Editor’s Note

Finding your sweet spot FOR MOST HOMEBUYERS, the search for the perfect home starts with location. Indeed, when we conducted The Great Canadian Real Estate Survey, we asked Canadians: what’s the most important thing you look for when buying a home? Hands down, the most-popular response was “location.” The area you choose will dictate how much you’ll need to spend in order to buy and live there, the type of home, your lifestyle, and your home’s future resale value. A sticking point for some home hunters seeking value, is identifying those upand-coming hot spots. Vancouver-based real estate research and consulting firm Cutting Edge Research Inc. offers these 10 questions to analyze an area’s potential:

LYDIA MCNUTT Senior Editor Yellow Pages NextHome Email: Lydia.McNutt@ypnexthome.ca Twitter: @LydiasTweets

» Is the area’s average income increasing faster than the provincial average? » Is the area’s population growing faster than the provincial average? » Is the area creating jobs faster than the provincial average? » Does the area have more than one major employer? » Will the area benefit from an economic or real estate ripple effect? » Has the political leadership created an economic growth atmosphere? » Is the Economic Development Office progressive and helpful? » Is the area’s infrastructure being built to handle the expected growth? » Are there any major transportation improvements in the works? » Is the area attractive to Baby Boomers’ lifestyle? » Is there a short-term problem occurring that may disappear in the future? » Is there a noted increase in labour and material costs in the area? Choosing the right location means balancing your lifestyle, housing and budgetary needs. Be realistic, keep and open mind, and you might be surprised at where you end up!

“Nature’s Walk is going to be ‘best in class’ when it comes to finishings and design.” – Sam Jenkins fully fenced front or backyards — everything is about enhancing pride of ownership and creating a sense of community.” Here’s a cool bonus: in addition to a range of three-bedroom plans that Sam says are wowing young families that have outgrown their small apartment homes, Nature’s Walk will also offer unique four-bedroom duplex homes with approximately 1,900 sq. ft. of exceptional living space. “Downsizers who already live in the neighbourhood love these homes,” Sam says. “They’re getting the convenience of a lock’n’go lifestyle while still having space for extended family get togethers and other celebrations. It truly is the best of both worlds.”

Dazzling amenities Amenities, too, will be spectacular. “The Meadows Club is going to really anchor the community,” Sam says.

This 5,000 sq. ft. private clubhouse will be centrally located in the heart of Nature’s Walk, inviting families and neighbours to gather, socialize and relax. Here, you’ll find a heated outdoor swimming pool — a sure hit on sunny summer days — a landscaped terrace with barbecue area for alfresco dining, a whimsical outdoor children’s playground, and a large, open greenspace. Inside, you can get your sweat on at the state-of-the-art gym, or curl up in the luxurious multi-media room — just bring the popcorn and you’re ready to take in the big game or the latest blockbuster movie. “There will also be a multi-sport court and secondary barbecue area located on the northeast edge of the property – even more opportunities for families to get outside and play,” Sam adds.

Connected lifestyle Proud of its reputation as a friendly, highly walkable community, Pitt Meadows is also an up-and-coming growth neighbourhood. You can stroll to Osprey Village for a latté or lunch with friends, or have some retail therapy at the quaint boutiques. Just five minutes down the road there’s a diverse array of urban amenities at Meadow Vale and Meadowtown Shopping Centres. Plus, you’ve got golf courses, hiking trails, schools, parks and restaurants all nearby. And when you need to go to Vancouver, you can jump on the West Coast Express or hop over either the Golden Ears or Pitt River Bridges. The first release of homes at Nature’s Walk is now selling. Three-bedroom homes are priced from the mid$600,000s and spacious fourbedroom duplexes start from the low $800,000s. To learn more, check out the Presentation Centre that’s open daily from noon until 6 p.m., except Fridays, at 871 Village Dr. in Fremont Village, Port Coquitlam. HEAR THAT BUZZ? That’s the sound of

excitement and delight as homebuyers got their first look at Brickwater at The Village. “The Village is a brand new concept to Maple Ridge, and people absolutely fell in love with it,” says Nicole Buckle, sales manager, adding that the response on opening weekend was unprecedented. “Because we have so many different floor plans — everything from onebedrooms to a 1,471-sq.-ft. threebedrooms — Brickwater at The Village appeals to every demographic, from first-time buyers to young professionals to downsizers. And, with all the new retail that will be opening at the street-level, it’s like bringing a bit of the Yaletown vibe to downtown Maple Ridge — lots of boutiques and outdoor restaurant patios. It really is going to be the place to be.”

