“The Crossing’s architecture is so quaint and inviting — something distinct and different in the neighbourhood.” - Mary olive green façades, window ledges brimming with colourful flowerboxes, and arched portico entries. Gramercy also understands the West Coast passion for outdoor living. Yards, front and back, are fully landscaped to be ready for summer entertaining. And here’s a great bonus: every deck includes a natural gas hook up for a barbeque or heater. “There’s also a small, indoor amenity building that leads out to an outdoor community space designed with natural elements so it connects visually with the surrounding environment — especially the line of mature trees that wrap around the south and east sides of the property. “And while it’s only a short drive to all the shopping and services at Morgan Crossing and Grandview Corners, when you turn off 8th Avenue onto the long country road that brings you home, you just automatically feel yourself unwinding,” Mary says. The Crossing’s presentation centre and display home are open noon to 5 p.m. daily except Fridays at 288 – 171st Street in Surrey. Final phase offers four-bedroom plans ranging from 1,736 to 1,948 sq. ft. Better hurry though because less than 20 homes remain, and when they’re gone, they’re gone for good. The Crossing is brought to you by Gramercy, a family-owned company with 45 years experience building throughout the Lower Mainland. will build it for you. BC is home to some of the best builders and developers, some of which were honoured recently at the 2017 Fraser Valley Housing Awards of Excellence held on Feb. 4. BC has a robust awards scene to honour the best of the home-building industry. The Ovation Awards, the VIBE Awards, the CARE Awards, the Tommies, the Georgies, the CHBA National Awards for Housing Excellence and many more shine the spotlight on home builders, renovators and marketers who have raised the bar in the industry. With so many great builders vying for your attention, how do you know which one is right for you? The answer is revealed through research. With the Internet at your disposal, much of the information you seek is right at your fingertips. What builders are out there? How long have they been in business? How many new communities have they completed? What are they building, and where? Can they deliver your must-have list? That being said, you can’t beat the face-to-face experience. Visit builders’ sales centres and model suites, speak with staff, and tour their communities – both completed and in progress, to see the team in action. Don’t be afraid to approach a resident ask about their experience. What was their overall impression? How was the after-sales service? Did the builder meet the timeline for closing? Were there any problems with the home, and how were they rectified? Would they buy from the same builder again, or recommend them to a family member? There’s so much choice in the Greater Vancouver area, whether you seek a compact downtown condo or sprawling estate on the outskirts of town – potentially by an award-winning home builder, which makes you, the homebuyer, the real winner.

cover story
The Smithe Refined city living By Susan M Boyce IT’S WHERE EXQUISITE DESIGN and elegance merge, a prestigious residence unlike anything previously seen in Vancouver. Introducing The Smithe, a one-of-a-kind residential tower poised to inspire a new way of celebrating urban living.
Elevate your lifestyle Now open for exclusive previews, The Smithe’s sales gallery 18 YPNEXTHOME.CA
is a show-stopper. My first impression is one of space and light, immediately followed by a fundamental sense of luxury. Briefly I wonder if somehow I’ve been transported into an ultra contemporary, single-family home in the heart of a visionary urban metropolis. The flooring is a honed, pale-coloured natural stone that extends throughout the entire residence — every square inch of this 1,429-sq.-ft. home. A 38-ft. expanse of windows spanning the living and dining areas offers dazzling cityscape views across Yaletown and False Creek. To my left, I hear a gasp of delight from a woman who’s beaming at her husband in the kitchen. “Wow, unbelievable. Lights in the pot drawers? Who does that? And look at this.” She touches one of the upper cabinets that are custom built
by Binova in Italy, made of seamlessly book-matched walnut. The door slides silently toward the ceiling. Another touch of a button concealed in the interior frame, and the door closes. For me though, it’s the SubZero and Wolf appliances — including a temperature-controlled wine storage system — that make my heart skip a beat. Bring on family celebrations and afternoons spent experimenting with my favourite cookbooks. Okay, time to check out the master bedroom. “Now, this is my kind of dream closet… I’ll even share it with you.” The man grins affectionately at his partner as she checks out the way each section of the built-in wardrobe system lights up when the door is opened — elegant, sophisticated and highly efficient. “And you’re going to love the ensuite… everything you wanted, but better.”
