Smaller households, smaller homes Canadian households are shrinking, according to Stats Canada.

Seven decades ago, the average household consisted of 4.3 people, by 2011, the average size had dropped to 2.5 people per household, albeit, there’s plenty more of us to house.

While the majority of Canadian homes built over the last century were created to support larger households, traditionally comprised of two parents with children, nowadays one or two people make up the majority of households, which is why apartment and condo living, in urban areas in particular, has become increasingly popular.

The impact of smaller families on the Canadian housing market has been significant, spurring a dramatic change. The introduction of more rental properties and housing options of all shapes and sizes is effectively servicing smaller households who need affordable options. While larger dwellings are still a need, the next time you see another crane in the air keep this new demographic dynamic in mind. While Canada continues to grow, new housing needs will continue to reshape the cities and homes we live in.

WINDSOR Your Guide: Mike Archibald BOUND BY BERESFORD ST. TO THE SOUTH, Oakland St. to the north, Gilley

Ave. to the east and Royal Oak Ave. to the west, this area in Burnaby is like two neighbourhoods in one: a bustling, sprawling commercial area centred around the Kingsway thoroughfare and a quiet, almost serene residential area.

Lifestyle Residents in Windsor have it all, you could say: from Wendy’s and Denny’s to peace and quiet, it’s all there in a walk. Kingsway is a slash through the neighbourhood, bringing a plethora of chain outlets to an otherwise very mellow area. There are condos and modest one-floor houses here, and the side streets are calm and clean, but step onto Kingsway and it’s a whole different ballgame.

The Vibe As far as the residential areas to the north go, this is a relaxed, scenic place.

The houses are modest, the gardens are pretty and the traffic is sparse. Royal Oak Ave is a thoroughfare, but it shares the classy vibe and has some great condos.

It’s the commercial district in the middle that’s the big contrast: loud, crowded and clogged with automotive businesses.

In the Area Windsor Elementary School rests on a quiet street off Imperial St., near the neighbourhood’s eastern boundary. Also within the property is Pui Ying Windsor Chinese School, which offers instruction in Mandarin and Cantonese. Kisbey Park sits on the south side of Oakland St., while on the north side lies the magnificent Deer Lake Park.

Meet the Neighbours Like nearly every Lower Mainland neighbourhood, this is a real melting pot, with ethnicities ranging from East Asian to Caucasian and more. Most immigrants in the area are from China or Taiwan.

Families predominate, with the average size being three members, and most of them dwell in small, often quaint, homes.

Dollars & Sense In 2015, Craigslist and Trovit show pretty decent rents around the Royal Oak area: prices hover around $1800 for two bedrooms. For food and drinks, the area is on the less-expensive end of the spectrum, but bear in mind that there’s not a lot of variance in the Lower Mainland.

Planes, Trains & Automobiles Royal Oak Skytrain Station lies at the area’s southwest corner, and Metrotown Station not much further away—for getting in and out of the area, public transit is great. Within Windsor, it’s not so hot, but not so necessary: the neighbourhood is small, and most parts of it are amenable to walking and biking. Not so Kingsway, which is unsafe for bikes and noisy for pedestrians.

Hot Spots 1. Blue Hair Design http://www.bluehairdesign.com/ Ladies, look no further. The hottest hair salon in Burnaby offers a wide range of prices for all the services you need: human hair extensions, Lanza Intensive treatments, and everything in between.

The Good, the Bad & the Rest Go north, and Windsor is a beautiful little place: the streets are quiet, the houses are modest and well-kept, the streets are clean, the vibe is relaxed.

But step up to Kingsway and you’re hit with a blast of ugliness and noise: speeding trucks, corporate outlets and disarray. The contrast is jarring, and in itself a bit depressing.

2. Café 106 http://www.cafe106.ca/cafe106.ca/HOME. html “Give yourself a break!” That’s their motto, and they’ll give you that and more: great coffee, Artisan bread and, best of all, a truly eclectic selection of sandwiches. Housemade soups served daily.

3. Indian Wok http://www.indianwok.ca/ That’s right, it’s Indian and Chinese food together at last! This is one literal hot spot, with spices and herbs used to the fullest effect. It’s a taste-bud trip like few others.

