, outdoor living spaces and central air conditioning — and made them even better. Yukon Residences will

be like no other project in the city.” Kitchens, always the true heart of a home, feature a modern twist on classic style. Dramatic shaker cabinetry is designed with a slight bevel on the profile to create a soft, transitional look that complements the crisp, contemporary lines of quartz kitchen islands. But for Brenda Chiu, co-principal of Area3 Design, it’s the backsplash that’s her favourite feature. “[Featuring] a striking chevron-patterned natural stone, the backsplash becomes the room’s focal point — a shining example of these homes’ unique personality and character.” In addition to traditional threeand four-bedroom townhomes, Yukon Residences also introduces a concept new to this neighbourhood — spacious garden flats envisioned as an innovative alternative for people who want the convenience of single-

level living without having to live in a highrise building. “Yukon Residences’ garden flats offer direct access to Winona Park from their patio, and with up to three bedrooms, they’re perfect for downsizers who want to stay in the neighbourhood where they raised their family,” Yosh explains. He adds that many also include private garages within the secure underground parkade, which opens a whole new world of storage and security possibilities. Need yet another enticement? Townhomes are each designed with a private rooftop patio that’s sure to become a favourite retreat for the entire family. “Because of the way Winona Park is terraced, you’ll get long, panoramic views to the east and south — views that are going to be nothing short of spectacular,” Yosh says.
PICTURED LEFT Meticulously detailed flower boxes, gates, railings and landscape details create a grand entry
Enviable location When it comes to sheer convenience, Yukon Residences is a winner, too. Nearby urban amenities are diverse and include the Marine Gateway Retail Centre, Oakridge Mall, Langara Golf Course and Cineplex Theatres. Two existing Canada Line stations are just a 10-minute stroll away, and once the new station at 57th Avenue is built, you’ll be barely two blocks from being whisked effortlessly to YVR, Richmond or downtown Vancouver. Parents are also delighted that these homes are within the catchments for two top-ranked schools, Yosh says — J.W. Sexsmith Elementary and Sir Winston Churchill Secondary, a highly acclaimed International Baccalaureate School. “Purchasers in our recent developments have told us the IB Program at Churchill Secondary was a key driver for locating here because they want the best opportunities for their children.”

Yukon Residences will be located adjacent to Winona Park at 7521 Yukon St. in Vancouver’s soughtafter Marpole neighbourhood. Floor plans include three- and four-bedroom townhomes as well as single-level garden flats ranging from one- to three-bedroom designs. Yukon Residences is now selling by appointment from the Alabaster showroom at 301 – 1788 West Broadway. Better hurry though, because only 32 home-ownership opportunities exist. Neighbourhood Profile | MARPOLE
Marpole By Diane Duflot
MARPOLE IS A MOSTLY residential
neighbourhood on the southern edge of the City of Vancouver. Its borders are Angus Drive to the west, 57th Avenue to the north, Ontario Street to the east and the Fraser to the south. It has seen much change over the years, largely due to the construction of the Oak Street Bridge and the Arthur Laing Bridge, leading to the southern suburbs via Highway 99 and Vancouver International Airport, respectively. Lifestyle: This neighbourhood has a strong sense of history, particularly within its aging population. Archaeologists have found evidence that Marpole was inhabited as far back as 3500 B.C. This is also one of Vancouver’s oldest settlements, which was called “Eburne Station” in 1860. The area received another boost when the Lulu railway and the BC Electric
22 YPNEXTHOME.CA
interurban train were built in 1908, increasing its accessibility to and from other areas of the Lower Mainland. The vibe: Marpole is a juxtaposition of contradictions: not only does the combination of young students and senior citizens contribute to this feeling, but there so does the pairing of quiet residential areas dotted with ample greenspace with the major arterials that run through the city. Plans to bridge the areas that feel somewhat cut off from each other due to being bisected by busy streets are in the works. Meet the neighbours: The 2011 census recorded Marpole’s population as 23,832 and the median age as 41.6. Because this neighbourhood is a high-traffic area,
it’s less expensive than most areas of the city, and students and seniors are taking advantage of the prices here, as well as many new Canadian. There are also several seniors’ homes in the neighbourhood. The area appeals to the “day trippers” and “night owls” who enjoy the proximity to not only the downtown core but also the vibrancy of nearby Richmond. Marpole is an eclectic mix of residents that have come together to form a real community. In the area: The shopping in Marpole is along the Granville corridor, and although it is mostly smaller, independently owned shops, they are also some larger chains stores here. The lower mainland’s oldest community centre, Marpole Oakridge Community Centre, is located in this neighbourhood, too. There
Hot Spots
is also plenty of greenspace in Marpole: Winona Park has three terraced fields for football, Ebisu Park boasts a climbing rock and Oak Park features basketball courts and water park. Planes, trains and automobiles: Marpole is very well served by public transit, since many of the buses that serve the Lower Mainland’s suburbs pass through here. Although there are major arteries leading out of Marpole, these tend to get congested at rush hour, so it might be best to take TransLink if you will be travelling at that time. Since it is also directly across from the Vancouver International Airport, it’s easy to catch a flight from here.
