IT’S OFFICIAL. The Amazing Brentwood is
a runaway success in Burnaby. Located on 28 acres at the northeast corner of Lougheed and Willingdon, The Amazing Brentwood ONE and TWO are sold out — that’s more than 850 homes sold in less than a year. Now this momentum continues with the release of Brentwood THREE — the same fundamental values and 526 new homes. Reaction has been as strong as ever — in the first week alone, eager homebuyers snapped up over half these residences. Dan Wilson, executive vice president of Shape Living, credits this unprecedented level of buyer interest in part to The Amazing Brentwood’s value.
“Once buyers experience The Amazing Brentwood, they realize it’s not just the master-planned community itself that’s going to revolutionize the area — it’s also going to revitalize the whole Burnaby neighbourhood,” he says. “Over $1.3 billion dollars will be invested to create this master-planned community — meaning homeowners will have onsite access to more than 250 shops, restaurants, and services right at their doorstep. There’s also a fully integrated SkyTrain station so you can be downtown in 15 minutes without ever having the hassle of traffic or finding parking. Buyers tell us they love this level of walkability and connectivity.”

Unbelievable Amenities When it comes to relaxation, The Amazing Brentwood is a cut above as well — 18,000 square feet of outdoor amenities plus an additional 8,400 square feet of indoor amenities. That’s over 26,000 square feet of recreational opportunity that’s part of the lifestyle. Here are a few hints: indoor and outdoor dining rooms, chef’s kitchen for large-scale entertaining, outdoor suntanning lounge, kids’ play area, fitness facility, yoga studio, and two guest suites for visitors. Okay, you get the point — there’s a whole lot of ways to keep you entertained, fit, and social when you call The Amazing Brentwood home.
Intelligent Design Inside, Shape Living has incorporated a wide range of intelligent details to make life more enjoyable. “Kitchens are 22-lineal feet with floor-to-ceiling cabinetry for 40 per cent more storage than you’d traditionally find,” Wilson explains. Other thoughtful bonuses include integrated USB plugs and sideby-side washer/dryer in every home. Then there’s the private outdoor spaces. “Every home has a generously sized balcony and every corner home has a full wrap-around balcony with inspiring views in every direction,” Wilson says. “When you combine the high caliber of a Shape Living home with the world class amenities of this master-planned
community, The Amazing Brentwood offers the best home value in Canada.” And here’s a final piece of great news. The Amazing Brentwood THREE now offers a third, brand new colour scheme — but to find out more you’re going to have to check it out for yourself. The Amazing Brentwood THREE’s spectacular 15,000-square-foot presentation centre and three new showhomes are open noon to 5 p.m. daily at 4567 Lougheed Hwy (Brentwood Mall). Prices start at $319,900. Advice | INSPIRATION
Achieve maximum holiday decor in a small space By Lisa Rogers THE HOLIDAYS ARE such a special time of year, and one of my favourite ways to get in the spirit is by decorating my townhome. Some people may think that because they live in a condo or townhome that it’s difficult to find the space – or storage – to do so, but that’s not the case. Here are some tips on how to bring the holidays to your home with maximum impact no matter how small your space.
Let there be light Lights bring a casual, unadorned quality to a space that is very charming. To add an instant burst of charm, run twinkle lights along a mantle or around a door or window frame. Most lights are LED now and come in warm or cool tones. Some are very small but give off a lot of light because they’re densely packed on a strand. To up the ‘wow’ factor, wrap these around a chandelier. Condo-sized trees Whether you prefer real or artificial, trees come in a range of sizes. Where and how you wish to place them will define the size you need. Place a group of tabletop trees on a long rectangular table or mantle or place one single tree on a round coffee table. The tree becomes the centrepiece and you can easily move it around your home. Artificial trees are great for storage. Many have bendable arms to create the shape you want and when the season is over you can pack them away easily. Ornaments To create a fun festive mood, fill a large
“To create a fun festive mood, fill a large bowl with a mixture of brightly coloured round ornaments.” bowl with a mixture of brightly coloured round ornaments. This looks great as a centrepiece for your dining room table or coffee table. The number of ornaments in one bowl creates impact. I love hanging ornaments from strings or ribbons at different lengths from a chandelier; and let’s not forget about stockings on the fireplace. The front door is the first space to make a statement no matter how large or small your home. Create the holiday