4. Hanwoori Korean Restaurant https://www.facebook.com/ pages/Hanwoori-KoreanRestaurant/123882307652154 One of the finer Korean restaurants in the Lower Mainland, this eatery serves kimchi lovers in and outside of Windsor. They’re also coming for the warm atmosphere and great service.

Real Estate Market It’s the usual market for the suburban Lower Mainland here, with prices in the high range but cheaper than in Vancouver. The Royal Lepage listings in 2015 show single-family detached homes hovering just above the one million

dollar price point, with condos ranging widely, from around two to six hundred thousand.

Apartments for rent on Craigslist and Trovit are in the range of $800 and up per bedroom in 2015.

Street Corner It’s a quick walk to the Skytrain, a quick ride into Vancouver, a quick ride back. I like to stop at Café 106 and grab something, usually a coffee in the morning and a coffee after work! –Leonard, drywall taper I like it because it’s quite beautiful. It’s near the lake, and it has another gorgeous park besides. I have my gardening, I take walks, I meet with my friends. I have a good life here. –Patsy (female), retired We have a fairly large social circle here, my wife and I. Our son is at Windsor Elementary, and I think he’s quite happy. 5. Kamamarui Ramen https://www.facebook.com/pages/ Kamamarui/345050318954030 Customers swear by this place for the quality of noodles and the rich broth, and also for the fast and friendly service. These folks know how to treat a guest.

6. Ki Tea House Café https://www.facebook.com/ki.teahousecafe Located right by the Skytrain, this is perfect for a quick pick-up or a leisurely social time.

Asian-oriented, modern and very cool, it’s known as a great study spot for students.

5 reasons 2016 is a good year to buy a home in Canada

WHY IS 2016 A GOOD YEAR to buy a

home in Canada? Let us count the ways.

1. Low interest rates In its latest rate announcement on Jan. 20, the Bank of Canada held its target for the overnight rate at 0.50 per cent, citing a setback brought on by a decline in oil and commodities prices. BoC expects the economy to grow by about 1.5 per cent in 2016 and 2.5 per cent in 2017.

Some experts, such as Benjamin Tal, deputy chief economist at CIBC World Markets, even anticipated the Bank would reduce the rate. Though it didn’t happen then, he still expects interest rates to remain low through 2016, if not fall.

At least one lender, in Ontario, even recently introduced what it says is the lowest posted fixed mortgage rate on the market – at 1.69 per cent for a oneyear term.

The BoC’s next rate announcement is March 9.

2. The upside of down prices When the The Canadian Real Estate Association (CREA) released its latest statistics on Feb. 16, one number jumped off the page and into the headlines: 17 per cent – the rate by which the national average sale price rose on a year-overyear basis in January.

be able to buy a home if this keeps happening?”

The key thing to look for when you see such news, however, is what’s happening in your market. Real estate is local, not national. You don’t buy the Canadian market, or even a provincial or regional one. You buy one home in one location.

Excluding British Columbia and Ontario from CREA’s January stats, the national average sale price actually declined slightly, by 0.3 per cent.

Economies and housing sectors in markets such as Calgary, Edmonton and Saskatoon are feeling the pinch of the extended slowdown in oil and gas. For existing homeowners, of course, this isn’t great news, as average home prices in Calgary dropped 3.05 per cent yearover-year in January; in Saskatoon, they fell 2.11 per cent.

For prospective buyers, however, this means opportunity.

Naturally, buyers might not too jazzed about getting in when prices are dropping, fearing their home’s value will go down after they purchase. But look at the longer term. In Calgary, prices have increased 14.29 per cent over the last three years; in Saskatoon, 2.07 per cent.

3. The hot gets hotter The Toronto and Vancouver housing markets continue to roll along, recording record sales and prices. If you live there and you’re fortunate enough to be able to buy, particularly in the lowrise category, the forecasts for 2016 are for more growth.

Again looking at the CREA’s stats for

January, B.C.’s Lower Mainland and the GTA contributed most to the national increase. Greater Vancouver (20.56 per cent) and the Fraser Valley (16.94 per cent) posted the largest gains, followed

by Greater Toronto (10.69 per cent).

