pringtime’s longer days and warmer weather mean home shoppers will be out in full force. Visiting sales offices and model suites is not only inspirational, it gives you a sense of what the market has to offer and an opportunity to get the facts straight. It’s important to be clear about what you want and expect in your new home and in your builder before you start shopping. Remember, prices in the new-home market generally reflect differences in location, features and home styles. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. It could mean better-quality materials, finishings, features and service. It is also important you understand what is included with the home you

are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included and what your upgrade options are. Evaluate any promises that have been made and find out if the builder is prepared to put them in writing. Check the facts, check the figures and say “yes” when you are sure about the builder and the your new home. You should feel confident and comfortable about the choices you have made. Eliminate surprises and disappointments. Sit down with your sales rep, ask questions and discuss your Agreement of Purchase and Sale in detail with a lawyer before it’s finalized. You can make a wise buying decision that offers you peace of mind.

lossoming trees and daffodils, occasional sunny breaks from the rain — all signal springtime on the West Coast. But though all the areas that comprise Metro Vancouver are all connected by a sense of geography, each has a separate identity. Urban or rural, near the beach or on a mountain, by a river or by rolling green pasture, bustling or peaceful, or a combination, every one of these communities has something to offer — they even have different weather! That’s why it is so important to do your homework when deciding where to buy. Are you a sun-worshipper? North Van is not going to be for you, so look into Surrey or Delta. Desire an amazing view of the ocean? North or West Van

is your place. Want to be in the middle of the action? Require peace and quiet? There’s an increasing number of places around that cater to the young-and-looking-for-fun, and the need-my-personal-space among us. That’s why we’re so fortunate to live here: we have choices. One thing that makes any place a nicer place to live is a sense of community, and in this issue we explore how community gardens are bringing people together to play in the dirt. After you plant your summer salad crop, we’ve also got tips on how to keep your home “spring-cleaned” all year long. So get outside and find your perfect place!

Spacious interiors, quality finishes and great value makes Fusion a winner Fusion is a boutique development that Fosters a great sense oF community » by michelle hopkins First-time home buyers Amanda and Tyler Heshka spent months searching for the perfect home. The young couple toured a number of townhome projects that fit some or most of

their criteria, but they were either too expensive or lacked the space they wanted. “We were looking in South Surrey and we found that most of the townhomes in many of the neighbourhoods sacrificed the size of the bedrooms for more spacious main floors,” says Tyler. While researching online, the two came across the master planned community of Fusion by Lakewood – liking both the location and the size of the homes, especially the larger bedrooms. “I really liked the layout ... the spacious main floor is perfect for entertaining family and friends,” says Amanda. “Then, when we saw the size of the bedrooms we were sold.” The couple not only liked what they saw; the price was right as well. Being that it was their first home purchase, Amanda recruited her father, a builder himself, to inspect Fusion. When he gave them the green light, they put an offer in right away. Today, the couple couldn’t be happier in their 1,600 square foot residence. Its relatively close proximity to everything urban and rural also factored in their decision to buy here. “We are 12 minutes from White Rock and five minutes from Newton,” adds Tyler. In addition, both say that Lakewood has been “incredible in dealing with any issues we’ve encountered.” “Since we moved in, we’ve had a few questions, and the staff at Fusion always get back to us promptly and deal with our concerns, even though they are relatively small,” adds Amanda. Fusion is attracting not only first time homebuyers like Amanda and Tyler, but the downsizers and urban professionals who seek beauty, superior finishes and affordability.

Building on A TrAdiTion For excellence in cusTomer service: As one of the province’s most respected and trusted builders, Lakewood has developed a reputation for its after-service program. With more than 40 years of building quality homes, Lakewood offers affordable homes in neighbourhoods people want to live in. “Lakewood is committed to providing value and a great product, while always making sure the customer comes first,” says Darryl Price, Vice President of The Agency. Lakewood continues to strive to create the best places to call home and carry on with its passion, expertise and local knowledge to craft homes and neighbourhoods that truly speak to homebuyers at every stage of life. indoor elegAnce: Large windows, generous nine-foot ceilings and open floor plans define the main living

