Choosing the right place to call “home”

M

ost newcomers to Canada tend to settle in larger cities such as Toronto, Vancouver and Montreal. Since housing costs vary greatly across the country, finding the right place to live and work means doing some homework. Not everyone has the same housing needs, so list the important features that you want to have in your community. Perhaps it’s great schools, proximity to transit, or plentiful job opportunities. There are always trade-offs in the real world. Smaller cities usually have lower living costs, but you may require multiple

vehicles to get your family from point A to B. Larger cities offer more transit and job opportunities, but you will have to deal with traffic, congestion and a possible increase in housing costs. Choosing a place to live is one of the biggest financial decisions you’ll ever have to make and your decision will ultimately affect your way of life. Look for good value in the home you’re considering, and look for a place that offers a reasonable cost of living based realistically on your finances, as well as a great quality of life. You can’t go wrong when you know the realities.

12 METRO VANCOUVER NEW HOME GUIDE | MAY 15 - 29, 2015

our home covers some of your most basic needs: it is your shelter and your security, but we all know it’s so much more than that. A good home provides us a place to enjoy our friends and family, a comforting place to rest and recharge, and optimally, is a place that is close to where we work and play. There’s a group of people we know very well at YP NextHome, and that is the developers and builders in Metro Vancouver that are deeply committed to creating homes that go above and beyond the average, and to building communities that support and encourage interaction, convenience and sustainability, for a healthier, happier lifestyle. Buying a home is always a big decision, and having a builder that you

trust is key to making the experience a good one. In the 2015 Builders’ Annual, you can learn about many of Metro Vancouver’s best and brightest companies: their history, what kind of building they do best, and why they love what they do. Though there are many different companies and styles of building in the Builder’s Annual, there’s one quality they share that is consistent throughout: the love of, and committment to, creating livable, inspiring, convenient and efficient homes for people at all stages of their lives. So once you’re finished reading about all the incredible new homes in this New Home Guide, be sure to check out the stories behind them in the 2015 Builder’s Annual. Happy home hunting!

Bennington House ELEVATED NEW LIFESTYLE UNVEILED IN CAMBIE VILLAGE MAY 30TH » by JANINE MACKIE Step out of the Canada Line Station at West King Edward Ave. and Cambie St. and you’ll experience a fine-tuned balance between the comfort of community and the accessibility of vibrant city life. As Vancouver prepares to welcome an estimated 1.5-million new residents by 2040, the Cambie Corridor is not only the City’s next big strategy for densification, but also an impressive North-South boulevard and gateway to Downtown Vancouver. You won’t find tall towers and podium skyscrapers in this next-generation transit-oriented development. Instead, the vision for South Cambie is inherently more organic 16 METRO VANCOUVER NEW HOME GUIDE | MAY 15 - 29, 2015

— an attractive blend of low and mid-rise condominiums that complement existing West Side character homes on tree-lined streets, neighbourhood parks and a plethora of locally owned shops and cafes. HUB OF ACCESSIBILITY: SHOPS AND CAFES, QUEEN ELIZABETH PARK AND NAT BAILEY STADIUM

“I anticipate a bright future for this area,” says Anthony Hepworth, president and CEO of Pennyfarthing Homes. “It’s a very liveable community with respectful development that will serve generations to come.” Known for choosing locations with proven value and vibrant neighbourhood amenities, interest is piqued for the May 30th Grand Opening of Pennyfarthing Home’s newest development, Bennington House on King Edward Avenue and Yukon Street. An expert team was assembled for this refined development — Ramsey Worden Architects, Durante Kreuk Landscape Designers and Cristina Oberti Interior Design with the shared goal to create an overall aesthetic that’s contemporary and clean, yet luxuriously warm.

All the senses are engaged as homebuyers experience the showhome in living colour with its nine-foot ceilings, engineered wide-plank Kentwood Hardwood floors in brushed oak, and energy-efficient air conditioning in apartment homes with optional NuHeat under-floor heating. Spacious outdoor patios in each floor plan will be a natural extension to living; primed for summer entertaining with natural gas connection.

36 luxurious and beautifully-conceived apartments and 6 intelligently-designed townhomes come together as one elegant whole.

