I head south on Victoria Diversion where it curves away from Commercial Drive (just past 15th Avenue) and there’s no mistaking that I’ve arrived. Construction is well underway with the presentation centre scheduled to open soon, so I can already get a hint of Mercer’s intriguing flatiron-style architecture and triangular shape. Even now, before the brick cladding is installed, it’s clear Mercer will be something refreshingly different.

Better yet, when I stand on tip toe on the sidewalk, I can actually look through the not yet finished ground-level spaces that will ultimately become some fun and funky boutique retail and see the raised, inner courtyard that Jason Turcotte, Cressey’s vice president of development, says will be one of the community’s most unique amenities. “This residents’ only, Secret Garden will be a very special place — an outdoor oasis that homeowners can see, smell and experience whenever they leave or return home at the end of the day.” Sweet, and while it’s true I love secrets, this is one I think I’ll be sharing with friends, family, and neighbours on a regular basis.

“Since the building is open in the middle with outdoor hallways that overlook the Secret Garden, every home will also have windows both front and back — this means more natural light in the homes plus great airflow in the summer,” Jason adds. How cool, literally, is that — and how rare in a condominium home?

(NEFC) is still very much in transition, the sense of vibrancy that one feels walking in the neighbourhood is similar to some of the city’s top urban areas. Many believe this is going to be the next up-and-coming neighbourhood to live, work and play in. If you look at the rhythm in the rest of False Creek, then NEFC promises to be a cool, dynamic, leading edge neighourhood with an already thriving entertainment district.

Centred around the Plaza of Nations, BC Place Stadium and Rogers Arena, few cities can boast being home to two mega, world-class stadium facilities located adjacent to each other right in the heart of a

downtown core. Together, they are home to three major sports franchises – the CFL BC Lions, the NHL Vancouver Canucks, and the MLS Vancouver Whitecaps.

In the evening, the area is a magnet for all kinds – from the well-heeled young urbanites to the well-dressed professionals, right down to the hardcore football fans donning their team’s colour – orange — everywhere, literally! It is also where the popular Cirque de Soleil draws huge crowds year after year in its billowing white tents.

do the “burbs.” She isn’t alone. False Creek attracts everyone from the urban yuppies to young professional families, right up to seniors. You are in the middle of a community boasting plenty of ponds, waterfalls, cloistered courtyard and expansive views of the downtown skyline, North Shore Mountains and the ocean. Northeast False Creek sit on land formerly owned by TransLink and is bounded by Quebec Street to the east, 1st Avenue to the south, Ontario Street and the Olympic Village to the west and the False Creek seawall and Science World to the north. NEFC is connected to Yaletown and Downtown to the west, International Village and Chinatown to the north, and the Citygate towers to the east. So really what’s not to love? You are truly in the epicentre of everything and that s why NEFC is a developer’s dream.

NEFC is one of the largest undeveloped areas in the downtown corridor. Five years ago, Vancouver City Council approved a plan to create a vibrant and mixed-use waterfront district. As we all know, the wheels of government are slow … Eventually, it’s expected to be home to thousands of residents as development of the vacant city-owned blocks on either side of Main Street will provide new housing opportunities, including affordable housing.

In fact, Concord Pacific has been given the green light as well as Rogers Arena’s proposed condo rental towers, which will create 614 housing units. A fourth tower is also slated.

The Good, the Bad & the Rest: With all of this rising urban sprawl it will surely bring more chocked roads. On the upside, since Vancouverites are renowned fitness buffs they will get around on bikes, roller blades or by the use of their legs! However, if there’s one thing that really ticks off those already living nearby is the way they say the city has been dragging its feet (since Expo 1986) regarding a promised urban park. The much-needed green space was to be built alongside Concord’s 204 acre 25-30 year master-planned community on the north shore of False Creek. Right now, that site is used for various events such as Cirque du Soleil. The 10,000+ residents of Citygate, (which is in South False Creek) are tired of

waiting, says McMillan - they want the promised nine acre waterfront park soon.

