Location trumps them all LOCATION, LOCATION, LOCATION: this real estate adage may be old

LYDIA MCNUTT Senior Editor Yellow Pages NextHome Email: Lydia.McNutt@ypnexthome.ca Twitter: @LydiasTweets

and of few words, but it speaks volumes. YP NextHome conducted a couple of surveys to find out what people really look for in their home hunt. To no surprise, location topped the list. It was even chosen over price. And what made for the most-desirable locations? Convenience. The location of your home will affect every other aspect of your life: how much time you spend in transit, where your kids go to school and how they get there, where you and your family will socialize and spend your spare time, what you eat, where you shop, what you buy and how much it costs. You’re not just buying a home on a block; you’re buying a lifestyle. Now, we can’t ignore price any longer so let’s be clear that there’s usually a trade-off involved when buying a home. Downtown locations offer proximity to work, entertainment and amenities, but often less square footage for your money. On the other hand, a suburban setting may mean more home for less money and the benefit of added privacy (if that’s what you’re looking for), but longer commute times and perhaps the need for a car – or two. Weigh the pros and cons of various locations and different housing types that are within your price range. When you’re shopping for a home and you have some compromises to make, an open mind can be your greatest asset. Do your research, choose carefully and enjoy your new home!

DOWNTOWN COQUITLAM

Coquitlam Town Centre is often equated with the mall located there bearing the same name, but with a concerted effort to densify in the vicinity of the soon-to-be-completed SkyTrain station, Coquitlam Town Centre is slowly getting an urbane feel to it with shops and restaurants and places to spend your entertainment dollars. Platform Transformational living

By Susan M Boyce

ONE OF METRO VANCOUVER’S HIDDEN

Dramatic style

GEMS, Port Moody is a city that people

“Platform’s exterior will be a modern twist on the industrial heritage look that was so popular at The Station next door,” says Ameet Johal, Aragon’s director of sales and marketing. While final details are still under wraps, she shares a few hints: grey brick, glass panels, inner courtyards, street-facing retail, and an inviting sense of warmth and welcome. Inside, Platform homes will bring all the thoughtful design and signature finishings I’ve come to expect from Aragon — including my favourite, a full-height, reclaimed red brick feature wall. With plans ranging from studio to three-bedroom apartments in addition

widely know has a whole lot to offer. Located just 38 minutes from downtown Vancouver via SkyTrain, only 28 minutes via the West Coast Express, and a bridgeless commute for those who prefer their own wheels via the Barnet Highway, this is a community with rich cultural and artistic connections, plus an enviable outdoor lifestyle. Coming soon is a whole new way to become part of this exciting neighbourhood. Introducing Platform, a six-storey collection of 104 homes — including six innovative live/work spaces — at Moody and Clarke Street in the heart of Port Moody. 18 YPNEXTHOME.CA

to townhomes, it’s clear there will be something for everyone. I’m also particularly intrigued by Ameet’s description of Platform’s six live/work spaces. “Port Moody has deep-rooted entrepreneurial spirit, so these homes are a response to that culture. The kitchen and living rooms will be designed to allow for soaring 20-ft. ceilings in the ‘work’ area. We’re getting a great response from creatives like fashion designers, graphic artists and people in the high-tech industry who can now see themselves working efficiently right in the comfort of their own home.”

Engage with life The neighbourhood itself is an intrinsic component of life at Platform. “There will be four retail/commercial spaces at street level, and we’re expecting at least one will be a restaurant or other eatery that will become a gathering place

where people can engage with their friends and neighbours,” Ameet explains. She adds, there will also be plenty of public outdoor spaces designed to encourage spontaneous socialization and conversation. On sunny days, most people typically head to the recently revamped Rocky Point Park to explore an array of outdoor activities that are nothing short of astonishing: walking and cycling trails, a water-spray park, outdoor swimming pool, skateboard park, boat launch and kayak rentals. In summer, you can also watch local painters in action as they set up their easels for Artists in the Park. Of course, there’s always the option of alfresco dining at one of the many picnic

tables or on a blanket you simply spread on the lawn. Bring your own basket or check out the many options from local vendors: everything from bakeries to ice cream and fine dining at The Boathouse Restaurant, and some of the best fish ‘n’ chips to be found anywhere in the Lower Mainland at Pajo’s. Even better, with many people suggesting Metro Vancouver is poised to overtake Portland as a number one destination for craft beer aficionados, Platform will put owners within steps of the dynamic Port Moody Brewery Row. “This whole neighbourhood is becoming a hotbed for foodie and brewery tours,” Ameet says. “And it’s just going to keep getting better over time.”

Now honestly, can you think of a better way to spend a lazy summer afternoon? Thought not.