Quick Facts » Most common housing type: lowrise buildings 47%, single-detached 25%, detached duplex 11% » The neighbours: 45% homeowners, 55% renters » Average household income: $70,291
Real Estate Market Given its central location, Marpole is relatively inexpensive. There’s a real mix of retail stores and restaurants here, but finding some reasonably priced goods or food shouldn’t be too much of a challenge.
Street Corner There’s a strong sense of community here. The people on my street know each other and we take care of each other. It’s a great place to live! –Jane, server I’ve lived in Marpole my whole life, and at my age, I don’t plan on moving. It’s gotten busier over the years, but I don’t mind. I love being near the action. –Martha When I was looking for an apartment, I looked around quite a bit. I could afford to live here, it was a quick commute to school and I like this neighbourhood. –Alec

Mismatch between housing supply and demographic demand in Canada THERE’S A QUESTION looming over every homebuyer, seller and real estate watcher in Greater Vancouver: what’s behind the housing affordability crunch? The Canadian Home Builders’ Association (CHBA) did an in-depth analysis of the key factors behind current housing market conditions. The research report, The Housing Supply Deficit – Not Enough Homes for Families with Young Children, identifies a significant – and growing – mismatch between housing demand and what home builders are able to supply, given today’s planning and zoning patterns and lack of available serviced land. The report also comes with a warning: if current trends continue, Canada will see a shortfall of 300,000 familyoriented homes in the next 10 years. According to CHBA’s data, demographic factors are driving demand for lowrise houses suited to young, first-time home-buying families, as Canada experiences a “baby boomlet.” Simultaneously, aging Baby Boomers and older Canadians are not downsizing from their detached homes in the numbers predicted, preferring to agein-place. Quite the opposite, many are actually trading up to larger single-family units, creating a more-pronounced shortfall of lowrise homes. “There has been a lot of commentary around what’s driving house prices in markets like Vancouver and the GTA. Much of this overlooks the fundamental factors of supply and demand, and the increasing number of young families trying to achieve home ownership,” according to CHBA CEO Kevin Lee. “CHBA’s research shows that current patterns of urban development fail to address the needs of young families looking for a place to call ‘home.’ There is a distinct lack of higher-density, 34 YPNEXTHOME.CA

ground-oriented homes they can afford, such as townhomes, stacked towns and similar housing formats. This is the ‘missing middle’ in our largest and fastest-growing communities,” Lee adds. The effects of the lowrise shortfall are further amplified by supply constraints, including lack of infrastructure and developable land, development restrictions, NIMBYism, and municipal policies favouring highrise development. Canada has seen a 27-per-cent drop in the construction of lowrise homes since 2007. The fastest-growing markets are experiencing a much more dramatic decline. In the GTA for example, inventory of lowrise homes dropped 89 per cent in the last decade, and sits at historic lows. There is a particular
shortage of higher-density, lowrise attached homes offering access to transit, which increasingly represent the “missing middle” of urban housing stock. “In markets experiencing strong economic growth and in-migration, these supply factors are a big part of what is fueling rapid price appreciation within the ground-oriented housing segment. While some observers look for other explanations, and there are indeed other contributors, the ‘law’ of supply and demand remains pervasive,” Lee adds. “What we are seeing is the Millennial generation really struggle to find a place to live and raise their families in our largest cities, and this has worrying longer-term implications for them, these communities, and the economy at large. “Although there has been a lot of focus on trying to dampen prices, a big part of the solution is enabling a housing supply response. We’re not talking about ‘sprawl’ here, just about building smarter communities, including infill projects and transit-oriented development, that young families find welcoming and manageable with young children.”