The northeast is getting hip and hipper — it’s become a destination for eating, drinking and window shopping, thanks in large part to hot spots such as: Cafe Medina — popular with foodies and trendsetters, it’s a funky spot for breakfast and lunch; Chambar, an upscale, very hip casual eatery with a Three-star Michelin chef at the helm which attracts the smartly dressed crowd and everyone else for that matter. The Future looks bright: Eventually, that promised 2.7-acre park facing Ontario Street and an internal street network with its own pedestrian and bike paths will be built. This new green space will be in addition to parks and public spaces built at the Olympic Village, the proposed Creekside Park expansion at Northeast False Creek and a future park and elementary school on the undeveloped gravel site located between the Cambie Street Bridge and the Olympic Village.

In addition, this enclave will be home to a new exciting urban resort. Dubbed site 10A, this mega project will feature two luxury hotels, a variety of restaurants and lounges, rooftop green space, conference facilities, shopping, spa and will be home to the existing Edgewater Casino.

developers will pay those for you. On a new home you’ll be charged five per cent GST, a cost some banks will let you finance but other won’t. There are also incidentals like redirecting your mail transferring hook-up for hydro, cable, and phone.

Fortunately, as a first time buyer, you have an exemption on the property transfer tax unless your purchase in over the $575,000 threshold — but if you do buy a more expensive home, it can still add up to a hefty bill.

And here’s a tip I always use. Since your mortgage payments don’t start until the month after you close, keep that month’s ‘payment’ in the bank for any unanticipated moving expenses including pizza and wine or beer on moving day — not many of us feel like cooking that first night.

The term walkability was coined to measure pedestrian friendliness within a one kilometer radius of any location in North America. The walkscore.com system measures a set of criteria within a location and evaluates the accessibility to schools, parks, coffee shops, medical clinics and transit hubs. Search by address, neighbourhood or city and a number from 0 – 100 (100 being the best) will appear, to provide the walkscore for your location.

Vancouver is at the forefront of walkability with a score of 78 out of 100 on walkscore.com. Runner-up for Canada’s most walkable city are Toronto (71) and Montreal (70). MHC held its 20th Annual Housing Outlook Conference on Tuesday, November 4th, in Vancouver. The conference is open to an assortment of industry professionals and was full of great information looking forward into 2015 and beyond.

Some of the key points made there are in great contrast to what the negative media hype has been spewing for years — We are still looking at what is largely considered a balanced market, as evidenced by 2014 activity, and though there have been ups and downs, we are still maintaining pace with the 10-year average.

Construction and housing starts have been fairly consistent year over year and currently there are just over 2,500 units under construction, with nearly 80 per cent already sold. With

the numbers so close, this is clearly not an oversupplied market.

Interest rates continue on at historical lows that we have seen for four years running. The Bank of Canada seems more focused on our Canadian dollar correction which would lead to increased exports and higher GDP. Inflation is still not at the Bank of Canada target so we do not foresee major interest cost increases until we start seeing a marked improvement in the Canadian Economy overall.

When looking at our market, Keynote speaker Mr. Bob Rennie pointed out that it should be clear to everyone that we really have two different markets being considered as a combined statistic. The fact is that the top 20 per cent of our market is high value real estate and purchased by high net worth individuals, but when you take that 20 per cent out of the mix, we see the larger and more affordable Vancouver market.

When looking at 80 per cent of our condo and detached housing markets, it is clearly more affordable to live here than the media would have people

believe. The bulk of our market is within reach for those with steady employment.

Also add to this that the average Mortgage amount is still below $300,000 in the Lower Mainland due to more than 60 per cent of purchasers being previous owners with existing equity.

In 2014, job creation seems to be predominantly in part time positions, but the bulk of the full time work is going to the 25 – 44 year-old group.

This group is now representing the largest group creating the market activity.