Longer-term performance for these markets is off the charts. Greater Vancouver average home prices rose 20.56 per cent in the last year, 31.58 per cent over the last three years. For the GTA, the figures are 10.69 and 27.44 per cent, respectively.

Housing starts – an important indicator of economic health – continue to hum along in Ontario, up slightly in January, according to Canada Mortgage and Housing Corp.

Vancouver’s are a little more challenged, holding steady overall, but increasing in single-detached starts and declining slightly in multi-family units in January.

4. History is on your side Have you ever heard the adage, “Don’t wait to buy real estate, buy real estate and wait,” but aren’t sure what it means, exactly?

While there are no guarantees, in short, real estate in Canada is a proven performer over time.

Sure, Vancouver and Toronto have shown the most spectacular historical growth, but even unsung markets in eastern Canada have performed well over time, thank you very much.

5. Spring is around the corner Spring in real estate is typically “busy season.” While it’s largely been a mild winter in much of Canada, the warmer weather and longer days generally encourage more activity in the market.

Those who were thinking of selling but delayed through the winter months might now throw up that “For Sale” sign.

Those looking to buy are similarly more enthused about getting out and looking around when the weather is nicer, and when, coincidentally, listings usually increase.

Even on the new-home front, builders often use the spring season to launch new developments, and to add incentives for any remaining inventory in existing communities.

The key fact is, cities further east such as Coquitlam, The Tri – Cities, Surrey, White Rock, Langley and Abbotsford are much more affordable than Vancouver.

When we group these cities together with Vancouver, affordability is blown out of proportion and misleading information is created.

THE MEDIA CONSTANTLY portrays

the message that Metro Vancouver is unaffordable, these conversations and articles are often misleading. Let’s take a step back and really consider the facts.

All cities considered, the benchmark price for a “typical home” (inclusive of single family, townhome, and condo options) in Greater Vancouver is currently $790,200.

What media outlets are overlooking is that this number is drastically skewed by certain areas such as the extremely sought-after West Vancouver ($2,289,400) and Vancouver ($1,080,000).

A big oversight, in our opinion.

To put this in perspective: 1. A condo in Fraser Valley has a benchmark price of $204,300 which is 55% less than the Greater Vancouver average.

2. A townhome in Fraser Valley has a benchmark price of $334,400 which is 40% less than the Greater Vancouver average.

3. A single family home in Fraser Valley has a benchmark price of $691,100 which is 46% less than the Greater Vancouver average.

of Metro Vancouverites no longer commute to Vancouver for work? That makes living in the suburbs more and more convenient. Of course, if you must commute to downtown it’s good to know the government is constantly investing its resources into creating more bus routes and rapid transit options, as well as improving highways and bridges.

2016 was the highest selling February on record for the Metro Vancouver housing market.

RESIDENTIAL PROPERTY SALES in the region totalled 4,172 in February 2016, an increase of 36.3 per cent from the 3,061 sales recorded in February 2015 and an increase of 65.6 per cent compared to January 2016 when 2,519 homes sold.

Last month’s sales were 56.3 per cent above the 10-year sales average for the month and rank as the highest February sales total on record.

“We’re in a competitive, fast-moving market cycle that favours home sellers,” Darcy McLeod, REBGV president said.

“Sustained home buyer competition is keeping upward pressure on home prices across the region.”

New listings for detached, attached and apartment properties in Metro Vancouver totalled 5,812 in February 2016. This represents an increase of 7.1 per cent compared to the 5,425 units listed in February 2015 and a 30.8 per cent increase compared to January 2016 when 4,442 properties were listed.

still needed to meet today’s demand,” McLeod said.

The total number of properties currently listed for sale on the MLS® system in Metro Vancouver is 7,299, a 38.7 per cent decline compared to February 2015 (11,898) and a 10 per cent increase compared to January 2016 (6,635).

The sales-to-active listings ratio for February 2016 is 57.2 per cent. This is indicative of a seller’s market.

Generally, analysts say that downward pressure on home prices occurs when the ratio dips below the 12 per cent mark, while home prices often experience upward pressure when it reaches the 20 to 22 per cent range in a particular community for a sustained period of time.

The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $795,500. This

represents a 22.2 per cent increase compared to February 2015.