The 2017 Georgie Awards Celebrating 25 years of excellence By Susan M Boyce
A SELL OUT CROWD of more than 600 builders, renovators and industry professionals gathered at the Hyatt Regency Hotel in downtown Vancouver on March 11, to recognize the winners at the 25th Georgie Awards. As always, the gala was a showcase of the diversity, innovation and expertise that define residential construction throughout British Columbia. And as always, the evening held plenty of drama, as well as a few surprises. Entries were up by an incredible 15 per cent over last year, yet no single company dominated. Entries came in every size and design imaginable — compact urban condominiums, townhomes, masterplanned communities and custom homes valued at upward of $3 million. Even more remarkable, though, was the number of first-time entrants who struck gold — a testament to the fact that skill and commitment to crafts are why people from around the world come to study home building on the West Coast. The Grand Georgie for Single Family Production Builder of the Year was one of three golds that went to first-time entrant Foxridge Homes. Diane Zarola, director of sales and marketing, says she believes the open-to-below design that allowed Great Rooms with ceilings that soared 18 to 20 ft. was just one factor that helped Foxridge garnered gold in both the under 2,300 sq. ft. and over 2,300 sq. ft. production home categories. Continuing a winning streak that began in November with a surprise win at the biannual UDI Awards, first-timer Infinity Properties added Best Multi-Family Townhouse Development and the Grand Georgie for Marketing Campaign of the Year to their impressive list of accolades for Heritage. Located in Langley’s historic Murrayville neighbourhood, Heritage 36 YPNEXTHOME.CA

The 25th Georgie Awards was a showcase of the diversity, innovation and expertise that define residential construction throughout British Columbia offers a sophisticated, maintenancefree lifestyle alternative aimed squarely at downsizers who want to stay in the community they love. South Surrey-based Zenterra Developments Ltd. was the only company to take home two of the
coveted Grand Georgies, winning in both the Residential Community of the Year and Multi-Family Home Builder of the Year categories. “It’s not just about architectural design and interior features,” says Zenterra’s Derek Fenton, who handles development and

As expected, competition was stiff in the condominium categories with many well-respected, long-established developers vying for top honours. Concert Properties was a two-
time winner for Navio at the Creek, a spectacular master-planned community now under construction in Southeast False Creek. On the downtown side of False Creek, Concord Pacific’s One Pacific was named Best Mid/High Rise, while farther east in Burnaby Milano by Solterra struck gold for Best Multi-Family Kitchen and Best Display Suite. Advice
Smaller condo space drives bathroom design trends By Bob de Wit
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WHEN LIVING IN SMALLER HOMES, good
design and aesthetics are incredibly important, especially for one of the smallest rooms – the bathroom. American Standard Brands’ marketing director of Canada and GVHBA member, Michael DelGuidice, confirmed that people’s time spent in the bathroom and expectations for the spa-like experience continue to push the industry. He noted that builders and manufacturers are responding with products specifically designed for smaller spaces. Michael walked me through some of the more popular products one can expect to find in new condos being built today. Wall-hung toilets not only look sleek, they make cleaning floors a breeze. Raised off the ground, emphasis is drawn to the floor tiles – often a significant bathroom feature, while creating a larger sense of space. Not to be outdone by tiles, the wallhung DXV Spalet Smart Toilet has an array of options including an integrated bidet, complete with water temperature control, air drying, night lights and auto opening – it’s actually capable of recognizing if the seat and lid should be raised or just the lid. The state-of-the-art technology recognizes the user as they approach. A wall-mounted vanity keeps within the same design trend, maximizing space and storage in the bathroom. Integrated storage trays facilitate multiple users, 42 YPNEXTHOME.CA
while keeping items organized and out of sight. It’s definitely a plus for condo living where the bathroom is likely shared with guests. Traditionally found in larger bathrooms, the look afforded by the popular freestanding tub can now be achieved with a three-sided tub, positioned against the wall. However when it comes to bathing, Michael says the experiential shower reigns most popular for small urban spaces. Complete with over-head and handheld rain showers, including lights and sound, the Grohe SmartControl is an intuitive shower system with multiple controls, with a design concept that’s based on the dashboard of a car! In a fraction of a second, a simple push of the button starts your shower at your desired temperature and flow. Mixed materials continue to be a strong