You really will be able to live, work and play here.” Brickwater at The Village is now taking registration for the second release of homes. Neighbourhood Profile

Haney by Maria Rantanen VESTIGES OF MAPLE RIDGE’S long history

can still be seen throughout Haney, the city’s historic downtown area. The southern boundary of Haney runs along the Fraser River. On the west, its boundary is just west of the Haney Bypass, follows Cliff Avenue, jogging up 221st, Dunbar, Delcrest and 222nd streets. Along the north, the boundary runs along 124th Avenue to Edge Street, down Edge and then continues on Lee and 123rd avenues. Lifestyle Cycling to the farmers’ market on a sunny summer’s day to shop for your weekly groceries, walking along 224th Street or Dewdney Trunk Road to pick up gluten-free bread or health food products – living a healthy lifestyle is possible in Haney thanks to the walkability and increasing revitalization of the area. 20 NEXTHOME.CA

The Vibe The verdant Memorial Peace Park sits in the heart of Haney, surrounded by recreational facilities, a first-rate arts centre, shops and services. The city has put a concerted effort into revitalizing Haney by encouraging dense housing – four-storey buildings, townhomes and now towers. With two small malls and dozens of mom-and-pop shops, medical and dental offices, residents don’t even need to get in the car to find what they want.

In the Area Not only are there shops and services in Haney, the arts centre, known as The ACT, has performances several times a week, from classical music to comedy shows to local and touring theatre productions. There are both elementary and high schools in the vicinity as well as the public library, service clubs and agencies offering volunteer opportunities and programming to all age levels.

Meet the Neighbours The city of Maple Ridge is focusing much of its energy on making Haney the place to live, shop and play and this has translated into a virtual building boom and the availability of affordable, newer homes. The north end of Haney caters to the seniors population and is home to the second-largest Royal Canadian Legion in Western Canada. But throughout the rest of the neighbourhood, there are families with children, couples and singles.

Dollars & Sense There are no ritzy areas in Haney and the restaurants and coffee shops cater to those on a small budget. It might take a few decades before Lululemon and Victoria’s Secret open their doors in Haney, but reasonably priced shops line the streets. Planes, Trains & Automobiles Commuting from Haney to Vancouver is a breeze if you love

Real Estate Market

Street Corner

There has been a construction boom in Haney over the past few years as the city has implemented an incentive program to encourage density in its downtown core. Most condos and townhouses are affordable and older, single-family homes for sale in the area are also at a modest price point. On the east side of Haney, however, close to shops and amenities, higher-end condos having been selling fast and at higher prices. There are lots of older rental properties, especially apartments, at affordable prices. The conveniences in the area make it a great place for those downsizing from singlefamily homes to apartments.

Sue, Intergenerational Garden coordinator

Hot Spots

“The real advantage of living in Haney is to be within walking distance of all the services, the library, two grocery stores, city hall. For me, personally, it’s close to work.” Rhea, customer service agent.

“I like the scenery in Haney. We’ve maintained a lot of the greenery even though there are condos popping up everywhere.”

Fast Facts

Sharon, retired

• Average home price: $ • Types of Properties: apartments, single-family homes, townhomes, rental buildings, legion housing, seniors housing, seniors care facilities, commercial, retail • Distance from City Hall - Zero kilometres

“At the seniors centre, there are lots of things going on – cards, lawn bowling, exercise classes, line dancing. Between the seniors centre and the legion, there’s lots to do—it’s a good place for seniors.”