Keep in the loop Platform will be located at Moody and Clarke Street, steps to the Evergreen Line and West Coast Express in downtown Port Moody. The presentation centre and display home open this spring. To be sure you’re first to receive more information as it’s released, register today at aragon.ca/platform. Neighbourhood Profile | DOWNTOWN COQUITLAM

DOWNTOWN COQUITLAM By Maria Rantanen

COQUITLAM TOWN CENTRE is often equated with the mall bearing the same name, but with a concerted effort to densify in the vicinity of the SkyTrain station, Coquitlam Town Centre is slowly getting an urbane feel to it, complete with shops and restaurants, and plenty of places to spend your entertainment dollars. 20 YPNEXTHOME.CA

The vibe Downtown Coquitlam, the Coquitlam Town Centre, is a study in contrasts: on side of the street, there’s a typical suburban mall, Coquitlam Centre, and on the other side of the street, a 100-acre park with a trails, greenspace and a lake locals fish in. Buffering the two is the Evergreen Cultural Centre, where locals

can take a variety of cultural activities from theatre to music to art shows. Meet the neighbours This area has a multicultural feel to it, as it attracts many immigrants. Almost 30 per cent of the population of Coquitlam hails from Asia, according to the 2011 Census, and many other nationalities

are represented in the population of this neighbourhood. As more immigrants arrive, so too does diversity — locals can buy their groceries at T & T Supermarket or dine out at one of the many ethnic restaurants. In the area Shopping, schools, culture, nature — Coquitlam Town Centre has it all. The epicentre of the area is Coquitlam Centre Mall but it is just one component of this diverse neighbourhood. Douglas College attracts students to the area and recreation facilities, like the Pinetree Community Centre and the City Centre Aquatic Centre, offer local residents opportunities to stay active and engaged in their community. Planes, trains & automobiles This area is perfectly positioned for getting around. The West Coast Express picks up downtown commuters in the morning and drops them off in the evening; buses going in every direction connect to the neighbourhood and the SkyTrain Evergreen Line connects the area to Metro Vancouver’s rapid transit system. For those needing to get farther out, Highway One makes it a breeze. The good, the bad and the rest Thirty years ago, a gravel pit was at the centre of Coquitlam Town Centre — it has since been transformed into an urban park, representing the positive changes the neighbourhood has experienced in recent history. But some residents are still feeling the growing pains of a new urban centre, including heavy traffic and construction mayhem.

Hot Spots Douglas College Coquitlam residents can conveniently study close to home at Douglas (pictured above), which offers a wide selection of great programs in arts, sciences and technology. Thousands of students access this postsecondary institution. Evergreen Cultural Centre

Real Estate Market Condos towers are fast popping up in Coquitlam Town Centre near the SkyTrain station. The rest of the neighbourhood has mainly older, three-storey walk-up apartments and townhouses, and to the eastern side behind the Town Centre Park, single-family homes. The Real Estate Board of Greater Vancouver reported that the benchmark price for condo apartments was $348,200 in January 2017, while townhouses came in at $504,600. Singlefamily detached homes were priced at $1,107,700.

Street Corner “We moved from Surrey to Coquitlam Town Centre because we were downsizing from a house. What we really love is the active living in Coquitlam. We don’t spend a lot of time at home — rain or shine, we’re outside.” –Janet, public servant “I like living in this area because it’s clean, safe and close to my workplace. I don’t want to spend too much time commuting. Here, I can walk to work and go shopping at Coquitlam Centre.” –Luna, accountant “I am tucked away in a quiet area of Coquitlam Town Centre, but I can still walk to urban places. Coquitlam is still a small town — I know the people at the bank and stores.” –Julie, teacher

There’s no need for Coquitlam Town Centre residents to go to Vancouver to take in a show – they can walk here to watch live theatre, take in a show or browse the art gallery. Coquitlam Centre Mall A destination mall for shoppers in the Tri-Cities area. The mall is anchored by The Bay and Sears and includes T & T Supermarket, H & M and a wide selection of popular retail stores. City Centre Aquatic Centre The wave pool at City Centre Aquatic Centre is always a hit with kids, but the pool offers aquatic lessons and leisure for residents of any age. The centre also includes a fitness gym. Pinetree Community Centre Offers fitness and recreational activities for all ages, from babies to seniors. At the Landing Youth Centre, teens can hang out with their peers and play some pool or play video games. MARCH 17 - 31, 2017  |  NEW HOME & CONDO GUIDE  21

Tax tips if you’re buying or selling a home IF YOU BOUGHT A HOME in 2016, or you

plan to purchase, here are some tax tips from the Canada Revenue Agency that may help you put some money back in your wallet: Principal Residence Exemption Sold your principal residence in 2016? File a tax return and claim the principal residence exemption for capital gains. Starting in the 2016 tax year, you are now required to report basic information (date of acquisition, proceeds of disposition like a sale, and address) on your income tax and benefit return when you sell your home to claim the full principal residence exemption. You do not have to pay tax on any capital gain when you sell your home if it was your principal residence for all the years you owned it, and if you did not use any part of it to earn income. A property may qualify as your principal residence for any year that you or certain family members lived in it, if none of you designated another property as a principal residence for that year. Home Buyers’ Amount If you are a first-time homebuyer, you may be able to claim $5,000 for the purchase of a qualifying home in 2016. You qualify for the home buyers’ amount if you did not live in another home owned by you or your spouse or common-law partner that year or in any of the four preceding years. A qualifying home must be located in Canada and registered in your name and/or your spouse’s or commonlaw partner’s name, according to the applicable land registration system. It includes existing homes, such as single-family houses, semi-detached houses, townhouses, mobile homes, condominium units, apartments in 22 YPNEXTHOME.CA

You are considered a first-time homebuyer if, in the preceding four-year period, you did not live in a home that you or your current spouse or commonlaw partner owned. You must intend to live in the qualifying home as your principal place of residence within one year after buying or building it.