BOUTIQUE LIVING: 42 EXPERTLY CR AFTED HOMES

Thirty-six luxurious and beautifully conceived apartments and six intelligently designed townhomes come together as one elegant whole in a boutique-style community that’s precisely built to stand the test of time. Bennington House’s brick and cedar exterior fits seamlessly into this established but emerging Cambie Village neighbourhood, and includes a garden courtyard and designated children’s play area. The residences range from 542 to 1,327 sq.ft. apartments (junior 1 beds to 2 and 3 bedrooms + flex) and stunning penthouses, as well as 1,277 to 1,800 square-foot townhomes (two and three bedrooms + flex) with in-home access to underground

FUNCTION AND FINESSE: PREMIUM BOSCH APPLIANCES AND POLISHED MARBLE BACKSPLASH

Gourmet kitchens are driven by function with an impressive collection of six premium integrated Bosch appliances: five-burner gas cooktop with Faber hood fan, built-in wall oven, custom-panel refrigerator with bottom freezer, dishwasher and integrated microwave. There’s plenty of wow factor — quartz countertops paired beautifully with polished glass marble mosaic tile, or upgrade to solid marble backsplash and modern cabinetry with soft-close doors and under cabinet lighting. Whether you want a quick shower in the morning or relaxing soak at bedtime, bathrooms at Bennington House are a refreshing sanctuary. The contemporary ensuite design includes a seamless glass shower, deep soaker tub with porcelain tile surround and beautiful quartz countertops. Hycroft Rowhomes CELEBRATING SOUTH SURREY » by SUSAN M BOYCE It’s official. Something fresh and different has arrived in South Surrey. Introducing Hycroft, freehold rowhomes offering outstanding value, space and style — without the strata fees. “We opened our showhome at the beginning of April and the response was amazing,” says Vanessa Isler, sales and marketing manager at StreetSide Developments. “Hycroft offers the only freehold rowhomes in South Surrey. Buyers are excited because the value of not having to pay strata fees means they can afford more home for their dollar. And they aren’t sacrificing finishings or location to do it.” UPSCALE BY DESIGN

Inside, Hycroft is all about style — the ability to live well. Kitchens are open and designed to inspire your inner chef with quartz counters, marble mosaic backsplashes and JennAir appliances, including gas range. There’s a sense of flow that encourages social interaction — whether it’s full scale entertaining with friends and family or just hanging out for mid-week dinner with your significant other. Attention to detail is everywhere — a convenient powder room on the main

living level, rain showerheads and heated floors in the ensuites, and generous amounts of storage. There’s even a gas fireplace in the living room for when you want to create a cozy, romantic ambiance no matter what the occasion. “People also really like the fact there are virtually no upgrades — everything you see is included,” Vanessa says. “And with over 2,200 square feet of living space over three floors, Hycroft is ideal for families starting out or for active downsizers.” FANTASTIC LOCATION

“This area is so well situated for convenience,” Vanessa says. “You can be on the highway to Vancouver or the US border in minutes — literally. You’ve got easy access to all the shops and services at Morgan Crossing and Grandview Corners. The beaches at White Rock are incredible, and on top of you’re close to golf courses, the Semiahmoo Trail, and Softball City. Plus, when the Grandview Aquatic Centre is complete, you’ll be able to walk to swimming year round.” Hycroft Rowhomes is a collection of 65, freehold rowhomes located at 16467 – 24th Avenue in South Surrey. These three-level, fourbedroom homes are priced from $566,900. The sales centre and showhome are now open noon to 5 p.m. daily except Fridays. BLU

MOST SQUARE FOOTAGE PER DOLLAR IN SOUTH SURREY! » by JANINE MACKIE Homebuyers at Blu are living large but at a fraction of what others are paying for a new townhome in South Surrey. BLUEPRINT FOR A LUXURIOUS LIFE:

BIG SPACES AND PLENTY OF FUNCTION

Steps from Morgan Creek Golf Course, an easy stroll to Sunnyside Elementary School, and bounded by parks and South Surrey’s most desirable shopping, Phoenix Homes invites homebuyers to step inside its new Blu showhome at the corner of 160th St. and 32nd Ave. Just shy of 3,000 square feet, the five-bedroom townhome with exposed wooden ceiling beams and oversized windows emphasizes openness, and feels more like a chic downtown loft than a suburban townhome. Clean lines, neutral tones and a rich textural mix defines the 64 homes at Blu, configured as four and five-bedroom detached or duplex homes. Prices start from $679,900 including GST. “That works out to about $215 per square foot, compared to other new townhomes in South Surrey priced over $300 square foot,” says sales and marketing director Cliff Armstrong of Sutton West Coast Realty. How do they do it? “Phoenix Homes has been in business for 30 years and assembled a team of trades loyal for over two decades. They’ve owned this land for years and chose to pass the savings onto the buyers.” SPRING PROMOTION: FREE INSTALL OF CENTRAL AIR CONDITIONING

