and of few words, but it speaks volumes. YP NextHome conducted a couple of surveys to find out what people really look for in their home hunt. To no surprise, location topped the list. It was even chosen over price. And what made for the most-desirable locations? Convenience.

The location of your home will affect every other aspect of your life: how much time you spend in transit, where your kids go to school and how they get there, where you and your family will socialize and spend your spare time, what you eat, where you shop, what you buy and how much it costs. You’re not just buying a home on a block; you’re buying a lifestyle.

Now, we can’t ignore price any longer so let’s be clear that there’s usually a trade-off involved when buying a home. Downtown locations offer proximity to work, entertainment and amenities, but often less square footage for your money. On the other hand, a suburban setting may mean more home for less money and the benefit of added privacy (if that’s what you’re looking for), but longer commute times and perhaps the need for a car – or two.

Weigh the pros and cons of various locations and different housing types that are within your price range. When you’re shopping for a home and you have some compromises to make, an open mind can be your greatest asset.

Do your research, choose carefully and enjoy your new home!

She adds, there will also be plenty of public outdoor spaces designed to encourage spontaneous socialization and conversation.

On sunny days, most people typically head to the recently revamped Rocky Point Park to explore an array of outdoor activities that are nothing short of astonishing: walking and cycling trails, a water-spray park, outdoor swimming pool, skateboard park, boat launch and kayak rentals. In summer, you can also watch local painters in action as they set up their easels for Artists in the Park.

Of course, there’s always the option of alfresco dining at one of the many picnic

COQUITLAM TOWN CENTRE is often equated with the mall bearing the same name, but with a concerted effort to densify in the vicinity of the SkyTrain station, Coquitlam Town Centre is slowly getting an urbane feel to it, complete with shops and restaurants, and plenty of places to spend your entertainment dollars.

The vibe Downtown Coquitlam, the Coquitlam Town Centre, is a study in contrasts: on side of the street, there’s a typical suburban mall, Coquitlam Centre, and on the other side of the street, a 100-acre park with a trails, greenspace and a lake locals fish in. Buffering the two is the Evergreen Cultural Centre, where locals

can take a variety of cultural activities from theatre to music to art shows.

Meet the neighbours This area has a multicultural feel to it, as it attracts many immigrants. Almost 30 per cent of the population of Coquitlam hails from Asia, according to the 2011 Census, and many other nationalities

are represented in the population of this neighbourhood. As more immigrants arrive, so too does diversity — locals can buy their groceries at T & T Supermarket or dine out at one of the many ethnic restaurants.

In the area Shopping, schools, culture, nature — Coquitlam Town Centre has it all. The epicentre of the area is Coquitlam Centre Mall but it is just one component of this diverse neighbourhood. Douglas College attracts students to the area and recreation facilities, like the Pinetree Community Centre and the City Centre Aquatic Centre, offer local residents opportunities to stay active and engaged in their community.

Planes, trains & automobiles This area is perfectly positioned for getting around. The West Coast Express picks up downtown commuters in the morning and drops them off in the evening; buses going in every direction connect to the neighbourhood and the SkyTrain Evergreen Line connects the area to Metro Vancouver’s rapid transit system. For those needing to get farther out, Highway One makes it a breeze.

The good, the bad and the rest Thirty years ago, a gravel pit was at the centre of Coquitlam Town Centre — it has since been transformed into an urban park, representing the positive changes the neighbourhood has experienced in recent history. But some residents are still feeling the growing pains of a new urban centre, including heavy traffic and construction mayhem.

Hot Spots Douglas College Coquitlam residents can conveniently study close to home at Douglas (pictured above), which offers a wide selection of great programs in arts, sciences and technology.

Thousands of students access this postsecondary institution.

Evergreen Cultural Centre

Real Estate Market Condos towers are fast popping up in Coquitlam Town Centre near the SkyTrain station.

The rest of the neighbourhood has mainly older, three-storey walk-up apartments and townhouses, and to the eastern side behind the Town Centre Park, single-family homes.