Sales of detached properties in February 2016 reached 1,778, an increase of 37.2 per cent from the 1,296 detached sales recorded in February 2015. The benchmark price for detached properties increased 27 per cent from February 2015 to $1,305,600.

Sales of apartment properties reached 1,790 in February 2016, an increase of 43.9 per cent compared to the 1,244 sales in February 2015.The benchmark price of an apartment property increased 17.7 per cent from February 2015 to $454,600.

Attached property sales in February 2016 totalled 604, an increase of 15.9 per cent compared to the 521 sales in February 2015. The benchmark price of an attached unit increased 17 per cent from February 2015 to $569,600.

Leap year 2016 Canada’s historical home price growth

SINCE 2016 IS A LEAP YEAR, we thought it would be interesting

to examine Canadian home price growth using four-year intervals.

We’ve gone all the way back to 1984, and the home price growth is, well… You won’t believe it.

If you’ve ever heard the axiom, “Don’t wait to buy real estate, buy real estate and wait,” this story defines its meaning. It also underlines the value of real estate over the long term.

We show you where — market by major Canadian market — and by how much.

WHAT DRIVES REAL ESTATE? Strong historical home price growth might be expected, given that real estate is a proven performer over the long term. But looking at the growth in these four-year windows shows some pretty staggering appreciation.

It’s important, however, to take inflation and other factors into account.

Housing market activity can fluctuate greatly over short time frames, Bob Dugan, chief economist, Canada Mortgage and Housing Corp. (CMHC), told New Home Guide. Over the course of a given four-year period, for example, housing market activity will reflect temporary factors such as swings in supply and demand that accompany normal economic upsand-downs, as well as other macroeconomic factors.

“While it is true that nominal house price growth was very strong in the four-year window of 1984 to 1988, this coincided with a period of strong overall inflation. Similarly, if we calculate house price growth over the entire period of 1984 to the present using nominal measures, it would be surprising not to see spectacular results for growth, since we are not accounting for the impact of overall inflation over that span of time.”

It’s also important to note that mortgage rates have declined significantly since 1984, which, combined with income growth, has increased the borrowing capacity of homebuyers. “As a result, homebuyers could increasingly afford more expensive homes, which in turn contributed to the rise in average prices.”

Sticking with the unadjusted numbers, looking at Greater Vancouver, there was huge growth – 53 per cent – from 1988 to 1992. What happened in this market over that period to contribute to such growth?

Hello, Expo 86, the world exposition that showcased the city and the province.

“Demand to live in the region picked up in the late 1980s and early 1990s,” thanks to this international event, says Richard K. Sam, principal market analyst for Vancouver at CMHC. “An expanding economy and employment opportunities attracted people to Vancouver and fueled population-based demand for housing. Migration to the area was high, especially interprovincial migration.”

BC recorded a net gain of 125,880 people from other provinces between 1986 and 1991, Sam says. Along with job growth, wages and salaries grew at a faster pace, particular from 1988 to 1990.

“With these fundamental drivers in place, the demand for housing increased. Vacancy rates in the rental market were below one per cent from 1988 to 1990, and existing home sales reached relatively high levels. Home prices increased as demand exceeded supply.”

So how to explain the 59-per-cent growth in Greater Vancouver from 2004 to 2008, well after Expo 86?

“After a period of flat home sales and prices between 1996 and 2000, demand for housing started to pick up during the latter half of 2001,” Sam says. “This coincided with improving economic fundamentals (growth in employment, population and incomes), but also with relatively low interest rates.”

Along with low mortgage rates, international and interprovincial migration into the region increased, with the city recording a net population gain of 144,348 from 2004 to 2008.

One of the main drivers of economic and job growth was the infrastructure needed to support the 2010 Olympic Games, which led to labour shortages in the construction field. “Resales reached their highest level at 42,222 in 2005, while rental vacancy rates, which had climbed to two per cent in 2003, moved back down below one per cent from 2006 to 2008.”

WESTERN CANADA Vancouver wasn’t the only market in western Canada that was booming from 2004 to 2008. Average home prices in Calgary grew by 82 per cent, and in Edmonton 85 per cent. Even Winnipeg saw 62-per-cent growth.

“Alberta’s economy generated many jobs in this period, with a peak annual growth rate of five per cent in 2006. In Calgary and Edmonton, the unemployment rates were below four per cent for large periods and temporary foreign workers began to help fill the labour shortage.”