atmosphere by hanging a wreath, mistletoe or homemade decorations. Real greenery Incorporating real greenery into your decor is so simple and charming. Put pine branches in a vase with water and leave them as is or add a few pinecones. Nothing says the holidays like the smell of pine. Laurels in real cedar or pine are lovely when draped over a mantle, around a door frame or along a staircase. Here’s to creating a beautiful space in your home this holiday season!

Trudeau Addresses Affordability New prime minister promises changes to Canada’s Home Buyer’s Plan By Cameron McNeill OUR NEWLY-ELECTED Liberal
Government and Prime Minister Trudeau ran on a platform to address many important issues in Canada. One of these was the affordability of housing for Canadians. In response to this issue, Trudeau has promised to provide a new approach to the Home Buyers’ Plan (HBP): “We will modernize the existing Home Buyer’s Plan to allow Canadians impacted by sudden and significant life changes to buy a house without tax penalty.” 1 Currently, the HPB allows you — as a first-time home buyer2 — to withdraw up to $25,000 tax free from your Registered Retirement Savings Plan (RRSP) to use as a down payment. Our new Prime Minister plans to modernize the HBP by relaxing the rules under which people can pull money out of RRSPs to use as a down payment on a home. Trudeau’s more comprehensive approach will allow a wider range of homebuyers to withdraw from their RRSPs. Under the new plan, homebuyers in any of the following circumstances would be eligible: » » » »
Having to move or transfer for work; Following the death of a spouse; Following a marital split; When taking in an elderly relative.
“This will ease the burden on Canadians facing job relocation, the
death of a spouse, marital breakdown, or a decision to accommodate and elderly family member” 3 Canadian mortgage brokers have weighed in on the revamped HBP and feel as though any ability to access funds that will assist a purchaser in increasing the amount they can put down on a home offers a great advantage. From real estate professionals and bankers to potential homebuyers, everyone agrees that this is a positive change for Canada’s real estate industry. There has yet to be an update on when the new

regulations will be implemented but in a market that is increasingly unaffordable any regulations to help make it easier is a welcome change. FOOTNOTES: 1,3 liberal.ca/realchange/affordable-housing/ 2 The Canada Revenue Agency considers you a first-time home buyer if, in the four year period, you did not live in a home that you or your current spouse or common-law partner owned. FREMONT EMERALD Live, Work, Play. THIS IS IT. Your final opportunity to
purchase a brand new, riverfront condominium residence in one of Metro Vancouver’s most sought after communities. Introducing FREMONT EMERALD, a dazzling collection of one-, two-, and three-bedroom apartments coming soon to MOSAIC Homes’ master planned FREMONT neighbourhood in Port Coquitlam. “We really have saved the best for last,” says MOSAIC’s head of marketing, Geoff Duyker. “FREMONT EMERALD will be located along the northern edge of the property, so you’re going to have amazing views of the Golden Ears, Pitt River, and surrounding agricultural land.” Even better, he adds that with many homeowners already happily moved into earlier phases, there’s a vibrant, dynamic sense of community building. People wave as they pass neighbours
walking their dogs. Families and friends are often seen cycling or taking a leisurely stroll along the Traboulay Trail that runs along the riverside on the property’s eastern edge.
Chillin’ Out Then there’s the freestanding Riverclub — 12,500 square feet of lavishly appointed recreational and entertainment amenities. Think way beyond a gym and lounge — The Riverclub is truly becoming the social heart of FREMONT. Here’s where you’ll find an entertainment kitchen, billiards area, gymnasium with basketball court, kid’s playroom as well as an outdoor harvest table and barbeque adjacent to a resort-style, outdoor swimming pool. Oh and yes, you will find a fully equipped gym and inviting fireside lounge as well.
Luxurious Living Continuing the tradition of excellence that began at FREMONT GREEN, these new homes will be designed with such above-and-beyond features as 10-foot ceilings, massive decks or balconies, and intelligently designed, open-plan living. “We’re also responding to the increasing demand for larger homes with more three-bedroom plans of 1,300 square feet or more,” Geoff says. FREMONT EMERALD is now taking priority registration with sales anticipated to begin early January 2016. For more information visit the FREMONT Home Store, open noon to 6 p.m. daily at 2332 Ranger Lane in Port Coquitlam. You can also register online at mosaichomes.com or call 604.552.0319.