The Real Estate Board of Greater Vancouver reported that the benchmark price for condo apartments was $348,200 in January 2017, while townhouses came in at $504,600. Singlefamily detached homes were priced at $1,107,700.

Street Corner “We moved from Surrey to Coquitlam Town Centre because we were downsizing from a house. What we really love is the active living in Coquitlam. We don’t spend a lot of time at home — rain or shine, we’re outside.”

–Janet, public servant “I like living in this area because it’s clean, safe and close to my workplace. I don’t want to spend too much time commuting. Here, I can walk to work and go shopping at Coquitlam Centre.”

–Luna, accountant “I am tucked away in a quiet area of Coquitlam Town Centre, but I can still walk to urban places. Coquitlam is still a small town — I know the people at the bank and stores.”

There’s no need for Coquitlam Town Centre residents to go to Vancouver to take in a show – they can walk here to watch live theatre, take in a show or browse the art gallery.

Coquitlam Centre Mall A destination mall for shoppers in the Tri-Cities area. The mall is anchored by The Bay and Sears and includes T & T Supermarket, H & M and a wide selection of popular retail stores.

City Centre Aquatic Centre The wave pool at City Centre Aquatic Centre is always a hit with kids, but the pool offers aquatic lessons and leisure for residents of any age. The centre also includes a fitness gym.

Pinetree Community Centre Offers fitness and recreational activities for all ages, from babies to seniors. At the Landing Youth Centre, teens can hang out with their peers and play some pool or play video games.

Tax tips if you’re buying or selling a home IF YOU BOUGHT A HOME in 2016, or you

plan to purchase, here are some tax tips from the Canada Revenue Agency that may help you put some money back in your wallet: Principal Residence Exemption Sold your principal residence in 2016?

File a tax return and claim the principal residence exemption for capital gains.

Starting in the 2016 tax year, you are now required to report basic information (date of acquisition, proceeds of disposition like a sale, and address) on your income tax and benefit return when you sell your home to claim the full principal residence exemption. You do not have to pay tax on any capital gain when you sell your home if it was your principal residence for all the years you owned it, and if you did not use any part of it to earn income. A property may qualify as your principal residence for any year that you or certain family members lived in it, if none of you designated another property as a principal residence for that year.

Home Buyers’ Amount If you are a first-time homebuyer, you may be able to claim $5,000 for the purchase of a qualifying home in 2016.

You qualify for the home buyers’ amount if you did not live in another home owned by you or your spouse or common-law partner that year or in any of the four preceding years.

A qualifying home must be located in Canada and registered in your name and/or your spouse’s or commonlaw partner’s name, according to the applicable land registration system.

You are considered a first-time homebuyer if, in the preceding four-year period, you did not live in a home that you or your current spouse or commonlaw partner owned. You must intend to live in the qualifying home as your principal place of residence within one year after buying or building it.

Home Buyers’ Plan You may also be eligible to participate in the Home Buyers’ Plan (HBP), a program which allows you to withdraw funds from your registered retirement savings plan to buy or build a qualifying home for yourself or for a related person with a disability. You can withdraw up to $25,000 in a calendar year, and you have up to 15 years to repay the amounts you withdraw. Your first repayment starts the second year after the year you withdrew the funds from your RRSPs for the HBP. To qualify for the HBP: » you must be a first-time homebuyer;

Home Buyers’ Plan for persons with disabilities You do not have to be a first-time homebuyer to participate in this plan if you are eligible for the disability tax credit or if you acquired the home for the benefit of a related person who is eligible for the disability tax credit. The purchase must be made to allow the person with the disability to live in a home that is more accessible or better suited to their needs.

Mass timber comes of age Virtuoso showcases trend-setting construction

RAIN AND GREY SKIES didn’t dampen the high spirits on March 2, when a select group of media met with the Adera development team and representatives from Penticton-based Structurlam at UBC. The occasion was the first delivery of cross laminate timber (CLT) panels that will be used to build Virtuoso, Adera’s sixth condominium project on the campus.