Floor plans have been fine-tuned with feedback from homebuyers in previous phases and include nine-foot ceilings, gorgeous engineered hardwood and a kitchen that’s truly Jamie Oliver worthy. More than just a place to cook, the fabulous space with adjacent fireside family room opens onto the backyard deck and beckons friends to snack and chat. GE’s top-of-the-line 26 METRO VANCOUVER NEW HOME GUIDE | MAY 15 - 29, 2015

monogram series stainless steel appliances complete the space with six-burner gas range, built-in convection oven, counter depth refrigerator, microwave and dishwasher. A stunning quartz countertop stretches the width of the room with ample space for bar stools and appetizers. Reserved for those special occasions, the dining room is framed overhead with wooden beams and enhanced by a second fireplace. Upstairs, the master suite is everything you’ve dreamed of with spainspired ensuite complete with jetted Jacuzzi tub, tiled shower and under mount sinks with quartz counters. A well-designed laundry room, plus three more bedrooms upstairs provide the flexibility for an office or guest room, while the full daylight basement offers a fifth bedroom, and a fabulous open space complete with wet bar. BLU’s showhome is open daily (except Fridays) from 12 to 5 PM at #47 - 15988 32nd Ave. in South Surrey. Learn more at bluliving.ca, or call Cliff Armstrong at 604-961-5160.

OPPORTUNITIES UNFOLD WITH THE EVERGREEN LINE » by DIANE DUFLOT

Maillardville: Where it all began In 1889, Frank Ross and James McLaren opened what would become Fraser Mills, a lumber mill on the north bank of the Fraser River, and within two years, the District of Coquitlam was incorporated. By 1908, a mill town including a store, a post office, a hospital, an office block, a barbershop and a pool hall had sprung up around the mill. In 1909, due to a labour shortage in BC, Fraser Mills recruited francophones from Quebec and Ontario to work in its mill. These early French Canadian settlers populated the area in Coquitlam that was eventually to become Maillardville, Coquitlam’s oldest neighbourhood. Maillardville is the locus of some of the area’s most interesting cultural centres, such as the Place des Arts, 30 METRO VANCOUVER NEW HOME GUIDE | MAY 15 - 29, 2015

which offers educational programs in music, dance, visual arts, theatre arts and creative writing, Place Maillardville Community Centre, which celebrates the neighbourhood’s unique French heritage and Mackin House Museum, which was built to house members of the growing Fraser Mills Company in 1909 and currently features exhibits of life at the turn of the century. The first group of 110 francophone settlers arrived on the “Honeymoon Special,” a train that was given this name because so many couples married the night before leaving. $2.50 an hour for ten hours a day, six days a week, as well as land to settle on and lumber with which to build a house (for $150 repayable at $5 a month) was the offer that made the pilgrimage out West impossible to refuse.

Coquitlam Today Over a hundred years later, Coquitlam is again a city on the cusp of big changes, and city planners have big ideas about its the future. Coquitlam is slated to become a success story of mixed-opportunity housing, with densely populated zones nestled alongside single-family areas. If properly executed, there should be housing options for renters and owners with varying incomes, in a community that offers a good balance of greenspace and urban opportunity. Perhaps the biggest news in Coquitlam centres on the incoming Evergreen Line, which will connect Coquitlam to Vancouver via SkyTrain when it opens in 2016. Four of the six new SkyTrain stations will be in Coquitlam—Burquitlam, Coquitlam Central, Lincoln and Lafarge-Lake Douglas. These stations are already bringing increased investment to the neighbourhood, and it is expected that this will multiply as the area experiences the gentrification that usually comes with densification. Burquitlam In a way reminiscent of a celebrity couple, the names “Burnaby” and “Coquitlam” have been united in the name “Burquitlam” to describe the area where these cities meet. This neighbourhood is situated north of the Vancouver Gold Club, east of North Road and south of Port Moody.

Place des Arts

It is an area in flux, and there is an air of excitement about what the future holds. As the area transforms, even more amenities will arrive on the scene, including an already-planned 50,000 square foot grocery store located at Burquitlam Plaza and a YMCA Community Centre offering 60,000 square feet of recreational space. People investing in this area are investing in its future and relying on the fact that when Burquitlam SkyTrain station opens, it will be that much easier to get to and from this neighbourhood. Not only is a new rapid transit station proposed for Burquitlam, but factors such as its proximity to Simon Fraser University, its alignment along Clarke Road, rapid bus service to the Lougheed SkyTrain Station and Coquitlam’s Regional Town Centre are all part of its potential. When you add wonderful parks, such as Burnaby Lake and Como Lake, and the malls and shops already in this neighbourhood, you can see what the buzz is all about. Since Burquitlam conveniently straddles Burnaby and Coquitlam, current residents of the area have relatively easy access to the services offered by either city. When the Evergreen line opens, this location will become all the more convenient, and while prices are soaring in Burnaby, this area remains comparatively affordable. Cameron McNeill, president of MAC Marketing Solutions points out that developments like Beedie Living’s Crown, MAY 15 - 29, 2015 | METRO VANCOUVER NEW HOME GUIDE 31