As result of strong economic and demographic growth, housing demand increased, lifting housing prices.

GREATER TORONTO While Vancouver achieved huge gains from 1988 to 1992, and the rest of Canada saw decent growth, the GTA was the only market in Canada to decline, by four per cent, (and again by three per cent from 1992 to 1996). What happened?

“All indicators pointed to a bubble in the Toronto housing market during the late 1980s and early 1990s,” says Dana Senagama, principal market analyst for GTA. “The market overheated, which led to an acceleration in house price growth. House prices then became overvalued, and overbuilding was observed before a significant decline in house prices was noted.”

Toronto’s housing market faced significant macro-economic headwinds, from a recession in 1990-91. Mortgage rates were increasing at the same time.

“These headwinds resulted in significant job losses, and the subsequent years saw very slow job growth,” says Senagama.

“Leading up to the recession, Toronto’s real estate market had gone through a fairly exuberant period that resulted in rapid price growth and home construction. Between 1986 and 1989, home prices were growing at 20 to 30 per cent per year, on average. This encouraged builders to increase supply based on speculation that the previously strong demand would still be there.”

But by 1990, Toronto’s new-home market had a large overhang of unsold inventory. The weak recovery in Toronto’s job market and higher mortgage rates led to a lack of buyers, and the market was unable to absorb inventory fast enough to maintain price levels.

EASTERN CANADA Looking across the country, markets in eastern Canada have quietly hummed along nicely over the years. Newfoundland and Labrador, and Halifax-Dartmouth, saw pretty steady though unspectacular growth. What does that say about these markets?

“Between 2008 and today, price growth stabilized,” he says. “(Last year) was the third consecutive year where sales volume and new home starts were 20 per cent less than the 10-year historical average. Construction activity, however, has not subsided. Apartment construction, typically offered in rental tenure, has grown exponentially since 2008. Most of the units cater to households wishing to downsize.”

Condos: finding the best fit A good first choice for a first home

If you have not yet entered the homeownership marketplace, now would be a good time. Mortgage interest rates continue at low levels, and this single-digit rate phenomenon will come to an end some day.

When you shop for a condo, think ahead and do some research so you find the best fit for your budget and lifestyle.

Spend some time online checking out builders and communities in the area where you would like to live. Location is important in so many ways, from how convenient it is to get to shopping, schools and other amenities, to your work commute. Explore each building’s proximity to public transportation and highways. Will the condo feature a car-share program and facilities to store bicycles? Even better, can you walk to local shops and services? If you do not have to own a vehicle, that leaves a lot more potential for how much condo you can afford.

Consider the architecture as well. You need to feel comfortable coming home to your building. Pay careful attention to the amenities included in the building.

Remember that amenities are one of the major reasons why condominium living is so much fun. You can access fitness facilities, party rooms, theatres, pools and/or a raft of other common areas that are uncommonly beautiful. These 64 YPNEXTHOME.CA

amenities expand on your living space and eliminate the need to leave home to entertain, exercise and socialize.

When you are deciding what you can afford in a condo, be careful to count square footage as only one of the parameters. The layout of your suite will actually be more critical to how livable it is for you. If the builder has provided a model suite or two, all the better! Walk through models in person whenever you can to get a true idea of the suite’s practicality and potential.

When it comes to the bottom line, ask questions. Is the builder offering any special incentives, capped mortgage rates or bonus offers? Take advantage of

every financial opportunity that comes your way.

Whatever you decide, my advice is to buy new and buy now. Your options depend on your budget, and remember that you may be able to create your perfect surroundings with standard options. Remember that when you sell someday, all things being equal between two suites, buyers will choose the one with better finishes.

Tax tips to get ahead A smart way to put your tax refund to work

THIS IS THE TIME OF YEAR that we start preparing our annual tax return, and many people have already started planning on how they will be using their tax refund this year. In general, it can be a real challenge to spend our money wisely, especially tax refunds, which may seem like free money. With the average Canadian getting a tax refund of approximately $1,600 it is tempting to spend it on something fun. However, every astute financial planner, adviser, broker or financial journalist will tell you that you should not aim at getting a large refund.