Last year, Brock Common, an 18-story student residence near the Gage Residence, made headlines when it became the world’s tallest timber tower.

Now, the six-storey Virtuoso is poised to become North America’s first market multi-family development using the cutting-edge technology.

“Yes, a lot of people are suspicious [of midrise wood construction] at first,” acknowledges Eric Andreasen, vice-president of marketing and sales.

“But the reality is that CLT — or mass timber, as it’s also known — meets or exceeds concrete in many areas. It’s seismically superior because it doesn’t crack or shatter like concrete. You can’t light it on fire because it self-chars, meaning oxygen can’t get at it. It’s more sustainably produced, requires less energy to recycle, and since the panels are pre-assembled by computer, there’s virtually no on-site waste.”

As a crane lifted the first panel off one of the two delivery trucks, a collective gasp echoed through the group. Each Crosslam CLT panel weighs somewhere between 4,000 and 5,000 lbs. — more than two tons of solid, prefabricated material. The panel then floated effortlessly to it’s predetermined spot, where two construction crew members gently guided it into its slot, ready to be anchored into the steel building frame. that had allowed Brock Common to be erected at the almost incomprehensible average rate of two floors per week.

“One of CLT’s primary benefits is the way it influences design and scheduling,” explains Ron McDougall, mass timber specialist. Unlike conventional construction, where you build the sheer walls and then frame with plywood, CLT panels are tilted up and connect directly to the steel columns — a ‘click and play’ method that’s simple, fast and very accurate.”

It’s also virtually silent — a definite bonus for the neighbours. “If you compare the noise level on the Virtuoso site to the site right next door, there’s a

significant difference,” McDougall says.

Looking ahead, Andreasen and McDougall both predict CLT construction will continue to make inroads as a viable, environmentally superior alternative to traditional “stickon-stick” construction or concrete and steel design in the multi-family and highrise market. “Virtuoso is shining a light on CLT,” McDougall says. “As the market becomes more educated about the benefits of this product, demand will only continue to increase.”

Six “don’ts” at tax time DON’T LOSE OUT on time and potential cash in your pocket this upcoming tax season. Here are six things you’ll definitely want to avoid, courtesy of the Canada Revenue Agency (CRA):

If the CRA determines that a taxpayer has made a mistake, or made a claim to which they are not entitled, their return is adjusted. See the reasons for the most frequent adjustments at cra.gc.ca/ commonadjustments.

1 | Not doing your taxes Even if you have not received income for 2016, you should still file your income tax and benefit return. You may be eligible for a refund, credits and benefits such as the Canada child benefit and the goods and services tax/harmonized sales tax (GST/HST) credit. To get your benefit and credit payments, you have to file a tax return every year so that the CRA can calculate the amount you should receive.

If you have a modest income and a simple tax situation, you may be able to get help doing your taxes at a free tax preparation clinic near you. Find out more at cra.gc.ca/volunteer.

2 | Not reporting all your income Make sure you report all your income.

You should have received most of your slips, such as T4 slips, from your employer, payer, or administrator by the end of February. If you have not received, or have lost or misplaced a slip for 2016, ask the issuer of the slip for a copy. If you register with My Account you may have access to electronic copies of your slips. If you are still missing information, use any documents you have and enter estimated amounts.

Sold your principal residence in 2016? Starting with sales in the 2016 tax year, you are required to report basic information on your income tax and benefit return when you sell your home to claim the full principal residence exemption. Flip to page 56 for more information.

If you file your return online, you can save time by using the “Auto-fill my return” option, available through some certified tax preparation software.

4 | Missing out on tax credits, benefits and deductions The Government of Canada has credits, benefits and deductions that may apply to your tax situation. Before filing your return, go to cra.gc.ca/getready to learn about the new and existing tax measures that could help you save money. Some certified tax software programs offer suggestions on credits, benefits, and deductions you can apply for, based on the information you enter.

