Don’t let debt come knocking The amount of household debt Canadians have accumulated seems to be making daily news lately. Reports that the average Canadian household now owes $1.64 for every dollar of income means it may be time to reevaluate our budget strategies. If your real estate strategy does not take into consideration the fact that interest rates will eventually begin to rise and your debt load may increase a lot faster than your income, you could be in for a bumpy ride.

A good financial advisor can help you figure out a solid budget strategy, including how much you spend on housing. While money may become even cheaper to borrow in Canada, it should not encourage you to invest or rent a home that you simply cannot afford, should conditions change. The fundamental old-school practice is: save as much as you can, avoid debt unless absolutely necessary, and pay debt off as fast as you can. Old news yes, but excellent advice.

Our loonie might be taking a beating, but that hasn’t affected the real estate market in Canada’s most active cities. While Calgary’s prices idle due to low oil prices, Toronto and Vancouver seem poised to continue their energetic activity and are expected to at least meet last year’s impressive statistics. Interest rates are still low, so even though prices are facing upward pressure, it makes sense to use this timing to lock in your home investment for the future. This issue, we’ve got some great design advice and inspiration from Jo Alcorn and Vancouver’s own Cristina

Oberti, as well as information about exactly what you can expect from the CMHC’s new down payment regulations for homes priced between $500,000 and $1 million. We also get the experts to weigh in on their predictions for 2016 in our annual “The Year Ahead” feature. Read on to discover what “those in the know” see in the future of Vancouver’s market. One of the best things about this region is the amount of diversity of places, lifestyles and types of homes available to suit pretty much every buyer. Happy Home hunting!

IT’S OFFICIAL. South Surrey homebuyers

South Surrey

have fallen in love with South Ridge Club. It could be the location on a sloped property adjacent to a permanent greenbelt with views to the North Shore mountains. Maybe it’s the exceptional proximity to schools, including the new Sunnyside Elementary School and prestigious Southridge Independent School, as well as easy access to the Morgan Crossing Lifestyle Centre and Morgan Creek Golf Course. Perhaps it’s being able to walk to the diverse array of offerings at the Grandview Corners shopping area or browse the boutiques of the White

Rock art district. But one thing’s for sure, almost half of these executive townhomes were sold in just four months. And now here’s the really exciting part. The interior design team is putting the final touches on South Ridge Club’s highly anticipated display homes for Willsbrook, the community’s first phase of townhomes. “People have been waiting for the chance to actually sit at the eating bar in the kitchen or look out their bedroom window and see how beautiful the North Shore Mountains look with a dusting of snow,” says Stephanie Sonnenberg, sales manager. “When we open

these three showhomes in early February, visitors will truly be able to experience what it will be like to live here.” Even better, you’ll also be able to experience one of South Ridge Club’s most unique and delightful features — Adera’s signature rooftop lanais. “Outdoor living is part of the lifestyle here on the West Coast,” Stephanie explains. “So in addition to balconies, decks and landscaped backyards, many of these homes will have a rooftop lanai and some will even be partially covered — meaning you can use them all year round in all weather.” And since they come with the option for a gas hookup, by simply installing a heater and barbeque you’ve just created an amazing outdoor living and entertaining space. Sweet.

membership benefits awaiting the people who will call this neighbourhood home: swimming pool, hot tub, overheight gymnasium for everything from volleyball and basketball to badminton and floor hockey, fireside lounge, and a private theatre room. “There will also be an open-concept kitchen with communal-style dining table — great for entertaining, but you could also just head over at dinner time and see which of your neighbours are already there. It’s going to create the opportunity for a very social lifestyle.”

The presentation centre for South Ridge Club is currently located at 30 – 2215 160th Street (at Grandview Corners) in South Surrey. Be sure to register so you’re among the first to visit when the community’s three display homes open in early February, onsite at 15918 Mountain View Drive (one block south of 160th Street and 32nd Avenue). REGISTER TODAY for updates on the upcoming opening at adera.com, email southridgeclub@adera.com, or call 604.582.1113.

Designed for the Good Life Need yet another enticement? Okay, check out the 6,500-square-foot clubhouse that gives the community its name. “Amenity buildings in our past communities have proved to be as much a wellness and health centre as they are a social hub,” says Eric Andreasen, Adera’s vice president of marketing and sales. “That’s why they’re so popular among our homeowners. The clubhouse at Breeze, our award-winning community nearby, always seems to be in use — no matter what time of the day or night I drive past. And here at South Ridge Club, we’ve added features to make it even more inviting.” Rapidly he lists off just a few of the

Skyrocketing property taxes in Vancouver worrying you? By Stephanie MacDonald

GOBSMACKED BY YOUR NEW PROPERTY ASSESSMENT? You’re not alone.