“Lakewood is committed to providing value and a great product, while always making sure the customer comes first,” says Darryl Price, Vice President of The Agency. space in the 56-unit townhome project, bathing the residences in natural light. The designer display suite at Fusion, featuring stunning west coast inspired architecture, shows off the spaciousness of the 15 remaining three bedroom homes, most with dens, all with private fenced yards and good size patios or decks for year-round entertaining. The remaining homes’ spacious floor plans range in size from 1,532 square feet to 1,648 square feet. Besides its convenient location, when prospective homebuyers walk into the show home at Fusion, they are pleasantly surprised at how elegant and stylish these residences truly are. “The quality in the homes is self-evident as soon as you walk into the show home,” says Sales Manager Colleen Meade. “They stand out, not only for the quality finishing, but for the great value in this neighbourhood.” Each of the homes feature contemporary laminate flooring on the main floor, plush stainresistant carpeting in the bedrooms, free standing fireplace with entertainment unit, chic blinds and gourmet-style kitchens. “The fireplace is unique in that it can be moved around from the great room to the dining room and it provides the home heat and ambience,” says Meade. The sunny kitchens are equipped with an island, custom designed dark laminate cabinetry, premium stainless steel energy efficient appliances, top of the line quartz countertops and full-height ceramic tile kitchen backsplash, to name just a few of its many features. The luxurious bathrooms encourage a sense of Zen with its deep soaker tubs, ceramic tile ensuite showers with chrome frame glass door, and gorgeous tile flooring.

Fusion is also close to numerous family amenities, including tennis courts, the Recreation Centre and Wave Pool, a library, cinemas and the YMCA, as well as great urban shopping with Strawberry Hill Centre and Scott 72 Centre close by, all in the heart of Sullivan Heights. In addition, for those who have to commute, the neighbourhood is close to transportation routes, such as the Scottsdale and Newton Transit Exchanges, with a direct bus drive that gets homeowners to their destinations in comfort.

celeBrATe A sense oF communiTy: Because it’s a boutique development, Fusion fosters a real sense of community. Fusion is connected by landscaped common areas, which includes a fully fenced in children’s play area. This is where neighbours interact over a cup of coffee, while watching their children play outside. There is also a nice size amenity building with a spacious, fully furnished lounge complete with fireplace to relax by or host larger family, friends or neighbourhood gatherings. In addition, homebuyers also like the fact that their new home is within a short distance to Cambridge Elementary, and close to other excellent secondary and post-secondary schools. “It is very exciting because Sullivan Heights is a well established suburb that is going through a facelift,” explains Meade.

Marquee

Living Large in Langley » by Stephanie MacDonalD Langley is a great place to live — it’s no longer a secret. With more businesses popping up all the time, adding to the wealth of shopping and dining destinations already in place, people have been flocking to this once quiet part of the Fraser Valley. In the midst of the vibrant

Willowbrook community in Central Langley is Marquee. A collection of 33 classically appealing Craftsman-style townhomes, Marquee offers the opportunity to enjoy all the conveniences of Langley just a short drive away, while living in a spacious, well-designed townhome nestled away from the traffic and activity of the city. “Walking into the show suite, I hear visitors telling the sales team just how surprised they are at the spaciousness and overall design of the homes here,” says Ideal Project Marketing’s Troy Steine. “The size of the rooms is noticeably larger, comfortably fitting house-sized furniture.” There are seven different floor plans to suit everyone from people with growing families, to those moving up from a condo, to first-time buyers, and the relatively low maintenance fees make the leap into a Marquee home even more affordable. Flex rooms, open concept spaces and large great rooms give buyers the chance to use the space creatively, and can evolve for a family’s changing needs over time. Attention to detail is clearly apparent in the finishing and elegantly functional styling of these attractive homes. Stainless steel appliances, quartz countertops and shaker-style cabinetry make the kitchen a warm gathering place, and the extra-large master bedrooms have had people expressing amazement. Nine-foot ceilings and a design that makes the most of natural light throughout the homes add to the open and airy feel of spaciousness inside them. 24 METRO VANCOUVER NEW HOME GUIDE | APRIL 4 - 18, 2014