This secure service will automatically fill in certain parts of your return with information the CRA has on file. To use Auto-fill, you must be fully registered for My Account. For more information, go to cra.gc.ca/auto-fill.

If you already filed your return but did not report income from a slip, you can change your return by using the “Change My Return” feature in My Account or by filling out Form T1-ADJ, T1 Adjustment Request, and sending it to your tax centre.

If you want to correct earlier mistakes and put your tax affairs in order, you can make a voluntary disclosure through the CRA’s Voluntary Disclosures Program.

The program gives taxpayers a second chance to correct their taxes.

3 | Making a claim you’re not entitled to Various non-deductible amounts, such as funeral expenses, wedding expenses, loans to family members, a loss on the sale of a home designated as a principal

5 | Filing late If you have a balance owing and do not file your return on time, the CRA will charge you a late-filing penalty. The penalty is five per cent of your balance owing on the due date of your return, plus one per cent of your balance owing for each full month your return is late, to a maximum of 12 months. Even if you cannot pay your balance owing by the filing deadline, you can avoid the latefiling penalty by filing on time.

If you cannot pay the amount you owe by the due date, it is best to contact the CRA before then. The CRA will work with you to resolve your tax debt or other government programs debt. You may qualify for a payment arrangement or taxpayer relief.

6 | Not keeping receipts and records Keep your receipts and documents for at least six years after you file your return. If the CRA chooses to review your return, you will need to send your receipts to the CRA to support your claims.

The home hunt: It’s a family affair

1. “Right-sizing” your family home Right-sizing is knowing how much living space you need for your family to guide your home-buying decision.

Consider how many bedrooms and “flex” rooms you need and what the optimal layout is. Efficient floor plans with open space and flex areas can benefit your daily routines. An open floor plan allows movement through the kitchen, living and dining area, and good sight lines to your kids playing nearby. LOOKING TO PURCHASE A CONDO?

Now is an opportune time. Densification and increased demand for Vancouver real estate is creating opportunities for developers to think outside of the box.

Lowrise apartments, a form of condominium, provide flexibility for various segments of the homebuying market, from families starting out, to empty nesters downsizing.

Developments and amenities continue to evolve as developers build to appeal to a broad range of buyers, delivering outstanding opportunities and choices for homeowners.

I reached out to GVHBA member and Forge Properties’ principal, Corey Saran,

for his insight on lowrise living.

According to Corey, “Lowrise developments, relative to their concrete counterparts, are typically more boutique, with a lower number of overall homeowners, which can result in very caring and tight-knit strata communities. “ Amenities are another great perk to living in a condo community. They bring a building together for common enjoyment, and the amenity offerings we are seeing these days are thoughtful and can be quite luxurious.

However, as easy as it is to be dazzled by luxury living, it is also important to know the builder, and look at the “fit and finish” of the building itself. Research is the key.

Looking at new developments across Metro Vancouver, it can be an overwhelming decision about where and which property to purchase. Take the time to learn as much as you can about a development before buying. Who’s building it? Are current homeowners happy with their homes? If it’s new

construction, when will it by completed?

What are your contractual rights and obligations? What are your time, budget and lifestyle needs?

Cory also suggests, “When buying lowrise, it may be worthwhile to ask about sound, and what measures a building has taken to try and mitigate transmission. Wood frame construction has come a long way in the past years and has made major advancements in providing the privacy of concrete at significant cost savings to the homeowners. Ask about STC ratings.” (An STC rating is a measure of a reduction in airborne sound transferring through walls, floors, ceilings, etc. The higher the number, the less the sound is transferred.)

Why 2017 could see more homeowners

renovating versus relocating

SPRING HAS LONG BEEN associated with the start of renovation season. Perhaps it’s the warm weather that’s stirring your inner do-it-yourselfer. Or, maybe, it’s Canada’s rising home prices that are the real wake-up call.

And it’s not just the price of the homes themselves that’s increasing. “People are looking to purchase and live in homes for longer time frames, often five to 10-plus years, as prices and transactional costs, such as land transfer taxes, continue to increase,” Anson Kwok, vicepresident of sales and marketing at real estate development company Pinnacle International, told YP NextHome.

