ou’ve agreed that a new home is the way to go and you’re making headway, but you still have another big decision to make – choosing your home builder. It pays to check the reputation of the builder/developer before you sign on the dotted line. You can start by finding out how long the company has been in business by asking the sales representative or visiting the company’s website. Find out if previous purchasers are happy with their homes. Drive around an existing community built by the company and talk to anyone you run into during your tour. Naturally, you should spend some time visiting several different sales

offices and model homes. Get a feel for each company and the staff employed there. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.” Think twice about any development where the salespeople push you to make a decision you’re not ready for, or where they are not happy to provide you with the information you request. There are certainly many other builders and salespeople out there who pride themselves on putting the customer first. When you do find the right home and the right company, making that big decision will be a whole lot easier and enjoyable.

n their most basic function, our homes shelter us, providing the base of Maslow’s hierarchy of needs. But a great home fulfills important parts of the rest of the pyramid as well. Security of occupants and property are pretty much a given, but access to community and family, respect, belonging, confidence and a feeling of achievement can all be gained by being in the right home in the right place. At the top of the hierarchy are creativity, inspiration, spontaneity, and acceptance of differences. Homes can reflect these values, but they can also inspire them!

Read ahead about how developers in Metro Vancouver are giving us more residential options than ever to help us live inspiring, fulfilled lives, providing both convenience, comfort and inspiration. If you’re thinking of moving to a more inspiring home, this month we’ve got some essential moving advice, along with information about the CMHC’s new insurance premium hikes (hint: they aren’t a big deal). We’re here to help you find the perfect home that suits all your needs, from basic to beyond your expectations. Happy home hunting!

Brixton

“X” Marks the Spot » by SuSan M Boyce

Picture this: spacious townhomes with fenced backyards that overlook a protected greenbelt, a location in one of Surrey’s most popular, most rapidly evolving neighbourhoods, plus contemporary, intelligently planned layouts. Now add in great

access to schools, parks, and transit plus the peace of mind that comes from knowing you’re dealing with an award-winning builder, and voilà… you’ve just defined Brixton. With a series of successful communities already sold out, Royale Properties is taking their attention to detail and customer service to a new level at Brixton. “Nature’s Walk and Outlook, two of Royale’s most recent projects, were both huge successes in Langley,” says project manager Michelle Vance. “Now they’re bringing all that expertise to Brixton. It’s already shaping up to be their most exciting community to date.” HomeS to InSPIre “We’ve had an amazing response from young families buying their first home or moving up from a condo,” Michelle says. “They love the idea of being able to have a backyard where the kids can play or for entertaining friends. And the architecture is eye-catching — a modern spin on the Colonial look with bay windows, brick accents, and large corbels over the entryway to each home”

18 METRO VANCOUVER NEW HOME GUIDE | MAR 21 - APR 4, 2014

“We’ve had an amazing response from young families buying their first home or moving up from a condo.” Michelle Vance Inside, too, these homes are something special. “The look is very clean, very contemporary,” Michelle says, adding the inspiration comes from the elegant simplicity of Dutch Modernism. Kitchens, she says, are the most impressive she’s seen in a long time. “Royale Properties has created true entertainment and family-friendly designs — quartz counters, flat-panel cabinetry, and white Tom Dixon-style lighting.” Best of all, though, every kitchen has an island — and not just any island either. Think big time dramatic and functionality. “Most are 11 feet long,” Michelle explains. “That’s massive even for a single-family home. In a townhouse, it’s unheard of.” Sure to be a hit is Brixton’s WYSIWYG finishings. “Everything, from lights to faucets to flooring, is included in the price,” Michelle says. Translation: no nasty surprises on the bottom line. “Even better, the first 10 purchasers will receive a special pricing incentive package — but you’re going to have to come and find out what they are for yourself when VIP tours begin in April.” JoIn tHe Club Like all true neighbourhoods, Brixton will also focus on enhancing a sense of community. And right at the heart of that will be The Brix House. “The Brix House will become Brixton’s social centre — a place where neighbours can hang out on the shared patio and watch their kids play in the adjacent playground, they can host friends and family for larger gatherings and celebrations, or simply take some time out and relax in private.