Many Metro Vancouver homeowners have recently been shocked by their skyrocketing property taxes; a result of new assessments, some are over 20 per cent above last year. Over 55,000 homes are predicted to be pushed above the $1.1 million threshold to qualify for the BC Homeowner Grant, and this has many people concerned, as rising property values do not correlate to rising income to pay the additional tax. The Greater Vancouver regional assessor, Jason Grant, told the Vancouver Sun that increases of 15 to 20 per cent will not be uncommon, while strata condo owners should expect hikes in the range of ten per cent, unless the provincial government steps in to change the threshold. He goes on to explain that though changes will be some of the highest increases seen for many years, “It’s the market that creates property value, BC Assessment’s role is to simply to follow and report on the market movement every year.” Nevertheless, unless you’re planning on selling in the near future, the new assessments and loss of the grant are a big strain on many homeowners, who are already feeling cash-poor. Says nurse and owner of a 1950s bungalow in East Vancouver, Karen LeBeau, “It sounds nice on paper, but a $250,000 increase in property value in one year is crazy! It’s already expensive enough to live in this city.” Some numbers from an actual small East Vancouver home bought in 2007 really illustrate the dramatic spike. The real property assessment went up this year from $748,000 to $1,000,000, with 22 YPNEXTHOME.CA

MORE TRENDING ONLINE ypnexthome.ca/news

the house value (with no improvements made) up from $20,200 to $30,400, for a total one-year increase of $262,000. When the home was purchased, it was $580,000. In 2008 the land was assessed at $519,000, the house $19,900. Total value: $538,900. This huge price gain is good news for property speculators, bad news for anyone actually trying to live their life in their own home. All this drama should really be a nonissue, as the government should really be collecting the amount of tax required to run the city and pay their operational budgets, and no more. But who makes these decisions, and when will we know if the exemptions are going to change from last year? Grant says, “When assessments change dramatically, history shows us that taxing jurisdictions respond by adjusting their tax rates to only collect

the amount of taxes required to operate their respective budgets”. Vancouver Councillor Raymond Louie contends that the program the province currently has needs to be more responsive, and he points out that several other entities, such as TransLink and the Ministry of Education also use these assessments for their levies on homeowners. A spokesperson for the finance minister, Mike de Jong, says the minister is currently reviewing the threshold, but has to make those decisions in context of a balanced budget. Concerned homeowners will probably have to wait until February to find out what the province plans to do, when the upcoming provincial budget is released. Lets hope there’s some property tax relief in there for those of us who are living in the double-edged sword of a “hot market”.

Advice | CONDO SENSE

Considering buying a home in 2016? The benefits of a bigger down payment. By Cameron McNeill

MORE ADVICE ONLINE ypnexthome.ca/news/advice

IN CANADA, HOMEBUYERS are currently

required to put down a minimum of five per cent to qualify for Canada Mortgage and Housing Corporation insurance — protection that lenders insist on when providing a mortgage worth more than 80 per cent of the home’s value. However, effective February 2016, the federal government is increasing the minimum down payment to 10 per cent on the portion of any mortgage it insures over $500,000. Once the new rules are implemented next month, someone looking to buy a $750,000 home would need to have a minimum down payment of $50,000, which is what you get when you add five per cent of $500,000 and 10 per cent of the remaining $250,000. Homes priced at more than $1 million by law require a minimum down payment of 20 per cent, and therefore the CMHC guarantee doesn’t apply. Canadians who already hold mortgages will not be affected by the new rules. While news reports have painted this increase in a negative light for first time home buyers and it does come with some added challenges, it’s important to understand the risks associated with putting down the minimum 5% on a home, even on a home valued at $500,000 or under. Less equity: One important factor to consider when making a small down payment is equity, 32 YPNEXTHOME.CA

which is the value of your home minus the remaining mortgage amount. Since a low down payment means that the mortgage amount is larger, the homeowner has less equity in the house. If during that time the value of a home drops, the concern is that they have borrowed more money than they can sell their house for, and as a result, the homeowners would have to come up with funds to pay the lender the difference between what they owe on their mortgage and what they sold their house for. This was the situation facing many people in the United States during the global financial crisis. Larger mortgage repayments: Putting down 5 percent also means a homeowner will have a higher monthly payment than someone who has put

more money down. As a result, there’s added pressure to make sure that the homebuyers’ income is stable and substantial enough to support making those higher payments each month. So while the new CMHC down payment adjustment may be causing angst amongst some future first time home buyers, keep in mind that most developers have typically required a 10% down payment on all new home purchases. Plus, save for a bit longer and you will decrease your long-term risks and gain great equity in your home. Neighbourhood Profile | OCEAN PARK

13 MORE PHOTOS ONLINE ypnexthome.ca

Ocean Park OCEAN PARK in Surrey’s southwest

corner is truly a park by the ocean with stunning views and majestic old trees. Ocean Park is bordered on the west and south by the ocean, as its name suggests. It’s northern edge runs along 20th Avenue from Ocean Park Road to Nichol Road. On the east, its border runs along Nichol Road from 20th Avenue to the oceanfront.