He’s instantly smitten with the way the marble flooring continues up the walls, wrapping the room in luxury. She loves the frameless glass shower with Dornbracht fixtures and flushset composite stone basin. He’s enthused with the wall-hung toilet. She’s wowed by the two floating vanities with lighting. “See, I told you you’d be impressed with Boffo’s quality,” she says, giving him an affectionate squeeze on the arm. How true. I smile and head back through the dining room and living room, where I’d previously spotted a no-threshold door to the balcony. As a self-confessed patio fanatic, outdoor living space is a feature that goes beyond important — it’s an essential. The Smithe delivers. Fully covered, luxurious, and boasting gas hook-ups for heater and barbecue, plus an eye-catching wall finish, this bonus “living room” is definitely FEB 17 - MAR 3, 2017 | NEW HOME & CONDO GUIDE 19
where you’d find me grilling up family dinners or chilling over Sauvignon Blanc and the latest sci-fi thriller. And here’s a cool bonus I’ve never seen in a sales centre before – Boffo has created a pathway that wraps around the display home’s “exterior” so you’ll get a sense of exactly how this prestigious residence will look outside as well as inside. “The hallmark of this residence is Boffo’s meticulous commitment to quality and luxury,” notes Scott Trepp, principal of Trepp Design Inc. “The result is a showcase of the sophisticated, classic design found in single-family residences yet with a modern, urban aesthetic.” He adds that even the colour palettes are dramatic and unique — inspired by exotic palisander or heavily grained walnut — while exterior finishings reference the heritage of nearby historical buildings from the early 1900s.
Iconic location Inspired by the rich heritage of adjacent Yaletown and the contemporary aesthetic of Crosstown, The Smithe is perfectly 20 YPNEXTHOME.CA
situated in the very heart of Vancouver’s dynamic Arts and Events District. Here you’re within walking distance to the diverse array of theatres, galleries, and cultural venues that have helped set Vancouver firmly centre stage as one of the world’s great cities. Live performances ranging from symphony and dance to Broadway theatrical extravaganzas, or thought-provoking dramas take place year round in venues like the long-beloved Orpheum, Queen Elizabeth, Vancouver Playhouse, Scotiabank Dance Centre and Vogue Theatres. Movie lovers can be amazed by international offerings found at silver screen venues that include the Vancouver International Film Centre or the intimate Cinematheque. Foodies will soon discover The Smithe offers options guaranteed to get taste buds tingling year-round. Awardwinning dining destinations include classic, fusion, casual and experimental. Later, perhaps a late-night, signature cocktail before strolling home to The Smithe. All this, plus ever-changing exhibits found at the renowned

Spectacular amenities The Smithe’s amenities, too, are poised to raise the bar. On the sixth-floor podium level, owners will have exclusive access to over 6,000 sq. ft. of amenity spaces including 4,000 sq. ft. of indoor/outdoor lounges, a private dining room on the mezzanine that’s perfect for larger gatherings, and a fully appointed fitness facility with top-of-the-line cardio and weight-training equipment. If, like me, you’ve got “a few” two-wheelers in your household, you’re going to be in awe of the results of a visionary partnership between Boffo and HUB Cycling, a nonprofit, Vancouver organization dedicated to education and innovation. How’s this for a cyclist’s dream? At the Smithe you’ll have a bicycle-only elevator with its own separate entrance, doors on opposite sides for easy entry or exit, and direct access
to a secure storage area and tune-up workshop. Now, that’s innovation others need to follow. The Smithe’s 6,000-sq.-ft. sales gallery with 1,429-sq.-ft. display home is now open by appointment at 1035 Seymour St. in Vancouver. Sales are anticipated to begin in late February.

Neighbourhood Profile | GASTOWN
GASTOWN By Mike Archibald
BOUND BY WATER Street to the north, Cordova Street to the south, Richards Street to the west and Main Street to the east, Gastown is one of Vancouver’s oldest neighbourhoods. You can see it in the lovingly crafted brick buildings – they’ve stood the test of time from days of yore to the area’s present-day incarnation as a mecca for tourism and culture. 24 YPNEXTHOME.CA
Lifestyle Named after “Gassy” Jack Deighton, who opened Vancouver’s first saloon in 1867, the neighbourhood is now full of recently opened bars, barber shops and booteries. There’s a renaissance going on, transforming what was once a skid row into a thriving, upscale bohemian area. Rents are high, but the culture is rich. It’s also a major tourist attraction.
The vibe There are artists’ lofts, knickknack shops for tourists, restaurants and bars galore, and much more in this crowded yet ordered area. Amid the historic buildings, boasting beautiful brown brick, you can see the present overwhelming the past, as a formerly poor area transforms itself. It’s old meets new, with the best of both worlds.