ConneCted neIgHbourHood “Panorama is more than a neighbourhood, it’s a lifestyle choice,” Michelle says. “You’re close to both Highway 99 and Highway 10 so getting to Vancouver is easy.” And with an elementary school and a high school within walking distance as well as Kwantlen University not far away, there’s a diverse range of life-long learning opportunities for every member of the family. All this, and when you’re ready to explore there’s shopping at Guildford, casual dining at Brown’s Social House or the Big Ridge Brew Pub, and live entertainment just down the road at the Bell Centre for the Performing Arts. brixton is now under construction at 144th St. and 60th Ave. in Surrey. be sure to sign up early for these two- and three-bedroom homes. The seasonal swiTch-up

Make way for spring! » by Hellen Buttigieg

Hellen Buttigieg

Hellen Buttigieg, CPO, is a Certified Professional Organizer, life coach, TV host and owner of We Organize U. Visit her website, weorganizeu.com, for a free e-Book on how to find more time, energy and inner peace. Contact Hellen at info@weorganizeu.com

At first, you’re afraid to put away winter gear because it is hard to believe that unrelenting, snow-filled season is coming to an end. But as spring slowly slides into place, you’re finding spring jackets and raincoats being layered on hangers atop winter jackets. The hall closet is bursting at the seams trying to contain the collection of everything from mitts and snow boots to umbrellas and Wellies. It’s time for the seasonal switch-up. Make some space for your spring and summer, and don’t give Jack Frost another thought. Make room for spring. It’s that wonderful time of year again when we can put away the winter gear and lighten the load. Although there’s never enough storage, there are creative ways to better utilize existing spaces when storing out-of-season items.

Make some space for your spring and summer, and don’t give Jack Frost another thought

Here are some ideas to consider: add another shelf above the existing one in all the closets, and purchase under-the-bed organizers. If your bed is not high enough, you can get a bed riser to lift it. Consider creating a document on your computer that serves as an index to outline where you’ve stored what. When winter arrives, you won’t have to rely on your memory to find what you need. How long have you been putting off that rummage sale? Have you been saving items for years with the intention of selling them, but never seem to get around to it? Pull out your calendar today and book a definite date to have your sale this spring. Blocking the time now increases the likelihood of following through with it later. Another option is to forgo the big sell-off entirely and donate these items instead. It takes several days to orchestrate a successful sale, so determine whether the money you’ll make is worth the time and energy it will take. After all, you can always get more money but you can never replace lost time. Jump-start your spring cleaning with baby steps. If you don’t know where to begin when it comes to spring-cleaning your home, start small. Pick just one room. Moving clockwise, remove anything that doesn’t belong in that room and place it in a “move elsewhere” box to deliver to the room it should live in. Pull out anything that doesn’t give you joy or value and place it in a “give away” box. Toss or recycle any papers and garbage that are left over. Designate this room as a “no-clutter zone” so you will always have a sanctuary to escape to, regardless of what your other rooms look like. Have you stored your winter coats yet? If you’ve been putting off the task of storing your winter coats because you don’t have an extra closet, there’s a solution. A sturdy, rolling garment rack makes an ideal spot to store winter coats during the summer. Be sure to dry-clean all items before storing, even if they look clean. Body oils and not-yet-visible food stains attract moths – especially on wool coats. Cover the clothes with a clean, cotton bed sheet or use a zippered canvas wardrobe cover specifically designed for this purpose to keep your clothes dust-free. If you don’t have room for a garment rack, store seasonal items in large garment bags, suitcases or under-bed storage bins.

Redwood

Natural Setting: Elegant Lifestyle » by SuSan m boyce The setting is lush and green. The name is Redwood. And when buyers got their first

“sneak peek previews,” the reaction was enthusiastic, with almost a quarter of these 24 elegant townhomes snapped up in just days. “Many people told us they just love the location,” says sales manager Connie Tobias. “The property is tucked in beside Hazelnut Meadows Park, and so many of the old-growth cedars have been preserved that it’s like you’re living right in the park itself.” Families, she adds, are delighted to be so close to Georges Vanier Elementary as well as a proposed rapid transit station. “Plus local amenities like shopping, restaurants and recreation are already just minutes away. But because Redwood is on a no-through street and surrounded mostly by single-family homes, there’s a sense of privacy and tranquility.” Live Life LaRge Inside, Redwood offers space… as in lots of space. “At almost 1,900 square feet, these townhomes are much larger than what you’ll typically find in the area,” Connie says. “And being designed so each one has a side-by-side garage, they’re also wider and brighter — which is a huge hit with move-up buyers and active downsizers.” Finishings and accessories include details more typically found in single-family homes: a sparkling chandelier in the staircase, living room ceiling fan, and over-sized windows, to list a few. All homes feature three-bedrooms plus convenient, lower-level flex-space. “You could use the flex as a media room, a home office, or we’ll upgrade it to a fourth bedroom with full bath,” Connie says. “After all, it’s about having choices.” Ready to relax? Check out the TreeHouse — Redwood’s free-standing amenity building. Here’s where you’ll find a cozy fireside lounge 36 METRO VANCOUVER NEW HOME GUIDE | MAR 21 - APR 4, 2014