By definition, a tax return means you are giving the government an interestfree loan. If you want to get less in a refund, you should reduce the amount of money the government withholds from your pay cheque. To do so, you can increase the number of exemptions you claim. It’s usually smarter to save the extra money all year long and earn interest for yourself.

While it is very tempting to use your tax refund on things such as a vacation, put a down payment on a new car or a big screen TV, there are many other ways to generate future value and accelerate your progress to financial freedom.

» Contribute to your RRSP’s. Not only will you make that money tax free, 70 YPNEXTHOME.CA

you can use up to $25,000 of your RRSP’s towards a down payment as a first time homebuyer. As long as you put back 1/15 of the funds that you withdraw back every year you will not pay taxes on that money. » Start saving for a down payment for an investment property. By choosing the right property, the rental revenue will cover your mortgage payments and your equity will increase month after month. » Make a lump sum payment on your mortgage. This is a great opportunity to pay down your mortgage fast by making a lump sum payment. By doing so you will reduce the amount you pay in interest as your payment will go directly towards the outstanding principal. While you mortgage payments will remain the same, you will be closer in paying off your mortgage faster.

First-time homebuyers 3 steps required to get into the market

PURCHASING A HOME will be one of the biggest investments you’ll ever make. If you’re just starting to look, there are a few steps you’ll need to take before you can buy a home.

Determine how much you can afford First, you have to determine what you can afford. Your affordability is based on your household income, your current monthly debt payments and the costs associated with owning a home (such as property taxes, heating costs, and condo fees).

A lender will also look at two ratios to figure out how large your mortgage can be. The first is called the gross debt service ratio. Your monthly housing costs for (principal and interest, taxes, and heating costs) shouldn’t be more than 32 per cent of your gross income. The second is called the total debt service ratio, which includes your housing costs as well as any loan expenses (such as credit card and line of credit payments, and car loans or leases). This ratio shouldn’t be higher than 40 per cent of your gross income.

You also have to come up with enough money to make a down payment. You’ll need to have a minimum of five per cent. If you’re able to come up with a down payment of 20 per cent or more, you won’t need mortgage loan insurance.

And you should also have money saved for closing costs, which could be 76 YPNEXTHOME.CA

between 1.5 and four per cent of the purchase price of your property.

Dip into savings Once you’ve determined how much you’ll need, you’ll have to find a source for your down payment and closing costs, one of which can be your RRSP. Under the Home Buyers’ Plan, you can withdraw up to $25,000 from your RRSP on a tax-free basis as long as the funds have been in the plan for more than 90 days. If you’re purchasing a property with a partner who’s also a first-time buyer, you’ll each be able with withdraw $25,000.

Keep in mind that the money has to be paid back starting the second year after you make the withdrawal and you have up to 15 years to repay the amount.

If you don’t make an annual payment, you’ll have to declare it as taxable income on your tax return for that year.

If your RRSPs or other savings aren’t enough, your family may be able to help you. In fact, an April 2015 BMO survey found 42 per cent of first-time buyers expect their parents or relatives to help pay for their first home.

Shop for a mortgage It can pay to shop around. If you and your partner go with the first mortgage rate you find, you could end up paying a lot more. Let’s assume the following: you plan on buying a $500,000 home with a $400,000 mortgage, your amortization period will be 25 years, and you have a five-year fixed rate of 3.5 per cent. That means your total mortgage payment will be $1,997 a month.

But if you do a little research, you could save some money. If you’re able to get a mortgage with a five-year fixed rate of 2.5 per cent, your payments will be $1,792, a difference of $205 a month or $2,460 a year. That’s why you should look for the best mortgage rates.

You need to be ready financially before you’re able to purchase a property.

Solving the “stuff ” problem

THE CLOSETS ARE FULL. The junk drawer is overflowing. The piles have piles, and the storage space is full too. You need it all, you just don’t have enough space to put it. Or do you need it all? Take a closer look and separate ‘need’ from ‘obligation’, ‘sentimentality’ and ‘just in case.’ You may find you have the space to store what you need. You’ll just have to dig deep to find the strength to free yourself of the rest. After all, do you own all that stuff — or does it own you?

