How to find the right home?

Knowing what to look for – and where – are crucial parts of your new-home search

O

nce you’ve decided to buy a new home, the excitement begins to build immediately. Where to buy? What type of home? Is now the right time? The answers to such questions will vary from person to person, depending on individual circumstances and needs. Choosing the type of home you can afford, and what finishes and design features you want, might be the easiest part of the process. A little more challenging, but nonetheless equally important, are matters such as finding a community in proximity to amenities such as shopping and schools, with decent commuting times and transit options, and if your new home will still be suitable in three, five or 10 years. As for the timing of your purchase, it’s natural to wonder whether now is the best time, given all the discussion about market conditions. But if your employment and finances are secure, you’re best served looking at the long term – say seven years. Where are new-home prices likely to be then? Higher or lower? And if you missed out on building equity by delaying your purchase, would you be better off? With his contribution and other related content, we hope you’ll begin to determine your own answers to these questions.

The Pier at London Landing

Absolute waterfront by SUSAN M BOYCE

T

his is it. Your final opportunity to own a brand new home directly on the river in Steveston. Introducing The Pier, the final part of a dramatic master planned community known as London Landing. “We call this ‘absolute waterfront’ because these homes are located directly adjacent to the river – there’s no road to cross,” says Sean Lawson, president of ReMax Westcoast Steveston Real Estate. “It’s the type of setting you simply don’t find very often.” Experience the river Homes at The Pier will be clustered around a mews-style courtyard and waterfront park that snuggle up against Steveston’s famous riverside promenade and overlooks the No. 2 Rd. pier. “This is very much a working part of the river waterfront,” Sean says. “You can watch the fishermen unloading their catch for the day or use the launch area for putting in We call this ‘absolute a kayak. And wouldn’t it be fun if you’ve waterfront’ because these got friends with a motorboat, just having homes are located directly them be able to pull in at the dock and by for a visit.” Naturally, there’s also adjacent to the river — stop the option of taking a stroll along the there’s no road to cross. boardwalk to the shops and restaurants SEAN LAWSON of Steveston Village. 16 METRO VANCOUVER NEW HOME GUIDE | MARCH 8 - 22, 2013

Homes to delight Homes will be stylish, sophisticated and different. “For example, we have a number of live/work homes with 16-ft. ceilings and really cool window walls that function almost the same as a garage door, expect they go straight up,” Sean says. “It’s going to create an unbelievably open ambiance – your living room simply spills over directly into your patio and from there onto the pedestrian mews as well as the park beyond.” He’s also excited about The Pier’s range of offerings. “We have everything from studio homes to 2,500-sq.-ft. penthouses with 1,000-sq.-ft. decks and a semi-private elevator right to your front door and private garages within the secured underground parkade.” Drawing inspiration from the community’s heritage as a turn of the century fishing village, The Pier’s architectural style blends the industrial look of steel,

concrete, and glass with the warmth and charm of wood beams. “It’s rather like Granville Island meets Yaletown,” Sean says with a smile.” Don’t miss out “Response so far has been phenomenal,” Sean says. “People see the quality – standard details like marble counters and floors in the bathrooms, top of the line kitchen appliances and plenty of built-ins. Our goal is, quite simply, to offer the best homes in a mixed-use community anywhere in Richmond.” Sales, he adds, are about to ramp up. “We started by inviting the people who already live at London Landing to take a look. Then we sent invitations to everyone who lives in Steveston. And now we’re getting ready to celebrate our grand opening to the public. So it’s a perfect time to purchase, because you can still take advantage of pre-sale prices.” The Pier is located at London Rd. and Dyke Rd. in Steveston. Homes range from studio suites to three-bedroom penthouses, and many view homes are still available. Prices start at $229,900. The presentation centre is open 1 to 5 p.m. daily in the ReMax Westcoast Steveston Real Estate office at 12235 No. 1 Rd. in the heart of Steveston Village. Jeremy at Parc Riviera

Life by the river by SUSAN M BOYCE

SOME MORNINGS, JEREMY GETS UP AND

simply can’t believe he’s about to become a homeowner. Then he takes a walk past Parc Riviera in Richmond’s new, Oval Village neighbourhood and thinks “by the end of the year, I’ll be waking up and seeing that view right outside my window.” “That view” is a sweeping panorama of the Fraser River with Vancouver and the North Shore Mountains in the background and was definitely one of the deciding factors in his recent purchase of a twobedroom and den townhome at Parc Riviera. “The first buildings are going up very quickly now, so I can really imagine what it’s going to feel like living here,” he says with an irrepressible enthusiasm. A helping hand “Initially my parents were going to buy here for an investment,” Jeremy says. “But it was always part of their plan to help me and my two brothers buy our own homes.” He laughs. “We sometimes joke that maybe my dad just wanted us out of the house, but the reality is that I’m very lucky. I’m the middle child, and I didn’t think they’d do this for me so soon.”