“So many of the old-growth cedars have been preserved that it’s like you’re living right in the park.” Connie Tobias with entertainment kitchen, a fitness area, and an outdoor patio surrounded by mature trees — the perfect place to kick back and relax with friends and family. TRusTed BuiLdeR Yet another attraction is knowing Redwood is built by a developer who’s already built more than 250 homes in Surrey. “Hazelnut Homes is a locally owned, family company who really understands what people want in this neighbourhood,” Connie explains. “It’s that extra peace of mind that makes such a big difference.” gReaT vaLue Redwood offers just 24, three-bedroom and flex homes. And for a limited time only, Redwood’s Grand Opening Promotion has been extended. Be sure to visit soon, because the only way to find out more is to stop by the presentation centre and two display homes at 6929 – 142 St. in Surrey. CMHC Raises Mortgage Insurance Premiums But no need to panic… » by kris grasty

is a mortgage broker with Dominion Lending Centre’s Canadian Mortgage Experts and an active member of the MBABC. Kris maintains a strong focus on educating clients on all options. For more information visit his website at www.krisgrasty.ca or reach him at kris@cmexp.com.

The CMHC increase will affect new insurable properties for homeowners and one-to-four unit rentals as of May 1st, 2014. The increase will only apply to new mortgages and does not apply to mortgages already insured. CMHC, Canada’s largest mortgage insurer, announced that there would be an announcement for the last day of February, even knowing that our media loves to scare the housing market, and true to form, many reporters raised the high alarm and the industry braced for it! Initially hinted at in December of 2013, the potential increase had spurred thoughts that this would increase the cost of homeownership. The reality is explained in CMHC’s announcement; this small increase is not intended to affect the market at all. For easy comparison, the average mortgage in BC is around $300,000. With a 5% down payment, the premium of 2.75% increases to 3.15%, and will equate to a $1200 difference over the mortgage. But bear in mind that the insurance is generally tacked

onto the mortgage and would thus lead to a decidedly non-earth shattering $5.50 increase to the monthly mortgage payment. These charts below are from the CMHC News Release dated February 28th, 2014; CMHC to InCrease Mortgage InsuranCe PreMIuMs 95% Loan-to-VaLue (5% down payment)

38 METRO VANCOUVER NEW HOME GUIDE | MAR 21 - APR 4, 2014

The truth is that CMHC premiums have been held low since the late 1990’s and have been due for an adjustment. A premium increase of approximately 15% will serve to strengthen CMHC’s capital holdings, cover increased costs and ultimately reduce exposure to market risks for Canadian Taxpayers. Incidentally, we have two other insurers to choose from. Both Genworth and Canada Guarantee are private insurers that have been vying for an increase like this for some time. Genworth matched the rate increase announcement immediately on the heels of CMHC to take effect on the same date; May 1st, 2014. Canada Guarantee has not made a move as of yet but I would expect them to follow suit.

Why buy real estate if you’re already in a high tax bracket? » by GEORGE E. DUBE I am often asked the question: “Why should I buy real estate if I’m already in a high tax bracket?”

GEORGE E. DUBE,

CA, CPA, LLP, is a veteran real estate investor, author, and speaker on real estate accounting who is a partner in the firm, Dube & Cuttini Chartered Accountants LLP. He also developed the accountant in-a-box program for real estate investors, and is a member of the Real Estate Investment Network (REIN) Faculty. georgedube@dubecuttini.com

dubecuttini.com @dubecuttini.com 1.877.475.3823

At the risk of sounding like a smart aleck – why the heck not? Yes, if you’re in a higher tax bracket you will pay more taxes than someone who earns less. But, surely you don’t want to switch places with someone in a lower tax bracket who earns less income? And, if you plan your overall fi nancial situation with a tax accountant who truly understands real estate, it may be possible to save some taxes for you and family. Th is is particularly true for the business owner, doctor or other professional who can incorporate their business, or a family with a lower income taxpayer, such as a spouse, parent or child, with whom you can income split. A common misconception is that the taxes are so high, that earning the extra income is hardly worth the effort. I’m not trying to argue that taxes are too low on investment income from real estate, but even in a worst-case scenario, you’re still earning more income than you’re paying in taxes. The alternative, I’d suggest, is that you either put your hard earned money under your mattress or make the decision to “invest” in something that loses money and thus generates a tax deduction, or requires a government subsidy to make the investment attractive.