//NEIGHBOURHOOD SPOTLIGHT continued located on a quiet residential street near parks and within walking distance to Burquitlam Station, are “a great opportunity to invest in an area with fantastic economic- and community-growth potential that is an easy bridge-free commute to downtown Vancouver.” Katelyn Hollenback, project manager at Springbank Properties, who is building Novella in the area, concurs, “West Coquitlam is becoming a neighbourhood where people want to put down roots and now they can, without sacrificing the convenience of urban amenities. Access to the downtown core will be an easy train ride away and nature is right around the corner. Who wouldn’t want to live here?” Burke Mountain Burke Mountain, which was a ski village until the 1970s, is a unique mix of rural and semi-rural that is conveniently located a short drive from the City of Coquitlam’s Centre. There’s a sense of quiet retreat on Burke Mountain that is reminiscent of a vacation at a mountain cabin in the interior. The great hiking and cycling trails here reinforce that feeling, and Sherry Whitter, sales representative at Foxridge Homes points out, this neighbourhood very much has “a North Shore feel.” Certainly, when you’re up high on the mountain soaking in the breathtaking views of distant Mount Baker, it’s hard to believe that you’re a mere fiveminute drive from downtown Coquitlam. This area, too, will get a boost from the incoming TransLink line. Although it’s not terribly convenient to ride public transit to and from Burke Mountain at the moment, that will change when the neighbourhod is

SEE & DO Festival Du Bois Touted as the largest francophone event west of the Rockies and now running for more than 25 years, the Festival Du Bois is a celebration of local Francophone Heritage that takes place in Maillardville’s Mackin Park at the end of February. Attendees are invited to don plaid and enjoy a taste of Franco-Canadian culture and food (poutine, tourtière, bonne beans, maple taffy on snow, sugar pie…), all the while learning about Maillardville’s French roots.

Cumpari’s Gelato E Caffe Inc (Burquitlam) Truly excellent espresso and gelato are on offer at this Italian eatery. The cannoli is also spectacular, and they have a variety of cheesecakes on hand. There is something here to satisfy even the most discerning sweet tooth!

Vancouver Golf Club (Burquitlam) Stunning grounds complement the excellent facilities at this members-only golf club, which is sits on a gorgeous 176-acre woodland park setting and has been open for over 50 years.

Burke Ridge (Burke Mountain) More commonly known as Burke Mountain, because that is what the neighbourhood is called. Whatever you call it, you’re sure to call the hiking here “excellent.”

Hiraku Sushi (Burke Mountain) Hiraku Sushi hasn’t been around for long, but it is quickly gaining a reputation in the area. The Burke Mountain Roll is almost as spectacular as nearby views.

served by nearby Douglas College Station. Those with foresight are likely investing in the area, not only because of its current natural beauty, but also in the hopes that this will be a game-changer in terms of accessibility that will also drive up real estate prices. In the meantime, though, the area remains quite reasonably priced. Whitter points out that many young families are moving in here because they can have the best of all worlds: “a brand new home that’s affordable, connected to the city, yet away from the hustle and bustle of it all.” Like those trailblazers that once made the pilgrimage from Quebec and Ontario to Mallairdville, people are currently flocking to Coquitlam because it presents exciting possibilities for the future.

Frequently asked questions when buying a home » by JORGE & ALISA ARAGON

What do lenders look at when qualifying me for a mortgage? Most lenders look at the following factors when determining whether you qualify for a mortgage: » Income » Debts » Employment History » Credit history » Value and marketability of the property you wish to purchase. HOW MUCH CAN I QUALIFY FOR WHEN BUYING A HOME?

In order to determine the amount for which you will qualify, there are two calculations that are used. The first is your Gross Debt Service (GDS) ratio. GDS looks at your proposed new housing costs (mortgage payments, taxes, heating costs and strata/ condo fees, if applicable). Generally speaking, this amount should not be more than 35% 39% of your gross monthly income. For example, if your gross monthly income is $4,400, you should not be spending more than $1,716 in monthly housing expenses. Second, your Total Debt Service (TDS) ratio is calculated. The TDS ratio measures your total debt obligations (including housing costs, loans, car payments and credit card bills). Generally speaking, your TDS ratio should be no more than 42% - 44% of your gross monthly income. The GDS and TDS will depend on your credit. Keep in mind that these numbers are prescribed maximums and that you should strive for lower ratios for a more affordable lifestyle. Before falling in love with a potential new home, you may want to get pre-qualified by a Mortgage Expert. This will help you stay within your price range and spend your time looking at homes you can reasonably afford.