A

Dream location When it comes to the old adage “location, location, location,” it just doesn’t get any better in Jeremy’s opinion. “I’ll be living right on the river, the Olympic Oval is practically right outside my front door, and because I work in Richmond it’s home has to going to cut my commute to zero,” says. “I recently got my realtor’s make sense he license and have been selling at a with your highrise site in downtown Richlifestyle. mond. But a couple of weeks ago JEREMY I moved to the presentation centre

right here at Parc Riviera – it doesn’t get much closer than that.” A self-confessed “outdoorsy person,” he can’t wait to start exploring the dike trails and the park that will be right in front of his home. And he’s already checked out the multitude of places to indulge in some of his other favourite sports – soccer, alternative Frisbee and volleyball. “I’m also really hoping to get a dog – you can’t believe how many people you already see walking their dog or cycling along the dikes.” Make the move A firm believer in the long-term value of homeownership, Jeremy stresses people should never buy something just because it looks good. “A home has to make sense with your lifestyle, so you really have to think about all the things that are most important to you. For me, it’s being close to my family and outdoor activities. Parc Riviera gives me that… and it looks great too.” For more information about Parc Riviera, visit parcriviera.com

The ideal community: Factors & features to consider When choosing a new home, your choice

involves more than the home itself. Often, homebuyers are so wrapped up in the home that they forget the importance of the surrounding community. Do you dream of a smaller community that is unique and charming? Or, are you willing to sacrifice peace and quiet to be closer to big-city amenities and other conveniences? Start by making a list of the desired lifestyle factors that are most important to you and your family. Consider location, proximity to work and schools, activities and local attractions in the community. “There are many factors involved in selecting the right community in which to buy your home,” suggests Sandra Webb, a senior executive at Royal LePage Canada. “Deciding what’s important to you and your family is the first step in finding your ideal match.” Knowing your requirements will help narrow your home search and save time. What are the most important amenities for you? Do you want to be close to parks and forests, or restaurants and shops? What types of activities are you and your family likely to be involved with? The answers to these questions will help you determine what type of neighbourhood or community is best for you and help you locate the perfect home. For further insight on buying a home, visit the website at royallepage.ca NC 22 metro vancouver new home guide | march 8 - 22, 2013

“There are many factors involved in selecting the right community in which to buy your home. Deciding what’s important to you and your family is the first step in finding your ideal match.” 10 important questions to ask yourself before you buy: 10 Where will the kids go to school, and how will

they get there? 09 Are there parks, recreation centres, places of

worship close by?

08 Where will you do your grocery shopping? 07 Does the area offer easy access to banks, offices

and services?

06 Is the highway easily accessible? 05 How far away is the nearest public transportation

stop?

04 How far are you from work? 03 What are the commuting costs to work, family

and friends?

02 Is there any major development planned for the

area in the future?

01 Can you see yourself living and growing in this

community for the next five, 10, 15 years?

Silverwood Alive with possibility by Susan M Boyce

I

t takes the warmth and allure of Craftsman architecture then spices it up with a dash of the natural harmony with environment made famous by Frank Lloyd Wright. The location has been described as family-friendly, walkable and downright fabulous. Intrigued? Well say hello to Silverwood – 72 townhomes coming to Surrey’s ever-popular Fleetwood neighbourhood. “Silverwood is designed to keep the classic Craftsman look while adding a fresh, contemporary sophistication,” says Cristy Edmonds, Fairborne’s director of sales, pointing out the way brick, a combination of cedar shingles with board and batten details, plus metal accents give the façade a rich, texturally layered effect. And with spring fast approaching, it’s easy to visualize yet another level of visual drama when Silverwood’s exterior planter bowls will be brimming over with colourful blossoms. Great looks Mind you, Silverwood has so much more to offer than exceptional style in a much sought-after neighbourhood. These 32 metro vancouver new home guide | march 8 - 22, 2013