A common misconception is that the taxes are so high, that earning the extra income is hardly worth the effort. Ultimately, if you invest, whether in real estate, some stock-based investment, hulahoop factories, or whatever turns your crank, you’re going to pay taxes if you make money. So, you’re simply deciding what makes the most sense to invest in. Don’t be scared to make money just because of taxes. You should worry about the investments and consider the advice of your investment advisor. Let your tax accountant help you mitigate the taxes.

Slow down! Do Strata Moving FeeS

Break the Law? » by neil mangan, jd

neil mangan, jd,

was born and raised in Vancouver, BC, where he leads the strata property practice group at Bell Alliance, Lawyers & Notaries Public (www.bellalliance.ca). Neil publishes the free online Strata Law Guide (www.stratalaw.ca) and is editor of The Condominium Manual: A Comprehensive Guide to Strata Law in British Columbia (www.condomanual.ca).

Over the last few years, many strata corporations have started charging move-in and move-out fees. These moving fees can range from $50 to $400 dollars or more and often take new owners by surprise. Many strata corporations don’t realize that they may be charging user fees that are not permitted under the Strata Property Act and Strata Property Regulation. In British Columbia, strata corporations are only allowed to charge user fees if they are reasonable and set out in a bylaw or ratified rule. In 2010 a man by the name of Mr. De Vuyst took his strata corporation to arbitration over several move-in and move-out fees incurred when tenants moved in and out of his strata lot. Mr. De Vuyst argued that charging an owner $200 every time a person moved in or out of his strata corporation was unreasonable. The arbitrator hearing the case held that a user fee must be objectively reasonable, meaning that it must be reasonable on objective grounds. When assessing whether the moving fees were objectively reasonable, the arbitrator looked at prevailing market conditions at the time the fees were established and whether or not the fees were based on actual costs incurred by the strata corporation. During arbitration, evidence established that while there may have been some incremental costs associated with moving

While it may be tempting for strata corporations to look at user fees as a way to generate extra income, doing so can cause unexpected problems. High moving fees can unfairly target owners that choose to rent their strata lots and hurt tenants. 50 METRO VANCOUVER NEW HOME GUIDE | MAR 21 - APR 4, 2014

in and out of the strata corporation, most of the costs were fixed. For example, while the resident manager had to schedule moves, put up protective pads in the elevator and ensure building security during move-ins and move-outs, these tasks were part of the resident manager’s job and the strata corporation did normally incur additional costs. The arbitrator found for Mr. De Vuyst and ruled that the strata corporation’s moving fees were unreasonable and therefore not permitted. The strata corporation appealed the arbitrator’s decision to the British Columbia Supreme Court. In The Owners, Strata Plan LMS 3883 v. De Vuyst, 2011 BCSC 1252, the court upheld the arbitrator’s decision and dismissed the appeal. While it may be tempting for strata corporations to look at user fees as a way to generate extra income, doing so can cause unexpected problems. High moving fees can unfairly target owners that choose to rent their strata lots and hurt tenants. Using common property and common assets to generate a profit may also impact a strata corporation’s taxexempt status. If you have questions about updating or challenging your strata corporation’s user fees, contact a strata lawyer. Also be sure to take advantage of free resources including the online Strata Law Guide at www.stratalaw.ca.