trend, helping to balance the industrial look with a spa-like atmosphere and feel. Michael said “wood, poured composite stones, and concrete in matte finish are trending, noting ‘white is still king’ when it comes to the bathtub, sink and toilet.” When it comes to living in smaller spaces, good design, state-of-the-art technology and functional aesthetics are essential to achieve the spa-like experience. 10 things to know about the BC HOME Partnership Program TO HELP EASE THE PRICE PAINS of
Vancouver’s ultra-expensive housing market, the Government of BC launched the Home Owner Mortgage and Equity (HOME) Partnership Program earlier this year. The program gives first-time homebuyers – those who have saved a portion of their down payment and who can afford a mortgage – an interest-free down payment top-up, to help them get their foot in the door. If this sounds like you, here are 10 things you should know, courtesy of the Real Estate Board of Greater Vancouver: 1. The BC HOME Partnership Program began accepting applications in January of 2017, and will end on March 31, 2020. 2. The program offers a down payment loan of up to five per cent of a home’s purchase price, to a maximum of $37,500, on a home with a maximum price of $750,000. The loan matches the buyer’s down payment and is interestfree and payment-free for five years. 3. Before applying, the applicant must have a partial down payment saved (or gifted) and must be pre-approved for a high-ratio insured first mortgage for at least 80 per cent of the purchase price. Buyers must have qualified under all the rules for a mortgage, including the stress test. The combined, gross household income of all individuals on title cannot exceed $150,000. 4. The above-mentioned pre-approval letter can come from a mortgage broker. 5. To qualify, homebuyers must: • be a Canadian citizen or permanent resident for at least five years; • have lived in BC for one year; • be a first-time buyer who hasn’t owned 48 YPNEXTHOME.CA

$750,000, homebuyer has saved $52,500 • Minimum down payment required for an insured first mortgage: $50,000 • BC HOME Partnership Loan - $37,500 (maximum 5% of purchase price) • Total down payment - $90,000

an interest in a residence anywhere in the world at any time; • plan to live in the home as their principal residence for the first five years. 6. Buyers register, to the calculations, and submit their application – all online. There’s no physical paperwork. 7. Only the buyer can complete the application on his or her own behalf. 8. In BC, 87 per cent of apartments, 73 per cent of attached homes, and 19 per cent of detached homes currently on market could qualify for this program, according to Dan Maxwell, Chief Financial Officer of BC Housing. 9. After five years, buyers repay the loan or begin monthly payments at a fixed rate equal to prime rate plus 0.5 per cent. This interest rate is reset at each of the 10, 15 and 20 anniversaries. Loans are due in full after 25 years. 10. The homebuyer is responsible for all costs associated with the purchase and financing of their home, including legal costs. Housing a priority in Budget 2017, but still falls short By Wayne Karl
BUDGET 2017 makes housing a priority, proposing to spend more than $11 billion over 11 years in a variety of initiatives, but so far fails to address key market-related issues – again. “The housing-related allocations in this budget are principally for affordable and social housing, so the key challenge of affordability for market-rate housing, and especially for first-time homebuyers, remains an issue,” Kevin Lee, CEO of the Canadian Home Builders’ Association (CHBA), told YP NextHome. To help address immediate housing needs, Budget 2016 committed to invest $2.2 billion over two years, to give more Canadians access to more affordable housing. To supplement these investments, Budget 2016 also provided funding for low-cost loans and new financing tools to encourage municipalities, housing developers and non-profit housing providers to develop more affordable rental housing units. To build on these efforts, Budget 2017 proposes to invest more than $11.2 billion over 11 years in a variety of initiatives designed to build, renew and repair Canada’s stock of affordable housing, and help ensure that Canadians have affordable housing that meets their needs. These investments will be made as part of a new National Housing Strategy. To be released later this year, the Strategy was developed following extensive consultation with and input from provinces, territories, municipalities, Indigenous Peoples, industry experts, stakeholders and Canadians who are living with the challenge of finding adequate and affordable housing in many of Canada’s big cities, and rural and remote communities. 54 YPNEXTHOME.CA

Key elements of the Strategy will include:
A renewed federal-provincial-territorial partnership in housing
» a renewed partnership between the government, and provinces and territories to better support key housing priorities » a new $5-billion National Housing Fund to address critical housing issues and better support vulnerable citizens » targeted support for northern housing » targeted housing support for Indigenous Peoples not living onreserve » renewed and expanded federal investments to combat and prevent homelessness » making more federal lands available for the development of affordable housing » expanded funding to strengthen Canada Mortgage and Housing Corp.’s housing research activities.