Sales have been up for 2014, prices have been up for 2014 and much of the positive movement is occurring in Vancouver, Surrey, Coquitlam, Langley and Maple Ridge.

The other untold story in Greater Vancouver is net worth. There are over 170,000 homes and condos owned by those aged 55+ with clear title. This represents $163 Billion dollars in equity sitting in our market. We will likely see repurposing of current residences along with a living transfer of wealth to the younger generations; further evidence of a strong and likely thriving market in Vancouver for some time to come.

ood things come in small packages. But if you happen to live in a small space and yearn to transform “small” into “stylish” and “smart,” here are a few simple tips and tricks to maximize every square inch of your close quarters.

While chic and savvy storage solutions are key to a fabulously functioning home of any size, the ultimate secret weapon to visually achieve big style in even the smallest of spaces is knowing how to skillfully incorporate colour.

The easiest way to trick the eye into perceiving there is more space than may actually exist is to introduce a low-contrast, monochromatic colour scheme.

Using too many contrasting colours in a confi ned space can be jarring and create a sense of chaos, but a neutral and layered monochrome palette allows the eye to transition smoothly around a room, making it feel much more open and inviting.

Monochromatic certainly doesn’t mean that your colour choices are limited to washed-out whites and boring beiges. In fact, choosing a liveable, neutral tone infused with a subtle hue that best says something about you is essential to achieving a unique, personalized space.

Wrap the wall colour onto the ceiling

Trade in those stark white ceilings for a splash of colour overhead – but not just any colour. Try wrapping the hue from your walls up onto the ceiling to instantly minimize the dividing line around the perimeter of your room.

Visually eliminating that transition from wall to ceiling further reduces contrast and naturally keeps attention down at eye level where all of your furnishings and accessories are on display. If you happen to have crown moulding, consider selecting a ceiling colour that is a slightly lighter tint than the wall and carry the ceiling hue down onto the crown as well. Th is will allow you to delicately highlight the added architectural detail, yet maintain an overall harmonious, low-contrast palette.

Painting trim with a deep, rich hue such as black or charcoal gray continues to be a growing trend, and if your small space is rather “box like” and lacking a natural interior focal point, the addition of a bold colour on the trim work will add depth, command attention, and draw the eye to one of your best and most beautiful features.

If your natural light sources are limited, opt for clean, light hues such as trendy pastels that are made with less gray and therefore will reflect more light. Also consider strategically placing oversized décor mirrors directly opposite your windows to not only reflect light and a great view, but to create the illusion of more square footage.

hen you hire a moving company, it is important to understand what services the firm can and can’t do.

Here are 10 common issues that most movers won’t do and/or are forbidden to do by law: » Move hazardous materials, containers of fuel and gas-powered items that are not emptied of fuel.

This is in accordance with Ontario’s Health and Safety Act and Hazard Materials Act. The law prohibits us from transporting these types of goods. » Move live plants. Many movers, including our company, have their own guidelines about this. Securing plants takes a level of special treatment that we are not prepared to offer. If customers need advice on how to

move plants, we can help them find companies that are equipped to do so. In our experience, most customers move plants themselves. » Move animals. This takes special care, and movers are not willing to take responsibility for pets during a move. You are best to arrange for them to be somewhere else on moving day, and then ease them into their new surroundings yourself. » Move personal valuables. It makes sense that small valuables such as jewelry, stocks, bonds and cash are items you want to transport yourself. » Stop the clock because there is a change on your end. We get paid from the time we leave our facility until the time we return. If you change the parameters of your contract or something unexpected happens on your end to cause a delay, the move continues on as planned but will likely extend longer than indicated in the estimate. » Move items larger than we have the ability to do. When we see items that are too big and bulky for us to handle, we will let you know. Upright pianos, for example, are incredibly heavy and usually require heavy-duty dollies and a truck with a lift gate. We can definitely help you with any size of piano. Massive walls can also present challenges. We can help you find the right firm to move any specialty items, if required. » Provide insurance coverage for items of extraordinary value. Ontario’s Conditions of Carriage requires movers to insure items at least $0.60 per pound.