//MAKE YOUR MOVE

Do Your Research » by CHUCK RESNICK

CHUCK RESNICK is vice-president of marketing and operations, Two Men and a Truck Canada. twomenandatruck.ca

When it comes to moving, a little homework ahead of time can save a lot of headaches later on. Face it – your “stuff ” is important to you, and you want movers who treat your furnishings and accessories that way. Some items such as toasters and even sofas can be replaced if they are damaged, but other things such as family photos and heirlooms are irreplaceable. At Two Men And A Truck, we adopted the tag line “Movers Who Care” to reflect how critical it is to treat every move with complete respect for our clients and every one of their possessions. When you shop for a mover, remember that the lowest bidder is not necessarily your smartest move. You want a company that has a track record for providing excellent service – with “service” being the key word. Customer service includes much more than the actual packing and transporting of your items; it starts with the fi rst contact. You should be able to expect a pleasant, professional representative to provide you with an estimate that is well thought out and fair. Service extends to promptness, cleanliness and thoroughness at both ends of the move. It also involves open lines of communication. Ask questions of the movers you are considering – and if they are reluctant to give you a straight answer, move on to others. One of the best ways to find a mover is through word of mouth. Ask your friends, neighbours and relatives which companies they used and how pleased they were. Another valuable resource is the Internet. //how to find a home

The ideal community:

Factors & Features to consider

When choosing a new home, your choice involves more than the home itself. Often, homebuyers are so wrapped up in the home that they forget the importance of the surrounding community. Do you dream of a smaller community that is unique and charming? Or, are you willing to sacrifice peace and quiet to be closer to big-city amenities and other conveniences? Start by making a list of the desired lifestyle factors that are most important to you and your family. Consider location, proximity to work and schools, activities and local attractions in the community. “There are many factors involved in selecting the right community in which to buy your home,” suggests Sandra Webb, a senior executive at Royal LePage Canada. “Deciding what’s important to you and your family is the first step in finding your ideal match.” Knowing your requirements will help narrow your home search and save time. What are the most important amenities for you? Do you want to be close to parks and forests, or restaurants and shops? What types of activities are you and your family likely to be involved with? The answers to these questions will help you determine what type of neighbourhood or community is best for you and help you locate the perfect home. For further insight on buying a home, visit the website at royallepage.ca 62 METRO VANCOUVER NEW HOME GUIDE | MAR 21 - APR 4, 2014

“There are many factors involved in selecting the right community in which to buy your home. Deciding what’s important to you and your family is the first step in finding your ideal match.” 10 important questions to ask yourself before you buy: 10 Where will the kids go to school, and how will they get there? 09 Are there parks, recreation centres, places of worship close by? 08 Where will you do your grocery shopping? 07 Does the area offer easy access to banks, offices and services? 06 Is the highway easily accessible? 05 How far away is the nearest public transportation stop? 04 How far are you from work? 03 What are the commuting costs to work, family and friends? 02 Is there any major development planned for the area in the future? 01 Can you see yourself living and growing in this community for the next five, 10, 15 years?

VillageWalk

Homes just released in desirable West Maple Ridge neighbourhood » by Janine Mackie

Enthusiasm is mounting as single-family homes in the much anticipated VillageWalk community are now released for presale in West Maple Ridge. “Our development sign went up and the phone started ringing,” said sales manager Angela Jorgenson. “We have 150 people preregistered to receive updates and the list keeps growing.” Developed by Woodbridge Homes in partnership with local builder Pivotal Developments, VillageWalk brings to life a four-acre site at the corner of 203rd Ave. and Dewdney Trunk Rd. that’s been on the “must-watch list” of both locals and future homebuyers. “People have been wondering and waiting so it’s exciting to now respond to their inquiries about the 23 three-and four-bedroom single-family homes that will be built here, including a limited number of rancher homes with master bedrooms on the main,” said Angela who grew up in West Maple Ridge, and purchased her own home a few blocks away. Walking distance to Fairview Elementary, Laity View with early French immersion, and Maple Ridge Christian School, VillageWalk will emerge organically around the

day-to-day needs of people who live here. From lattes and manicures to financial advice and groceries, 40 shops and services can be found at nearby Westgate Village. Commuters can also appreciate living moments from Golden Ears Bridge, West Coast Express and Lougheed Highway. Priced from $599,900 (plus GST) the homes have spurred interest from buyers right across the Lower Mainland. On lots over 5000 sq.ft., the rancher homes will range in size from 1700 sq.ft. to 2200 sq.ft. Two-level homes with three and four-bedrooms are priced from $614,900 (plus GST) and have over 2200 sq.ft. of finished living space with an additional 1227 sq.ft. unfinished basement, as well as generous decks. Standard finishes are beautiful with open floor plans featuring picture windows and nine-foot ceilings. An epicurean’s delight, kitchens are detailed with quartz countertops, stainless steel appliances, storage pantries, under cabinet lighting and generous overheight cabinetry. Wide plank laminate wood is featured on main floors, bedrooms are finished with plush carpeting, bathrooms offer soaker tubs, while ensuites exude luxury with glass showers and quartz countertops. An upgrade package provides the option to add a garage workshop and prewiring for hot tubs and bbqs. With the attention VillageWalk has received, Angela encourages people not to wait for the show home to open this summer, but to act now. //make your move