Home Buyers’ Plan You may also be eligible to participate in the Home Buyers’ Plan (HBP), a program which allows you to withdraw funds from your registered retirement savings plan to buy or build a qualifying home for yourself or for a related person with a disability. You can withdraw up to $25,000 in a calendar year, and you have up to 15 years to repay the amounts you withdraw. Your first repayment starts the second year after the year you withdrew the funds from your RRSPs for the HBP. To qualify for the HBP: » you must be a first-time homebuyer;

Mass timber comes of age Virtuoso showcases trend-setting construction

RAIN AND GREY SKIES didn’t dampen the high spirits on March 2, when a select group of media met with the Adera development team and representatives from Penticton-based Structurlam at UBC. The occasion was the first delivery of cross laminate timber (CLT) panels that will be used to build Virtuoso, Adera’s sixth condominium project on the campus. Last year, Brock Common, an 18-story student residence near the Gage Residence, made headlines when it became the world’s tallest timber tower. Now, the six-storey Virtuoso is poised to become North America’s first market multi-family development using the cutting-edge technology. “Yes, a lot of people are suspicious [of midrise wood construction] at first,” acknowledges Eric Andreasen, vice-president of marketing and sales. “But the reality is that CLT — or mass timber, as it’s also known — meets or exceeds concrete in many areas. It’s seismically superior because it doesn’t crack or shatter like concrete. You can’t light it on fire because it self-chars, meaning oxygen can’t get at it. It’s more sustainably produced, requires less energy to recycle, and since the panels are pre-assembled by computer, there’s virtually no on-site waste.” As a crane lifted the first panel off one of the two delivery trucks, a collective gasp echoed through the group. Each Crosslam CLT panel weighs somewhere between 4,000 and 5,000 lbs. — more than two tons of solid, prefabricated material. The panel then floated effortlessly to it’s predetermined spot, where two construction crew members gently guided it into its slot, ready to be anchored into the steel building frame. It was visual confirmation of the precision construction method 26 YPNEXTHOME.CA

A CLT is effortlessly craned into place

that had allowed Brock Common to be erected at the almost incomprehensible average rate of two floors per week. “One of CLT’s primary benefits is the way it influences design and scheduling,” explains Ron McDougall, mass timber specialist. Unlike conventional construction, where you build the sheer walls and then frame with plywood, CLT panels are tilted up and connect directly to the steel columns — a ‘click and play’ method that’s simple, fast and very accurate.” It’s also virtually silent — a definite bonus for the neighbours. “If you compare the noise level on the Virtuoso site to the site right next door, there’s a

significant difference,” McDougall says. Looking ahead, Andreasen and McDougall both predict CLT construction will continue to make inroads as a viable, environmentally superior alternative to traditional “stickon-stick” construction or concrete and steel design in the multi-family and highrise market. “Virtuoso is shining a light on CLT,” McDougall says. “As the market becomes more educated about the benefits of this product, demand will only continue to increase.” For more information about Virtuoso at UBC, visit adera.com. Six “don’ts” at tax time DON’T LOSE OUT on time and potential cash in your pocket this upcoming tax season. Here are six things you’ll definitely want to avoid, courtesy of the Canada Revenue Agency (CRA):

30 YPNEXTHOME.CA

ypnexthome.ca/news

residence, and other similar amounts, are sometimes claimed in error. If the CRA determines that a taxpayer has made a mistake, or made a claim to which they are not entitled, their return is adjusted. See the reasons for the most frequent adjustments at cra.gc.ca/ commonadjustments.

1 | Not doing your taxes Even if you have not received income for 2016, you should still file your income tax and benefit return. You may be eligible for a refund, credits and benefits such as the Canada child benefit and the goods and services tax/harmonized sales tax (GST/HST) credit. To get your benefit and credit payments, you have to file a tax return every year so that the CRA can calculate the amount you should receive. If you have a modest income and a simple tax situation, you may be able to get help doing your taxes at a free tax preparation clinic near you. Find out more at cra.gc.ca/volunteer. 2 | Not reporting all your income Make sure you report all your income. You should have received most of your slips, such as T4 slips, from your employer, payer, or administrator by the end of February. If you have not received, or have lost or misplaced a slip for 2016, ask the issuer of the slip for a copy. If you register with My Account you may have access to electronic copies of your slips. If you are still missing information, use any documents you have and enter estimated amounts. Sold your principal residence in 2016? Starting with sales in the 2016 tax year, you are required to report basic information on your income tax and benefit return when you sell your home to claim the full principal residence exemption. Flip to page 56 for more information. If you file your return online, you can save time by using the “Auto-fill my return” option, available through some certified tax preparation software.

MORE TRENDING ONLINE

4 | Missing out on tax credits, benefits and deductions The Government of Canada has credits, benefits and deductions that may apply to your tax situation. Before filing your return, go to cra.gc.ca/getready to learn about the new and existing tax measures that could help you save money. Some certified tax software programs offer suggestions on credits, benefits, and deductions you can apply for, based on the information you enter.