Neighbourhood Profile | STEVESTON
Home on the water Steveston’s many charms attract young and old By Michelle Hopkins BACK IN 1900, Steveston was a Wild
West town - a hotspot for iniquity, housing brothels, opium dens and gambling rooms catering primarily to the thousands of fishermen. Although it’s not what it used to be, Steveston is still home to Canada’s largest commercial fishing fleet, with more than 600 vessels. Certainly a lot has changed since the gamblers, brothels and opium dens called this place home. The tides of change have even whipped through Steveston since I moved here more than a dozen years ago. Today, visitors flock here for Canada’s biggest birthday bash, the Steveston Salmon Festival, stroll the 34 YPNEXTHOME.CA
boardwalk of the busiest fishing port in the world to purchase the catch of day, or to pick up some of Steveston’s trademark fish ‘n’ chips, at Pajo’s at The Wharf or Dave’s Fish ‘n’ Chips on Moncton Street. Steveston blends the best of urban sophistication with rural charm. It is a mixed bag of small independent shops, trendy restaurants, bistros and coffee shops, all within about eight square blocks. The main drags, besides No. 1 Road, include Moncton and Bayview and several side streets as well. With its waterfront location, proximity to good elementary and high schools,
kilometers of dyke trails, plus amenities such as a library, community centre with children’s waterpark and Steveston Judo Club, sports fields and parks, Steveston attracts young and old. Hollywood has also discovered our village. If you are a fan of ABC’s hit television series, Once Upon a Time, you might just recognize The Steveston Cannery Café. Once an old bunk house for cannery workers in the late 19th century, it now stars as Granny’s Diner on the hit ABC television show. And during filming, the Steveston Post Office and Visitor’s Centre transforms into the Storybrooke Post Office and the

Steveston Coffee Company changes it’s signage to Storybrooke Coffee Co. You might even be lucky enough to spot some of the show’s big stars like Ginnifer Goodwin (Snow White) and Robert Carlyle (Rumpelstiltskin). This historic village still retains a good portion of its history. Although most of the original buildings were destroyed in the fire of 1918, there are many left standing. The Steveston Museum used to be Steveston’s first bank in the 1890’s. Now it’s a museum, functioning post office and tourism centre. Located inside another of the surviving buildings, a red, brick structure on Moncton and 2nd Avenue, are two local gift shops: Pieces and Nikaido Gifts.
Whenever I’m on the quest for distinctive gifts, I shop regularly at Pieces Giftware, which is a treasure trove for home décor. Proprietor David Gordon has an eye for choosing unique, creative, vintage and rustic pieces of furniture. My favourite garden and gift store is Prickly Pear Garden Centre. Owners and fellow Stevestonites Brian Gilmore and Patti Maskall source out an amazing collection of wares and have stocked the store with hard-to-find and unusual items, as well as gifts that keep on blooming. For vintage finds, I’ve unearthed two newer boutiques - Lenny’s Vintage Vault and The Fab Pad. Housed in two heritage buildings on Moncton Street, they are separated by a beautifully