According to Kwok, this is leading homeowners down the reno route in an effort to make their dream home come true.

Backing up Kwok’s claims, the 2016 CIBC Home Renovation Poll reported that 37 per cent of Canadian homeowners planned to renovate or improve their home in 2016, with an average spend of $13,017 per household.

This was up from $12,293 in 2015.

Indeed, residential construction is big business. According to Statistics Canada, the total investment in Canadian residential construction climbed 2.8 per cent in the third quarter of 2016 on a year-over-year basis. This marks the 11 consecutive year-over-year quarterly increase, with renovation investment contributing to the total $32.7 billion spent in that short three-month 52 YPNEXTHOME.CA

window. Leading the pack for residential construction spending were BC and Ontario – home of Canada’s priciest housing markets. Coincidence?

Whether you’re buying a new home or selling your old one – and many will be doing both this spring – know that some smart upgrades can go a long way to getting you the return on investment you’re after.

Reno for resale: Before you put your home on the market this spring, get an objective assessment.

Ask someone who will feel comfortable giving you their honest opinion, like a real estate agent or a professional home stager.

The right renovation can certainly boost the sale price of your home, but before you start knocking down walls, ask yourself if the return will be worth the cost, time and inconvenience of it all.

Demand should also factor into your decision. Would you pay extra for solid gold bathroom faucets? Not likely. Here’s where it pays off to follow the crowd.

Prospective homebuyers are considering your neighbourhood because they like what it has to offer – including the look, feel and price of the homes there.

Upgrading to stay Just as renovating your home can yield a better return on resale, it’s also how many people are able to purchase in their area of choice without breaking the bank. If neighbourhood is the most important factor – and for many it is – then get in at a price you can afford, and once you’ve built up some equity and figured out exactly what you want and need, start renovating.

Whether you’re buying an old fixerupper or a brand new place, remember that Rome wasn’t built in a day, and

neither will your dream home be. Your financial picture will change in time, along with your family structure, needs, wants and home-building trends. Taking your time with something as pricey as a home renovation could pay off in the long run – especially if you’re planning to stay a while.

Get ready to reno!

When you’re ready to renovate, hire the right contractor for the job. The Canadian Home Builders’ Association suggests you ask these questions: » What services do you offer? » Have you done renovations like this before? » Can we visit one of your current projects? » Do you carry workers’ compensation and liability insurance? » What warranty do you offer on your work? » Do you have references? Call them and ask about the contractor’s experience. » Was the work completed within the specified time frame and for the agreed-upon price? Are they happy with the work?

Do your dream home due diligence – after all, your home is your castle.

VANCOUVER HOME SALES took a hit in

February thanks to hesitant home sellers, according to the latest statistics released by the Real Estate Board of Greater Vancouver (REBGV).

A total 2,425 homes changed hands in February 2017 – down 41.9 per cent from the record 4,172 homes sold in February 2016, but up 59.2 per cent compared to January 2017, when just 1,523 homes were sold.

“February home sales were well below the record-breaking activity from one year ago, and in-line with our longterm historical average for the month,” says Dan Morrison, president of REBGV. “Limited supply and snowy weather were two factors hampering this activity.”

New listings for detached, attached and condo properties in Metro Vancouver totalled 3,666 in February 2017. This represents a 36.9-per-cent decrease compared to the 5,812 units listed in February 2016, and an 11.4-per-cent decrease compared to January 2017 when 4,140 properties were listed. This is the lowest number of new listings registered in February since 2003.

Listing Service (MLS) in Metro Vancouver is 7,594, a four-per-cent increase compared to February 2016 (7,299) and a 4.9-per-cent increase compared to January 2017 (7,238).

The region’s sales-to-active listings ratio for February 2017 is 31.9 per cent, up 10 points from January. Generally, analysts say that downward pressure on home prices occurs when the ratio dips below 12 per cent for a sustained period, while home prices often experience upward pressure when it surpasses 20 per cent over several months.