36 METRO VANCOUVER NEW HOME GUIDE | MAY 15 - 29, 2015

HOW MUCH MONEY DO I NEED FOR A DOWN PAYMENT?

The minimum down payment required is 5% of the purchase price of the home when you are an employee. When you are self-employed it will depend if you are qualifying based on what you are declaring on your income tax then it will be 5% and at least 10% down payment when you are self-employed and qualifying with an “estimated” gross income instead of the incoming showing on your income tax return. In order to avoid paying mortgage default insurance, you need to have at least a 20% down payment. IF I DON’T HAVE THE FULL DOWN PAYMENT AMOUNT, WHAT CAN I DO?

There are programs available that enable you to use other forms of down payment, such as from your RRSPs, or a gift from a parent, child or siblings. Also, you can borrow the down payment from a line of credit, loan or credit cards. However, in order to qualify you still have to be within the TDS ratios as mentioned above.

The number one way to increase your credit score is to pay down your credit cards so they are below 50% of your limits.

WHAT ELSE DO I HAVE TO PAY TO PURCHASE A HOME?

You will have to pay for the closing costs. The lenders require you to have in your bank account at least 1.5% of the purchase price (in addition to the down payment) strictly to cover closing costs. You must have this amount but it doesn’t mean you are going to spend it. The following are some of the closing costs: » Legal costs » Property tax adjustments » Strata/ condo fee adjustments (if applicable) » Cost to register property in land title office, etc. WHAT WOULD BE MY MORTGAGE PAYMENTS?

Monthly mortgage payments vary based on several factors, including: the size of your mortgage; whether you are paying mortgage default insurance; your mortgage amortization; your interest rate; and your frequency of making mortgage payments. WHAT IS BETTER A FIXED OR VARIABLE RATE MORTGAGE?

The answer to this question depends on your personal risk tolerance. For instance, you are a first-time homebuyer and/or you have a set budget that you can comfortably spend on your mortgage, it’s smart to lock into a fixed mortgage with predictable payments over a specific period of time. If your financial situation can handle the fluctuations of a variable rate mortgage, this may save you some money over the long run. WHAT IS THE BEST INTEREST RATE THAT I CAN GET?

Your credit score plays a big part in the interest rate for which you will qualify, as the riskier you appear as a borrower, the higher your rate will be. Rate is definitely not the most important aspect of a mortgage, however, as many rock-bottom rates often come from no frills mortgage products. In other words, even if you qualify for the lowest rate, you often have to give up other things such as pre-payments and portability privileges when opting for the lowest-rate product. Remember not to focus on the lowest interest rate but on finding the best mortgage with the most favorable terms and rate. While you might end up having a lower rate, it can end up costing you thousands of dollars of unnecessary costs in the long run. WHAT CREDIT SCORE DO I NEED TO QUALIFY?

Generally speaking, you are a prime candidate for a mortgage if your credit score is 680 and above. The higher you score the better, as you will have more options and advantages. These days almost anyone can obtain a mortgage, but the key for those with lower credit scores their options will be more limited and interest rates could be higher. But don’t worry consult a Mortgage Expert to see how they can help you in obtaining a mortgage. WHAT HAPPENS IF MY CREDIT SCORE ISN’T GREAT?

There are several things you can do to boost your credit fairly quickly. Following are five steps you can use to help attain a speedy credit score boost:

1| Pay down credit cards. The number one way to increase your credit score is to pay down your credit cards so they are below 50% of your limits. 2| Limit the use of credit cards. Racking up a large amount and then paying it off in monthly installments can hurt your credit score. If there is a balance at the end of the month, this affects your score. 3| Check credit limits. If your creditor is slower at reporting monthly transactions, this can have a significant impact on how other lenders view your application. 4| Keep old cards. Older credit is better credit. If you stop using older credit cards, the issuers may stop updating your accounts. Use these cards periodically and then pay them off. 5| Don’t let mistakes build up. Always dispute any mistakes or situations that may harm your score. If, for instance, a cell phone bill is incorrect and the company will not amend it, you can dispute this by making the credit bureau aware of the situation. To get more details about these and other questions you might have, talk to a Mortgage Expert and we will be able to analyze your personal situation and provide you with more information so you can make an informed decision on buying your home. Maple Heights SPACE FOR LIFE » by SUSAN M BOYCE time, your backyard has plenty of space for lounging, playing and barbequing with all your friends. WELCOME TO THE ’HOOD