“Walking into the show suite, I hear visitors telling the sales team just how surprised they are at the spaciousness and overall design of the homes here.” Troy Steine As a product of a working relationship between Valour Homes and Chysik Project Management, a home at Marquee has two very strong reputations backing it. For over 15 years, Valour Homes has been building and developing homes and communities all over the Lower Mainland, including UBC, South Surrey, Panorama and Cloverdale. Chysik Project Management is a specialist in multi-residential real estate, and has over three decades of experience in all aspects of new residential construction and project management. A blend of the most innovative construction technology and the best traditional craftsmanship ensures you that your home will be a solid, comfortable and problem-free place to live for many years to come. Phase One of Marquee is moving quickly, with many homes already built and more being finished each month. Says Troy, “You can take possession right now, or you can wait as the new homes are built.” Phase two of Marquee is also coming soon, and is located right across the street, ensuring an even more attractive and inviting neighbourhood and street view in the very near future. Homebuyers requiring a mortgage in Canada are legally required to purchase mortgage insurance if they don’t have a minimum of a 20 per cent down payment at time of home purchase. On May 1st, Canada’s national housing agency will increase the cost of insuring these “high ratio” mortgages for homebuyers. CMHC mortgage insurance premiums will increase by approximately 15%, on average, for all loan-to-value ranges. The increase applies to mortgage loan insurance premiums for owner occupied, self-employed and one-to-four unit rental properties, including low-ratio refinance premiums. This does not apply to mortgages currently insured by CMHC, which will be unaffected. The changes are unlikely to have any major impact on the housing market, but in real dollar terms, the decision does increase the cost of homeownership. For those homebuyers electing high ratio financing with only 5% down (and therefore borrowing 95% of the home’s value), the impact would be the greatest. For example, under the old system, a borrower would pay an insurance premium of $6,875 to get a $250,000 mortgage. Under the new system, the premium would jump by $1,000 or a monthly increase of $5.

To put this into context, CMHC has not raised its fee for insurance policies since the late 1990’s. The move to adjust premiums by CMHC is an effort to support the long-term safety and stability of the Canadian housing market.

The changes are unlikely to have any major impact on the housing market, but in real dollar terms, the decision does increase the cost of homeownership.

Virtue

Spacious Hillside Living » by SuSan M Boyce

“There really isn’t anything else that compares.” Emily Merrin

Tick tock, tick tock. Hear that? That’s the sound of time running out at one of Langley’s hidden townhome gems.

“There are only nine homes left at Virtue,” explains sales manager Emily Merrin. “And with prices starting at $334,900 including net taxes, they won’t last long, especially since this part of Langley has a very limited supply of finished, new townhomes. Plus it’s one of the rare pockets in this neighbourhood that’s already completely built out — meaning you’ll never have the noise and disruption of living beside a construction zone. People keep telling me that when they compare our prices, size, and setting, there really isn’t anything else that compares to Virtue.” OuTsTanding spaces

Inside, Virtue homes offer big spaces for living well. Floorplans, Emily says, are larger than what you typically find in the Willoughby neighbourhood. “We also responded to what our customers requested by offering a bit more separation between casual areas — like the kitchen and family room — and the more formal spaces like dining room and living room.” “I love the way I can walk into the living room window, look across the street, and all I see is greenery,” says Emma who purchased here with her husband, Dennis, just 48 hours after they saw the display home. “The dining room and living room have very modern finishings 34 METRO VANCOUVER NEW HOME GUIDE | APRIL 4 - 18, 2014

— exactly what I wanted. And with summer almost here, I can’t wait to pull out the barbeque on the back deck for a grilled dinner.” engage wiTH YOur ’HOOd

For sheer convenience, Virtue’s proximity to everything was another winning factor according to Emma and Dennis. “It’s perfect — really. You’ve got every kind of retail imaginable — Home Depot, Future Shop, Sears, Chapters, Canadian Tire — within walking distance, but it’s so very quiet here,” Dennis says. Emily adds that young families are also thrilled about the nearby schools, parks and urban hiking trails. “Plus you’ve got access to the freeway, hospital, even a small craft airport,” she says. “And when Brown’s SocialHouse opens soon, it will truly round out the many dining out options. It’s just a great place to live.” Virtue offers two-, three-, and four-bedroom townhomes, all ready for immediate move in. Better hurry because only nine homes remain, and when they’re gone, they’re gone. neil mangan, jd,

was born and raised in Vancouver, BC, where he leads the strata property practice group at Bell Alliance, Lawyers & Notaries Public (www.bellalliance.ca). Neil publishes the free online Strata Law Guide (www.stratalaw.ca) and is editor of The Condominium Manual: A Comprehensive Guide to Strata Law in British Columbia (www.condomanual.ca).