This secure service will automatically fill in certain parts of your return with information the CRA has on file. To use Auto-fill, you must be fully registered for My Account. For more information, go to cra.gc.ca/auto-fill. If you already filed your return but did not report income from a slip, you can change your return by using the “Change My Return” feature in My Account or by filling out Form T1-ADJ, T1 Adjustment Request, and sending it to your tax centre. If you want to correct earlier mistakes and put your tax affairs in order, you can make a voluntary disclosure through the CRA’s Voluntary Disclosures Program. The program gives taxpayers a second chance to correct their taxes. 3 | Making a claim you’re not entitled to Various non-deductible amounts, such as funeral expenses, wedding expenses, loans to family members, a loss on the sale of a home designated as a principal

5 | Filing late If you have a balance owing and do not file your return on time, the CRA will charge you a late-filing penalty. The penalty is five per cent of your balance owing on the due date of your return, plus one per cent of your balance owing for each full month your return is late, to a maximum of 12 months. Even if you cannot pay your balance owing by the filing deadline, you can avoid the latefiling penalty by filing on time. If you cannot pay the amount you owe by the due date, it is best to contact the CRA before then. The CRA will work with you to resolve your tax debt or other government programs debt. You may qualify for a payment arrangement or taxpayer relief. 6 | Not keeping receipts and records Keep your receipts and documents for at least six years after you file your return. If the CRA chooses to review your return, you will need to send your receipts to the CRA to support your claims.

Interior sophistication

NEIGHBOURHOODS: a place where

Inside the presentation centre, I get a sneak peek of the European-inspired finishings that are sure to make these residences a joy to come home to. The kitchen vignette has an eyecatching quartz counter and single slab backsplash textured to look just like marble, duo-tone cabinetry, and a curved faucet that’s more than beautiful, it’s downright sexy looking. The stainless steel Fisher & Paykel fridge and Bosch range/oven create a pleasing visual balance with the integrated dishwasher and charcoal-coloured laminate flooring. The amount of counter space and storage is surprising too. There’s even a pull-out condiment rack in that skinny space between the oven and the corner — smart design for sure. But the very best part, the feature I seriously want

people are friendly, shopping and dining are deliciously eclectic, and everything you need is within strolling distance. If you immediately thought, “The Heights,” you’re right. And now there’s a whole new way to experience life here. Introducing Verdi on the Heights, a collection of condominium homes with heart, soul and an exciting, unique vibe. “So many people have told me this is the only neighbourhood they want to live in,” says Vince D’Ovidio, project marketer. “It’s the new Little Italy — amazing delis, dozens of coffee bistros, plus direct transit access to Vancouver. And can you think of another neighbourhood that closes off its major street once a year like the merchants do for Hats Off Day?” Short answer: not a single one. 38 YPNEXTHOME.CA

The famous Heights Swing is a beloved landmark LEFT

Hats Off Day is an annual celebration of The Heights neighbourhood

in my own home, instead of a bunch of impossible-to-get-at shelving in the corner, there’s one of the optional builtin wine fridges that means perfect access from the living room or eating bar. Which, naturally, prompts Vince and I to trade a few of our latest vintage “finds.” Round the corner, I discover an ensuite with floating vanity, undercounter lighting, and large-format floor tiles. Still, it’s the tub/shower combination that captures my attention… and my heart. This beauty is truly a frameless design with the pivoting halfdoor I typically only see in high-end, custom homes — elegant, minimalist, visionary.

Connect to nature Need yet more enticements? Vince has a few. “Verdi is going to have an incredible rooftop deck for all owners to enjoy,” he

explains. “There are going to be garden plots, so you can still grow your own herbs and vegetables — several of our younger buyers have already told me they can’t wait to learn how to grow tomatoes — a gas barbecue, a lounge area, and some absolutely amazing views. In fact, because we’re on a high point, you’ll be able to see right from the North Shore Mountains all the way to Metrotown in the south.” All this, and when you feel like a swim or perhaps a game of bocce with your friends, the Eileen Daley Recreation Centre is just down the road. The Verdi on the Heights presentation centre is open weekends noon to 5 p.m., or by appointment anytime. It’s located at 3908 Hastings St. in Burnaby. Advice | CONDO SENSE

The home hunt: It’s a family affair By Cameron McNeill

MORE ADVICE ONLINE ypnexthome.ca/news/advice WE MEET FAMILIES all the time in our

presentation centres looking for the perfect home to meet their specific needs. Whether these homebuyers are a couple looking to start a new family, parents requiring a larger space for their growing children or a family looking to add to their clan in the near future, they know what they are looking for in a new home. 1. “Right-sizing” your family home Right-sizing is knowing how much living space you need for your family to guide your home-buying decision. Consider how many bedrooms and “flex” rooms you need and what the optimal layout is. Efficient floor plans with open space and flex areas can benefit your daily routines. An open floor plan allows movement through the kitchen, living and dining area, and good sight lines to your kids playing nearby. A flex area can be converted to a home office, third bedroom or a guest room for grandparents. Additionally, certain features whether, it’s a storage locker, larger refrigerator or pantry, can also be beneficial. 2. A community to call “home” Your definition of “home” should also extend to the community where you want to live. Write down your top two or three “must-haves” for neighbourhood that will make local outings enjoyable, whether it’s outdoor activities, a yoga studio, park, 40 YPNEXTHOME.CA