Meet the neighbours According the City’s 2012 Local Area Profile, this population skews over 60 per cent male, with around 90 per cent speaking English as their first language. Unlike most Vancouver neighbourhoods, Gastown does not house a large number of immigrants. The age range is one of the youngest in the city, with a secular, progressive mindset predominating. In the area There’s not a lot of civic activity here: no libraries, big parks or community centres. There is, however, the one of the largest transit hubs sitting right on the edge of the neighbourhood: Waterfront Station, which houses rapid transit and SeaBus routes. The centrepiece of Gastown is a statue of Gassy Jack himself. Planes, trains & automobiles According to gastown.org, there are over 1,000 covered parking spaces in the neighbourhood, so if you’re coming from outside, feel free to drive. However, walking is the best way to get around within the area, small and stroll-friendly as it is. There are two downtown bike lanes bringing you near the neighbourhood, and lots of public transit options. Dollars & sense In a major tourism hub and the hip capital of the city, one can expect prices to be a little high. From high-end clothing to craft beer and locally sourced meats, you pay for what you get here, and what you get is quality. Rents are quite high, with living space at a premium.
Real Estate Market There is virtually no detached housing to be found here, and condos and lofts go from anywhere from $300,000 to $1.5 million and up, according to gastownrealestate.ca. Rent for apartments and lofts is quite steep as well, with units going for $1,000/month and well over. Not a cheap place to live, but for many, well worth the price.
Hot Spots The Lamplighter Vancouver’s premier restaurateurs bring you a pub that hosts weekly tastings, special DJ nights and more, with craft beer on tap and three-dollar highballs, wine and local craft beer for their happy hour offerings. Chill Winston A self-styled “gastrolounge,” serving high-end, locally sourced food. Vegetables from their plot of land in nearby Tsawwassen, seafood “100 per cent sustainable.” Great patio for drinks in the sunshine. Steamworks Brew Pub Right on the edge of the neighbourhood sits one of Vancouver’s original in-house brewing establishments. Porters, stouts, IPAs and more, with a rotating drink menu. Great food, too: love those fries with lime aioli!
Street Corner The Blarney Stone “Let’s put it this way: I live in a small place, I pay out the nose for it, I’m miles from my workspace, the shopping is expensive…and I wouldn’t move out of here for the world. That’s me and Gastown.” – Tomas, graphic designer “I have my pick of bars, good places to eat, and if I get sick of it I can walk two blocks and hop on a train — though I’ve found that the longer I live here, the less often I leave!”
The oldest Irish bar in Vancouver. Since 1972 they’ve been serving it up straight, and their lack of pretension marks them as old-school in this hip area. Daily specials on booze and classic Irish fare.
– Nathan, restaurant manager
The Flying Pig
“The tourists get to me sometimes, but I love this place overall. My favourite place in the neighbourhood is Steamworks. For my money, it’s the best beer in town.”
In the top echelon of Gastown restaurants, this establishment has an open-concept kitchen, an eclectic menu and a strong dedication to customer satisfaction. Try the Three Pea Soup — you’ll love it.

Property Profile | OAK + PARK
From Istanbul to Vancouver
Family finds a piece of home at Oak + Park IT WAS LOVE AT FIRST SIGHT when Oya and her husband, Gorkem, first visited Oak + Park’s presentation centre. “A home is mostly about the heart,” she says, her eyes sparkling with enthusiasm. “You can try to use logic, but when you find a place that speaks to your heart, you just know it’s the right one.” The couple had recently made a life-changing decision to immigrate to Canada from Istanbul, Turkey, where 28 YPNEXTHOME.CA
they owned and ran two successful businesses. After a short stint in Toronto, the family found themselves drawn to Vancouver for the climate and access to exceptional schools for their 12-year-old son, Kuzey. “Oak + Park is in the catchment area for Sir Winston Churchill Secondary, which is one of Canada’s top-ranked IB schools,” Oya explains. “That was the first major motivation for why we wanted to
live in this neighbourhood. Our son can’t wait to go there in the fall. And when he needs to go downtown, there’s a bus right there.”
Enviable lifestyle Oak + Park’s inviting curb appeal and intelligently laid-out floor plans were the other “oh wow” factors that proved irresistible. “The classical European architecture

with a small garden front and back, the threelevel design with the master bedroom on the top floor, and the open kitchen to the salon and living room — it was just like the semi-detached house we had in downtown Istanbul,” Oya says. “And we couldn’t find many places with a powder room on the main floor. Here, when my mother comes with her bad knee, she won’t have to struggle up and down the stairs. “We’re all really looking forward to the move,” Oya continues. “My husband will have a studio for playing his guitar, I’ll have a huge home office, and our 12-year-old son will have his own space — something he really needs as he turns into a teenager. We want to raise our son in a modern city like Vancouver, and Marpole is a great area that will just keep getting better. It’s going to be perfect.”