homes have pizzazz – starting with the two most appreciated rooms in any home. “We pay particular attention to making kitchens and bathrooms into showpieces – spacious, elegant and most of all, functional,” Cristy says. Her gesture takes in the kitchen’s massive centre island topped with double-thick granite as well as banks of cupboards and pot drawers. “I live in a single-family home and I don’t have this much storage,” she says with a grin of sheer appreciation. Fairborn’s attention to detail is everywhere: a master ensuite with his ’n’ her vanity sinks and glass-door showers, oversized decks for summer barbequing and entertaining, plus nine-ft. ceilings and laminate wood flooring throughout the main living level. This floorplan also has the convenience of a powder on the main – perfect for families with young children as well as the downsizers Cristy says are attracted to Silverwood. “So many people who’ve grown up and raised their families in this neighbourhood simply don’t want to leave Fleetwood.

It’s established, it’s quiet, yet you’re so connected to everything. SkyTrain to downtown Vancouver is a direct, 10minute bus ride away, the Surrey Sport & Leisure Centre is just down the road, plus you’re walking distance to Starbucks, a bank and the Two EEs Farm Market – that’s so close you can practically watch them picking your lettuce.” Value Behind the Walls Even the details you can’t see are above and beyond. “The BC Building Code only requires subfloors to be nailed and glued, but we know that, over time, this can result in creaking floors,” Cristy explains. “So we also use floor screws. The result is enhanced solidity and no creaky

movement beneath your feet. We carry out stringent inspections both during construction and after completion. For example, during the building envelop installation alone, professional engineers conduct nine separate inspections – something we feel is particularly important because of our west coast climate.” Spectacular Setting Like everyone involved with Silverwood, Cristy is excited to announce the giant silver maple tree located on the property will not only be preserved, it will become the focal point of this community. “We’re going to build an outdoor amenity area with benches, lawn and pedestrian walkways all round it, so it will truly become a social hub for everyone who lives here.” Silverwood offers a total of 72 townhomes in two-bedroom and den, three-bedroom, and four-bedroom floorplans. Prices start in the low $300,000s. Sales centre and two furnished display homes now open noon to 5 p.m. daily except Fridays at 15 – 8355 – 164th St. in Surrey. Cadence

Dynamic spaces by Susan M Boyce

I

t’s where elegance meets modernism and a sophisticated blend of causal living, sustainability and sheer good looks. Introducing Cadence – 23 exclusive, singlefamily homes in Cloverdale. “Cadence brings a whole new dynamic and unexpected vibe to this neighbourhood,” says sales manager Arthur Simon. “There really is nothing else that compares.” And all it takes is one look to understand his enthusiasm. Features to delight Even from the street, Cadence presents an immediate sense of unique character. Contemporary HardiPlank siding cosies up to ledgestone accents and traditional covered front porches. Yards are inviting with plenty of lush grass, trees and river rock. Stepping up to the front door, Cadence reveals the first hint of how functionality and great design can be effortlessly merged. Here, a series of opaque glass panels give a distinctly artistic flair to what’s typically just a solid entryway. “This horizontal orientation is a theme you’ll see carried throughout,” Arthur explains. Inside the first of Cadence’s two furnished showhomes, there’s a sense of space – lots and lots of space. From entertaining that starts around the kitchen’s eating bar before migrating to a sit-down dinner in the dining room to a romantic evening at home with just a pizza, a bottle of red wine and a movie, this home can handle it all. “Everything you see here is included in the price,” Arthur says pointing out way built-in shelving adds sophisticated, urban-chic display areas for books and treasures. “Even this…” He slide back the patio door to reveal an outdoor lounge complete with gas fireplace – one of three found in each Cadence home. “When people see this,