From a legal perspective, there is a lot more to parking stalls and storage lockers than whether they can fit a full size car or your boxes of Roberto Luongo and Dan Cloutier jerseys. When shopping for your new condo or townhome, take a minute to learn what kind of parking stall and storage locker you are purchasing. There are three common types of parking stalls and storage lockers. Limited Common ProPerty Parking and Storage

This kind of parking stall or storage locker is designated on a strata plan or ¾ resolution registered in the Land Title Office as limited common property or “LCP” for the exclusive use of your strata lot. These exclusive rights are passed to each successive owner. It can be very difficult to change an LCP designation, as this will typically require a unanimous or ¾ resolution of the owners, depending on how the original LCP designation was created. Strata CorPoration managed Parking and Storage

When a strata corporation has the authority to manage, assign and rent parking stalls or storage lockers, owners have very limited rights to the parking stalls and storage lockers. Often the strata corporation bylaws or rules will provide a mechanism for the management and assignment of parking and storage, including any rental fees payable. deveLoPer aSSigned LeaSehoLd Parking

Under the Strata Property Act, once a strata corporation is created, developers are bound by a number of rules that limit how they can assign exclusive rights to use common property. As the value of parking stalls and storage lockers has increased, many developers to enlisted the help of clever lawyers to help get around these limitations. 40 METRO VANCOUVER NEW HOME GUIDE | APRIL 4 - 18, 2014

The most common method in newer developments is for developers to lease out the right to use parking stalls and storage lockers before the strata corporation is created. Using this legal mechanism, the strata corporation takes ownership of the common property subject to the pre-existing lease that the developer controls. Developers will then sell individual subleases or lease assignments granting exclusive use to parking stalls and storage lockers to purchasers. These leases typically run for 99 years or more. Why doeS it matter?

The kind of parking stall or storage locker you purchase may impact the value of your strata lot in the future. For example, limited common property parking and storage is a very secure form of ownership, but can be very difficult to buy or sell if your needs change over time. Common property parking managed by the strata corporation may add little value to your strata lot if you cannot transfer your parking or storage when you sell your strata lot. Leasehold parking is easy to buy and sell, but it can be difficult to prove ownership to new buyers if property records are not kept. For more information on strata corporation parking, visit the free online Strata Law guide at www.stratalaw.ca

//Community Living

Organically Grown Community Community Gardens — GrowinG more than just food » by Stephanie MacDonalD

Equally attractive to hipsters practicing urban homesteading and downsizers who miss getting their hands dirty, community gardens are more popular than ever. Becoming

Canvas by Onni Community Courtyard in Vancouver

42 METRO VANCOUVER NEW HOME GUIDE | APRIL 4 - 18, 2014

part of a community garden is a great way for people who don’t have access to their own land to grow their own food, but the positive effects of community gardening go so far beyond that. Though gardening can conjure up images of Grandma’s prized rose bush or rural homesteaders digging potatoes, even in the most urban areas of Canada you can find an abundance of people, of all ages and from all walks of life, tending to patches of fruit and vegetables, herbs, medicinal plants and yes, even flowers. Right on the lawn of the Vancouver City Hall, you can find a community garden, not to mention that there are over 75 more community gardens you can join in Vancouver. Burnaby has five, Surrey has four, and Richmond has eight community gardens, and in every instance, there is a waiting list to be able to access a plot, which says something about our desire to get our hands dirty, even if we don’t have our own backyards.