Come see for yourself Oak + Park is over 50 per cent sold, but there’s still a great selection of homes to choose from, at a price you’ll love. “Westside townhomes are a hot commodity, and prices here are on the rise,” says Yosh Kasahara, Alabaster’s director of sales and marketing. “Most new townhomes in this neighbourhood are selling for around $2 million, but we actually have six homes available for under $1.5 million. Hurry though, because this opportunity won’t last long.”
To see more of Oya and Gorkem’s story, visit oakandpark.ca. Oak + Park’s showroom is open 1 to 4 p.m. on weekdays at 301 – 1788 West Broadway in Vancouver. To book an appointment to view, call 604.558.5851. FEB 17 - MAR 3, 2017 | NEW HOME & CONDO GUIDE 29

Advice | CONDO SENSE
A little maintenance goes a long way By Cameron McNeill
MORE ADVICE ONLINE ypnexthome.ca/news/advice
THE PURCHASE OF A NEW HOME is an exciting time in your life. While your property management firm alongside strata council will have an annual maintenance plan for the building and its common areas, you’re responsible for your home’s interior maintenance. Here are some helpful tips for the regular care and maintenance that comes with condo living.
The beautiful laundry room at McKinnon by Cressey in Kerrisdale, featuring energy-efficient Whirlpool washer and dryer. Regular upkeep and cleaning of large appliances is recommended.
Energy-saving tips to lower your costs An easy way to save energy and lower your monthly utility bill is to look at your lighting. Choose energy-efficient options by replacing halogen bulbs with LEDs, which offer a longer lifespan. LEDs will improve your electricity use, which means you will reduce your costs and spend less time replacing bulbs. Another energy-saving tip is the addition of curtains in your home. A heavier fabric or blackout curtains can keep heat from escaping in the winter, and the hot sun from heating up your space in the summer. With the cold winter season, we crank up the heat but often forget to turn it off before heading out. Consider a programmable thermostat for your home heating system to keep your condo warm or cool. BC Hydro recommends the Energy Star programmable thermostat. When set properly, it can help save as much as 10 per cent on your energy bill. 34 YPNEXTHOME.CA
Large appliance tips that are well worth the effort Appliances that are used daily, like laundry equipment, should be high on your checklist. A basic tip is to replace the rubber hoses that come with your washing machine with steel braided hoses. This tubing is more durable and resistant to bursting. Often neglected is the water heater, which has an average life span of 10 years with proper maintenance. To extend the life of your water heater in townhomes, replace the anode rod to slow down corrosion in the tank. It is recommended to drain the tank in order to remove sediment build-up every few years. On a regular basis, inspect your water tank to ensure there is no corrosion or cracking, which can lead to water leakage. Always read the manufacturer’s manual for care and maintenance
instructions when it comes to upkeep of major appliances or ask a professional. When you’re out researching a home and in the presentation centres, ask a sales representative about the interior finishings and appliances and their product brands. Take note of the quality and life expectancy. After your successful home purchase and the completion of your building, you’re are entitled to a walk-through, which is a great time to inquire about maintenance of items and to conduct a simple scan of potential energy-saving solutions.

Zirkon
IT’S OFFICIAL. Buyers have fallen in love with Zirkon. Barely a week after launching the initial phase, almost half of these charming, Georgian-inspired homes were sporting bright red “sold” signs. One look inside is all it takes to understand why.

Townhomes
The living room has the airy, spacious feeling you’ll only find in homes with 10-ft. ceilings and big, bright, oversized windows throughout the main living level. I hear myself giving a sigh of contentment as I notice there’s also crown moulding everywhere — a subtle touch of refined elegance that I seldom see outside of a custom home. “And can’t you imagine entertaining in this kitchen?” asks sales manager Andrea Castro, president of Castro Marketing & Associates, who joins me just as I’m checking out the view of an inviting backyard through a huge window above the sink.

Prices start from just $499,800. Come see for yourself. Visit during sales centre hours or make an appointment at your convenience. “People get so excited by the quality and contemporary feel of these homes — things like the glass chimney hood fan, the glass-tile backsplash, and flat-panel European cabinetry. There’s nothing else like this in the South Surrey market.” Upstairs I discover two large children’s bedrooms plus a master with two of my favourite features: his and her sinks, and built-in wood closet organizers. At last, a place for all my hats and shoes.