44 metro vancouver new home guide | march 8 - 22, 2013

they just can’t believe it’s a standard. In warm weather, it’s like you’ve doubled the size of your living room just by opening a door.” Building a Greener world Proud to build homes that respect environmental stewardship, developer Maskeen Group has once again included a geothermal system with each Cadence home. “Our homeowners can expect to save at least 30 per cent on their monthly heating/cooling bills plus it’s a cleaner, more sustainable alternative to fossil fuels,” Arthur says noting that on-demand hot water heating helps reduce energy consumption even more. “In fact, we like to say we’ve become the poster child for BC Hydro’s Power Smart programs.” But Maskeen also recognizes sustainability comes in different forms. Which is why each home at Cadence comes with a fully self-contained and legal, two-bed-

room suite in the basement. “These suites are built to the same level of finishing as the main house – quartz counters, luxurious ensuite, full-sized washer/dryer and energy-efficient LED lighting throughout,” Arthur stresses. “They each even have a private parking pad.” Options for these suites, he says, are extensive. “One couple is expecting their mom to move in downstairs, one is going to let their teenage kids develop a sense of independence, and yet another is going to rent it out as a mortgage helper. It’s really all about having choices that work with your lifestyle.” Cadence offers an exclusive collection of just 23, four-bedroom homes priced from $699,900. Floorplans range from3,400 to 3,700 sq. ft. Presentation centre and two showhomes are open from 1 to 5 p.m. daily except Fridays at 5909 – 184th St. in Cloverdale. THE 19TH ANNUAL FIRST-TIME HOMEBUYERS SEMINAR

embracing homeownership by SUSAN M BOYCE

I

t’s that time of year. Spring. And you know what that means. Time for the GVHBA First-Time Homebuyers Seminar. And if you’re thinking 2013 is the year you take your first step into homeownership, this free event is one you won’t want to miss: seven experts helping you understand the ins and outs of every aspect of the homebuying process – from mortgage options and provincial property transfer tax exemptions to legal considerations, closing costs and home warranties. A great time to buy “With interest rates still incredibly low and so many new home product choices, this is a great time to take that critical first step onto the property ladder,” says Bob de Wit, GVHBA’s CEO. He adds that this year, buyers considering the undisputedly more affordable townhouse or single-family markets in Surrey, Langley, or other parts of the Fraser Valley have another bonus in their favour. “The new Port Mann Bridge has had a huge impact on accessibility to Vancouver. Most people say it’s cut their commute time from 45 to 50 minutes down to under 30 minutes,” he notes. He also anticipates Burke Mountain will continue popular for these buyers due to its proximity to the Evergreen Line and West Coast Express. 54 METRO VANCOUVER NEW HOME GUIDE | MARCH 8 - 22, 2013

Be prepared With almost two decades experience in the lending industry, Bill Macklem, owner of Dominion Macklem Mortgages, says it’s critical to build a good support team – a team that should include a lawyer or notary who specializes in conveyancing and a mortgage broker. “Don’t cheap out when it comes to legal advice,” he says. “Put in perspective, a difference of $200 in legal fees really isn’t a big thing when you’ve just paid half a million for a house. Often it will actually save you money, because someone who specializes is up-to-date on all the changing laws and regulations.” And when it comes to financing your new home, Macklem says surrounding yourself with the right team even more important. “If you just want a mortgage, you can go online and get one. But that doesn’t mean you’re getting any help or advice about which product suits you best – advice about things like down payment, amortization, whether to go with monthly or weekly payments. And let’s face it, most first time buyers expect to either move up or buy another property in the not so distant future. A mortgage broker can help you with those long term planning and goals, and in five years, they’ll still be there to help you again.” Mark the date The 19th Annual GVHBA First-Time Home Buyers Seminar takes place on Tuesday, March 19 at the Bell Centre for the Performing Arts, 6250 – 144th St. in Surrey. Free parking onsite and public transit at the corner. Presentation runs 7 to 9 p.m., but be sure to arrive early and visit the exhibitor tradeshow from 6 to 7 p.m. – a great opportunity to chat with industry experts, homebuilders and home-related product suppliers. Pre-registration is required either online at gvhba.org or by calling 778.565.4288. Although the seminar is free, please bring a non-perishable food item for the Surrey Food Bank.