1. Haney Farmers Market From May until September, the Haney Farmers Market offers home-grown, home-baked and homemade wares with many vendors from Maple Ridge but also from around the Fraser Valley. In the winter, markets are also held in indoor facilities. 2. The ACT The Arts Centre and Theatre (ACT) in the heart of Haney, located at the east end of Memorial Peace Park, features performances from theatre, music, comedy to dance. The Maple Ridge Art Gallery holds rotating exhibits of artists from the Maple Ridge community and beyond. 3. Haney House/Maple Ridge Museum & Archives The namesake of Maple Ridge’s historic downtown, Thomas Haney, lived at the bottom of 224th Street and his house has been preserved and makes up part of the Maple Ridge Museum & Archives. 4. Leisure Centre/Greg Moore Youth Centre Right in the heart of Haney, residents will find the Maple Ridge Leisure Centre where they can connect with their neighbours and stay in shape with a pool and weight room. Adjacent to the leisure centre is the Greg Moore Youth Centre.

trains – the West Coast Express picks up passengers five times in the morning, taking them downtown and, likewise, five trains bring commuters home in the evening. A bus loop behind Haney Place Mall links the town centre to Port Coquitlam and Coquitlam to the west and Langley to the north. Shuttle buses connect Haney to neighbourhoods in the rural areas of Maple Ridge. The Good, the Bad & the Rest The revitalization of Haney has happened in fits and starts and the area is still plagued with typical “inner-city” issues, including homelessness and crime. But as the area continues to densify and with intense work from city hall to bring more vibrancy back to the downtown core, Haney is becoming a walkable neighbourhood with plenty of services and amenities and festivals taking place during all four seasons.

5. Billy Miner Pub & Alehouse Rumour has it that the infamous train robber Billy Miner made his way through Haney and hence, when a historic bank on River Road was converted into a neighbourhood pub, it was named after him. Sunday jam nights at the Billy are a highlight for Haney residents. 6. The Intergenerational Garden The Intergenerational Garden on Edge Street, where schoolchildren and seniors come together to grow food and flowers, exemplifies the community spirit of Haney. The community garden allows elementary students to learn from experienced gardeners living in the neighbourhood. AUGUST 4 - 18, 2017  |  NEW HOME & CONDO GUIDE  21

LOCATION, LOCATION, LOCATION! by Kara Kuryllowicz

Where do you want to live? Your answer will affect everything from home size and features, to price, lifestyle and resale value. “Location, location, location” is the mantra of real estate – with good reason. “Location is intrinsically linked to everything from the size of the home and its features, to the local amenities,” says Eleanor Hughes of Canada Mortgage and Housing Corp. (CMHC). “You must figure out what you need and want [in order] to accurately identify the location that is right for you and your family as 24 NEXTHOME.CA

you grow and change.” The size of your home, features and amenities affect the price you’ll pay, but location has the mostprofound impact, says Vancouverbased realtor and past president of the Canadian Real Estate Association (CREA), Georges Pahud. “The land is the most significant cost component

and the value attached to that piece of land is most affected by its location.” When shopping for your next home, to determine the location that best suits you, take an honest look at your needs, then consider features, amenities and, perhaps most importantly, lifestyle.

Size The current and expected size of your family will help determine the size and layout of the common spaces and the number of bedrooms required. Do you have children, or are you planning to? Do friends and family frequently visit from out of town? Do you need a room dedicated to a home office, gym or home theatre? Most families want at least one full bath plus a powder room to expedite their morning and nighttime routines and in some cases, the toilet/sink and shower/tub areas are partitioned to facilitate simultaneous use by family members.

Distance Whatever your age and stage in life, the distance you travel to work, shop and socialize is a key consideration. If you have children, the proximity to daycare and schools is vital. Do you want to walk, take public transit or drive? What is your maximum round-trip commute? Living outside of the city may yield more space, but is the longer transit time worth it? Added costs to consider include public transit fares and, if you already own a vehicle, insurance, fuel, maintenance, repair, parking and the additional mileage and wear and tear as a result of the longer commute. Will a significant change in location mean that you and your family will need to make new friends? What about shopping and socializing at the mall, playing soccer, hearing great music or going to the park?

Features Is a gourmet kitchen with high-end appliances important to you? Do you want a fireplace? Floor-to-ceiling windows? Hardwood floors? A workshop, hobby room, herb garden?