It’s the old adage of real estate: location, location, location. And when it comes to Maple Heights in Maple Ridge, location is jut one of the reasons why savvy buyers are getting excited. “People love the Kanaka Creek neighbourhood,” says Vanessa Isler, sales and marketing manager at StreetSide Developments. “And we’re unique in the area because we’re bordered on one side by Rainbow Creek and a multiuse, municipal walking path that surrounds the property. I’ve actually heard more than one person say they’ve been waiting for townhomes like Maple Heights to be built here.” FAMILY LIVING

Clearly Maple Heights is designed with family living in mind — which means choice. “We have three individual styles of homes — all with three bedrooms,” Vanessa explains. “There’s a three-level with tandem garage, a two-level with side-by-side garage that been popular with buyers looking to ‘right-size’ their living space, and for larger families there’s a three-level with large rec room on the lower floor.” Inside features are everything you’d expect for contemporary style. Kitchens boast quartz counters, stainless steel appliances including a fiveburner gas range, plus tons of space for your favourite gadgets and gizmos. Sure to appeal to young moms and anyone who loves entertaining, there’s a main floor powder room in every home. When you’re ready for some outdoor 40 METRO VANCOUVER NEW HOME GUIDE | MAY 15 - 29, 2015

“More and more buyers understand the value they’ll discover in this part of Maple Ridge,” Vanessa says. “You’re only 15 minutes from the Golden Ears Bridge, but you get a larger home in an established, family friendly neighbourhood and you’re so close to outdoor amenities.” And make no mistake, the great outdoors is definitely part of this evolving neighbourhood. Within minutes you can be walking your dog at Kanaka Regional Park or exploring the waterfalls and salmon hatchery. Venture a bit farther and you’ll discover Golden Ears Provincial Park and Alouette Lake that are both perfect for hiking, camping, boating and fishing. Or perhaps hop on your bikes and take in one of the Circle Farm Tours and see, first hand, how your food is grown. Mind you, the other option would be to check out the many local eateries and let someone else do the cooking. The Maple Heights presentation centre and display homes are open noon to 5 p.m. daily except Fridays at 104 – 11305 – 240th Street (at Kanaka Way) in Maple Ridge. //Q&A

A combination of marble backsplash and composite counters add visual drama to this cosmopolitan kitchen. (Aviara by Ledingham McAllister)

FINISHING TRENDS

10 Minutes with Manuela Mirecki » by SUSAN M BOYCE Granite or marble, high-gloss enamel or stained wood, laminate or lumber. In today’s new home building market, the sheer choice of finishings like counters, cabinetry, and flooring just keeps getting broader. In this issue of New Home Guide Manuela Mirecki, Ledingham McAllister’s senior vice president of marketing and design, shares her insights on design trends and compares some of the pros and cons of popular products. Q: Not so long ago, granite was the counter material of choice — the material everyone aspired to own. Then marble became the new must have surface. Today, though, composite products like Caesarstone — or quartz as it’s often referred to — seem to be becoming more popular. What the reason for this shift? A: A lot of people don’t realize how much work a marble counter can be. It’s beautiful to look at, but it’s an extremely porous material so it stains easily — oil will leave a permanent mark. It also scratches and you need to seal it frequently. Granite is somewhat more durable, but you still need to seal it. A composite, on the other hand, is impervious to stains, is heat resistant, and is certified as FoodSafe. 42 METRO VANCOUVER NEW HOME GUIDE | MAY 15 - 29, 2015

You also know exactly what the pattern and colour will be. With materials like granite, you might see a beautiful sample in grey-blue but when the counter arrives it’s almost white and the graining is totally different because it was cut from a different section of the quarry. Because composites are a manufactured material, they’re consistent. And since they now come in every conceivable pattern, you can have a counter that looks just like marble or granite without the upkeep or uncertainty. Q: Will the move to a more minimalist aesthetic continue? A: Yes. We’re seeing a definite trend toward less patterning — another reason why composites are gaining popularity.

Glass mosaic backsplash and un-patterned counters create layers of visual texture. (Charland by Ledingham McAllister) Hardwood or quality laminate floors, especially in neutral grey tones, remain a popular for main living areas. (Breeze by Adera)

Q: What about flooring? A: Most people still like carpet in the bedrooms because they want something warm and soft under their feet when they step out of bed in the morning. Again though, it’s not the same carpet as you got a decade ago. Low profi le, cut pile and even sculpted styles are among the most common types used today. Washed oak is also coming back for the main living areas but not with the large grain and knotty look of the ’80s. Today, you’ll see a much tighter grain so the patterning is more subtle.