One key benefit to gardening within a community is the exchange of information between gardeners from different cultures, generations, and levels of experience. One key benefit to gardening within a community is the exchange of information between gardeners from different cultures, generations, and levels of experience. Most gardeners love talking, teaching what they know, and commiserating on the tough aspects of trial and error in a garden. Even if growing vegetables isn’t your thing, there are many other food-producing cooperative projects all over the Lower Mainland that you can become involved in. There is The Copely Community Orchard and Berry Patch near Trout Lake, a garden of indigenous edible plants near Joyce SkyTrain, and a permaculture food forest growing in North Vancouver, to name just a few. Surrey is a good example of a city that was very agricultural but is now becoming increasingly urbanized, and forwardthinking city planners are including lots of space for community-minded gardeners of the future in their designs. “We are seeing a slow but steady increase in demand for community gardens,” says Owen Croy, Surrey’s Manager of Parks. “We already have four gardens on city parkland and outside the Surrey city core, we have plans for more. We are also very open to people getting together and proposing additional garden space.”

Ridge at Bose farms

Developers are also in on this movement, even outside the city, as they see more people downsizing from homes with gardens to a more maintenance-limited lifestyle. Though they may be sick of mowing a big lawn, moving into a townhome means less space for a garden too. A couple of developments that are offering residents the chance to garden their own plot include The Ridge at Bose Farms, which has a communal potting shed with shared tools and herb garden as well as beds that people can plant in. Dawson + Sawyer On the Course, is a community with an large garden area that allows residents to connect with the earth. Even in much more urban areas, mega projects such as Westbank’s Oakridge Centre plan and their Kensington Gardens developments come with rooftop gardening areas for residents, and smaller buildings like Onni’s Canvas and PortLiving’s Midtown in East Vancouver have shared courtyards with planting beds on the ground level. Another way developers are encouraging community growing in the Lower Mainland is by letting community gardens take over lots that are currently vacant, but owned by the development company. The company takes tax breaks and intrepid gardeners can build growing boxes, toolsheds, even chicken coops on the land until building begins. This can sometimes mean years of use for the public good before the garden must move on to the next available empty lot. If you live outside the city, or even if you have a back yard of your own, becoming active in a community garden can enhance the happiness and well-being of your whole family, while making your community stronger and a more friendly, healthy place to live. If there isn’t a community garden near you, be a hero and start one! Your kids and future generations will thank you.

ideally, your home is an expression of you. You relax there, you entertain there and you do your living there, from stressful moments to sweet serenity. But sometimes life can get busy, and the last thing on your mind is whipping your home into shape. You can live with disorganization for only so long though. It ends up making the day more difficult when you’re always on the hunt for some misplaced item that needs urgent response, and it eats up too much time when you always have to clear up a space before you can actually take care of something that needs your immediate attention. It doesn’t take much to take control and reclaim your home. re-purpose your rooms. Rooms without a specific purpose tend to become museums or dumping grounds. If there are rooms in your home that you seldom use, like a formal living room or dining room, consider converting the space into a home office, playroom, or craft and hobby room, depending on your current needs and lifestyle. have a “to-do” zone. Most of us keep an on-going “to-do” list, but what about the materials that are required for many of those tasks, like the gift you still have to wrap or the library book you have to return? They often end up strewn about in different parts of the house. It makes it much easier if all the physical items you need to take action on are located in one place. Consider designating a bookcase, shelving unit or an extra closet as your “to-do” zone to act as a temporary holding tank for work still in progress.