Exceptional location “Zirkon is one of the few new townhome developments located in the catchment area for Southridge Private School and several brand new elementary schools — so it’s great for growing families,” Andrea says. “And I’ve lost count of all the shops and restaurants now open at Morgan Crossing. This location still feels quiet, but it’s close to, well, everything you could need or want.” Zirkon’s presentation centre and display home are open from noon to 5 p.m. daily except Fridays, at 2528 – 156th Street in South Surrey. Prices for these three- and four-bedroom homes start at $499,800 with some homes move-in ready now. For more information, visit zirkonliving.ca or call Andrea at 604.928.3000.

DRIVING SNOW, BITTER WINDS, AND ICY ROADS simply couldn’t put a damper on the high spirits and enthusiasm that accompanied the inaugural Fraser Valley Housing Awards of Excellence Gala. On Feb. 4, 2017, almost 200 members and industry watchers gathered at the Quality Hotel and Conference Centre in Abbotsford, to celebrate the crème de la crème in the residential construction industry. And as the winners were announced, it became more evident than ever that Fraser Valley builders and renovators are taking their place among the best of the best in British Columbia. 54 YPNEXTHOME.CA
“Fraser Valley builders and renovators have been creating amazing homes for years,” says Lesa Lacey, president of the Canadian Home Builders’ Association (CHBA) of the Fraser Valley and co-owner of Lacey Developments Ltd. “It’s exciting to finally have an awards program that honours the expertise of the people and companies who build for the families who live right here in the Fraser Valley.” “The Fraser Valley market is unique and totally separate from Vancouver,” notes Gary Friend, owner of South Ridge Developments Ltd., adding that Abbotsford/Mission is now
Lacey Developments struck gold in four of the five renovation categories, including three for the Gathering House, and went on to be named Residential Renovator of the Year
Summit by Hayer Builders Group, which took home four golds including Multi-Family Home Builder of the Year, wowed judges with hot-tub friendly rooftop decks and creative split-level floor plans
Mount Woodside at Harrison Highlands struck gold twice and helped Odessa Ventures Inc. claim the title of Single-Family Production Home Builder of the Year
Dramatic timber-frame architecture at this Cottage in the City by South Ridge Developments
recognized as it’s own census metropolitan area (CMA). “It used to be all about price, building entry-level homes for first time buyers. Now we’ve got many small, often familyowned companies that are quietly doing excellent, cuttingedge projects without necessarily being recognized for the work they do. I believe that when builders realize what winning an award like this — one that’s judged by their peers — can do for their credibility, participation will keep getting stronger.” Farmhouse Charm (Life Above) was one of two timber-frame projects that earned South Ridge the coveted Custom Home Builder of the Year, an innovative reimagining of an entertainer’s dream home integrated above a state-of-the-art barn. Rav Hayer, principle of Hayer Builders Group, sees the trend toward townhomes continuing strong on the south side of the bridges. “The new single-family home in the Valley is becoming a three-level townhome with a side-by-side garage… which
is our primary focus.” Innovations that wowed the judges and propelled Hayer Builders Group to four gold awards — including the prestigious Multi-Family Home Builder of the Year — included the first townhome development in Langley’s Willoughby neighbourhood to offer private, rooftop decks followed by Summit, a Surrey community currently underway that featuring an innovative, spit-level design plus rooftop decks structurally engineered to be hot-tub friendly. In his opening remarks, Bob Finnigan, president of CHBA National, summed everything up in one short, concise statement: “An event like this inspires us and reminds us what we contribute to Canada — great homes and great renovations.” For a complete list of winners and more information about CHBA-FV, visit chbafv.com. Advice | GVHBA REPORT
A golden opportunity at the GVHBA’s Homebuyer Forum By Bob De Wit
MORE ADVICE ONLINE ypnexthome.ca/news/advice WHETHER YOU ARE PLANNING on buying your first home, thinking of helping a Millennial get a foot in the door, or are a new-comer to Vancouver, there is one golden rule to follow: prepare before you purchase. Vancouver can be a challenging market for buyers. Escalating prices, changes in regulations and strong demand for available inventory – how and where does a prospective buyer start? Let’s break down the buying process into three main steps.
» 1. Getting ready to buy. Saving for a deposit to purchase a home is one piece of the puzzle, however understanding the complete cost involved in the complete buying process is where the experts can help. Getting pre-approved by a financial institution will answer a lot of questions, and help determine what you can afford. » 2. Gather marketplace Intelligence. This stage is when it might seem easier just to talk with family and friends, or surf the Internet, but I think the more people you speak with, and the more information you gathers, the more empowered you become. Speak with families who live in condos, talk with a variety of realtors, and financial institutions, understand what and how a strata operates, and learn about various communities outside of the neighbourhoods where you 60 YPNEXTHOME.CA
live and work. Explore neighbouring municipalities. This will help to empower yourself to buy smart.