Manuela Mirecki

Another interesting part of this trend is mixing materials and patterns within the same space. It started out by having high-gloss upper cabinets and wood or laminate wrap for the lowers. Now it’s more about creating zones. So you might have a very neutral Caesarstone on the countertops and granite on the eating bar or run glass tiles up behind the stove and then use ceramic subway tiles for the rest of the backsplash. And we’re definitely not seeing the thin stripes of a contrasting material that we used to. For example, in the bath surround, we’ll often put large-format tile on the two narrow, end walls and then use marble on the longer wall. Th is is also a great way to create the feel of luxury without paying the price of having a full marble surround.

Q: Speaking of wood floors, what’s happening in the debate between laminate and wood? A: Genuine hardwood is still something many homeowners want, but it’s expensive so laminate is a good alternative, cost wise. It’s also durable. One material that’s really shaking up the industry, though, is vinyl plank flooring. Th is is not something sold in sheets — it’s actual planking. It’s waterproof not just water resistant, it has great acoustical damping so you don’t get the hollow tapping sound of a laminate, and unless you get down on your hands and knees to look, it’s almost impossible to tell the difference from wood. We actually ran a test in our office where we put down three sections of flooring — hardwood, a high quality laminate, and vinyl plank — and then got our staff to walk across them in whatever kind of shoes they wanted to. I didn’t tell them which was which, just asked them which felt best and looked best. Almost everyone’s favourite was the vinyl planking. But as soon as most customers hear the word “vinyl,” they back off. Q: So maybe we just need a sexier name for it? A: That would probably help. Th is is an unbelievable product and it’s virtually indestructible. We already use in extensively in common areas of our developments and you can see it in places like Shangri-La or Urban Fair — which are extremely upscale. A: Any other cool trends you’re seeing? Q: Roller shades are a trend along with decorative side curtains that give the illusion of being a full

drape at a fraction of the cost.

Grey has definitely replaced beige as the new neutral, and we’re seeing an increasing use of brushed matte metals for accents. For information about Ledingham McAllister’s many communities and the trendsetting finishings you’ll find inside their homes, visit ledmac.com. MAY 15 - 29, 2015 | METRO VANCOUVER NEW HOME GUIDE 43

REBGV Report

STRONG HOMEBUYER DEMAND COUPLED WITH BELOW AVERAGE HOME LISTING ACTIVITY HAS CREATED SELLER’S MARKET CONDITIONS WITHIN THE METRO VANCOUVER HOUSING MARKET The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Metro Vancouver reached 4,179 on the Multiple Listing Service® (MLS®) in April 2015. Th is represents a 37 per cent increase compared to the 3,050 sales recorded in April 2014, and a 2.9 per cent increase compared to the 4,060 sales in March 2015. Last month’s sales were 29.3 per cent above the 10-year sales average for the month. “The supply of homes for sale today in the region is not meeting the demand we’re seeing from home buyers. Th is is putting upward pressure on prices, particularly in the detached home market,” Darcy McLeod, REBGV president said. New listings for detached, attached and apartment properties in Metro Vancouver totalled 5,897 in April. Th is represents a 0.9 per cent decrease compared to the 5,950 new listings reported in April 2014. The total number of properties currently listed for sale on the region’s MLS® is 12,436, a 19.8 per cent decline compared to April 2014 and an increase of 0.5 per cent compared to March 2015. “It’s a competitive and fast-moving market today that is tilted in favour of home sellers. To be competitive, it’s important to connect with a local REALTOR® who can help you develop a strategy to meet your home buying or selling needs,” McLeod said. The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $673,000. Th is represents an 8.5 per cent increase compared to April 2014.