Budget 2017 proposes to provide approximately $3.2 billion over the next 11 years to provinces and territories to support key priorities for affordable housing. These priorities may include the construction of new affordable housing units; the renovation and repair of existing housing; rent subsidies and other measures to make housing more affordable; and other initiatives to support safe, independent living for Canada’s seniors, persons with disabilities and other individuals requiring accessibility modifications. This investment will be provided through a new, expanded, multilateral investment framework that will replace the existing Investment in Affordable
Despite that affordability for market-rate housing wasn’t addressed in Budget 2017, there has been a gross lack of data in Canada on key aspects of the housing market, Lee says
Housing initiative, which is set to expire at the end of 2018-19. New National Housing Fund Budget 2017 proposes to establish a National Housing Fund to address critical housing issues and prioritize support for vulnerable citizens, including: seniors; Indigenous Peoples; survivors fleeing situations of domestic violence; persons with disabilities; those dealing with mental health and addiction issues; and veterans. Administered through CMHC, the Fund will receive an investment of $5 billion over the next 11 years. The National Housing Fund is intended to: » Encourage greater collaboration and investment in housing: To pool resources among many housing partners, including governments, the private sector and community organizations, to prioritize large-scale community renewal projects.
» Expand direct lending for new rental housing supply and renewal: Provide municipalities and other housing partners with sustained and improved access to low-cost loans for the repair and renewal of housing units, as well as for the construction of new affordable housing, through the Affordable Rental Housing Financing Initiative. This will leverage billions of dollars available for investment in affordable housing, and help improve the quality and condition of affordable housing across Canada. » Support for innovations in affordable housing: CMHC will make up-front capital contributions available to affordable housing providers. This will encourage innovative approaches to housing development, such as energy efficiency retrofits to lower utility costs, and accessibility modifications to expand the range of housing options available to Canadians living with disabilities. » Preserve the affordability of social housing: CMHC will provide temporary
funding to social housing providers as they transition to more sustainable operating models. » Support a strong and sustainable social housing sector: CMHC will also establish a Sector Transformation Fund and Technical Resource Centre to provide technical assistance, tools and resources to help social housing providers transition to more efficient and financially sustainable operating models. Further details about the National Housing Fund will be announced as part of the launch of the National Housing Strategy, coming later this year. “As expected, this budget allocates social infrastructure money to priorities that the government has identified to help those in housing need, but it also wisely holds some back for the complete National Housing Strategy later this year,” says Lee. “This will allow for more innovative solutions, which are needed to make public dollars go the furthest, for the most people, in the most effective ways.” Given the challenges facing firsttime homebuyers, more mechanisms to support well-qualified buyers are still needed, to ensure young families are not locked out of homeownership. “CHBA will continue to make recommendations through the National Housing Strategy process, and other initiatives, that can get to the root problems of housing affordability and fix them,” says Lee. Examples would include addressing housing supply issues, and curbing the excessive regulation and red-tape that keep family-oriented housing from being developed at sufficient pace, in sufficient numbers, at a price people can afford. Despite that affordability for marketrate housing wasn’t addressed in Budget 2017, there has been a gross lack of data in Canada on key aspects of the housing market, Lee says. “More datagathering and analysis that can support sound policy decision-making to best address affordability challenges are welcomed by CHBA, and were a specific recommendation from our association.” MAR 31 - APR 14, 2017 | NEW HOME & CONDO GUIDE 55

Advice | CONDO SENSE
Intro to pre-sale development By Cameron McNeill
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WE OFTEN GET questions from home seekers about buying pre-sale homes and how it works. Spring is a great time to start your home search and to visit presentation centres. There is a large supply of new condo inventory in Greater Vancouver, so you will have many projects and neighbourhoods to choose from. This is Part 1 of our introduction to pre-sale development, and we wanted to share a few frequently asked questions to help educate you about the process.