Let go of ‘obligation clutter’ » This refers to the stuff we hold on to because we feel a sense of duty. It can be gifts, heirlooms we’ve inherited, or things we’re saving for our kids. If you are holding on to any of these, you have permission to let them go, and here’s why: » ou have no duty to keep gifts forever.

The last thing the gift-giver would want is for their gift to become a burden. » It can be emotionally taxing to part with inherited items, but there are more meaningful ways to honour a person’s memory than keeping all their stuff. Releasing a loved one’s belongings doesn’t betray the memory of the person. It’s a bit easier with time, so wtake the time you need. » If you’re keeping things for your children, consider asking them if they are even remotely interested in having them. Remember, they will have their own tastes.

Off-load off-site storage.

If you are paying a hefty monthly bill to store your belongings off-site in a rented storage container, it’s time to reconsider its value. Out of sight is usually out of mind. If you are not using the items, it may be beneficial to sell them or give them away. The money spent storing the stuff over a long period of time often exceeds the value of those items.

Liberate your linen closet.

Let go of the sheets and towels that are torn, stained, or stored just in case. You really only need one extra set of sheets for each bed. Fold pillowcases and fitted sheets into their matching flat sheets so that the set stays neatly together.

Don’t let excuses keep you stuck.

When editing your closet, you’ll make all kinds of excuses to keep things. Here’s are the most popular excuses I’ve heard, and my response to them: 1. “It will come back in style.” Yes, it will.

But the fabric and cut will be different and everyone will know you’ve been holding on to it since 1978!

2. “It will fit once I lose weight.” You may lose weight in different places and

it may still not fit. It may go out of style by the time you lose the weight.

Reward yourself for your weight loss by buying new clothes.

3. “I paid a lot of money for it.” You feel guilty every time you look into your closet and see it hanging there, so let go of the shame.

4. “I wore it on my first date.” Don’t let sentimental items take up closet space. That’s like allowing the past to crowd out the present. Take a picture and let it go.

5. “Someone bought it for me.” They’ll never know that you got rid of it, and even if they find out, they’ll understand.

6. “It needs repairs.” Set a deadline and let it go if you miss it.

7. “I need it just in case.” This is probably the top excuse I hear, and it is based on fear. Be brave — unless you can find a specific reason to hold on to something, find the courage to let it go.

Elevator Etiquette: The 10 Commandments

THERE’S A CERTAIN amount of common sense when it comes to elevator etiquette. If you live in a highrise, the elevator is the main way in and out of your home; a confined space in which you briefly encounter your neighbours several times daily. The natural instinct is to be absorbed in your own headspace, preoccupied with where you’re headed, and keeping strangers at a distance. And yet, the other elevator occupants, unfamiliar as they may be, deserve a modicum of courtesy.

Unfortunately, most people have forgotten their elevator etiquette.

10 Rules of Elevator Etiquette: 1. Out first, then in. It only makes sense.

Allow passengers to exit before attempting to board the elevator.

2. Take the stairs if you are only going one or two floors, except if the elevator is empty or you have a cart, stroller, large packages or are disabled.

3. Hold the door for others who are running to catch the elevator — especially your neighbours coming from down the hall. A plague on anyone who watches the door slide shut in someone’s face!

4. If you’re sick, wait for an empty elevator. If that is impossible, don’t cough and sneeze for the duration of the ride. And if that is impossible, never put your germ-infested hands on the floor buttons.

5. If you are first on the elevator or closest to the control panel, ask other riders what floor they would like. On the other hand, it’s somewhat rude to call out your floor to the person standing nearest the buttons as if that person is the elevator operator.

6. When other passengers board, move a little to give everyone some personal space.

7. Avoid carrying out interpersonal conversations, be they face-to-face or — particularly — talking on your cellphone. The elevator is not a phone booth.

8. Likewise, if you’re listening to your iPod, turn down the volume so you don’t disturb other riders.

9. If you’re carrying a backpack, make sure it doesn’t land in someone’s face when you turn around.

10. Never drop litter or deface the walls of the elevator. Vandalism hurts everyone.

Riding in an elevator can bring out the best — or worst — in people. Think of the elevator as an extension of the building’s lobby, and of other riders as your guests.

Remember, a little elevator etiquette goes a long way. Now, enjoy the ride!