restored courtyard. The Vintage Vault specializes in clothing, purses, hats, accessories, and antique collectibles, while the Fab Pad offers restored mid century vintage furniture and decor. The different eras featured - primarily 1930s-1960s for the Vintage Vault, and 1950s to 1970s for the Fab Pad – compliment each other perfectly. When it comes to fashion, we have it here as well: for fashion-forward footwear, bags and clothing by some top designer labels, head over to Stepin’ Out Shoes & Accessories Boutique. When I’m looking for that “dress” I go to Violet Hill Clothing (think stylish and feminine), or Bon Retour Consignment Clothing for fabulous “gently-used” designer clothes and accessories. For culinary adventures there are more than 50 dining options to choose from. The Steveston Seafood House is a landmark fine dining restaurant that serves up succulent Oceanwise seafood; the Blue Canoe Waterfront Restaurant on the pier will remind you of a classic Hampton-style seaport cottage and its mouth-watering seafood make for a great dining experience; and for really good and well-priced Greek fare head over to Kisamos. Other food-lovers attractions include the landmark Steveston Bakery, a popular stop for many Vancouver cyclists; Heringers Olde Fashioned Quality Meats, a deli featuring an amazing selection of meats, artisan cheeses, pasta, condiments, homemade dips and much more; Tapenade Bistro, a Mediterraneaninfluenced restaurant famous for its homemade gnocchi and fish dishes; and Papi’s Market, which serves Italian pastas, sauces and more. Village living at its best Single-family contemporary homes, townhomes and condos co-exist alongside charming character residences. The village has witnessed exploding growth in high-density condos, apartments and townhomes that lure young, urban, professional couples. Described as “Richmond’s Kitsilano”, homes in Steveston are half the price. With sweeping views of the Fraser River, the Gulf Islands and Shady Island, many people are attracted to life here — one that at times seems caught between its rich, sometimes bawdy past and its ever-evolving present. Waterfront condos and apartments along Andrews Road start at around $250,000, while a typical twobedroom and den townhome in the heart of Steveston Village starts at just under $600,000. Steveston is still buzzing with construction. One of the newest is Oris’ The Pier at London Landing. The Pier’s smallest homes start from $389,900, with a larger, two-bedroom priced from $499,900. For those looking for a grandeur home with private two-car garage and rooftop deck, look to spend $759,900 and up. Another new development underway at the foot of No. 2 Road is Cape Construction’s Harbour Walk, which will include a collection of penthouses, condominiums and city homes. These start in the high $300,000s for a onebedroom and den.
36 YPNEXTHOME.CA
creates innovative pizzas such as his lobster, smoked black Alaskan Cod, BC smoked steelhead salmon, creme fraiche and Russian caviar for a cool $450. Or if you prefer a more reasonable priced but equally delicious pizza, may I suggest the “Margarite Two” for $20? Then head to Garry Point Park for a leisurely picnic. Bring a blanket and watch the boats sail by, or take in the multitude of kites flying high. Meanwhile, nothing tastes better than ice cream or frozen yogurt from Timothy’s Frozen Yogurt at Steveston Landing on those sweltering summer nights. If anyone is an ambassador for our village it’s certainly Jacinta Meehan. Having lived here since 1987, she has witnessed the village morph from a sleeping fishing village into: “into a groovy, happening urban Mecca which is dog, bike and kid friendly.” “It is truly is one of those rare places where everyone knows each other. It reminds my parents of the village they grew up in in Ireland,” she adds. Meehan’s favourite haunts include The Sweet Spots for patisseries, cakes and cookies; D Original Sausage Haus ND
for homemade sausages, and for unique blends of tea it’s Nikaido Tea. Biking is a favourite pastime for local Stevestonites. Last summer, I was in the market for a cruiser bike and headed to Village Bikes. The owner, Brett Martyniuk, is a third generation Stevestonite. His parents used to own the Cannery Row Cafe back when village was still a bit of a Sleepy Hollow town. If you want to spend the day cycling through the village or along the waterfront, you can rent bikes for $10/hour or $30 for the day. Brett’s father, Ray Martyniuk, has also seen many changes over the last five decades. The proprietor of Steveston Water Taxi says probably the most significant change is the waterfront development. “About 30 years ago, nobody really wanted to live in Steveston because of the smell from BC Packers canneries, especially during the herring season,” he recalls. “In the beginning of the nineties, the plant shut down (after nearly 100 years of operation).” The closing of the canneries began a boom in residential development that continues to this day.

