LOTUS LIVING A HOME FOR THE FAMILY » by SUSAN M BOYCE “Well, I definitely know which bedroom is ours, and the boys can work it out for themselves between the other two.” The young woman coming down the front steps from Lotus Living’s second showhome gives her husband a spontaneous hug. “That vaulted ceiling and the chandelier — I still can’t believe we get a chandelier in the bedroom included in the price.”

Okay, I’m intrigued. Bill Szeto, president of Oakwyn Marketing, has already told me Lotus Living was something fresh and different in the Willoughby Heights neighbourhood.

And when I arrived, I confess I instantly fell in love with the whimsical architecture and combination of red and pumpkin-coloured front doors framed by fencing and trellises.

Some homes even seem to have turret rooms. Now I really can’t wait to see inside.

TIMELESS AND WELCOMING

room to be drenched in sunshine that today is sparkling on the distinctly blingy chandelier. “Parents have told us they want their bedroom to be different than the kids’ rooms because it feels like a reward for all their hard work,” Bill says. “This gives them a sense of privacy and luxury — definitely no sacrifice.” No kidding. I could get used to this in about five minutes.

We’re just heading downstairs when I hear laughter coming from the main floor.

We peek round the corner to find the family has come back for a second look.

Two freckled-face boys are comfortably ensconced on the living room’s massive window box seat playing some kind of clapping game that only five-year-olds fully understand.

“This is so perfect,” mom says watching her kids with a warm affection. “We’ll have lots of extra seating for when we have a party and we don’t need to get another sofa.

This design is so flexible. Let’s just give our notice and move in right away so we’re all settled by the time school starts up in the fall.” Sounds like their minds are made up.

In a recent opinion piece, Anne McMullin, CEO of the Urban Development Institute (UDI), explains that Vancouver’s geographical constraints, and not foreign investors, have led to the city’s high real-estate prices. It’s as simple as “Economics 101: Supply and Demand.” Supply: Vancouver’s supply of real estate is limited, because it is bound by mountains and the Pacific. Demand: an increasing number of people are moving here every year, so demand for property in Vancouver is high and only getting higher. Therefore, instead of crippling investors—and current homeowners by proxy—in this market with taxes or other restrictions, McMullin would search for real answers as to the effects of foreign investment, so that solutions that are fair to all involved might be found. One thing is certain, with what McMullin calls Vancouver’s “fabulous but finite environment” and its steady influx of new residents coming from far and wide every year, change, in the form of densification, must come to Vancouver.

1500 WEST GEORGIA: ENGAGING SPACE

Architect Ole Scheeren had designed a new tower for downtown Vancouver that’s creating a lot of buzz, unfortunately not all of the positive variety. Scheeren designed the tower to be a standout on the Vancouver skyline, but critics are worried that it stands out in all the wrong ways, saying that it is disharmonious with the current look of the skyline. Bosa Properties and Kingswood Properties’ joint proposal for the site describes a 500-foot tower that has rectangular blocks protruding from its sides, which has been likened to a giant Jenga tower. UBC STUDENT MICRO UNITS PLANNED

People who have been to university don’t likely romanticize those years because of dorm room accommodations.

Although these may never have been spacious, typically, if the University of B.C. has it’s way, they’re about to get smaller. The board of governors is to decide whether or not to build UBC student micro units with a total floor area of 145 sq. ft. on campus. The minuscule units are expected to help with the lack of housing for students at UBC, where the waiting list for residence is 6,300 students long, the highest of any Canadian university. It’s likely that these teeny-weeny units would rent for about $680 when adjusted for inflation by the time they’re finished in 2019.

Moving homes can feel like an overwhelming task, with packing up all your belongings being the first major challenge. With a few deep breaths and these packing tips, though, you can conquer the move without losing your mind.

You want to reserve your movers or moving company at least eight weeks prior to your move during busy periods to guarantee availability on moving day.

Once you have your movers selected, you can start to pack up your belongings in anticipation of their arrival. Some moving companies will even pack for you, simplifying and streamlining the moving process.

START PACKING

Once you have determined your moving date, start packing. Box up belongings that you don’t use often and store them somewhere out of the way. Storage areas are usually good places to start because they are not high-traffic areas. If you have kitchen supplies, occasional dishware like fine china, or small appliances that go unused on a daily basis, carefully pack them away a few weeks before the move.

Make sure to use packing paper or bubble wrap to protect fragile belongings – newsprint from newspapers used to wrap items can be messy to clean up. Keep a record of what goes into which box so you can find what you need instantly when it comes time to unpack.

For some, especially fi rst time homeowners and young families, it’s the affordability factor. For, for others it’s knowing they’re buying the convenience of lock’n’go living — knowing the lawn, gutters, and roofing maintenance is all taken care of whether they’re at home or not.