Lifestyle Ocean Park began as a small cottage town in the 1920s and after the Second World War, became a suburban neighbourhood with homes on large lots. But recently, Ocean Park has become a very attractive place to live and older, smaller homes are situated side by side with newer, highend homes. Ocean Park beachfront properties are some of the most desirable in the Metro Vancouver area.

The Vibe Ocean Park is primarily a residential area with a hub of services located at 16th Avenue and 128th Street. It has always been desirable for families since there are several elementary schools and a high school in the area. Proximity to the

40 YPNEXTHOME.CA

ocean, especially with the Blackie Spit Park in nearby Crescent Beach makes it a destination area. However, recently, the area is becoming out-priced for middleincome families as new house prices are soaring.

Meet the Neighbours According to Statistics Canada, the average income in South Surrey is considerably higher than in the rest of the city. The population of Surrey reflects Canada’s multiculturalism. Overall in Surrey, according to Statistics Canada, English is the first language of half the population, and Punjabi is the second most common language with more than 20 per cent reporting it as their first language.

Dollars & Sense While house prices continue to escalate in Ocean Park, shopping has not become exclusive. A unique mix of independently owned gift stores, clothing shops, delis and specialty stores are located side by side with standard grocery stores and other services in Ocean Park.

Planes, Trains & Automobiles Buses and shuttle buses connect Ocean Park to nearby services and shopping, and those with a penchant for cycling will find the quiet neighbourhood ideal. Ocean Park residents who prefer hopping across the border to do their bargain hunting know it’s a short drive to two major border-crossings.

The Good, the Bad & the Rest In the Area Ocean Park is a community unto itself with a true village feel. There is plenty of shopping and recreational activities as well as schools, parks, and community spaces. The Fraser Regional Library System has a branch in Ocean Park, right in the heart of the community. But Ocean Park is also situated within close proximity to services in White Rock and South Surrey.

Like all residential areas experiencing change, many long-time residents are seeing their neighbourhood transform from a sleepy, family-oriented community into a high-end playground for the wealthy. Small cottage-style bungalows are being replaced by large, luxury homes. Long-time residents are also trying to stop developers from chopping down large trees that they feel are integral to the neighbourhood.

Advice | INVESTOR INSIGHTS

Spotting a great condo investment By Andrew la Fleur

MORE ADVICE ONLINE ypnexthome.ca/news/advice

WHEN IT COMES TO investing in condos, not all projects are created equal. Some are more profitable than others, some provide investors excellent return on investment, while others do not. So, how do you know what to look for when choosing a condominium to invest in? While there are hundreds of factors to consider when picking the right project, here are four tried and true ingredients for a successful condo project to invest your money:

1. Multi-phase projects Projects that are not just one-off buildings, but rather contain multiple buildings rolled out over time as part of a bigger master plan, are great for investment. If the project is successful at the start, prices always go up for subsequent phases. Getting in early in a multi-phase project is a proven method of making money in condo investing. Some well-known examples of multiphase projects and communities include River District, Fremont Village, the Brewery District, and more recently, the revitalization of Hastings Sunset. 2. Location with upside potential While it’s hard to go wrong when you invest in an established triple-A location like Bloor-Yorkville, anywhere near Yonge Street or King West, often it takes a little more foresight to see the greatest opportunities are in areas that are still in transition. Ten years ago, no one wanted 48 YPNEXTHOME.CA

to live at King and Bathurst. Now this area is one of the hippest and hottest in the city. Today for example, the east side of downtown is much cheaper on average than the west side, which provides an excellent opportunity to invest. 3. Areas with high rental demand When evaluating potential condo buildings to invest in, be sure to study the rental market in the immediate vicinity to see how much demand there is to live in the area. Look especially for two things: are rents increasing, and how many days on the market does the typical rental listing last? Areas with rapidly increasing rental rates and low time on the market are more likely to outperform other areas. One area that has a strong rental market right now is Yonge and Eglinton.

4. Developer history On this point, I’m not referring to whether the developer has a solid history of building good product and finishing on time (while that is important). I’m referring to their history with their investor buyers. The best condo projects for investment are often those where the developer understands and puts a high value on the role of the investor buyer in the sales process. They reward their early investors with great prices, and this translates into strong asset appreciation by the time the building is complete. Andrew la Fleur is an award-winning realtor with Re/Max. Advice | STYLE FILE

The trends of 2016

and how to bring them home AFTER RINGING in a new year I always find it a great time to update your décor and add in some new trends, colours, textures and accessories to update your look for the coming year. Here are my top six trends for 2016.