If our coverage does not include antiques or works of art, we can arrange it through our insurer as long as these things are itemized up-front. Your homeowner insurance policy may also have a rider for goods in transit. » Rearrange your furniture. Sometimes people ask us to rearrange their furniture at their destination, which adds to the time estimated for your move.

We are happy to provide you with this service, at a cost. » Install major appliances. We are neither plumbers nor electricians. If you require installation of your major appliances, arrange to have those professionals help you during your moving week. » Load pre-packed boxes and items into a U-Haul or storage pod. We do not do “load only moves.” If someone else is driving the vehicle and the goods are not under our control, we can’t take responsibility for the condition of the goods at their final destination.

anadian homebuyers are forgoing the larger lots and extra bedrooms of the ‘burbs in favour of urban conveniences close to home, according to a recent report titled Emerging Trends in Real Estate 2015 conducted

by PwC and Urban Land Institute (ULI). Urbanization is no longer a growing trend, but rather the “new normal.” Hot on the heels of these city-bound homebuyers are developers who are keen to meet buyer demand and add value to their properties by exploring new mixed-use developments like condos and rental apartments which combine residential and commercial opportunities.

“In the Canadian market, the bidding on prime properties can be quite competitive. In response to this competition, the market has become very creative in finding ways to enhance value. The convergence of residential and commercial development is a way to illustrate this value,” says Frank Magliocco, national leader, Canadian Real Estate, PwC. “Residential developers have started to add retail and other services such as health care and education in a bid to attract buyers. Likewise, commercial developers are including residential components to their office and retail projects.”

Canadian real estate at a glance: The best places to be in 2015

Calgary and Edmonton have been named Canada’s top real estate markets, scoring well for investment, development and housing.

Toronto came in third, with continuing migration by residents and retailers to the city core, and an already strong condo market further solidified by a lack of affordable housing.

Following closely in fourth, Vancouver is expected to lead in growth in 2015, with steady foreign investment pouring into its robust housing sector.

Montreal’s stable market is expected to remain so in 2015, with a drop in the condo market as it continues to absorb inventory. “Meanwhile, the city is keen to attract high-end retailers via Rue Ste. Catherine, where experts foresee the avenue being transformed over the next five years,” according to the report.

While in Winnipeg, a drop in home sales has raised concerns around overbuilding impacting the city’s finances.

“The real estate industry of Canada’s large urban centres continues to be an engine of stable economic growth for the country. It has proven itself to be a lowrisk business environment for developers and investors,” says Richard Joy, executive director, ULI Toronto. “This is especially true in western Canada. The market shift toward urban cores and transit-supportive communities is a unique opportunity to maximize the value of new public infrastructure investment in major cities across the country.”

As the popular Rolling Stones song goes, “You can’t always get what you want, but if you try sometimes you might find you get what you need.” The part they left out of the lyrics is “...if you only ask.” Few people ask for what they need.

We expect that those around us will just know, and that if they really care about us, we shouldn’t have to ask. However, most people aren’t mind readers.

As an experiment, just for one week, find the courage to speak up and make a direct request – and don’t be surprised if you get both what you need and what you want!

Free yourself

Challenge yourself to spend one weekend a month without doing chores. If you plan in advance, and use the time during the week effectively, it can be done. In fact, it may even motivate you to boost your productivity level during the week substantially. Use the time to just relax, unwind and putter around the house.

Overscheduled again?

Before getting to the point of exhaustion and resentment that often comes from doing too much for too many, make a conscious choice to put your needs ahead of the needs of others. Give yourself just a little more breathing room than you think you need. When you make your needs a priority, you’ll not only feel happier, you’ll also be more fun to be around.