But as demand grows, so does the apparent complexity of offerings — townhouse, rowhome, urban flat, stacked townhome. Th is issue, New Home Guide chats with Vince Taylor from Platinum Project Marketing about the differences and similarities amid the smorgasbord of multi-family housing types you’ll run across in your search for the perfect place to call home.

Q: Today, most new home construction in Metro Vancouver is some form of strata. How did this form of ownership originate?

A: Strata, or multi-family, is a relatively new concept that created a legal structure to share ownership — a communal approach to land ownership that allows people to pool their money and still have an exit strategy. In basic terms, one owner can sell their part of a property without requiring consent from all the other owners because ownership is divided among many individuals.

It also means all owners share the cost of maintenance and repairs — unlike fee simple where you’re responsible for everything.

Q: There seem to be so many types of multi-family housing being built today. What are the differences?

A: In the real estate industry, there are only three primary asset classes — single-family houses, townhouses, and condos. Most single-family houses are fee simple while most townhouse and condos are strata ownership.

Q: So if they’re both strata ownership, what’s the difference between a condo and a townhouse?

A: Again, in basic terms, a condo is the same configuration as a rental apartment where you have interior hallways with doors going to each individual suite.

A townhouse traditionally means you have your own, ground-oriented front door at street level. In the past, it also meant you had your own garage, but now some townhouses are built over underground parking — although you still have front door access from the street.

Q: Is that a stacked townhouse?

A: No. A stacked townhouse is a hybrid subclass where you have a single-level home either on top of or below a multi-level townhouse. So because there’s no common hallway — meaning you can still walk through a gate and into your home — that single-level home is also technically a townhome rather than a condo.

In the real estate industry, there are only three primary asset classes — single-family houses, townhouses and condos. — Vince Taylor But an interesting thing happens when the gap between asset classes gets too narrow — people will go to the next level. For example, the difference between a condo for $289,000 and a townhouse for $339,000 means most buyers will say “okay, for 50 grand extra, I’m willing to stretch and go for the townhouse.” But if it’s the difference between $339,000 for a townhouse and $650,000 for a house, they can’t do it.

Q: What about rowhomes?

A: Rowhomes are actually the same as townhomes but typically have more units in each block of homes — six or eight instead of four, for example. Since there are more party walls, they’re more costeffective to build which translates into more affordable pricing for the same quality home. The downside is that there are fewer end units which are always the most valuable and desirable. Most people think of the quaint look of the Maritimes when they think of rowhomes.

Q: Where do the terms “city flat” or “urban flat” come from, and are they different than a traditional condo?

A: These are mainly marketing terms for the single-level component of a stacked townhouse. In Europe, you’d invite someone to come over for a visit at “your flat” — so “city flat” sounds a bit continental. Essentially, though, they’re still a condominium that you might have to walk up a couple of flights of stairs to get to.

Q: Price is always a huge factor in the decision to purchase. How do the three asset classes stack up against each other?

A: Vancouver is an anomaly, but in most markets there’s approximately a $100,000 difference between each class — so if a condo costs $250,000, a townhouse will be $350,000 and you can expect a singlefamily to be about $450,000.

Q: One final question. What’s does it mean when a condo is built with a single-load design?

A: Single-load means the hallways are only on one side of the building — something that’s especially important if you have a property with a great view on one side and not much on the other — lakefront for example. If some homes don’t have the water view, they’re going to be a lot tougher to sell.

Not surprisingly, Brown cited price as a significant attraction. “In downtown Vancouver, high rise apartments are selling for $660 to $760 per square foot — in Surrey, it’s $440 to $480 per square foot.”

But he cautioned that the true competition for a two-bedroom condo in the Fraser Valley isn’t another condos, it’s the proliferation of smartly priced, two- and three-bedroom townhomes. First time buyers, he stressed, will justify the stretch between paying $289,000 for a mid-sized apartment or $310,000 for a three-bedroom townhouse — a townhouse they can stay in for seven or eight years even if their family grows.

He believes successful apartment developments need a unique value proposition and two clear marketing strategies — one targeted to Boomers, the other to Millennials. “For example, The Ridge at Bose Farms is the only heritage development in the Fraser Valley. So the Millennials say ‘hey that’s cool, I’m buying a piece of history’ and the Boomers say ‘I remember when’ and think about the nostalgia of buying there.

It was a lively gathering on June 18th, 2015, when the Urban Development Institute (UDI) presented their annual Fraser Valley Forecast panel in Surrey. Moderator Bob Ransford, senior consultant with Counterpoint Communications, set the tone early saying he believes too much of the public discussion around housing has been overly “Vancouver-centric.”