Advice | ORGANIZATION
Cost-effective organizing By Hellen Buttigieg PRICES KEEP GOING up and up,
so when you’re cutting costs, why not cut clutter at the same time? You don’t need to spend your hard-earned money on expensive storage solutions. Chances are, you may have the thrifty answers in your home already! Use what you have. Before rushing out to buy bins and baskets, look around your home for things you can repurpose: » Egg cartons or ice cube trays can be used to organize earring sets, cufflinks or hair accessories. » Empty plastic baby wipes containers can be used to store crayons and markers, first aid supplies or sewing supplies, and they stack easily on a shelf. » Empty baby food jars can be used to keep touch-up paint, spare buttons, or screws and nails.
Corral coin clutter. Do you have loose change in every part of your home, from your junk drawer to the kitchen counter? Grab a clear jar and label it “fun funds.” Now you have a designated place to deposit those coins, both reducing clutter and creating a little nest egg. Once the jar is full, treat yourself to a small indulgence and then begin again. You might even want to create individual fun-fund jars for each family member to encourage saving while keeping coin clutter at bay. Zip-lock bags – the cost-effective cure-all for clutter. Plastic bags that zip shut are for more than just keeping sandwiches fresh. Use the large ones to store shoes when traveling so that they don’t soil your clothing. Use the small ones to organize the contents of your drawers by storing like with like. Place elastic
MORE ADVICE ONLINE ypnexthome.ca/news/advice
bands in one bag, cotton swabs in another. Items remain sorted, clean and dust-free. Bonus: no need to label because you can see the contents clearly. Go on a non-shopping spree. If you can’t seem to go to the store without bringing something home, even if you don’t need the item, perhaps it’s time to take a break from shopping. For the next three months, go on a consumer diet; challenge yourself to buy only the necessities. Not only will you be saving money, but excess things won’t be accumulating, and you may actually find you feel better in your space.

Buyer Profile
Simon at Voda Family Tradition By Susan M Boyce
FOR SIMON, IT WAS A totally natural
Walkable Proximity
progression to purchase a Concert Properties home. His dad had owned a suite in one of Concert’s first Yaletown residential towers, and after living there for almost eight years, Simon was intimately familiar with the quality and attention to detail that are integral to this developer’s business philosophy. Patiently, he kept his eye on the large property just southeast of Science World. For a number of years, it was nothing more than a “Coming Soon” sign, but he made sure his name was on the priority registration list and was one of the first to arrive at the presentation centre when Voda, the first tower at The Creek, began sales.
“I love the fact that The Creek will be its own community — five buildings not just one,” Simon says. “And the proximity to the Seawall is a real plus. I can walk everywhere — including Granville Island and downtown. You really are right in the center of everything.”
“I can walk everywhere — including Granville Island and downtown.”
Home with a View Simon says that from the beginning he was “80 percent sure” he was going to purchase at Voda, but he does add price was still a consideration. When he did the math on a two-bedroom with view across False Creek, all the numbers worked. Sales staff professionalism was the final piece of the equation making Voda a winner. “Everyone was so helpful and willing to go the extra mile. One of the people at the presentation center was there when my dad bought his condo at Oscar, and she still remembered him.” Simon shakes his head and grins. “You’ve got to admit that’s pretty amazing. “I’ve lived near here for a long time, so I’ve watched the Olympic Village change from an empty, uninviting space with nobody there into the urbanized, energetic neighbourhood it is today,” Simon says. “There’s a great vibe here now, and in two to three years when I move in, it will have gotten even better.” Voda is now sold out, but you can get more information on upcoming phases of The Creek by registering at thecreekbyconcert.com.