“While home sales are not happening at the pace we experienced last year, home seller supply is still struggling to keep up with today’s demand. This is why we’ve seen little downward pressure on home prices, particularly in the condominium and townhome markets,” Morrison says.

The MLS Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $906,700. This represents a 2.8-per-cent decrease over the past six months, and

a 1.2-per-cent increase compared to January 2017.

Sales of detached properties in February reached 745, down 58.1 per cent from the 1,778 detached sales recorded a year ago. The benchmark price for detached properties is $1,474,200. This represents a 6.5-per-cent decrease over the past six months and is unchanged compared to January 2017.

Sales of condo properties reached 1,275 in February 2017, a decrease of 28.8 per cent compared to the 1,790 sales in February 2016. The benchmark price of an apartment property is $526,300. This represents a 2.3-per-cent increase over the past six months and a 2.7 per cent increase compared to January 2017.

Attached property sales in February 2017 totalled 404, a decrease of 33.1 per cent compared to the 604 sales in February 2016. The benchmark price of an attached unit is $675,500. This represents a 0.3-per-cent decrease over the past six months and a 1.3-per-cent increase compared to January 2017.

How important is the portability option in your mortgage?

SELLING YOUR CURRENT home and

moving into a new one can be stressful, but what about the added worry of being able to carry your current mortgage over to your new home?

Porting your mortgage enables you to move to another property without losing your existing interest rate, mortgage balance and terms. And, better yet, the ability to port also allows you to increase your mortgage amount without paying a penalty. It’s important to note, however, that not all mortgages are portable.

When it comes to fixed-rate mortgages, you usually have a portability option. If you require additional funds, there are two ways that lenders can do this.

Some lenders will do what’s called “a blend and extend,” meaning they will look at the interest rate you have, and compare it to the rate that is currently available. They will then blend both rates and that becomes your new interest rate for the new term. In this circumstance, the amortization period may increase or remain the same.

Another example is where some lenders (most commonly, banks), keep your current mortgage in place and the additional amount required to buy your new home becomes another mortgage with the current interest rate, a new amortization period and a new maturity date. The challenge here is, you’ll have two different mortgages renewing at different times and with different 64 YPNEXTHOME.CA

amortization periods. If you ever decide to switch to a new lender, you will most likely have to pay a penalty, as the two mortgages will be renewed at different times. It is always best to explore all your options with a mortgage expert.

If you have a variable-rate mortgage, porting is usually not an option. In this case, when you break your existing mortgage, a three-month interest penalty will be charged. This charge may or may not be reimbursed with your new mortgage.

While porting typically ensures no penalty will be charged when you sell your existing property and buy a new one, some conditions may apply:

New life, renewed commitment at Gabriola Park

By Susan M Boyce JOHN LENNON WAS onto something when he suggested that life is what happens while we’re making other plans.

Just ask Pierre and Victoria.

After getting married almost four years ago, the couple had no immediate plans to move from the ground-level suite they shared with their large tabby cat named Julius. “We just thought we’d wait until we were ready to buy a house,” Pierre explains. “It was Victoria’s parents who suggested we should look at Gabriola Park, so we thought, ‘why not?’”

It was love at first sight. Within days, the couple had purchased a threebedroom townhome facing the Yorkson Park Greenway that runs along one edge of the property. “Even though we’re so close to transit hubs and shopping, you really get a sense of seclusion and 70 YPNEXTHOME.CA

privacy here,” Pierre says. “It’s only 20 minutes from where we live now, so moving will be easy. And because it’s a hop, skip and a jump to the freeway, it will actually take me less time to get to work.”

Ironically, prior to getting married, Pierre says he and Victoria had both owned their own apartments, but combining households didn’t work under either roof. “Mine was too small, and Victoria’s was in Abbotsford — which is just too far for me to commute to Vancouver for my work.” Renting in Surrey was a perfect, temporary solution.