The reality, he noted, is a surprise to many — over 35 per cent of Metro Vancouver’s population now live south of the Fraser River or east of the Pitt River. And while Vancouver’s population has grown an average of 1.13 per cent per year for the past three years, many Fraser Valley municipalities are far outpacing that number — the Township of Langley, for example, experienced a 2.57 per cent average population growth during the same time frame.

Like many industry experts, Don Campbell, senior analyst of the Real Estate Investment Network (REIN), believes it’s time for developers to sit up and take notice of the new wave of Millennials who are just beginning to enter the real estate market.

Accounting for 27 per cent of the population, this group is now the same size as Boomers — and expanding rapidly.

However, Millennials have a radically different outlook on life and certainly don’t have the same attachment to owning a home as previous generations. “Boomers wanted to get out of the house,” Campbell said. “By the time they were in their mid- to late-20s, only 28 per cent still lived in their parental home. Gen X — 31 per cent were still at home, but Gen Y? They’re not moving… 51 per cent still live at home.”

Brown agreed. “My parents and grandparent made sacrifices because the Holy Grail was to own your home — we’re

not going out for dinner but we own a house. Millennials say no — they want life and a home, and if that means it’s a smaller home, that’s okay.”

Many are even forgoing the traditional Boomer’s rite of passage and not getting a drivers license — relying instead on transit, cycling, or other alternatives. “Proximity to transportation is a game changer,” Campbell said, adding his research suggests a location within 800 feet of transit adds 13-15 per cent to the sale price and 16-17 per cent to rental rates.

Millennials also want proximity to social areas — parks, coffee shops, and other gathering spaces where they can hang out with their friends and their laptops and get work done. The traditional nine-to-five job is an alien concept to this demographic, and most will hold one or more part time jobs.

Campbell’s advice on how to attract Millennial buyers? Add some cost-effective luxuries and plenty of technology. “Make it look good, make it soundproof and have lots of cool buttons.”

A MATTER OF SIZE

Both Campbell and Brown touched briefly on the emerging trend toward micro suites of the type most recently launched at Evolve in Surrey City Centre. Campbell worried that while Millennials may find these homes perfect for their minimalist, often transient lifestyle, when they do decide to sell, there’s no buyer group coming up behind to purchase.

However, Brown suggested these units could remain popular if they’re built close to education, transit, or future services for

STEADY MONEY

Good news for homebuyers, both Bryan Yu, Central 1 Credit Union’s BC regional economist, and CMHC’s senior market analyst Robin Adamache, predicted interest rates will remain stable for the remainder of the year and well into 2016. Housing starts are expected to rise by 5 per cent in 2015, and sales are stronger than 2014 with single-family houses dominating 60 per cent of the Fraser Valley market.

Your goal should always be to buy something that will increase in value, and the best way to do that is to buy something that is priced below the current market value of a similar resale property. For example, if a onebedroom across the street in a brand new completed building sells at $300,000, and you can buy a similar one-bedroom in a pre-construction condo at $285,000, then you are well insulated from any market fluctuations over the next few years and you are positioned to have a property that is worth more when completed than when you bought it before construction start.

Investing in real estate is not a get rich quick scheme, but it is how most of the world’s wealthiest people have earned their fortunes. The best real estate investors always buy for the long term. I always encourage my clients to take the long-view approach when buying pre-construction and to plan on renting their unit out for at least one year (preferably more) after the completion of the building. Flipping before project completion (assignment) is a highly risky strategy and should be considered only as a back-up plan.

With this in mind, you should only buy a pre-construction condo that will provide you with positive or break-even cash flow with the standard 20 to 25 per cent downpayment. If at the current valuation and given current market rates for rents, you cannot reasonably expect to cover all your expenses, then stay away!

If you do your homework before buying by following these two tips you will be in great shape for years to come.

The sun shone, a four-piece band got fingers snapping, and guests were unanimously enthusiastic as the muchanticipated Riverclub at FREMONT Riverfront District was unveiled on June 23rd, 2015. $60K – what Canadians pay in mortgage interest » by WAYNE KARL It’s a scary question many homeowners are afraid to answer: how much will your mortgage interest total over the lifetime of your mortgage? Well, wonder no more – a recent poll from BMO Bank of Montreal has the answer: $60,000.

But that’s the average for Canada. Some will pay more, some less. » While the average amount Canadians expect to pay in mortgage interest is $57,938, the figure rises to its highest in Canada for residents in BC at $95,891.

Homeowners in Atlantic Canada expect to pay the least, at $35,454 » Canadians expect an increase in interest rates over the next five years (60 per cent), with 48 per cent expecting a small increase and 12 per cent a large increase » Most Canadian mortgage holders (67 per cent) currently hold a fixed-rate mortgage, sheltering them against any potential upswings

“It’s quite telling of the extended low-rate environment that a sizeable percentage of respondents [40 per cent] do not expect interest rates to go up in the next five years,” says Sal Guatieri, senior economist, BMO Capital Markets. “Hopefully, many have not been lulled into thinking that rates will never go up, as they could be tempted into taking on too much debt.”