Mill District in Abbotsford is suitable for families, offering up to four bedrooms, and a central location by Mill Lake Park and Sevenoaks Shopping Centre

community centre, shopping district, food market or a great coffee shop. Review your check-list and choose features that will have a positive impact on your day-to-day requirements and future family activities, such as choosing a good catchment area for schools. Your wish list will vary by family and lifestyle, and there are many great developments with amenities that may be better suited to your needs such as having a gym, social lounge for entertaining, play structure or dog park right in your building. 3. Getting around town As a family, decide if you prefer living in an urban or suburban area. Where can you imagine yourself and your kids growing up” Another key factor in the home-buying process is looking at accessibility and your time to get from point A to point B. Consider your commute to and from work and if it will be by car, bike or transit. We also

see many families choose a new home near grandparents or family members to assist with child care. When planning your purchase, think about parent coordination for drop-off and pick-up at your child’s daycare or school. 4. Set a plan and know your priorities As a family, take the time to define your goals and develop a plan for home ownership. Your planning process should include understanding your budget, home features, community amenities, and ranking them in order of importance to help make the decisionmaking process easier.

Advice | GVHBA REPORT

Benefits of lowrise living, in condo form

By Bob De Wit

MORE ADVICE ONLINE ypnexthome.ca/news/advice

LOOKING TO PURCHASE A CONDO?

Now is an opportune time. Densification and increased demand for Vancouver real estate is creating opportunities for developers to think outside of the box. Lowrise apartments, a form of condominium, provide flexibility for various segments of the homebuying market, from families starting out, to empty nesters downsizing. Developments and amenities continue to evolve as developers build to appeal to a broad range of buyers, delivering outstanding opportunities and choices for homeowners. I reached out to GVHBA member and Forge Properties’ principal, Corey Saran,

for his insight on lowrise living. According to Corey, “Lowrise developments, relative to their concrete counterparts, are typically more boutique, with a lower number of overall homeowners, which can result in very caring and tight-knit strata communities. “ Amenities are another great perk to living in a condo community. They bring a building together for common enjoyment, and the amenity offerings we are seeing these days are thoughtful and can be quite luxurious. However, as easy as it is to be dazzled by luxury living, it is also important to know the builder, and look at the “fit and finish” of the building itself. Research is the key. Looking at new developments across Metro Vancouver, it can be an overwhelming decision about where and which property to purchase. Take the time to learn as much as you can about a development before buying. Who’s building it? Are current homeowners happy with their homes? If it’s new

construction, when will it by completed? What are your contractual rights and obligations? What are your time, budget and lifestyle needs? Cory also suggests, “When buying lowrise, it may be worthwhile to ask about sound, and what measures a building has taken to try and mitigate transmission. Wood frame construction has come a long way in the past years and has made major advancements in providing the privacy of concrete at significant cost savings to the homeowners. Ask about STC ratings.” (An STC rating is a measure of a reduction in airborne sound transferring through walls, floors, ceilings, etc. The higher the number, the less the sound is transferred.) For more tips, subscribe to the GVHBA’s YouTube Channel - a great resource for home building, buying and renovation information. Bob De Wit is CEO of the Greater Vancouver Home Builders’ Association. Advice | NEWS AND VIEWS

Why 2017 could see more homeowners

renovating versus relocating By Lydia McNutt

MORE ADVICE ONLINE ypnexthome.ca/news/advice

SPRING HAS LONG BEEN associated with the start of renovation season. Perhaps it’s the warm weather that’s stirring your inner do-it-yourselfer. Or, maybe, it’s Canada’s rising home prices that are the real wake-up call. And it’s not just the price of the homes themselves that’s increasing. “People are looking to purchase and live in homes for longer time frames, often five to 10-plus years, as prices and transactional costs, such as land transfer taxes, continue to increase,” Anson Kwok, vicepresident of sales and marketing at real estate development company Pinnacle International, told YP NextHome. According to Kwok, this is leading homeowners down the reno route in an effort to make their dream home come true. Backing up Kwok’s claims, the 2016 CIBC Home Renovation Poll reported that 37 per cent of Canadian homeowners planned to renovate or improve their home in 2016, with an average spend of $13,017 per household. This was up from $12,293 in 2015. Indeed, residential construction is big business. According to Statistics Canada, the total investment in Canadian residential construction climbed 2.8 per cent in the third quarter of 2016 on a year-over-year basis. This marks the 11 consecutive year-over-year quarterly increase, with renovation investment contributing to the total $32.7 billion spent in that short three-month 52 YPNEXTHOME.CA