The bottom line Your list of wants and needs will determine your location, but your financial situation also plays a role. CMHC suggests that monthly housing costs (mortgage and interest payments, utilities, property tax, insurance, condo fees, etc.) should not exceed 32 per cent of the household’s gross income. Your entire monthly debt load (car loans, lines of credit, etc.) shouldn’t exceed 40 per cent of the family’s gross monthly income. “Pre-qualify for a mortgage to precisely determine your housing budget,” Pahud says. “There are infinite options and trade-offs. Sacrificing the high-end finishes may get you the extra square footage. Give up a little square footage and you may get closer to the nearest transit stop.” Once you have a budget, you’ll know whether you can comfortably afford to fulfill your wish list. In real estate, as in life, you don’t always get what you want and chances are, many (if not most) homebuyers will have to compromise around features, amenities and locations. Central locations typically offer less space but proximity to amenities, while suburban areas may present similar amenities although at some distance. “A select few can afford a small downtown loft or condo as well as the suburban or rural home, but most of us have to set priorities and make choices,” says Pahud. “If the amenities and lifestyle offered by a certain location are critical, compromise on size and aesthetics.”

Advice | CONDO SENSE

CONQUERING THE SMALL KITCHEN CONUNDRUM Kitchens shouldn’t have to suffer when sacrificing space for location

By Cameron McNeill

SOME GREATER VANCOUVER RESIDENTS

are considering relocating further east to seek more affordable housing alternatives, but others are digging deeper into the reasons why they want to stay in Vancouver – location, an abundance of amenities, and the irresistible lifestyle that only Vancouver can offer. What’s missing in the conversation is how we define “home.” If you do decide that the location of a home is more important than its square footage, there are things you must look for when thinking about functionality in more compact dwellings. Here are some innovations that developers are incorporating into kitchens that you should take note of: Advanced kitchen storage » There any many storage options available beyond regular shelving and cabinetry. Clever ways to optimize unused spaces are now widely used, like pull-out pantry units, drawer systems that add multi-tiered levels to a traditional single drawer, and designs to recoup the lost space in corner cabinetry. » Multi-functioning kitchen islands that act as a workstation and gathering place, as well as incorporating storage, expandable seating and integrated appliances.

MORE ADVICE ONLINE ypnexthome.ca/news/advice

28 NEXTHOME.CA

» Hidden charging and storage stations for devices like phones and tablets, so they’re easily accessible, always charged and ready to use. Compact kitchen appliances » As kitchens have shrunk, so too have appliances, but without the sacrifice of performance. There are now many 24to 30-inch refrigerators on the market that are beautifully designed, have lots of interior space, and boast depths that are flush with countertops. » Dishwashers are now widely available in sizes as narrow as 18 inches. We’ve found that many people run their dishwashers half full, so having a smaller dishwasher actually reduces operating costs while increasing efficiency. » Appliance walls that incorporate fridges, wine racks, microwaves and

ovens allow you to fully maximize storage and counter space. » Built-in, wall-plumbed coffee machines instead of countertop appliances not only save space, but they look cool too! The kitchen is the heart of a home, whether small or large. It is where meals – and memories! – are made. It’s an area full of energy, texture and aroma. When functionality is increased in the home, the square footage of the home will no longer be the deciding factor, and your focus can then shift to enjoying life, closer to the city. COMING SOON to downtown Squamish is a collection of residences that connect you directly to the very best this outdoor paradise has to offer. Introducing Vantage, an eye-catching, six-storey building with a whole new outlook on style. Located at Pemberton and Second Avenue, Vantage’s architecture blends rich wood tones with crisp, angular modernity for a look that says, “very cool people live here.”

Exceptional community “Squamish has evolved into an amazing community,” says Kayleigh Johnson, marketing manager with MLA Canada. “People often don’t realize how walkable it is. Everything you could want is within a five-minute walk — shopping, restaurants, schools, a great recreation centre, and access to walking trails along the estuary.” For outdoor enthusiasts, it just doesn’t get any better. Hiking, mountain biking, kite surfing, skiing and, of course, The Chief — the world famous rock climbers’ challenge — are all just minutes from your front door.

Exceptional homes Offering a selection of homes that range from one- to three-bedroom layouts, Vantage is cleverly designed with a central, podium-level courtyard that allows most homes to have unobstructed views of nature. “It’s the perfect setting for living the freelance lifestyle — and it’s way more affordable than Vancouver,” Kayleigh adds. “And when you do need to head to Vancouver, it’s an easy 45-minute drive with spectacular scenery.”