Although it may be easy to surf the Internet, I always recommend speaking directly with the experts.
» 3. Know what product is right for you. Once you know what you can afford, and have narrowed down where you want to buy, it will be time to hit the streets. Before you start knocking on doors, consider the various types of housing available. Wood frame typically is less expensive than concrete, and potentially lower in maintenance fees, however it offers less sound barriers from neighbouring units. Do you mind elevators, or is a front door important with small children and pets? As you look around, consider your daily routine and lifestyle. Make a list of must-haves and wants. Talk to people who live in the buildings you are considering to get a good idea of the amenities. » Considering the purchase of a home will be one of the biggest decisions in your lifetime, along with the sheer complexity of the Vancouver market.
Get informed! Presented by BC Housing, the Greater Vancouver Home Builders’ Association (GVHBA) Homebuyer Forum is offered once a year. Scheduled for March 1 from 3 to 9 p.m. at the SFU Harbour Centre Campus, this is your chance to gain granular market information that is not readily found on the Internet, focusing on purchasing a condo or townhome in Metro Vancouver, in one convenient location. Join the forums and connect with industry experts at the marketplace. Featuring resources and condo developments from across Metro Vancouver, the Homebuyer Forum is free to attend. Registration is required. Visit gvhba.org/homebuyer_forum Bob De Wit is CEO of the Greater Vancouver Home Builders’ Association. Visit gvhba.org

Advice | NEWS AND VIEWS
More people, more competition, more common sense in a hot housing market By Lydia McNutt
MORE ADVICE ONLINE ypnexthome.ca/news/advice
STATISTICS CANADA HAS RELEASED the first installment of data gathered in the 2016 Census, with this initial snapshot offering insight on Canada’s population and dwelling counts. What have we learned? Canada is growing. Back in 1871, when the first census was recorded, there were 3.5 million people living in Canada. By the time Canada reached its 100th birthday, its population had grown to 20 million. In 2016, we surpassed 35 million people – up five per cent from the last count in 2011, and 10 times greater than the first tally post-Confederation. This is the fastest rate of population growth among the G7 countries, according to Statistics Canada. Reflective of Canada’s rising population, there are now more big cities. In 2016, there were 35 census metropolitan areas (with a population of at least 100,000, of which 50,000 or more live in the core), versus 33 in 2011. The newest members of the “big city” club are Lethbridge, Alta. and Belleville, Ont. Even Canada’s small towns are getting bigger, with eight new Census Agglomerations (CAs) counted in 2016 versus 2011, with a core population of 10,000 people or more. Canada’s three largest CMAs – Vancouver, Toronto and Montreal – were home to more than one-third of the entire population, housing 35.5 per cent, or a combined 12.5 million people. 64 YPNEXTHOME.CA
If you live in one of these cities, or you aspire to, then you already know that these housing markets can be competitive, pricey and, at times, unpredictable in the short term. You also likely know that housing in these markets has historically been a profitable venture in the long term. And think about it: what other investment vehicle allows you to purchase something and use it daily, while it continues to appreciate in value? It’s no wonder that real estate is a hot commodity. If you’re embarking on this ambitious endeavour, here are some tips for staying cool in a hot housing market: 1. Set your budget and perhaps more importantly, stick to it! Multiple offers may be rolling in on your dream home, but don’t let yourself become a bidding war casualty. A home is only worth so much. It’s up to you to decide what that magic number is. 2. Work with the pros. Your real estate agent, financial advisor/lender and lawyer are your holy trinity – all key resources in the homebuying process.
Their job, aside from collecting their fee, is to help you keep your emotions in check and make a purchasing decision based on facts and figures, not emotions. 3. Know when to quit. Just because a competing bid comes in $300,000 over asking (as is commonly the case in Toronto and Vancouver!), that doesn’t mean the home is actually worth that much – and it definitely doesn’t mean you’ll get that return on resale, if that’s what you’re banking on. Make a smart bid that reflects what the home is actually worth. Compare the property you’re considering buying to others that sold in the same area. Your realtor has access to the Multiple Listing Service (MLS), allowing you details on sales volumes, average price and days on market, both by housing type and neighbourhood, allowing you to make a fair offer that you can live with. Advice | MIND OVER MORTGAGE
Conventional or collateral: Do you know how your mortgage is registered?