Advice | INVESTOR INSIGHTS
3 mistakes to avoid when investing with friends and family By Andrew la Fleur
IF YOU’RE THINKING ABOUT investing in
a property with family or a friend, there are certain benefits that can make it an attractive way to build your real estate portfolio. Most obviously, investing with a partner allows you greater buying power and lowers your personal risk exposure. However, there are potential pitfalls too, and some mistakes that I see investors making time and time again. Here are the top-three mistakes to avoid when investing in real estate with friends or family. 1. Not having your goals aligned The biggest mistake I see investors making is that they don’t agree on their goals up front. Figuring out why you are both investing and what you hope to get out of it is essential to long-term success and avoiding conflict. When you know what you are trying to achieve, it also makes the property selection process easier. The more specific you are with your goal setting, the better, as it will eliminate all but a very small number of potential properties you will even look at investing in. You need to sit down, talk about, and agree upon what your exact goals are before you start evaluating specific property alternatives. Get aligned on goals first. One way to frame the conversation with your partner around goals is to both finish this sentence: “I know our real estate investment will be successful when…”
MORE ADVICE ONLINE ypnexthome.ca/news/advice
2. Not having decided upon an ownership structure When buying a property with another person, there are different forms of ownership that you can utilize, the most basic question being, do you incorporate or buy in your personal names? There may be other factors to consider including how your financing will work on the property. Seek out professional advice from your lawyer and accountant on the best ownership structure that is right for you. 3. Not having your exit strategy planned Always talk about your exit strategy alternatives with your investment partner before you buy a property. It may seem strange to talk about how you sell a property before you even buy it, but this step is essential for a successful partnership. You must agree on how, when and under what circumstances you will sell the property. And perhaps the most important question to ask and agree upon: What happens if one partner wants to get out of the investment but the other does not? Can you figure out a way to structure a method for one partner to ‘buy out’ the other that is fair and equitable to both parties?

Expanding furniture in your dining room can make entertaining easy By Stephanie MacDonald JUST BECAUSE YOU don’t have a formal dining room (and let’s face it, why would you devote 200 square feet of living space to a room you use six times a year?) doesn’t mean you can’t have a festive holiday or celebratory dinner that Martha Stewart would approve of. With ingenious extending tables and chic stackable or folding chairs, you can go from everyday living to stylish entertaining and then back again before Martha could even say “It’s a good thing.”

Advice | MONEY MATTERS
Budgeting for holiday shopping By Gail Vaz-Oxlade
THE HOLIDAYS ARE JUST around the
corner and only the most savvy of us have everything under control. That’s one of the problems with our very busy lives… there’s just no time. But if you want to have a happy holiday that doesn’t leave you holding your aching head when the bills roll in come January, you have to start planning early. The longer you wait, the more you’re prone to give in to stress, make impulse purchases, blow your budget or even buy a lame gift. Look at your holiday spending as you would any other big-ticket item. While you’re splitting the cost among a variety of expenses, the bottom line is still the same – you’re spending a lot of money in a short period of time. In the best of all worlds, you would have started saving for your holiday spending in January. Yup, you would have made it a budget item and set aside $10, $50, $150 a month so when the season rolled ‘round, you’d be ready. After all, it’s way easier to set aside $100 a month than to come up with $1,200 all at once. This is how I do it, and come August I start keeping my eyes open for “deals” on things I know my friends and family will love. Failing that, start here, with Gail’s holiday spending plan » Write down the amount you want to spend in each category of holiday expenses. Gifts are only the beginning – don’t forget to account for travel costs, postage and shipping, decorating, greeting cards, entertainment and photos.
MORE ADVICE ONLINE ypnexthome.ca/news/advice
» List the people you plan to shop for under the gift category, then divide up your budget accordingly. Limit your budget to what you can afford right now and avoid a financial hangover in the New Year. If you spend $500 on a credit card at 18 per cent interest, and pay the minimum each month, it’ll take you seven years – and cost $365 in interest – to pay it off. Consider setting a dollar limit on gifts or drawing names among extended family, roommates or co-workers. A dash of planning and a dab of creativity can also help you keep your entertainment costs under control
» Co-host a party with a pal or sibling, and share the cost. » Make sure you set a dollar limit for your soirée. And list the items, ingredients and décor you’ll need and how much each will cost. » Remember, that the best gifts don’t have to cost money. If you’re financially challenged this year, offer up your time babysitting, cooking meals, house cleaning, massaging, sewing, knitting, transporting, or whatever else you’re good at. Clip a picture of the service you’ll provide and be clear on how often, as in “I’ll babysit one weekend a month from February to June.” Or better yet, make your own coupon book.
» Invite guests to bring something to share at a potluck dinner. » Serve brunch, throw a finger-food party or host a wine and cheese tasting instead of a full-blown turkey dinner.
There now, you don’t have to worry about starting the New Year with a financial hangover. Happy holidays!