Q. How does the pre-sale process work?
A. This is an opportunity for a buyer to secure a home in the pre-construction phase. You can visit a presentation centre to familiarize yourself with the new development, by walking through a display suite, reviewing the floor plans and amenities, and getting an overview of the community. To buy a pre-sale home, you submit a contract and deposit, which holds your home until the building is complete, at which time you will get full ownership. There are many benefits to pre-sale purchasing, like allowing time to budget, selecting colour scheme and options, and moving into a truly new home.
Q. How do I get notified about new projects?
A. Register on the project’s website and get your realtor to sign up for
Brentwood’s newest pre-sale development, Lumina, will preview this spring with a 10,000-sq.-ft. presentation centre featuring three exceptional display suites
updates, too. Often the developer will host a realtor event prior to the public launch, which allows your realtor to gather information on the development, pricing and timing of sales. In a highly active market like our current one, it is important to respond to emails and phone calls from the sales representatives – if you wait, you will likely have far less selection, if any at all.
and the final five per cent is required within 12 to 18 months. Developers are often subject to requirements from their banks, which is why this deposit amount and payment schedule is needed. Make sure you review the deposit structure and timing of payments with your sales representative and/or realtor, to ensure you understand your obligations and when deposit money is due.
Q. What can I afford? A. To understand what you can afford,
Q. After I sign a contract, when is
speak with a financial planner or mortgage broker to get yourself preapproved. We strongly recommend arranging your financing at the time you write a contract on your pre-sale home. By locking in at today’s rate, you will protect yourself from climbing rates that may occur over the course of the building’s completion.
Q. What is the best way to manage
it a legally binding contract?
A. Once a contract is signed by both parties, there is a seven-day rescission period in which you can cancel your contract without penalty. After this rescission period, your contract is legally binding and both parties are expected to execute their obligations as per the terms. In the next issue, we will continue with Part 2, with more answers to frequently asked questions about the presentation centre.
the deposit?
A. Most pre-sale homes require a total deposit of 20 per cent of the purchase price, paid out in stages. Typically, the 20-per-cent installment structure is 10 per cent for the first deposit, then five per cent due within six to 12 months,

Property Profile | THE BREWERY DISTRICT
The Columbia at The Brewery District By Susan M Boyce
I CONFESS, I’ve always had a soft spot
for the Sapperton neighbourhood. There’s something irresistibly charming about this well-established area of New Westminster. So, I’ve been keeping a close eye on The Brewery District, a forward-thinking, master-planned community from Wesgroup Properties — and what I’m seeing is delightful. Located on the former Labatt’s Brewery site, this community has already developed an engaging, lively ambiance. People here talk to each other, and laughter is heard often. “Save-On-Foods, Browns Socialhouse, Shoppers Drug Mart, Starbucks, and Freshii are just some of the amenities that are already here,” says Beau Jarvis, senior vice-president of development. “There’s no waiting for an on-site grocery store or somewhere to grab a coffee with friends.” And there’s another bonus that’s a hit with the increasing number of young couples who want to raise their family in an urban setting, close to transit that still provides the sense of community and security associated with 62 YPNEXTHOME.CA
the suburbs. “More and more of these potential buyers tell us safety is a major consideration in the buying decision. At Brewery District, we’ve made it a priority to be proactive in addressing these safety concerns through intelligent design features.” Rapidly, he lists just a few: a well-lit pedestrian promenade to the Sapperton SkyTrain that’s situated just 200 metres away, shops and restaurants clustered around public plazas so there are people around at all hours of the day and night, FOB access that meets Crime Prevention Through Environmental Design (CPTED) standards, and strategically placed outdoor lighting to illuminate shadowy corners. “Plus, with the Transit Police as one of your neighbours, security is automatically enhanced.” With more than 10,000 sq. ft. of amenity space at Club Central, getting social and fit is not only easy, it’s fun too. Test your stamina on the squash court or break a sweat in free weights or circuit training. Maybe limbering up with downward dog or learning some sexy

What’s new for Tax Season 2017? WITH TAX SEASON fast approaching,