Buying that first home With advice from Mother of the Bride by Elisa Krovblit W hen you’re planning your

wedding, it feels like there are a million things to think about and no time to get them all done. In reality, the average engagement is somewhere between a year and a year-and-a-half, so the time between “Will you marry me?” and “I do” is action-packed with decisions and appointments. While of them may not Many newlyweds find some be terribly critical – they have a decent down Should the linens be payment, providing a white? Which limo window of opportunity to company has the best get into the real vintage cars? – others estate market. are more crucial – Where are we going to live once we’re married? What’s the bride’s mother going to wear? Okay, so maybe the bride’s mother’s

dress isn’t the most important matter to think about for the wedding, but you better believe it will be a hot topic. Having premiered on Slice in January, Mother of the Bride is proving that mom’s dress selection is nearly as critical as the big white gown. Barbara Tibbetts and her daughter Terrie own wedding salon T. Carolyn Fashions. Terrie’s husband Dante also works in the shop, ensuring everyone is perfectly accessorized, down to the last rhinestone. Each episode of Mother of the Bride presents the trials, tribulations and family frustrations surrounding that ever-important dress selection. This mom and daughter duo have sold more than 100,000 dresses over more than 21 years in the business, and they’ve seen it all. Since life is often stranger than fiction, this emotionally charged purchase makes for great TV. As they say, “Mother knows best.” While finding the perfect dress is important, these mothers of the bride are also the go-to advisers for other pressing decisions – such as where to live after the wedding. Blanc is ‘pure modern’ in every sense. KEN LEONG

Blanc Pure modern by SUSAN M BOYCE

C

ool and sophisticated, with a distinct infusion of contemporary artistry, Blanc continues to wow urbanites on a quest to own a piece of contemporary Kitsilano. This intimate collection of just eight townhomes boasts a unique flair that transforms even everyday items like a staircase into dazzling works of art. “Blanc is ‘pure modern’ in every sense,” says sales manager Ken Leong. “Word of mouth has been amazing. People are absolutely loving the combination of ultra high-end finishings, fantastic location, and city-savvy design. And now we’ve opened our new model home, you can actually walk through the second floorplan which offers tradition main-level living with two bedrooms up plus a master suite that spans the entire top floor.” 60 METRO VANCOUVER NEW HOME GUIDE | MARCH 8 - 22, 2013

Building partnerships “One of the reasons Blanc has been built to such a high standard is because the three key partners – the architect, the interior designer, and the builder – are all principals in this project,” Ken says. “They’ve invested more than money into it, they’ve invested themselves – and it shows.” Empty nesters and downsizers, he adds, fi nd Blanc particularly appealing. “These buyers are design conscious, quality conscious and extremely savvy. Many have kids who are getting ready to leave home, so they appreciate the separation of the bedrooms. And of course, they see the potential to adapt those extra rooms into something like a workout space or a wine room once they’re back to being a family of just two.” Life in balance “Everything about the shape, size and scale of these homes is inspired by the world’s most loved, most iconic buildings designed by the great Minimalists,” Ken says. And every feature is a reflection of that philosophy. From marble flooring in the bathroom and private rooftop decks

with gas fireplaces to European tilt-andturn windows, floating tread staircases, and ceiling potlights that swivel so they can highlight paintings or other wall art everything is meticulously planned to enhance the sense of natural elegance these homes possess. Love the Kits lifestyle “Kitsilano has such a unique dynamic – it’s fun, it’s vibrant and there’s something to appeal to every generation,” Ken says. “The beach is just down the road, you’ve got the shops and restaurants along Fourth Ave., and you’re still just minutes from downtown Vancouver either on your bike or via transit.”

Blanc has just three, exclusive townhomes remaining at 1891 West 2nd Ave. in Kitsilano. Priced from slightly more than $1.2 million, each three-bedroom home includes a double secured, two-car garage with concrete and steel door storage room and is move-in ready. from her parents’ place into the marital home, modern reality is much different. People are dating longer, getting married older. Couples aren’t waiting to tie the knot before they begin living together. But whether renting, owning, cohabitating or waiting to move out from mom and dad’s, for a large number of couples, the logistics and living arrangements after the wedding are big decisions. Many newlyweds find they have a decent down payment, providing a window of opportunity to get into the real estate market. Marion Bates’ daughter Mandy chose to move Whichever threshold into the home her fiancé the bride gets carried – now husband – already over, couples need owned when they met. it’s an older house to take the time to But with small closets, and find the right home: the guest bathroom has ensure it’s the perfect dated pink tile throughplace to hang those out. As Marion sees it, beautiful wedding “It would be nice if photos showing of Mandy and Jeff had a home with room to the happiest day of large entertain. Since she is a dietician, she enjoys cooking and trying new recipes, so a highly functional kitchen is absolutely necessary.” Kari Grey-Smith is seeing history repeat itself as daughter and new son-inlaw are not even in the same area code, let alone the same home. These newlyweds’ jobs necessitate a long-distance arrangement, which Kari says she went through with her own husband when they were first married. Because of their employment situa66 metro vancouver new home guide | march 8 - 22, 2013