1. Mixed metals – Platinum, gold, copper, steel… as long as they’ve got a metallic sheen, they go together. It’s bling like you’ve never seen before in 2016. One simple and stand out way to make a statement in your kitchen or bathroom is by changing your faucet. metals that will truly make a statement in your home; add some of their one-of-a-kind pieces to really make an impact.

2. Pastel colours – Adding hints of pastel will infuse a room with energy! Whether it’s from your accessories or the walls themselves, there are so many ways to bring a new colour into your home. If you are nervous about pastels, incorporate the trend methodically with some accent pieces to get you started. Decorium has some great pastels in their line up — try an area rug or pillow to see if you like the colour and you can add more as you desire. I also love trying out a new colour in my artwork. 8 condo-friendly plants Simply White OC-117

We can’t all have a green thumb, and we don’t all have the outdoor space needed for a garden, but these condo-friendly plants will satisfy your urge to plant.

where you pick the art you want to use (or you can use your own photos or choose from their photography), pick the frames and colour, and they ship it all to your door. Changing your art to match the trends can be a very cost effective approach, while changing up your look completely.

3. White delight – Clean, crisp, fresh white walls, white accessories, white furniture, you name it! White is going to make a name for itself this year! You can’t go wrong with Benjamin Moore’s Simply White to freshen up your space or dated pieces of furniture. Another great way to add white to your home is to use a white bathroom vanity. Cutler Kitchen and Bath (a great Canadian company) is introducing a high gloss white floating vanity in 2016 available through big box stores as part of their boutique collection. Gloss white is easy to keep clean too!

4. Shop locally – Local and Canadian made products will be buzz words for 2016 and shoppers will love to brag about supporting the trend too. My Jo Alcorn Collection of pillows and sofas are all designed and made in Canada. Low carbon footprint is an important trend to support. Available at shop.ca.

1. The money tree This plant comes in all shapes and sizes; they do not require too much direct sunlight and live well indoors. They only need water about once a week and if you’re lucky, they will bring you good fortune!

2. Moth orchids Although they can be hard to bring back to life, orchids are beautiful flowers that usually last about five or six months with minimal care. They only need a bit of water about once a week, so be careful not to overwater.

5. Greens – They’re not just found in the kitchen this year! In 2016, greens will be scattered throughout the house; available in large, medium and small options, you can choose whatever fits your home décor! If you are like me and can’t keep a plant alive to save your life, try some faux options; Bouclair has so many to choose from, and they add a nice hint of green to your décor.

6. Go vertical – A great way to make a statement with your walls in 2016 is with wall decals. They are easy to install and make a huge impact. A great online resource for ideas is uwdecals.com, they have patterns to suit all styles and are super easy to install.

3. The snake plant This plant is also known as “motherin-law’s tongue” and requires minimal light, a little water and will help purify the air in your condo.

Wishing everyone a stylish and prosperous 2016!

THERE’S UNDENIABLY SOMETHING SPECIAL about the West End. The vibe here is unique, an engaging blend of joie de vivre, creativity and personality. No wonder so many people who have to move away just can’t wait to come back. So it’s no surprise that The Jervis, coming soon to the corner of Jervis and Davie, has been greeted with an overwhelming enthusiasm. And now here’s the most exciting part. Thanks to a first-of-its-kind partnership between the building expertise of Intracorp and the fashion-forward decorating savvy of Inform Interiors, every aspect of this 19-storey residence — from floor plans and balconies to hinges and light fixtures — is completely design-driven. “Designing from the inside out has a huge impact on the way you live,” says Barrett Sprowson, Intracorp’s director of sales. “For example, by placing the support grid on the outside, it not only creates a very cool looking building but it allows column-free interiors that are incredibly flexible when you’re furnishing your home.” Entering the display suite, it takes only a second to understand what Barrett means, and I find I can’t suppress a gasp of astonishment. It’s like stepping

into a resort villa — elegant yet inviting, definitely a home that’s ready to start making new memories with family and friends. The grand foyer opens onto a spacious living room framed on two sides with windows. Translation: amazing views, tons of natural light. But it’s the balcony beyond that truly takes my breath away. It’s huge — really huge. In fact, a rough guess says it’s at least 200 square feet — roughly the same size as the living room — and fully covered for year round entertaining and enjoyment. “And because all two-bedroom homes are corner suites, you get two exposures,” Barrett adds. “It’s a great design and with prices starting at $1 million, it’s a great value too — usually you’d pay at least $2 million for something that’s smaller, older, and typically has about 200 square feet of outdoor space. Buyers tell us all the time that they’ve been waiting for the right home in the West End and The Jervis is it.” The Jervis will be located at Jervis and Davie in the West End. Presentation centre now open by appointment. For more information visit thejervis.com or call 604.998.8989.