window. Leading the pack for residential construction spending were BC and Ontario – home of Canada’s priciest housing markets. Coincidence? Whether you’re buying a new home or selling your old one – and many will be doing both this spring – know that some smart upgrades can go a long way to getting you the return on investment you’re after. Reno for resale: Before you put your home on the market this spring, get an objective assessment. Ask someone who will feel comfortable giving you their honest opinion, like a real estate agent or a professional home stager. The right renovation can certainly boost the sale price of your home, but before you start knocking down walls, ask yourself if the return will be worth the cost, time and inconvenience of it all. Demand should also factor into your decision. Would you pay extra for solid gold bathroom faucets? Not likely. Here’s where it pays off to follow the crowd. Prospective homebuyers are considering your neighbourhood because they like what it has to offer – including the look, feel and price of the homes there. Upgrading to stay Just as renovating your home can yield a better return on resale, it’s also how many people are able to purchase in their area of choice without breaking the bank. If neighbourhood is the most important factor – and for many it is – then get in at a price you can afford, and once you’ve built up some equity and figured out exactly what you want and need, start renovating. Whether you’re buying an old fixerupper or a brand new place, remember that Rome wasn’t built in a day, and

neither will your dream home be. Your financial picture will change in time, along with your family structure, needs, wants and home-building trends. Taking your time with something as pricey as a home renovation could pay off in the long run – especially if you’re planning to stay a while. Get ready to reno! When you’re ready to renovate, hire the right contractor for the job. The Canadian Home Builders’ Association suggests you ask these questions: » What services do you offer? » Have you done renovations like this before? » Can we visit one of your current projects? » Do you carry workers’ compensation and liability insurance? » What warranty do you offer on your work? » Do you have references? Call them and ask about the contractor’s experience. » Was the work completed within the specified time frame and for the agreed-upon price? Are they happy with the work? Do your dream home due diligence – after all, your home is your castle.

Vancouver’s best new restaurants to try in 2017 THERE ARE TONS of buzz-worthy new restaurants, cafés and bars opening their doors in Vancouver each week. From seafood boil suppers to Mexican-Indian fusion to premium tea lounges, read on to learn about the latest spots to eat and drink in 2017.

The Holy Crab 1588 Robson St. Roll up your sleeves, tie on a bib and get crackin’ at Vancouver’s newest seafood spot. Louisiana-style seafood boils are on deck every night at The Holy Crab, so get ready for paper tablecloths, claw-cracking utensils and spicy Cajun flavours. The Southern menu features fresh shellfish of all sorts (Dungeness crab, snow crab legs, lobster, shrimp, crawfish, clams, mussels and more) as well as snacks like deep-friend calamari and lobster rolls. With no plates, no cutlery and plenty of messy sauces, this might not be an ideal first-date spot – but the experience is authentic, messy and oh-so delicious.

Nemesis Coffee 302-308 Hastings St. W. This buzzing Gastown café is doing everything right. With Scandinavianinspired decor, great lighting, photoready artisanal toasts and a glowing neon sign in the window, the 40-seat coffee bar has all the requisites for a perfect Instagram story. Thankfully, it’s not all just aesthetic hype. Perfect pour-over coffees and espresso drinks are made with a thoughtful selection of beans – Toronto’s Pilot Roasters, St. Ali from 54 YPNEXTHOME.CA

Melbourne, Seattle’s Five Elephant – while the food is courtesy of chef David Jackman, a former Chopped Canada competitor who previously worked at Harvest and Merchant’s Oyster Bar. Nemesis might be your new best friend.

Railtown Catering and Café 968 Howe St. Railtown Café recently expanded its popular casual café concept across town with a second location at Howe and Nelson. Offering made-to-order gourmet sandwiches, signature salads

and a tempting array of pastries (scratchmade doughnuts anyone?), this new downtown outpost will have you “forgetting” your lunch at home on a daily basis. The house-made Kale Salad is a customer favourite, and is both virtuous and delicious. The colourful medley includes quinoa, shaved apple and fennel, spiced yams, beets, broccolini, feta and crispy squash chips dressed in apple cider vinaigrette. If a mid-week indulgence is in order, treat yourself to a heavenly peanut crunch bar for dessert.

Rice bowls, soups, salads and sharing plates round out the menu. Visit during Cantina Hour (Monday to Fridays from 3 p.m. until closing) for drink deals and cheap eats.

Cha Le Tea Merchant Ltd. 1207 Hamilton St. Tea and toast go hand in hand at Yaletown’s newest café. Part retail shop, part tea lounge, Cha Le Tea is a place where true tea aficionados can geekout over premium powdered matcha and aromatic roasted oolong. Teas are made to order using high-tech Alpha Dominche brewing equipment, and the menu features 15 rotating single-origin Chinese teas, as well as tea lattes, herbal infusions, kombucha, and snack-sized sweet and savoury toasts. The sleek interior, designed by Vancouver firm Leckie Studio, features warm woods, white marble, clean lines and shiny copper accents that match the gorgeous tea canister packaging.

Andina Brewing Co Inc.

Crab Park Chowdery 221 Abbott St. Hearty homemade soups from this new chowder joint in Gastown just might be the perfect cure for a chilly Vancouver day. Opened in January 2017, Crab Park Chowdery serves comforting bowls of creamy broth – think classic New England clam chowder, smoky tomato soup, vegan chilli, and fully loaded baked potato soup with bacon bits, green onion and chopped tomato – and daily specials such as French onion or broccolicheese. Soups are served in small or

large mugs, or in a rustic cheese-lined bread bowl from Swiss Bakery. Say it with us: chowda.