48 METRO VANCOUVER NEW HOME GUIDE | APRIL 4 - 18, 2014

Create a homework Centre. Create a study space conducive to doing homework. Find a location away from the TV. Some children like to do their homework in a central location like the kitchen, where mom and dad can help. Designate a cupboard or basket for homework supplies and stock it with scissors, glue, pencils, pens, paper and any other items your child will require on a daily basis. For those who prefer to do homework away from interruptions, make sure there is a comfortable desk surface, adequate lighting, and comfortable seating in addition to homework supplies. “CatCh-up” day brings peaCe of mind. Dedicate one day a month to take care of all the annoying little tasks in your home that you never seem to get around to. Whether you realize it or not, those loose doorknobs, broken switches and burned-out light bulbs deplete your energy each time you walk by them. Assigning a specific day to tackle these minor aggravations gives you permission to do the seemingly insignificant things that you would normally consider a waste of your time. The added bonus of having a regular “catch-up” day is that you won’t feel guilty about not taking care of the task as soon as you stumble across it. tidy doesn’t mean perfeCt. Organizing is not necessarily about how it looks, it’s about how it works. If you are not naturally neat, avoid storing everything behind closed doors. Not only can it make you feel ill at ease, it may also be virtually impossible for you to maintain that kind of system. Choose furniture pieces that provide visible storage instead, like a coffee table with shelves underneath. Keep the system low maintenance. If you never seem to get around to hanging your clothes on hangers, place some open bins in your closet. keep rooms tidy in less than two minutes. Items that don’t belong in a room are the main contributors to visual clutter. Get into the habit of removing “move elsewhere” items when you leave the room, and placing them on their way to where they do belong. For example, if something belongs upstairs, place it at the bottom of the staircase and take it to the proper room the next time you go up. You’ll be amazed at how effective this technique can be in keeping rooms tidy with minimal effort.

Ever notice how many developers boast that their new community is “just minutes from shopping, schools and all the amenities!”? And that “Everything you need is right at your doorstep!”? To be sure, those attractions are critical in determining a development’s appeal to buyers – for lifestyle and comfort while living there, as well as for resale potential down the road. However, one of those factors carries a little more weight than the others: proximity to infrastructure. The federal and provincial governments have been spending billions of dollars on infrastructure improvements over the last few years to upgrade highways, transit systems, airports and other services such as health care. For housing developments, this means more and better access. It’s no exaggeration to say that the infrastructure developments have allowed new communities to literally sprout up along the way. Indeed, numerous studies throughout North America and elsewhere show that proximity to mass transit and highways has the most significant impact on property values, since it improves residents’ accessibility to a city’s central business district and other areas with employment opportunities.

The greatest benefit, according to Cutting Edge Research Inc., a Vancouver-based real estate consultancy that examines housing trends across the country, is for properties located within 500 metres of stations along new transit lines. Value enhancements can be 10 to 20 per cent higher for homes within this distance than those outside it. “Distance is now measured in minutes, not kilometres,” says Don Campbell, president of Cutting Edge, summarizing a principle that homebuyers anywhere in Canada can follow: as people increasingly factor commuting times into their buying decisions, proximity to transportation is a top determining factor for both convenience and resale value. So, as you’re out there shopping for your new home or condo, take a close look around and see how far you are from the nearest highway, subway or light rail transit. Then follow the tracks to those housing projects and communities – and your new home – that will make a sound buying decision.

Sixth+WilloW

Westside Wow » by SuSan M Boyce

At last, it’s here. A day that, like many Westside locals, I’ve been waiting for eagerly — the long anticipated sneak preview of the just completed Sixth+Willow.

The building always intrigued me: strong vertical orientation, pristine white façade with whimsical curve plus an innovative, utterly 21st Century privacy screen made from weathering steel. Quite simply, Sixth+Willow is unlike anything I’ve seen before. UnIqUe SpAceS for UnIqUe LIfeStyLeS

Then I step into the central courtyard, and my jaw drops. It’s as if I’ve entered an open-air, über-modern art gallery. Individually homes are articulated to create a dynamic visual rhythm, and at the far end, a full-width steel “sculpture” — apparently floating just above the ground — defines the property line. “We wanted to create a very peaceful enclave that invites light into these homes,” says Kenstone Properties’ director, Edwin Liang, who’s just joined me. “We also believe there is great joy in art, and these homes pay homage to that belief.” The result is, in a word, astonishing. I can’t wait to see inside. DIScrImInAtIng InterIorS

“Now this… this is my dream kitchen.” Depositing her briefcase on a bar stool, the woman in Sixth+Willow’s first showhome is soon happily planning exactly where she’ll put her cappuccino maker, mixer and prized recipe books. Edwin and I leave her contentedly humming to herself and check out the living room. Here’s where the sheer creativity of Sixth+Willow’s privacy screens becomes clear. I confess that from the street, I’d wondered if they would interrupt the natural light since it’s impossible to see inside, but nothing could be further from the truth. Airy and drenched in sunshine, this space just feels good.