Advice | INSPIRATION ONSITE

Westcoast style Meets modern elegance on the West Side

ypnexthome.ca/news/advice

By Stephanie MacDonald THE LEVESON, a posh new building on

the West Side of Vancouver could get by on it’s address alone, but it’s the interiors that are really the selling feature here. Using natural materials to reflect the beautiful natural surroundings, awardwinning interior designer Cristina Oberti makes the most of these generous spaces while creating a modern, clean aesthetic. How does she do it? Q: As lifestyles change, so too does the “heart” of the home. Years ago it was the living room, then it moved to the kitchen, has it moved since then? How do you express where the heart of your 58 YPNEXTHOME.CA

MORE ADVICE ONLINE

home is through the design and flow of the house? A: The heart of the home is where people gather and spend time together. It’s really more about people than space, I think. That being said, I think that the kitchen is still taking on that role. Kitchens are increasingly adopting the comforts and consideration that have traditionally been applied to living rooms. In fact we’re seeing less and less of a distinction between the living and kitchen areas. I think this is due to the fact that urban dwellings are getting smaller; making open plans not only ideal, but necessary. The boundaries

we used to apply to common or shared residential areas don’t make sense anymore. I think flexibility is key. The ‘heart’ of a home needs to promote interaction. It should accommodate a variety of seating options for various occasions, as well as feel comfortable and open. Q: Aside from the location on the West Side, what was the most distinctive feature of the Leveson project for you? Is it one big design thing, or a number of special little touches? A: Apart from location, what I love most is the concept of combining comfortable

and spacious low-rise homes with the luxury and sophistication of urban living. It’s very Vancouver. Q: How do you use natural materials like wood and granite and still maintain a crisp, modern aesthetic? A: A modern ‘natural’ look is achieved by keeping things clean and minimal. Simplicity is key: it’s best to stick to a few materials and not have them compete for attention. The materials should speak for themselves. I often like to pair natural materials such as marble or wood with modern elements in contemporary finishes such as chrome or glass. The juxtaposition between glazed or metal surfaces and ‘raw’ material is very effective. Q: For downsizes, storage is especially important. What are some of the most

clever storage solutions you have seen? A: Storage can be a challenge, but it doesn’t have to be. There’s a lot of wasted space in homes that people don’t often think about. The staircase as storage space is one of my favourite examples. There’s a lot you can do with a set of stairs. Q: Having two colour schemes to choose from is a great idea, (though it’s twice the work for the designer). How do you envision the same space in two different shades? Do you always tend to favour one colour scheme over another as a personal preference? Do you consider one masculine and one feminine, or one more modern and one more traditional? A: I think it’s important to give the option. No one scheme will work for everyone. I start off by envisioning two very different

potential owners and what their lifestyle and interests might be like and design around that. Often that will lead me to a ‘modern’ and a ‘traditional scheme, but not always. Sometimes it’s a bold scheme versus a soft scheme, or ‘warm’ versus ‘cold’, or even a combination of things. Regardless of the scheme directions, the goal is to create palettes that will appeal to and accommodate different personalities and tastes, maintaining “timeless” for both schemes. The Leveson will be located at Granville & 62nd Avenue in Vancouver. For more information visit online at LevesonLiving.com, or call 604.880.8312

REBGV: 2015 a Record Year for Sales

In a year when the number of homes listed for sale was below historical averages, actual home sales in Metro Vancouver set a new record.

THE REAL ESTATE BOARD OF GREATER VANCOUVER (REBGV) reports that 2015

home sales were the highest annual total in REBGV history. This was powered early in the year by four straight months with more than 4,000 sales a month from March to June, another first for REBGV. Sales of detached, attached and apartment properties in 2015 reached 42,326, a 27.8 per cent increase from the 33,116 sales recorded in 2014, and a 48.4 per cent increase over the 28,524 residential sales in 2013. The total number of homes listed for sale on the MLS® in 2015 ranked fifth in the last ten years, while the MLS® Home Price Index (HPI) saw double-digit yearover-year price increases. The number of residential properties listed for sale on the Multiple Listing Service® (MLS®) in Metro Vancouver in 2015 reached 57,249. This is an increase of 2.1 per cent compared to the 56,066 properties listed in 2014 and an increase of 4.6 per cent compared to the 54,742 properties listed in 2013. With sales-to-active-listings ratios above 25 per cent for 11 months in 2015, the Metro Vancouver market experienced seller’s market conditions for much of the year. “Home buyers were active and motivated throughout 2015 despite the pressure on supply of homes on the market,” Darcy McLeod, REBGV 64 YPNEXTHOME.CA