Moving Inventory » by gail shields & karen shinn

Moving is stressful, whether you’re moving for the first time or the 15th; across town or across the globe. Organization is half the battle to a successful, stress-free move. Keeping an inventory of your movables is an important – although seemingly daunting – task. But it’ll help everything go more smoothly. Apart from keeping track of what’s being moved, an inventory can also help you decide what type of insurance you’ll need to purchase, and in the event of accidental damage, this list will also expedite any insurance claims resulting from your move. Follow these easy steps:

68 METRO VANCOUVER NEW HOME GUIDE | MAR 21 - APR 4, 2014

1

Work room by room, and list all of your large items. Don’t forget to check the cupboards, closets, shelves and storage spaces.

2

Include in your list the serial numbers of appliances and electronics, as well as any other details you can remember about the purchase date and price. Categorize your clothing and jewelry too.

3

Attach receipts, appraisals and purchase contracts to your inventory list. If you’re keeping an electronic list on your computer, it’s a good idea to scan your receipts and save photos of each of your items, and file them with your list for easy access.

4

Cameras and recorders are a quick and easy way to list all your items as you go through them, and it’ll take half the time. Transcribe your list when it’s completed to keep in your permanent records.

5

Keep your inventory list in a safe place. Store your list, any video tapes and recordings off premises. Consider giving them to a trusted friend, or put them in your safety deposit box. Let your family know where it is so it will be readily available if it is ever needed! Downsizing Diva is a company that helps families deal with downsizing and moving. packing tips To make your move a little easier • Gather boxes in all sizes from friends, neighbours and stores. • Collect cushioning material such as bubble wrap, foam pellets, furniture pads, old blankets, plastic bags, tissue paper, newspapers and small towels to use as padding inside boxes. • Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items in your home. • Reinforce the bottom of boxes with extra tape for added strength.

• List the contents of the box on the side of it.

Ken and mia

The Magic of Zen Townhomes » by susan m boyce

Christmas 2013 was a magical one for Ken and Mia. Less than a month earlier,

they’d moved into their new townhome at Zen in Surrey, and by the time the holiday was in full swing, their living room was a shimmering wonderland of white and silver. Their new life had begun.

“We immediately liked Zen’s floorplans because they were so large.” - Ken the perfeCt fit

“We’d rented in Burnaby, Richmond, and Surrey City Centre, but we were always attracted to the Clayton Heights area,” Ken says. “We both have family and friends here, plus it’s close to amenities like Willowbrook Mall, infrastructure like schools are already in place, and we’re not going to be surrounded by future construction.” Mia was the one who discovered Zen Townhomes while web surfing and immediately registered online. When the couple were invited to Zen’s VIP preview, they didn’t hesitate. “We were the second people to buy,” Ken says unable to suppress a smile of enthusiasm.

With two children, David and newborn Sophia, space had always been a priority. “We immediately liked Zen’s floorplans because they were so large — 500 to 600 square feet bigger than several other developments we’d looked at,” Ken says. “And we have a side-by-side garage, not the tandem-style we’d been seeing.” Zen’s luxurious finishings also scored high on Ken and Mia checklist. “The VIP package included great appliances and a wine fridge which was very a nice touch,” Ken says. “And Rick, the construction manager, was so open to our requests. For example, we really wanted tile in the kitchen instead of hardwood — Rick made it happen. He also built a shoebox in the entry for us.” New hoMe, New lifeStyle

“We made the decision early that we wanted to buy new rather than a resale,” Ken says. “It took us several months to find Zen Townhomes, but when we saw the site plan we knew this was the one we wanted. And Anita, the sales manager, was great about helping us identify the exact unit that would be perfect for us — a corner home that’s close to the playground and off the main road.” To celebrate their smart decision, the couple bought new furniture — a fresh start in a fresh home and best of all, plenty of family holidays and celebrations yet to come. Zen townhomes is located at 6588 – 195a St. in Surrey. for info, visit zentownhomes.com or call 604.355.0166.

$

Follow these steps to see if you’ll qualify for a mortgage on your dream home

01 02 03

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

05

06 07

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

Multiply this figure by the amount you need to borrow. Divide by 1,000. » Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.