tion, the couple continues to spend some time apart. And since they’re not together, they continue to rent – but Kari hopes they’ll be together very soon, and hopes a purchase, somewhere closer to her, is in the near future. When they are able to balance location and careers, a condo near mom might be the perfect answer if they choose an urban location. If they settle on the suburbs, the choice more likely would be a new home. Cash wedding gifts provided a nice down payment, making homeownership possible. While mother may think she knows best, the market more so dictates what new couples can afford. Lifestyle choices also come into play. A downtown condo and a suburban two-storey detached home may carry a similar price tag. The answer to the cohabitation question has to respond to lifestyle needs and wants. It may take a compromise on commute. It may be the need for space to start a family. It may be the idea of enjoying the honeymoon period with something smaller and then buying larger in the future. Or it may be a combination of both. With many couples waiting until later for their first marriage, or moving onto their second marriage, those who are more established financially and in their careers have different options. Whichever threshold the bride gets carried over, couples need to take the time to find the right home: ensure it’s the perfect place to hang those beautiful wedding photos showing of the happiest day of their life – and of course pictures of the beaming and beautiful mother of the bride! Adera’s seven35 in North Vancouver was named Most Sustainable and Innovative Community.

The 21st Annual Georgie Awards Where inspiration comes home by SUSAN M BOYCE

F

orget the Oscars. Give up the Grammys. Why? Because right here in Vancouver, we’ve got the Georgie Awards. This year celebrating its 21st anniversary, the Georgie Awards once again attracted a diverse crowd as the glitterati of BC’s residential building industry gathered to honour the best of the best in a black tie gala on the waterfront at the Vancouver Convention Centre. This year’s battle was intense, with a record-breaking 518 entries – 1,538 slides covering 45 categories. It took the judges three days of intense deliberation and a reputed 455 cups of coffee, but on Feb. 23, 2013, the winners of the 21st Annual Georgie Awards were announced to a crowd of more than 600 builders, developers, renovators and industry experts. “These awards are a showcase of the most dynamic and innovative residential industry in North America,” said Ida Chong, BC’s Minister of Aboriginal Relations and Reconciliation, in her address. “You are leading the way to build a better, more sustainable future for all British Columbians.” 68 METRO VANCOUVER NEW HOME GUIDE | MARCH 8 - 22, 2013

Home sweet home Conspicuously absent this year was the much-loved, opening reception photo gallery where people traditionally browse the finalists, oohing and ahhing while attempting to guess judges’ soon to be revealed selections. Attendees did, however, get a quick peak at each project prior to the winner being announced during the ceremony. And as always, the sheer style, inspiration and visionary outlook were awe-inspiring. Highlighting the Georgies’ wellknown spirit of innovation was the addition of two exciting new categories that recognized the increasing importance of laneway and duplex housing in our urban landscape. Taking home the inaugural gold awards for these categories were Dunbar Laneway House (Frits de Vries Architect Ltd.) and Eastside Reunion (Abstract Homes and Renovations). Vancouver-based Adera added two more golds to a lengthy list of previous awards when the company struck gold in the Sustainable and Innovative Community category for seven35 in North Vancouver. Not only is this the first Multi-Family

Belmont by Falcon Homes combined cutting edge design and flowing architecture in this awardwinning Vancouver residence.

LEED Platinum development in Canada, it’s also certified BuiltGreen Gold, making it the country’s first project of its kind to be dual-certified. Best Townhouse Development went to newcomer Algra Bros. Developments for Brownstones on the Boulevard in Chilliwack, however it was Palladian Developments’ oceanside Qualicum Landing on Vancouver Island that garnered the Residential Community of the Year Grand Georgie – one of three that went to this company. Chris Cross, owner of Palladian Developments, was clearly delighted and surprised by the win and later noted that while Vancouver Island is now producing many high-quality homes and renovations, there hasn’t yet been a lot of industry recognition. And there was still more recognition for the Island when the spectacular Music by the Sea gave Camelot Homes a double win for best Custom Home over $3,000,000 as well as the evening’s final award – the coveted Custom Home Builder of the Year. Only two Customer Choice Awards were presented this year. Portrait Homes took home gold in the Multi-Family Low Rise Production Builder category while West Vancouver-based GD Nielsen Developments was named Custom Home Builder. Life long commitment to excellence For one of her final duties as CEO of the Canadian Home Builders’ Association BC (CHBA-BC), MJ Whitemarsh presented Concert Properties with the fifth ever Platinum Georgie Award. An enthusiast standing ovation swept across the room as the Concert team accepted the prestigious award, an honour reserved for companies that have won 25 or more Gold Georgie Awards over time. technology, all the information you need is at your fingertips. From the content here in this magazine, to the resources available to you at Canada Mortgage and Housing Corp. (CMHC), to the local market expertise of new-home sales staff and realtors, the more knowledge you have, the better equipped you are to make informed decisions about buying, maintaining and eventually selling your home.