president said. “Housing markets typically experience quieter periods within a calendar year, but that wasn’t the case in Metro Vancouver last year.” The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver ends the year at $760,900. This represents an 18.9 per cent increase compared to December 2014. “We often hear economists say that seller’s market conditions put upward pressure on home prices,” McLeod said. “That was certainly the case in 2015, with price increases ranging from 14 to 24 per cent depending on property type.” December summary Residential property sales in Greater Vancouver totalled 2,827 in December 2015, an increase of 33.6 per cent from the 2,116 sales recorded in December 2014 and a 19.8 per cent decline compared to November 2015 when 3,524 home sales occurred. New listings for detached, attached and apartment properties in Greater Vancouver totalled 2,021 in December 2015. This represents a 7 per cent increase compared to the 1,888 units listed in December 2014 and a 40.4 per

cent decline compared to November 2015 when 3,392 properties were listed. The total number of properties currently listed for sale on the MLS® system in Metro Vancouver is 6,024, a 41.6 per cent decline compared to December 2014 and a 25.6 per cent decrease compared to November 2015. Sales of detached properties in December 2015 reached 1,136, an increase of 36.4 per cent from the 833 detached sales recorded in December 2014. The benchmark price for detached properties increased 24.3 per cent from December 2014 to $1,248,600. Sales of apartment properties reached 1,225 in December 2015, an increase of 34.3 per cent compared to the 912 sales in December 2014.The benchmark price of an apartment property increased 14 per cent from December 2014 to $436,200. Attached property sales in December 2015 totalled 466, an increase of 25.6 per cent compared to the 371 sales in December 2014. The benchmark price of an attached unit increased 13.6 per cent from December 2014 to $543,700. See more at: rebgv.org/news-statistics

Advice | MIND OVER MORTGAGE

Changes heading our way: Real numbers and the new down payment requirements

By Alisa Aragon

MORE ADVICE ONLINE ypnexthome.ca/news/advice

HAVE YOU BEEN SAVING for the down payment to purchase a home? You are going to need more money as of February 15, 2016. Finance Minister Bill Morneau announced changes to down payment requirements on December 11th. These changes will only have an impact on properties priced between $500,000 and $1,000,000, meaning that you will have to put more money down – up to an additional 2.5 per cent of the same purchase price. You will be required to put five per cent down on the first $500,000 and ten per cent on the balance. In the Mortgage Professionals Canada (MPC) Fall Report, Chief Economist, Will Dunning discusses why raising the down payment could cause problems for the housing market, including this cautionary observation: “Rising prices have made it increasingly difficult for first-time home buyers to accumulate down payments. Increasing down payment requirements would, most likely, severely dampen housing demands from people who are financially well-qualified to make their monthly mortgage payments.” MPC notes that the ten per cent requirement does represent a graduated approach while the Ministry of Finance commented that they believe this will only impact one per cent of home purchasers. 66 YPNEXTHOME.CA

What does this mean to you? When buying a property below $500,000, you will still be required to put a minimum down payment of five per cent. The new rules will not affect properties over $1 million because they are not required to have mortgage default insurance. The minimum down payment required 20 per cent. When you are buying a property between $500,000 and $1,000,000, your minimum down payment will be higher. For example, for a property of $725,000, you will need to come up with $36,250 (as of today) and $47,500 after February 15, 2016. This means you will need to come up with an additional $11,250. The following is a chart to assist you how the changes can affect you.

Many buyers in this price range will need to find a way to come up with extra money that could increase the down payment as high as $25,000. The additional funds might come from parents, from borrowing their down payment (programs available through some lenders), or from selling other assets. If you are using the RRSP Home Buyers’ Plan, you can withdraw up to $25,000 from you RRSP’s for your down payment – tax and interest-free. And if you are a couple making a home purchase together, you can withdraw up to $25,000 each from your RRSP’s. This means that if you decide to withdraw more than what is allowed, you will have to pay the taxes on the additional funds to complete your down payment. It’s always best to talk to a Mortgage Expert if you have questions. We can get you qualified so you can take advantage of the lower down payment before the changes take effect. LAST YEAR was a notable one in the mortgage world: the Bank of Canada dropped its influential overnight target rate — not once, but twice. In its latest announcement on Dec. 2, the BoC held the rate at 0.50 per cent — where it had been since July after dropping it from 0.75 per cent, where it had been since January 2015 when the Bank dropped it from one per cent. Just a bunch of numbers, right? Perhaps, but some experts are now saying rates won’t begin to inch up from these historical lows until 2017. This means an extended window of opportunity for those looking to buy a home. If you could lock in at a low rate over 10 years, for example, that would give you the comfort of knowing what your mortgage payments would be over that period, while over that time you could also take advantage of any pre-payment and lump-sum payment options to pay down your mortgage. Another appeal of this scenario is that, as we often point out, experts advise you take a long-term view of your home purchase. For example, some markets have recently experienced cooling prices and softening sales. But even if that were to happen in your market

ONLINE

and housing type, ask yourself: in 10 years, is a home you buy today likely to be worth more or less? If you need an answer to this question, just take a look back at prices 10 years ago. Of course, there are no guarantees, but if you’re in the homebuying mode anyway, today’s low rate environment makes a pretty compelling reason to act sooner than later to take advantage of these opportunities. Low rates notwithstanding, the banks, financial firms, brokers and other experts still advise homebuyers to practice smart borrowing. Experts stress that even as rates remain low, buyers should explore everything from putting down a larger down payment to taking advantage of pre-payment options to “stress-testing” your mortgage at a higher rate to ensure your finances can accommodate rate fluctuations or other unforeseen circumstances.