“We wanted to create a very peaceful enclave that invites light into these homes.” Edwin Liang 64 METRO VANCOUVER NEW HOME GUIDE | APRIL 4 - 18, 2014

“I love weathered steel,” Edwin says as we take a closer look through the window. “It’s virtually maintenance free, and over time the patina just keeps growing more and more complex and beautiful.” As we continue our tour, Edwin points out a few more of the many not so obvious details: in-floor radiant heating, solid-core interior doors, shaker-style-oak stair treads, potlights on every floor, natural cross ventilation and true floor-to-ceiling windows everywhere — even in the kitchen. On this home’s rooftop deck — a feature almost every home at Sixth+Willow has — we find three friends already discussing summer barbeques as they admire the unanticipated views of Vancouver’s downtown skyline. Suddenly one laughs. “Well you’re right, Paul. This is so not Craftsman. Sara’s going to love it.” Which pretty much sums up Sixth+Willow perfectly. Sixth+Willow’s display homes are open by appointment only. priced from $1,000,000. for more information visit sixthandwillow.com or call 604.336.2800.

EmpirE at QE park

The Most Beautiful Block on Cambie » by SuSan M Boyce Steeped in history, the Cambie Heritage Corridor is in the midst of a dynamic evolution. And as the daffodils and cherry trees burst into springtime blossom, construction is underway on a new community that will be at the forefront of this change. Introducing Empire at QE, a whole new way to experience life in this quintessentially Vancouver neighbourhood.

New OutlOOk

Not your typical residential community, more than 120 feet of the east building’s façade is gently curved to echo the bend in Cambie Street. The look is soft and distinctive, yet utterly contemporary and unlike any other structure in the area. Between the three, six-storey buildings, there’s a spacious courtyard inspired by the lush greenery of Queen Elizabeth Park found directly opposite. Park benches are tucked invitingly beneath trees and adjacent to walking trails — perfect for chatting with neighbourhoods or relaxing. And it’s here, beside the courtyard, that you’ll find one of Empire at QE’s most intriguing features — eight exquisite townhomes. tHe BeSt Of All wOrldS

“Empire at QE’s townhomes are really a forgotten jewel of the entire development,” says Sasha Faris, director of marketing at Intergulf. “Not only are these the only new townhomes available in this part of the Cambie Corridor, they have a very different, distinctive design and a unique location within the overall community.”

All eight townhomes, he explains, are concrete construction with an angular look to complement the surrounding curves. Each has two parking spaces, including at least one privately secured stall within the secured underground parkade. And best of all, each home faces directly onto the courtyard — meaning natural beauty is right outside your living room window. Feel like a different view? Just head to the upper level and check out the views north to the mountains from your private balcony. “People often don’t realize this is the highest point in Vancouver — so the views are amazing,” Sasha says.

“Empire at QE’s townhomes are really a forgotten jewel of the entire development.” Sasha Faris tHe New CAmBie

“We’ve had overwhelming support from the local neighbourhood for Empire at QE,” says George Wong, principal of Magnum Project Marketing. “People appreciate the selection of home types and different price points. You’re convenience to everything from the Canada Line to Oakridge Mall to some of Vancouver’s best schools. And where else are you going to find a ‘backyard’ like Queen Elizabeth Park?”

Pictured A limited collection of townhomes offer a dynamic alternative to single-family living in one of Vancouver’s most historic neighbourhoods. 66 METRO VANCOUVER NEW HOME GUIDE | APRIL 4 - 18, 2014

A Collateral Charge Versus a Conventional Mortgage

Do you know what you are signing into? » by kris grasty

kris grasty

is a mortgage broker with Dominion Lending Centre’s Canadian Mortgage Experts and an active member of the MBABC. Kris maintains a strong focus on educating clients on all options. For more information visit his website at www.krisgrasty.ca or reach him at kris@cmexp.com.