Last month’s sales were 29.3 per cent above the 10-year sales average for the month. The sales-to-active-listings ratio in April was 33.6 per cent. Th is is the highest that this ratio has been in Metro Vancouver since June 2007. Sales of detached properties in April 2015 reached 1,815, an increase of 35.9 per cent from the 1,336 detached sales recorded in April 2014, and a 70.6 per cent increase from the 1,064 units sold in April 2013. The benchmark price for a detached property in Metro Vancouver increased 12.5 per cent from April 2014 to $1,078,900. Sales of apartment properties reached 1,579 in April 2015, an increase of 34.7 per cent compared to the 1,172 sales in April 2014, and an increase of 50.1 per cent compared to the 1,052 sales in April 2013. The benchmark price of an apartment property increased 4.4 per cent from April 2014 to $394,200. Attached property sales in April 2015 totalled 785, an increase of 44.8 per cent compared to the 542 sales in April 2014, and a 53.6 per cent increase from the 511 attached properties sold in April 2013. The benchmark price of an attached unit increased 5.7 per cent between April 2014 and 2015 to $493,300. Clients are seeking outdoor living spaces and equally, outdoor kitchens. This trend has been growing steadily and is evident across North America. In fact, according to wrayward.com, 63 per cent of architects report outdoor living spaces are the most common special function room in home construction. Now that we’re officially into spring, it’s time to start shifting your thoughts to your new outdoor space. While it may not feel like spring, what better way to raise your spirits than to start planning your outdoor living space in your new home? As a new home or condo owner, you may be interested to know spending money on your outdoor space can improve the value of your home, as this is a large growing trend. In fact, for the first time, more builders are including decks in new homes than ever before. Over the past five years, we have witnessed a significant shift to outdoor living. Clients are seeking outdoor living spaces and equally, outdoor kitchens. This trend has been growing steadily and is evident across North America. In fact, according to wrayward.com, 63 per cent of architects report outdoor living spaces are the most common special function room in home construction. With the increased progression to outdoor living, there are also new trends emerging in the category of outdoor furniture. Most new-home owners are looking for more of an outdoor living room as opposed to the traditional outdoor eating areas. There are more conversation sets and outdoor sofas as a result. Emerging trends include brilliant outdoor furniture. I love seeing outdoor coffee tables, side tables and console tables pop up in my favourite furniture collections. Another trend that is near and dear to my heart is colour. Look for bold punches of vibrant colours being brought to outdoor spaces. This trend far exceeds the usual umbrellas and cushions. We are seeing accessories come to life outdoors including vases, candles, toss cushions, outdoor carpets and more. As our Canadian weather normally doesn’t allow us to stay comfortably outdoors for too long, trends are pushing towards ways to lengthen the outdoor season. Great new products on the market include gas-fueled outdoor fireplaces, heating lamps and built-in displays. Companies such as Napoleon Grills (napoleongrills.com) now offer beautifully designed pieces to create heat and compliment design while extending the outdoor season. There is an increase in multi-purpose outdoor structures. More and more homeowners are turning to pergolas, or covered structures that include lighting and fans installed in the ceiling and with curtains around the exterior. These structures give way to spending evenings outdoors while watching a beautiful rainstorm or when looking for shelter from humidity, wind or bugs. As a new homeowner, a project like this can add value to your new home! Just beyond the pergola, deck or patio, in the garden is where the next trend emerges. A lot of our clients are trying their hand at gardening. There is an emphasis on organic and homegrown veggies that has found it’s way

to Canadians. A lot more living walls or garden walls are evident in outdoor living spaces. New homeowners may consider container gardening to get a head start! The last trend we are seeing is a movement of technology to the outdoors. New homeowners may consider investing in a WiFi outdoor access point to extend their WiFi connections. We are also seeing a movement of sound, televisions and projectors to the outdoors. Almost all conveniences of an indoor living space now have an outdoor counterpart. If you are a new homeowner or considering buying, now is the perfect time to plan your ultimate outdoor living space. If you are not confident in your own ability to create this space, think about hiring a designer to help!

FUSION

CONVENIENCE, STYLE AND PRECISION-QUALITY » by JANINE MACKIE One of the best questions you can ask when looking to buy a new townhome is, “What can you tell me about the builder?” Those who’ve bought at Fusion, a community of three-bedroom-and-den townhomes in desirable Sullivan Heights, have the assurance that not only have they invested in a great-looking home, most importantly, it was built by a development team with an impressive track record.

LAKEWOOD HOMES: 47 YEARS, 60 PROJECTS, 4,000 HOMES!

“The Lakewood signature says it all,” says Fusion’s sales manager Colleen Meade. “Quality workmanship and attention to detail, every step of the way.” From building exceptional single-family homes to award-winning multifamily communities, local brothers Jerry and Hans Luking have grown their business over 47 years and built a reputation as quality builders who design, build and help shape local communities. At Fusion you’ll see Lakewood’s proficiency played out clearly with engineered rainscreen technology and some of the largest floor plans available ranging from 1,532 to 1,587 square feet. Beautiful interiors, cost-effective individual forced air heating and integration with the surrounding community all come together in harmony. There’s even an intimate two-level clubhouse with covered patio for weekend socials or private bookings. PHASE 3 RELEASED: HOMES PRICED FROM $354,900

Whether you’re ready to move in next week, later this spring or end of summer, homes are completed at various stages. “There’s a wonderful mix of new residents settling in,” says Colleen. “We’ve got downsizers, first-time buyers, active retirees and young families who love the fenced backyards and accessibility to the YMCA, Superstore and neighbourhood schools.” A short five-minute drive and homeowners at Fusion will find themselves at Panorama Village Shopping, the Surrey Farm Market or even the driving range at Birdies and Buckets. Tour the three-bedroom-and-den showhome and experience Lakewood’s functional layouts professionally coordinated with laminate wood flooring, free-standing electric fireplace with built-in entertainment shelf for television components, and functional kitchens complemented by quartz countertops and stainless steel appliances.