here’s the run-down of new and improved credits for Canadians this year: New and improved benefits and credits » Canada child benefit (CCB) – The CCB is a tax-free monthly payment made to eligible families to help them with the cost of raising children under the age of 18. The CCB might include the child disability benefit and any related provincial and territorial programs. It replaces the Canada child tax benefit, national child benefit supplement and the universal child care benefit. » Northern residents deductions – If you have lived, on a permanent basis, in a prescribed northern or intermediate zone for a continuous period of at least six consecutive months, you may be eligible for a deduction. For 2016 and later years, the basic and the additional residency amounts used to calculate the northern residents deductions will be increased from $8.25 to $11 per day. » Eligible educator school supply tax credit – Eligible educators may be able to claim a 15% refundable tax credit based on up to $1,000 of eligible teaching supplies bought during the tax year. New services » Express NOA – This new service delivers an instant assessment result message and provides a notice of assessment directly into the certified tax software the next day. To use the service, you must be registered for online mail and file electronically using a certified tax software. » Account alerts – As a fraud prevention measure, this new service notifies you by email when an address has changed, banking information for direct deposit has changed, or if mail sent to you by the Canada Revenue Agency was returned. You may register for this service through My Account or MyCRA mobile app. 64 YPNEXTHOME.CA
MORE TRENDING ONLINE ypnexthome.ca/news
» Link between My Account and My Service Canada Account – You can now access these two accounts through a single sign-in session. » MyBenefits CRA mobile app – You can use the CRA’s new web-based mobile app to securely view your next benefit payment dates and amounts, the status of your CCB application, update your marital status, and change information about children in your care. Enhanced services » Online mail – This service provides you with the option to sign up to receive certain CRA correspondence in your secure CRA My Account instead of by paper mail. Throughout 2016 additional types of correspondence were added to the online mail service, including benefit notices and slips, and instalment reminders. » Community Volunteer Income Tax Program (CVITP) – The CVITP helps Canadians with modest income and a simple tax situation by preparing their tax returns free of charge. This year, we are recruiting more organizations and volunteers to help expand the program in more communities. Now more Canadians than ever can receive help to do their taxes and ensure they are receiving the credits and benefits they are eligible for. » Auto-fill my return – Enhancements to this service include extended log-in sessions so you can stay logged into the service for a longer period than before, more tax slips, and the use of the service for previous-year returns. » MyCRA mobile app – The MyCRA mobile app now allows you to update your marital status and sign up for account alerts.
Other changes » Income splitting tax credit – The family tax cut has been eliminated for the 2016 year and future tax years. Mobile munchies: The ultimate Vancouver food truck guide by Megan Jones
AROUND THE WORLD, from Mexico City
to Beijing, street food vendors provide quick and delicious meals for diners on the go, and have done for centuries. Thanks to a recent explosion of food trucks in Vancouver – a multicultural city with a relatively young and flourishing culinary scene – visitors and locals can now taste Korean, Japanese, Italian and even Australian street food most days of the week. So, the next time you forget your lunch, consider visiting one of these fine food trucks. Mobile munchies: The ultimate Vancouver food truck guide FOR THE HEALTH-CONSCIOUS EATER » Chickpea Truck: A Kits Beach regular that occasionally migrates downtown, this wholesome food truck’s Lebaneseinspired vegetarian dishes are perfect accompaniments to an afternoon of sun-tanning or an evening of stargazing. Falafel and pita plates are great for solo meals, while platters of hummus, salad, pickles, and chickpea fries are lovely when shared. » Culver City Salads: This lime green food truck parks from Tuesday through Friday at the corner of Thurlow and West Hastings — but on weekends you may find Granny Smith (as she’s aptly named by owners) at Vancouver Farmers Markets around the city. The specialty is salad, of course, but of the creative sort. Colourful medleys feature healthful ingredients such as avocado, pickled carrot, lentils, quinoa and creamy pumpkin seed dressing. Salads are made fresh everyday, changing in shape, taste
and form depending on what’s available locally and sustainably. » Miss Siam: Not for the faint of tongue, this spice-centric food truck provides rare street eats from Thailand’s southern regions. Often located downtown or in Kitsilano, authentic items include a super spicy pad Thai, warm green curry, penang curry, cold salad rolls and more. Hot tip: add a fried egg to any dish for just one buck! FOR THE MEAT LOVER » The Aussie Pie Guy: There’s nothing quite like enjoying a warm meat pie on a beach towel or picnic blanket while hanging out with friends at Kits Beach, where this food truck often parks. The Aussie Pie Guy is the only local food truck offering traditional, savory Australian meat and vegetable pies (yum), as well as unusual salads and nonalcoholic drinks.