Local by design “The partnership between Accorde Properties and Epix Developments creates a unique opportunity to blend the perspective of a Squamish locale with the modern, urbanlifestyle homes that Epix is known for in Vancouver,” Kayleigh says. “The president of Accorde has lived in Squamish for several years, so this is his neighbourhood too. He believes urban development should have a positive impact on the surrounding area, which is why he is so committed to building highly livable homes for families of all shapes and sizes.” The Vantage presentation centre is coming this September. For more information as it’s released and to ensure you’re among the first to see for yourself, visit vantagesquamish.com for priority registration.

IMAGINE LIFE in a new townhome with

sweeping views over farmland and valleys — a place where you’re close to every urban amenity while still enjoying fresh air in a natural country setting. Now say “hello” to Harvest at Bose Farm. Award-winning Platinum Group of Companies presents its latest release of homes in this popular, low-density community. Even better, some of these homes will be available for occupancy this fall. “Visitors are amazed when they discover the breathtaking views from our hilltop location,” says Sales Manager Arietta Fischlin. “And people tell us all the time that they love the easy access to shopping, dining, urban centres and the walking trails through the 18-acre Bose Forest that’s right next door.”

Celebrate great design Harvest at Bose Farm’s exteriors are elegant with cement-fibre siding, ledgestone accents and inviting front entries. 38 NEXTHOME.CA

Open floor plans are designed with entertaining and socializing in mind. Kitchens feature extra-large islands finished with quartz waterfall detail on two ends, KitchenAid appliances, and a high-powered, pop-up fan that tucks invisibly into the counter beside the five-burner gas cooktop — until a single touch of a button allows it to slide silently into place. It all adds up to a chef’s dream. Living rooms are spacious with plenty of over-sized windows allowing the sun to shine in. In the living room, a striking feature wall of imported Italian porcelain tile and featuring an über-modern, linear fireplace creates an ideal setting for relaxing with friends and family. Finally, to complete the sense of luxury, there’s an upper-floor master bedroom with walk-in closet and spa-inspired ensuite. The Harvest at Bose Farm presentation centre and display homes are open 1 to 5 p.m. daily except Fridays, at 16488 – 64th Ave. in Cloverdale. Advice | MIND OVER MORTGAGE

Bank of Canada raises key interest rate How will this affect you? By Alisa Aragon

MORE ADVICE ONLINE ypnexthome.ca/news/advice

THE BANK OF CANADA finally raised

its key overnight rate by a quarter percentage point, bringing it to 0.75 per cent. This is the first time it has been increased in seven years. Economists are expecting another rate hike in the fourth quarter of this year. In response, lenders have adjusted their variable mortgage, line of credit and loan rates. These changes have trickled over to fixed rates as well. The big question is, how will this change impact you? Higher rates for clients with variable or adjustable mortgages Variable- and adjustable-rate mortgages are determined by the prime interest rate and are linked to the overnight lending rate set by the Bank of Canada. Rates will also be dependent on each individual lender and how much they will increase their own prime interest rate. Current mortgage holders with fixed interest rates will not see a change on their monthly payments. However, people who are taking on a new fixedrate mortgage or renewing their old one right now have already seen the interest rates rise. The reason for this is that fixed mortgage rates are dependent on the bond market. The bond market has already started to ripple thanks to the increase in the interest rate by the Bank of Canada. 40 NEXTHOME.CA

Unsecured and secured lines of credits Similar to variable- and adjustable-rate mortgages, lines of credit are normally linked to the bank’s prime interest rate, which is linked to the Bank of Canada’s overnight rate. This means that if you are borrowing money from a line of credit, your cost of borrowing will increase. Many lenders have already increased their prime interest rate. Loonie looking up... The rate increase by the Bank of Canada has put the Canadian dollar on an upward trajectory. This means that if you’re planning a shopping trip to the States, or an international trip, you’ll get more for your Canadian dollar. Saving accounts The increase in the Bank’s overnight rate will affect the interest you earn from a traditional savings account. There won’t be a huge change, but if you’re earning some interest before, you’ll be earning a little bit more now. Even though your interest earned will have increased, it might be worth it to explore other investment options! While interest rates are still low, there’s something very different about the rates, since the government’s mortgage rule changes took effect last October. Having a 20-per-cent down payment or more, interest rates are higher. So, when you see lower advertised rates, these are for mortgages with less than 20 per cent equity. The rates are slightly higher for people who are refinancing, or for any new purchases with 20 per cent or more down. In addition, the Office of the Superintendent of Financial Institutions, the financial institutions regulator, is proposing that banks stress -test non-insured borrowers at two per cent points above the contract rate. This is despite the fact that non-insured borrowers are putting at least 20 per cent down on their home purchase. If your mortgage is coming up for renewal, if you are thinking of refinancing or looking at purchasing a new home, now is a perfect time to consult a mortgage expert, who will explore all your options based on your individual needs.