Masaladobo 433 Granville St. Three words, folks: margaritas on tap. Drinking your favourite tequila-based cocktail poured from a tap might be novelty enough, but this Granville Street cantina has a lot more to offer – namely, an original fusion menu that blends Indian and Mexican flavours. The tasting lounge – adorned with colourful art, textiles and crafts – feels like a world away from grey Vancouver, and the regionally inspired food menu is focused on savoury snacks like ceviche and arepas. VANCOUVER HOME SALES took a hit in

February thanks to hesitant home sellers, according to the latest statistics released by the Real Estate Board of Greater Vancouver (REBGV). A total 2,425 homes changed hands in February 2017 – down 41.9 per cent from the record 4,172 homes sold in February 2016, but up 59.2 per cent compared to January 2017, when just 1,523 homes were sold. “February home sales were well below the record-breaking activity from one year ago, and in-line with our longterm historical average for the month,” says Dan Morrison, president of REBGV. “Limited supply and snowy weather were two factors hampering this activity.” New listings for detached, attached and condo properties in Metro Vancouver totalled 3,666 in February 2017. This represents a 36.9-per-cent decrease compared to the 5,812 units listed in February 2016, and an 11.4-per-cent decrease compared to January 2017 when 4,140 properties were listed. This is the lowest number of new listings registered in February since 2003. The total number of properties currently listed for sale on the Multiple 62 YPNEXTHOME.CA

Listing Service (MLS) in Metro Vancouver is 7,594, a four-per-cent increase compared to February 2016 (7,299) and a 4.9-per-cent increase compared to January 2017 (7,238). The region’s sales-to-active listings ratio for February 2017 is 31.9 per cent, up 10 points from January. Generally, analysts say that downward pressure on home prices occurs when the ratio dips below 12 per cent for a sustained period, while home prices often experience upward pressure when it surpasses 20 per cent over several months. “While home sales are not happening at the pace we experienced last year, home seller supply is still struggling to keep up with today’s demand. This is why we’ve seen little downward pressure on home prices, particularly in the condominium and townhome markets,” Morrison says. The MLS Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $906,700. This represents a 2.8-per-cent decrease over the past six months, and

a 1.2-per-cent increase compared to January 2017. Sales of detached properties in February reached 745, down 58.1 per cent from the 1,778 detached sales recorded a year ago. The benchmark price for detached properties is $1,474,200. This represents a 6.5-per-cent decrease over the past six months and is unchanged compared to January 2017. Sales of condo properties reached 1,275 in February 2017, a decrease of 28.8 per cent compared to the 1,790 sales in February 2016. The benchmark price of an apartment property is $526,300. This represents a 2.3-per-cent increase over the past six months and a 2.7 per cent increase compared to January 2017. Attached property sales in February 2017 totalled 404, a decrease of 33.1 per cent compared to the 604 sales in February 2016. The benchmark price of an attached unit is $675,500. This represents a 0.3-per-cent decrease over the past six months and a 1.3-per-cent increase compared to January 2017.

Advice | MIND OVER MORTGAGE

How important is the portability option in your mortgage? By Alisa Aragon

MORE ADVICE ONLINE ypnexthome.ca/news/advice

SELLING YOUR CURRENT home and

moving into a new one can be stressful, but what about the added worry of being able to carry your current mortgage over to your new home? Porting your mortgage enables you to move to another property without losing your existing interest rate, mortgage balance and terms. And, better yet, the ability to port also allows you to increase your mortgage amount without paying a penalty. It’s important to note, however, that not all mortgages are portable. When it comes to fixed-rate mortgages, you usually have a portability option. If you require additional funds, there are two ways that lenders can do this. Some lenders will do what’s called “a blend and extend,” meaning they will look at the interest rate you have, and compare it to the rate that is currently available. They will then blend both rates and that becomes your new interest rate for the new term. In this circumstance, the amortization period may increase or remain the same. Another example is where some lenders (most commonly, banks), keep your current mortgage in place and the additional amount required to buy your new home becomes another mortgage with the current interest rate, a new amortization period and a new maturity date. The challenge here is, you’ll have two different mortgages renewing at different times and with different 64 YPNEXTHOME.CA

amortization periods. If you ever decide to switch to a new lender, you will most likely have to pay a penalty, as the two mortgages will be renewed at different times. It is always best to explore all your options with a mortgage expert. If you have a variable-rate mortgage, porting is usually not an option. In this case, when you break your existing mortgage, a three-month interest penalty will be charged. This charge may or may not be reimbursed with your new mortgage. While porting typically ensures no penalty will be charged when you sell your existing property and buy a new one, some conditions may apply:

be changed, or will force you into a longer term as part of agreeing to port your mortgage. » Some lenders will reimburse your entire penalty, regardless of whether you are a fixed or variable borrower who is simply getting a new mortgage with the same lender and replacing the one being discharged. Additionally, some lenders will even allow you to move into a brand new term of your choice and start fresh. » There are instances where it’s better to pay a penalty at the time of selling and get into a new term at a brand new rate that could recoup your penalty over the course of the new term.