One day, the mortgage landscape will change. And if you’re among those homeowners who have been somewhat spoiled by continuing low rates, you could be in for an unpleasant surprise. Take advantage of today’s low rates while you can, but also spend the time necessary to find a broker or banker you trust, who knows their business, and who can help you explore what options might be best for you. More so than in any other area of homebuying, you’re going to rely on this advice — now more than ever. It will prove to be time well spent. Canada’s 7 hottest real estate markets With 2015 in the rear view mirror and the new year upon us, it’s an appropriate time to take a look at Canada’s hottest real estate markets. While you might expect that Canada’s largest and most expensive markets such as Toronto and Vancouver are also the hottest, that’s not necessarily the case.

Advice | QUICK TIPS

Get real with your organizing goals By Hellen Buttigieg

MORE ADVICE ONLINE ypnexthome.ca/news/advice

YOU WANT EVERYTHING to fit away neatly, display perfectly and know exactly where everything is when you need it. That’s what being organized is all about. But is that realistic? Being organized doesn’t happen overnight and it doesn’t have a finish line. Getting organized is a process; learn what works for you.

Keep it real. You’ll never get organized. Read that again. Yes, that’s what I said. You’ll never get organized because being perfectly organized is not a realistic expectation. Organization is not a destination. You don’t just wake up one day and find that you’ve arrived. It’s a process — a work in progress. So, if you are judging yourself against unrealistic expectations, or holding back on pursuing a goal because you are waiting until you “get organized,” it’s time to look at things differently. Instead of trying to get organized, strive to become more and more organized every day. Doesn’t that feel more attainable? Use your instincts. Are you surrounded by piles of papers on your desk, your floor and any other flat surface in your office? Don’t fight your instincts, work with them. Rather than trying to adapt to traditional ways of filing, like using a lateral filing cabinet, use horizontal methods instead. Use stacking trays or literature sorters, which can be placed on your desk or installed on the wall. Now label them with the categories 76 YPNEXTHOME.CA

“Let go of what you don’t need to make room for new things to come into your life.” you use most. It will be easier to adapt to filing papers when you don’t have to change your piling habit. Out with the old, in with the new. Are you holding on to things that you’ll never use again? Very often people unconsciously jam their homes full of stuff because the sheer volume gives them a feeling of comfort and security. If you are operating from a need for abundance, remember that your success as a person has nothing to do with all the outdated or rarely used stuff overflowing from your closets. In fact, it’s probably blocking your prosperity. Let go of what you don’t need to make room for new things to come into your life. Plan before de-cluttering. Before beginning any de-cluttering project, determine in advance how you will dispose of the items you no longer want.

If you have valuable pieces and would like to sell them, decide whether you will do this yourself or hire someone to do it for you. If you would like them to go to charity, which one and where are they located? Some charities will pick up, so call them to find out when they will be in your area. It’s not until those boxes and bags leave your home that you will reap the full rewards of de-cluttering. Feeling stuck? If you find yourself backsliding when it comes to maintaining your organizing systems, don’t berate yourself. Rather than dwelling on what went wrong, focus instead on what needs to be done. Inspiration | STYLE FILE

UNDER-FOOT

FOCUS By Yanic Simard

CHOOSING BEAUTIFUL NEW WOOD flooring can dramatically change the mood of your condo interior — brightening, deepening, modernizing or warming up your decor, and more! However, after you’ve decided between material compositions and tantalizing tones, there is another huge decision to make — one that can make or break the impact of your important investment: the layout. Here’s my guide to choosing the right installation pattern to suit your space, so that regardless of what material you choose, you make the most of it! 80 YPNEXTHOME.CA

MORE INSPIRATION ONLINE ypnexthome.ca/news/inspiration

Straight The most common layout for flooring planks, a straight pattern is typically the easiest to do — especially in standard rectangular or nearly rectangular spaces. In this format, installation usually begins aligned to the longest straight wall, with the planks (or tiles) laid in parallel rows running from one end of the room to the other. In a straight lay, long lines are created that can help a room appear longer. The linear format of the boards acts like stripes, visually lengthening that axis of the space. This layout also typically involves the fewest cuts (since many boards will be installed with no cuts at all), resulting in low material waste and fewer hours of work — perfect for DIYers or those sticking to a strict budget. Because a straight scheme is so classic, it will never go out of style. However, some other options can create a lot more drama, or extend the illusion of a vast space even further. Try this: If a space is actually too long or narrow, like a tight hallway or kitchen, laying the boards or tiles perpendicular to the long axis will help widen the look instead of lengthening it even further, bringing proportion to the space.

