THERE’S A SAYING THAT’S WORTH REPEATING: don’t wait to buy real estate; buy real estate and wait. Indeed, those who have already purchased a home in the Vancouver area are seeing their equity grow by leaps and bounds, just by virtue of patience.

Real estate happens to be one of life’s necessities that, historically, has paid off in the long run. While no one can guarantee what the value of your home will be in 20 years, ask your parents what they paid for their place back when they purchased, and compare that to current market value. Odds are you’ll be pleasantly surprised.

On the flip-side, rising prices are creating a challenging environment for would-be homebuyers – particularly first-time buyers who are struggling to get their foot in the door. As a result, new forms of housing are gaining popularity, offering an alternative to the expensive single-detached offerings out there.

According to the 2016 fourth-quarter Fifth Dimension report by Fifth Avenue Real Estate Marketing Ltd., new multi-family housing saw a 17-per-cent increase year-over-year, with total sales surpassing the 20,000 mark. “Is it possible that what we are beginning to experience is a paradigm shift in consumer preferences and expectations with respect to housing?” asks W. Scott Brown, president and CEO of Fifth Avenue, in his introduction to the report. This could well be the case.

Regardless if you choose a highrise or lowrise to call “home,” or perhaps something in between, remember that a home is a huge commitment. Consider your wants, needs and budget. Then, make a smart investment that you can afford today, you can live in tomorrow, and that will pay off in the future.

MANY PEOPLE THINK of shopping when they think of Guildford, which is home to one of the region’s largest malls, but it is also a diverse, multicultural residential enclave in east Surrey. The northern boundary of Guildford runs along the Fraser River from about Surrey Road to its border with Langley at 196th Street.

Lifestyle Guildford, like much Surrey, is a familyfriendly neighbourhood, attracting new residents because of its many recreational and cultural facilities and its relatively affordable home prices. The area is undergoing a revitalization and there are new townhomes and condos under construction, many situated close to shops and other amenities in the area.

The vibe Sports fields, tennis courts, baseball diamonds, pools, parks and trails – Guildford offers so much for families, seniors and singles to keep busy and active. Guildford is the quintessential suburban neighbourhood, but the City of Surrey has invested in a plethora of recreational facilities to keep attracting new residents to the area.

Meet the neighbours Surrey is home to one of the largest Indo-Canadian populations in the Lower Mainland with more than 20 per cent speaking Punjabi as their first language.

The largest Vaisakhi parade and celebration takes place in April in Surrey. Average incomes in North Surrey, including Guildford, reflect average incomes across the province; according to Statistics Canada, the average income in North Surrey was about $51,000 in 2010.

Planes, trains & automobiles Like many Surrey neighbourhoods, cars dominate the roads, but the city has been working on a plan to bring light rail to Guildford and other communities.

For those dependent on the automobile, the South Perimeter Road, which skirts along the north side of Guildford, provides easy access from the Golden Ears Bridge in east Surrey to Hwys. 1, 91, 99 and the Tsawwassen ferry terminal.

Dollars & sense Guildford is one of those areas in the Lower Mainland where families and older couples looking to downsize to townhomes and condos can still find relatively affordable housing. To serve these residents, there are many schools, parks and shopping, with Guildford Town Centre at the heart of the community close by.

Hot Spots Green Timbers Urban Forest Thanks to Surrey residents, a forest in the centre of the city, just on the southern edge of Guildford, was saved from development. Green Timbers Urban Forest is the first replanted forest in B.C. Surrey Nature Centre Located in the Green Timbers Urban Forest, the Surrey Nature Centre offers programs about nature preservation. A museum is located beside the nature centre and gives a history of this urban enclave.

Hawthorne Park and Gardens

Prices for townhomes and apartments in the Fraser Valley have remained stable over the past couple of years, but prices of detached homes are increasing across the board, and that includes Guildford.

Located on the western side of Guildford, Hawthorne Park has picnic spaces and a spray park to cool off at on a hot summer day. In the park is also Hawthorne Gardens, which features small forests.

7 questions to ask your new home builder

SO, YOU’VE DECIDED TO BUY a new condo. While you’ll be faced with dozens, if not hundreds, of choices throughout the purchasing process, perhaps the most important decision you’ll make is choosing which builder is right for you.

The good news is, there are lots of great home and condo builders in the Vancouver area, vying for your attention.

