And whether you live large or small, chances are there’s a favourite spot in your home that sees more than its fair share of action. It’s a corner of the sofa you curl up in, or a spot at the breakfast counter that has a pile of things you want to get to “when you have a minute” which could use a little bit of help. Without designated spaces, you’re forever tucking things away that don’t have a real home — and wasting far too much time trying to remember where to retrieve them. Develop a place for each activity you do, and a space to keep those items that go with it to add some organization to your home — and your life!

Jaeyoung Kim, his wife and two young children moved into a two-bedroom-andden townhome at Fremont Blue’s first phase in mid-August. The family was first attracted to the masterplanned community due to Mosaic’s Homes excellent reputation, but the project’s location, well-designed interiors and wellthought-out floorplans sealed the deal. The view from here “The first time I saw the showhome,” says Jae, “I knew Fremont Blue was perfect for me. There’s a quiet space for me to work in the den beside the garage. BCREA: BC Home Sales on Upward Trajectory The British Columbia Real Estate Association (BCREA) reports that a total of 6,498 residential sales were recorded by the Multiple Listing Service (MLS) in BC during September, up 43.2 per cent from September 2012. Total sales dollar volume was 55.7 per cent higher than a year ago at $3.49 billion. The average MLS residential price in the province was $537,458, up 8.8 per cent from September 2012. “Consumer demand for housing in September was the strongest in four years,” said Cameron Muir, BCREA Chief Economist. “After declining for most of 2012, BC home sales have increased now for seven consecutive months.”

“While a return to a more normal level of demand is good news for buyers and sellers, relatively weak economic conditions and muted provincial job growth will likely limit continued acceleration of home sales over the next few quarters,” added Muir. Year-to-date, BC residential sales dollar volume was up 5.7 per cent to $30 billion, compared to the same period last year. Residential unit sales were up 3.1 per cent to 56,347 units, while the average MLS® residential price was up 2.6 per cent at $532,745. For more information, visit www.bcrea.bc.ca

If you see a form your love, reaching 16”-18” in height, ask a store associate if it can act as both. THERE ARE SOME FURNISHING BASICS EVERY › Hard stools are great if you prioritize the table space (pulled space needs, that we all see every day: comfortable chairs, room- up to seats to hold a drink), and soft stools make for plusher brightening lamps, desks for perching that laptop or good book, seating (but can still hold a serving tray). Either way, use this beautiful art dressing the walls. A bold fabric or fi nish on just one side gives a touch of drama without sacrificing any practicality. Then use accent pillows in a relating fabric to connect it back to your sofa for harmony.

3 HIT THE BENCH › Often associated with pianos or parks, the humble bench is a powerful piece of seating. I like to use one in long or awkward floor plans for its ability to connect spaces. In a room too big for one seating group, break the space into multiple areas with a bench in the middle to serve both seating groups. It creates a visual line, while serving double duty. › A bench also makes a stylish seat for your dining table (just stick to a two-seater so nobody is trapped in the middle), or an extra cocktail table option for Standing Room Only occasions. 4 GET SEATED: › While most homes will have a standby sofa or sectional for everyday lounging, don’t underestimate the value of a full-sized, single seat chair. You’ll want something that will cocoon you when you just need some alone time. A pair of matching sofas can be a

The Grove at Cambridge Come See What’s Cooking by Susan m Boyce It’s a sunny Saturday, and here at The Grove at Cambridge, three tousle-haired boys are racing through the central mews-style courtyard in a lively game of “man hunt” tag. Window boxes are filled with potted plants, front doors are bright blue and the scent of freshbaked cookies wafts through the presentation centre. It all adds up to an irresistible feeling of welcome: a sense of coming home. Dazzling Details The Grove at Cambridge is collaboration between the husband and wife team of Hans and Noelle Rawlins — he builds, she designs, and the company is named GrayRose Homes after the middle names of their two children. It’s just the first hint of how family-centric this community really is… well, okay, it’s the second hint after the cookies. Today it’s Noelle who’s showing me around and, naturally, our first stop is the kitchen. Big, bright and totally ready for entertaining, there’s a microwave intelligently located below the white quartz counter, an innovative track light system that runs from the working area all the way to an oversized, linen-shade pendant above the dining table and a cool feature I haven’t seen before — a built-in magazine rack at one end of the centre island. On one drawer there’s a sign: “Dare to Slam a Door or Drawer” — so much more fun than just saying everything is soft-close. In the master ensuite upstairs, Noelle points out the vanity’s two make-up drawers above an open towel shelf. “Lucky you! A Custom Shelf in every Master Bath” proclaims another sign and I can’t resist laughing out loud at the sheer whimsy. We check out a second bedroom creatively finished with full chalkboard walls and a third decked out as a man cave with TV and mini bar. “I wanted to show a range of small, innovative things you could do on a modest budget to truly personalize your home,” Noelle explains. “After all, a home is all about day to day living.”

You’ve made your decision — You’re ready

to buy a new home. But with literally thousands of builders of all shapes and sizes to choose from, how do you know which builder is right for you? Choosing the right builder can be just as important as choosing your new home. When you purchase a home, you also “buy” the company that will build it for you. Their experience, skills and commitment to customer service will play a key role in determining how satisfied you are with your condo and with the whole buying experience. Canada Mortgage and Housing Corp. (CMHC) offers the following tips on how to find and select a new-home builder that will meet your needs and expectations: To begin your search, check the Homes section of your local newspaper to find out which companies are building in your area, the types of homes they offer and the prices you can expect to pay. (Editor’s note: New Home Guide is a great place to start!) Ask friends, family members and co-workers for names of reputable builders they have dealt with. You can also check the web sites of home building associations or warranty providers. When you visit a builder, ask how long they have been in business, how many homes or communities they build each year and what kind of background and experience they have.