DESPITE WHAT YOU OFTEN HEAR, BUYING A HOME

isn’t only about location, location, location. True, this is the timetested first rule of real estate, but there are other determining factors you must consider as part of your selection process. Indeed, there’s a new rule of thumb for buying real estate. Location First, what does that old adage really mean? Of course, we’d all love a high-end home in the best neighbourhood. But that’s not always possible. For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect your property’s appeal and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your home has when you go to sell, the more desirable it will be to a greater number of people. This equates to demand – multiple offers and a higher price. Information Whether you’re a first-time homeowner, “buying up” to accommodate a growing family or “right-sizing” as an empty nester, education is critical. And these days, with digital media and mobile 76 METRO VANCOUVER NEW HOME GUIDE | MARCH 8 - 22, 2013

Timing Though your home is your primary residence, it is also an investment. Where you buy is usually determined largely by where you want to live, work and play. But when you buy and sell is also important. Like any financial instrument, real estate can fluctuate in value and your timing can determine how good of an investment it is. Given today’s challenging economic climate, there’s no shortage of media reports on the ups, downs, crashes and surges of the housing market. But if you’ve done your research, you won’t be spooked – or excited – by big-picture reports on short-term market performance. You know that real estate is not national or even regional – it’s very specific. You don’t buy the Canadian market and you don’t buy a provincial or even regional market. You buy a specific home, on a specific street in a specific neighbourhood. So, it’s not just about “location, location, location.” The new adage is “location, information and timing.” Do well with all three, and over the long haul your home is going to be one of the best lifestyle and investment decisions you ever made.

Homeownership

affordability improves Canada’s homeownership costs fell slightly

in the second consecutive quarter in the last quarter of 2012, according to the latest Housing Trends and Affordability Report from RBC Economics Research. The RBC report notes that small declines in mortgage rates and in home prices across several markets resulted in an overall improvement in affordability. “Exceptionally low interest rates have been the key factor keeping home affordability from reaching dangerous levels in recent years,” says Craig Wright, senior vice-president and chief economist, RBC. “Residential property values are elevated in Canada and, for many households, ownership remains accessible only because of rock-bottom mortgage rates. It could be a different story if interest rates were to move swiftly and significantly higher.” TE_Ad_1-2Pg_NHBG.pdf 3 12-07-18 11:38 AM

RBC’s measures for both detached bungalows and condominium apartments eased by 0.2 percentage points to 42.1 per cent and 28.0 per cent, respectively; the measure for the twostorey home fell by 0.3 percentage points to 47.8 per cent. For BC specifically, housing affordability is improving but still has a ways to go before reaching less stressful levels. Homebuyers in the province received a welcome reprieve in the fourth quarter, with the RBC measures falling by 1.1 percentage points for condominium apartments and 1.0 per cent for detached bungalows. The two-storey home category experienced a small increase (0.4 percentage points), though this followed a substantial decline in the third quarter.
In Vancouver, the market was in correction mode in 2012. Resales fell 23 per cent from 2011 to the lowest level in 12 years. Such weakness tipped the pricing scale in favour of buyers. Following a spectacular run-up in the previous nine years, home prices fell across the board last year. By the fourth quarter, the Vancouver area was the only major market in Canada showing year-over-year price declines. The upside of this softening has been a lessening in the degree of unaffordability in the area. Homeownership costs eased noticeably in the latter half of 2012. In the fourth quarter, RBC’s measures fell by 2.6 percentage points for detached bungalows, by 1.2 percentage points for condominium apartments, and by 0.8 percentage points for two-storey homes.