To distinguish themselves from the crowd, some builders offer financial incentives to entice buyers. Others

differentiate themselves with their product. Some builders specialize in skyscrapers, while others build more intimate midrise and townhome communities. Some condo builders have an eco-friendly agenda, while others are all about the luxury features.

Ensure you’re comparing apples to apples.

Be clear as to what you want and need in your new home or condo, and then determine who can deliver.

Remember that a little research goes a long way.

Here are seven questions every buyer needs to ask before they sign

track. How long has the builder been in business? How many homes or condos do they build each year? What kind of background and experience do they have? Ask for references, and contact them to find out if previous buyers are satisfied with the homes they purchased and the service they received.

3 | Is the builder licensed with the proper registrations required for BC? If they don’t take care of their own house, how can you trust them to take care of yours?

4 | Is there a show suite? Tour each one in detail, taking note of what you like and what you don’t. Take your time, and if you feel you don’t know enough about construction to make a decision, bring someone with you who does.

5 | Can I get a site tour? This isn’t always possible, but it’s definitely worth asking.

You can tell a lot about a builder by seeing them in action.

How long has the builder been in business? How many homes do they build each year? Ask for references. If this is starting to sound like a job interview, you’re on the right track. on the dotted line, along with some helpful tips from Canada Mortgage and Housing Corp.

1 | Who’s building what? Determine your area of choice, and who’s building what there. Ask friends, family members and coworkers for names of reputable builders

they have dealt with. Nothing beats firsthand experience. You can also check with the Greater Vancouver Home Builders’ Association for a list of builders in the area.

2 | What is the builder’s experience?

If this is starting to sound like a job interview, then you’re on the right

6 | Can I see the master plan? Request this from the builder as well as the municipality. If you’re moving into a brand-new community, know that it will most likely look very different in 10 years than it does when you buy your home.

What’s the future plan in terms of retail, schools and services, public spaces and infrastructure? These can affect the value of your home – positively or negatively.

7 | Can I ask a few more questions?

Ask as many questions as you can think of, and note the answers to review and compare at your leisure. Know that if a builder or representative is unable or unwilling to answer your questions, this is a red flag.

A home is the biggest purchase you’ll make in your lifetime. It can be tempting to buy on a whim, but look before you leap. Some careful consideration on your part will help to ensure you make a smart move!

Spring home hunt: 7 steps to get you started

THERE ARE MANY PEOPLE who get a sense of pride and freedom when they become homeowners which can’t be matched by renting. When you own your own home, you are not restricted by your landlord’s rules, and your mortgage payments are going toward building equity.

Buying a home is a big step. Here are some things to consider in advance.

1. How long will you live there?

The transaction costs of buying a home include legal fees, appraisals (if required), inspection fees, moving expenses, etc. If you don’t plan to live in your new home for at least three to five years, you may not gain enough equity to make selling worthwhile. In that case, you are probably better off not buying in the first place.

2. How much home do you need?

Buying a cheaper, smaller home can end up costing you extra if you have to sell right away due to a growing family. On the other hand, buying more home than you need incurs extra maintenance, energy and tax costs.

3. How’s your credit rating? The higher your credit score, the lower your mortgage rate will be and the more you will qualify for. If needed, spend some time working on improving your credit.

credit, stay well below credit limits and pay your bills on time.

4. Don’t forget about closing costs.

Your lender will require you to have at least 1.5 per cent of the purchase price for closing costs.

5. What can you afford? Talk to a mortgage expert to analyze your financial situation before you start shopping. You’ll get an idea on what you can afford. To test how comfortable those payments will be, start saving that amount every month (less what you are paying now in rent).

Not only will that simulate ownership, it also helps you save for a down payment!

6. Get pre-approved for a mortgage.

This is really the first step in the buying process, and tells you exactly how much you can spend before you start looking for your new home.

7. Use a real estate agent. This professional can help focus your search, find the right home, save time and protect your interests. There’s no cost to the buyer to use their services.

have to make when you begin your home search is whether you will buy a previously owned home (resale) or a new home. When it comes to new homes, the other option to consider is buying a home before construction has even begun — also know as buying “presale.”