» Fliptop Filipino Fusion: Known as the food truck with the funky designs, this graffiti-adorned street food vendor based in Port Moody offers spicy, meatladen Filipino foods with an American/ Canadian twist. Depending on the day, here you’ll enjoy lip-smacking beef sliders, Fili-Cheesesteaks, barbecue skewers and even homemade pulled pork – plus much, much more. » Holi Masala: Looking for a robust yet healthy lunch? Holi Masal, often found on the corner of Georgia and Seymour, offers Indian-style dishes that are “fused” with homemade masalas, translating to spice mixtures ground into a paste or powder that pack a punch. Flavourful options include butter chicken with chickpea salad, pakora with greens, tandoori wraps and more. This content was originally published on YP.ca. COMING SOON TO THE BRENTWOOD NEIGHBOURHOOD, Gilmore Place is poised
to transform Burnaby’s western gateway into a dazzling urban hub. Located on the southeast corner of Gilmore and Lougheed, this 12-acre masterplanned community will be home to the tallest residential tower in Western Canada. The Gilmore SkyTrain Station as well as world-class shopping, entertainment and convenient office space will be at the very core of this up-and-coming neighbourhood that is set to redefine metropolitan living. “The flagship tower in our initial phase will be over 700 ft. tall,” explains Nick Belmar, Onni’s vice-president of sales. “You’ll have the SkyTrain at your doorstep too. It’s virtually unheard of to have this level of connectivity.
Gilmore Place is poised to transform Burnaby’s western gateway into a dazzling urban hub.
When you live at Gilmore Place you won’t even have to cross the street to get to transit. All you’ll have to do is walk through a landscaped plaza and step aboard.” Access to Highway 1 is a breeze as well, so hiking the North Shore Mountains or visiting wine country in Interior BC just got a whole lot easier. And if you’re one of the many people who prefer a two-wheeled commute to Vancouver, the Central Valley Greenway cycle route runs along the southern edge of the property.
Celebrate life Plans for Gilmore Place’s first phase are clearly setting a trend of excellence. “These three towers will introduce approximately 1,500 homes and 300,000 sq. ft. of brand new retail and services to the community,” Nick says. “The vision is to create a vibrant, engaging shopping experience in an open-air mall setting that’s outfitted with plazas, cafes, and seating areas that make it perfect for meeting and socializing with friends.” Although details are still under wraps, Nick reveals he expects a national grocer and fashion boutiques, restaurants, coffee shops, and personal services like doctors, dentists and banking will become part of the community. He adds that when complete, there will be 1.6 million sq. ft. of retail and office space throughout the Gilmore Place community.
Take time When you’re ready to relax, Gilmore Place will have plenty to satisfy. “Amenities are going to be in a class of their own — over 75,000 sq. ft. of indoor and outdoor spaces right on site. There’s literally nothing else like it,” Nick says. Think way beyond a state-of-the-art fitness centre and fully equipped entertainment lounge with chef’s kitchen — although naturally these will definitely be part of life here. Imagine having both indoor and outdoor pools, a hot tub, spacious rooftop barbecue and outdoor dining areas, a golf simulator, a Karaoke lounge, even a dual-lane bowling alley with its own bar. Your most pressing quest will likely be choosing what to do next. When you do feel like looking further afield, there’s plenty to keep you entertained. In about 10 minutes, you can get into the arts culture at the Shadbolt Centre for the Arts or Burnaby Village Museum. Lifelong learners will find plenty to challenge themselves with at BCIT or SFU. And, of course, skiing at Grouse and Seymour Mountains is just over the Ironworkers Memorial Bridge. Gilmore Place will be situated at Gilmore and Lougheed, the new gateway to Brentwood. Register by visiting onni.com/gilmoreplace to ensure you’re among the first to learn more about this exciting new community.