Harbour Walk An Exquisite Array of Modern Residences by Susan M Boyce
OKAY, FULL DISCLOSURE: I’m a fan of
Steveston. The great cycling and walking trails along the Fraser River, the unique art galleries and boutiques, the many get-my-taste-buds-tingling restaurants including some of the best fish’n’chips to be found anywhere in the Lower Mainland, and the sheer diversity of year round festivals — I love them all. So you can bet I’m excited when Sean Lawson, project marketer, tells me there’s a new homeownership opportunity coming to this Richmond ’hood. Located in the London Landing neighbourhood, Harbour Walk is an intimate collection of homes that give a modern twist to the area’s industrial heritage. Hint: think post-and-beam architecture with metal accents, glass awnings, and the beauty of genuine cedar soffits.
The building will be designed with a breezeway leading to an interior courtyard with teak furniture, outdoor fire pit, bubbling water feature, and a sense of lush privacy. “It’s going to create a wonderful sense of arrival,” Sean explains, adding that Harbour Walk’s lobby will include a fireside lounge and dramatic window walls that appear to merge the lobby and exterior courtyard. The Collections “Harbour Walk will offer three distinctive home styles, so whether you’re a first time buyer, a growing family looking for more space, or a downsizer looking for the lock’n’go lifestyle, this is an amazing opportunity to own a home in Steveston,” Sean says.
Harbour Walk’s Condominium Collection is already turning heads among people ready to make the step from tenant to homeowner or savvy investors looking to purchase in this sought-after community. “We have one-bedrooms from $289,800 and two-bedrooms from $398,800, so these homes are a very affordable option,” Sean notes. “And you still get all the upscale features like nine-foot ceilings, soft-close drawers, high-end appliances, and generous balconies that today’s buyers expect.” Then there’s the Penthouse collection, a limited offering of suites featuring expansive floorplans with thoughtful details like wide-plank wood flooring, radiant in-floor heating in ensuites, contemporary fireplaces, as well as generous sky decks perfect for

entertaining — which is definitely where you’d find me in almost any weather. Finally, Harbour Walk’s City Home Collection of two-level residences priced from $568,800 will offer the space, privacy, and large, ground-level patios and yards that make them the perfect move-up home for families with kids or downsizers who might include a four-legged friend or two as family members. Plus every home will include features like, charging stations for electronic gadgets and gizmos, solar window shades, gas hook-up for barbecue or patio heaters, full-height linen and wardrobe closets with solid shelves and hanging rods, and front-loading, large capacity washer/dryer. Plenty of visitor parking and secure bicycle storage too. Community Evolution “As a destination, Steveston is such a popular spot, and Harbour Walk is perfectly positioned,” Sean says. “You’re just steps, literally, from a new waterfront park and public pier. You’ll be able to cross the street and cycle for miles or put your kayak or paddleboard in the water for an afternoon on the river.