Diagonal A variation on a straight layout, a diagonal layout either follows one angled wall (if your unit has a less typical shape) or simply runs from corner to corner of the largest room, refusing to be tied down to any wall at all! A diagonal layout takes the lengthening power of a straight lay and maximizes it, creating the longest line

possible to highlight the full size of an open plan. Diagonal lines also naturally create a dynamic energy, helping the eye move about the space for a livelier atmosphere. Because a diagonal layout meets all or most walls at an angle, more cuts will need to be made, and the room for error will be higher, lengthening the construction time (and making work tricky for DIY installers). This look works well in more complex floor plans with no one “best” wall to start from, and elegantly connects adjacent spaces. Try this: Rather than running the diagonal line directly from corner to corner, use a simple 45-degree angle to keep all the cuts consistent

Herringbone A herringbone pattern is both a traditional staple and a returned trend, making it a popular choice for creating that high-end look. It’s important though to understand the differences between true herringbone and its cousin, the “chevron” pattern. The primary difference between the two variations comes down to cutting: a herringbone layout places boards at right angles to each other, creating repeated zig-zag patterns that recall the weave of a classic suiting material. Chevron layouts create the same zig-zag, but with the boards cut to meet at a 45-degree angle, for a more clean and contemporary effect. Both of these patterns create a bold statement and a powerful feeling of motion. The preference for chevron’s crisp perfection or herringbone’s more subtle charm comes down to personal taste.

This installation naturally requires more time and patience to achieve than the previous two options. However, the extra cost can be balanced by choosing a less expensive material and letting the layout deliver the drama. Try this: Consider a herringbone treatment for just a key area, such as an entry vestibule or bathroom tile, to create a moment of interest without committing to the look everywhere.

Complex While it’s often considered safe to stick to the popular stand-bys, unique designs can have their place in your contemporary condo if you keep an open mind. Here are a few more ideas to get your creative flooring juices flowing: » In a square room, try a square layout: let the wood start from the edges and work into the centre in concentric layers (meeting at a 45-degree angle in the corners.) Just make sure the installer plans ahead to achieve a perfect centrepoint! This look is ideal for a dining area with a central table. » An inset tile treatment can make a perfect visual break in an entryway or kitchen, and will stand up to mucky winter boots or the occasional dropped pot. » Patterns will read as more intentional when applied at a larger scale, so if you’re planning a playful parquet, consider using a larger plank to keep the look less busy and more confident. » If your unit is L-shaped (especially if the bend is a more unusual angle), you can change the flooring direction at the intersection — just don’t change it more than once if you can help it, so the look stays mostly consistent.

Release Three Unveiling Event Saturday, January 30th Location

LESS THAN 30 MINUTES FROM DOWNTOWN VANCOUVER

Burnaby

and surrounded by peaceful parks and lakes, Savile Row is a rare find in today’s real estate market. The charming community of garden-level flats, and two-, three- and four-bedroom townhomes homes is situated where Canada Way and Sperling Avenue meet in Burnaby’s park district. Young families and professionals alike were keen to invest in Savile Row when its initial homes were released and quickly sold out. Now those seeking that same combination of location, value and lifestyle have a new opportunity to live at Savile Row. On Saturday, January 30th, developer Woodbridge Northwest unveils Release Three, with floor plans ranging from 400 to 1358 square feet, plus a new townhome floor plan promising even more flex appeal. “We’ve taken what people loved in the first phases and added even more liveability,” says developer Jim Billingsley. “Homebuyers want more open flex space and this new plan provides the freedom to evolve and change — whether they want more space for a harvest table, have a baby on the way, or work from home.” Woodbridge NW’s signature style — the use of natural products, functionality, and the interconnection of interior and exterior spaces has been refined through their extensive history building in both Canada and the United States.

With access to over 1400 acres of parkland, trails and lakes, the neighbourhood is truly a mecca for the outdoor enthusiast. Lace-up and go walking around Deer Lake, rent a canoe for the day or take in a performance at neighbouring Shadbolt Art Centre. Back at home, the resident-only gym and clubhouse is a convenient destination to connect with neighbours. Naturally distinguished, Savile Row is park-side living at its best. Presentation centre opens January 30th at 4991 Claude Ave. in Burnaby, open noon to 5 p.m. Learn more at liveatsavilerow.com or call 604-833-1606.