How to be happier now

Most of us have heard the saying, “don’t sweat the small stuff.” It’s great advice for keeping stress under control. I also invite you to “appreciate the small stuff.” Why put off your happiness until the big stuff comes around? Instead, you can find little pleasures to enjoy every single day: A freshly cut flower on your bedside table, a candle in your favorite scent. It’s pretty simple – pay attention to the little things that make you happy, and you’ll see more of them.

our home will be one of your biggest investments – whether you live in a freehold single-family home or a condominium – so it pays to budget for the maintenance you’ll need to preserve this investment.

Maintenance fees for a condo versus the costs associated with the ongoing care and upkeep of freehold ownership are actually fairly equivalent when you compare homes of approximately the same size, location and price.

Choosing between condo and freehold is really a matter of lifestyle preference, rather than a financial choice. Condos have a more hands-off approach to building maintenance, while freehold owners typically arrange for their own suppliers or do the jobs themselves.

Condo maintenance fees are your share of the costs required to properly run and maintain where you live. Generally speaking, these fees pertain to any utilities that are not individually metered and billed, along with items such as exterior window cleaning, snow removal, gardening and common area cleaning. Fees are calculated based on the size of your unit, so fees for a two-bedroom suite will be higher than for a studio. Fees are recalibrated yearly, up or down, to account for the building’s annual operating budget. A condominium building with more amenities will also have higher maintenance fees due to the additional upkeep required.

A certain part of condo fees are set aside as a “contingency fund.” These include elements required eventually, such as a new roof. Condo fees can also incorporate a category known as “special assessments.” These are one-time fees levied for unexpected repairs not covered by the contingency fund. They generally occur only in older condos, where the operating budget has not kept pace with required maintenance, or in the case of an emergency, such as a flood. Once the bill is paid off, monthly fees will drop accordingly.

When it comes to owning freehold, setting money aside monthly for inevitable future renovations is smart. While living in your home, you’ll want to keep up with replacing lost or damaged shingles or filling in masonry settlement cracks. Many maintenance issues can be predicted fairly accurately in terms of time – such as, a roof likely has to be replaced after about 10 years. But, unexpected costs can arise if you forget to winterize your exterior backyard hose pipe, and you may find your basement flooding.

There are numerous ways to calculate how much you should save monthly for maintenance on a freehold home. You can make a good guess by calculating one per cent of your purchase price and one per cent of the total square footage of your home and taking the average. For example, if your home costs $300,000 and is 2,500 sq. ft., one per cent of your purchase price is $3,000, and one per cent of your square footage is 2,500. The average you’ll want to save annually is $2,750 or about $230 per month. If you live in an older home, you’ll want to put aside a little more for those big ticket items that will arise.

By understanding maintenance, and regularly setting money aside, you can rest easy knowing you’re covered.

The Internet is a wonderful tool, but there is nothing like being able to speak one-on-one with a knowledgeable sales representative. » How do the sales office and models look when it comes to quality? This is your first opportunity to see firsthand how well built you can expect your suite and building to be.

» Get pre-qualified for a mortgage before you shop. This way, you can avoid falling in love with something you cannot afford. Know your budget.

And guess what? You may be able to afford more than you think! » First-time buyers, keep in mind that postponing your entry into home ownership may mean buying when mortgage interest rates have gone up, which they eventually will. Even a fraction of a percentage point now can mean a difference of many thousands of dollars over the course of your amortization. Look for first-time

» If you’re moving into a condo from a large home, pare down your stuff and avoid cluttering up your gorgeous new space. A home organizer can help. » Consider holding a yard sale, passing down family heirlooms to the younger generation, donating furniture and other items to charities and consignment shops, selling things on the Internet, giving things away, and when all else fails, throwing items that are past their prime in the trash. » Use the floor plan of your new suite as a guideline. The room dimensions are on it.

I have known people to cut out scale representations of their furnishings and place them on the floor plans to see whether they fit and how they might be arranged for optimum effect. » If you are selling your larger home, remember that it will sell more quickly if it is neat and tidy without a lot of items piled in corners and on surfaces.