It’s not surprising that British Columbians are paying the most mortgage interest, as house prices in that province are the highest in the country, he says. The average was $623,000 in April, compared with $437,000 nationwide and $456,000 in Ontario.

“In any interest rate environment, it’s important that Canadians stress-test their mortgage against a higher rate to ensure they can afford it over the long term,” says Martin Nel, vice-president of personal lending and investment products, BMO Bank of Montreal.

On average, Canadians expect to become mortgage-free by the age of 59 – up from 58 in the last two years. One-third (31 per cent) expect to still be making mortgage payments on their 65th birthday.

THE CITY OF NORTH VANCOUVER:

Lower and Central Lonsdale INCREASED DENSITY BRINGS MORE AFFORDABILITY TO AN AREA RICH WITH HISTORY » by DIANE DUFLOT From its beginnings in the 1880s, North Vancouver has been a city with an eye to the future. Ample Douglas Fir forests first brought settlers here, and as more people flocked here, post offices, schools and a healthy-sized village equipped with a modern civic infrastructure—electric lights, street lights, telephone service and even streetcar service were put in place.

A MODEL OF URBAN PLANNING

Famous for its slightly-rainier-than-the-mainland weather, North Vancouver weathered financial storms during its early stages, too, with a harsh economic depression beginning in 1913, followed by the Great Depression of 1929.

During WWII, though, North Vancouver prospered due to its shipping industry. From that point, the city has flourished and has become a model of successful urban planning, from the introduction of the Seabus in 1977, to the Official Community Plan of 1980, updated in 1992 and again in 2003, to the Official Community Plan of 2014 that is currently underway, which by 2031 will make the city “a vibrant, diverse and highly liveable community that is resilient to climate or other changes, and sustainable in its ability to prosper JULY 10 - 24, 2015 | METRO VANCOUVER NEW HOME GUIDE 53

without sacrifice to future generations,” according to the city’s website. Much of the city’s history and many of the plans for its future are centered on Lower and Central Lonsdale.

LOWER LONSDALE

In 1860, a Catholic missionary built what is now known as St. Paul’s Church on the waterfront. Soon after, T.W. Graham and George Scrimgeour built The Pioneer Mills lumber mill, and the influx of residents to the area began. This neighbourhood has remained inextricably linked to the North Shore’s history in lumber and shipbuilding ever since.

For those who love ready access to both nature and all that a big city has to offer, Lower Lonsdale has it all: it’s a hop, skip and a jump away from the North Shore Mountains, has great shops and restaurants in the Quay and along Lonsdale and the Seabus places all the action of downtown a 15-minute boat ride away.

GET-REAL ESTATE

Lower Lonsdale offers some of the most affordable housing on the North Shore. Since the 1990s Official Community plan to a to transform this area into a high-density hub on the waterfront, the atmosphere has changed dramatically around here. The median price of a home here is about half a million dollars, but the bulk of these are condos and townhomes. There are single-family dwellings here, too, though, and these, as well as some older apartment buildings, maintain the historical integrity of this community.

VICTORIA PARK » A 3.9-hectare park that divides Lower and Central Lonsdale neighbourhoods and is bisected by Lonsdale Avenue. In warmer months, locals sunning themselves on the lawn are a common sight in this urban park, which has been a North Vancouver landmark for a hundred years.

CENTR AL LONSDALE

Like its neighbour to the south, Central Lonsdale is a densely populated, established neighbourhood that’s currently undergoing a fair amount of change along its main drag. Among other things, the old Safeway was recently torn down, to make way for a Whole Foods, a change that is representative of a new vibrancy attracting younger renters and buyers.

VIBE

Even closer to the North Shore mountains than Lower Lonsdale, this area of North Vancouver offers all the amenities residents might need are at their doorsteps, but it’s still a relatively peaceful place to call home. This is the perfect place for people who like a city vibe with a little nature mixed in: think drinks on Friday night and a hike up the Grouse Grind the following morning.

GET-REAL ESTATE North Van, as a whole, isn’t cheap. Some blame transplants from West Van, who have been pushed east by the even higher prices there. Really, though, it’s close to Vancouver’s city centre, bordered by the natural beauty of the Pacific and the North Shore mountains, and it should be no surprise that there are many willing to pay dearly for the views here.

Increased density here has brought more affordability, though. At one point, single-family homes and low-rise apartments buildings were the norm in the area, but taller condominium buildings have now multiplied, and there is a good mix of single-family homes, townhomes and condos in this area.