» Some lenders will allow you to port your mortgage, but your sale and purchase have to occur within a certain time period. Depending on the lender, this period can range from the same day up to three months. » Some lenders don’t allow a term to

Don’t miss out “This is your final opportunity to purchase a brand new home at The Wex,” Melanie adds. “You’ve still got a good selection of one- and two-bedroom homes priced from the $280,000s, so there’s something for everyone. And people are astonished when they realize our one-bedroom homes start at just over 600 sq. ft. — about 100 sq. ft. larger than what you typically find.” And here’s a final bonus: all balconies are covered, even topfloor homes can enjoy this ‘room’ year round. Life is sweet at The Wex. The Wex presentation centre and display home are open noon to 5 p.m. daily except Fridays, at 208th Street and 77A Avenue in Langley. Purchaser Profile

Pierre and Victoria on their wedding day in 2013

New life, renewed commitment at Gabriola Park By Susan M Boyce JOHN LENNON WAS onto something when he suggested that life is what happens while we’re making other plans. Just ask Pierre and Victoria. After getting married almost four years ago, the couple had no immediate plans to move from the ground-level suite they shared with their large tabby cat named Julius. “We just thought we’d wait until we were ready to buy a house,” Pierre explains. “It was Victoria’s parents who suggested we should look at Gabriola Park, so we thought, ‘why not?’” It was love at first sight. Within days, the couple had purchased a threebedroom townhome facing the Yorkson Park Greenway that runs along one edge of the property. “Even though we’re so close to transit hubs and shopping, you really get a sense of seclusion and 70 YPNEXTHOME.CA

privacy here,” Pierre says. “It’s only 20 minutes from where we live now, so moving will be easy. And because it’s a hop, skip and a jump to the freeway, it will actually take me less time to get to work.” Ironically, prior to getting married, Pierre says he and Victoria had both owned their own apartments, but combining households didn’t work under either roof. “Mine was too small, and Victoria’s was in Abbotsford — which is just too far for me to commute to Vancouver for my work.” Renting in Surrey was a perfect, temporary solution. With construction at Gabriola Park already well under way and moving day just over a month from the day they signed the sales contract, Pierre wanted to find a special way to celebrate the

first home they owned together. “Victoria and I got married in June 2013, and in December of that year she lost her engagement ring. I couldn’t replicate the original proposal, but I got the Gabriola Park sales team to set up what Victoria thought was a construction tour.” Pierre’s laugh has a contagious warmth and affection. “There was even a guy in there taking measurements for the curtains. I’d managed to get exactly the same ring, and I presented it to her right there in the home where we’ll be living.” To everyone’s delight, Victoria said “yes!” for a second time. Gabriola Park is located at 20498 – 82nd Ave. in Langley’s Willoughby neighbourhood. For more information visit gabriolapark.com.

1335 Howe Your home, your style COMING SOON TO THE BEACH DISTRICT

in downtown Vancouver is a landmark residence that will be known as 1335 Howe. “The Beach District is now emerging as one of the city’s most exciting new areas,” says Nic Jensen, Onni’s vice-president of sales. “This really is a neighbourhood like no other — something that the people who live nearby already know. It’s walkable, cycleable, and definitely pet-friendly. You’re quite literally just steps to the Seawall, you can be at Granville Island in minutes via the Aquabus, and with more retail opportunities coming across the street at Vancouver House it’s

going to be such a dynamic place to live.” As a bonus, 1335 Howe will also offer amazing views. “Our views to the west are, quite simply, unmatched in the market,” Nic says. “North to the city skyline and North Shore Mountains, south and east to Granville Island and False Creek, and, of course, south and west to English Bay and UBC. Can’t you just imagine watching the sailboats and the Celebration of Light from the comfort of your own balcony? And with only four homes per floor, every home is a corner home so you’ll always have at least two unique views.”

Exquisite by design Building on the success of The Charleson in Yaletown, 1335 Howe will offer spacious suites with the option of combining one or more homes into a single residence measuring more than 6,000 sq. ft. — a feature Nic says is attracting the attention of many savvy downsizers coming from prestigious neighbourhoods like Vancouver’s Westside or the British Properties. “We’re seeing a definite trend among sophisticated downsizers who want to sell their single-family home and move closer to their adult children who live in downtown Vancouver,” Nic continues. “These buyers are attracted to the convenience of lock’n’go living and an amenity-rich lifestyle including a 24-hour concierge, stateof-the-art fitness centre, and lounge with chef’s kitchen. But they definitely want a larger living space. At 1335 Howe they have the flexibility to customize their home so it’s the right size and configuration for their specific needs.”

Features for the discerning homeowner Inside, 1335 Howe’s features are clearly a notch

above: Dornbracht kitchen fixtures, bathrooms with marble in-floor heating, engineered oak hardwood flooring throughout main living areas, and a choice of marble or composite stone for countertops. Kitchens feature a massive island measuring at least 14 ft., and a sizzling Sub-Zero and Wolf appliance package including wine fridge. There will also be an extensive home automation system that gives owners total control of features like lighting, music, motorized blinds and temperature from anywhere in the world — like the beach in Italy. It all adds up to a new level of luxury that’s been meticulously planned for comfort and style. Also turning heads are 1335 Howe’s private, twocar enclosed garages. “Having your own, space within a secured underground parkade is one of the details that give an extra sense of exclusivity and security — especially for downsizers who are used to having their own garage,” Nic says. 1335 Howe will be located at Howe and Pacific in Vancouver.