Many of my clients and potential homeowners are unaware that there are two different ways to register a mortgage. There is a Conventional Mortgage and a Collateral Charge Mortgage. A Conventional Mortgage is simple and transparent. The mortgage is registered for the original loan amount only and is secured with the property. The payments and interest rate remain the same as on the contract and the balance simply decreases along with each payment. Increasingly used by the major Canadian banks is the Collateral Charge Mortgage. A collateral charge mortgage is registered as a loan backed by promissory note, secured with your property as collateral. Though these may sound similar they are not. There are three major considerations to be aware of before entering into a Collateral Charge Mortgage: • Fewer options in obtaining secondary financing • Lost flexibility in future lender choice • Lack of transparency with respect to rates and scope of contract. Collateral Charge Mortgages are sold to customers as having many more options and access to future dollars or loans without legal fees. The truth is, seeking the added funds in the future will still require you to apply and be approved, and access to loans and or higher amounts is not guaranteed. Your choice of lender for future funds is actually reduced, as other lenders will have to assume the entire registered mortgage amount as a potential liability. The collateral charge is often registered at the home’s full value — and with some lenders at up to 125 per cent — of the home’s value, as opposed to the mortgage amount, so obtaining a second mortgage or secured line of credit from another lender may no longer be an option. You will likely have to accept the rates and terms offered to you even if there are better offerings from other financial institutions. At the end of your mortgage term you will have to pay full legal fees to switch to another lender, a cost that is generally not a factor when switching a conventional mortgage from one lender to another. Additionally, with a collateral charge mortgage, all future loans, lines of credit and credit cards are attached to this one collateral charge which is essentially a “demand loan”. Failure to keep up with one or more of any of your payments can result in the lender using your equity to pay out the bad debt with the ultimate risk of the lender recalling all

72 METRO VANCOUVER NEW HOME GUIDE | APRIL 4 - 18, 2014

Speak with your broker or at least consult with one to get a second opinion. It is always important to know what kind of agreement you are signing into! debts at once, including your mortgage. The interest rate for a collateral charge mortgage is registered at a higher rate. Clients are often not properly informed that the collateral charge mortgage may be registered as high as Prime + 10%. Miss a few payments and the bank can simply raise your interest rate on you. Missing payments on a conventional mortgage will result in a letter requiring you to bring your account back into good standing; however the contract rate remains the same as long as you do so. The shift towards collateral charge mortgages is very clever from a lender perspective, as the added products and future legal costs serve as strong retention tools, essentially trapping clients within the fold. There is a place for these products, and there are some client scenarios that do fit with a collateral charge model, but the many large institutions are not offering a choice, so be sure to ask how your mortgage is going to be registered. Speak with your broker or at least consult with one to get a second opinion. It is always important to know what kind of agreement you are signing into!

//ON THE MOVE

PACKING TIPS To make your move a little easier • Gather boxes in all sizes from friends, neighbours and stores. • Collect cushioning material such as bubble wrap, foam pellets, furniture pads, old blankets, plastic bags, tissue paper, newspapers and small towels to use as padding inside boxes. • Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items in your home. • Reinforce the bottom of boxes with extra tape for added strength. • Label each box with the name of the room in your new home where it should be placed. • List the contents of the box on the side of it. • Label boxes containing fragile items with large red lettering. 76 METRO VANCOUVER NEW HOME GUIDE | APRIL 4 - 18, 2014

• Place china in plastic bags and stack plates upright on their sides, not flat. • Pack your TV, stereo and computer in their original boxes whenever possible. • Keep boxes to 50 pounds or less. • Pack heavy items into their own smaller boxes and place lighter items together into larger boxes. (Hint: Don’t pack all your books into one box!) • Don’t move flammable, combustible, corrosive or explosive items such as paint, gasoline and ammunition. • Pack a bag of personal items you’ll need during the move and keep it in an easy-to-find place when you pack.

homebuyers’ help//

Homebuyers’ Resource Section You love the home, see what you can afford! » Compare mortgage rates for your best deal

» Calculate your mortgage payments using the mortgage payment calculation chart

Calculate your mortgage payments interest rate

5.82

mortgage amount ÷ 1,000 (mortgage amount $125,000)

125

monthly payment

$

Follow these steps to see if you’ll qualify for a mortgage on your dream home

01 02 03

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

05

06 07

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

Multiply this figure by the amount you need to borrow. Divide by 1,000. » Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.