By Alisa Aragon
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WHEN YOU ARE LOOKING AT BUYING A HOME or shopping around at your
mortgage renewal time, it’s important to read the fine print on the mortgage approval and how it is registered. Don’t just sign the documents and move on. Ask questions and if you don’t understand something, and make sure that it is explained so you are comfortable throughout the entire process. Before you sign on any mortgage offering, make sure you get advice from a mortgage expert who understands the complexity of mortgages. Most people focus on getting the lowest interest rate and forget about the various terms and options. By asking questions, you will ensure that you are reducing your risk of paying unnecessary costs down the road. One of the important questions you need answered is, how is the mortgage registered? Is it registered as a collateral charge, or a conventional (standard) charge? Some lenders register all their mortgages as collateral, while others will give you the option only after you ask. Most lenders register their mortgages as conventional. With a conventional mortgage, the amount you are borrowing (property value minus down payment) is the amount that’s registered. 72 YPNEXTHOME.CA
With a collateral mortgage, the amount that’s registered is 125 to 150 per cent of the property value, and the lender has both a promissory note and a lien registered against the property for the total registered amount. For example, if your mortgage amount is $400,000, the lender will register $400,000 plus up to another $200,000, even though the borrower didn’t receive all of those mortgage funds. Collateral mortgages have been around for a while and are used when you have a home equity line of credit (HELOC or secured line of credit) which allows the balance of the loan to float up or down depending on the use by the borrower. Banks like BMO, CIBC, RBC and most credit unions like Vancity register their mortgages as collateral. The advantage of a collateral mortgage is easy access to credit. Since the mortgage is already registered for a larger amount than you need, you can access additional funds in the future without any extra steps or legal fees. This is only beneficial if you are putting more than 20 per cent as a down payment, and as long as you maintain
20 per cent equity in your home, as you can only borrow up to 80 per cent of your property’s value as per government regulations. If you are buying a home with less than 20 per cent down, it doesn’t make sense to have your mortgage registered as collateral, since you won’t be able to refinance until you have at least 20 per cent equity in your home. There are several downsides of collateral mortgages: » Free transfers or switches to a new lender when your term is up aren’t usually available. Most other lenders don’t like the fine print and restrictions of collateral mortgages, and won’t accept them unless you are refinancing, which costs you legal and possibly appraisal fees. » You could end up paying a higher interest rate at renewal. If your collateral mortgage makes it difficult to switch lenders at renewal, you don’t have the ability
to shop around for the best rate. That could end up costing you more on your mortgage rate. If your goal is to pay off your mortgage faster, then a conventional charge mortgage will suit you better. It will give you the option to move the existing balance to another lender at renewal time, without having to incur any legal and appraisal costs. It is important to leave your options open. Obviously, it’s very important to know up front whether you are getting into a collateral mortgage or a conventional mortgage. Unfortunately, many people don’t realize they have a collateral mortgage until it comes time to renew, and they don’t have the flexibility that they need. By understanding the difference between a conventional and collateral mortgage, you can ensure that you’re getting the mortgage that best fits your long-term goals. As a professional mortgage expert, it’s my job to find the best mortgage for my clients, and explain every detail of the mortgage approval process so they are informed and happy with the decisions they make.
Alisa Aragon is a mortgage expert who develops short- and long-term strategies that are customized for each client, like getting the best mortgage with the most favourable terms and rates to suit your needs. Single-detached housing starts slow, builders focus on “adding density”
HOUSING STARTS in the Vancouver Census Metropolitan Area (CMA) were trending at 24,597 units in January 2017 compared to 25,956 units in December 2016, according to Canada Mortgage and Housing Corp. (CMHC). The trend is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts. “Total housing starts in Vancouver trended slightly lower in January, following a record year in 2016,” says Christina Butchart, CMHC’s regional economist. “Single-family home starts were below typical January figures as builders focused on adding density to the region and on existing projects underway.” 76 YPNEXTHOME.CA
MORE TRENDING ONLINE ypnexthome.ca/news
CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of the state of the housing market. In some situations, analysing only SAAR data can be misleading in some markets, as they are largely driven by the multiples segment of the markets which can be quite variable from one month to the next. The standalone monthly SAAR was 16,519 units in January 2017, down from 26,342 units in December 2016 as housing construction decreased across all dwelling types. Housing starts in the Abbotsford-Mission CMA were trending at 1,301 units in January 2017, up from 890 units in December 2016. The rise in condominium apartment starts offset declines in starts for single-family dwellings and townhomes.