Where to go

GLAMPING in B.C. by Nancy Baye

WHEN IT COMES TO CAMPING, there

are two attitudes: love it or leave it. For those who don’t see the appeal of a makeshift shelter of thin nylon, sleeping on an air mattress on hard ground or the lack of running water or toilets – glamping may be the solution. Glamping, or glamour camping, allows for outdoor escape and adventure, in total comfort and convenience. Accommodations can be imaginative and unique, and some offer added luxury, with spas or private beaches. We found some fun and creative places in B.C. to glamp. 52 NEXTHOME.CA

TREEHOUSES Fancy an adults-only wilderness resort that can be accessed by boat or helicopter, where you can sleep in a treehouse for two with its own draw bridge? Check out Narrows Village on Shuswap Lake. Special dinner events and clothing-optional areas make Robin Hood and Camelot fantasies of all kinds come true. If you’re more of the orb type, visit Free Spirit Spheres. Spherical tree houses hang from ropes in the forested area at Qualicum Beach. You can orb yearround too.

YURTS Stay in a yurt – just saying it is fun! No longer only for the nomadic peoples of Siberia, Mongolia and Turkey, these circular tents are a top way to glamp. Wya Point Resort in Ucluelet – set on the wild west coast of Vancouver Island – has a selection of yurts that sleep up to five people. The stunning Hummingbird Yurt boasts a fireplace, large living and dining area, beach access and lovely ocean views. If the dry Interior is more your vibe, visit Barefoot Beach Resort on the shore of Skaha Lake. Their six types of yurts

TRAILERS Trailers got a bad rep for a while, but they’re back in style. On Pender Island, near the Otter Bay Ferry Terminal, is Woods on Pender. This resort offers Airstream camper vans and retro trailers, like the Shasta Airflyte. Complete with A/C and surrounded by firepits and hammocks, you’ll feel like the king of the road. When these sell out, you can opt to stay in a cabin or lodge.

include the romantic Fantasy Yurt, complete with a king-sized bed and soaker tub. TEEPEES YD Guest Ranch offers a truly unique experience. Teepees, simple and traditional Native Canadian lodgings, are engineering marvels. They provide cosy intimacy, keep cool during the day and warm at night. Located in Cherryville, the Ranch offers varying degrees of amenities, including fireplaces and quaint comforts like “snuggly towels” and firepits. Take in

some horseback riding during the day. Giddyup! Another historic experience awaits at Tuckkwiowhum Village – a First Nations heritage site with a museum – in Nlaka’pamux territory. Close to Boston Bar, the site offers rustic teepee camping. Simplicity keeps costs down. Don’t forget to bring your sleeping bag! There’s also Blue River Campground on the tranquil Blue River, east of Kamloops. Their teepees are surrounded by spectacular places to hike, swim and fish.

LUXURY TENTS Siwash Lake Ranch offers a tented spa and horseback tours. Guests sleep in canvas tents that have interior fireplaces. National Geographic listed Siwash Lake Ranch as one of the top unique lodges in the world. About five hours from Vancouver, the ranch boasts 1,000-sq.-ft. safari-style tents, complete with separate rooms, fireplaces, heated floors and generous decks. On the Sunshine Coast, Rockwater Secret Cove Resort has private tenthouses on the craggy cliff overlooking Secret Cove. Luxury amenities include heated floors, hydrotherapy tubs, fireplaces and private patios. If you’re wondering about this particular getaway, a live webcam will show you what you’re missing. One of the first B.C. glamping venues, Clayoquot Wilderness Resort is so remote that it can only be reached by seaplane or boat from Tofino. This resort has made the pages of the New York Times and Condé Nast Traveller for its elegance. Tents are stuffed with antiques, Persian carpets, plus linens. Dining is nothing short of first class. With so many fabulous glamping options, it’ll be hard to choose your adventure, but make sure to book ahead – glamping is popular and places sell out fast.