Buying a presale home comes with some extra advantages: » Property transfer tax exemption: All newly built homes worth up to $750,000 are exempt from the property transfer tax, saving homebuyers up to $13,000. To qualify, home purchasers must be Canadian citizens or permanent residents, and will have to live in the home themselves as their principal residence for one year after the purchase date. » New home warranty insurance program: In accordance to the Homeowners Protection Office (HPO), homes built by Licensed Residential Builders are covered by a mandatory third-party home warranty insurance — the 2-5-10 Home Warranty Insurance Program as it is sometimes called. 2-5-10 New Home warranty insurance includes: a minimum of two years on labour and materials, five years on the building envelope, and 10 years on the building structure. In a resale situation, you may not have any warranties, which increases the overall cost.

Food faves on Commercial Drive

By Shannon Tien ONCE A SKID ROAD for dragging logs to harbour, then a streetcar route and Italian suburb, Commercial Drive has long been central to Vancouver’s cultural diversity. Today, the foodie-focused strip is lined with restaurants, cafés and bars serving an array of international cuisines.

These spots are worth checking out if you’re into food - like really, really into it.

La Mezcaleria 1622 Commercial Dr. Serving drool-worthy, upscale traditional Mexican food with a focus on organic ingredients, this local haunt is also a favourite among Commercial Drive residents for its varied selection of fine mezcals and tequilas. Planning on bringing a bunch of friends? No worries. Most of the menu’s dishes are meant to be shared. Head there now for brunch or dinner and take a look at their impeccable Instagram feed first to make yourself truly hungry.

La Grotta Del Formaggio 1791 Commercial Dr. Do you consider yourself a sandwich connoisseur? Then you probably already know about the locally famous Italian deli, La Grotto del Formaggio. This family owned sandwich shop has been pressing paninis for over 35 years and boy are they delicious. After one bite, you might actually think you’re in Italy. Gourmet toppings include provolone, prosciutto, Havarti, artichokes, pesto, sun-dried tomatoes. Pick up some cheese, espresso or a package of truffle almonds on the way out.

Absinthe Bistro 1260 Commercial Dr. If you’re craving a traditional French meal, but unable to afford a last-minute plan ticket to Paris, look no further than Absinthe, The Drive’s premiere, familyowned French bistro. Chef Cory Pearson trained with Michelin-starred chefs in 66 YPNEXTHOME.CA

Paris before returning to Vancouver, his hometown, to satisfy local taste buds.

The menu is seasonal and fixed-price.

You’ll spend $30 to $40 for a selection of French standards like duck confit, tuna tartar and crème brulee.

Dolce Amore 1588 Commercial Dr. No foodie can resist the call of authentic Italian gelato in the summer. Dolce Amore is Commercial Drive’s favourite neighbourhood gelato spot, serving unique flavours like blood orange, s’mores, and salted caramel. Can’t decide what to pick? Fear not; you can split a single scoop into two flavours.

Kishimoto Japanese Restaurant 2054 Commercial Dr. Kishimoto is widely known to serve the best sushi on The Drive. With a claim like that, it’s no wonder there’s often a line up down the block to get inside (although, word on the street is that Tuesday nights are quieter). In terms of a menu, Kishimoto has it all: traditional Japanese specialties like kobujime nigiri (preparation involves an ancient method of curing fish in brine), and more modern, quirky creations like salmon oshi sushi with slivers of jalapeños.

enjoy. Veggie-heavy tapas with Middle Eastern spices and a seasonal selection of hummus? Count me in! Open for lunch and dinner, the restaurant’s falafel, cauliflower stew, fattoush salad and lamb sausage all come highly recommended.

You can also buy jars of their hummus and dips to take home (hence the name Jamjar).

Kin Kao Thai Kitchen 903 Commercial Dr. Kin Kao serves excellent Thai food with some modern twists and fresh ingredients, perfect for foodies who like to snap pictures of colourful noodles and test their spice tolerance. With local beer on tap and minimalist decor, some favourite dishes are the deep fried sour cured pork ribs, the stir-fried spicy pork belly, and the red curry with duck. Go for lunch or dinner, or order takeout!

Jamjar-Folk Lebanese Food

1190 Victoria Dr. This spot is actually located on Victoria Drive, slightly east of Commercial Drive, but it’s worth the two-minute walk. The menu features an array of traditional Italian oven-baked pizzas (it’s hard to go wrong no matter what you order) and they have a great wine list as well. The super fresh caprese salad is also not to be missed. Finally, my favourite part: the open kitchen let’s guests watch the chefs as they throw the pizza dough in the air.