JANUARY HOME SALES in Metro
Vancouver were down 39.5 per cent year-over-year, totaling 1,523 versus the 2,519 sales recorded in January 2016 and an 11.1-per-cent decrease compared to December 2016, when 1,714 homes sold. January sales were 10.3-per-cent below the 10-year January sales average. “From a real estate perspective, it’s a lukewarm start to the year compared to 2016,” says Dan Morrison, president of the Real Estate Board of Greater Vancouver (REBGV). “While we saw near record-breaking sales at this time last year, homebuyers and sellers are more reluctant to engage so far in 2017.” New listings for detached, attached and apartment properties in Metro Vancouver totalled 4,140 in January 2017. This represents a 6.8-per-cent decrease compared to the 4,442 homes listed in January 2016, and a 215.5-per-cent increase compared to December 2016, when 1,312 properties were listed. As of press time, the total number of homes listed for sale on the Multiple Listing Service (MLS) in Metro Vancouver was 7,238, a 9.1-per-cent increase compared to January 2016 (6,635) and 80 YPNEXTHOME.CA
a 14.1-per-cent increase compared to December 2016 (6,345). The sales-to-active listings ratio for January 2017 was 21 per cent – the lowest in two years. Analysts say that downward pressure on home prices occurs when the ratio dips below the 12-per-cent mark for a sustained period, while home prices often experience upward pressure when it surpasses 20 per cent over several months. “Conditions within the market vary depending on property type. The townhome and condominium markets are more active than the detached market at the moment,” Morrison says. “As a result, detached home prices declined about seven per cent since peaking in July, while townhome and condominium prices held steady over this period.” The MLS Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $896,000 – a 3.7-per-cent decline over the past six months and a 0.2-per-cent

decrease compared to December 2016. Sales of detached properties in January 2017 reached 444, a decrease of 57.6 per cent from the 1,047 detached sales recorded in January 2016. The benchmark price for detached properties is $1,474,800. This represents a 6.6-percent decline over the last six months and a 0.6-per-cent decrease compared to December 2016. Sales of apartment condos reached 825 in January 2017, a decrease of 24.7 per cent compared to the 1,096 sales in January 2016. The benchmark price of an apartment property is $512,300 – up 0.3 per cent over the last six months and a 0.4-per-cent increase year-over-year. Attached property sales in January 2017 totalled 254, a decrease of 32.4 per cent compared to the 376 sales in January 2016. The benchmark price of an attached unit is $666,500. This represents a 0.4-per-cent decline over the last six months and a 0.7-per-cent increase compared to December 2016.

FROM HUSTLE TO HOME “The Crossing’s architecture is so quaint and inviting — something distinct and different in the neighbourhood.” - Mary olive green façades, window ledges brimming with colourful flowerboxes, and arched portico entries. THE CROSSING From Hustle to Home
THIS IS IT. Your final opportunity to own a brand new townhome at The Crossing in South Surrey’s sunny Douglas neighbourhood. This just released collection of spacious, four-bedroom homes is clustered around a quiet residential cul-de-sac — meaning it’s tranquil, friendly, and utterly safe for an evening stroll or spontaneous outbreaks of street hockey. “This is definitely one of the most desirable locations within The Crossing community,” says Mary, sales manager. “We all lead such busy lives that being able to come home to a sense of calm is something owners value. It’s an opportunity to slow down and enjoy moments and memories with friends and family. Kids can — and do —walk to the beach which is only a few minutes away. You
“We’ve incorporated interior archways to help delineate the dining room and living room without losing the open concept.” - Mary can hop on your bike, and in no time you’ll be on the White Rock Promenade deciding whether you want fish and chips or just an ice cream cone. And you can see the Peace Portal Golf Course just on the other side of the established townhomes to the west.”
SAVOUR YOUR LIFESTYLE
Inside, every detail at The Crossing is meticulously planned to emulate the ambiance of being a single-family home: large windows to allow so much natural light you’ll hardly need to turn on the lights until evening, nine-foot ceilings on the main floor, luxurious wide-plank laminate flooring throughout… the list of standard features goes on. Then there are the myriad designer features you’d more typically expect only in a high end, custom home. “For example, we’ve incorporated interior archways to help delineate the dining room and living room without losing the open
concept,” Mary notes. “It just gives another touch of unexpected elegance.” Kitchens are thoughtfully created to kick your inner chef into high gear: custom shaker panel cabinetry with decorative open shelving, massive solid quartz countertops, easy care subway tile backsplash, and a stainless steel KitchenAid appliance package that includes gourmet wall oven, gas cooktop and built-in microwave. A foodie’s heaven. And the ensuites? Mary grins. “Well, you might find yourself singing in the shower — a spacious, fully tiled walk-in with room for two. That would be when you’re not indulging in a long, decadent bubble bath in the soaker tub, of course.”
INVITING STYLE
“The Crossing’s architecture is so quaint and inviting — something distinct and different in the neighbourhood,” Mary says gesturing to the rich,
